I switched from another company to CHW because the agent on the phone convinced me how comprehensive the coverage was. Nope. I purchased an older home last year which passed inspection before my purchase. This year, I had a leak under the kitchen sink. CHW has denied coverage because the piping wasn't done correctly. If they don't cover items as is, why bother even having a warranty? Now there is a musty smell in the cabinet. If it's black mold will they cover that? Will they cover replacing of the bottom of the cabinet regardless of cause? Im not spending money on another service call to be told that the issue isn't covered. I've made other arrangements to fix the problem. Also, they send notices about appointment times which are not correct. You have to call the provider to schedule the appointment. The technician who came out was excellent. He called about 20 minutes prior to tell me he was on the way. He was polite and friendly. He said the fix was easy and thought that it would be a covered repair. Needless to say, I will look for another company when renewal time comes around. So far I think these companies are worthless based on my 2 experiences

I am sorry this warranty company is a scam. I have a $1000 appliance that stopped working. It took three weeks for a service person, handpicked by CHW, show up. I tried to get CHW to find another service person multiple times, but they would not change the appointment. The service person showed up and determined two parts were needed. It took three weeks for the parts to come in. Then, it took another two weeks for the service person to return and put in the parts. Yup, that did not fix the appliance. One week later, CHW notified us that they would not fix the appliance, but would cut us a check to buy a new one. Well, they gave us under $350. I contacted the manufacturer, and asked them for a quotation for replacement of like kind. That would be $1,250 retail. I have read the policy many times, and it does not guarantee replacement cost. Instead, they offer "their cost" for an appliance with similar specs. $350 is all! I asked them to please tell me where they could buy a similar appliance for that amount. They could not give me an answer. I tried to push this up the chain, but there is no leadership chain. Just dead ends. There is no way to negotiate or justify for a different amount. They said we could decline the settlement, which means just not take the check, and they would close the claim. Oh, they also will not pay for delivery or installation of a replacement appliance. That is in the policy. I would absolutely avoid CHW. We have tried twice to get them to pay for broken appliances, and both times we received less than 25% of the cost of getting and installing a new one of like kind. We used to have American Home Shield. While they were also a bit tight with the reimbursements, they were significantly more reasonable. AHS was also significantly better at getting a prompt service visit and response.

Our A/C has been out since July 3. They never found a technician to come out so I found my own. The company I chose doesn't work with warranty companies, and Choice Home won't authorize a reimbursement unless the company uploads their diagnosis. I have the paperwork, but cannot upload it myself because Choice Home won't accept it from me. They keep promising to email me, and even though I have confirmed my email twice with them, they have yet to send an email. I left a message to have a supervisor call me , and I still haven't received a call back. We had an issue with our washing machine, and their tech just didn't show up. Then, they sent someone else, and that person didn't even use the replacement parts, just used Lock-tite to keep the old part in place. Our ceiling fans needed service, and the tech called 5 minutes before arrival - no prior notification - so no one was home for the service. This happened twice.

Initially, they claimed that they wouldn't repair my AC because the technician allegedly diagnosed the problem as a pre-existing condition. However, when I spoke directly to the technician, he clearly stated that this was not true. To clarify the situation, I had all parties on the phone at the same time — the technician, the warranty representative, and myself. Despite this, the representative continued to lie about the diagnosis. The technician even showed me the report they submitted to the warranty company, which contradicted the company's claims. Yet, the representative persisted with their false narrative. What’s even more frustrating is that they never returned my calls or sent me an email denying my claim. I had to follow up multiple times just to get any response. It’s clear that this company is dishonest not only to me but also to the technicians they send out for warranty issues — they seem to be complicit in these lies. While their prices may seem attractive, the unprofessionalism, dishonesty, and lack of transparency make them a terrible choice. Absolutely horrible. File the claim online they said, it will be much faster. So I did. Filed a claim online, on July 14th, 2025, early AM to replace/fix garbage disposal. Got email confirmation someone will contact me within 24 to 48 hrs. A week went by, no one contacted me. I called customer service the following Monday, no one had any updates except they were looking for a tech to do the job. And, they said I was put on the priority lists, someone should be contacting me in 24/48hrs...again. 48 hrs. later, no one has contacted me. I called them again. still no updates, they are still calling around looking for a tech to do the job. Now they say, hire your own tech but he has to do a diagnostic report, upload it to the website and then wait for approval. WHAT? how long will that take? Approx. 2 to 3 days, up to a week. So that will put me at least 2 weeks out, minimum, without my disposal. These guys suck!!!

Equipment to fix furniture was mailed to my home with no info to as to what it was for what to do with it. Furniture company was not notified it was mailed to me. When repair man came he only has order to repair one chair when I put in request for two and different times. Time of repair was excessive.

Very disappointed your company. My garage door opener would not work. I sent a claim in with your company. The person comes out and diagnose. The problem. Bearings are going out of my garage door. I need two new sensors. One spring is broke and the other one is about to break. The wire that connects the two sensors got caught in my chain and also broke the company that comes out to fix the garage door notes all of these things cause your company and first choice Home Warranty gives him the go-ahead to replace one spring $685 later. Plus a $75 service fee your company disappointed me and I will not be renewing.

I do not understand the point. I purchased my first home in April. It’s a newer build but still 9 years old so I purchased a warranty. A month after purchase I noticed a soft spot in the floor of our shower…not covered. Recently I noticed a water spot under the shut off in my basement; concrete visibly wet and dripping coming from the pipe above. Files a claim and they sent a plumber out. He comes and takes photos, says warranty should have no issue covering it and he has seen this multiple times. Only thing is they used pex ultra piping in my house; so NOT covered. Waiting to hear back how much this is going to cost me out of pocket. I just don’t understand the point in having this if when things go wrong nothing is covered.

Absolutely ridiculous outcome. Company was willing to pay $1,800 in parts but when a part was back ordered and the supplier said it could be sooner but average time for part is a few months. Choice decided they’d only give me $800 towards a new fridge. Now I don’t understand this at all. It doesn’t make any sense to me. They also told me the check for $800 takes 30 to receive it. It’s already been 3 weeks since it broke!! What’s 4 more?!

I filed my first claim for my air conditioner that was not working. The technician came out and told me the compressor was broken. Then I received an email from the company stating I had to pay $3100 out-of-pocket to repair my air conditioner. When I inquired as to why such a huge amount to have the warranty company, fix my air condition, they stated that items needed to be. replace that we’re not covered under the warranty. I had a conversation with most of the claims adjuster as well as a technician, and I received two different stories from each of them. I do not trust them and I feel like I’m being scammed out of additional monies I would not have to spend otherwise. But now I have no choice, but to deal with this company that could never use again.

When i received an appointment from a company I've never heard of with a phone number from another state, I questioned whether this was a good match for us. When I finally was able to reach a live person, she put me on hold to "look up my account" for 9 1/2 minutes and then hung up without saying another word. This is unacceptable. Amazingly unacceptable.

The turn time on repairs is entirely too long. I renewed my policy for a second term but will be thinking long and hard next time. I was not aware that you could only use reimbursement once a year. When you have to send a tech over 3 hours to do the work reimbursement should be available. This service call is the dishwasher, we can do dishes by hand. But 6 weeks for a clogged toilet or refrigerator would be an extreme inconvenience.

The company takes a long time to answer claim requests. Often the technician does not show up at time of appointment. When you try to call the company assigned to the claim they are often non-existent. Its a hassle to keep going back and forth with the claim department and some of the companies. It always takes two service calls to get the job completed because the technician says they have to receive approval from Choice Home Warranty. This is often very awkward when you have to deal with setting up times with a tenant.
