Multiple Fee Options

With American Home Shield, customers pay a trade service call fee for a professional to help them with their problem, then fix the system or appliance or replace it. The three options for this service fee are $75, $100, and $125, which gives customers flexibility in how much they pay each month for their plan coverage. The higher the trade service call fee, the lower the amount the customer will pay each month.

Upfront Contract Information

American Home Shield offers a sample contract on its website, making it easy for customers to get an idea of what the company offers. American Home Shield also states upfront that the company does not require a home inspection in order to purchase a warranty plan and will not limit coverage based on the age of any of your home systems or appliances, making it easier for customers to get warranty coverage.

I've had extensive experience with home repairs, have owned many houses and was a DIY'er before it was a thing. I've been very impressed with AHS and the service technicians they've sent. Both AHS representatives and service technicians they've chosen have been responsive, pleasant, knowledgeable and professional. Please bear with me. I think comparison is an important part of a review. Experience with other home warranty companies: In the past I've purchased home warranties, FROM OTHER COMPANIES (not yelling, no other available way to emphasize), on houses I purchased and wasn't impressed. The companies weren't very responsive and the service providers they used were subpar. At one house I had an old galvanize pipe spring a leak requiring the water be shut off. They sent a bozo out who determined the need to replace the pipe (I'd told them this when I made the service request). He left saying he'd be back the next day to make the repair. He never returned or answered any of my calls. That warranty company, without concern, said oh he probably showed up to collect the upfront fee you paid. Without urgency they sent someone else out, days later, who replaced the leaking pipe but he wasn't very professional, his work looked sloppy and he left a mess. The repair took about 30 minutes but we were without water for over a week. At another house, the piston rings on the AC compressor wore out. It worked as long at the outside temperature didn't exceed 75 degrees. Above that, it didn't cool. That warranty company sent out an idiot who diagnosed this problem but claimed since the compressor was running, it wasn't covered under warranty. It didn't matter that on hot days it would get over 90 degrees inside and the unit ran 24/7. He then offered to replace the outside AC unit for an outrageous amount of money. It took almost two weeks of less than pleasant conversations with that warranty company to get them to come to the table and they still contributed only a fraction of what the repair cost. I hope my good experiences with AHS are typical for all it's customers.

The second vendor who was sent to repair the refrigerator was THE BEST! Called in advance and followed up wih a text; arrived on time, professional and assessed the issue. Said he would be back the very next day with the compessor and will have it installed the same day. True to word, he arrived and within two hours the refrigerator was cooling. The best I have experienced.......I will definitely recommend this company to friends who need repairs. AHS and specifically Tracey B went over and beyond to find another vendor who could be more timely with the repairs/replacement. (The first vendor who showed up as well as the nexts steps to get a repair done was at least a month). Tracey knew it was already three weeks without a refirgerator.....my thanks to the AHS team who kept me updated, called to see how the repair was, and more

I have had nothing but positive experiences with AHS. I recently requested service on my washer and they sent out 2 different contractor companies who were not able to fix the issue. These contractors told AHS the fix was something not covered by my warranty and therefore they would not work on the issue. I reached out to AHS with photos and an explanation of how I didn't feel the contractors knew the real issue. AHS believed me and sent out a 3rd contract who was finally able to fix the issue and my washer works like new now. I appreciate AHS taking the time to listen to me (their customer) over the contractors and doing everything required to have my washer fixed. I will continue to use and recommend AHS.

They assigned a business to come out and take care of my appliance needs right away. One appliance still wasn’t working right, so I’ve had multiple people come out. And some parts were ordered by the appliance company, so I’m still under contract, until it’s fixed or maybe replaced. Guess I’ll just have to wait and see. But I know if the contractor says it can’t be fix. This company will replace the item. Just I’ll find out soon after the new parts are put in because, it’s been almost a month without a fridge. And I’ve thrown out a lot of food. Cross my fingers this will be resolved soon.

So I recently found out that HSA and AHS Are the same company. Those nice colorful brochures you get when you are looking at a new home and are uncertain of the unforseen mechanical and other issues that may arise. Home warranty! Simple solution! Your covered right?! Not so fast.....and those colorful brochures with the lists of covered appliances: A/C, Furnace, Refrigerator, plumbing.....you feel well taken care of. If it's small things, like the water pump on your washer, they have ya covered. A CFCI tripping in an outlet, no problem. But God help you if you need work on a Refrigerator, worse yet a water heater or A/C unit. Once you buy the policy they send you a booklet that you tuck away. They count on you tucking it away and not reading it. For those who do and request a refund of police, no can do, even if you haven't used the services. For those who don't read the coverage, there are limits to coverage. Meaning that 6000.00 A/C unit has enough coverage to charge it and repair a part. But not enough to replace it. We had a dripping wash machine supply box in our laundry room. We made an appointment. The plumber contacted me and asked for pictures. I sent pictures, description and measurements so he could come prepared to do the replacement. I'm not sure why he came. ***EVEN though this 40.00 part is available at my local small town true value hardware store. He had to order it thru the HOME warranty company. He laughed and said be lucky it's not your water heater! I'd have to cut and cap the lines, remove it and wait a week for them.to send me one. I thought oh my God what have we gotten Into? I got a text from the plumber telling me the part was in and it would cost an additional 200 from me for the repair to'modify the water line and the drain pipe', 200 over and above the 100 I paid when booking the appointment. And they were going to tear my wall apart and it was not covered for repair. What was the AHS paying for? The plumber padded the bill to make it worth his time to come back. It is all very inefficient. We waited almost a month to finally get the repair done by a local plumber for a fraction of the cost. I ended up calling g our realtor and she got me in touch with the purchasing agent for the home warranty company. She gave me the name of the area sales rep for AHS who was here in the USA and she walked me thru reimbursement. Needless to say the realtor is not renewing their contract. These almost seem.like predatory. I called the BBB to file a complaint and AHS and HSA are so well versed with the over 23,000 complaints, that they have a form letter all ready to go. They just fill in the blanks. It's all lip service. No customer service. No real coverage. You are better off to just front the bill.and know ahead of time to save for that big expense than give your $ to a company like this.

While they were able to restore heating to our radiant heating system, the system is overheating. With thermostat set at 67 degree, the tempterature is shooting up to 71 degrees on cold days and even higher on warmer days. I had to turn the heat completely off so as not to coourk. It is not the thermost, because we have four thermostats in the house, and all are behaving the same, so it is the heating system. When the repair person left, he to said he is not that familiar with this type of radiant heating system, so they would send someone out who is more familiar with this to look at it. However, now they tell me they cannot do that and that I would have to call American Home Shields to make this a separate service call. That means I will have to pay another $100 as this would be c ocnsidered a new service. That ids rdiculous because they never completed the job in the first place.!

My recent service with AHS was a great experience. I was able to schedule my service online in minutes. The service provider they sent was from GE (General Electric) and was topnotch! He repaired my refrigerator ice machine and even made another repair we weren't even aware was needed. I've been with AHS for 5 years, and my only complaint is they have steadily been raising my rates every year. My rate has almost doubled since the first year, but I've also had a lot of items repaired, so overall, it has been worth the money so far.

So far American home shield has performed well on all the small issues over the years. Bigger issues seem to take a long time to get settled , I understand that dealing with contractors and getting estimates is a time consuming ordeal . American home has done well with removing my pool issue , I am waiting for the reimbursement to be sent to me…..also I under This can take some time. My main concern is my second home , I contacted sales to get the same warranty for that property but , after paying the premium for six months I finally requested a copy of the contract and it was not the same contract , I was informed that I could not change contracts till this one has expired . It truly was my own fault for not verifying what contract I was paying for. I have no appliance issues at that property but was surprised that appliances were not covered. Perhaps AHS should look into changing their policy of no upgrades during the contact period. AHS has been very responsive and I have trust in the service they provide. Thanks …….

The service providers are very professional and are able to fix most of the issues reported. I like being protected. I don't like some of the technicians that get sent out. On my hot water heater, the technician did not listen to me. So I ended up paying out of pocket for a new one. I submitted a claim to AHS but never heard anything back. That was disappointing. I had documentation and the water heater was over 15 years old. It wore out but the technician said it was caused by lighting or something and burned the circuit. Not true.

AHS is great and I wouldn't be without it. I'd like to see them be a little faster is all -- that would get them five stars from me. When my AC broke a couple months ago I was dealing with 100+ degree temps for almost three days before a service technician contacted me. Of course, HVAC companies were really busy then, so maybe it wasn't their fault entirely. But I had a similar wait time for a dishwasher repair a few years back. I can do dishes by hand for three days. I was less able to handle the heat. Buying a couple of small window AC units helped, but that cost more than the eventual repair would have, so this time I'd have come out ahead by just calling someone and paying out of pocket.

Appliance First did an excellent job of communication with me and installing my new cooktop that had to be replaced. I was not happy when i received a message that American Home shield could not find an installer and I would have to find one on my own. Appliance First was assigned to my job after I first reported my cooktop shorted out. I had to spend two hours with different people on the phone trying to get a dispatch work order assigned to have him install the cooktop. In he end I was very pleased but getting there was not a good experience.

The few times that I’ve called the situation has always been professional. Resolution seems to be the priority. When I called even for a problem that wasn’t fixed the first time they were apologizing and eagerly wanted to rectify it. I honestly have no negative issues with American Home Shield. But they ought to instilled within their protocol that they ask for payment after either situation: new customers existing customers. New customers should be told after the program has been explained and existing customers after they fully explain in detail about their problem.

My refrigerator was leaking water intermittently an also had trouble with temperature control- it was freezing things in the refrigerator. American Home Shield set up an appointment promptly. The technician called and also emailed to get the model number of the refrigerator and a complete description of the problem. The tech came on time and did a fabulous job. We were delighted with his expertise and professionalism. It's so hard to find a good tech who comes on time, communicates, and fixes things right...without fleecing you! What a pleasure to have AHS do that for me.

My clothes dryer suddenly stopped working. I have subscribed to American Home Shield for over a year so I called and reported my dryer problem. Right after my dryer stopped a pillowcase got caught in my washing machine. I couldn’t remove it. I called AGS back and my washer was added to my claim. Within two days I was called by BA DISTRIBUTING LLC a local repair company and had an appointment. A very nice professional repairman came and fixed both my dryer and my washer. After fixing both units the technician completed a thorough check of both machines. He said the voltage and readings are normal. I couldn’t be happier with his service. I’m back to having clean dry clothes… I couldn’t be happier. 😍

I had AHS for 10 to 15 years. Their service was always great. Several years ago I switched to another home warranty company in order to save a few dollars. It took about six months to find out what a huge mistake that was. After virtually no service from the new company I couldn’t wait to get back to AHS. I was welcomed back with open arms. I just recently had my first service call since coming back. It was handled in the same efficient way they handled things in the past. I will be an AHS customer for life. As all three of my sons have married and are buying their own homes I’ve encouraged them to b come an AHS customer.

Super Transparent, up-front pricing and the coverage options are quality. Thankfully I've only ever had to to contact them a couple of times, but each time I have AHS has been extremely responsive. The portal is very user friendly and easy to navigate, and it seems like they've done a good job of vetting the service providers they work with because I've been equally impressed with the work as well (Phoenix, AZ). For example, we could very easily have spent upwards of $1k servicing and tuning up our A/C unit since moving into the house a few years ago; having AHS has meant we paid a fraction of that cost, and we've always had reliable, speedy and comprehensive service without needing to shop around for it

Ease of setting up a request for repair. But one down side I have experienced in the past which I already informed AHS about needs AHS' attention. One suggestion I have is that they should allow customers to recommend the service provider to use especially on more urgent cases. Any suggestions is highly appreciated. Like when I had a repair needed on my home aircon. They want me to wait for 3-5 days before the technician becomes available. That time it's like 105F in Texas, you think my family can wait that long? Can your family if it ever happened to you, can wait that long? Think about it please. When in fact I gave them an option, and recommended one Aircon repair company, they just need to make a swift accreditation or exception and they can use them asap. I wont hold AHS responsible to any mishaps. Sadly they said no. So even if I have AHS as home warranty at this Very Important instance it is simply Useless, so I had to just avail of the other company's services out of pocket, A very disappointing experience indeed! This type of urgency AHS should have been more humane enough to make some executive decisions/exceptions. God bless you all!

We have had American Home Shield (AMS) for over 6 years and have found them to be responsive and equipped with the resources to cover our household's major appliances at every turn. In full disclosure, at first, I thought it was cumbersome to get issues resolved, but as an engineer, I could see how AMS retooled several front-end processes and we have never had a hitch in getting a technician to accurately assess any potential problems and respond rapidly to them resolved. From our Central AC compressor and associated electrical components to the coverage of our washer and dryer, and home well pump system. AMS has provided high-quality experts along with prompt and courteous customer service. We plan on retaining AMS and have recommended them to several of our family members.

I have been with AHS for years and I am very satisfied with the service they provide. at time AHS will try get out of paying for replacement of a cover item, if your repairman recommend replacement mostly AC units. However, I still like AHS and I think they are the BEST HOME WARRANTY COMPANY. as a matter of fact, AHS just replaced my water heat. I will continue with AHS and I strongly recommend AHS, if you are looking for the BEST HOME WARRANTY COMPANY. I recommend ShieldPlatinum plan cost a little more, but cover a lot. I identified AHS as the BEST HOME WARRANTY COMPANY, I hope they don't prove me wrong in the future with bad service. At this time AHS earned this 5 stars rating and I can only hope they continue to earn 5 stars rating from me in the future with outstanding service and honoring they words "If we can fix it, we will replace it".

I like that my issue was immediately addressed and referred for service by American Home Shield. While I felt the service technician solved the problem with my heating system, it did require two trips. I had to wait from Thursday to Monday for the technician to return. I was without heat on some cold evenings. In the end, my problem was solved to my satisfaction. Neither the AHS telephone contact or the A-Us telephone contact were sympathetic to my situation. All's well that ends well might be said.

Usually easy to use. Overseas call center poorly informed of anything other than is this the last 4 of your card number. The dispatch I has now taken me 4 calls to get a contactor who could handle my issue. I set up a claim Saturday online & it disappeared. Called Monday morning & gave name of company from online Saturday but not in system. Contractor does not do gas. Called back as contractor stated they are not licensed to do gas. I was told I was set up with yet another contractor. Never received email/ text so Called back. Sure enough it was not set up with a new contactor. Finally that person did set up with new contractor. I have now been without heat, hot water or use of my stove for 4 days. Less than good service. Also the 2nd the last person I spoke to on the phone was very rude. No wonder he did not set up the dispatch.

That’s my reason for 4 stars. Both things that broke and needed to be replaced were less than 6 years old! I use it and then like all insurance companies, they raise my rates. I referred multiple family members and now I don’t know that I can recommend them as highly.

The system allows you to file claims efficiently. I don't often care for the companies that get assigned to me. I've actually had to kick a rude appliance repair man for my washer out of my house. Now I check their ratings and request a different company if I need to. That works better for me. I also don't like it when they don't speak English very well. It makes it difficult to communicate a problem. I've had at least 2 situations where they couldn't diagnose the problem. Not helpful and expensive. I had to replace my air conditioner and the reimbursement was far from satisfactory. Read the fine print. What they promise is advertising and what they deliver is in the fine print. Having said that I always feel better that I have the warranty.

We're paying $110 a month to AHS, then if something breaks, we have to pay an extra $75 each time you submit a ticket. Then the repair either gets approved by AHS or declined, and if declined, then you have to pay the repair yourself, and we get declined quite often for the stupidest reasons. Also the technicians always inflate the bills so much to AHS. We've seen it happen. They come to our house for a tiny little thing and bill AHS $500+ That is insane. And when AHS declines the claim, we're stuck with the inflated rate. It's ridiculous and definitely not monitored. We are actually thinking of pulling out and just keep the $110/month and put it on the side and we'll call a repair company ourselves.

Excellent service from Nate's Appliance for refrigerator and microwave. Nate was able to replace the lid on vergetable bin for a cost of $82.00 and requested the replacement of inoperable microwave. Easy to navigate website and ability to request service online. The Dashboard said the service was completed before the repair was made though. The parts and labor were approved quickly. The service pro was polite, punctual, and knowledgeable. The coverage is very encompassing without a lot of nit-picky non-covered items. That which is not covered are reasonable. Electronics package as an add on is a great value.
