American Home Shield has more than 45 years of experience and became the industry founder when it created home warranties back in 1971. American Home Shield now has more than 1.7 million customers and is one of the largest warranty companies in the industry. Being in business for so long is a good indicator that American Home Shield is equipped to give its customers what they want in a home warranty company.
In addition to its decades of home warranty experience, American Home Shield offers its customers many money-saving incentives, including its Appliance Discount Program. With this discount program, customers save money over MSRP and have Energy Star certified options. Customers can also benefit from American Home Shield's "Refer a Friend" program, which rewards customers with a $25 Amazon gift card for each friend referred. In addition, the company offers discounts on air filters.
American Home Shield allows customers to choose between four different home warranty plans: Combo, Appliances, Systems, and Build-Your-Own. The Combo Plan covers major components of all 21 items covered in the Systems and Appliances Plans, including air conditioning and heating. The Appliances Plan covers major components of 10 appliances, including the refrigerator, dishwasher, clothes washer, and dryer.
The Systems Plan covers major components of 11 home systems, including heating, air conditioning, plumbing, and electrical. Finally, the Build-Your-Own Plan allows homeowners to pick and choose 10 items from a list of 21 systems and appliances to cover.
American Home Shield warranty options also include coverage for real estate professionals and contractors. A detailed list of all warranty plans and included appliances and systems is as follows:
With American Home Shield, customers pay a trade service call fee for a professional to help them with their problem, then fix the system or appliance or replace it. The three options for this service fee are $75, $100, and $125, which gives customers flexibility in how much they pay each month for their plan coverage. The higher the trade service call fee, the lower the amount the customer will pay each month.
American Home Shield offers a sample contract on its website, making it easy for customers to get an idea of what the company offers. American Home Shield also states upfront that the company does not require a home inspection in order to purchase a warranty plan and will not limit coverage based on the age of any of your home systems or appliances, making it easier for customers to get warranty coverage.
This upfront contract information helps the customer decide early on if American Home Shield is a home warranty company that will work for their needs.
Unlike some home warranty providers, American Home Shield does not require a home inspection or maintenance records before using its services. The company also does not decline coverage based on the age of your systems and appliances. This is convenient for customers who want a simple home warranty process and don't want to worry about a home inspection process to discover what systems and appliances are covered and what ones aren't.
American Home Shield offers a referral program for its customers. If you refer a friend to its services, AHS will reward you with a $25 Amazon gift card. The company's website doesn't specify whether or not you can receive the referral bonus more than once, so check with an AHS representative to be sure.
As part of your AHS customer perks, you can get up to 50 percent off retail prices on air conditioning and furnace filters. American Home Shield will also deliver the filters directly to your home. However, it is unclear whether or not you have to pay extra for delivery, so check with the company to be sure.

According to our research, a majority of 1-star reviews for the home warranty industry involve claim denials that are typically outlined in the contract, such as damage that is beyond the scope of normal wear and tear, damages covered by another warranty such as a manufacturer's warranty, and damages from not following building codes.
American Home Shield ensures that you can see the terms outlined in a sample contract and be aware of the offered coverage.

Yes I had 2 years its a peace of mind. They are very helpful..
They are not repairing or replacing my hot water heater that is suppose to be covered
Never had an issue with the service. Always take care of issue quickly.
Replacing my broken kitchen sink faucet was an ordeal and did not cover the required removal of the broken faucet from the marble kitchen sink surface. I believe that is a humongous short-coming of your alleged complete service. It cost me an addition $160 and your alleged "great coverage" for this particular job was horribly disappointing. How can you claim to replace a broken kitchen faucet when your repair person is NOT ALLOWED TO REMOVE THE FAUCET as part of the job? HORRIBLE EXPERIENCE! EXTREMELY DISAPPOINTED WITH YOUR COVERAGE FOR THIS JOB!
Even though the wait times during the pandemic have been God-awful they have done their best to respond to all of my needs and hand taken care of all of them appropriately
Took care of the problem even though it took a few weeks.
takes a long time to get them on phone. Emergencies take about 2 to 3 days
Because they are very nice and prompt. And answer anything i have to ask, they got the best people for the job.
Emily S is my rep and she makes this company worthwhile.
They sent out Yantra Air and Tony was excellent
Request service is easy. But the cost keeps going up every year
I had a rough time getting my appliance replaced
They have saved us a lot of money over the year with not having to pay full price for maintenance needed.
They are professional, punctual and efficient
They're customer service is not always helpful.i had to call every day go get an answer
They responded in a timely manner - we did not suffer from the heat for too long.
I have had to call on American Home Shield twice since I've got this policy. Never had a problem either time. I'm very pleased with the work that was done and with the way in which the technicians handled themselves. So far so good I really like American Home Shield service.
It's been really easy to put in work orders, and for the most part the companies they've contracted with have been timely and reliable. Unfortunately one time there was a communication error with a contractor and they never showed up for their scheduled appointment. The status of my work order was that the company had tried to contact me and couldn't (which wasn't true). In this situation, there was no good way to contact AHS to fix the problem. I had to cancel the work order and restart
Two. visits by tech to correct problem and resulted in additional damage.

They send the worst companies to service your complaint. The wait time on phone is horrible and they outsource s service calls to countries where the people have such thick accents u can barely understand them. Seriously frustrating to deal with
it took me 45-50 minutes to get an answer to a call yesterday
Quick response time. The vendor that was sent was very professional and efficient.
The technician they sent out was good at what he did
Their services and technicians are great.
Right away they take care of the problem
They are generally responsive but it took four times for them to get our refrigerator right.
The service they provide is excellent. Surely they can improve their phone system so that the wait for service is no more than a few minutes
Everything was handled on time and with great professionalism
I like their Punctual and skilled experts.
The company was responsive and attentive.
Inflexibility with contractors. I attempted to have them switch out plumbers and they were not willing to do so.
easy to use the services, quick response
The service was prompt, efficient and helpful.
Slow to resolve problems with vendors who are not completing jobs
always get a call within 24 hours after making appointment from a contractor
The Representative was fine, i gave 4 stars because the repair vendor is not answering their phone and AHS was not able to get me a repair technician within 24 hours
They don't have enough company's that they work with to have someone come to fix a problem in a timely manner. I have had a power outage since Sunday and it is now Thursday had to pay a hotel all these days besides losing all groceries. Someone came Wednesday left an today Thursday and turns out the whole half of the house has no power still and all the lights are flickering and very dim. I have paid over $1500 in service fees not counting any out of pocket expenses due to their lack of follow up and accountability. They take forever to send someone and if the company is booked with appointments you're basically stuck waiting for days because they don't have other options to meet customer demand. I never know any diagnostics on the items requested for service. Everytime that I request service each time I have to call back for a recall because the job is not completed or the problem fixed. This is so frustrating, expensive and inconvenient! Horrible service.
We have used American Home Shield over the years in several homes. The response time is usually next day (we never had a real emergency like a broken water pipe or no heat in winter), but judging by their conscientiousness I believe they would come same-day. They send out another contractor if the job was not fixed the first time, or if it recurs.

I have had horrible service expereince with American Home Shield (AHS). They do a very good job of taking your money, but do a horrible job of providing any service. I have been a client for three years. During that time I have had to replace the coolant in my AC unit each year. This typically cost around $400, which includes a $100 fee to AHS for initiating a service request and about $300 in coolant costs, as AHS will only cover $10 per pound of coolant. This year I had to replace coolant 3 times, in March, then in July and then in August. Each time the technician stated that the evaporating coil needed to be replaced. From 8/24 to 9/14 the unit performed poorly and on 9/14 it stopped cooling period. It is now 9/22 with little to no action from AHS or their low cost vendor (AAA All Brands Appliances, LLC of Ave Maria, FL). There has been plenty of action on my part with over 10 phone calls to each. AHS answers the phone and says they understand, appreciate my concern, etc. but nothing gets fixed. AAA does not answer the phone. I call, sit on hold for 3 minutes, time out recall, etc. This typically takes 3 calls to get some one to talk to. Turns out they have one person answering their calls, Mary. AAA did tell me that their agreement with AHS was that they respond to service requests within 24 business hours (3 days). AHS tells me they must respond within 24 consecutive hours. AAA says they must act on the request within 72 business hours (9 days). AHS says 72 consecutive hours. After three days an AAA tech did come to the house and confirmed a new coil was required. The technician 2 days to send a service report to AHS, and AHS did not follow-up until I called. I was then told the technician would order the part and let me know when to expect installation. After three days I called AHS. Not follow-up was done on their part until I called. AHS then called me back and said the part was on backorder and it would be another 7 – 10 days before the part was received, but they would not / could not tell me when installation would occur. AHS was not willing to make any attempt to find another vendor or find another source for the part. I asked to speak with the supervisor and was told I could not. I live in Florida. From 8/24 – 9/22 daytime temps have been ≤ 900. I have not had AC during that entire. Daytime temps are now down to 850 to 900 and I will not have AC for at least 10 more days. Horrible horrible service!!
AHS came thru covering the costs of my A/c issues
We’ve had this company’s warranty for shy of 2 years and this was the first time we had to use them! Customer Service was great and everything was complete and backup running, ac, in less then a week! And the company they used is GREAT and very Professional! Thanks so much
Fast response, great coverage & protection that is thorough & fair. Provides peace of mind for big ticket potential breakdowns or repairs needed in the home.
Efficient people who take care of business
Prompt service and accurate work. Explains what was fixed and why. Makes safety recommendations when observed. Friendly technicians
The Response was fast and the unit was replaced
My experience with them this year on my AC unit was easy to handle with them & I had great service from the company they sent to service my unit.
The companies that are dispatched are wonderful. I can request service online and pay my service fee, the service provider contacts me to set up an appointment. It's that easy.
The service provider was professional and sppedy
They are willing to work with me on finding a vendor. I live in Key West and finding good companies can be a challange.
Quick response. They called us right away once I submitted my request. Quick resolution. The guy showed up, found the problem and had what he needed to fix it, getting us back in business.
