Because the first time I needed them it was on a Saturday at noon when my heater suddenly stopped working, and having a baby and a 5 year old girl in the house, having the heater working was a priority. So I call them and they created a service ticket and said that someone would be getting in touch with us in 4 hours. What they didn't say is that the company they contacted was closed already for the weekend and they would be opening back on Monday morning. Long story short, when I found this out I cancelled my service call and I booked another company that WAS opened on Saturdays. I had to pay that out of pocket of course, it costs me $89 for a 30' easy visit.

I've had several service calls and repairs this year - garbage disposal, water pipe leak, pool filter, and garage door sensors. 3/4 were fantastic! The pool filter repair was not a great experience because the repair person they sent barely looked at the filter before deciding the problem was related to a non-covered item (I didn't know at the time, but there was no way he could have known that from his limited visual inspection because the broken part was under hundreds of pounds of sand.) I ended up paying a different contractor out of pocket and the filter was totally busted and should have been covered if the first guy had done his job correctly. But he was more interested in collecting his $65 and getting out of there as fast as possible. I can't really blame Landmark other than they contract with a shady pool repair guy. Otherwise, all the other contractors have been excellent.

We've used Landmark Home Warranty for four years now on two properties. One is quite rural, and it is more difficult to find service, but they've made the effort to really help us out. The reason I gave them 4 stars is every year the new contract goes up about $7-$9, so it's getting expensive. But we have the full coverage with septic and AC on one house and septic, well, and AC on the other. They are always helpful when I make phone calls. Because of the higher cost, we will be looking at other home warranties so we can be sure we are getting the right bang for the dollar, although we really do like their service.

Our realtor gave us the service as a house warming gift, and we thought it was a nice idea. Because of that we just decided to continue and renew the service every year. When our water heater broke, we just called them and paid the flat rate service fee. The company came out and took care of it all with just that flat fee. There have been a couple of times where the fine print has been troublesome. I would look at something and think it's under warranty and suddenly I find out it isn't, so I don't get their help with the repair and replacement of things. I would suggest anyone that gets it to read the fine prints and get a good understanding of what's included or not, just to be aware ahead of time.

We had American Home Shield for many years in 3 different properties and, after a while, we were just very upset with their service so we decided to switch. We felt that Landmark would suit our needs best so we went with them. The biggest claim we had with them was with our air conditioner. It went out and, since our house gets very hot, we called Landmark. They dispatched someone very quickly and within a day the air conditioner was fixed. If there's something on the weekend, we get priority service which is great. Recently they have made changes to improve their service. Now instead of just checking in with you after the service is done, they follow through with every step of the way. They make sure that after signing the contractor gets in touch with you to make an appointment. When the appointment is done they make sure that the contractor shows up. They also keep track of the diagnosis, if there's a repair, or if there should be a callback. At the end they do a quick check as well to make sure things were fixed. It might be a bit overdone but I think it's good to check. I don't think that coverage is as extensive as I would've liked it to be, but I guess I would actually have to pay more for more coverage, so that would be ok.

We were not happy with American Home and we wanted to try a different company, so we just went with them. Landmark is really good about giving is a good idea of what's going on during the repair or replacement process. Usually they sent us a survey for feedback about the process and the contractor as well in terms of their professionalism, service, and efficiency. On an occasion we had a dishwasher leaking and a couple of different plumbers came out to take a look at it. They replaced one of the parts but that didn't solve the problem, so Landmark offered us cash to replace the dishwasher completely. We're happy with the service and it has covered a good number of issues we've had with our appliances. They have sent a couple of contractors that didn't meet our standards, it's a bit hit or miss sometimes to be honest. Overall though Landmark is the best they can be.

I changed after my brother, who is a real estate broker, recommended it to me. Their customer support is good and they follow up immediately after each visit. Last time something happened both my stove and my air conditioner went down. They sent me 2 different technicians out on two different days to take care of each problem. For the air conditioner it costed me $630 in addition to what I usually pay to get it fixed. For the stove, it took them 3 trips to get it fixed since they ordered parts two different times to get it fixed. There are a lot of repairs that are not covered under the warranty, like my air conditioner, that cost me a lot of money.

The service was a gift from my realtor, so I didn't really choose it, but I did decide to stay with them and renew after my year was up. Customer service has always been polite and they do what they're supposed to do. I've never really had a really bad experience with them. I've used it twice in the past couple of months. The very first time I've used it was because my AC went out. I didn't necessarily like that the contractor that they sent was a heating and cooling technician and he didn't communicate what was going on with us. I wished they had explained things better to us in that instance. But the second time I used Landmark it was wonderful. They got me in touch with a wonderful electrician and they have generally been great. I feel like I should've done more research when getting my warranty since I didn't realize at first that there were different levels of coverage. I probably should upgrade to a better warranty.

Either my realtor or my mortgage company got it for me, I don't know which one did it. I think they're an okay service but not quite exceptional. There was an incident recently where my water heater needed some repairs. I called in on a Saturday and tried to get someone as soon as possible, but the plumber they gave me wouldn't be able to come until Wednesday. They did try to get me someone else, but they couldn't. Still, after the first year of my warranty I started paying a higher amount thinking that I would get better coverage. I ended up having the same situation with my water heater and I thought they would be able to replace its expansion tank using the warranty. They just wouldn't replace it and I had to pay out of pocket to replace it! I should've gotten that paid for, especially after bumping up my warranty.

My biggest complain with them is the delay they have between contacting them, getting someone assigned, and getting that person out here to actually do the job. There was an occasion when something went wrong with the breaker box and we had a power outage on our home. We called them to try and get emergency service, but we had to wait for them to actually contact the electrician and go through their whole process. We ended up having to pay for someone else to come and fix it temporarily until Landmark could get their person to come and fix it permanently. We also used it for a water heater that was leaking, but since it wasn't so bad the delay was fine in that occasion.

They have attended our needs whenever we call them and they are always on top of the work that needs to be done. One time we had our dryer go out and that it would cost a lot more to repair it than what was worth. So they helped with that. They also don't cover certain things on the spa, but they still help us with troubleshooting with the company that comes out to fix problems. They are very fair with their repairs and always come out on time to fix things very quickly. They've come out and helped fix our air conditioner fairly quickly too. They do good follow up to and make sure that you get good results.

I switched to Landmark because of a couple of reasons. I had a bad experience with another home warranty company, so I did my work and looked at the business bureau reviews. Everything that Landmark offered to cover looked great, so I went with them. I've used them twice, and the only problem I've had with Landmark so far happened on the first time. My refrigerator's water line was leaking, so they sent out some guy, I paid my money, and the guy just goes 'oh, I don't work with plastic lines.' He didn't want to come, so I went to their customer service to try and get my $67 back. They said I couldn't get it back because the guy had come out. I just told them I didn't want to receive that man to come back to my house again. When we got a plumber to come for a different problem, that went fine.

It used to be very slow and there was a long wait time, but in the past few months it has been much better and faster. The website is still broken though, I haven't been able to submit a claim online. I had one experience, the most recent one, when our fridge broke. I was able to call Landmark and in less than 5 minutes I got someone on the phone. They opened the claim and had somebody scheduled to come out and repair it. My problem was taken care of and it was fantastic. However, earlier this summer my air conditioner broke upstairs when it was 115 degrees outside. They wouldn't authorized an emergency service to get a provider out here. It was a nonsense policy because it stays 100 degrees 24 hours a day in this area. I hope they change that policy because a lot of people I the Southwest live in very hot climates and going 3 days without air conditioner is very uncomfortable. Aside from that, there's also a limit on the pool stuff that they cover. It is in the contract, but I still have lots of problems with the pool and I'm afraid I might use up all of the claims that I have available for that. When it comes to fixing things like the heater, fridge, or dryer, they've been very reasonable and fixed the problem with a good provider. I have actually renewed the warranty because I've had a mostly positive experience.

I've interacted with them only twice. In general it's okay. One of those times I filed a claim for my refrigerator because it was not working. I was able to file a claim even though I called them during their non-business hours at around 10 o'clock. The associate scheduled a call with the contractor, but they took a long time to fix my refrigerator. There was a lack of coordination between the contractor and Landmark, especially because of the warranty, so they've been just sitting there. When I asked the contractor he said that the parts had been ordered by Landmark and that they had no control over it. However, when I reached out to Landmark, they said we had to call the contractor.

Customer support has been good. There were times I called them or went through their online portal and they've always been very responsive and friendly. One of the times I used the service was when I noticed a leak in the back of my garage. I decided to call Landmark and use my warranty, and they sent someone to look at it. The person determine it was a drainer pen issue, and that it needed to be replaced. Since that wasn't covered by the warranty I just had it fixed. I was still concerned about it because there was still water coming down, so I reached back to them and they sent the contractor again. He just said that there was some remaining water in there, but the leak had been fixed, but they reassured me the problem was solved. Landmark was very good about making sure that someone came out to get that fixed. An area of improvement I'd like to suggest though is the clarity of the warranty. It was never clear to me what was covered and what wasn't and to be honest I would love them to be a bit more clear about that. I'd wish it was somewhere on the portal. Other than that, my interactions with the company have been positive.

I've had 2 issues since I started with them. One was the toilet, which wasn't flushing properly. I called them to fix it and eventually they had to replace the whole toilet. The other issue I had was with my electric bill, which starting coming back really high for some reason. I called them to see if there was short circuit, a loose connection, or something that would be causing that. A man came to fix it, and now I'm waiting on next month's bill to check if it was solved. Every time I call them they have been very quick to respond. Not only that but they are also good at following up and checking on the progress or status of the issue. All our experiences have been good. They really care about their customers and I really love that.

They're very friendly and we've had no complaints or major issues. The only thing I wish is that Landmark would give you a wider variety of contractors. We had a garage door go out on us on a Saturday, and they said they would get somebody on Tuesday because they didn't have a contractor that worked on the weekends. I know there are several contractors available in the area, even on weekends, because I've had some people come out in the past to do repairs. There's a bit of a lag in that. I also had to wait 4 days to get my air-conditioner fixed when it went out. Overall though, they've saved us some money and the service is good.

They have been pretty good at responding quickly and getting somebody to get back to us. There have been a couple of times when we had our washing machine break. It was uncomfortable to be without it for a couple of days. They were pretty quick in getting somebody out here with the part needed to fix it though. The same thing happened with our garbage disposal, it was leaking and just not working. We called somebody out to get that done, and it was fixed in a very reasonable amount of time, very quickly. One of the bigger things they had to fix was my air-conditioning unit. When it went out, they came out and tried to fix it a couple of times. Since it was the summer time, it was uncomfortable. In the end, they decided to replace the whole unit. They got that done and I appreciated that. They didn't give up on us or stopped. That was pretty good and I appreciated it.

For the most part, when I call they answer and normally they contact the service provider fairly quickly, though there is a little bit of miscommunication sometimes. One time, our air-conditioner went out, so I called them and a service guy was scheduled to come over. Everything works fine now. My only complain, which is probably not unique to Landmark, is that it's hard to find out what things are and aren't covered. For example, I had water on my cooler and they said that since it was a leak from the roof or from the foundation, that was not covered by the warranty. It'd be useful if they put their plans somewhere online to be aware of those things.

I had a good experience with them and then I had a second experience where it was just a little difficult to get a hold of somebody. I know it's all the rage in 2017 but you get on a telephone loop where you go around and around and around and you just don't get anybody on the phone. My realtor got me the phone to get directly on touch with the higher OP, but in general it was not very helpful. On both occasions it was the same problem actually. I'm in Arizona, and I have a circulating pump as an effort to save water. I tried to use the hot water that day and I couldn't get any. They came out and corrected the problem. The second time I called them was because the bathroom's sink started t leak because the brass belt had cracked all by itself. They immediately replaced it and now we're just crossing our fingers hoping that no other broken parts appear.

They're pretty prompt in getting back to you, which is awesome. Sometimes it can take a little bit longer if you get a contractor that's a smaller company. But that's not the end of the world. Over the last couple of years, every time I have a service request the contractors call you right away, within 24 or 48 hours. That's really impressive and it has been great for us. The most recent issue we had was our AC, so he had them come to check it out and they just replaced the part. They also gave us a bit of information on just how the system works, which is really great. The only thing we were charged was the 60 dollar service fee, so it was basically free. I think they're a pretty great company.

My customer service representative checked in with me, she was pretty awesome. Whenever I filed a claim she sent me back emails immediately to tell me that someone had been dispatched. She also checked in with me to make sure that the contractor had been out to my place. I used the warranty for my HVAC system once. They didn't have a provider in my area, so they told me to use whoever I preferred. I called a guy that I knew would do a good job and afterwards Landmark reimbursed me. I'm a real state agent and I know they're taking good care of my clients as well. My only complain is that they forgot to bill me for several of my home warranties and ended up billing me for everything later.

The first time I called them, the company they tried to hook us up with had terrible, terrible ratings. The second company they referred us to also had terrible ratings. I talked to them afterwards to ask them not to hook me up with vendors that have terrible ratings. In the end they gave me the name of another company, I checked them out while I was on the phone with them, and they were good. I feel that they need to be more careful about who they send out to do the work. I wish they would take the initiative with that. I've used them several times after that though, and they are very prompt . On a different occasion we had a plugged drain in the kitchen, as well as a plugged drain line through the air-conditioner. We called them and they had someone out the following morning. Every time I call in to make a claim, they get me an appointment with the proper vendor very quickly.

After looking at different home warranty companies, it seemed like Landmark had the best deal for the dollar. Usually, they've been quick to respond. They call within 24 hours of filing a claim, so they've done a pretty good job about sending out contractors in a timely manner. We live in Texas, and we were on vacation out of the country when our A/C went out. My sister and mother-in-law stayed at home, so we called Landmark right away. They immediately took care of things, and had a technician over the same day. It's kind of nice not having to worry about that because everything was done in a quickly manner, and I was still able to enjoy my vacation!

It was chosen for us, we didn't have an option. They've been mostly wonderful; the only problem I have had was getting ahold of a claims agent to help fulfill a request, and that's only happened once out of the the 4 or 5 times we've had to contact them. Overall they are able to provide, in getting our house problems fixed. On the day that we closed escrow for our home, our water heater turned into a lake in our garage. We were able to get ahold of Landmark, and they had somebody trying to contact us within a few hours after we made the claim, and the guy came out. He was very professional, he fixed it, and we haven't had any problems with it.

We've had good experiences, we haven't had any problems; everyone is really nice. The only thing is that they're not very good with entering the information in their computer, so if I talk to someone, you have to send your house inspection even though it had already been sent before, but that was the only thing. I do like that they follow up to see if everything was taken care of, and they also text, either to let you know or to remind you that someone's coming out, and also to make sure that everything was okay, or if you want to take like a little brief survey, you can, and let them know. We actually have used our warranty quite a few times. We thought our AC was going out, they came out and fixed that, I had pest control come out, and for the pump in our pool; the motor went out so they replaced that, too. Honestly we chose them because they had that option where you could add your pool to the warranty.

(1) While Landmark response is always very quick, the service appointments are usually not (Allstate Service being the single exception). (2) Landmark offers an AC check up for full service fee ($70), while other companies are much less ($59); this for a service that involves no repairs or parts, snd no guarantee the unit will not fail at any time soon. I think there's room for improvement in this area

Excellent and friendly customer service. I did have a problem when the electrical guy came out and I asked multiple times if I need to turn off the breakers and he said no. With that the three of the breakers blew and in turn my master bedroom 68 inch tv was fried. To top it off with him he was more interested in checking me out than listening to my problems. I have never get so uncomfortable in my own home then when he was here. He wasn’t preto fix the problems the first visit. I will never have he or his company in my home again.

Four stars because most of the time, once I get to talk with the agent, all is professional, courteous and efficient. The last star is because of getting through on their phone lines can take hours,. Getting a response from an email isn’t much better. In never got a call back when I left my number at 1:00!pm one day.,I had to call back the next day and wait in hold again. Most frustrating!

Decent product for the money. However, they do not cover some things that one would think they would. For example, they mentioned bringing a house up to code but in actuality, they will not put in place something that was not there before. This is the very definition of a code violation. Generally, if your house is not up to code in an area it's because something is missing. It's sort of a catch 22

It can be difficult to get all of the information about what the warranty will and won't cover but if you research carefully and know that you will have to pay for service fees and parts of some repairs (our share ended up being way less than 50% which was great!) then a home warranty is well worth the time and money. The repairs do often take longer to complete as well. Just make sure you are okay with those things up front. It was great to buy the home warranty with our new house when we weren't sure our AC was going to work in the first year.

Actually, I've had issues with this company. I was promised quick service on a water leak that took three days for someone to come out. I had a billing issue that someone didn't call me back about as promised. The thing this company has going for it is that they want to provide good service. They ask for reviews along the way, and if you submit a bad one, they follow-up on it. They have always resolved my issues, but it would have been better to not have the issues in the first place.

I do feel like they did their best to help us. I had to call two separate days because the first time the furnace was technically still working so they suggested having a contractor come out to look at the furnace although it was making a loud squealing noise that clearly wasn't normal. We never did hear from that contractor nor were able to reach him, but by the next day the furnace was not heating well at all. After that second call we had someone out to see the furnace by the end of the day and it was repaired the following day.

In this particular appt., I think more could have been done to complete this service. Too hard to explain on email. Other service calls have been better than this one. The plumber did a good job but he is controlled by having to call in and get permission or not get permission to move forward. My shower stall is not used by you or your company. It is used by the customer.

Great customer service. My agent was able to escalate our A/C issue on a hot Saturday and we had it repaired by that evening. Service has been outstanding. My only issue is that we diagnosed the problem before we called the home warranty, relayed our issue and it turned out not being covered by the home warranty. We paid out of pocket, but were happy with the company who was super affordable and honest.

Make a claim online, receive an email that a contractor will call you, then receive an email to call them, call contractor and they never return your call, have to call the company and they make a phone call. I paid your company money to Warranty my house, I shouldn't have to be calling the contractors, they should be calling me and Landmark should be making sure they do or find another contractor that wants the business.

Our experiences have been good overall, we had to replace a clothes washer drain pump, air conditioning parts including condenser and the warranty saved us several hundred dollars since we moved into a new (to us) house with several problems that we did not find out about until we had been here for a few months. The companies Landmark selected had knowledgable workers who were efficient and helpful.

We only had two items serviced through Landmark in the year after purchase of our "new" home. First and at no charge was the re-key of our locks which went well. Later, our water heater failed and ultimately had to be replaced. Landmark covered the replacement but we had to pay for some of the installation costs. Finally, we had an infestation of ants in the yard which we hoped would be covered by the pest control provision in our contract but no such luck. Pest control is only for inside the house.

Although the warranty does cover your water heater replacement, there are often times additional modifications or repairs will be needed to ensure the water heater works well with your home. Typically, these are items that are excluded in your coverage. To continue to assist you in replacement or repairs, we do offer for you to cover these costs. If you ever are unsure of the out of pocket costs, please notify Landmark. There are alternative options we can look into to accommodate your circumstance.

We have been treated great. We have submitted 4 claims and recieved great service. Timely responses. Even when they don't cover the repair we trust who they send and will recommend them to others.

It came with the home I bought. I used them when my air conditioner wasn't working properly. We paid for a gentleman that came over and fixed it. I also just had the exterminator come over to get rid of some creepy critters that we had. He was very helpful and it all looks like he got rid of them. The expense is a bit too much sometimes, but the representatives are very helpful and we haven't had any problems.

I've used it on 2 occasions. The first was for the plumbing and the plumber that came out took care of the problem right away. I was very satisfied actually but I think he should have been able to figure it out faster. On a different occasion our DEV11 needed to be repaired, and we got excellent service with that. The only thing is that it didn't cover water softeners and I wished I had known about it in advance.

For the most part they have always found a repair person when I need them. There was a time when I called to put in an order but they couldn't find anybody. I tried to find someone myself to come and help me, but Landmark still charged me a fee which I thought was pretty stupid.

It came with the house we bought, and they seemed to have the best value as far as the things they covered goes. Recently, we had our Pressure Reducing Valve stop working, so the pressure inside our house was very high. They got that taken care of and they did it really quickly. The only problem we had was with a judgment call that I made before they had even consented to the technician. It was a mistake, so they decided to figure it out over the phone.

They are on point, whenever I call them they help me with the best service. I used my warranty for an electrician. They charged me $60 and he was out here within 24 to 48 hours. The warranty does not cover some of the things that I think they should, at least as far as home warranty is concerned. Other than that, they are very customer service oriented and they make sure that your problems are solved one way or another.

I didn't really have much of a say when I got it, the mortgage company kind of assigned it to me. So far we haven't had any issues and they tend to work really fast. On an occasion our garbage disposal broke down, so we called them. We got a hold of their contractor very quickly, but he couldn't come out for two weeks. We called Landmark back and they approved a different contractor so that they could come more quickly. So far there hasn't been any situation where they were unable to fix something.

There have been times where I have gotten very good, prompt, and efficient service. I've also had occasions where it seems like they don't care about me because I don't get any call backs. My most recent experience was one of the good ones. We had a leak in our roof so I called Landmark and got in touch with their contractor. I've used it about 2 times so far. Once for my oven which wasn't working and the other one for my garbage disposal. They showed up very quickly and fixed it right away. I still had to pay them the service cost which was $70 for each visit. I do wish that the window of time between your call and when they come was shorter. Having the technician here within a few hours would be better.

We've only had to use the service 2 times and they came in pretty quickly. When it was the microwave I was upset with the service they gave me. While they did get the representative to come out, they were not able to fix the microwave. When it came to getting a replacement price they never considered that our microwave was built into the counter so we needed more hardware. The quote and check that they sent our way was off because of that. The replacement price value was not fair.
