I have been getting the run around for 2 weeks now. Opened claim 1/4/2020 as I thought my main was backing up. On 1/7/2020 I updated claim to washtub/utility sink clog/pipe leaking. Was advised would still be covered. Plumber came out 1/8/2020 to assess. During assessment he pulled on pipe and it came off completely. He said he needed to get authorization to fix and it takes about 24 hours. Later that evening I got an email saying I was denied. I called the following morning for escalation as now I'm left with a completely unusable washing machine because of pipe. Got escalated and was told i was approved for auth. Ever since it's been a rollercoaster of approval and denial, they even verbally authed the plumber for $325 but emailed them $225 while all this has been going on. Worst experience ever.

When you pay for a “Home Warranty” you expect to what the name implies. A warranty that covers your home an appliances should they break. After all the very definition of a warranty is “ a written guarantee, issued to the purchaser of an article by its manufacturer, promising to repair or replace it if necessary”. I purchased a “warranty” through select home warranty and paid over $600 for approximately 1 year of coverage of my home where my wife and 2 small children reside. I bought into the sales pitch of “ Shield your wallet. Shield your home”. I thought I was purchasing piece of mind. What I was really purchasing though was a SCAM. Recently my clothes washer started making a loud banging noise so I decided it was time to file a claim with Select Home Warranty (from here on out I’ll refer to SHW as “ SCAM ARTISTS”). So I filed the claim and they sent out a technician to diagnose the problem. I paid the technician his $75 service fee and he submitted the information to the SCAM ARTISTS. Later that day I called THE SCAM ARTISTS to follow up with them and they indicated to me that they were giving me a $100 dollar credit towards the purchase of a new washing machine. WHAT?!?!?!? What is the point of having a warranty on your home and appliances if all they’re going to do is write it off as “broken”?! I could’ve told them that is was broken! So basically after paying the technician the $75, I ended up with a 25 bucks towards the purchase of a $900 dollar washing machine! If that’s not a scam I don’t know what is. Please please please do yourself a favor and do NOT ever do business with these SCAM ARTISTS! Select Home Warranty should be ashamed of themselves. For scamming good hardworking people out of their money. I’ll be getting a lawyer and blasting this company for the thieving scam artists they are. BUYER BEWARE!!! THIS IS BUSINESS A SCAM! DO NOT GIVE THEM YOUR MONEY THEY WILL STEAL IT FROM YOU.

I write lots of reviews and hardly ever have to be so harsh on companies. This issue went on for over 2 months though and I'm beyond disappointed. I called to make a claim that my Refrigerator unit was leaking. After they sent out a technician 4 days later with one of their companies they communicated that the lines just needed to be unclogged and cleaned. This did not work so we had to have the third party Refrigeration company come back out and evaluate that the whole fridge needed to be replaced. Then I waited over two weeks before ever hearing from SHW. I called and they said they were waiting on the Refrigeration company. So I called the Refrigeration company and they said they were waiting on SHW. No one wanted to resolve the issue! Finally, I called SHW back (almost a month after the initial claim was submitted) and they sent me an offer of $185 to replace my refrigerator. What? $185? What am I supposed to buy with $185? The ice maker alone costs $180 to replace in that fridge. I read the terms and I know that they base the value of your appliance on the depreciated price of your unit. But they also say in 10.1 of their terms the amount of claim payout for appliances is up to $500. I asked for a manager and requested the full $500. They said they'd call me back. They never did so I called back. Then they said they'd review it and get back to me and they never did so I called back again. This issue started on Oct 31 and it took me constantly pursuing them for over two months for them to say the only amount they will give me towards buying a new fridge is $185 firm. No exceptions. This is where I conclude; WHAT A WASTE OF MONEY! It would have been better to save the over $1,100 dollars I spent on this worthless warranty and then I'd have enough to buy a fridge myself! Poor customer service, unrealistic reimbursement valuations, and waste of coverage. There are better ways to spend your money people.

If I could give a ZERO, I WOULD. SHW is the worst service provider. They do not hold up to their contracts. You open a claim and it takes 6-8 weeks to get an answer. They then will do everything in their power to not cover your item and find loop holes in the contract. Buyers BEWARE. I was told that AC/Heating/Appliances that could not be fixed would be replaced. The limits in the contracts are not even close to enough to replace these items. The rep stated they get wholesale prices for units and they would replace on my behalf. Well, a unit broke and they told me to buy from a retailer which is 300% more expensive than wholesalers. Now I am out of a lot of $$. Go to a different company for your warranty, SHW is AWFUL

In June 2020, I got a warranty with SHW included in the warranty was roofing. There was a big storm and a had a leak from the roof into my pantry. I called SHW and place a order for someone to come out and check out the leak, this never happened, text after text and phone call after phone call to no avail. I called and cancelled the poilcy in June, I was told that the policy will drop off on July 7th, meanwhile I got another policy with another company, which went into affect on August 7th. I received my bank statement and SHW was still drafting my account, even though, I cancelled the policy with them. I received a phone call from the billing department from a very rude person, refusing to reimburse all of my money. This unexceptable. They didnot render any service whatsoever. This is why I cancelled them from the beginning. I had to get my Bank involved in order to take action. I am hopeful that my Bank can get my money back. Stay away from SHW, they are a BIG RIPP-OFF, with very poor customer service skills. Do not be Con by this company.

When I purchased a warranty for 6 years and paid upfront because the deal was GREAT. If it's too good to be true, it is. I asked all the right questions. Was assured they had many contractors in my area and there would never be a problem with getting someone to service my appliances. The first week of November, I placed a claim for my freezer, it was assigned but the contractor never showed. I called the contractor, no answer. Voicemail was different company and was full. I called Select, they said they would re-assign it. Great. No call, no scheduled service. I called Select again on the and they said it had been reassigned, they didn't know why the company hadn't called. They re-assigned it to the SAME company. I told them we had already been through that. On November 8, they said they would get it expedited AND waive my service fee. No one called, no one came, no follow up from Select. On November 22, I called and demanded my money back from Select for the warranty that apparently is not any good. Immediately, he says, let me call the contractor and placed me on hold. (we already know the contractor isn't answering). He came back on the line and said he was transferring my claim to a manager and I would get a call back in 24 hours. I told him it's been 3 weeks and I was not waiting 24 hrs, I wanted a resolution NOW. He says he will call back in 1 hour. We will see what happens, but my advice, stay clear of Select Home Warranty. I just threw away approx 150 worth of Gourmet ice-cream, Schwans home delivery and Meat.

absolutely the worst!!!! They will deny everything or will try to pay you pennies on the dollar to make the problem go away. I have never received any of the money they claimed they would pay for my dishwasher or microwave oven. NONE. I had a air conditioner go out. It needed a new compressor and had to be completely replaced. They insisted I provide recites for 5 years of yearly maintenance. I provided 7 years of recites and then they denied my claim because they said the recites weren't good enough. I guess a recite that says annual service directly on it isn't detailed enough to prove the units had annual service done. DO NOT and I mean DO NOT give these people your money. You might as well burn it out in the yard.

Hey Select! It’s absolutely freezing in my home tonight - just like it’s been for over a week, since I discovered my furnace wasn’t working and filed a claim with you. Not that you care - You managed to make the already terrible, freezing-cold week absolutely miserable with promises to “call me back” and assurances that my claim would be reviewed in the “next 24 hours” only for NO ONE to ever call me back!!! I was promised my claim would be escalated on numerous occasions, since it was for my FURNACE at the beginning of winter and I have TWO SMALL CHILDREN, only to find out, days later, that it was never escalated! After a freezing week of getting nothing but empty promises, I spoke to 3 different people on Saturday November 9th who all assured me that they would call back with an answer from the claims department THAT DAY; only to find out from the 4th person that the claims department IS NOT EVEN OPEN ON SATURDAYS!!! This means that I was NEVER going to get a call back that day and was LIED TO THREE TIMES BY THREE DIFFERENT PEOPLE AT SELECT!!! And finally, all this abuse ends with my claim being DENIED because I don’t have 3 YEARS worth of maintenance records - I only purchased the house LAST YEAR!?!?!? NOT ONLY THAT, BUT I TOLD YOU I DIDNT HAVE THOSE RECORDS ON DAY 1 AND WAS TOLD THAT IT WOULDNT BE A PROBLEM!!! WHY PUT MY FAMILY THROUGH 11 DAYS OF LIVING IN A FREEZING COLD HOUSE WITH NO FURNACE, FOR A CLAIM YOU WERE NEVER GOING TO APPROVE!?!?? YOU CANNOT TREAT YOUR PAYING CUSTOMERS LIKE THIS!!! WHY WOULD YOU DO THIS TO MY FAMILY AND THEN REFUSE TO MAKE IT RIGHT!!?!?!?

Have been with this company for 4+ years and called in my first claim this morning, I had my plumbers here this morning on an unrelated task and they discovered that my water heater is leaking, which we all know it's a matter of minutes to days before it completely busts out (since I've had a water heater in an attic blow before, it caused all kinds of damage and cost a fortune), & I don't want to let it get to the point of a full blown break down and have it do damage to a 3k sealed crawlspace I paid for when I bought the place 3 yrs ago! It needs to be replaced. This crappy company declined my claim. So, I'm having to cover the costs myself, I'm definitely NOT renewing with these crooks!!!

Worst Home warranty company. I filed a water leak claim 2 months after purchasing a 28 month contract. My ceiling came down from a busted water line. They had me find my own plumber and they asked him directly for a price. Come to find out all they decided to offer to pay was $150 from an $800 bill. So I was stuck with paying the rest out of pocket. They have no contractors available for emergency nor repair situations. All they tell you is that you have to wait 24-48 hours for someone to contact you. Customer service representatives are unaware of anything, they don’t even have an accurate answer for you. Horrible service! Never purchasing home warranty with this company again.

This SHW company has provided themselves many contractual "loopholes" to avoid paying on claims. In my first hand experience, they are VERY slow to respond to a item claim, vague about when someone ( a repair vendor) will call (if ever!) and then tell you to get your own repair contractor, and They might reimburse the claim ( or not---remember this is after you paid for the repair yourself directly to the contractor/repairman) or then find out they have a $150 payout maximum per covered item-----read all the fine print and exclusions.. This company actually offers a free month of contract etension for every Good review given on their website... I have been offered it Three separate times! RUN AWAY from this company....I bought a 14 month policy, and have now requested a refund after so much run around. They wouldn't even tell me upfront the amount of my refund! IMO, CROOKS

I am so angry!!!! I spent $2,000.00 for a five year warranty. I have now had three claims. The first was my refrigerator that took weeks to get repaired and eventually, I had to get my own repair contractor because the "Technician" SELECT HOME WARRANTY (SHW) sent couldn't do the job and I never received reimbursement for the second technician. The pump in my dishwasher died on 8/16 and it took until 10/10 for me to just get a reimbursement check of $350 APPROVED which I have NOT YET RECEIVED. In addition, the "Technician" SHW sent charged my credit card for over $800.00 in small amounts and he did NO WORK AT ALL. I had to dispute the charges with my credit card company, again which has yet to be resolved. Then I had to buy a new dishwasher which cost me over $900.00. NOW, I placed a claim for my HVAC system that needed the coils replaced and I got my own technician since I had no confidence in anyone SHW could send out and I could not be without air conditioning due to medical issues and I couldn't wait the days, weeks, months that it takes to get approval to have work done. So, now I am out another $3000.00 because SHW refuses to pay any of the claim because I did not get their "APPROVAL" first. This is a racket. I will be writing to the local TV stations, local news papers, all the online review services, and any other review services that I can find and I will NEVER RECOMMEND Select Home Warranty to anyone.

SCAM! SCAM!! SCAM!! DO NOT USE THIS COMPANY!! I am in the process of canceling the 5 year contract!! We paid 2000 in April 2019!! I called them for repairs for plumbing issues!! To no avail!! I just kept getting the run around!! After 2 weeks no plumber!! I called to cancel my contact and was told that I could only get back 1500. 00, I am just praying that they send my money back!! I think that they are out sourced in INDIA because they don’t seem to have Americans Reps! I don’t trust Select Home Warranty! I wish I had seen these reviews before I purchased!! I hope that send me my money! I am told it takes 30 days!!

A very irresponsible company. I filed claim to repair my appliances that covered under my warranty. They sent a technician come over to diagnose the problem. I paid my deductible. Then the technician disappeared (not responsive). This exact same situation happened to me for 2 different technicians. I would think either Select Home Warranty have all bad technicians or their company policy prevent good contractor finishing their work. All their care about is the deductible money. They are not interested to fix things. I have been trying contacting Select Home Warrant to get my problem resolved. It has been over a month. No one cares. They train their agent, very polite, but no solution provided. They can only say "I am sorry, I understand". But nothing happens.

I should have rear the reviews before I bought this worthless policy.Had the gas company come out and diagnose a gas smell. They said it was the stove top leaking gas past the valve for the burner. Called Select home warranty they said it would take 24 - 48 hours to get back to me,. So they said they do not cover gas leaks. I told them it was the valve on the stove top not shutting off all the way causing the leak. They said to fax a copy of the report that showed that to them. So I did, again another 48 hour wait time. I called them again today and now they say they don't cover valves. So I told them to cancel my policy, which is only 2 months and they said there was a $75.00 cancellation fee. DO NOT BUY A POLICY FROM THIS PLACE.

I have been very dissatisfied with the service from the beginning to the end of the whole process of getting my leaky toilets fixed. I have three toilets in my house all of them were backed up, one was overflowing into my basement every time I flushed. I called Select Warranty (SHW) at 6:00am on Saturday, I got an email saying that a technician would be out between 9 and 10 o'clock. He showed up after 11:00. He said he could do nothing that it had to be approved by SHW. He said he would be back the next day after he dropped his kids off at Sunday School. He never showed up or called or anything. I call SHW that afternoon, they said he had not yet summited a claim. I work 12 hour days, 4 days a week. I would like to be able to use my showers and toilets when I get home after a long day. I called later in the week, I don't remember exactly which day, and SHW said the service was not covered on my policy. Getting no satisfaction, I canceled my policy. The tech already having $120.00 (two service fees), I decided to go ahead and use his service. I scheduled to have him come out and do the work on Friday about 1:00 pm. He said he needed money for the materials before he could do any work and wanted cash. (This seemed suspicious.) He said IF he got the materials and it got to be too late could he come out the next day - Saturday. I said if he had to, that I would be home the next day. He had already ordered the material, so he said, and I expected him to be back shortly. I even told him as he left with my money "See you in a little while." He did not come back, call or text me. I texted him the next morning asking for an ETA. He replied "930" He did not show up until after 10:15. While he was here working, he was on his phone a lot. When done I asked for an itemized list of material, which I have not yet gotten. He left my house a mess. There is wax from the wax toilet rings all through my house there is water all over the floors. There is dirty stuff on my walls. He used one of my good towels to wipe up who knows what. And he left a broken toilet in pieces in my basement. I tried to call SHW to complain about the technician they sent to my home, and I was not allowed to talk to customer service because I no longer had a policy with them. To sum it all up, I pay the monthly fee for a home warranty that would not cover my leaky, backed up toilet. I got terrible customer service from SHW and the technician they sent to my house and on top of all that the last time I called SHW I was told that I was being "unreasonable". If I knew how I would give both SHW and the technician less than one star.

Don’t believe all the fake reviews.. even the real ones if you read closely have never had a claim.. they only leave good reviews for the discount they offer for it.. that’s why so many reviews without mention of claims.. and the ones that do are not real people.. they are just trying to bring their sad rating up.. it’s why they offer the discount and why they fake their own reviews.. they have 100 reviews on their site??? But no place to leave one?? Coincidence.. not hardly.. they make up all their own and don’t allow you to leave one because they don’t want the truth on their site... they lie and say everything is covered and if anything breaks you will only pay a 45$ service fee out of pocket.. but then when something breaks they have all these restrictions and limits.. like my heat pump went out and the denied the claim because they said I was required to have 3 years of maintenance records ... seriously??? They know that nobody has that .. so they use it as an excuse to not pay the claim... it’s all a big scam... just like the extended car warranty scam that was going on a few years ago... just save your money or find a real insurance company with good history... then when I canceled they prorate the refund and charge you a 75$ cancellation fee... ridiculous.. who ever heard of a few to cancel??? So do the math.. if 1 million people sign up.. then realize they were scammed and cancel 3 months in.. at an average of 30$ a month.. that is 90 million dollars... then add the 75$ cancellation fee that is another 75 million dollars... and they have done nothing.. paid nothing.. replaced nothing... that is the way this scam works... they don’t care if you cancel.. they don’t care about bad reviews... or BBB reports.. which there are almost 3000 complaints in less than 3 years.. that’s like 4 complaints and cancellations a day.. DAY... every day for the last 3 years... those many people are not making any of this up.. but they say any bad review they have or any bad report to BBB are individuals that tried to scam them... really???? What a load of crap and such immoral people... STAY AWAY!!!!!!

Got a home warranty with purchase of house. Hasn't covered anything. Had roof issues didn't cover again have issues with our filtration salt saver and switch on our pool. Called and the guy on the phone you had to basically spell it out to him of what our technician said was wrong. Didnt hear anything called 2 days later and he said oh wasn't covered as was the control panel that was wrong. Said what o that is not what is wrong with it. Had our technician call them again said nope not covered. Yes. Will never use or recommend this company. We have had warranty companies always on our home but thought great when we purchased this house that didnt have to worry about it as had one Don't be fooled. Will only go with one we have used in past as they stand behind their warranty and don't make excuses to not cover it.

Not a complete scam because if there is something tiny wrong with an appliance, etc, meaning an EASY fix, like a broken part it will be fixed, but in the end you paid most of the cost between your call fee and the monthly fee. However, they have so much fine print of what is not covered that they will refuse calls before anyone comes out. Or they will give you the run around. Bottom line. Get AHS over this one. Yes you wait forever on the phone with AHS and they are sometimes a pain, and the calls could be up to $40 more, but in the end they are way more upfront about what is covered, AND they replace something if it cannot be fixed and that is the most important part.

STAY AWAY. STAY AWAY!!!! This place is a rip-off! I placed a claim for my broken air conditioning in August they denied it. I placed another claim on September 23rd. and received a email stating my claim was approved and they were giving me a measly 150 toward replacing my air conditioning unit which was estimated to cost over 2,000. They asked for photos and three years worth of service records. I told them that I didn’t hang on to the service records and they asked me if I could call around and get them (smh). I also placed a roof leak claim with them . Once they received the diagnosis they said they only cover certain parts of the roof. So I paid 75 bucks for each time the tech came out for a total of 225 dollars but they want to give me only 150 . If you’re looking for a warranty company that will at least repair or replace your appliances go with American Home Shield #GoingBackToAmerican Home Shield

I would give NO stars to this company!! Stay away!!! My air conditioner stopped working so I put a claim in. It turns out my compressor went. They only wanted to pay $150 towards a $1,700 bill. They requested 3 years of maintenance records on my air conditioner, I only had the house a year. They told me to try and contact my realtor and see if the realtor can contact the previous owner and get 3 years of records. Are you kidding me?! That's the craziest thing I ever heard. I shouldn't be responsible what the PREVIOUS owners did and to get in contact with them is insane!! This company is a scam.! I never received my contract on what they cover until the day I called in a claim and started complaining. After my phone call I received the email with the contract. The SALES guy told me "they cover practically EVERYTHING and you don't need inspections or anything". oh and good luck trying to call talk to the manager because they will not put you on the phone. They have a million and one excuses. I'm still waiting for a call 3 months later. DON'T WASTE YOUR MONEY!!

I place two clean, that initially told me will be cover after the technician came to do the diagnosis, overall is was more than a months a nothing happen. Every time i call i was told different stories by the representative, manager hardly return my call. At the end I wasted my services fee money and 1 months of stress and frustration with them , to end it up cancelling my policy. They are rude and they don't care, they have technician that do not want to order part because apparently they don't pay. Trying to deal with this company was incredibly frustrating. Washing machine and Dryer was only giving a 150.00 FOR REPAIR, that is sick. Overall experience with this company was worst everyday and they don't cover anything. Please don't fall for his company save yourself all the stress I personal encounter with them!

First off, they ask NEWLY ENROLLED CUSTOMERS to do a review BEFORE THE SERVICE IS EVEN USED! IF YOU ARE THINKING ABOUT USING THIS WARRANTY, DON'T. The sales reps will be very cordial, knowledgeable and helpful but the service reps will deny, deny and deny any service claims that you attempt to file. My claim was denied without a service tech ever coming to my home to see what the problem was. They then defended their decision by stating that "from what you described, we are not able to cover your claim"!!! I asked how can you deny a claim without even checking to see what the problem is??? All of this AFTER SENDING ME AN EMAIL STATING THAT MY CLAIM WOULD BE COVERED! This company is complete and utter trash and I HIGHLY RECOMMEND THAT ANYONE CONSIDERING THEM GO AWAY AND FIND ANOTHER COMPANY!!!

I have had the most horrible experience with this company. I submitted a claim for a pump motor that was not working in late March 2019 (coverage began early February). I was told that it was within 30 days of coverage (which it was not) so the claim was denied. I purchased a new motor out of pocket for $190 in April! The pump stopped working over a week ago so I submitted a NEW claim for the NEW motor. A technician was dispatched and provided a diagnosis that it was no longer working due to normal wear and tear. I received an email, again, denying my claim stating that it is within 30 days of coverage. I've had my coverage now for over 7 months!!!!!!!! After speaking to a representative, he is stating that it is tied to the first claim I made in March, which is absolutely asinine!!! I've sent pictures and a receipt of purchase for the pump which was bought AFTER my initial claim was denied. This is absolutely ridiculous!! You pay every month for coverage but they will try to find every reason they can to deny a claim so they have to spend nothing! RIDICULOUS!!! Avoid this company at all costs! The service I have received has been horrible over the past 8 months! And don't ask for a manager! Every time I've asked, they're either on a call (I never get a call back) or they're gone for the day. After being a Call Center Manager many years ago, I know there is ALWAYS a manager on duty. So apparently they have no leadership there, which is another huge issue. Again, avoid this company! Complete waste of money.

I have attempted to use SWH twice. The first time is when I had a leaky kitchen faucet. They provided a name of the contractor, I called several times and no one answered. They provided me with another contractors name. Again, after a significant amount of rings, he answered. When he finally arrived, he said he wasn't able to fix the the fucet that day that he needed to get parts and then come back. However, he wanted the deductible at that time. I explained why when he hasn't done anything and said he wouldn't come back until the following week. He stated that he is required to collect the deductible that day rather he does the work or not . Keep in mind, he wasn't coming back the same day or the next day, he was talking about a week later. I explained he should cancel the visit because I'm not paying with no work. I called the SHW to complain and they kept me on hold 45 minutes and would not allow me to speak with a supervisor. At the end of it all, I had to pay for the repair our of my own pocket. This company is a fraud, their customer services is AWFUL!!!! I will be going back to HMS its alittle more expensive but, I never had any issues with them they always did the work the same day. I recommend you save your money folks!!!! This is the worst hoe warranty service I have ever dealt with!

I have this home warranty for 3 years and by far this is the worst home warranty I have over 20 years. 1st. It takes more than 48 hours to give you a resolution and send a repair person. 2nd. Most of the time they will try as hard as they can to dispute your claim and tell you that "you are welcome to hire your own technician and you can send the receipt and dispute with them" and the new one I got today. I asked to repair a switch that is cover under my contract. But they are so dishonest that instead of sending a repair technician to do the job and pay the technician, SHW decided that my fan (where the switch is) can't be repair and they will pay $45 dollars so I can buy and install it myself. I WILL NEVER RECOMMEND SHW TO ANYONE.

I first called to hopefully expedite service on 9/16 to file a claim on my garage door. Everything was fine until they dispatched an HVAC contractor to repair my garage door. Had to call back & had to repeat everything from 1st call . Hopefully I’ll get the correct person dispatched soon as it’s very an inconvenience.

I submitted my claim a month ago, for two weeks they have been emailed me that we still couldn’t find any technicians in my area ( which is totally strange in Union county, NJ). After I complained, they emailed me that I can hire my own contractor, but I need to get pre-authorization for reimbursement. I hired a company and after his diagnosis, I called this home warranty co. to get my pre-authorization according their email. But the representative said it takes 24-48 hours which, they didn’t mentioned this required time before. It happened more than two weeks ago and after that I am still waiting for their response. It is two weeks I am calling this awful company and try to follow up my “payment agreement”, but every day I have the same answer after holding up on the line more than 20 minutes; “Billing Department is still working on that and you will receive an email in 24 hours “. And I still have nothing. It is the worst costumer service that I have had. It seems nobody wants to tack care of my simple claim. I remember when they wanted to sell their home warranty package, they charged my card in 2 seconds, but you can see, after that there’s No service. Don’t waste your time and money.

They lied and said both pool and spa covered. When I read contract they argued contract was wrong and to trust them that both are covered but can't put it in writing, then they admitted both are not covered after having me on hold 20 minutes. Then said they would give me refund. Then no refund confirmation email received so I called next day and rep said cant give refund until coverage starts. I paid 28 days ago and coverage starts in 2 days which makes no sense so I had to call credit card company to dispute charge for a $502 refund. Meanwhile, still trying to cancel this warranty with Select Home Warranty which didn't even go into effect yet. The reason they got good reviews was people like me gave them 5 star review on sign up day in exchange for a free month.

worst experience i have had. Four months have passed since I bought this warranty. my ac on the second floor stopped working for me. I opened claim same day. same day contractors gave estemate. Weekend only takes place on Wednesday, I received an email that they can only cover $ 150 and only if I have a service record. When buying a warranty, they didn’t tell me anything. My next question is, how much will repairs cost from my pocket? they answered 800 + $. At this moment their contractor calls me, I asked him the same question about the price, he answered me 600 + $. I lost confidence in them called the local family company they arrived they found a completely different problem that cost me only $ 425. And all this happens when in texas 100 deegree outside and kids sleep upsters. Do not believe them this is the worst company. I have claim number and all estemate and invoice

After waiting 11 days to receive a response on my broken AC, My claim was denied stating my ac issue was a freon leak, but the technician stated the reason i had a leak was because the condenser fan had gotten off track, causing the the vibrations to develop a slow leak in the coils. The reason for the ac not working is due to the condenser fan, not specifically the freon leak. If I was going to have to pay for it myself, I woumd have just paid the 1st day instead of the service fee and waiting just to get denied for a reason that they exclude on coverage, even though the technician stated it was for another reason. Do not waste your time or money with this company. Its easier to just pay for any repairs out of pocket

Absolute scam! I would stay away from this and probably all Home Warranty companies. They are nothing more than a ponzi scheme but they don't pay for anything. I even upgraded to a two year deal with these guys only to find out when it comes time to need them, they are quick to deny everything and won't cover a single thing. I paid nearly $1,000 to these thieves and when I cancelled my policy after I found out they won't cover anything, they said there is a cancellation fee. HA what kind of a joke is that??? Not to mention before I even found out that the AC would not be covered (despite having the highest level package with them) I was pulling my hair out just to get a company to come look at our AC unit. I called about 10 different times and not once did I speak to someone who spoke English. I couldn't understand them and they could not understand me. What a disaster. STAY AWAY. You are better off saving some money for home repairs then to give these guys money and then pay a service fee call and then end up paying for everything out of pocket anyway. Cant believe this is legal.

Terrible experience. We purchased warranty in 2017 and renewed warranty in 2018 around February even though they hadn't really covered much for us. We mainly bought the warranty for larger more expensive components. In July our A/C was producing a large amount of condensation so we contacted them to which they merely said the Freon levels were low which wasn't covered and we all moved on. Our unit was clean with new filters so no issues there. Two days later our A/C unit yet again was not acting right and a large amount of condensation was coming from the emergency drain. Paid another service call and again service charge for Freon. Yet again this happens, on third try Technician they sent actually took off back panel and found tons of feon oil now all over unit due to two previous services and isolated issue to failed coil. Again no mention of lack of maintenance. This is also only a 6yr old unit. This time he was able to see a the leak was coming from a Failed Evaporator coil. My contract states they do not cover Freon leaks, however the evaporator coil is listed as a covered component. The failed component is why the Freon is leaking!!!!! The most frustrating thing Is we purchased the warranty based on what items were listed as covered components. If this company list covered items then adds disclaimer they won't be covered if leaking then why list them at all. There is no other reason for a Evaporator coil to fail other than a leak or restriction. It took 2 days for management to call back however no any one could tell me one instance or case in which they EVER replaced an evaporator coil for any other failure, yet they list it. That is not only deceptive but if listed to create profit it is fraudulent. Lastly management never even tried any type of mediation or help of any kind rather kept circling back to the secondary failure. When asked for reimbursement for my warranty I was simply transferred to the cancelation dept. You only speak with call center employees who have no knowledge of the home equipment and surely have no customer service skills. Merely read a script.

Select home warranty is a false advertiser and misleading to its customers. I find it hard to believe that the positive reviews are credible and legitimate. They refused to pay for a $545 repair on my A/C... even after I provided them with all requested documentation on device history and a report from my homeowners insurance saying it was “wear and tear” which was their stipulated reason to pay...as they claimed the excuse of a power surge. I am now in the process of getting my electric company to clean the same thing just to prove to them that they are wrong. They’re very bad to do business with the fact that I recommend anyone ever getting an appliance or home warranty insurance policy. They are all a total joke.

Stay away. This company's customer service and follow through is awful. After receiving an emergency call from an Elderly tenant regarding their AC unit going out in triple digit degree temperatures over the weekend, I notified Select Home Warranty. They could not provide me a list of emergency heating and air contractors until Monday. An assigned contractor came out two days later and took a day to provide a diagnostic. The communication between the assigned contractor and Select Home Warranty was nonexistent, I became the mediator between both parties. If you hire your own contractor, the reimbursement process is tedious - you send in the invoice, you wait 24 to 48 hours for a response; if they approve your invoice then you wait another 24 to 48 hours to receive a form to complete and send back to them. The form then goes through another review and they send you reimbursement funds in a check form within/after 30 days. (No other options). To me unacceptable. I asked that a supervisor give me a call back, they never did. Very disappointing.

This is a scam and the most fraudulent purported home warranty company. RUN do not walk away from them . There is so much double talk you cannot rely on anything you are told even when it is in writing. I have a two story home, that fact is clear from the beginning. I buy what I think is the top of the line coverage and the games begin when I need repairs on the second floor. It 8s not covered I am required to pay out of pocket oh by the way they will give me a 50% discount to help me out. I want to speak to a manager. . . There's no one available. Someone will call me back. Five days later, no call. DO BUSINESS WITH SELECT HOME WARRANTY IF YOU WANT TO BUY A HEADACHE.

Horrible the worst experience. had to cancel them 20 days after I paid the entire amount of $1050 for 3.5 years! They refused to pay for my first claim re: plumbing. They dispatched tech who came in asked for $500 dollars upfront, stating that company will not cover this issue. After getting payment, took part of my shower and left. He never came back! I tried calling the company, tried to speak with multiple people: James, Ratch, Jamille, etc - I got nowhere with them. I spent hours on a phone wasting my time with this horrible company! Filed complain with Better Business Buro and now I am taking them to court! I cancelled them and they returned $300 from what I paid them - at the same time - they NEVER covered my first and the only claim! HOrrible company! Stay away!

When I purchased, this company was listed by BBB as an A. I have NO IDEA how. Their customer service is AWFUL, their claim process is AWFUL. I attempted to file a claim for my garbage disposal last year and it was such a run around we just paid out of pocket. I originally paid for 3 years, today was told my policy expired after 1 year! So as I was trying make a claim for my freezer going out, I was once again greeted by bad service and shock. What a WASTE of money this company was!!!!! I will go back to 2-10 where I only left because Select was cheaper and had better ratings. 2-10 was actually VERY expeditious in their claims and getting problems fixed.

ABSOLUTE WORST EVER! Name an aspect of the service and it’s most likely horrible. I’m not the o e to write negative reviews, but these guys made it personal. From being erroneously charged, having to pay at least 75% of a repair not matter what, taking forever and a day to get ahold of a contractor, being HUNG UP on when I called to voice my opinion (sometimes the representative would promise all of these things, put me on hold, and return to the phone just to act like he/she can’t hear me...and then hang disconnect), giving me the direct extension of an employee but magically that extension isn’t available a day later, telling me that several of my items in my household had a significant depreciated value that was set by the Authorization Dpt (but I wasnt able to talk to this department), offering me a FREE MONTH IF I LEAVE A POSITIVE REVIEW, they are the WORST business ever. I must say the price is cheap, so I guess that’s one benefit...DING DING DING!

This has been the WORST possible experience. If I could give these people negative 5 stars I would. The staff is full of incompetent liars who do not follow up on what they promise, have no sense of urgency and, can never seem to find a manager or escalation point. Also, instead of owning ups to or otherwise trying to correct the issue of not providing the work order to the correct company, they blamed the contractor (who, if they are so bad, shouldn't be someone that you work with in the first place). The last person that I spoke to was so rude that I am intent on canceling our contract with this company immediately. Save yourself the headache and do NOT work with Select, you will regret it.

Worst company ever!!! My most recent issue with them was my AC breaking it has now been five days and I just got my first response. I have called every day to ensure the paper work was done correctly because they messed my paper work up before. I live in Florida and my house is 90 degrees and they do not care. They have no care for the people and also do not know how to properly file the paper work ever day I called they said my paper work was filed under the wrong thing. I asked to speak to a manager and they just tell me the manager will call me back been over a day still waiting for that call. Will never let anyone I know use Select home warranty. Wish I could give negative starts!!!

Tech was told to write the repair so that the warrant would not cover it. Tech being new was unaware that what he had done was not going to benefit him, His text are on my phone and my next move is to the BBB. They claim to arbitrate but they really want is your money. Like most warranty companies they will do small repairs, but do not look for them to replace the item, Its rare. Before you sign on ask for there exclusions, You will flip when you find out they its not a good deal. Everything has a price and is not FREE. Read the small print and ask them IS THIS A CONTRACT. Consumer Protection is deaf. Its about big money.

Representative named Mark told me that he was able to see our daughter's agreement with their company and that he would give me the same offer my daughter had when she chose their company. The problem is that our daughter has her warranty with Choice Home Warranty, so Mark deceived us in the representation of the company. We tried contacting him several times since the agreement was approved. He would not return my calls. My only recourse was to file a dispute with the credit card company the transaction was purchased with. How could anyone in good conscience mislead a customer like that when he knew from the beginning that his company did not have an agreement with our daughter?? Home warranties are not something deal with every day so i made a mistake in calling the wrong company. That didn't mean the representative had to be deceiving

This is the worst warranty company in the world. They do Not have workers in the state of Michigan and instead of saying that when I purchased the plan they take your money and if something goes wrong in your home they ask you to do their job. So I had a stoppage I called them they said they will find someone. ONE MONTH later they said I had to find someone and that they would reimburse me. They never told me that they wouldn't reimburse me the full amount So I found someone I paid $334. They said they can only give me 150. I called to cancel they said they still have to bill me in order for me to get my refund and they said they will charge me $75 for canceling. Worse company ever, terrible customer service I'm reporting them to the better business bureau

This is the worst home warranty company I have ever used. I have a tenant who's hot water heater went out and she was without water for two weeks. During this time I tried every day to talk to a supervisor and they were always "on the other line" and never did call me back. I finally got ahold of someone who was actually from New Jersey (they all say they are but even the rep I finally got ahold of said they were from the Philippines. They only agreed to pay 225.00 of the entire 850.00 estimate (from their plumber). We ended up getting our own bid from Lowe's and since our renters had been without hot water for almost two weeks agree to pay 150.00 as a rush order. In the end we were out 800.40 and were offered 225.00 from Select. The cost of the actual water heater at Lowes was 439.00. TERRIBLE COMPANY...DO NOT USE THEM. I have had great luck with First American Home Warranty, I should have used them

I've had this warranty for one year and 1 month. I've placed three claims. The first was a total nightmare. It took over a week to replace a part in my central A/C system, in August, in Texas - 110 every day. I just paid for it myself and sent in a reimbursement claim. Other than the unnecessary delay, they paid the claim (although it did take several weeks for their "process"). The second claim was a backed up kitchen sink. Unbelievably, it was cleared on the same day. But I spent several hours on the phone with them and the service technician. Now the dishwasher is broken. I placed the claim on July 25. The repairman diagnosed the problem on July 26. After no word for about 10 days, I called and was told they had not received the diagnosis. So I sent them the receipt. Then the repairman called them. They still claimed not to have received the diagnosis. But the warranty rep goofed and said the diagnosis did not include the cause for the part failure. HAH! There is no way to know the cause. So it's just a delay tactic. On Aug 9 I received their "offer": $185 to purchase the new part. The installation will cost $425, but the will not pay for the installation, just the part. WHAT!? This company is really good at delay tactics. If you want service, you have to call and call and call. You have to argue and argue and argue. Then you have to threaten to cancel the contract. I did that with the A/C and they finally paid up. But I've had it. The stress they cause is more than I'm will to experience. PLEASE find another company. This one will do OK for small, minor repairs. But anything big will be nothing but a hassle.
