They respond promptly and have sent qualified repair people. The only downside is that it takes a while to get parts, but since they are running the show remotely, I can see why this has to happen.

The technicians you sent have been great. My concerns comes from the coverage, which, I feel is misleading. Electrical may not cover ALL electrical, and septic system does not cover ALL septic components. When you figure in the cost for each service call and monthly premium I'm not sure this is cost effective.

Totally disagree with results of service denial. On the phone for 1hour and 45minutes with representative who would read partial quotes from contract, stated there was no way to appeal,encourage me to get 2nd opinion with their contractor(which you pay another $100 ) and when I requested requested to have a different service person with their approval to get 2nd opinion was told again No. Feel totally ripped off....also was told my plan was grandfather ini and was the same as gold plan where the contract listed also stated my service was covered. And all this occurred via the phone including the service call

The last company was EXCELLENT. They were professional, efficient, friendly and fixed the problem in one visit. However AHS is NOT CONSISTENT IN THE QUALITY/EXPERTISE OF ALL THE COMPANIES IT UTILIZES. For example, some time back at another rental property, the plumber stated a slow faucet required new pipes in the walls and thousands of dollars to fix it. I got another plumber and it was an old rubber washer blocking the pipe and it was easily fixed. Other low quality companies sent out over the years, though a few are good. You have to get second opinions frequently

This home warranty company is no different than any other warranty company, they cover NOTHING. They have a list of reasons why your issue is not covered, so nothing gets covered...ever. I've had3 different warranty companies in the past and they all work on the same business model...deny everything. I will not and will tell everyone to never waste their money on a home warranty. you ALWAYS ending up paying out of pocket anyway. But this company is the worst I've dealt with, my issues were legit and go nothing but a line of excuses why they were not covered. The reasons are endless. What are you going to do about it, take them to court? They know it's one of the greatest scams ever. I am telling everyone and posting comments everywhere I can to voice my experience with this company and all the other home warranty places. SAVE YOUR MONEY FOR THE REPAIRS YOU NEED THAT WILL NOT BE COVERED.

Each time a technician comes to my home, work is denied initially, then they have to escalate and then they approve after I speak to them. And the same project is approved a few months ago and now it is not. Also hate that a manager can not be brought in to the conversation and always a manager needs to call back. Takes days. Horrible customer service. Used to be better.

First, I was forced to input a number. My honest rating is ZERO. AHS took my money for 10+ years but did not provide proper support when the time for a serious service call arrived. I have had no heat for three weeks and live in the NE region of the US. I was being forced to accept an offer from their contractor who I could not afford. AHS would not allow an alternate contractor or outside authorization to help resolve the issue. And the cash out offer was disrespectfully low. AHS knows that the average consumer doesn't have access to the same prices that they do and so there is no way that I could find a comparable unit for the low price they offered. Had I directed my monthly payment to a savings account for the past 10+ years instead, I would be able to replace my system without the hassle and anxiety experienced with this company. I will never return, and I will discourage anyone from ever signing a contract with AHS. I am determined to make sure no one that I know and care about becomes a customer. This company is a scam. Takes days before hearing back from an account escalation specialist. And then when they get on the phone its as if they are reading from a script. Disgusting customer service. The escalation specialist literally told me "I have no choice but the two options they offer". I don't want to use profanity in this review but please know it will be used when describing the disgusting level of service provided to me.

May 2022 lost air conditioning when temperatures were over 100* and it took them over 2 weeks to get us positive results. I also had garbage disposal issue that was not properly rectified. I called and because I was "one" day over the 30 days the charged me again. There needs to be some kind of grace period.

I was given erroneous information, which made me upgrade to Premeium, only to find out after 6 telephone calls to American Homeshield that code violations were not 1005 covered like the sales rep that talkd me into dropping my basic warranty and purchasing the premium one, waiting my 30 days, making numerous calls back and forth, being transferred numerous times, only to finally being told, I was given erroneous information.

I have had some good service if I can get a rep on the phone that doesn't have a thick accent. I am having a dispute now concerning a microwave that broke and was reported to AHS June 20, 3022. I ended up paying the new buyer of my home $300 out of my pocket at closing. I am expecting reimbursement but as yet I haven't had a response from my rep. Since 10/6. I can't understand how a service company can do business this way.

They have disappointed in every way possible. They allowed my son his wife and 4 dogs to live in temperatures of more the 113 degrees for nearly two weeks the technician claims they told the they could not find the part and the unit needed to be replaced they said they had 30'days to find the part. I eventually replaced the unit knowing that it was obsolete they gave me a check for 1800 dollars and I paid nearly 8000 to replace the unit. I have three properties with home shield the second the hot water heater went out after waiting more than a week I went ahead and found another company I paid 1995 home shield paid 630. Now there is a stoppage in the bathtub tech wants to charge nearly 3000 over what home shield will cover they are offer 1000 they are a fraud and are in business with the businesses to rip consumers off

Because nothing is covered. You pay these service fees for professionals to come out to your house, only to learn that the problem is not covered in your contract. The issue is with the " garage door" not the motor, and your contract covers everything BUT the door, or your ceilings are too high, therefore you paid the $100 service fee for the electrician to refuse to look at the ceiling g fan, because the contract doesn't cover ceilings that high. It's a waste of money. Don't do it!

We needed a motor replaced on our AC unit . I was told it would take 6 weeks to get , that meant I would be without AC in the AZ heat, which was 110 degrees. They didn't care and I had to purchase a new unit on my own. Without AC, my house was about 105 degrees inside. No one can live in that kind of heat for that long but they didn't care, no matter who I talked to the answer was the same, I would have to wait. Horrible decision on their part and not good business practice .

One of their contactors DNZ are horrible. Their front office is rude and unresponsive. I reported a failed ceiling fan in mid-August and they have come out twice to my residence, each time bringing the wrong fan or incomplete fan kit.

When I need something repaired, AHS only send me one referral. Sometimes, those referrals were not the best. Therefore I am stuck with whoever AHS sends me. I think this is unfortunate for me and I pay every month for AHS services which they controls.

On or about 8/23/2022, 1 week before we were due to move, our hot water heater overflowed and flooded our laundry room. We immediately turned the main water supply off to the house and called AHS. After not hearing anything back from them by the next day (the 24th), we contacted AHS and was told that because of localized flooding in our area from heavy rains that they could not find a contractor to come out. They gave me permission to find a plumber on my own and said that they would reimburse me for the charges. I got a plumber out, (Castlewood Plumbing) and was told that the water heater was worn out. We called AHS and gave them an itemized parts and labor estimate of the cost. The contact person at AHS said that they had to get permission from the review board to authorize the payment and promised that I would hear back from them in 15 minutes. After waiting 1 hour with no answer from AHS, I told the plumber to leave because he was on the clock getting paid while we waited for AHS to call back. I paid him $96 and he left. After another four hours with still no response from AHS I called the plumber and told him to order a water heater and install it the next day (the 25th). Keep in mind we are now going on 2 days with no water to the house, no water for bathing and no way to flush the toilets. The next day after Castlewood installed the new water heater, AHS finally called back and gave me a plumber to call. I explained that we couldn't wait any longer without water and had the new water installed by Castlewood. I was told by AHS that we didn't get permission and that they would have to review the charges. AHS told me to email an invoice with the charges and that they would make a decision in 5 days. I emailed the invoice for $3262 to AHS and have not heard back. Here it is October 7th and I still have not got an answer from AHS about being reimbursed. I don't expect for AHS to pay the full amount because $750 of the charge was for upgrades required by the city of Webster Groves, MO, but I do expect to be reimbursed a fair amount. I even passed AHS warranty on to the new homeowners instead of canceling the contract which gives AHS a new customer which I'm beginning to regret! I am very disappointed with the service I received from AHS and don't want to contact the Missouri Attorney General, but I will if I have to. I also have plenty of time to file a lawsuit in small claims court as I am retired and will if I have to.

While the advertisements and first pages of my warranty imply that my boiler would be completely covered for wear and tear. hidden on page 5 is the cap of $2000. This is not really a huge help when the quote from the only contractor they accepted came in at $12K. I got a quote for the whole job from my own oil company for $9600 total. When you consider that my policy is $500+ per year and there is a $120 deductible, the cost of the warranty isn't really that much off of the actual project. SCAM.

I put in for a repair that was not covered by contract. Instead of contacting to let me know AHS allowed the service provider to show up. I was now out the $75 co-pay and had to cover the full cost of repair. It would have been better to contact and advise it was not covered by contract so I could save the $75.

They are somewhat responsive on phone, and reach out to vendors, but in 2 particular cases in has amounted to nothing happening which is frustrating as a customer. Right now I don't think I will be renewing next year and wondering if I should even continue.

Most always quickly taken care of, waiting now for 11 months for microwave/oven replacement! we're in our 80's and no way to go out shopping on our own for this! Seems we may Never have a solution ??

Using the warranty doesn't always fix the problem immediately. It still takes a while to get serviced by a contractor and it seems like some contractors are annoyed by having to work with a warranty company.

Our AC stopped working in July. We had to get a second opinion the contractors came out in September and replaced a part but this did not fix it. American home shield will not contact another company to fix the AC. They keep telling us that since these people are the second opinion we have to wait to hear from this same contractor that we've been waiting on for almost 3 months! We have called the contractor numerous times as well as AHS and here it is late evening September 29, 2022 and the AC is still not working. It has never been repaired. We have been without an air conditioner since July in triple digit Texas heat and the contractors don't care and neither does AHS.

1st Water heater died. Called Home shield, put me on hold for 30min, then disconnected me. Called back, another 15min on hold spoke with someone and they would alert the service provider whch could 24-48hrs before they could call to SET-UP the appointment. 2 Days to wait for a set-up and then how many days to wait for them to get here without a working water heater. We waited 2 days, called back and they said the ticket was cancelled. CANCELLED??? How?? Who/Why??? No information, just it had been canceled. I contacted my own plumber, who swung by that day. Said the water heater needed to be replaced. $1300 (Wh and Inst). I called Home Shield, No help on the bill because it wasn't their repair people. #2 AC Went out, opened up a ticket, within 6hrs, tech was calling to set-up an appoitment. Earliest was going to be on Monday (it was Saturday). Cost was $100... Again more money out my pocket and nothing has been fixed. Repairman gets there. He is pleasant and professional. He diagnosis the issue within about 15min. Its an Electrical issue, breaker. "We don't do electrical, you will need to call home shield." I called Home shield, back in the 24-48hr window to SET-UP an appt thing again. I aid forget it. I called local electrician that was reccomended by a neighbor; $185 to replace the breaker. So the total cost of repair $285 ($100 + $185)...and how much was covered with Home Warranty $ZERO!!!! Terrible management of my expectations, will not renew, will not reccomend. And That is a shame since my wife is a Real Estate Agent

It is very hard, almost impossible to speak to any real human being that you can understand clearly and that you can communicate with that leaves you feeling like they understand or even care about your problem. They all leave you feeling like they tell you exactly what they were trained to say and nothing in the customers favor. There is a major problem from the lowest person all the way through management. They make it impossible to speak to anyone in management or anyone else but the person that answers the phone. I have replaced 5 compressors in 12 years on my A/C but the first 10 years the manufacturer warranties paid for the compressor and I paid for 90% cost of the Freon so AHS kept repairing my A/C . Three months ago AHS had to pay for the compressor replacement because it was out of warranty. It went out last week so they send a company out and the compressor is out again. They come back to me and tell me AHS want to replace not repair the whole outside unit but they suggest me replacing the entire inside and outside unit for the best deal for me and will last longer and better. They tell me AHS will pay pay for part of it, for the part they were responsible for repairing or replacing. The Company gave me a too high of a price so I shopped around and got a company for $2,000 less with better warranty and A/C but the same size. The AHS company said Sll I had to do was ask AHS for customer pay out for the money they were going to use to repair or replace my A/C would be paid to me. I did that and was told my request had to go through approval department. With over 100 degree weather I had my A/C replaced and never heard anything from AHS for days so I call them and the denied my request because they say I upgraded my unit. I didn't upgrade, I replaced with the exact same size unit. I asked to speak to manager but was refused and told someone would call me in 24 to 48 hours. My primary number is my cell phone but the person call me on my home phone when no one was home and leaves the same message the person I had already talked to on the phone told me, that I upgraded so they will not pay anything. It is impossible to get them to understand anything, all I want is the money they would paid to repair or replace whatever they were responsible for. At the price it would have cost them it wouldn't be a large amount of money but they refuse to pay me anything. They charge me almost $100 a month plus $75 copay anytime anyone comes to my house and I have been with them at least 20 years and they treat me this way. It use to be a better company years ago but continues to get worse and more expensive. I wouldn't recommend them to my worse enemy. They don't care a thing about their customers.

I have been with AHS for 18 years and been so happy but my last service Was done by a shotty contractor and they have damaged my kitchen floor and still waiting to get help with it. This company took 2 months to fix my dishwasher and caused a leak that has ruined my floor and I have yet to get help.
