Plans for Homeowners

Homeowners can choose from three plan options: ShieldSilver™, ShieldGold™, and ShieldPlatinum™. These plans do not require maintenance records or a home inspection.

Customers benefit from a 30-day workmanship guarantee that ensures that the repairs made when you make a claim are well-done.

All American Home Shield members also benefit from discounts on appliances and can receive $25 for referring friends.

ShieldSilver™ Plan

The ShieldSilver™ plan covers heating and cooling systems, a home's electrical systems, and plumbing systems.

For additional protection, you can add coverage for pools, inground spas, septic pump, well pump, and a guest unit. You can also include roof leak repair and an electronics protection plan. Roof leak repair coverage may not be available in all states.

American Home Shield's electronics warranty plan offers coverage for your personal electronics including home theater, computers, printers, tablets, and more when this equipment has defects or experiences mechanical or electrical failure from normal wear and tear.

With the electronics warranty, you'll also benefit from power surge protection and technical support. This protection plan does not require registrations or receipts to issue coverage and has an online claim process. Unfortunately, the electronics warranty is not available in California.

ShieldGold™ Plan

The ShieldGold™ plan covers the same systems that the ShieldSilver™ plan does and includes coverage for kitchen appliances and laundry appliances.

With this plan, you'll have the same options for additional coverage as with the ShieldSilver™ plan.

ShieldSiver™ and ShieldGold™ Cost

Maintenance service fees with the ShieldSilver™ and ShieldGold™ plans are as follows:

  • Trade Service Call Fee — $75, $100, or $125
  • Rekey — $100
  • HVAC tune-up — $75
  • Air filter delivery — starts at $5.25 per air filter

Planholders also benefit from no cap on system repairs and coverage for refrigerants at $10 per pound.

ShieldGold™ plan members also have a $3,000 per appliance coverage limit.

ShieldPlatinum™ Plan

For even more protection, you can choose the ShieldPlatinum™ plan. This warranty plan builds on the ShieldGold™ plan's coverage by including roof leak repair coverage, an HVAC tune-up, and code violation and permit coverage.

You can also add coverage for pools, inground spas, septic pumps, well pumps, and a guest unit. The electronics protection plan is also available with the ShieldPlatinum™ plan.

ShieldPlatinum™ Cost

Maintenance service fees with the Shield Platinum™ plan are below:

ShieldPlatinum™ members also benefit from unlimited refrigerant coverage, $1,500 for roof leak repairs, unlimited coverage for systems, $6,000 per appliance, and $1,000 per year for code violations, permits, and modifications.

Plans for Real Estate Professionals

Like homeowners, real estate professionals can choose from three warranty plan options: ShieldEssential™, ShieldPlus™, and ShieldComplete™.

ShieldEssential™ Plan

The ShieldEssential™ offers protection for air conditioning, heating, ductwork, plumbing, electrical systems, water heaters, insufficiently maintained equipment, refrigerant (recapture, reclaim, and disposal), removal of defective equipment, and rekeying.

This plan also covers failure related to rust, corrosion, undetectable pre-existing conditions, mismatched systems, and improper installations, repairs, and modifications. You'll also benefit from $250 each contract term in coverage for permit fees and code violations each.

ShieldPlus™ Plan

The ShieldPlus™ plan offers similar coverage and includes laundry appliances and kitchen appliances.

ShieldComplete™

With the ShieldComplete™ plan, you'll have the most coverage. This plan offers the same coverage as the ShieldPlus plan™ and includes ceiling fans, telephone wiring, doorbells, garage door openers, instant hot and cold water dispensers, and built-in fans (exhaust, attic, and whole house fans).

Additional Coverage Options

With any of these warranty plans, real estate professionals can add coverage for well pumps, septic system pumping and septic sewage ejector pumps, swimming pool equipment, spa equipment, salt water equipment, and up to four refrigerators. In Texas, you can add coverage for subterranean termites as a home buyer or seller.

Seller Coverage Option

Seller coverage is available to qualifying homeowners with an American Home Shield warranty already in place. Details regarding eligibility requirements beyond already having an American Home Shield Warranty are limited online.

This seller coverage offers protection for your home while it's on the market for up to six months with the potential to renew. You won't have to pay for the warranty coverage until you close on the sale. While your home is listed, you'll benefit from up to $2,000 on covered repairs and replacements.

If you're considering this additional coverage while selling your home, pay attention to limitations and exclusions with the plan.

Contract Information

A standard home warranty contract with American Home Shield is 12 months. The seller coverage plan option is six months and may be renewed.

Exclusions and Limitations

Home warranties are meant to cover damage from normal wear and tear. American Home Shield warranties cover normal wear and tear, poor maintenance, rust, corrosion, sediment, mismatched systems, and undetectable pre-existing conditions. The warranties also cover damage from mistakes with installations, repairs, and modifications.

Plans do not offer coverage when damage is covered by the manufacturer, distributor, builder, or an extended warranty. American Home Shield's warranties are also only for residential buildings, not commercial buildings or homes used as business locations.

For more information on exclusions and limitations, American Home Shield offers a sample contract online for each type of coverage it offers. This transparency makes it easy to research and understand terms and conditions before purchasing a warranty.

Cancellation Policy

You can cancel your home warranty at any time by calling American Home Shield. However, some fees may apply depending on when you cancel.

If you cancel within the first 30 days of your warranty, you'll receive your contract fees minus the cost of any service and claims received.

If you cancel after the first 30 days, you'll receive prorated contract fees for the remainder of the contract term minus the cost of any service or claims. Depending on where you live, you may also be charged an administration fee (up to one month's payment). This fee will usually be subtracted from your refund of prorated contract fees.

If you're selling your home, you can transfer the warranty to the new buyer. You'll also need to call American Home Shield to complete the transfer.

I am more than impressed with AHS. I bought a home in the Springtime of 2020 and I was happy as could be. I purchased an AHS home warranty because it is a three story house and I wanted to protect the roof as well as all of the interior. Sure enough by the Fall when it was time to use the furnace the lower unit worked for about a week and went out. I paid $100 service call and within four days the contractor had repaired the furnace because he had to wait on a part. The following month the double oven and oversized washer went out and I paid another $100 service fee and after inspection the contractor recommended replacements. The next days after inspection AHS had ordered both appliances without any hassle. I cannot tell you how impressed I am with the level of service, hassle-free, and speed at which they honored my contract. I look forward to keeping them for years to come because my house is 30-years old and it is a 4500 square foot home. Thank you AHS.

They were prompt with service. The tech explained everything he needed to do, was very clean during and after the visits. While he did have to order parts, as soon as they arrived, he came back and fixed my fridge and icemaker within a day. Two specific claims within a month. First was AC that required trips to diagnose, order parts ( shipped wrong part) requiring a third trip. Keith (technician) was great, communicated on each step and was very timely. Office staff was very courteous and helpful with scheduling and follow up. Second claim was on our refrigerator. The GE technician was on time and accessed that refrigerator could not be repaired so AHS agreed to replaced the unit. Since the comparable unit was currently unavailable we elected to upgrade and pay additional fee to get an upgraded unit. AHS paid delivery and installation cost. We were completely pleased with entire process and happy to recommend AHS for home warranty coverage.

I have a older house, and I experienced many water leaks, and HSA always was able to assist me. Sometimes, the companies that were contacted to check or fix my house issues weren't able to go sooner. Also, I pay for appliances coverage. One time, my LG washer quit working and after calling HSA, they sent a company that later on told me HSA didn't approve the repair.. To me, I doesn't make sense why I should pay for a service that HSA won't provide.

I'm writing to share my recent experience with a service call. My washer was leaking so I submitted a service request. The repair company came out on Oct 8th. He was unable to recreate the error and told me to call back when it occurred again. On November 13th the washer began leaking again. I phoned to have the appliance looked at and was informed it was outside the recall window. It is ridiculous that I am unable to have a recall completed for the same appliance, same issue 35 days after a repair person was unable to fix the issue. This is especially frustrating considering I have been out of town for many of the last four weeks and not using themachine. I hope you will reconsider your policy related to same appliance, same issue. Particularly when the repair person does nothing to address the issue.

AHS has literally saved us thousands of dollars. Our HVAC unit went out last year, late winter around February. The unit could not be repaired, so they replaced the entire unit at the cost of our deductible. It's easy and convenient to file a claim online & wait for confirmation, that includes an appointment with a local experienced technician. I can't stress enough, the importance of purchasing this additional insurance to give you peace of mind when major appliances fail unexpectedly. We have had to make atleast 3 claims in the last 4yrs and AHS has always come through for us.

I wish I could say something positive but I can't. Long story, but when we had to have our A/c worked on, it would have cost us $1500 out of pocket so we opted to replace. I was upset so I called to cancel and was told I would receive $700 which would have been the cost of the repair. When I never received it and called, I was told it would go to the A/C company. So I decided to cancel my policy and was told I would be charged 1 mo for cancelling early! We bickered on the phone and then I was told I'd have the rest of my contract for free. I really just wanted to cancel and was never able to!

I am not very happy. So my first experience was great but after that it was very bad. I had a blockage, called and got quick service no problem. 2 weeks later my dryer stopped so I called and it was going to be 3 weeks before they could send someone to fix it. So I paid out of pocket for the repair. It was only 130.00 so at that point I was still not bothered too much. But then I had a leak on Christmas Day and the nightmare started. My house was flooding due to a blockage I just bought the house and did not know where the shutoff valve was located. Called ahs and got hung up on without speaking to anyone. Finally got connected after trying again but no one came on the line. Could hear kids and yelling but no one spoke to me. Tried again and got someone, explained the situation. They said they would get someone and expedite. They assigned a company that was closed. Now my house is flooding and they want me to wait until the plumbing company opens Monday. So I call around and find an emergency plumber who comes out. And turns off the water and tells me what the problem is. A blocked line. My question is this what am I paying ahs for if I have to find my own service repair service and pay out of pocket for repairs 2 out of 3 times. My house was literally flooding from the blockage and had to hire my own emergency plumber. And I had to hire my own appliance technician.

I feel that services are to slow when there is an issue with an appliance. In my case, I placed a work order on 1/7/22 and an appointment was schedule for the next day. I was excited because my refrigerator was not cooling properly. Services had previously being done and all I thought was great. But that was not the class. My service was not really completed as defect was not repaired, only made to function. Parts where unavailable on my A/C so they wired around the circuit board, disabling part of the system to make the unit work. Not really fixing the root problem. I suppose the service co had to close the ticket as it had already gone on for several months trying to get a part. Why was unit not replaced if parts could not be found to make it fully operational?

During the coldest part of winter so far my heat went out on a Sunday, also on the week of Christmas. I sent in a service request and they said someone would contact me the next day. A company came out the next day and they said they didn't work on my type of furnace (modular home?). So on Tuesday another company came out and reported to me they had to order the part. Part was ordered and installed 2 days before Christmas. I had borrowed 4 space heaters from different family & friends to try and keep warm & pipes from freezing.

I have had a contract with AHS for nine years. Service had always been excellent until my claim for a gas furnace filed in November 2021. I have talked with your service reps. It took until mid-December to get my furnace replaced. It was a frustrating experience . The techncian could not get a furnace. You can review the records. Even though this was not good overall AHS has been very responsive in the past.

I just recently in the last two months had a claim in for a nonworking shower. The tech came out and couldn't resolve the issue. They diagnosed it incorrectly and gave false information they got my claim denied. Second tech came out could not get the shower apart and again gave incorrect diagnosis. So it got my claim denied again so for two months I've been on the phone talking to 10 different customer care people they keep saying they're escalating it up the ladder and I never get a response. I am totally dissatisfied with the service that I have gotten and I am extremely fed up with making the calls daily talking to customer service reps from their home and not getting any positive responses. Follow up has been horrible.

I had an issue with my refrigerator; it stopped cooling. I submitted a service request and someone came out. My fridge was deemed not repairable. 3 days later, I received lowes e-gift cards with the money to purchase a replacement. I also had the option to have AHS replace it with installation, but I went with lowes because they had the replacement I wanted. They didn't give any hassle about paying for the replacement.

Washer would not cycle. I thought it was something easy but I didn't feel like dealing with it so I made an appointment on the website. Repair showed up fast and it turned out to be a bad board that is no longer made so the washer had to be replaced. Turns out I was right it was easy. All I did was choose from the selection of new replacement washers and it was delivered and installed quickly

I had recently signed up or American Home Shield. I noticed water on my living room carpet so I checked the closet where my water heater is. There was a lek that I could see and a good amount of water on the floor. It was a Friday so I put a pic to catch the leak and mopped up the water and put a fan to help dry. I emailed American Home Shield. They responded right away and scheduled a plummer for Monday morning. The plummer also contacted me right away and was her bright and early Monday morning. He was very friendly, knowledgeable and professional and fixed the leak and checked to be sure there were no more leaks. I am very pleased that I have American Home Shield.

The company is extremely slow about claims and refunds. My fridge went out and it took 2 months to get it repaired. The second claim was to put freon in a heat pump. The first company they dispatched never showed up and the second company was still charging $150 for Puron that wasn't covered by the company. I was charged a $100 service charge for both even though neither repair company made a visit to my house. It has been over a month since they promised to refund the service fees and I keep getting excuses about how backed up they are and it will be "processed within the week". Only its been 4 weeks and 4 times of them telling me this.

After AHS denied me of getting a part For my heat pump, then sending another tech Out to look at it again, who suggested that I need a new heat pump, and denied that request as well, I canceled the insurance.After several attempts to keep me from canceling, the AHS Rep Finally said that he would have to charge me a fee for canceling, which was the same amount of my monthly fee, with the exception of two dollars. This is the biggest scam I have ever known! Yes heat pump was working when I moved here recently although it made a loud noises and finally quit, yeah I get denied a new pop which the second tech agreed that it was old and needed replacing so why was I denied a new heat pump?! This company took $141.14 from me- for nothing! You do not want this one- find a reliable and trustworthy company!

The repairs were completed however it's difficult to flush using the handle. I didn't attempt to flush the toilet myself while the technician was present because he flushed it in my presence. Someone needs to return and allow for easier flushing.

My whole family has American Home Shield. We are all starting to notice the customer service is declining. People don't do what they say they will and it must followed up by repeated phone calls. I had a broken dryer for almost two weeks and they even escalated it. Lastly, they have insulated the supervisors very very well. There is no way to to talk to a supervisor when you call in according to the call takers.
