Welcome Email and Packet

If your mortgage loan is transferred to Shellpoint for servicing, you will receive a welcome email and an informational packet will be mailed to you within 10 days of your transfer date.

Easy Online Mortgage Management

If your mortgage loan is serviced by Shellpoint, you can easily make and manage payments online. Through your online Shellpoint account you can download statements and tax documents, in addition to securely making payments.

Fee Transparency

Shellpoint clearly outlines its fees, making it easier to know not only which fees you may be responsible for, but why each fee is charged. Some fees that you may encounter include the following:

  • Late charge fee — a charge of up to 5% if payments are received after the due date
  • Prepayment fee — a fee that may be required if you pay off your loan before the end of your loan term
  • Property inspection fee — a charge of up to $50 if an inspection of your property is required
  • Appraisal fee — a charge of $95–$1,000 to assess the market value of your property
  • Loan document fee — a charge of up to $5 per document that exceeds the loan document limit

There are a variety of other fees, but they will vary by location and fees are subject to change.

Loss Mitigation Process

Shellpoint understands that there may be circumstances that prevent you from making on-time payments or to fall behind in payments entirely. To prevent homeowners from potentially losing their home and/or damaging their credit, Shellpoint has a loss mitigation process.

If Shellpoint contacts you to begin the loss mitigation process, you will be assigned a a mortgage professional to be your point of contact. Your assigned mortgage professional will answer any questions and outline all possible options that are available to you, based on your specific circumstances. Some of these loss mitigation options include the following:

  • Repayment
  • Forbearance
  • Modification
  • Short sale
  • Deed in lieu of foreclosure

Options may vary based on your loan documents and circumstances.

Seamless Information Transfer Process

If your loan is transferred to Shellpoint from another mortgage loan servicer you can rest assured that all your information will be transferred automatically. 

It is important to note that while Shellpoint services your loan, it doesn't own it. And you can't transfer your mortgage loan to another servicer at will — loan transfers are made at the discretion of the mortgage lender that originated your loan.

Limited Branch Locations

Shellpoint only has branches in the following four locations:

  • Greenville, South Carolina
  • Houston, Texas
  • Tempe, Arizona
  • Jacksonville, Florida

While you can't necessarily control whether or not Shellpoint will or will not service your loan, you may find it inconvenient if a branch location isn't available in your area.

The Bottom Line

Shellpoint Mortgage Servicing is not a mortgage lender — it doesn't originate loans. Instead mortgage lenders may transfer mortgage loans to Shellpoint for management/servicing, including accepting and processing payments. If your loan is transferred to Shellpoint for servicing, Shellpoint doesn't own your loan; your mortgage lender still owns your loan.

Through Shellpoint's online portal, you can easily manage your mortgage documents and payments. You will need to register an account with the new loan number you will receive when your loan is transferred to the company, but it is quick and easy to set up an account.
