I have had to use my AHS insurance for four issues since purchasing my home in May 2017. Each request was handled efficiently and professionally. All the technicians were knowledgeable and able to complete the request in an hour or less. My first experience with AHS was outstanding. The order the technician had for my house had the old owner's address on it, and he made calls until he got the right information, and he came to my house right before his shift ended, took his time to survey the situation and made the repairs. He didn't have to stay late to complete the order, but he did, and that was really impressive to me. I'm grateful for the excellent work I've received so far, and while I hope I don't have to call anytime soon, I'm relieved to know the work will be handled in a professional and efficient manner.

It was easy and simple for my wife and I to make a claim within the first week after buying our house. We were so worried about some problems with our pipes and the plumbing. I filed the claim online in a matter of minutes with a few clicks and they gave me step by step information of who and when a plumber would be out to service our problem. He came first thing in the morning at 7am, and was extremely friendly. He had some of the best customer service of any tradesman I have ever met. I couldn't be more pleased and thankful my wife and I chose to go with American Home Shield for our first home together.

Our downstairs heating unit went out in the middle of the night. I put a request for service on American Home Shield website and received a phone call from a service provider at 9:00 a.m that next morning. This is the second time we have used our home warranty and both times American Home Shield has handled things very quickly and without any issues! In addition, both times we have been very impressed with the service providers sent to our home! This current issue was a quick fix nothing major. The first service we needed a new motor for our upstairs A/C unit. It was handled very professionally from start to finish! Highly recommend American Home Shield!!!

Outstanding program. I have had to use American Shield several times now as I have been a member for about 2 years. When I first signed up, I had my doubts as to what level of service I would receive. I have received absolutely outstanding, timely service. Using the website is SO EASY to request service. The service request is confirmed very quickly and sent the appropriate service provider. All the companies that have been used to take care of my repairs have been very prompt, professional and immediately resolved my problems. I really can’t say enough about my very positive experiences with American Home Shield and I will continue to renew with them! Thank you American Home Shield - I really do have peace of mind that if anything goes wrong with my appliances, I know the problem will be resolved in a short period of time!

In January 2018 the secondary heat exchanger cracked in my furnace, American Home Shield replaced my furnace and they replaced it within two days. This is an excellent home warranty because whatever appliances break American Home Shield will fix it all you have to pay is the $75 service fee. I joined October of 2017 and my stove ignitor went out in November of 2017 and again all I paid was the $75 service fee and American Home Shield sent technicians from their own service companies both times to fix my stove and replaced my furnace. I have already started recommending American Home Shield to family and friends because this company actually fixed my appliances. The service company's technicians are very professional and thorough. I will always keep my home warranty with American Home Shield they are GREAT.

We insisted that the seller of our home provide a extensive coverage home owners policy. American Home Shield was the company they chose and they made the best decision ever. American Home Shield covered all of the problems that arose soon after we moved in with only a $75.00 deductible. We had a clogged pipe, a leaking pipe under our kitchen sink, then the hot water heater went out. We sure were very unhappy new home owners as your home is your biggest investment. I have never had a problem with reaching American Home Shield in regard to my repair issues. The contracting provider for my service through American Home Shield is Theel Plumbing, Electrical, Heating, and Cooling. Theel has surpassed my expectations regarding quick, friendly, well educated technicians that are quick to start the repair and complete it with me never having to worry that the issues will never show up again. The technicians clean up the area leaving it I must say better than it looked before they started. They have even come out after hours to fix a broken pipe now that is great service. American Home Shield has my business now for as long as I own my home. Thank you to American Home Shield for your wonderful warranty policies at a very affordable cost, contracting with Theel Plumbing, Electrical, Heating, and Cooling and that low deductible. I have already shared all of this with my friends and family to let them know what a great company American Home Shield is.

AHS has responded to my calls promptly and courteously. I have placed 2 repair needs in the 2 years I have been a customer. Repair company's have been promptly referred. One item was cleared up immediately. My 2nd call has been less successful. The repair service have been out twice, but the problem not resolved. It is working when they leave, and shortly there after right back to the same problem. This is how it works for me, maybe operates 2 out of 4 times. It was recommended I replace nearly $400 worth of parts, (which I did) and it was out of pocket, not covered parts by AMH. Unfortunately the garage door openers are still not working properly. I have had to make a 3rd call to AMH this week.

We had a great experience with Dreamwork Development . We were having our kitchen cabinets resurfaced and just thrilled with the results. The owner of the company always showed up on time and if he was going to be late, I always got a call. His crew of men were terrific. They showed up on time and cleaned up there mess daily. They were always polite and very kind. They would do whatever you wanted to make things easy. We needed a touch up paint job to make the kitchen look perfect. The owner did it at no charge. His motto is your home is my home and I want it perfect. I would highly recommend this company. They are very prefessional and great.

I've worked with AHS both as a contractor and a homeowner. My first contact with them was as a contractor where I immediately noticed how prompt they are at getting the homeowners up and running again hassle free. Once I purchased my home I knew I wanted AHS as our warranty company however we had to wait 2 years as the previous owners already had a policy with another company. Shortly after moving in we had a couple of problems and had to call the other company, after multiple calls and several other issues I quickly realized how much better AHS was and anxiously awaited for the contract to expire we have had AHS since.

Our ice maker went out on an old Wards refrigerator ( not sure of it’s age - but old.) When repair was not feasible, AHS offered several options for replacements. AHS REPRESENTITIVE made the suggestion that we could look ourselves for what we would like and being the weekend after Thanksgiving there were some very good sales going on. They offered up to $1100 if we replaced with a refrigerator of our choice. $1100 was considerably more than we had expected to replace ours. The rep suggested we get a refrigerator with at least a years warranty and even helped by suggesting several brands. What great customer service. Thanks.

We had some problems with our furnace and AHS replaced it without any hesitation. The local company they used to service our furnace was great! Professional and installed without any problems. The same week our panel boards in our refrigerator and freezer went out. The company AHS recommend was excellent. What I like AHS is, they support small business in your local area. Please remember the local business and their technicians are local and might have to order parts or a replacement items that might take a week or so, and then they can complete your work. AHS is a excellent company and stand by their mission of quality service. I am grateful to them.

While AHS is a great homeowner warranty company, I believe that they need to do a little more "vetting" of their contractors: AirTech (Airconditioning). The crew was great and completed the work as appropriate, but their office manager, I believe her name is Ashley is so rude to customers. I requested a detailed breakdown of my Airconditioner repair and she gave me such a hard time speaking all over me and not hearing out my request. I reported it to AHS and apparently they contacted Airtech. She sent my invoice via fax but not what I asked for (A DETAILED breakdown of my costs/charges) Especially the cost of the Freon. So I called her back to request the detail breakdown her response: "We charge at a "FLAT RATE". Not true; they sent AHS the cost of Freon at $70.00 per pound but charged me $100.00 per pound which they added (at least they say they added 10 pounds). But other than that, so far, so good AHS has met my expectations.

We received a year of home warranty coverage through our realtor. AHS was a wonderful first time home owner investment. The claim process is easy to navigate and getting things fixed is very simple. Our coverage was very comprehensive; really helped us as we navigated our first year of homeownership and learned about our house’s quirks and needs. We also met a lot of really great businesses whenever we needed something serviced. Being new to the area that was great to have a roledex of reputable businesses when something that wasn’t covered broke or needed repair. It’s easy to schedule an appointment online and whenever I interacted with customer service they were courteous and helpful.

We have had AHS for a number of years on both our home as well as a rental property. I think there has only been one year that we did not "use" our benefit. This is especially true if you have an old home / appliances. We just had to replace our dishwasher and didn't want the one they recommended as part of the package, so I ordered the one we wanted and they sent a check for $565 to my home. We only paid the difference for the extras we wanted. After the recent storms on the East Coast, it has been difficult getting through on the phone, but you can do everything online in less than 5 minutes. Great company and I recommend them highly.

I've had a AHS service contract for 12 years. Of course over the years my premiums have increased as-well-as the service trade fee. During the time with AHS, I've only experienced favorable customer service; either by phone or website claim submission. Over the years , I've had one hot water heater replaced with a new one, a range and ceiling fan repaired, AC serviced numerous times and numerous plumbing repairs performed. For each of the services described, I only paid the trade fee. No fuss, no hassle, no phone tag! And all the work was performed timely by very professional craftsmen. But the major repair was a total replacement of the return air system located in the attic. The system failed from rust and corrosion, and drain pan totally rusted out. I called in a service claim to AHS and they sent a AC tech out the following day. He discovered the situation I described above. He stated the system was beyond repair and would need totally replacement. This system is custom fabricated with various parts and sheet metal to fit the size needed for the home. It was summer time and a little over two weeks without AC before recovery. Again we only had to pay the trade fee. I'm sure the wait in the warm temperature was far less painful than that bill was to replace that system. AHS has been well worth the investment!

If I could give this company negative stars I would -- it honestly feels like i've been scammed. I've been paying AHS for 2 years without incident, yet of course, when the time comes, there is an excuse as to why they cant be helpful, and nobody really seems to care. I have been living (in the winter months) without hot water for almost 3 weeks now, despite a water heater replacement being one of the things that the Company clearly outlines as a covered service. Once you pay the required service fee, you are assigned one of the AHS partner companies to come assess and complete the repairs. Well, of course, AHS chooses partners who complete the work for the cheapest because they are illegitimate. My "partner" company doesnt have a valid website, and the phone number goes to a cell phone. The repair man told me he would come on the monday after my heater broke, he didnt show up until wednesday: strike 1. Then, on wednesday, he showed up (2 hours past the rescheduled time he texted to say he would arrive), spent 15 minutes in my home, and told me my water heater was broken and that i would need a brand new one. Cool? No. For some reason, after that, he never sent AHS the assessment, and has ghosted both me and AHS since (for almost 2 full weeks now). AHS is saying there is nothing they can do since they assigned the work to him in their system, and that I just need to wait until we can reach him for his assessment. So basically I'm playing a waiting game, in December, without anything but ice cold water in my home. They made sure to process my monthly fee as I've been waiting, though. Absolutely awful, i wouldnt recommend them if they were the last warranty provider on earth.

If the was a zero I give it. Hell NO I would not recommend AHS to no one! A company who sent a contract that after 30 days it disappears. They collect money every month and before you can speak to anyone about your issue you have to pay $125. So afters years of paying they still don't fit your issue or you're still asked to pay hundreds of dollars to fix your own issue! Again Hell NO please do NOT waste your money on AHS. It took almost an hour to cancel and there's a $50 fee to cancel the contract!!! BS

I was with AHS for five years. The warranty seemed to help cut down on my overall costs when my A/C went out but more recently, they did NOT cover $1,500 in "upgrade" fees their contractor said I had to have to bring my water heater up to code. Getting other quotes for the heater, I found it would only cost $1,300 to pay someone else in total I also couldn't get another $1,500 covered for a fridge and range I had to replace myself. Trying to cancel was a hassle too as the representative wouldn't stop trying to "compensate" me to try to stay on, even after I told him there was no way they were going to compensate me for the $3,000 I was out. I won't ever use them again.

Works pretty well and gets service completed in timely manner. Did have an issue once when our fridge went out and they deposited the wrong amount for replacement and expected us to wait up to 30 days for a check to replace our fridge. Also the deductible for the hot water tank was incredibly high.

Good with any Breakdown issue...UNLESS ITS PLUMBING.. American Home Shield Purchases its OWN Hot Water Heaters that Must be Used if your Hot Water Heater Breaks down and you must Wait until the Vendor receives it to Proceed Even if it means 3 weeks without Hot Water....Uses Sub -Par Plumbing Vendors and their findings can not be Challenged Even Though Their Wrong OR if you Refuse to Pay an Exorbitant amount of Money to Quote Bring it to Code.. HOW can you Bring It To Code without a City Or County Inspection. What A Sham. The Guy didnt even Inspect the Water Diverter Valve and said that its out of Warranty because he Thinks a Brass Valve has issues because the hous has Galvanized Pipes....Never even Turned the Valve.. I wound up purchasing and Installing my Own Diverter valve and Guess What My Shower Now Works.... AMERICAN HOME SHIELD has no one Checkng its Vendors And They are Ruthless.. Dont want to Pay the Exorbitant Fees Then Go Cash in Lieu.... Wait for it Cash in Lieu only pays for the Labor to do the Job Not the Hot Water Heater Thats Right You dont get the Hot Water Heater that thy Own and setting in Their Warehouse somewhere. DO NOT WASTE YOUR TIME WITH THIS COMPANY..Ever since they were Bought out by a larger Company a couple years ago they were a Class Act. I was a Loyal Customer for 7 Years. Do NOT waste your $$$$ the Headache and Drama is Not Worth the Price of Admission

Their policy on getting second opinions is bullshit. I paid my fee of 125$ and their plumber couldn’t fix the issue. I had another plumber come in and do the same work and it’s fixed. But it cost me another 205$ and they refuse to refund any of it. Why pay for their “warranty” if their contracted people can’t fix the issue and then they don’t help you fix the issue?!

Many items seem to be excluded from the warranty. All they could tell me about my electrical issue was that there was an electrical issue. They said replace the 4 exterior down lights and let us know if you still have an issue. So in essence I still don’t know if I have an issue until I install the lights. Which I’ll need to get an electrician to do.

The timing of this request for a review is unfortunate. When you have a quick turnaround for an easy repair (like a leaking faucet or a garage spring) the process works well and your repair goes smoothly. Currently we have been without a working refrigerator since 12/30. For 4.5 weeks and still unresolved we’ve had the assigned technician out probably 8 times to “repair”. Each time it works for a day, the repair fails and then goes out again. Then the process has to start all over. We wait for the technician to come out (again) to find the next problem, then wait for AHS for the estimate, then we wait for a part. This has caused so much stress to our family with 3 kids. We’ve now been waiting for a part going on 8 days now. Any update from AHS? NOPE! Would I recommend AHS? Probably not. What if this was our furnace in the middle of the Midwest winter? AHS seems not to even care how they treat their customers or how this impacts people. It’s very frustrating dealing with AHS when you need to and something really goes wrong.

I have been with AHS for over 20 years. This may be my last year with them. I have always referred people to AHS. For the last few years, they seem to nitpick whether they will cover an issue. The last one, my pool circuit/power box that runs the pump gave up the ghost. I live beachside in Florida and it was a plastic box in full sun. It deteriorated, cracked and broke open. This is in an area just off the pool, a few feet from the fence and garden. Nothing else is near. Either the tech or AHS decided that a tree had fallen on it and denied the claim. I called because they had never updated me or let me know days later and I needed the pool pump to be running. When I called, I was informed that since a tree fell on it, it would not be covered. I said, "a tree did not fall on it". She said, "well the report said it looked like a tree fell on it". I said, "ok, but since there has never been a tree near there, a tree could not have fallen on it". She said we will send out another tech, but if confirmed you will have to pay twice". They sent out a tech and he confirmed that the plastic had just worn with age and cracked open. AHS Denied it again, and I paid that same tech to do the actual repairs to replace the box for close to $900. Disappointing. Poor coverage, poor communication, and I still have not gotten the final report. They just told the service that it would not be covered.

In October 2024, I purchased a home warranty with American Home Shield Warranty Services. The warranty states I have a $125 deductible and then provides coverage limits per category. For the HVAC/furnace repair/replacement category, coverage is $5,000. On January 6, 2025, I filed a claim as my furnace had stopped working. They dispatched their chosen HVAC dealer for Columbus, OH, Red's HVAC. The technician from Red's arrived after office hours, spent 3 minutes at my furnace and came in to my home and told me the secondary heat exchanger was bad and while the part was covered under a recall by Carrier (furnace manufacturer), the labor was not and their recommendation was a new furnace for $10,000, which left me with a $5,000 out of pocket expense in addition to my claim limit of $5,000 to be paid by American Home Shield. I requested the dispatch of another HVAC company for a second opinion as well as additional quotes for comparison. American Home Shield's response on their customer service line was that they could not do that and they hung up on me. I procured additional quotes on my own of equivalent carrier furnaces to prove that that their chosen contractor, Red's HVAC in Marion OH was fraudulently inflating costs to force customers to pay more than what their home warranty covered. Because it was 20 degrees in Oh and I was already 3 days without heat and American Home Shield refused to connect me with someone who could resolve, I contracted with one of the quotes I myself procured and paid entirely out of my pocket for a new equivalent furnace at a total cost of $6,000. If American Home Shield had provided multiple quotes or reviewed what I had provided, it would have cost $6,000 versus the $10,000 they were demanding for an equivalent furnace replacement. As they would not and they forced me to procure out of my own pocket, I requested a reimbursement of all funds paid out of my own pocket which included the $5,000 maximum and the $125 deductible. No response.

Zero. They don't read their reviews they have somebody they pay to go right stupid stuff as replies. It's called reputation management. American Home Shield is the crappiest company ever because there's no American in the name. If you try to call her headquarters you'll get sent to Chinese outsourcers. When you call the headquarters you will discover that there are three or four other crappy warranty companies that they also handle. I know they don't read them and they don't care because I get these everyday in my email and you would think all the bad reviews left by me which is probably about 30 by now they would have responded. But they don't they just keep sending me emails for more reviews so I will generate bad reviews automatically with my AI checking my email every time they come in and I won't be bothered by it. They're by generating more bad reviews that they deserve

i have been with AHS FOR 30 years and never had a problem until now. The service was horrible and the communication was very hard to understand. For us the value wasn't there. We had an AC claim that we had to pay $125 service fee and $850 in freon. Not to mention we were without AC for 3.5 weeks. We had 3 claim. I ther than Sears, in general you use contractors with the absolutely lowest ratings. If AHS would read the reviews on each contractor on your list you would see they have low rates because of the huge number of complains the contractor recieves regarding AHS. Lastly my last claim did it for me. I established the claim over the phone and told the rep it was for a paddle fan on my back porch and a light on my eve. AHS took my $125 and set me up with a 3.3 rated electrician. 2.5 weeks later the electrician said he was recommending replacement and I would need to buy the fans I wanted and would get a credit and he would come back and install them. Same for the light. I called for an update and your reply told me the electrician notes said the items weren't covered. Originally your rep should not have taken my $125 if thise items aren't covered. And finally, the electrician company emailed me offering to install the fans and lights on my dime. Kind of stincky. Overall I am left with a feeling of ill will and $125 lighter. I told the rep, Richmond, if the $125 were refunded by Monday i would consider keeping the service. No concession was made by AHS. Im done and I will warn everyone I can that the service is not worth the cost or all the fricking hassle.

Request easy to make and companies respond quickly. Two repairs not fully covered and the rules can be confusing. My 11 year old washer has had 2 repairs in a month for same thing and currently not working. This is very difficult now. Laundromats expensive and inconvenient

I am still waiting for the repair to be done. The installer is still waiting for the AHS provided parts. AHS claims that regular and normal changeover parts to complete the repair are "modifications" which is completely ridiculous. They refused to send me a copy of the "modifications" in question. I would not recommend American Home Sheild to anyone. I have their best policy which is "exclusion only" coverage. They don't tell you that ordinary parts will be excluded, but they will definitely do so. I was warned by some people that they will cover minor issues, no problem, which I found to be true, but when tgere was a major repair, they deny most of it. This has proven to be the case. Beware of American Home Shield!!!
