Welcome Email and Packet

If your mortgage loan is transferred to Shellpoint for servicing, you will receive a welcome email and an informational packet will be mailed to you within 10 days of your transfer date.

Easy Online Mortgage Management

If your mortgage loan is serviced by Shellpoint, you can easily make and manage payments online. Through your online Shellpoint account you can download statements and tax documents, in addition to securely making payments.

Fee Transparency

Shellpoint clearly outlines its fees, making it easier to know not only which fees you may be responsible for, but why each fee is charged. Some fees that you may encounter include the following:

  • Late charge fee — a charge of up to 5% if payments are received after the due date
  • Prepayment fee — a fee that may be required if you pay off your loan before the end of your loan term
  • Property inspection fee — a charge of up to $50 if an inspection of your property is required
  • Appraisal fee — a charge of $95–$1,000 to assess the market value of your property
  • Loan document fee — a charge of up to $5 per document that exceeds the loan document limit

There are a variety of other fees, but they will vary by location and fees are subject to change.

Loss Mitigation Process

Shellpoint understands that there may be circumstances that prevent you from making on-time payments or to fall behind in payments entirely. To prevent homeowners from potentially losing their home and/or damaging their credit, Shellpoint has a loss mitigation process.

If Shellpoint contacts you to begin the loss mitigation process, you will be assigned a a mortgage professional to be your point of contact. Your assigned mortgage professional will answer any questions and outline all possible options that are available to you, based on your specific circumstances. Some of these loss mitigation options include the following:

  • Repayment
  • Forbearance
  • Modification
  • Short sale
  • Deed in lieu of foreclosure

Options may vary based on your loan documents and circumstances.

Seamless Information Transfer Process

If your loan is transferred to Shellpoint from another mortgage loan servicer you can rest assured that all your information will be transferred automatically. 

It is important to note that while Shellpoint services your loan, it doesn't own it. And you can't transfer your mortgage loan to another servicer at will — loan transfers are made at the discretion of the mortgage lender that originated your loan.

Shellpoint only has branches in the following four locations:

  • Houston, Texas
  • Tempe, Arizona
  • Jacksonville, Florida

While you can't necessarily control whether or not Shellpoint will or will not service your loan, you may find it inconvenient if a branch location isn't available in your area.

Shellpoint Mortgage Servicing is not a mortgage lender — it doesn't originate loans. Instead mortgage lenders may transfer mortgage loans to Shellpoint for management/servicing, including accepting and processing payments. If your loan is transferred to Shellpoint for servicing, Shellpoint doesn't own your loan; your mortgage lender still owns your loan.

Through Shellpoint's online portal, you can easily manage your mortgage documents and payments. You will need to register an account with the new loan number you will receive when your loan is transferred to the company, but it is quick and easy to set up an account.

I want to share my frustrating experience with this company. My loan was sold to Newrez Shellpoint, and despite having automatic payments set up, they still reported a late payment on my record just two days before I was supposed to close on a loan. To make matters worse, the original loan company that sold my loan to Newrez now requires me to get a statement from them. I’ve called over 20 times in a week, desperate for help because my funds are tied up in an escrow account, and I’ve already spent over $2,000 on inspections and appraisals. I’m at a complete loss. I even reached out to Shane Ross on LinkedIn, hoping he could intervene, but no one is willing to help. Now, my pre-approval letter has expired, and the deal is falling through, leaving me with all these sunk costs. What are my legal options?

Our secondary home loan was previously serviced by Specialized Loan Services until June when we received a series of confusing letters from both Shellpoint and SLS. The first welcomed us to the new lender, then a second told us that the first letter was sent by mistake, then the third stated everything was the same, if we were set to auto draft (we were) we didn't need to worry. So we went about our lives waiting for our monthly statements. Nothing for July's due payment, again we weren't concerned; we were told our auto draft would be fine and our loan had been sold once in the past and it conveyed just fine. Come August 20th we receive a letter in the mail for August's bill. The statement due August 1st arrived August 20th showing us in arrears now 2 months ( July and August) with a 3rd month looming. So we called Shellpoint about the issue. There were no explanations, no apologies, and in fact not much assistance if anything as if we were taking time from the representative's day instead of trying to understand how we went from "Don't worry your auto payments will continue as usual" to nearly 3 months behind. Since everything is on auto-pay I rarely look at statements because they are all scheduled to be paid - thankfully I looked at this one and caught it in time so that we could catch up on the payments promptly. Still, I wonder how many people have been put into foreclosure due to shady billing practices. If I could give the star rating this company deserves I am afraid their entire ratings page would be sucked into a black hole for just how negative those star ratings would dip. TLDR: Shady transition communication, shady loan handling, and subpar customer service - 0/10 do not recommend. Avoid or refinance if at all possible.

Shellpoint Mortgage (NewRez) is sorely lacking in customer service training. I get a different process to follow each time I call. I’m trying to resolve an important issue and they have been utterly incompetent. The agent put me on hold for over 15 minutes this afternoon and then hung up while I was on hold. I presume it was because she didn’t know how to answer my question. When interest rates drop, I’m divorcing NewRez.

My account was given to these people by bank of america with no reasoning or notice. Now I have to deal with these people and have been trying to make payments and they ask me to forward them my Deceased aunt's death certificate and the paper work 7 times now. Bank of america had all this information on record why don't they. Now the account has fallen past due because they can't talk to me. I talk to everyone that says they are going to file a complaint for me and no one ever gets back to me about bringing this account current. This company is a complete joke. STAY AWAY! DO NOT DO BUSINESS WITH!

Would give 0 if we could! Foreclosures on our home, while we have emails proving we were working on modification, claim we signed registered mail notices when we have proof we were in the hospital with our daughter! Never provided a notice to cure. How can they say that with a principal owed of 220,000, that 10,000 a month income is not enough for a modification to save the home? Oh, and then they auctioned the property within 2 days, not allowing for a review! It's okay, we are pursuing legal action. Honestly, with the contaminated soil and the 200+ year old leach field system we informed them about, good luck! Even an as-is auction sale in MA does not cover septic issues. Four requests for full accounting of foreclosure as our principle was 214,000 and now it 400,000+ , have yet to receive Desired settlement: Request accounting statements, and we are aware the bank purchased property for over principal amount owed so we are owed money

Disappointing Experience with Shellpoint Mortgage Servicing I recently had a challenging experience with Shellpoint Mortgage Servicing that I feel compelled to share. Throughout my ownership of a vacation condo, I encountered issues related to their insurance practices that left me dissatisfied. One major concern was their handling of forced insurance, which they implemented as a revenue stream. Despite providing documentation that clearly indicated a $300,000,000 building coverage on the first page of my policy for the vacation condo complex, Shellpoint Mortgage Servicing claimed they couldn't see the overall coverage. This discrepancy led to an unjustified $5000 charge for forced insurance, which persisted since the inception of the loan. I took the necessary steps to address these concerns by reporting the matter to various government agencies. However, the challenges persisted, including the refusal to provide a payoff within the legal time limit when I sold the condo. What further adds to my disappointment is the fact that Shellpoint Mortgage Servicing has faced legal issues in multiple states and has been found guilty. This raises questions about how such practices can continue and why the company is still in business. I share this experience not only as a means of expressing my frustration but also to raise awareness about the challenges others may face with Shellpoint Mortgage Servicing. It's essential for consumers to be informed and cautious when dealing with such companies to prevent further instances of questionable practices.

The entire purpose of Shellpoint Mortgage's customer service seems designed to deny the user of customer service. They make finding a "voice" number almost impossible. The prompts for keying in info are rapid fire making it extremely difficult to answer before being told to enter information again. If you try to enter an "O" for the operator or verbally ask for an operator/human it is not acknowledged. There is no voice recognition in the system. It took me 45 minutes to get connected to a representative and during that time the "music" made the wait even worse. If instead, you go to online chat, you're instructed to choose the pulldown menus. There are no topics in those menus. On the site, it says that it will take 5 to 7 days before they will get an answer. It's the worst I've experienced.

I was referred to contact this parent company regarding a complaint related to a late payment report on our mortgage. No payment was late during the entire mortgage. When the home was sold, final payoff was delayed slightly due to COVID conditions. We were in constant communication with the lender during the COVID DELAY. The final, entire mortgage payoff payment was overnighted and received 9 hrs late. We were reported as late payment and our credit ruined. One, 9 hr late final payoff?? Can this be good customer service?? I do not recommend this company.

Shellpoint at first charged to make payments online but later it got removed. After that my loan got transferred from them to another company with less than 30 days of notices so needless to say I had to register with the other company online and be sure payments received on time. Nothing too bad or great dealing with them so a neutral review.

Don't ever use Shellpoint, they offer relief plans and don't finish them and send payments back or lock it online!! They force foreclosures!!
