This service has been great except when we had to replace a dishwasher that wasn't fixable or to expensive to fix. There was only one option for a replacement dishwasher that was marked out of stock and was not able to be ordered. I had to go a purchase the dishwasher myself and had to pay for additional parts, delivery and installation. All the fees that had to be paid were more than the cost of the dishwasher, so I am not sure that it helped in this case. The other times that we used the plan seemed to work out just fine.

They send local contractors. Most have been good to excellent. Recently, they sent one that caused damage to my house. AHS does not stand behind this, told me to work it out with the contractor, who will not take responsibility. I’m very disappointed to know that AHS sides with the contractor, not the customer, when I have proof they caused damage.

Basically most of my sellers, I suggest they purchase it and avoid any concerns. They always are prompt to send someone out, with a reputable vendor and if you're not happy, they handle it.

Overall, it’s 4 1/2 stars for providing great coverage. They could improve by contracting with better professionals. Several times I’ve had service calls where the technician said they couldn’t fix the problem. Or they’ve asked us to provide the parts. These are things that I wouldn’t expect with a repair company.

Amazing plan to have if you are a homeowner! Quick response by both AHS and City Plumbing. The plumber replaced the part on e it arrived and it worked great for a few days and then it started the same problem again with the thermostat. I called City Plumbing back and gave them the part number, address, etc. and I haven't heard from them again for a couple of weeks. I have to reboot my water heater every two days or so. Please help.

I like: contractors selected from reliable sources, however, we had a recent experience with our dishwasher/oven that wasn't great. Took 6 months to fix the dishwasher (after several calls) and the stove was never repaired, and I didn't receive a refund of my fee for that service. The gentlemen selected were simply not capable of doing the work. It was comical.

Requesting a provider is a hassle. It’s difficult to understand some of the customer representatives and they are lacking customer service techniques or listening to complaints. I’ve been over billed for service calls that I now need to straighten out and I’ve been putting it off to the strained communications with employees. The first plumber assigned to me did not show, Anywhere Plumbing and I was charged $100.00 for the appointment that never happened. The HCVAC people quoted me a price to replace the furnace which I agreed to and he didn’t know how to proceed so I’m still waiting for the services to be rendered. Moving is difficult enough but this is a lot of added stress.

They lack consistency on their decision-making regarding replacement. I am a property manager and put all my properties on AHS plans during the COVID pandemic so I could get service quicker for my tenants. At first, they did a good job but most recently I have been disappointed. I called service for the same refrigerator on 4 occasions. It involved the ice dispenser initially then turned into leaking water that was damaging my wood floors. The situation kept occurring until finally the compressor completely went out and it causes the appliance to not function at all. My tenants lost food and I called 3 days in a row for a decision about the repair/replacement to be made. After 3 days, they decided to replace the compressor instead of replacing the unit. The compressor parts and ultimate repair would take another 10 days to two weeks to complete and because I could not let my tenants go without a functioning refrigerator for that long, I had to replace it myself. The compressor parts and repair was going to cost $800-$1000 according to the technician assigned to the job so I called customer support to see if I could get a credit toward the repair to apply to my new purchase. I was told no initially by customer support and asked if the case could be elevated to a manager. They told me they would have someone call me back and it never happened. If you consider the 3 repairs made to the unit, plus the replacement of a compressor, they would have been money ahead if they would have just replaced the unit after the 2nd or 3rd service call. I am disappointed and reconsidering if this is the best company to deal with on my properties going forward.

Garage doors are listed on my service contract as included for repair. However, AHS indicated that the part that broke on my door (the spring) was not included. It cost me over $700. Plumbing is also included, however, they would not pay for caulking my leaky tub which cost me over $200 I was without a washer for nearly 2 weeks because after the company AHS chose to repair my washer initially told me they were waiting for a repair part, they would not respond to my calls nor did they answer AHS' emails. After more than a week of constant attempts on my part to contact the service company, they finally informed AHS that my washer needed replaced. AHS did respond well to my broken ice maker. I just wish they were more pleasant to work with and more forthcoming regarding their actual coverages.

I have a love-hate relationship with American Home Shield (or more accurately, HSA Home Warranty, which I think AHS acquired--it's a little awkward to have separate services designated AHS and HSA, but for what it's worth, we are HSA customers). We have been customers for 10 years now, since we bought our first (and current) house. When everything goes smoothly, they are excellent value for the money. The problem is that because they seem to use the cheapest contractors that they can find in any given geographic area, without paying attention to customer reviews. Sometimes those cheap contractors are also actually good, in which case you get excellent value as an HSA customer. However, when they aren't, particularly when they are utterly nonresponsive, you have to deal with HSA's customer support line, and there you deal with the most glaring weakness of the company. The call center (in India) is not merely staffed with people with limited English; the communications barriers are compounded by the fact that the customer service reps have minimal real ability to act, e.g., to assign a new contractor if the first one has gone incommunicado, or to give information about what model of appliance or fixture may be used in a replacement that may be dispatched to your property, etc. Basically, anytime that the HSA "default" option is not viable or appropriate, its institutional processes from the first point of contact make it very difficult to make necessary changes, let alone optional-but-value-added ones. Examples: In my area, HSA works with an HVAC contractor that has been absolutely outstanding. We had a furnace blower motor break on Christmas Eve in near-zero-Fahrenheit weather, and they got someone out here on Christmas day to fix it. They had the right part already in their van. Two hours and we had a working furnace again. Our stove (cooktop) failed and we had to have a new one installed. In this instance, I WAS able to get someone at HSA to tell me the model they were going to use to replace it, and I measured the space and researched the dimensions of the planned replacement, and that model would not fit. HSA got me in touch with their appliance purchasing department (which fortunately is staffed by people with substantially better English than their general customer service call center), they gave me a list of vendors they worked with to get bulk discounts and told me to look into it myself. I didn't actually mind that, since it also gave me more input and control in the process. I found a model that was a "slim" model from a more upscale brand (Jenn-Air) that in the family of companies that HSA buys from. I had to pay the difference in cost between the baseline model (that I'd have gotten by default as part of the HSA service) and the luxury model, but it was the difference in HSA's discounted costs for each of those, so not as big a difference as the difference in retail prices, and more importantly, it fit. However, HSA also has worked with a series of plumbing companies that are bankruptcies waiting to happen. My kitchen sink has had no cold water now for almost 2 months, because AHS will not give up on its default contractor and assign someone else. Every time we call AHS (which has been MANY times), they say that they will contact the contractor. It goes straight to voicemail for them the same way it does when my wife and I contact the contractor ourselves, but they insist on keeping trying. And each time we call AHS, the customer service rep, in their halting English, tells us (as we understand it) that "next time you call, we can assign someone else." But there have been many "next times" now and it's devolved into a tomorrow-never-comes joke in our house. Recently, for the first time, they mentioned referring our request to a "contractor relations" department that wasn't mentioned on our first few calls about this problem. Meanwhile my sink is not fixed, despite submitting the claim on December 4, 2022 (it's now January 25, 2023). It requires a standard cold water supply line that I can't believe that any plumber wouldn't carry with them in their van and I can't believe that it wasn't fixed on the one day we ever saw someone from the contractor, who came only to take pictures one time in December, and did no actual work. We have had many other plumbing issues over the years, both gas and water, and it's truly rare that the service goes without a hitch. The good years and good experiences have been good enough to keep us as customers. But the bad times stick enough in my mind that I can't justify higher than a 3-star rating nonetheless.

The replacement option was a good choice but I elected to upgrade. A problem came up with the installer and AHS rep git it taken care of during the phone call.

We are new homeowner's - having been in this house for 2 months now, American Home Shield has been great at the appliance issues we have had; however, when our furnace went out (during the coldest temps ) we fought with American Home Shield and got the run-around from the company they sent us. Having to have a tech sent out 4 times and American Home Shield said it would be an additional week to get a 2nd company out for a 2nd opinion. Then we get told that American Home Shield wouldn't recognize any "outside help from their network because we didn't have permission". We ended up eating a lot of cost and having our issue solved, correctly, with a company that American Home Shield "didn't give us permission" to us.

Was always happy with AHS until recently. My refrigerator/freezer has needed several repairs over the past year or more. One of the repair companies they sent removed our ice maker and never replaced it and then changed something in the refrigerator causing it to function much worse than before causing our food to spoil. They finally agreed to give me a replacement buy out but instead of honoring the buy out amount on my current contract of $7000 they are telling me they will only give $3000 because the issues started during my prior contract year even though there were new issues in the current contract year created by the repair company they sent. I have a Sub-Zero and it will cost me $15,000 to replace and at this point they refuse any additional repairs. I have been a customer for nearly 20 years. Not happy with how this repair was handled in general or how the appliance department unilaterally decided not to honor my current contract terms.

So far so good. Only thing I didn’t care for. I had a roof leak on a 5 years old roof and house. Ended up costing me $12,500. 😩 AHS paid $1200 towards it. Everything else so far has been pretty flawless. Would have liked a roof repair attempt at least around area that was leaking and a chance to get other estimates. But I figured because AHS uses them I should let them do it.

They responded quickly to my issues at home my home and with great service. I received a call the very next day from the contractor and they were in my home within 48 hours of initial communication. I recommend American Home Shield!

What I like about American home shield is that in my situation I work out of town up to a month and American home shield has been there to take care of my issues I have while I'm gone, with quick service request they have a profesional out there to look at and fix my home appliances, me and my wife are happy with their service.

I have been very pleased with AHS. I have used them many times and I always get top quality contractors. My only complaint is that sometimes it is very hard to get these people to come quickly. My most recent was a roof leak. The company could not come out for more than a week. I would like that if a company cannot respond fast enough, that there be an option to choose or be assigned to another. Overall, AHS is a fantastic value! I would also prefer that if a claim is not accepted, that the $125.00 fee is reimbursed. Even partially reimbursed would be helpful.

We did get a furnace installed, when ours went out. Cost to us was $1300. + the inspection fees of $250.00. Our thought was that AHS would pay to replace our furnace! We did not expect to pay more than the $100.00 fee that we pay upfront for service. We had a locksmith come out to rekey our house, on a special with AHS. He charged us and additional $58.00 for additional locks. We only have 5. . .Then we had to call him back, because one door did not lock. We were charged another $55.00. . .to correct this issue. All of these charges on too of $100.00 charged upfront. Then we had our stove top checked, because it is scratched and has burned on foods, that cannot be removed. Another $100.00 up front and nothing was replaced or repaired?! We also are paying $80.00 a month for this warranty insurance. We are nor sure that we are getting our money's worth?? Rather annoyed at this moment! Feeling overcharged and under satisfied!

"I have been a customer of American Home Shield for several years and overall, I am very pleased with the service I have received. The process of filing a claim and scheduling repairs is seamless and their customer service team is always helpful in answering any questions I have. The technicians they send out to fix any issues are professional and do quality work. I appreciate the peace of mind that comes with having a home warranty and knowing that I can count on American Home Shield to take care of any unexpected repairs. The only downside is that the cost of the service plan is a bit high but I feel it worth it for the reliability and coverage they provide."

Great company. I had a problem wit my dryer and they immediately set up an appointment for me for within 4 days. The company on their list came out and literally, took my dryer apart, vacuumed out the entire inside and put it back together. It heats properly and runs like a dream.

This company is not trustworthy. AHS will send people out yes and they will get the job done. However, when it comes time to renew be very careful! I saw an ad on Instagram that gave $125 off, I went in and filled out the form. For the platinum level with a $100 service call fee was supposed to be $99.99 dollars a month. Then if you go to AHS website and try to find a plan. The monthly fee for the platinum plan is $109.99 with a $100 service call fee. I called AHS because I wanted to renew and ask for the $125 dollars off. They said they could do that but said before the discount it would be $120 a month, then after it would be $110 a month. That isn't a discount if I can get the same price through AHS website. How hard is it to be honest with people and not trick them with wording or prices.

I like the safety net of having this insurance for high price items in the house. Peace of mind, that it’s there. We usually use AHS about twice a year on various appliances or systems. Most is good. Sometimes I feel that they need other companies to subcontract. The only draw back is the reply time to get an item repaired. Not sure if that is their problem.

The support for the HVAC system was fantastic ! ! ! But, I still need some help from a system-wide plumber. I have found that we have a HIGH water pressure system. I have tried to turn down the water valve to reduce the pressure, but I did not succeed. I have several faucets that have leaking issues. I have a toilet to sewer line that drips into the basement, and other issues as well. Please help me find a plumber under our warranty coverage.
