I found they had some great benefits, specifically when I purchase my home they had rekey benefit, as well as, no delay in using the serivice I immediately need to have the a/c repaired and that fell under the home warranty but of course I didn't know this until I had actually paid for both items (no reimbursement)

It can be difficult to get all of the information about what the warranty will and won't cover but if you research carefully and know that you will have to pay for service fees and parts of some repairs (our share ended up being way less than 50% which was great!) then a home warranty is well worth the time and money. The repairs do often take longer to complete as well. Just make sure you are okay with those things up front. It was great to buy the home warranty with our new house when we weren't sure our AC was going to work in the first year.

Christian f does an amazing job and is very thorough however I am extremely disappointed and unhappy with the rest of the staff, Solutions, lack of follow up and explanation. I was with out hot water or running plumbing and everyone who said they were going to follow up has not. I'm furious about the service I did receive and will not be proceeding with landmark next annual coverage period I will be leaving and going to American instead. This experience has been extremely off-putting and did not make anything remarkable I've sent emails and called over 10 times and nothing. Shame on you and your service team!!!

Actually, I've had issues with this company. I was promised quick service on a water leak that took three days for someone to come out. I had a billing issue that someone didn't call me back about as promised. The thing this company has going for it is that they want to provide good service. They ask for reviews along the way, and if you submit a bad one, they follow-up on it. They have always resolved my issues, but it would have been better to not have the issues in the first place.

I do feel like they did their best to help us. I had to call two separate days because the first time the furnace was technically still working so they suggested having a contractor come out to look at the furnace although it was making a loud squealing noise that clearly wasn't normal. We never did hear from that contractor nor were able to reach him, but by the next day the furnace was not heating well at all. After that second call we had someone out to see the furnace by the end of the day and it was repaired the following day.

In this particular appt., I think more could have been done to complete this service. Too hard to explain on email. Other service calls have been better than this one. The plumber did a good job but he is controlled by having to call in and get permission or not get permission to move forward. My shower stall is not used by you or your company. It is used by the customer.

I called for a broken Garage door spring, at the time I called I did not realize, that the door had 2 springs, we only moved in May 19 2018. Turns out at the present time for San Antonio, TX that Landmark Home Warranty only has 1 warranty approved garage door repair company which greatly limits your selection. THe repair company came today. The Technician informed me that due to the dangers of breakage, they are unable to re tension old garage door springs. I could either pay an additional $150.00 for a 2nd spring, or not have the other spring replaced. in other words not be able to open the garage door at all. I called Landmark Home warranty and expressed my dissatisfaction, the representative said I understand but Im sorry. In my opinion LandMark Home Warranty failed us.

Great customer service. My agent was able to escalate our A/C issue on a hot Saturday and we had it repaired by that evening. Service has been outstanding. My only issue is that we diagnosed the problem before we called the home warranty, relayed our issue and it turned out not being covered by the home warranty. We paid out of pocket, but were happy with the company who was super affordable and honest.

Make a claim online, receive an email that a contractor will call you, then receive an email to call them, call contractor and they never return your call, have to call the company and they make a phone call. I paid your company money to Warranty my house, I shouldn't have to be calling the contractors, they should be calling me and Landmark should be making sure they do or find another contractor that wants the business.

Gas water heater went out. It was covered, but enough other things were not covered so that I spent $750 in adding a PRV and other items so the water heater could be replaced. I could have taken a small cash out option and installed the water heater through a different plumber, but then the cost was a wash, and I didn't have the PRV improvement. I am more dissatisfied with the plumbing company than Landmark but the arrangement the two have is not one that benefits the consumer. It protects their interests. I was not happy with the plumber but Landmark would not let me choose from another company, even if I paid another $60 and started a new claim. Not much choice and the process of ordering a hot water heater and installation took too long--eight days without hot water? Not fun! Landmark is quick to follow up. That part they have down.

Typically, the PRV is a covered part, however, in your circumstance, there was not a PRV. The warranty only covers for the items that have already been installed in your home before the effective date of the warranty coverage.

Our experiences have been good overall, we had to replace a clothes washer drain pump, air conditioning parts including condenser and the warranty saved us several hundred dollars since we moved into a new (to us) house with several problems that we did not find out about until we had been here for a few months. The companies Landmark selected had knowledgable workers who were efficient and helpful.

We only had two items serviced through Landmark in the year after purchase of our "new" home. First and at no charge was the re-key of our locks which went well. Later, our water heater failed and ultimately had to be replaced. Landmark covered the replacement but we had to pay for some of the installation costs. Finally, we had an infestation of ants in the yard which we hoped would be covered by the pest control provision in our contract but no such luck. Pest control is only for inside the house.

3 Scottsdale, AZ

A call was made because a dryer stopped heating. Repairman came out and within 15 minutes or so said the issue was a clogged vent which they didn't cover. Called Sears out and they came out, looked everything over and agreed that the dryer vent needed to be cleaned out but also found a crack in one of the tubings and some other issues. It was quite obvious that the repairman Landmark sent out either didn't know or didn't care. Sears said if the guy had taken time to look at things he would have easily seen the issues. Unfortunately I had to pay Landmark but also Sears who actually got the work done. I complained to Landmark but no response. Guess they don't care once they get your money.

We submitted our first claim after being in our new home for under a week. They rejected the claim before even having a tech come out. I spoke to a manager and from then on its been smooth sailing. We have been treated great. We have submitted 4 claims and recieved great service. Timely responses. Even when they don't cover the repair we trust who they send and will recommend them to others.

My furnace was kind of half working, and my toilet was overflowing as well, so I called and made two separate tickets for the issues. They helped me both times and things were solved. They are really good, friendly, and every single time I call they have been nothing but helpful. They've done whatever they could for me. I have run into some things that my warranty didn't cover, so I guess I didn't understand the warranty that well.

I've used it on 2 occasions. The first was for the plumbing and the plumber that came out took care of the problem right away. I was very satisfied actually but I think he should have been able to figure it out faster. On a different occasion our DEV11 needed to be repaired, and we got excellent service with that. The only thing is that it didn't cover water softeners and I wished I had known about it in advance.

It came with the home I bought. I used them when my air conditioner wasn't working properly. We paid for a gentleman that came over and fixed it. I also just had the exterminator come over to get rid of some creepy critters that we had. He was very helpful and it all looks like he got rid of them. The expense is a bit too much sometimes, but the representatives are very helpful and we haven't had any problems.

American Home Shield was not to my satisfaction, so I decided to go ahead and switch. I've gotten a good response from Landmark so far. For the most part they have always found a repair person when I need them. There was a time when I called to put in an order but they couldn't find anybody. I tried to find someone myself to come and help me, but Landmark still charged me a fee which I thought was pretty stupid.

Two weeks ago my AC broke, it was leaking or something, and they had somebody ready who called me and the fixed it. It broke after that though, so they had to come back and take the whole thing which was fine with me. I do have to pay some money out of pocket, but they take care of everything else.

It came with the house we bought, and they seemed to have the best value as far as the things they covered goes. Recently, we had our Pressure Reducing Valve stop working, so the pressure inside our house was very high. They got that taken care of and they did it really quickly. The only problem we had was with a judgment call that I made before they had even consented to the technician. It was a mistake, so they decided to figure it out over the phone.

They do what they say they are going to do and they are pretty reliable. We have actually used it a few times on the toilet, the garage door, for a furnace tune up, and they came through on all those occasions. Sometimes they work with us and we don't have to pay deductibles. I'm pretty happy with it.
