select home warranty try not to pay any claims. Every Time a technician comes to your home it is only to evaluate the situation not to fix anything. Once they leave your house they have to submit the job to SHW for approval. SHW will try and find some lame excuse not to pay the claim. And they have a dollar amount that you can spend a year, but that is not stated nowhere. bad business

Plumber located water leak in ceiling. Turned off water to house. Plumber stated he could fix leak now but had to wait for SHW authorization. I called SHW and they stated that the authorization for repair could take up to 2 days even though the water was turned off to the house. Plumber stated that the service call payment must be paid to the plumber from the customer when the plumber has located the leak. Should have done better research about SHW because I see that they only have a "B" rating from the Better Business Bureau.

This company is a scam read their contract on section 9.1.2. They are basically telling you they are not covering anything unless you have maintenance records or pictures from a professional. Who has that ? Cancel your contract before 30 days for your full money back. Another company make me aware of it, thanks God !!!! Read the contracts before signing in. This Company should have a 1 star score not a 5 star. NO WAY

This home warranty is a scam. Each time, I called the representative told me my item wasn't covered under the policy! I have the gold policy and still not covered. Besides, the representative was assuming what's broken! And did not send any technician! He just assumed that the issues isn't a problem and the policy will NOT cover it repairs. Scamers scamers scamers!!! Terrible! Do not fall for their lies!! It's not possible that their reviews are good!! I think that a lie too.

I got their service and was told by the service agent that I could cancel any time. The sales agent did not disclose that there is a cancellation fee and told me that I cancel anytime. After I canceled I was charged $75. This is the result of SHADY SALES practice to get new customers. I would not recommend this Warranty Company to anyone. Beware of their shady sales agent.

Submitted a claim for pilot light out on water heater. By the time the company had a technician come to diagnose it, they decided they were not going to cover my claim due to the water heater started to leak. It was a 1998 water heater - obviously needed to be replaced but they denied my claim and now I am going to small claims to get my money back. DO NOT USE THIS crummy company. No customer service, most of the time you have to find your own technicians because they don't pay the local workers. CUSTOMER SERVICE is non existence.

Total scam. Their method is to come to your house, make you pay $75 to them (not the service company) then claim that your repair is beyond the value of the appliance. In which case they offer a highly depreciated value for your appliance that makes no sense. They offered $175 for a 3 year old $1100 washer - that only needed a $75 control board. THEN good luck trying to cancel the policy - they try to wear you down with free gimmicks and WILL NOT let you cancel. I tried twice - had to get AMX to stop the billing. CROOKS

Select Home Warranty is the worst company I have ever dealt with. My first review was not posted because I did not give details. So here you go claim # 02050861. The sales agent miss lead us about what the policy would and would not be covered. When we called about the claim I got the round around and was transferred 4 times only to be put on hold again. I have filed with the BBB and the state of Az. Do not buy a Select Home Warranty.

Read section 8 of contract. They can depreciate your item. My microwave/oven is 8 years old, cost 2200.00 to replace. This is what the technician told Select. I paid the 45.00 service call. then Select offered me 90.00 to replace. I had the policy over 2 years and paid for 3 years up front. I cancelled policy but more fine print & fees I get 0 back. Don't get Select or pray nothing major break.

Don't waste your money with this company. I filed a claim and told them what was wrong, and they sent someone out and charged me $75 to tell me they don't cover that. Then my microwave went out and instead of replacing it, they just gave me fair market value of my old, which didn't come close to replacing my microwave. When I called to cancel, they charged me a $75 cancellation fee. Plus, if you need a plumber to fix two separate items at the same time, I was told it would be 2 service calls. This company is a joke

Do not use these scam artists. They are not to be trusted. Their promises are false. They do not get back to you as promised. They take your money and leave you in the dust. They sell people on roof repair and you get nothing from them when that occurs. Same for a hot water heater and paid only $200 towards a replace dishwasher. DO NOT USE SELECT HOME WARRANTY. BAD PEOPLE.

Terrible service they denied a roof claim for a leak their idea of a leak fix or patch is a can of black tar and a putty knife as the only repair they do they denied a faucet claim had to threaten legal action to get anything done with that one also. Worst company ever and it still took them 11 days to get their contractor out to the house to look at the roof took him a week to do the faucet just to come out and look incompetent unprofessional people.

Cheaters, this company makes up rules concerning what that covers based on your claim. They have lied to me and stalled numerous times to delay service, this time I have requested a refund as our policy does not end unto 2026. I have hundreds of policyholders' names that are distified because select do not see fit to publish. Their true rating is in the low 2.0s and I will continue to contact policyholders with select and give my experience - 2 claims and neither satisfied.

The absolute WORST home warranty company I’ve ever used. Be prepared to be without air conditioning in 90 degree Humid St. Louis weather and wait on the phone forever so you can be transferred to others that know not what they are doing. They could not find anyone to service my ac so they told me to find a local company which is what I did. Then you can’t get anyone on the phone to authorize the service so they decline to reimburse my $403 repair!! Craziest and most frustrating company to work with. NEVER AGAIN will I purchase another worthless policy from Select Home Warranty

This company lists a long list they cover, but when it comes to truly file a claim they certainly cover minimal costs. for example, They don't cover plumbing as they claim. They don't tell their victims that if they withdraw their policy they pay penalty, neither do they tell them that the extra free months they promise don't come into effect, that's if they ever do, until the end of their policy period. They're not honest

Select home warranty taught me a serious lesson about believing every salesman you hear. I purchased this warranty and paid for a year in advance. Had to make three calls before anyone would listen. Finally they sent a contractor out. I paid him a fee just to find out Select Warranty had lied when they told me everything was covered. Select Warranty is the master of loopholes. When I purchased the warranty they got their money the same day. Of course now I have to wait 3 to 6 weeks to get my unused money back. DECEPTIVE!!!

Worst experience ever. Their customer service is terrible- they apparently have only 1 employee there who knows absolutely nothing. I submitted a claim 4 days ago for a busted water heater and have gotten no response other than the run around. They haven’t even called a tech. I strongly recommend not using this company. I should have looked at the reviews first. I don’t see how this article can rate them so high when 27% of their reviews are terrible. They don’t deserve the 1 star.

Very bad very slow service. The technicians are not good (they always send out people from companies with terrible Yelp and Google reviews). Also, despite their claim of service within 24-48 hours, it is never done that quickly. Someone reaches out to you to schedule an appointment in that timeframe and then the appointment is never the next day. Usually 4 days was the soonest, often not until the following week. Then they have to get the part and service approved which takes longer. We have usually waited 3-4 weeks to get anything repaired. Total waste of money and time.

This company is a major scam. They have a clause in their contract that states that they reserve the right to ask for 3 years of maintenance records for a claim. I have only lived in this house for 6 months, so I assumed that they would not ask for something that was not possible to produce. They will only pay $150 because I cannot furnish 3 years of records. So the warranty has no value to me. They took my money with no intentions of fulfilling my expectations, and they made no effort to settle this claim fairly.

Don't use this garbage home warranty company. You are much better off just saving the money and using it toward anything that breaks. Customer service is very poor. They have long wait times when you call in and for every claim, they always say that the item on the claim has depreciated beyond it's current value and just offer me a $75 check. I just bought a $120 garbage disposal 3 years ago and now they are only offering me $75 to go buy one and install it myself. What a waste of money! I will not be renewing and I suggest that you never use this company!

Purchased 2 home warranties for two investment properties. Within 9 months a called 3 times for different issues ( electrical problem on the dryer) Water leaking from the AC. Tickets were opened on the 3 occasions and the 3 of them were denied. Including the ticket opened because the fridge wasn’t cooling. I regret tremendously wasting my money in this company. Today the sales department called to see if I wanted to renew and when I explained why I wouldn’t the rep hanged up right away. Very unprofessional.
