Choice Home warranty denies every claim from the start & one has to spend days requesting a supervisor who understands the issues & eventually they cash out for less then the repairs .We have four houses with this less then reputable company & will are cancelling our policies. The repair workers they send out are not informed . Reputable contractors no longer work for Choice Warranty as they don’t like the scam . Could give details on the horrible experiences but it’s a waste of time. Our last claim was for A/C compressor . We were put off for over two weeks in 90+ degree weather . The repair person requested replacement but CHW Denied with a lie that our system was older then the actual 7 yrs & they would not accept the model number, pictures or confirmation from the contractor. So much deception. Will Never Recommend & amazed that customers accept this unethical insurance practices.

Choice Home Warranty is the absolute worst home warranty company I have ever worked with. Any company that has more lines of exclusions than what is covered is a company that intends to take your money and render you zero services. I advise you to read your policy as soon as you receive it and pay close attention to what is "not covered" vs. what "is covered." You will find that the policy is worded in a manner that precludes CHW from providing you any services while charging you a service fee whether or not, service is provided. I cannot state strongly enough, compare the lines in each category of covered items, to the lines of non-covered items. You will note that for each area of coverage you have around 3 lines of coverage and the lines of non-coverage double if not triple, the lines of coverage. I have submitted 8 claims since I started with CHW. Only 1 has been approved and I had to argue my way to getting partial coverage because I told them cancel and refund me the remainder of my policy. I determined I would make one more call, that call occurred this week, CHW determined that a leak in the Freon lines of an AC unit are not covered because, "It has been determined that the air conditioning system has developed a refrigerant leak from the refrigerant line. This is a non-moving component that cannot leak from normal wear and tear." There you have it, a known issue with air conditioning units is Freon leaks however, CHW determined it cannot leak from normal wear and tear. But, CHW had already approved the repair, noted the approval in the "track my claims" section of my claims, and scheduled the technician to return to charge the Freon line. Then showing a total lack of integrity, they removed the comments from 9/11/19 indicating they had approved the repair, and sent me my denial as noted above indicating a Freon not considered normal wear and tear. Due to their lack of integrity I would also suggest you screen shot all approvals in your claims section, to file a claim against them for lack of business ethics, and fraud.

they refused to cover the AC. it needed a compressor. it was 14 yrs old. Case worker said it looked like it had not been cleaned. this was a lie it had been serviced in april 2019. We had the total plan and the compressor was covered they said it was not. i just cancelled them. They were not even going to cover my dryer at one point in the beginning and the only problem with it was i did not have it plugged in all the way. they wanted me to call the repair guy out to get a written receipt for something he did not charge me for. We bought thinking everything was covered and made the mistake and extended this policy . It is to their discretion, just remember that.

We bought our home in March 2019 and our realtor recommended Choice Home Warranty’s Gold package. In May our air conditioner wasn’t cooling our home and we called Choice. They sent a repairman out and he put coolant in it and charged us $60.00. A month later the same problem. He came back out inspected the unit and said he thought we had a leak in the coils, but has to get approval from CHOICE. He put more coolant in it and left. A month later, same thing. We Called CHOICE and the repairman. The repairman said CHOICE hadn’t approved it. Now it’s September. Still the same problem and CHOICE sends out a new repairman. Same story, leaking coil. CHOICE approved having the coil replaced, but they will pay $250.00 of the cost and we have to pay $350.00. We agreed because we have had over 70 days straight of temperatures in the 90s. Oh, we are also senior citizens and have been trying to live in this unbearable heat. Now, they are telling us the distributor doesn’t have the part! We were told not to run the air conditioner because it will freeze up and do more damage. We just got off the phone with CHOICE’S Customer No-service and still no solution. We have now turned to our local news channels consumer protection department for help! People don’t just walk away from this company, but run! It’s a bait and switch rip-off!

This has been a night mare in the midst of 90 plus temps. The technician said the compressor needed to be replaced. Choice will not approve the replacement. W had to send pictures of the unit and receipt of general maintenance we HAD to pay for. Now 48 hours later we are waiting for some so called approved to call us back. Their advertising on TV is such a scam. I would not recommend this to my worst enemy. We keep getting the runaround. They have now told us that the recovery of the freen is not covered $285.00. Thought recovery was part of repairs. We asked to speak with a supervisor and first we were on hold forever and then hung up on. Called back spoke with another rep and got another song and dance. This is a shady outfit. Stay away

This company is a scam!!!! I've had it with these sleezy scumbags, I purchased their top tier warranty last year, only to run into a problem with the dish washer in my home. My home is (6) year's old which means that the appliances in the home should be about the same age. I filed a claim and received a claim number ect.. it took several days for these people to get a repair man out to our resident, upon this handyman/Plummer showing up he informed me that their is a leak in the line which is causing the water to come out the bottom of our dishwasher. This person/Plummer/handyman indicated that the home warranty company (choice home warranty) is a scam, he indicated that they get slick fast talking salesmen to hound you into purchasing their home warranty knowing that they will not have to pay for these repairs or replacement of appliances that fail, warning stay away from these people they're crap!!!!! And I believe that some of the good ratings are from employees not actual real consumers/customers. Thanks for reading, wish I could share this world wide so I can put these scumbags out of business, we work hard for our money only to have these people come alone and scam us!!!!!

Called to get my water softener system fixed. I told them my water was running real slow. So I called water company and they said the reason it’s slow is because the resin filter has to be serviced. Choice Home Warranty denied the claim. Stating pre-maintenance was not taken care of. I said every year I had it serviced for that. They said I have to email for case manager to handle the case. Never got email to get in touch by email do case manager can start the process. It’s. Even going on for 3 weeks now. No response. This company just wants you to sign up. Get your money and leaving in the cold on big issues. They are worst then American Home Shield.

We have 4 homes insured for over 3+ years. We always have had hassles with them around repairs. They finally correct the smaller items, but figure out how to get out of major costs. Two years ago they would not replace our second floor A/C, we did. Should have canceled then. This month our main unit went out. They gave all kinds of run around, told us our unit had lived its 15 year life, etc etc. And other reasons when we proved our unit was not quite 7 years. After 10 days of appealing, we are now paying for our own repairs. They are terrible. The case manger would not let us speak to his supervisor Mike, said he did not know his last name. There needs to be a class action suit against them for claim denials.

I purchased a Choice Home Warranty for $500 for a 13 month plan. I tried to use the warranty on 2 occasions. The first time was for a refrigerator that was not cooling properly. I had a technician out to my home 2-3 times and he was unable to determine why the temperature was fluctuating. He suggested changing out the seal which would not be covered under the warranty. The issue was never resolved. I called over the weekend as my air conditioner was not working. I was given an appointment window through email for 11-3 the following day. We made arrangements to ensure that someone could be there for the appointment. The morning of the service call, I received an automated voice mail stating the same time frame. I then received a text message from the assigned vendor stating that they would be to my home in between the hours of 3:00 and 8:00. I called the vendor directly and told him that the original appointment call was at another time. He said that they couldn't make that time and it needed to be later in the day. He assured me that they would come. My husband continued to wait at home in 85 degree temperature. At 5:00 pm, I checked my phone and saw that I had a missed call from an unfamiliar number. The person did not leave a message. I called the number and found out that it was the technician that was suppose to do the work. He told me that since I didn't answer my phone that they had moved on to another job. I was furious as we had already been waiting for 9 hours and told him that this was unacceptable since I had spoke with him directly and scheduled the time frame. He said that he had a technician close by and that someone would come by shortly. Two hours later, no call, no show. I called the vendor again and he said that they were backed up and could not do the work. We waited for 11 hours. I called Choice Home Warranty immediately after and received their voice mail. It stated that they were closed and to call back during regular business hours. I reached out to a local company first thing the next morning (now 36 hours without AC) and scheduled them come and service the unit. It took the local vendor less than 4 hours from the time that I called to the time that they were finished with the repair. I called Choice Home Warranty to discuss my experience. After several calls, I spoke with someone in client resolution. I was told by their rep not to be mad at Choice Home Warranty, but to be mad at the hired vendor. Even though, Choice Home Warranty hired that vendor. They are a reflection of their business. I also told them that I wanted to cancel my warranty as both of my experiences were poor. The client resolution person told me that I couldcancel but that I wouldn't get a refund . They said that with the prorate I had already used up $500 worth of services. I still have 7 months left on my contract. I used their warranty service once and it didn't even take care of the issue. What I went through this weekend was beyond awful. Please think twice about doing business with Choice Home Warranty. My experience with them was horrible and was a complete waste of my money and time. Save your money and pay a reputable company when you need to have home repairs.

We called them the Friday of this past Labor day about our air going out, now let me remind you, 100- 103 degree weather outside, so you can only imagine how hot it was in our mobile home, they told us they would send a tech out Tuesday after Labor Day.... REALLY!!. 4 days without air. Our neighbor purchased a widow unit for us and a friend of ours gave us one so, what is this warranty for? I have asked them to cancel my services, well will see.

Buyer beware, I am so disappointed in Choice, this is the 3rd request for use of my warranty. The first being what I thought was a water leak from the plumbing in the bathroom. The serviceman did not locate the leak, but took the $45.00 and it turned out to be a wax ring under the toilet. Next the water heater was leaking, they immediately denied and would not even send someone. Now the A/C I have faithfully paid my dues and got nothing so far. I had to pay a plumber for the toilet repairs, pay a plumber for a new water heater in the amount of $900.00 and now your denying the A/C repair. I was told the valves inside the compressor caused the freon to leak. Please advise me in writing , as I feel this is an insult offering $150.00 refund, after I have been paying for 18 months. I feel the firm is continuing to deny claims and I feel this is a breach of Contrat.and bad faith decision from the firm. I dont want to have file a court action. but feel i need to. I have contacted the them 8 times and still no repair or response .

Horrible customer service and they did not honor my warranty contract. My air conditioner went out- it was clearly covered in my contract, they stated the only reason it would have stopped working was due to rust or corrosion on the coils which could only be caused by neglect. This was not what the tech they sent wrote in his report. The unit was 24 years old and had run out of freon. There was no rust or corrosion. After two months of arguing and going through appeals they still refused to work with me and wanted me to pay out of pocket (approximately $2,000) for a test that required the unit to be removed (and rendered completely unoperational) to determine if there was rust or corrosion before moving forward with the claim. I finally decided to pay out of pocket for a brand new unit to be installed after being told if the company performing the service could document no rust or corrosion they could work with me on a cash settlement. There was no damage to the unit when the company I hired removed it. I had photos and documentation of all this and they still refused to pay the claim. The contractor who did the work said he had not had good luck with Choice because they frequently denied claims they did not want to pay for and that he had yet to see a single air conditioning claim paid out by this company, which is absurd because one of the upgraded or ultimate coverage plans specifically included air conditioning units regardless of issue, which is the policy I paid for. Complete waste of time, money and unnecessary stress, not to mention dealing with an indoor temp between 86-92 degrees for those two months. Would not recommend this company to my worst enemy.

I've submitted a total of 3 claims. My first 2 were denied (which made sense why) but this 3rd one that I just submitted on September 2, 2019 - which was 3 1/2 days ago - has yet to be resolved. I have a big leak in my bathroom & it runs into the hallway closet. I am a single mother with 3 kids with NO WATER at my house because of this leak. Below is the response I get via email the next day - NOT EVEN A FOLLOW UP CALL TO INFORM ME THAT I HAVE AN EMAIL. So I follow up with a reply on the "view claims dashboard" asking what was the status. Below the first response is the next response that I got. Now, if I had the money to get my line replaced (which is probably what needs to happen because my house was built in the 60's that my pipes run in my ceilings) then I wouldn't have a warranty company because I'd just pay for it on my own. Their reimbursement option is that I have to contact a plumber on my own, have the plumber contact their authorization department (not open on the weekends) & once it's accepted with them, the plumber can complete the work, I pay the plumber out of pocket & then submit for reimbursement & I get reimbursed within 30 days. My contract is up on September 9th, so I'm sure they're just dragging it out since I haven't renewed. I had every intention of renewing with this company but now that I see how they handle their claims, I refuse to do anymore business with this company. I will see to it that they complete this work but I will move forward with another home warranty company. OVER TWO MONTHS TO FIX REFRIGERATOR, could have been 1 week if Authorization Dept. didn't get 2nd opinion to save on parts and experiment at our inconvenience. First tech said replace 2 parts, 2nd tech replaced 1 and didn't work, had to order 2nd part anyway. TWO MONTHS WITH INOPERABLE REF. THREE MONTHS NOW ON REPAIR OF MICROWAVE and counting, still no concrete update. Same response each time, technician will contact us shortly. Never did. I asked today for procedures to file complaint for arbitration, same response, "technician will contact us shortly. VERY AGGRAVATING. This warranty is worst than Best Buy's. Really.

We bought a home with a Choice Home Warranty included by the sellers. We performed a full home inspection before purchasing but have been unlucky enough to have three major appliances break (our Kitchenaid gas convection oven and stove, and both our washer and dryer) since we moved in. Well, that's what kind of bad luck a home warranty is supposed to protect you against, right? Choice Home Warranty has been extraordinarily difficult to deal with. They can't get contractors to come to do repairs, and they do not respond in a timely fashion. After determining that the systems were not worth repairing, we sent them details of each system because the contract specifies that they will replace with new appliances that have similar features and capacity. Instead they have offered us laughable cash offers. $350 to replace a top of the line luxury convection oven and gas range? We have gone back and forth and provided all of the documents that they asked as well as a copy of our home inspection. It has been two months now. We proposed an amount to satisfy the one claim for the gas range (still significantly under our cost to replace the system) that we would consider a reasonable compromise. They then offered to pay us this amount, and sent us a document to sign to receive the payment. The document ALSO says that if we sign it: 1. They will cancel our policy immediately, without a refund, despite that it is paid through June 2020. 2. We cannot get any payment for the other claims that they have not resolved. 3. We agree to a non-defamation clause forbidding us from saying (verbally or in writing) anything that "in any way criticizes" CHW "to anyone" To top the whole thing off, they obviously copied and pasted this document (I guess because they have so many satisfied happy customers they need a template for paying people off to never say anything bad about them) because it included details about a legal case filed on August 21, 2019 in Las Vegas, Nevada and specified that we would dismiss the case and provide proof that the case is dismissed. We live in Wisconsin. We have not (yet) filed any legal case against CHW. In every interaction with CHW, they have tried to slide things by us and get us to accept less than what the contract says they will provide. They have been exceedingly unprofessional, outright deceptive and negligent in upholding their end of the contract. (We haven't been able to cook food in two months!) They are now trying to completely back out of the contract and their responsibilities without offering us a refund or resolving the rest of our existing claims, and are trying to forbid us from complaining to the BBB or posting reviews or even telling anyone we know how their business model is built on screwing over their costumers by making promises they have no intention of delivering on.

A month to repair a leak from my second story to the first floor. They sent someone over and the claim was denied after I paid $45. The technician said the repair was not done correctly to begin with. Choice agreed to pay half for me to have the pipe fixed. $157. Then they charged me another service fee to have someone come by and repair the ceiling $45. This total event cost me almost $300. I could have paid someone on my own to have that fixed, and saved the $480 I have paid them this year. I have been with choice for two years, and this bad experience is making me leave them. Stay away they only want to take your money, the fine print they use will allow them to deny any claim for any reason. And they don't care how much you complain they will not help you, the customer service specialist told me that there was no one else I could talk to and she would not help me. Threatening to leave them, they don't care they've already used you.

Our doozy of a problem is still going. Yet, here I am to warn you ahead of time that Choice is an absolute scam. Three weeks ago, our AC started leaking into the ceiling of our kitchen. We get a tech out. They say it's a bad install. Choice sends another tech from a different company. Tech says it's a good install, but it probably needs some freon. Tech gets permission from Choice for some repairs, goes on his way. Oh, but it's still leaking into the ceiling. So, we notify Choice that it's still leaking. Not a peep for DAYS, but then we get notified that repairs are fine on the A/C with the company. Awesome! Except, the tech is refusing to come out because Choice Home Warranty is refusing to pay him! Why? Oh, they didn't authorize any repairs! Why would he have done them, then? That is just him losing out on product! But they can't find the call, so they don't believe him. We talk to the tech some more, and offer to call Choice ourselves. After being on hold for more than 10 minutes, all they can say is, "Uh... we'll have a supervisor get back to you." Of course that hasn't happened. But we did get notification that a NEW tech is coming out to assess the situation instead. I have a 6 month old baby, and it is August in the Midwest! It's not exactly temperate here. This isn't the only problem we have had with Choice. Our garage door wouldn't open, so we contacted Choice. Its covered in the Ultimate Plan, after all. Oh, but the tech they have scheduled failed to show. TWICE. Then the same tech tried to schedule again! I called a local garage guy, and he got me squared away for $45. Another point, we couldn't get the dishwasher to come on. No breakers flipped, had run a load of dishes earlier that day. Asked Choice to come look. FOUR. DAYS. LATER. We still hadn't heard anything about a tech coming. We just figured it out on our own. My husband and I can't keep taking time off work to do this. They have a hard time finding techs because they don't pay them. Then they pass on the hardship to their customers. The only people with a happy ending in all of this is the bigwigs making promises they KNOW they can break later with their legal-ese. Meanwhile, they're lining their pockets from a service you basically can't use and buying their third yacht. And their ONLY response is, "Well, we HAVE a list of INCLUDED fixes..." which is a bunch of bullhockey. They fail to mention their included items are essentially at THEIR discretion. If you really feel like burning $450+ on something useless, I suggest getting cash and setting it on fire in your backyard. It will be the exact same thing as getting a Choice Home Warranty.

I have a home warranty plan that covers AC as well. Once we report a problem, they will send a technician. Once techinician comes and report issue, they will make a decision that it is not covered (I got the high plan and still nothing is covered) Please be aware, their website tells age of equipment is not a problem. They will give you an option to appeal and they will assign a case manager. In my case, she was not at all willing to listen nor help in this matter. She never got convinced and from second time she never picked up my call nor return voice message. Horrible experience so far. . Only sales team in enthusiastic, if you have a problem you are stuck. Technicians they send always tries to get business from you as CHW won't cover any thing.

Honestly I think this isn’t a real company and more like scam websites. Unfortunately I purchased warranty for my two properties and non of my claims was approved and there are hidden clauses that actually nothing is covered by CHW. I was truly stupid to believe this is a company that covers everything. Now I understand why the representative, Craig M, was insisting to convince me to buy 3 years insurance. So I would have stuck with CHW and losing a lot of money and get nothing. Recently I made a claim and it was denied. They emailed me with designated agent to review my case. After I emailed them and I wrote there with what I said in above, they never got back to me and they disabled the phone number and extension that they gave me to call.

Fortunately, I avoided the pain and misery so many folks have written about. We received a mail solicitation which I followed up on investigating through their website. Upon entering my phone number on their website and clicking "next", my phone literally rang immediately from a call center in NJ where a very high pressure salesman tried to sell me a policy at an even further discounted price than the mail solicitation. My "scam" radar immediately went into action and while I kept him on the phone I discovered countless negative reviews of this company. When I told the salesman that I was reading a whole bunch of bad reviews, he just hung up! For the record, we have an American Home Shield and have never had any issues. EDIT 08/27/19: My response to the company's response: Your Sales force has continued to call me (today it was 5 times!) soliciting your product even after I have asked to be removed from your call list. Is this what you call, "enhance the sales experience"? The rest of us call it harassment.

PLEASE KEEP AWAY FROM THIS COMPANY. It is a fraud. Filed two claims. One for Plumbing only to learn in fine print that faucets getting jammed are "not"part of plumbing system. I took that with a grain of salt. Later after about a month I had an issue with my AC not cooling well enough. Their technician came in and clearly told me that it is an issue with The compressor valves having become weak due to wear and tear. CHW denied the claim saying "It has determined the cause of failure of your system is with the compressor that has locked or open windings. Catastrophic failures that predate the standard life expectancy are caused by one or multiple issues that indicate an abnormal operation or malady in the system." The technician told me that my system was probably the best maintained he had seen in a long time! How contradictory!! My compressor is still running (how can they say it is locked!!) but weak! The most ridiculous part is that I was assigned 3 case managers. The first one left the company (good for her) and no one bothered to contact me for over 2 weeks despite repeated emails and voice mails. Save your hard earned money! Update: Today is 26th Aug & STILL NO ONE HAS CONTACTED ME!! This just proves this company (CHW) is a fraud. This comment put by CHW on 13th August was probably put just to show that they responded to this complaint logged with Best Company. This screen shot & details going to BBB & other social websites for current and future customer awareness. This chain will keep going and hope CHW wakes up! Customers surely are. Already 3 of my friends/neighbors not renewing anymore.

I was asked to upsale 3 times before they finally scheduled a contractor to come out. HVAC contractor was with his own company, and was great but CHW didn't pay him so he canceled after a re-visit and $2800 in parts CHW was not wanting to cover. After 5 days of inaction and no other HVAC contractors in the area willing to take their request, I paid out of pocket to fix the AC, and it required our realtor calling repeatedly to get CHW to agree to a rebate. Still awaiting the pay out which may take up to 30 days.

CHW is pretty good about fixing little repairs that don't cost that much but when it comes to big ticket items a water heater or air conditioner they came up with different excuses as to why they won't cover the item. I filed an appeal and the denial reason was completely different from the first one. When we signed up we were told with the plan we got that if they couldnt fix it then it would be replaced. Complete lie on their part. Very disappointed!!!

We purchased a home warranty through Choice Home Warranty in April (I believe) of 2019 - just after we bought our home. Around the first week of May, our fridge just stopped working. We called, a tech came a few days later, and replaced the main board. Other than losing all our food due to the days to wait and then waiting for the part for another day... pretty smooth transaction and we were satisfied. A month later the fridge stops working again. Same tech comes out and says it's the fan, not from his repair, and he wasn't going to fix the new issue because he had outstanding invoices from Choice that they haven't paid him on. Tech leaves and I have to call Choice back. Lost more food (again) since the freezer wasn't cooling enough even at max setting. New tech comes out a few days later, says it's the fan (we already established this), and has to order the part. Tech doesn't call back/return call for days and we have to call Choice back. Finally, a week later, the tech shows up with the "new fan" and "fixes" it. Now is when we start having problems with Choice. In short, I explain to them, rather than putting band-aids on a sore, just replace it with something comparable. I wasn't asking for some crazy upgrade or fancy model, just something like what I have. No, they offer me a $200 buy out. What am I supposed to do with that? Then I'm told that they will keep sending technicians out as long as it can be repaired. Late July/ early August - fridge starts sounding like an airplane taking off. I call Choice again. I explain again, that I'm getting frustrated and want a replacement. Same scenario, keep fixing. New tech comes out (different vendor) and states fan was never replaced. Appeared that the previous tech just oiled the motor. So the fan went out, again. Now the concern is the condenser being strained for so long... and when will it go out. While waiting for the new fan (for real this time), I call Choice to discuss options. After much debate with a "resolutions manager", I'm told that I was correct, I bought the top tier warranty, which makes me eligible for a replacement for up to $1200 - which is a comparable model the one I have. Great. Tech comes out, replaces the motor. A few days later, loud buzzing noise from fridge every time the condenser comes on. Called tech directly to inform him and he says it sounds like the starter on the condenser. Said he's be back Monday. I called Choice, again. Same discussion, same result. Tech comes out and replaces part. 2 days later, same buzzing noise... and here I am today. I just got off the phone with Choice and after all of this AND being told about the replacement option, I was offered a $389 "buy-out" for the fridge. What am I going to buy with that? A nice Yeti cooler? EVERY single rep I spoke to except MAYBE 1, was extremely rude, condescending, and acted like I was trying to get something for free. They spoke down to my wife and I and were extremely defensive every time we called in. We were told by the last resolutions manager (after I told her that we would file a complaint with the better business bureau) to "go right ahead and file my claim, that we'll go back to consumer affairs and counter your complaint". When we explained what we were told by the previous resolutions manager about the $1200 replacement, this new one told us she never heard of anything like that and we should have read our contract. Yeah, she was right about that and I should have known better, but we were told up front, if your appliance is non repairable - WE WILL REPLACE IT, And, since I upgraded to the higher tier... WE WILL REPLACE IT WITH AN UPGRADED MODEL. But, according to the latest resolutions manager, we'll give you $389 because it's depreciated. If this is this the level of customer service you get with this company, then I do not want any part of it. I want anyone to know who is looking for a company that will actually take care of you once you really start having issues... this is NOT the one. Great service getting the warranty set up and for the first repair. Beyond that, absolute worst company (not just warranty company, ANY company) I have ever dealt with. Lesson learned on my part. RUN away from this company. Big nope for me. -1000 stars.

I do not recommend CHW. We had our our A/C break down twice. The first time the vendor CHW sent said it was not fixable, we got a second opinion and a company outside the warranty fixed it immediately (fan motor went out). Second time the CHW vendor said it was not working due to lack of maintenance and wanted to charge me $4000 to replace a coil, got a company outside the warranty to fix it for $1450 and they said that it was not a lack of maintenance since we had evidence of yearly maintenance just wear and tear. CHW denied coverage both times, they are scam artists and they have the worst vendors who appear to be in cahoots with them.

Before you take a CHW policy, please be advised about this clever policy term (F16) where they say "CHW reserves the right to offer cash back in lieu of repair or replacement in the amount of CHW’s actual cost (which at times may be less than retail) to repair or replace any covered system, component or appliance.". What it means is, if the repair is not possible/cheap they will not actually replace the unit like the policy says, instead they will use this clause and offer a ridiculously low cash price (in my case it was not even 1/4th of what it might cost me to get a replacement in retail), and say they reserve that right per policy, and give no other choice.

While I have not filed a claim with Choice Home Warranty, I decided to cancel my policy BEFORE it even started. The next day after purchase to be exact, and they gave me a tough time. I purchased on a Tuesday and canceled the next day on Wednesday. Today is next Friday (9 days later) and I still have not received my refund. I had to file a claim with my credit card company. I spoke with 5 different reps at Choice and they still have yet to send me a confirmation of my request to cancel. All they want to do is make a sale and then relentlessly convince you to stay with them. I understand the world of sales but no means no and it’s bad business to hold $500 of someone’s money when services are no longer wanted. I am not able to speak on their claims process and how fast they get things done but this was all I needed to experience to show me how they conduct business. Also, don’t go by their ratings on consumer affairs because that company is nothing but an advertising company that any company can pay for to make their ratings high. That alone shows Choice is a scam if they have to pay a company to make them look good.

They are a complete joke. They have loopholes for everything and do not cover anything. Their technicians are terrible and it’s been an infuriating process. For several big things in our house, we’re supposedly covered under warranty, our claims were denied. For example our furnace broke and leaked causing major issues in our home but the way it broke wasn’t covered. It was their way of not paying for anything. Their policy makes it seem like they cover it all, but their fine print is their loop hole to not cover a thing. Do not waste your money. I’ve never had such poor things to say about a company, but seriously one of the worst.

Please don't waste your time or money. I took out a warranty after my air conditioning unit went. I lived in the house for just over a year and thought it would not be a bad idea since the home was approaching 20 years old. Around 7 weeks into the warranty the freezer section of my Sub-Zero fridge stopped working. They sent out a repairman who brought nothing but a cellphone and a clip board. He opened my refrigerator and determined it was the 'board'. He took my $85 , said he would order the part and be back by the weekend. Never heard from him. Got an email from CHW saying it was the compressor and since it was preexisting, the weren't covering it. Rep said compressors don't just stop working in 7 weeks time since the warranty. Never heard of such a thing! Taking a loss of early cancellation fee and the one month and $85 handed over to the incompetent repairman and getting my money back. Scam!

I am ranking Choice Home Warranty as a 1 star only because zero was not an option. I purchased a Choice Home Warranty on June 10, 2019 Choice Home Warranty subsequent to purchase of my new home because it had consumer reviews higher in my area than companies I had previously used; however, Choice Home Warranty failed miserably when I needed help. My contract (paid 3 years in advance) has a $60 per visit service fee and covers my garage door opener. My garage door opener stopped working 8/13/2019 and I contacted Choice Home Warranty on 8/14/19. We do not feel comfortable in our home without the garage door being secured. I have maintained home warranties with another company on other homes for the past 20 years and I have never failed to be contacted by a service provider within 24 hours to schedule an appointment when I reported an issue. After no follow up by Choice Home Warranty, I called on 8/15/19 for an update and was asked if I wanted to restart the process as if I had cancelled the request for service - which I definitely had not. Starting 8/16/19 this trend continued daily with multiple phone calls and emails, often unanswered, with Choice Home Warranty. Despite my daily pleas for help, I received messages stating my claim was no longer being dispatched and a referral the the reimbursement process. Conversations with employees were circular and not productive at all because they tried to stay on a company script that did not fit my situation. After it became apparent that Choice Home Warranty had no interest or intent to find a technician to access my claim, I followed up on the reimbursement option only to find none of the $115 service fee charged by the vendor of my choosing (which was the absolute last thing I wanted to do because Choice Home Warranty failed miserably) was covered. I fully believe Choice Home Warranty is a fraud with uninspired employees and I suspect others have been ripped off as well. I need help in holding this company accountable and any recommendations of legal counsel greatly appreciated.

My dishwasher started having trouble operating in April. I called in a claim and a technician came out within a week and I was pleased. Had to wait for a part to come in but that part didn’t fix it. Had another part replaced and still it wasn’t fixed. 2 months in and now the dishwasher doesn’t run at all. New technician assigned and this one doesn’t even bother to come by my home..and closes my claim. I think I’m waiting for a part only to find out the claim has been closed...another couple of weeks wasted and now then re-assign to the technician that never came and again he never calls to even set up a time and I am required to give him a week...after another week they reassign back to the first technician who comes back and orders a new motor...another couple of weeks (it’s now August...) and that part also doesn’t fix it. Called to get a replacement and they say they don’t have the final report that it’s not fixable...I’ve called twice and emailed and another week has gone by and I am told until they hear from the technician they can’t replace the dishwasher.,,I am so over this now..My advice is stay away

AVOID THIS COMPANY LIKE THE PLAGUE!!!!!!!!! I would give this company a zero if I had the option. I bought a 3 year warranty due to purchasing a 15 year old home with the original 2 air conditioning units. I specifically bought the upgraded warranty to cover the units. They have denied 95% of any of the air conditioning claims so far. I am in year 2 of my warranty. After having to replace 1 condenser at $2,200 and 1 compressor at $1,500 (they would NOT cover either issue). I am now in the position to replace the second condenser and compressor. They refused to pay for a system diagnosis, after sending out 2 companies who would only put gauges on the outside units which resulted in 1 company saying there was a leak somewhere and the other company saying it was only low on freon. After many hours on the phone I finally paid over $350 for my own diagnosis and the results were completely different stating that it was normal wear and tear. They still are denying the claim. This has been going on for almost 30 days and I live in Phoenix! AVOID, AVOID, GO TO ANOTHER WARRANTY COMPANY!

This warranty company is the worst. We recently had a water heater leak and they dispatched a plumber out paid our service fee and low and behold the tank needed to be replaced. Well, they don't replace any tanks that hold water. Really?? Isn't that what water heater tanks do? Color me stupid. On my warranty booklet it says what's covered Water Heater until you go into the exclusion part of the water heater section pretty much everything is excluded. So my thought was in the what's covered it should say water heater parts. Sucker!!!!! In my opinion do not purchase any warranty with this company. PLEASE READ THE OTHER REVIEWS JUST LIKE THIS ONE!!!! This company is a JOKE! I never leave bad reviews unless it is REALLY BAD! I paid in full up front for a 3 year warranty on my home. After months into it our microwave above the stove went out. They sent a tech out and it could not be fixed so they said they would "replace" it. First off their idea of "replace" is a rediculous low cash amount that could not even buy a counter top microwave and they do NOT COVER INSTALLATION, SHIPPING, DELIVERY NOTHING! They first offered me something like $100 (keep in mind the microwave we had was a large top of the line over the stove model that THEY STILL MAKE and costs over $500). After being assigned basically a complaint representative they put the value at $260 and would not go any higher than that at all. We ended up having to pay out of pocket for the microwave and figure out how to get it installed ourselves. THAT WAS WELL OVER A MONTH AGO AND WE STILL HAVE NOT RECEIVED ONE CENT FROM THEM! Okay then to the electrical downstairs. We had a light go out in our living room. This was several months ago. TO DATE WE HAVE HAD NO TECHNICIAN COME TO THE HOUSE AS THEY CAN NOT FIND ONE AND EVERY TECHNICIAN THEY TELL ME I CAN CHOOSE MYSELF, WHEN THAT PERSON CALLS THEM THEY BASICALLY TELL THEM THEY WILL NOT WORK WITH THEM OR PAY THEM ANYTHING EVEN CLOSE TO THE MARKET RATE FOR ELECTRICAL WORK! Now my final straw. When it rains it pours. Last week our fridge stopped cooling food and started pouring water all over my hard wood floors. Call the warranty company. They said it would take up to 3 days to find a technician (did I mention water pouring all over hard wood floors?) I told them that was to long they said they would do their best to have someone contact me that day but just as a disclaimer the lady on the phone proceeded to read to me in the contract where it says they do not cover any water damage or water only claims for refrigerators. That being said since I did state that the fridge was not cooling they would still get a tech out to me. The tech gave me an appt over a week later which I told him what was going on and he was AWESOME and came out the next day. He said my fridge had several issues and is probably not going to be able to be fixed. Choice sends me a cash out email regarding the claim giving me $499 for a side by side stainless steel fridge with water and ice!!!! I refuse and tell them that is almost insulting to think you could replace a fridge for 500 unless it is a top bottom teeny tiny apartment fridge. (Remember my fridge is not working and this is two days later so at this point my cooler chests we have filled with ice and have all of our food in are getting a little to much to deal with). She then offers me $600 then finally says $700 is the absolute max they can go they have no ability to go higher. I spent over an hour. She tells me they get their prices from their in house whole sale pricing. At one point I told her "great, you can get my fridge for that cost! Perfect then send it on over when can I expect delivery?" She tells me they do not actually send any appliance replacements. Yeah no kidding because they darn well know what they offer people to replace their appliances with you could not find those appliances beat up at a thrift store for that cost!! She says they will mail me the check for $700 but it can take up to 7 days to receive. This was 2 days ago. Keep in mind I am STILL WAITING for the check for the microwave AND an electrician to be able to fix my living room light. I was a fool and recommended this company to a friend that purchased with them. Oh the other kicker to the entire story is I told them I wanted to cancel but then she tells me that if I cancel they will give me a prorated refund on the 3 years I paid for but no replacement check would be issued. So I have to wait the 20 days (yeah right) for the fridge check and make sure I get the over month old microwave check before I can cancel this fraud company. I am 100% certain a class action lawsuit will one day be the end of this company or at least the absolutely ridiculous joke of a policy they provide. Hope this review get's used in the lawsuit because I am certain one is bound to happen at some point. In fact I pray a high end attorney purchases a warranty from these crooks. I am very disappointed in choice home warranty. I received choice home warranty when purchasing a home. After year with no claim. I renewed with Choice(paid for the year) Less than a month after renewing. My A/C stop working. Choice sended a tech out. When I tell you he was in my house ten minutes, it may have been 15 minutes. He saw that I had Nest thermostat. He said there’s nothing wrong these do this all the time. He unhooked a wire put back. A/C came back on. He never looked at the outside unit. Fast forward about 4 weeks. A/C stop working again. Choice send other tech. I tell you he show in pick up truck with ladder no company name or nothing.(nice guy) That’s exact what it was. He looked at the unit and said that it was my Compressor. Of course Choice denied my claim. It seems to me anything that cost over certain amount money by looking at the reviews Choice finds away not to pay. Choice told us we remove safety features on the unit. I remind you. The only person that has did any repair the my unit was a tech that Choice send out. (They could not say it where dirty because, I get my A/C Cleaning and maintenance twice a year) The appeals process is a joke. I talk with Micyah H. She told me that we remove some safety feature causing the compressor to burn up. I have zero knowledge about A/C. There was no second look. They are going by the word of the guy with pick up truck and ladder. While she sit behind her deck in A/C. Wife and I tried to call her again left message she never returned calls. I’m just going leave you guys with this. I’m 21 year veteran of the Navy. If we keep allowing companies like Choice Home warranty. Keep ripping us off it’s our fault. I will be posting my story on every website that I can. I challenge you guys to do the same. If you are looking for home warranty please, take it for what it is. “IT IS NOT “going to gave you a piece of mind.

I called this company on a Sunday and did not get a person to come until Tuesday, and was told at that time told that he had to gets parts to the air cond and didn't have time to go get one same day because he had other clients to go help. I had to take my 87 year old mother to a hotel for three nights that I couldn't afford so that she wouldn't possible die from a heat stroke, as our house was prob already reading about 90 degrees. Any company that has no regard for an elderly person in this type of situation is not a company that has empathy for its clients. I cancelled the appt the warranty company had set up and they would not pay for hotel or give me any money back, as I wanted to void my agreement with them. There was only one lady that cared at all, but there were two that needed firing. Please think long and hard before signing up with this company because no matter what, they won't work with you the way they explain things when setting up your account with them. My advise is ENTER AT YOUR OWN RISK.

I have had this warranty since 03/29/2019, switched from another warranty that I had for 2 years because I thought I would save some money. I have had nothing but trouble out of this company and them reimbursing me for services. I had a claim on my pool pump motor and filter and they didn't even have a pool company to send to look at it. I had to wait 5 weeks to get it fixed due to waiting on them and then discovering they didn't have anyone and then having to find my own company. They have very low max amounts on all services that I didn't realize when i had signed up, which is my fault for not investigating more thoroughly. I had had 6 claims on my A/C unit since April 2019 because all of their techs that they send out cannot determine what the problem is and get it fixed for good until ,then my compressor completely goes out, then they want to deny the claim because of non maintenance and other issues that COULD have happened but couldn't pinpoint exactly. I appealed the claim and sent maintenance records and it took them 3 days to finally come to a conclusion that they would send me $1,000.00 for the parts and I have to find someone to put them on. I mean really?? I thought that's why they have technicians that are sent out to fix the products that are supposed to be covered under your warranty. I tried to cancel the warranty after having it for only 5 months after paying for a total of 3 years and they took all of my claims that had been paid and were going to deduct it from my original payment which was not even half of what I paid. This company is a very sorry excuse for a warranty company.

I purchased the full plan from Choice Home Warranty NOT the basic plan. Our AC Conditioner went out in Phoenix Arizona. They sent out a tech named Ricardo from Crispy Heating and Air. This guy looked at our AC and said the pipes are frozen and said they needed to thaw before he could do any work. He said we had to turn the AC off for 2 hours then left and said he would be back. Well the pipes thawed in 20 minutes in the summer of Phoenix. Ricardo (Rick) could have waited for the pipes to thaw, didn't even look in the attic. And this Ricardo guy was mainly interested in giving us his business card so we could call him for side work. Ricardo said it was because we had clogged filters and to leave them off. But the pipes still froze anyway and still NO cold air. Then we called Crispy Heating and Air and told them to send out a different guy. They sent out a tech named Nick and he said we had a leaking AC coil do to erosion and that he would let Choice Home Warranty know. Choice Home Warranty told us because the coil was leaking from erosion, they wouldn't cover the cost. But what about the $75 service fee we paid? They didn't fix anything!! We are SOL. And just got the $45 monthly free taken out. We called Parker and Son and they said the coil wasn’t leaking and was just really dirty and that we also needed to get the AC capacitor replaced. This Crispy Heat and Air doesn’t know what they are talking about. My guess is their techs aren’t certified. DO NOT DO BUSINESS WITH CHOICE HOME WARRANTY OR CRISPY HEATING AND AIR!!!

Air conditioner went out on a Sunday. Went online and submitted a claim on Monday. Went back in later that day to ask for 48 hour turnaround. Later that evening received notification that it was for my case was assigned to a company for the phone number and a date of two days later with a window of five hours. At 4 1/2 hours I contacted the company and was told that they no longer work with choice Home warranty. When I contacted the company, which is not 24 hour customer service, I was told that they have to resubmit everything and within 24 hours I would be contacted with somebody else if they’ll send out. They could not expedite they couldn’t do anything and we’re in 100° weather and we’re dying I’ve got five dogs we are just overheated

Dear Choice Home Warranty, I submitted my claim for the AC repair. The tech came out and advised the repair was not covered. Left the job without getting and approval or denial. I am requesting financial assistance on this claim. The report identified that a lizard caused this malfunction, which in my opinion is an act of God. I paid the initial $60 dollar deductible. I then had the repairman return to address then a leak he found that was also not covered, then I paid an additional $240 to Map Mechanical, and then yesterday another $175, and now being told the evaporator coil is leaking and needs to be replaced. So far I have expended $475.00. My Warranty company has covered nothing at this position it. The evaporator coil I am told is also not covered under the Choice Home warranty. Additionally $500 to $1000 must be expended to cure the leaking coil. Please reread the technicians report and take some responsibility and accountability. I am not seeing a need for a warranty if everything’s my is not covered. Have a blessed day. In the military we would not pay someone towards yam it m an then pay someone else to fix it, paying for it twice seems real stupid. I guess that’s the objective. No accountability and no responsibility. The very thing that caused the repair is not covered, rust and dirt which causes failures. “The unit is outside in dirt and the elements. 😡😡😡

This service deserves ZERO STARS. As a warranty company for major appliances in a home, it was not disclosed up front with all the other great info that if you have a claim and Choice decides to "replace" the item that a) You get their "in-house prices" I have a side by side Frigidaire fridge. My fridge cost me $2375 on sale when I bought it 5 years ago. I expected depreciation, what I didn't expect was this ripoff company to offer me $499.99 for a "single door" refrigerator. There is no where that I can replace my fridge with less than $500 and I'm sure there are people with one but I DON'T KNOW ANYONE WITH A SINGLE DOOR REFRIGERATOR in their kitchen. b) After asking where they came up with that amount and getting several answers from several people, the most ingenious one was "we use Choice in-house pricing". I asked to see that in writing or to get the name of the retailer that sells for the price I was told they don't actually buy or price the appliances, they just use some little know secret to come up up with an ridiculous "replacement value price". c) The offer was finally raised to $700, whoop de doo. At the point I just wanted to be over and done with and start on my search for a reputable warranty company, this resolution person tried to make it seem like she was doing me a favor and that it was outside of company policy but just to satisfy me.............ARE YOU FREAKING KIDDING ME? I PAY PREMIUMS EVERY MONTH WITH THE MISGUIDED ASSUMPTION THAT MY APPLIANCES ARE 100% COVERED. Choice definitely DID NOT DO ME A FAVOR by offering me less than 1/3 of the going rate to replace my fridge and let Ms. Resolution know that in no uncertain terms. d) After all of this hassle I just wanted the money so I can go on my merry way. Here is the most amazing part CHOICE DOES NOT DO ELECTRONIC CLAIMS. They mail you a check they takes up to 30 DAYS for you to get. Now let that sink in..............I am getting less than 1/3 the value AND I have to wait up to 30 days to get a check in the mail. It's absolutely not that Choice does not have the capability to do this. After all, they debit my account faithfully every month. They just choose to put the customers through more aggravation for no reason except maybe to save themselves a couple of pennies. e) I accepted this "generous offer" (complete sarcasm) and now I had to wait. The offer was accepted on 22 Jul 2019 but I was told it would be within 30 days that I would get the check. Again this is for a major appliance that is a necessity not a want. I call on 14 Aug 2019 because I haven't received the check. I was told that the check are held 30 days and then sent so I would receive my check next Thursday which would be 22 Aug 2019. So this company is not interested in helping the clients at all. The pay out for legitimate claims are laughable, they use the antiquated slow postal service to pay claims but process their payments electronically just fine. Then instead of processing the claims and getting the client the laughable payout, they hold it for as close to 30 days as possible. f) Let's not forget EVERYTIME I ASKED TO SPEAK TO A SUPERVISOR I GET....their on the phone or not available. Most times put on hold (I assume to erase all notes because when I call back nothing is there) for a long time and eventually hung up on. But I have time, I just continue to call back. g) I just spoke to a supervisor that says it takes 20 days for ANY claim, no matter what the claim is, to cut the check then whatever time for the mail to get to you. WHY WOULD A WARRANTY COMPANY NOT PROCESS AS QUICK AS POSSIBLE??????? DO NOT GET TAKEN IN BY THE LOW SERVICE CALL PRICES........ AS LONG AS YOU DON'T NEED A REPLACEMENT IT'S GOOD BUT AS SOON AS YOU DO...........
