I purchased a 5 year home warranty. I have had two denials in the past 12 months for a claim. One stated normal maintenance will not cover, for an HVAC system fan motor. It is not normal maintenance to change a fan motor every year. Second, would not change a cracked electric receptacle switch. Needless to say, I will not be renewing my contract when it expires and I would not recommend this company.

It took almost a week to deny my claim. They denied it right before a holiday when no one will come out, disgraceful. If they had read the claim and denied it right away, at least my garage door could have been fixed by the holiday on my dime. I am not disappointed that they denied my claim, my issue is when they got the contractor's explanation, saw it was an issue outside my policy, why did it still take them 6 days to deny it? My previously claims were fairly easy, but have never been worth the yearly or service fees.

I have been a customer since January 2023. My refrigerator is not working properly. I paid $75 to the technician on September 19, 2025. Today, 9-22-2025, the Case Manager offered to buy out $818.00 and refused to repair my refrigerator. A similar type refrigerator at COSTCO is $2,550+tax. Case Managers Ms. Nevada R. refuse to fix my refrigerator.

I've had multiple high dollars system (AC, hot water heater, stove exhaust) claims rejected for one reason or another. Seems like CHW looks for an reason to reject a claim. There is always something in the fine print CHW points to for the rejection. Buyer beware of CHW.

Their definition of replacement is not fair market value. They offer less than half of the value of a replacement of any kind. You would basically have to buy a used appliance from eBay or a junkyard for the replacement price they offer you.

Over the past two years, my experience with Choice Home Warranty has been consistently disappointing. There were only two aspects of the service that proved satisfactory: the cost of the plan and the simplicity of submitting a claim. Beyond that, the value simply was not there. Although the deductible per incident is $100, any appliance requiring repairs exceeding $333 (after deductible) was not repaired. Instead, Choice issued a replacement allowance capped at $333. In practice, this meant that even a high-end $5,000 appliance—such as a Wolf stove—was valued at $333, without exception. My assigned case manager repeatedly referenced the policy language stating decisions are made “at the discretion of Choice Home Warranty.” While the policy never discloses a specific cap, I was told this $333 limit is applied uniformly to all appliances, regardless of brand, type, or age, and it is not disclosed at the point of sale. Another significant issue was the difficulty in getting a technician assigned to my claims. On one occasion, with a furnace failure in the middle of a Wisconsin winter, my claim sat open for three weeks with no updates, no follow-up, and no response despite multiple calls and emails. I eventually located the CEO’s direct email address and informed him of the situation. Only after that contact did a case manager reach out—approximately 12 hours later—with a proposed path forward. The solution required me to pay for the repair out of pocket, have the technician call for prior authorization, and—if approved—wait up to six weeks for reimbursement. Based on these repeated experiences, I will not be renewing my service with Choice Home Warranty, nor can I recommend the company to others.

I switched from another company to CHW because the agent on the phone convinced me how comprehensive the coverage was. Nope. I purchased an older home last year which passed inspection before my purchase. This year, I had a leak under the kitchen sink. CHW has denied coverage because the piping wasn't done correctly. If they don't cover items as is, why bother even having a warranty? Now there is a musty smell in the cabinet. If it's black mold will they cover that? Will they cover replacing of the bottom of the cabinet regardless of cause? Im not spending money on another service call to be told that the issue isn't covered. I've made other arrangements to fix the problem. Also, they send notices about appointment times which are not correct. You have to call the provider to schedule the appointment. The technician who came out was excellent. He called about 20 minutes prior to tell me he was on the way. He was polite and friendly. He said the fix was easy and thought that it would be a covered repair. Needless to say, I will look for another company when renewal time comes around. So far I think these companies are worthless based on my 2 experiences
