I have been with American Home Shield for 3 years now, and have only used the warranty about 3 times; however, they are very expedient in processing service requests and assigning service providers. However, I think the annual contract price is a little steep. I have compared American Home Shield's price to other warranty company prices and the other companies provided the same or almost the same services, but the cost is much cheaper. I believe that when they are increasing warranty cost, they should only do it for new customers, not for existing customers. Despite that, I will still remain with American Home Shield, because they do come through.

I have mostly had good experiences using my home warranty. It depends on who is available in the area to fix a particular issue, but the the home warranty people took my feedback to heart and now always send my preferred repair company whenever I have an issue. I have had repairs on my refrigerator, oven, and built-in microwave/speed oven -- most of which are over 10 years old, so some issues are expected. I'm not sure what the actual cost of the repairs would have been without the warranty, so I'm not sure whether I am actually getting a good value, but it's nice not to have to worry about a major appliance needing to be replaced unexpectedly.

They are always here when I need them. My stove needed a part that was no longer available & my stove was replaced. I had multiples to choose from or I would've been reimbursed if I purchased one on my own. Every year I save more money than my premium costs me. My husband is not a handy person, this gives great "peace of mind" knowing that my house is protected & I won't have hundreds or thousands of dollars in repair costs. I've been a customer for approximately 16 years & wouldn't be without American Home Shield.

Called them twice about washing machine, once for the a/c unit, once for the refrigerator, once for the garbage disposal and sink, and once for leaking bathroom faucets and in each case service was prompt, the service personnel were courteous (even advised on how to prevent the problem again, what the best products were and what they themselves preferred. Found 14 dollars in my washer and instead of pocketing it returned it to me.) Customer service is as expected for a company that says they're the best. st

I have used AMERICAN SHIELD two times after buying a townhouse. My rating depends on individual technicians that come to assess the problem. The first technician repaired the refrigerator no problem. The second technician was called for a garbage disposal. The blades were making a horrific noise and he saw some white paint on the black rubber insert and immediately said that there was paint in the garbage disposal that was keeping it from working and wasn’t covered. I had someone else come out and look at it and they actually took the garbage disposal out and it was all rusted on the inside… No paint. The first technician didn’t bother to unhook it or look inside.

We've had AHS for most of the past 25 years. Their service has fluctuated during that time but lately has been excellent. It used to be a struggle sometimes to get a contractor to complete a project successfully and AHS was not much help, but lately they've been right on top of it. When one contractor flaked out on us, they promptly replaced them with another one that completed the job quickly.Most of their contractors lately have been excellent.

They have been very helpful for me. I have had American Home Shield every since I bought my house. When my stove stopped working around Thanksgiving, they refunded my money since it couldn’t be fixed. My refrigerator was failing recently and the technician knew exactly what was wrong. They replaced my heating system, fixed plumbing issues and more.

The technician sent by AHS was able to quickly diagnose the exact problem with the HVAC system as the blower motor. Because they did not have the part in stock, they could not commit how quickly they could complete the repair but they had the unit overnighted from the manufacturer and completed the repair the next day. Kudos to AHS for providing a much needed service-repair as quickly as possible and not make unnecessary repairs. Just received the renewal notice with AHS and this experience has made that decision to renew easy.

I needed a repair and they acted on getting it fixed within days. They referred me to the purchase department and within a day or two they found me a replacement for my oven and hopefully within the same month of break down my new oven will be delivered. The only thing I might fault is it takes at least 21 days to get your reimbursement check. Some insurance co. Deposit it in your Bank account.

I love my AHS policy. The only thing that keeps AHS from being perfect is that the process of getting a repair done usually follows a particular pattern: the service person comes out and diagnoses the problem, then says they will check in with AHS before they will schedule the repair or order the part or whatever. Then there will be like a week, sometimes two, sometimes three, when nothing happens. Eventually, I will get a note from AHS asking me to review the service I received, usually before the repair has been completed. Then I will call AHS to get an update on the repair, and find out that some technicality kept the repair from being completed. A little back and forth with AHS will ensue, and then I will receive a call from the service company and the repair will be scheduled and completed. This is literally the same process I have gone through with AHS on nearly every repair for 20 years. I'm usually very happy with the service when it's all done, and I'm always grateful that I have an AHS policy. Nowadays, I just remind myself that it's going to be a process before I engage with AHS on a repair, and that helps me to be patient.

In general I have had no problems with AHS. I understand that they tend to use lower 'quality' providers since they are the ones likely to be willing to accept lower reimbrsements, but I have had only a few instances where I did not want to use their provider or did not like them. I recently found a provider that wanted to charge me more for a job than a second-opinion I obtained, and I went with the second opinion. But, to their credit, AHS did pay me what they would have given their provider for the job. Basically they only pay about $500 for under slab access and they paid me that and I used my own contractor. I've been with AHS for 18 years and have overall been satisfied, as well as saved money.

I've only been a member a month when my nozzle behind my washer started leaking water and first scheduled an appointment with someone who repairs washers. I called those people directly and they told me I needed a plumber. I called American Home Shield and they quickly got me an appointment with a plumber instead. There was no waiting, no complications and my faucet was repaired that very same day. I highly recommend American Home Shield for home warranty.

I went with AHS after doing research. I had to use them recently and I was more than happy on how easy it was to get a technician out. You pay your deductible on line and give you'd issue. A tech called me back the next morning at 07:00. Any doubts were erased immediately. From start to finish I'll be honest I was waiting for hiccup but there was none. I'm not saying I can't wait for another issue but I know what to expect

The first contractor they sent out diagnosed my ac wrong, I had my insurance company come out & they diagnosed it correctly. I called Am Home Shield & told them. They sent another contractor out & they diagnosed it correctly. They installed a new ac & furnace. The new contractors were very professional, knowledgeable & friendly. The first contractor was not very knowledgeable or professional.

THIS COMPANY IS THE VERY BEST. They work with reliable and honest repair people! I've had service techs come to take care of the problem soon after I reported it. I've had coverage with 2 other companies over the last 20 years. Long story short, there was total frustration and much stress whenever something broke in one of my homes. If you needed an air conditioner repaired quickly you were out of luck. They would stall and make you wait. Until you couldn't wait any longer and hired someone. Or telling you stories like someone tampered with it. Ugh!

Excellent. We have been with American Home shield for over 10 years, and they have made multiple repairs. They never bait and switch, or find a way to deny valid claims with fine print or pre-existing conditions...they simply deliver. American home shield has saved us a ton of money on repairs. We cannot imagine owning a home WITHOUT having American Home shield, and our home is barely over 10 years old. Ps we tried 2 major warranty companies prior to AHS, and they were awful, even though highly ranked. AHS is the best of the best! Thank you American Home Shield!

Overall they cover the basics but their companies may not be as quick in finalizing the fix as a homeowner would like. I literally had a AC issue with prior issues of slow leak of refrigerant that caused issues. The truck shows up after 3 to 4 days of scheduling time with no refrigerant to refill the AC with. They we waited another 3 to 4 days for them to return. Overall, we were about 3 weeks without AC during the summer months. It just seemed not appropriate and finally got tired of paying for the refrigerant cost when they could not find the leak and at our cost replaced the AC. Not real happy about how it all was handled and their policy of only providing 10 pounds of refrigerant where we paid the rest and the situation kept happening. Because it was now working they provided no support on the replacement.

I have be a member for 18yrs now and I love the service wouid not trade it for nothing world. My refrigerator went out and that was about 30 years old after they came on and said that they couldn't fix it they gave me a voucher for $1,600 to home Depot and now my air conditioner went out and it's pretty old to so we are going to see what they're going to do I'm pretty sure they're going to replace it with a new one and can you pay the $75 deductible and that was it I'm already paid the $75 deductible for the air conditioner and I'll be out on the 20th of July so we'll see.

The only time that we did get good service was with the air condition Service companies. We have had Home Shield since we build our home and we did have any problems until our unit went out and a coil was to be replaced. But what really happened was that all the inside unit was replace, but we were not told and it was a Pane, Not a Trane. All the wires were cut and it took several times to call before an experienced person came and got the unit to work. When the unit went out again, we were told what was wrong, but our maintaintence company had come the day before, we call them Back and they found an other problem. We had them fix it and it worked well again. When it was time to purchase a new unit, we did nit call Home Shield, we had our Maintence Co. do the work.

We've had them for 4 years, the few times we've had to call them for help, they were very friendly on the phone, told us who would be calling for a service call and when they would be calling us to coonfirm. Both service calls were handled by companies that have good local reputations, so I was glad to see that. One of the calls turned into a total water heater replacement. The new unit was installed 2 days later, with a small out of pocket expense. I am very satisfied with American Home Shield.

I have used AHS for a year now. In that time, we have had plumbing and electrical issues resolved quickly and efficiently. When our 21-year-old refrigerator compressor was dying, we received a NEW refrigerator. Granted, that took a few weeks, but that was an issue with Sears, not with AHS. I happily renewed for another year, because it's peace of mind for us seniors in older homes!

The repairman was great! He was on time and practiced social distancing in our home. He was very kind and repaired what was needed repairing. The only issues I had with the entire situation was the initial contact with AHS office. I was placed on hold once for a long time and I eventually hung up the call. The next morning I was able to get through to an operator relatively easy.

reliable, professional! I was very surprised that AHS was more concerned about my repair than I understood the issued was. I did not understand how serious my leaking water heater really was. I viewed my problem as a level 4 but AHS rightly understood I really has a level 10 emergency repair. AHS had the water heater replaced in less than 24 hrs.

I think the service was great and they were really quick and helpful. The only downside was I have a tankless water heater. The first company that was dispatched to help, does not work on tankless water heaters. So, I then had to wait until a second company was able to come out, so us not being able to stay in our home was extended by a day or two. I think that if having a tankless water heater makes a difference, customer service reps should ask that before determining what company to reach out to for the client. That way everyone is saved some time. The customers, like myself, may not know that this make a difference and that not everyone works on tankless water hearters. Otherwise, everything was great and every one was super friendly and helpful!

Within an hour, Service Contractor contacted me to confirm next day service. Upon timely arrival and thorough assessment of the range, the issue was identified, parts were ordered (and picked up) and successful repair was made. Thank you AHS for service well provided.

Do I have to give them a star?? HATE these guys - customer service has gone to hell. In the last 25 years there, service has gotten so bad. 1 - Give your service call to contractors that DON'T call you. Had to use someone else 2 - Give you a quote for pay out and lie. Went from $2,000 to $980 3 - Pay the upfront service call of $100 yet it seems they don't cover the cost of the service call. I pay monthly fees plus the service call and I'm still having to pay extra. 4 - Your customer service reps who answer the phone are reading from a script. Do not listen to the problem.

Well, it has been 32 days, 5 visits, and 3 motors and my AC still isn't fixed. There's also now a giant 3x3' hole where my ceiling fell in due to the AC drip pan for the upstairs unit overfilling. AHS won't cover that as it is "secondary damage" despite the fact it was caused by the upstairs unit struggling to keep up with no downstairs unit for a month now in 90-degree weather. They also charged me a second service charge to have the tech look at the hole in the ceiling. Then told me it was not covered. After reporting them to the BBB they decided to refund the charge they conned me into as compensation. All bait and switch and they can translate the contract however they see fit. The technician ordered the wrong motor twice, and the one time he got the right one, he ran the ground wire on top of the unit and screwed it into painted metal so it fried the system. I'm lucky the house didn't catch fire. Meanwhile, AHS has been denying any wrongdoing, claiming the repair is on track to the BBB. Do not trust this company, they will not support you. Oh, and three different AHS employees told me the hole was covered. Fourth said it wasn't but they would review calls and if I was told it is covered, they would cover it. The escalation person admitted that I was misinformed on all four phone calls and they would not be doing anything for me. Rather, I was informed they would be disciplining the four employees. I wasn't trying to get someone written up. I just want the service I paid for to actually get done.

I carried a warranty with AHS for 10 years because I owned homes with aging AC systems. I’m 99% certain that I never made a claim that required more than my deductible to fix. My AC went out 9 days ago and it is July in Kansas which means the humidity is basically the same as the outside temperature. I have called several times each day and they are still unable to give me a timeline of when it will be fixed. The temperature is an actual health risk right now, so I’ve had to vacate my home and the humidity is murdering my hardwood floors and home office equipment. They won’t even let you talk to a supervisor when you ask. Just put you on hold for three minutes and then tell you the supervisors are too busy. You’re better off saving the monthly premium and handling your own equipment repairs

Garage Door opener broke (the springs). They are covered per the contract. Been over 30 days and NOT a single contractor with in 100 miles wants to work with AHS so they are forcing me to take a CASH-IN-LIEU offer. The offer is $170 when the CHEAPEST estimate i have is $580. AHS is stating they are only offering to pay for fraction of the cost because they aren't covering labor. NOW my contract CLEARLY states they are to pay a reasonable repair fee which include parts and labor. they are refusing... So I have to pay my $94 monthly fee. $125 service fee.... they are going to pay me $170. SOOOOO that means i lost $49 to them PLUS the $400-$600 for the repair. Tell me how that is service? So in the end it is costing me EXTRA money to have their service, not to mention the calls and frustration for the last 1.5 months. My car was trapped in the garage for 3 weeks. FYI their contract states 48 hours. It has been more than 48 DAYS. Why does the Government let companies steal money like this?

It has been great choice for us in terms of getting security against wrong happenings , since our neighborhood is not a good one . I love the constant coverage, but the new fee of $100 instead is one of main reason I joined the AHS since reitiring from the military, but unfortunately with the way the economy is going I have bee looking into other businesses who can provide same great coverage but it's affordable

we have been a customer for over a decade; In the past 5 years we relocate to NJ: Since the move the quality of business that been dispatched has hit or miss. One technician made my daughter feel very uncomfortable; with his verbal exchange with her, which i voiced to the company to send someone else; it was next to impossible for them to agree to send someone elese; another instance my ac broke; the company sent three different companies that all had different diagnosis; i called a company a friend recommended and it was a clogged filter; the first AHS HVAC service company wanted to replace unit!?! the last call i put in was for a furnaces, took two weeks to get job due to company not prioritize their customer: dispatch too todays, then it was weekend, then needed electrian to fix power, another week pass to dispatch another weekend passed and the furnace was fix two weeks after original call. during 35 degrees weather. seriously looking to find another company

Too long to handle break downs if they respond at all. I had to pay out of pocket for service over a week waiting and didn’t respond. I was told to repair out of net work & be reimbursed! Paid independent contractor the same day service and under 100.00 paid. Contractor didn’t want to do buisness with AHS and didn’t write a bill for them because of slow to be paid. Claim wasn’t paid by AHS. My garage door opener on the out side is faulty. Service wasn’t paid & I paid contractor out of pocket even trout it is under the warranty!! It still won’t hold memory and had to be reprogrammed a few times a month!!
