The rating would be 5 stars if it hadn’t taking a full month to get my Washer Repaired. The Washer Maintenance personnel was great with the diagnosis and repair but the time between getting the technician out and ordering the parts and repair was entirely too long. It needs to a faster response and repair time because I was without a washer from 12/7/2024 until 1/2/2025

The biggest problem is the quality of the service technicians they use where a lot of them are terrible and they continue to use them in spit of numerous complaints about the quality of their work and instructions to not assign a particular contractor to any request for service and it happens anyway. On the positive side, they have replaced many appliances and other home systems like our hot water heater(more than once) and pool heater, and other items that come with an old house that can pay for the cost of having the home warranty.

I'm not happy with the service provided by J&L Plumbing & Air Although I paid $150 for a wayerheater drain pan and drain pipe, they didn't install a drain pipe. If there is a leak when I'm not home it will go into my shed. When I asked the pro who provided the service said I can but a piece of hose etc. ? And the wayerheater J&L Plumbing is a base model of a cheap brand.

We love the service, someone is assigned to our requests quickly. We've had very good service for most of our appliances. The only problem was pool repair, we had a leak in our pool heater, the contract stated it would cover it but they wouldn't after several attempts and reviewing the contract with them. The support person (a manager) could only say they were told it wouldn't be supported, could not explain why that was opposite of what the contract clearly stated. I could have sued them over this.

I am a Real Estate agent and offer the warranties to my clients however the past year I have had issues with the contractors that have been dispatched. The Co Climate Masters was TERRIBLE! I had no A/C for 2 weeks in the middle of a heat wave and they were not responsive. The office did not return phone calls or text messages. They didn't show when they were supposed to install. After I googled them (Awful reviews ) I tried to get AHS to reassign it but they would not. I was able to get a cell phone for one of the techs (it was listed on google as the office #). Once I had the techs # he got things scheduled. After install (3 months later) my electric panel kept tripping and of course Climate Masters wouldn't return phone calls so I put in a service request for a new service call. Once the electrician came he said the HVAC wired everything wrong. After speaking to other Companies I have discovered the AHS does not pay them well hence the shitty Companies. I also cringe when I have to call AHS as I can't understand the CSR and they cant understand me. Not only that the constant apologizing they are required to do is so annoying. Takes up precious time so make it STOP. I have 2 warranties for 2 houses and I WON"T be renewing.

American Home Shield Representative told me you ordered a new Carrier Brand 4 ton gas Furnace. They sent a unit with crane ECO TEMP. This is not a Carrier brand nor manufactured by Carrier. It is another company that I understand is a subsidiary company of Carrier. I’m disappointed that someone in American Shield sent me a unit from another brand that you told me you ordered for me. I have been a customer of American Home Shield over fourteen years and have always received what you said until this time.

The staff that I engage with via the phone are quick to answer the call and help where they can. However, my last experience with an issue resulted in a delay of about 3 days for the technician to visit the home as AHS only had 1 electrical contractor for our area. Once the technician arrived, he was able to correct the issue promptly. Our rates continue to rise (without our agreeing to a higher rate or advance notification of the change).

Customer service is outstanding :) We live rural, so trying to find a contractor to come to us is hard. With AHS we don't have to find our own contractor, we submit the claim, pay the deductible, and they take care of the rest :) The last Home Warranty we had, I had to find the contractor, pay the bill up front, and then wait to be reimbursed. I spent the better part of two days making phone calls, sending emails, waiting for contractors to get back to me, all while my sewer was backed up.

Sometimes they don't fix the problem while they are there and even though they know you will be calling back with the same issue they take your money and leave. Example: Microwave door when shut it runs fan but not heat even when the buttons are on "off." The repair main kept closing the door until it finally didn't run. then he opened and closed and it ran again in "off" position and he kept slamming it until it didn't run and said "ok you are good." But then I opened and closed door and it ran again and he said just keep slamming it a few times. that is not fixed to me and they charged me $100 to tell me something I already knew. You also have to be willing upfront to know that it can take up to five days to get a repair assessment and then more time to order parts etc. Knowing this ahead of time allows me to set the expectation that can be met not something that will frustrate me when not met.

We've had AHS for over 25 years and have never received anything other than absolutely stellar service, both from AHS and from its contract providers. I recommend it to everyone. Over this long period of time, AHS has repaired or replaced everything from the HVAC to the kitchen sink garbage disposal to the garage door opener. We rest easy knowing that we're not going to be hit with a huge bill to replace a major appliance. AHS is the best!

I left AHS to try out another company. AHS has always treated me well. Didn't leave them because of bad service, just was trying out a new company. I came back to AHS because I haven't experienced the level of excellent service with any other company. Great company! I never have to do all the footwork like I did with this other company. I loved the ease of this plan, however, the rates went up so high on my yearly renewal that had to call to cancel my policy. I am newly retired and just cannot afford such a large increase. When I called I could NOT just cancel my policy without the hassle of negotiating over and over only to be transferred to someone else that started negotiating AGAIN. Ok I have to admit that the negotiation ended up cheaper than what I was already paying, so of course I accepted. Lo and behold the first payment was not the negotiated price but the original! I was so angry After MANY times verifying my information to several people. I finally got a very nice guy who instantly canceled my policy and requested a refund for me . So now I am without any coverage and I don’t like it

There were repeated delays by A1 Plumbing, over several weeks. Over this entire time, we had water continuously dripping. Our water bills have tripled. They finally replaced a faucet in the bathroom which does NOT match the other sink faucet. They said they couldn't find one that matched so they would not replace. The difference between the 2 faucets is extreme and look ridiculous since they are a pair. A1 Plumbing repeatedly dropped the ball and we had to contact American Home Shield each time. They would tell us they were doing something and then not folloup.

Many items seem to be excluded from the warranty. All they could tell me about my electrical issue was that there was an electrical issue. They said replace the 4 exterior down lights and let us know if you still have an issue. So in essence I still don’t know if I have an issue until I install the lights. Which I’ll need to get an electrician to do.

The timing of this request for a review is unfortunate. When you have a quick turnaround for an easy repair (like a leaking faucet or a garage spring) the process works well and your repair goes smoothly. Currently we have been without a working refrigerator since 12/30. For 4.5 weeks and still unresolved we’ve had the assigned technician out probably 8 times to “repair”. Each time it works for a day, the repair fails and then goes out again. Then the process has to start all over. We wait for the technician to come out (again) to find the next problem, then wait for AHS for the estimate, then we wait for a part. This has caused so much stress to our family with 3 kids. We’ve now been waiting for a part going on 8 days now. Any update from AHS? NOPE! Would I recommend AHS? Probably not. What if this was our furnace in the middle of the Midwest winter? AHS seems not to even care how they treat their customers or how this impacts people. It’s very frustrating dealing with AHS when you need to and something really goes wrong.

I have been with AHS for over 20 years. This may be my last year with them. I have always referred people to AHS. For the last few years, they seem to nitpick whether they will cover an issue. The last one, my pool circuit/power box that runs the pump gave up the ghost. I live beachside in Florida and it was a plastic box in full sun. It deteriorated, cracked and broke open. This is in an area just off the pool, a few feet from the fence and garden. Nothing else is near. Either the tech or AHS decided that a tree had fallen on it and denied the claim. I called because they had never updated me or let me know days later and I needed the pool pump to be running. When I called, I was informed that since a tree fell on it, it would not be covered. I said, "a tree did not fall on it". She said, "well the report said it looked like a tree fell on it". I said, "ok, but since there has never been a tree near there, a tree could not have fallen on it". She said we will send out another tech, but if confirmed you will have to pay twice". They sent out a tech and he confirmed that the plastic had just worn with age and cracked open. AHS Denied it again, and I paid that same tech to do the actual repairs to replace the box for close to $900. Disappointing. Poor coverage, poor communication, and I still have not gotten the final report. They just told the service that it would not be covered.

In October 2024, I purchased a home warranty with American Home Shield Warranty Services. The warranty states I have a $125 deductible and then provides coverage limits per category. For the HVAC/furnace repair/replacement category, coverage is $5,000. On January 6, 2025, I filed a claim as my furnace had stopped working. They dispatched their chosen HVAC dealer for Columbus, OH, Red's HVAC. The technician from Red's arrived after office hours, spent 3 minutes at my furnace and came in to my home and told me the secondary heat exchanger was bad and while the part was covered under a recall by Carrier (furnace manufacturer), the labor was not and their recommendation was a new furnace for $10,000, which left me with a $5,000 out of pocket expense in addition to my claim limit of $5,000 to be paid by American Home Shield. I requested the dispatch of another HVAC company for a second opinion as well as additional quotes for comparison. American Home Shield's response on their customer service line was that they could not do that and they hung up on me. I procured additional quotes on my own of equivalent carrier furnaces to prove that that their chosen contractor, Red's HVAC in Marion OH was fraudulently inflating costs to force customers to pay more than what their home warranty covered. Because it was 20 degrees in Oh and I was already 3 days without heat and American Home Shield refused to connect me with someone who could resolve, I contracted with one of the quotes I myself procured and paid entirely out of my pocket for a new equivalent furnace at a total cost of $6,000. If American Home Shield had provided multiple quotes or reviewed what I had provided, it would have cost $6,000 versus the $10,000 they were demanding for an equivalent furnace replacement. As they would not and they forced me to procure out of my own pocket, I requested a reimbursement of all funds paid out of my own pocket which included the $5,000 maximum and the $125 deductible. No response.

I like the customer service, usually like the 3rd party companies which come out, What I dot like about the pluming co was they guess at what the issue may be without wanting to do any kind of service.

Works well about 50 percent of the time which is pretty poor for any product or services. The other half of the time, so many things can go wrong. Takes a long time to book an appointment, either first appointment or follow up appointment. No response to understand outcome of the first checkup. Coverage is spotty. Get a quote to fix things after checkup with no explanations. No response to get more details. The quote to fix is usually way more than if I just had it done through someone on yelp.

This is our second time having AHS on a new house. The first time we had very little issues getting work done, items fixed. This time one appliance has been fixed with now issue but our biggest concern and problem item continues to be an issue. We’ve called the company out twice. Having to pay out of pocket hundreds of dollars only for the issue to still not be resolved.

Claim process is OK, I wish I could order from any appliance vendor I choose, I have had nothing but problems with Lowes. Now in the middle of not one but two claims because of shotty delivery and installation services and GE is now coming out to inspect what I think is a secondary installation issue. They damaged my driveway and compromised my laundry room cabinet. If you are going to award a cash value for an appliance, I should be able to shop where I want.

After almost 10 years of service, AHS stepped up to cover repairs on my AC condenser and Boiler work that happened to come one season after another and left a perfectly working system in each case. Very happy we had AHS and they had our back to bring our systems back online in a professional manner. No questions asked.

I submitted a repair request on the 18th of November got a repairman to come out and he told me it would take more to repair than replace. Your company was not happy with his results so you sent another company to look at my washer. Took them until the 22 nd of November to look at my washer. They recommended repair vise replacement. on 25th I called your company and you indicated the repair request for parts was not yet submitted. You call the company and then they called me and their parts department has not submitted the request for parts. So as of today 26 November I have been without my washer for 9 days and parts will be requested and it can take up to 10 more business days. To me this is just unacceptable. That is why you get only 3 stars this time.

American home shield has been very helpful with our home repairs. You pay a set fee and a contractor comes out to repair and analyze the issue. We have had lots of items repaired and some replaced by American Home Shield . I recommend to all my friends.

Whenever we have an issue, service person comes out and it's quickly approved. It does take a LONG time to get someone out, but I know that's just due to the service people busy schedules. I have already reccomended 3 friends to sign up for this warrenty in the one month I've lived here :)

AHS has covered every single claim that we've turned in. They were prompt and professional. Many home warranties try to “get out” of coverage, especially if you use the wrong terminology when reporting problems. AHS has never done that us. We highly recommend
