American Home Shield provides a valuable service for home buyers. I highly recommend this service to buyers, especially when the home is older and not covered by a builders' warranty. Do be prepared that there is a monthly payment for services, as well as an additional payment for any needed professional repair. But the fees may be considerably less than the repair would be otherwise. As a real estate professional, I have written in American Home Shield to most of my transactions over the years. Highly recommended.

I decided to keep my American Home Shield warranty going after the year that came with my home purchase expired, and I am glad I did! When I tried turn my heat on to make sure it worked, it wouldn't turn on. It was easy to make a service request, and the tech that came to my house was knowledgeable and got my heat working quickly!

Best investment for our home we have ever spent. When our faucet kept leaking we called American Home Shield and paid our schedule small fee for service per our contract. They had someone at our home the next morning and the leaky faucet repaired within minutes. Saved us a lot of money.

EDIT: See below for the resolution, and the reason for a change in rating from 1-star to 3-star rating. ___________________________________________ In terms of "good," I believe American home shield does a lot of it. They provide an affordable means of protecting your home in the event of really anything going wrong. And then, there's everything else. I've never done this, but I have to publicly complain about the way AHS handled a service request. On June 20, our A/C goes out, and I submit a service request online. It's a Sunday, so I'm not expecting to hear back from a contractor that day. I don't hear from anyone the next day either, so I check my account and notice that now I'm meant to reach out myself. That's fine, and I do. The contractor will not take any "online jobs" right now because his schedule's full. That's annoying but fine. I call AHS to get a new contractor, and I'm told that if the assigned contractor can't be contacted within 48 hours then the job will get reassigned. Okay. 2 more days without A/C is deeply frustrating but it isn't the worst. I wait exactly 2 days and give AHS a call back. As it turns out, now they meant 48 BUSINESS hours (you know. 8 working days?) from the time of the original assignment. I submitted on Sunday and couldn't even get a new contractor until the NEXT Wednesday. I do the math, call at 48 hours and 1 minute and get a new contractor right away. The new company is responsive, they schedule a visit as soon as possible and everything's looking up after spending a week-and-a-half without AC in the middle of summer. Appointment goes as expected, technician does a very detailed inspection and gives a recommendation for a new A/C unit. That... that sucks, but that's why I have AHS! They tell me they'll submit the work order, and then AHS has to decide if they want to order the parts themselves, or just leave it all up to the contractor. Unfortunately, AHS decided to order the parts. Two days more and the order is finally approved, 5 more days for shipping, a funeral in the family of my new contractor (family company), and finally, after 37 days we're scheduled to have the unit installed. One small caveat, my installers are missing a part. Yes, as far as the paperwork shows, AHS never sent a coil for the new unit, so installation can't be completed. Naturally, I call AHS (for what I hope will be the final time), the agent I spoke with said the part hadn't even been APPROVED, let alone ordered or shipped. I ask her, "If my contractor can find the part and I buy it, will I get reimbursed?" in no uncertain terms. I don't know if she was high or just tired of me on the phone, but she told me "yes" in no uncertain terms. I tell the contractor to try and find the part, they do, and I GLADLY pay them to get it, expecting a reimbursement. Well, when I tried to call Billing, I was told simply that I should never pay a technician and the agent I spoke to had no right telling me I'd get reimbursed. I don't care. I was told three times I'd get my money back, and now I'm asking if I should expect a check, or if they'd just credit it back to my account on file. Neither were the case, obviously, or else I wouldn't be writing this review. I'm now sat here in October trying to solve the same problem they created in July. They make it impossible to escalate any calls you make, so you just have to HOPE that you get an agent who cares enough to even attempt to help, but they're absolutely PROS at stringing you along and taking you for a ride when you ask about the reimbursement you were promised. I've been told that they need to complete an internal investigation, that I should see development in two days, but miraculously, none of these statements ever make it through to my file, so I'm left repeating myself every other week to a new agent about what SHOULD be an easy solution. It doesn't matter if she was wrong, a representative of AHS told me I'd get reimbursed, I should be reimbursed. Somehow! Someway! Hell, pay the contractor and they'll reimburse me my check. It doesn't have to be hard, but AHS is going out of their way to make sure I rescind every recommendation I've given to new homeowners. If 37 days without air conditioning in a month with a 98-degree average high, and then holding $500 hostage from a customer sounds like anything other than a 1-star review, then I'm sorry for the world you live in. Terrible job, AHS. ___________________________________________ EDIT: It appears that a public complaint is the most effective means of getting AHS to take action, don't place your bets on calling and talking to representative in the service or billing departments. The kind woman I worked with, Alisa, was quick to respond after my initial post, and quick to investigate the issues. As I thought, it WAS easy to resolve (not that I'm not appreciate of her efforts)! It took two phone calls and four emails, and then I had a check in the mail. Almost as if this never needed to be an issue in the first place. I am honestly relieved to edit my review, but I'm left with a number of questions. 1) Why did AHS only actively respond after seeing a public complaint? 2) Why did this demonstrably simply issue ever escalate to this level? I believe the answers are somewhat self-explanatory. I'm disheartened by the entire situation. While I'm pleased that the situation was resolved, it was neither a convenient not simple resolution. AHS, for all the good it does, still shows an astonishing lack of concern for its customers. I'm immensely pleased with the steps that Alisa took to solve the problem, and the pace at which she was able to take them, but there never should've been a problem in the first place. Elevated from 1 star to 3.

I was on the phone with your agent, PJ for about 30 min. today(9/14)Not sure if your agents are working at home, but throughout the call there was a loud rooster that would make noise at least every 30 seconds. Also the agent kept asking me the same question of why I was calling over and over. Such as is there a leak? I said no. Then she would type some things into the computer and about a min. later ask me the exact same thing. No, there is NO LEAK. After so much back and forth she finally answered me correctly. There is a phone survey I was supposed to complete after speaking with my agent. I kept waiting for it to begin, but it never did. The agent kept saying over and over for me to hang up. I said to her, if I hang up I will not get the survey. Her answer every time was hang up. That's not an answer. After going back and forth at least 4 times, I just hung up. Which of course there was NO survey. I called back and spoke with a different agent, telling him I just want to complete the survey. He kept repeating over and over since I hung up, the survey is no longer available. Yet the other agent kept telling me to do so. The second agent, I think his name was Jason, was not helpful either. I also didn't see a place on the site to leave a review, so hopefully someone will see it here. I sent an email and left a review on facebook.

They sent someone out quickly without any hassles. The person was professional and knowledgeable and the problem was fixed.

I had a small leak coming from my hot water heater. The tank was 23 years old so I didn't know if it would be covered. It was! All I paid was the $100 fee for them to come out initially and $288 for water and gas line modifications. The new tank, labor to install and haul-away of the old tank was covered. The claims procedure was simply handled on-line and both units were replaced to our satisfaction. We are very thankful that we have an AHS policy.

Our water heater was under factory parts warranty; however, the manufacturer didn’t want to stand behind their warranty. They kept trying to blame our gas pressure for the issues despite multiple plumbers stating the water heater was not working properly. AHS stepped up and replaced the water heater, and we couldn’t be more thankful.

I have had American Home Shield for years, but now they are not going to renew my contract. It is heartbreaking- as it has been a Godsend for me to cover repairs that I would not otherwise afford all at once, without racking up my credit card. I have called to find out why- and basically I believe I had "too many" claims. The reason I had so many claims on my AC is because they fix it until it is ready for the graveyard. I am deeply saddened and do not know which warranty company I should go with now.

They do what they say they do. Used them over years, and appreciate their service. Online service request is easy as well. If the vendor does not fix it the first time, say a week later it breaks again, AHS does not charge additional fee for the vendor to come back.

I have been a AHS customer for 15+ years. Good response time when requesting service. Problems usually resolved in one visit. Some contractors are better than others, especially for HVAC central air conditioner systems. Would like the opportunity to pick a contractor from a list of available choices from AHS. Currently the contractor is assigned by AHS.

I like that you can get a call back instead of having to wait on hold, because last time I called the hold time was 50 minutes. The representative I spoke to helped me arrange a recall for a broke water heater that was not resolved with the first repair. I had yet to see if the second repair will fix the problem. I like their online services, it's easy to make a new claim.

I’ve had mostly good experience with my ahs. The exception is regarding my refrigerator, a 5 year old LG bottom freezer model. It’s a beautiful lemon that had required repeated service. Each time it quits working I’ve had to wait weeks for service while losing all my frozen food each time. I was totally without refrigeration from Thanksgiving until after New Years a year ago when the compressor went out. Most recently when it quit working I was given a repair date 2 weeks away and on the day of the appointment the company canceled and scheduled another 2 weeks away. I’m ready to be offered the opportunity to replace this appliance. I can’t afford to keep losing freezer full of food and being without refrigerator for weeks (months) at a time.

Most claims have been OK. I started this policy about 18 years ago because I bought a house that had a number of systems. My first major failure was the well pump which was not covered. I subsequently added this coverage, and, of course no failures since. So far, inasmuch as I take better care of these systems than the average person, I have had no large claims. I am sure I have paid way more in premiums than I have received in benefits. I would like to see this comparison if you could forward it to me. At this point in time, I have 3 hot water heaters from 1990, 3 air handlers from 1990, and 3 hest pumps from 2002. Obviously, I am afraid to cancel my AHS policy because I could experience significant problems at any time now. There are other policies out there with other companies that appear to be better, but I am reluctant to change for fear of surprises. In retrospect, I should have taken my chances and avoided you r coverage. I have avoided extended warranties on automobiles and other products for same reasons.

As far as getting a contractor to my home has not been the issue. I’ve been very pleased with that part. However, I CANNOT get anyone to answer a phone call as I’ve tried on multiple occasions this week and was on hold for hours. VERY FRUSTRATING to say the least. If I can’t get answers soon from the authorization dept I’m just gonna have to cancel and go to another company. Extremely unprofessional imo!

AHS coverage is excellent, customer service is prompt, friendly and courteous. All request for service is met almost immediately. The companies and technicians AHS uses are prompt, knowledgeable, courteous and take time to answer any and all questions we may have. Signing up with AHS is one of the best decisions we've ever made.

We had a problem with our disposal. Both Eddie and Orlando arrived, were very professional, deduced the problem in minutes and had a new disposal installed within the hour. They were prompt, very business like, knew what to look for and resolved the issue quickly. This is how a service call should be handled and they were very polite also.

I'm not sure what we would have done if we didn't have a warranty with AHS. Since we purchased our home we have had multiple appliances fail, including the central AC and got water heater. Thankfully everything was covered!
