Anyone considering purchasing a home warranty with Select home warranty, do not proceed with the purchase. Please take time to read this review. This company sells you a policy under false pretense, does not provide techs, or assigns techs who do not show up (I discovered from a technician from a company not affiliated with select home warranty that a lot of techs do not like working with select home because they have a reputation of not paying the technicians what is owed. This may explain why I never received any repair work by DIFFERENT companies select home warranty assigned). I was lied to by the sales rep over the phone (recorded call) that there is no cancellation fee at all. I proceeded to make the great mistake of purchasing a policy with select home warranty, which I paid in full for one year. After months of not having multiple issues repaired and many phone calls to select home to have them assign me tech to come out and repair the problem(s), I called to cancel my policy. The rep first suggested I procure my own tech, pay out of pocket and send them the invoice so I would be reimbursed. I decided to proceed with the cancellation. That is when I learned how devious and fraudulent select home warranty is. First, they charged me a $75 cancellation fee even though I was told on their own recorded call that there is no cancellation fee. In addition, I am also being charged $130 that I had no idea existed. The break down of the additional $130 is $75 for a garbage disposal claim that select home warranty refused to send a tech to replace or repair. Instead they told me $75 was the maximum they would pay towards the garbage disposal claim, and I could buy a new garbage disposal and will be refunded the money, but I would be responsible for procuring my own tech for which I would also be solely responsible for payment to replace it. I bought a new garbage disposal for $80, submitted the receipt and they sent me a $75 check. That was it. No where in the email was it stated that if I cancel my policy I would have to pay them back the $75 reimbursement. The remaining $55 from the $130 is for work that never happened! A tech came out for my toilet, we both wanted to know how much select home warranty would pay before he did any repair. I called select home warranty and the tech and I spoke to a rep who could not provide a coverage fee. The rep was supposed to send an inquiry on the coverage fee and then notify the tech and I. I paid the tech my deductible and asked that he leave without doing any repair until we found out how much select home warranty would pay. I never heard anything back from Select home warranty on this issue, until today after cancelling my policy. According to select home warranty, they paid the toilet claim company $205 and out of that fee, I owe $55 which is deducted from my reimbursement for cancelling my policy. First, why was I never notified of how much select home would pay? Second and more importantly, why didn't select home warranty notify me of money that I supposedly owe, considering the tech never did the work! There is no invoice for this repair or charge because the tech left without doing any repair. I would think when a tech does any repair, that the customer is given a receipt, an invoice, something to acknowledge work done and the price. This company is very fraudulent. They lie to get your business, then fail to provide adequate services, and proceed to scam additional fees when you rightfully decide to cancel the policy. The sales rep that lied about the cancellation fee also told me the FIRST 2 months would be free. When I called in about my first claim, I learned another lie - the LAST 2 months are free if you utilize the policy in its full duration. I am sure if I stayed with select home warranty for the entire duration, they would have either told me another lie to avoid giving me the 2 months free, or ensure that the last 2 claims submitted for the 2 free months will result in no techs assigned or assigned to techs who never show up. This has been my experience. This is not a decent company to use at all. I hope all the scamming select home warranty does catches up with them and this company goes out of business in the near future. Don't fall for the low price - you get what you pay for. Actually you get nothing but crazy charges on stop of what you paid for with no repairs to show for it.

Big scamming company. The salesperson will promise you everything to get your money. Then they email you the policy and ask for a 5 star review to get another one month free. That is why so many 5 star reviews for the sales department. But did you notice all the reviews for the services are really bad? My policy says free first 30 days cancellation . I contacted them to cancel it immediately after they emailed me the policy, because it doesn’t have what the salesperson has promised. A manager called me. He is very unprofessional . He asked me if anything was wrong with me? Why do I want to cancel the best warranty in this county? He clearly said "You are very very rude". He said he was going to charge me $75 fee to cancel it anyway, no matter what is on the policy. Just because I want to cancel it, I was verbally abused. I had to hang up the phone to stop being bullied. After that he kept calling me several times. I had to block their phone number to stop the harassment. Later I called my credit card company to report it. My credit company said no worries their original charge didn't go through anyway. This a bad company, don't waste your money and time.

Recently i did 4th claim. I have this policy since 14 months. their authorization team is very rude, they don't speak politely. They grill customers to get any information, and they make the claim to get deny and make customers pay from their pocket. They don't have good contractors because they pay very late and most reputed contractors dont like this. All new contractors they come home with no uniform, no id, no experience and charge the same way as reputed contractors charge. I really not sure how they are getting 4 star ratings. so many of my friends complain about this. I can cancel the contract, however i paid a huge amount for 6 yrs of coverage. if i cancel i have to loose $75 + all repair cost which they paid towards all claims. I didn't knew this before. The sales agent never told me about this. Suggestion to all customers of select home warranty - please keep all maintenance records for ac and heating unit. Make sure clear description in receipt with proof of payment. also you need to show your bank statements also as a proof of transactions. If you paid cash, then forget. they will not believe.

I purchased the Platinum Care warranty package for my house and 3 condos. I purchased the 5-year package and it has been 4 years. They are terrible in honoring the coverage. They don't have many technicians available either in Columbus, Ohio which is a fairly big city. On a couple of occasions they wanted us to find and pay a technician and reimburse us for the cost. It would take multiple calls for them to send the check (typically about $50). Every time we call, their rep told us check will be sent out right away and if we do not receive it, call them again. Then we needed to call again in 2 weeks, then again in 2 weeks. After 3-4 calls, we would finally get the $50 check. I would have given up because it's only $50, but my wife is persistent, she would eventually get it. It's just not worth it and not pleasant experience. Most importantly, they wouldn't replace the fridge that is beyond repair, although most home warranty companies say they would "repair or replace". When our fridge is determined to be beyond repair by their technician. They told us they can only give us $100 because the fridge needs to be depreciated. The least expensive fridge of similar size costs about $550+tax. After 3-4 times of calls, we finally received the $100. I didn't know when the warranty says "replace", it meant the depreciated value. So if you are hoping they would help you replace your AC unit someday, maybe you would receive $200 which helps you very little for purchasing a new unit. For me, the purpose of insurance or warranty is to manage the risk of expensive repairs and replacements. Their warranty doesn't help me at all.

This company is an absolute ripoff! I paid $550 for a warranty and my first claim they are giving me a runaround. I called monday morning at 7:47a and here i am at 7:40p wednesday and not only have i not gotten someone out to even take a look at my leaking well pump, which I paid extra to have in the policy, but they haven't even "assigned" someone to my claim! On top of not sending someone they have a $500 limit per problem so they wouldnt even cover it if something costing more than that happened. I could have held onto my $550 and been much better off. Do not do business with these ripoff artists.

I purchased a plantium plan. Had second thoughts before my first 30days were up. They talked me in to keeping the plan. My ac broke. Put in a claim,no one ever called me or came by. Reported my problem. Was told someone would come. Not! Then of course they don’t cover coils or Freon. Tried to cancel again but was talked back into not cancelling. After I paid 3300$ for my ac I read the Warrenty. There is fine print with each appliance. They will NOT remove old appliances if replaced among many other things . I can’t live without working appliances. They are slow to get anyone to you and then they might not be able to repair the item. It is NOT worth waiting for them to decide. So I called to cancel again and now am told I will be charged for the last 2 and a half months since I had 6 months free. It is going to cost me 250$ to cancel. It states 75$ to cancel. I have not had any service whatsoever just a bunch of lip service over the phone. I hope I can prevent you from making the same stupid mistake I made . This company is a THIEF .

Don't trust Select Home Warranty or the the technicians they are sending out to do repairs. I had a tech replace a part on a refrigerator which didn't take care of the problem. He installed a part that was not authorized by Select and i had to threw away food in the freezer. When I called Select Home Warranty they had no record of the repair. Now I was told by Select that it will take 24 to 48 hours just to receive an email of the the same repair company to call me and reschedule another service person of the same company to come out to my home . It was like talking to a recording message when I called Select about my concerns . CUSTOMER BEWARE BEFORE PURCHASING THIS WARRANTY COMPANY !!!!!!!!

If I could give a negative star I would. I talked with Sales reps multiple times to ensure my home was covered only to be denied on a claim for having multiple zone heating and cooling. I am out all the money paid in for a service that was never going to support my home. I discussed my home in great details and was assured they could provide what I needed. And as told by a nasty arrogant customer service rep in the cancellation department that 1. I can not talk to a manger and 2. I should have done my due diligence and read the documentation they sent after I purchased my policy. So it was up to me to figure out that the sales person lied about these companies ability to cover my home. Liars and Thieves!! The took my money for nothing. I will tell everyone I can to read the fine print before you sign and don't trust not one word this company says. They will just insult you and keep your money in the end.

My husband and I are very displeased with this company. We were having issues with our AC (we live in AZ so summers are HOT!!!), we talked to several people from the company which were hard to understand as they sounded like they were based out of the US, it took several hours before a contractor came out and when this contractor came out, he was arrogant, unprofessional, and careless. What he told us what needed to be done, nothing was covered under this warranty. This company does not even rate 1/4 star! Out to steal peoples money and not caring about a thing! Very poor customer service!!!

Because it is a holiday, Select Home Warranty would rather let the customer (who pays on time) suffer in the Southern heat after the AC failed over 17 hours ago, rather than pay holiday rates for a service call. This should be in the contract that you are NOT to expect service on a holiday.

All I can say is RUN!!!! The sales guys will tell you anything you want to hear to make there home warranty program seem like it’s just the thing you need. READ THE FINE PRINT AND THE TERMS AND CONDITIONS on there website. I truly almost feel like I could cry after dealing with them for the past 3 days. Here a summary of what happened. After reviewing there policy for two days I decided I didn’t like it and wanted to cancel. The head manager told me he could charge what he wanted as a cancellation fee and there was nothing I could do about it. Then he told me he didn’t care if I wanted a refund they will charge me what they want as services were rendered he said. After many many phone calls and hours of being out on hold and being swapped around the office talking to different people they just sent me a email claiming to refund the $2,000 I sent them. Save yourself a lot of heart ache and do not buy a warranty program from this company for sure. I’m emotional exhausted is all I can say dealing with this company from New Jersey... Head manager Andrew S and sales agent Ron S are the two rudest people I have ever had to talk to. Everything is just awesome with these guys until you have a problem or decide you want to cancel hence the positive reviews.

I have an active policy from 2016. Now I have a real problem that my policy should of cover. The Home Warranty could not find the tech willing cooperate with them. They offered me to hire tech on my own and call them to get diagnosis for approval of the reimbursement. I asked them how long should I hold the tech in my house to be approved for reimbursement. First answer was "an about 20 min". I accepted the offer that sounds reasonable. However, I never got approved for the reimbursement but continue to contact The Home Warranty. From initial 20 min the approval processes progressed to 24 hr and that to 48 and now to 72 hr. Extremely disappointed. By the way, my tech said that they used to work with similar companies but stopped the agreements because of such behavior.

In May of this year, I had an issue with one of AC units. They provided me with a AC service provider from their approved vender list, they did not cover that service call do to it being AC drainage clog. The technician did a complete maintenance on units at that time, submitted diagnosis to select. Fast forward (today), both units went out. It was stated that I need the history on the units. Remember in May the diagnosis was given. Mysteriously, the diagnosis invoice disappeared and they have no record. I asked them what is their policy for record retention, crickets. I resent them that record again and photos of units, my claim was denied for coverage. This company is not worth money or hassle. Avoid this company at all cost.

My opinion your company is nothing than a barley legal SCAM. Your advertisement states, “Through home warranty coverage, when these core appliances and systems need repair or replacement, Select Home Warranty will send a qualified service professional to take care of it.”. There is nothing to say we will only reimburse you the depreciation value not replacement. Also you say, “Our network of qualified service providers also works diligently to meet the needs of our growing customer base“. Hey when I filed a claim I was told the closed contractor was 85 mikes away and you could not provide me with any other service providers that young ave a contract with. Again in my opinion A SCAM. You sell theses policies and know the odds of someone needing service might be in an area that you have contracted service providers. Also I was again and again to get my own service person and you would work with them. I refused and wanted your contracted service provider, because the first claim I filled was for my heating system that died on December 29, 2017. We went without a heating system for a month because you could not provide a service contractor. You said I could use my own services person,which I did. He advised that the system was not repairable , and then you denie the claim stating I did not have service records, and paid me $150.00 for a system that cost me over $13,000.00 to replace. You have small print that is not explained when you sell these , in my opinion, USELESS policy made only to make profit at the expense of your “ customers”. And lastly, when I was trying to settle this matter, you sales department called was times wanting me to renew my policy. Then at the end to add insult to injury they I was told that the $150.00 settlement they were paying to buy the defective fridge from me. I asked since they will now “own” this unit would they be paying for the removal of the fridge, I was told “no” I would have to pay for the removal and I would not be reimbursed for any cost to have “their “ fridge removed. So out of the $150.00 they reimbursed me zing ave to eat the remove cost. BUYER BEWARE !!!!!!!!

This is the worsts company have ever dealt with. I originally signed up and was paying for a semi annual plan. We elected to change to a monthly plan & was told not an issue. Two months later had my pump go out in my swimming pool. A technician was sent out and pump needed to be replaced. Select rejected the claim stating my policy had a lapse in payment which was not the case. I was set up for automatic payments and submitted bank statements proving no lapse occurred. Then was told a new policy began when went to montly payments and a relacement not permitted within the first 90 days. I never was told a new policy began when the payment changed to montly & pointed out my policy number remained the same? No luck, contacted my lawyer he reviewed contract and my bank statements and agreed they were in default of contract. The lawyer firm stated they in past month have been contacted several times about Select. Unfortunatly cannot figure out how to attach this letter. This company are the biggest bunch of liars I have ever dealt with.I canceled my policy 32 days after taking it out. I was going to put in a claim to repair my microwave. They told me it was to old to repair. (7 years top end over the range) They said to buy a new one install it myself an they would send me a check for $80.I decided to cancel the contract at a charge of $70 because it was over 30 days. I asked for an email stating the cancellation charge and date canceled.I received a reply on 6/26/18 that a refund was processed. The amount of $399 - $70 was not stated in the email.I emailed them on 7/13/18 Jonelle replied check could take 30 days. I called on 7/26/18 talked to Shaun. I was told the check went out on 7/15/18. I asked for the check number and amount but was told they didn't have the info. When I called on 7/27/18 I was told the check went out on 7/16/18 they couldn't give me an amount or check number. On 7/30/18 a new person Sharon whom I told to stop the 7/15 check and issue a new check and to call me in 30 minutes with the check number, date and amount. I received an email "check is in the mail" with no info. Idid receive a check but not for the $329 amount it should have been.Monday I will call the Texas Attorney General's office and BBB

This has been an ongoing battle with Select Home Warranty. I signed up for service on June 13, 2018 with a 30 day waiting period. On July 20, 2018 my outside central air unit stopped working. I contacted Select Home Warranty and they said I met the requirements to file a claim and assigned a technician. The technician was on vacation so I had to wait until July 24th for the technician to come out to my house. He found that the motor had stopped working so he called to get approval. Select Home Warranty denied the claim, they said that they needed to see all my maintenance records. I called them to explain that I had been in the house for 3 years now and had no issues. I had changed the air filters a few times but that was all. They then said that I needed to produce receipts for all those filter purchases which unfortunately I don't keep receipts for such small purchases. Next they said that since I didn't wait until after 60 days of having the plan that it wasn't covered. Even the technician admitted that changing the filter had nothing to do with the motor not working. The technician stated that most of these home warranties are a rip off that take people's money and deny all claims. I can see how right he is. I don't know how Select Home Warranty is still in business with their crooked behavior. I will be filing a complaint with the Better Business Bureau and hiring a lawyer to show that they are not going to rip off their customers. The total cost of the repair was $425 minus the $60 I paid as per contract agreement so all Select Home Warranty had to pay was $365 which they have refused to do.

Select Home Warranty is a complete scam I just recently purchased five policies with the company and my first call and claim was denied on my a/c unit because Select Home Warranty said I had a dirty air filter. I had to call back five times to get a tech to the house and they found out it was circuit board and heating kit and offered to pay $150 towards the $800 cost unless I could come up 3 years maintenance records. I had American Home Shield for 8 years and showed I had service and it would take several weeks to get the maintenance records from the vendors. This is while it has been over a 100 degrees for the past two weeks in south Texas on 7/25/2018 and my children are sweating into their morning Cheerios cereal every day. When I signed up for the 5 policies they never mentioned maintenance records and completely insulted every other warranty company I mentioned and said they were a superior company in every facet of the business compared to the competition. Every time I called to check status of my claim they implied I was at fault and they would call out contract paragraph numbers to cover their scam of misrepresentation.

I signed up with Select about three months ago. My dryer needed a heating element replaced. None of the appliance repair guys would work with them so I had to find my own repair guy and wait a month for SELECT to approve the work and reimburse me for the work. They gave me a total run around on my AC work. I went ahead and bought a new one and after sending me all over town to get pictures of my old a.c. and invoices emailed to them they flat out refused to pay for any part of the almost $7000.00 replacement. I told them I would be happy with $500.00 anything towards the cost of the new one. They refused after they asked for proff of purchase and repair invoices. I asked for my money back as I had paid $499.99 for a years service. I'm waiting 30 days to receive $175.00 back.

This is the worst company I’ve ever delt with. I have never written a bad review about any company but if I would have known prior to purchasing my home warranty policy from this company how bad they were I would have gone with a different company. I purchased my home warranty 3 months ago from Select Home Warranty and 3 weeks ago starting having plumbing problems. I called Select Home Warranty to put in a claim and they advised me that they will assign a contractor for my plumbing issue. They told me it could take up to 48 hours for that to take place but I will receive an email with verification. One week went by and I didn’t hear from anyone not even an email and called Select Home Warranty and informed them. They told me they would assign another contractor, the same problem occurred but this time I waited 48 hrs and called Select Home back, again they said the same. At this time I asked to speak to a supervisor. The supervisor told me they promised they would get a contractor immediately. Two days went by and I received an email from Select Home Warranty informing me that they assigned a contractor to my claim. After not getting a response back from the contractor I called them and left a message. They returned my call stating that they have no idea why Select Home Warranty assigned them to my plumbing claim because they are licensed in a different state and can’t do the work in my state because they are not licensed in my state. I called back Select Home Warranty and have continued to call them daily sometimes twice a day to take care of this issue until I finally made my last call tonight which was that I want to cancel my policy with them and I’m requesting a full refund.

Spoke to rep 2 weeks ago & was told I would receive email within 24 hours explaining rebate on built-in microwave. Had to call 2 weeks later since I received no email. Was told it was because I just joined. However I joined in July 2018! The man was very nice & corrected this for me.

The customer service people are wonderful. Very kind and polite. I’m unhappy with the decision made but whoever decides, however, that water running out ftombunder my refrigerator does not constitute a refrigerator problem. But customer service could not be nicer.

DO NOT waste your money!! They do NOT pay for anything!! Anybody considering this company please read the 9.1 section of the contract entirely. It is titled Exclusions Generally. Also, just make sure you read the WHOLE contract entirely. This is what they reference when they refuse to pay for something. There are many other loopholes in the contract that will tell you if they will not pay for something. As a Realtor, I have made sure to tell my clients to stay away from this company as well as any Realtor I have come in contact with. They are more than happy to take your money in full up front, but will use any trick in their contract to not pay for repair or replacement. WHY buy this plan and spend the money on it when you have to pay anyway when something breaks. They have also referred me out to an HVAC businessman who has told them many times he doesn't service my area. Again, I have had too many issues with this company and wish I had spent the money on another worthwhile company.

They use non-reliable plumbers, don’t honor contract, and have horrible customer service! They will give you several different answers as to what they cover! They don’t abide by what’s covered in the contract! Don’t waste your money won’t even cover basic plumbing blockages even though clearly stated in contract!!!! One of the worst companies and employees are rude on the phone. Had a pluming back up in the house held for over 30mins to get a representative around 10pm. I considered this an emergency since none of my toilets were usable. They said someone would contact us in the morning meanwhile I had to vacate since I have two small children that have to go to the bathroom often. The next day we wait for the email of a technician. Once received we called and it went straight to voicemail which stated, “I don’t pick up calls or voicemail please text.” I thus texted to receive a message stating, “ I’m busy find someone else.” So I called Select back to get someone else. By this time it’s 4pm and I’m still at a neighbors house with my kids. The next technician didn’t pick up the phone either and the email said a 12 hr window! I call select back again to see if I could hire someone and they reimburse they said yes just call with diagnostic before plumber starts. So the plumber arrives and says it’s a “blockage”. (Which is covered in the policy.) A representative from Select talks with tech for 15mins then the phone is returned to me and the representative states, “ I’m going to give you the authorization code for the work. ” so the plumber starts the job. The representative comes back on the line and states oh I’m sorry it’s not approved because he has to move the toilet. So I ask where is that in the contract she couldn’t find but states the snaking of the drain is still covered. I ask for a manager which apparently they all go home at 5pm so a supervisor speaks with me and tells me nothing is covered. I ask why and he can’t show me in contact states only basic snake is covered and that the previous rep didn’t know what she was talking about. Still no one can show me where it’s not covered. My blockage wasn’t due to roots, or an object being lodge. After going back and forth with no one able to show me what section in the contract says only basic blockages are covered I wait to get a call from a manager the next day. The manager tells me they only cover $150 for blockages and they don’t have to list in contract their price caps just like medical insurance. (4th time being told something different: - [ ] It’s covered - [ ] Only snake is covered - [ ] None of it is covered - [ ] Only $150 is covered) I asked then why was I told it was approved at first to this let the plumber starts. Then he says, “nothing else can be done. IT’S DONE. So look to the future.” So I paid out of pocket and cancelled my policy. This was my first time even calling them for an issue. Now I’m back with First American.

READ REVIEWS. I have had them for 6 months and purchased two warranties, my house and a rental. I have cancelled my home warranty as 1st claim took 2 1/2 weeks, 2nd claim, never got taken care of since contractor didn't show up, second contractor showed, did work but refused to do the work as he could not connect with the company to repair what was needed. I called my first claim on the rental for a refrigerator issue and it has been 2 1/2 weeks and I still don't have it fixed. I'm on the third contractor as first one did not show up, 2nd showed up, looked at the refrigerator but has not been able to set up the account on his end so he can get paid (learned that it takes a 30 days for contractors to get paid) so they are sending me another contractor. Customer service tries to get things corrected but it's a nightmare as I have had to call them at least 5-6 times per claim to get it repaired. Save yourself the hassle in dealing with this company. The experience of trying to get something fixed has been consistent, weeks to get someone and weeks to get something fixed. I WOULD NOT RECOMMEND.

BEWARE!!! DO NOT USE THIS HOME WARRANTY COMPANY!! This company should not be allowed to be in business. I had an issue with my AC unit and here is the clause that they quoted as to why they would NOT REPAIR: We have processed your claim for policy #SHW1610819. After a Review of the diagnosis concerning the specific issue with your unit, it has been determined that your unit is not operational due to a improper installation of the unit or improper previous repairs, unfortunatley units that are not operational due to improper installation of the unit or improper previous repairs are not covered by your Policy. Please see section 9.1.2. This Agreement does not cover any systems or appliances that have had previous repair or that require repairment as a result of improper installation, previous repair, damage caused by any construction activity, improper wiring, inadequate or lack of capacity, power failures, power surges, overloads, missing parts, failure to properly maintain, failure to properly clean, neglect, misuse, corrosion, rust, sediment and any modification to the system or appliance. IF YOU WILL NOTICE THEY CAN REFUSE TO REPAIR BY STATING "FAILURE TO PROPERLY CLEAN". None of the above was applicable to me, they just were refusing to provide services of any kind! Beware!!!

If I could give NO star, I would. First of, you pay $699 for 2 years, you should be able to expect decent service when something goes wrong. Forget that. When you place a claim, you are sent the worst technicians in town. Because none of the reputable companies want to work with Select Home Warranty., I found out the hard way. SO all you get is a technician that blatantly SCAMS you (he wanted me to pay for a new unit instead of fixing my 6-year old one so he intentionally damaged it and was just about to blow my compressor, in front of witnesses, just to get more money.) I reported it to Select Home Warranty. They won't do ANYTHING ABOUT IT. Scammers stick together... DON'T WASTE YOUR MONEY! Regardless of how much paperwork you have proving maintenance on whatever breaks down, they won't lift a finger to fix whatever scam you are the victim of because of them. I am working on formal complaints to BBB.org and other legal entities for both, Select Home Warranty and the technician. I am still waiting for Select Home Warranty to reimburse me of the $150 allocated for the claim. The scammer charged me a total of $195, that I had to pay cash because he wouldn't accept credit cards, but the A/C was still not running after he left. Select Home Warranty refused to cover any additional cost to fix the A/C. So basically, I paid $699 for an insurance + $195 for a repair that did not fix my A/C and I still have to pay for someone else to come and fix the damage the scammer did. I have multiple witnesses of the scam who are willing to testify in a court of law. Reading other reviews, I see I am not alone. Maybe it is time all victims get together to file a class action lawsuit to make these scams stop.

Overall it went ok, only after I caught the salesman in a lie. He backtracked and tried to get out of it. You can listen to the call if you don't believe me, as I have it recorded and I'm sure you do, too. Please hire trustworthy employees. Overall I have been happy with Select Home Warranty, just not today.

Select Home Warranty. What a scam of a company. I paid a year in advance. When my garage door went out, I contacted them and was told that they did not cover the part that was needed so we had to fork out $250. This week, in 90 degree weather, my air con went out. I contact them on Monday and was given a claim number. Today is Thursday and I still have not heard a word from them. I just called them and after waiting a long time I eventually spoke to someone who said that they sent me an email confirming that a contractor has been assigned. I have asked for proof of the email (because I didn't receive one) and to speak to a supervisor. Both of which I'm still waiting for. We have had to get our own contractor to fix the problem and are out of pocket $300. Do not use this company.

These guys are the worst. READ THE FINE PRINT! My A/C stopped working during 80+ degree weather. It took them about a week to come out for the inspection and once they got here they notified me that there was a freon leak and the coil needed to be replaced. Surprise! Not covered and that's a $1,500+ fix. The technician's were blown away by the fact that this isn't covered because they've never had an AC coil not covered by a home warranty in 30+ years in business. I looked at the fine print in my contract and they don't cover a whole lot of anything that actually breaks. If your furnace needs to be replaced, it's more than likely due to a heat exchanger - not covered. When your A/C unit starts to go and needs to be replaced, it will more than likely involved freon leaks - not covered. Basically, they cover minor things that can be repaired but have excluded anything that will actually require the system/appliance be replaced. Complete and utter ripoff and waste of money. You're basically paying a company a bunch of money to dictate who you use for routine service calls but will not foot the bill when it comes to having anything replaced. Stay away.

Do not, DO NOT, get a contract with Select Home Warranty!! We have an AC unit, that has been properly maintained with all records. SWH has tried in every which way not to cover any of it, even though it is covered under their plan. After asking me to send all my records, and photos of the unit, and after 4 months, and 3 technicians later... they tell me that the outside cover of the unit is rusted. This unit was maintained on my own yearly, with records. My technician has stated that the minimal outside rust on the cover of the unit has nothing to do with the internal workings of the unit. They told me the unit was not covered, but offered me $150.00 courtesy towards replacement of the unit (which is over $4,000.00) After my frustrations with them, and cancelling my policy for the NEXT year, (doesn't start until next month), they told me they could no longer even cover the courtesy amount. Also, in the contract itself, it says absolutely nothing about rust for A/C units. They have led me along, and nickeled and dimed their way through every little payment. Please do yourself a favor, and DO NOT waste your time. You will only become aggravated and lose your money!

we've had this coverage now for the second year so no claims the first year. Our garage door stopped working so we called them to make a claim. the first company they told us to call for service would not work for them! Now the 3rd day with no service we called the next company they told us to call. They did come out and confirm the opener needed to be replaced but they need autherization to continue. Another day of waiting and we are told by Select that we can only get depreciated value for the garage door opener, which is $125, but a replacement will cost $425. I'm sure that somewhere in the small print of the complex contract it says that but it was not mentioned at the time that we purchased the agreement with the list of all of the home appliances that are covered. This company is a bunch of crooks, they are good at selling policies and hiding the truth about how they actually pay. I will never continue with them, and certainly ask more questions of the next company.

I've had to file 2 claims. They request that you file a claim online and they will contact you via phone or email within approx. 24-48hr to set a service call. However, with the first claim, a week went by before I finally had to give them a call. They tried to place the blame on the service company saying they were supposed to call me. At that time only, they gave me the service co. contact info. I called the service company who stated he informed SHW that he was sick and could not make the repair. Thankful it was only the dishwasher and I washed the dishes by hand. The second call was a toilet. Again, no one returns the call after placing a claim online and I had to call them. At that time I was told the claim was under review and they would call me back. Again, no return call back after 2-3 days, so I called them. They tried to delay helping me again​ saying the claim was still under review. I requested to speak to a manager. After being on hold for 15 mins or so, someone returned to tell me that my toilet bowl, which was leaking, was not covered. I am canceling my policy and moving to a new company.

My air handler coil in my trane 20xli ac heat pump developed a leak and my company had the lowest price to replace it with was 766 in labor and 1 pound of Freon (the coil and value were free) as under warranty and took 5 hours to do and Select Home Warranty Paid zero as they do not cover labor and a company that charges me for the service call and pay nothing is not what I call a good service plan which is why I now with American home warranty they charged me 55 dollars more for the service call as my gas dryer is not heating up but at least they cover parts and labor. what really is annoying is I was never told that labor was not included

We had no choice but to cancel, because your company is a rip off. We been out a dryer over a week. When it's time to fix the problem you wanted us to pay more money but your company didn't have a problem taking the money out of our bank account every month. Also, spending money to transport wet cloths to the laundry mat, Do you plan on reimbursing the money? I will not recommend this shady company to any of my friends or enemies. You don't even care about the burdens you have cause my family. How dare you ask us to find our own contractor and you will give is a 100 bucks because the contractor from your company doesn't know how to book his appointments. One of your Rep. had the nerves to tell my husband that she will give us a 100.00 because our dryer is old. My husband was upset so the lady said she would up the ante to 125.00. WTF this is not poker. On top of that wanted us to pay more money to the contractor after we already paid him to come out..It didn't take you long to cancel our request on canceling the service but it took over a week to get someone to come out...
