I have been a customer for over 10 years. Home Shield was called out to fix: hot water tank in Jan. 2023. If I could give American Home Shield ZERO stars I would! Venders that do Home Shield contractor work took 3 weeks to come to home and assess the following,... 1. The hot water tank was rusted and they were going to replace. 2. They said that in addition to what Home Shield charged that I'd be responsible for $1050.00 to rebuild the platform, plus a premium, plus a deductible, and it would take three more weeks 3. Home Shield gave me a reference number. They apologized it would take three weeks. That was the best they could do. 4. The home was being rented by a family with three children and were subject to cold water and showers in the cold of winter--they were needing a tank replaced ASAP. 5. The HS local provider finally reached out to me...,and told me they were from Visalia, CA, a city nearby and they would get back to the family, me, and the property management with a service number that never arrived. I followed up; HS said that they were working on it week after week. Still no help. Not fixed. So I took matters into my own hands--I hired a local contractor. He built the wooden stand and replaced a new hot water heater in less than 24 hours. Less costs. Quick. Build to CA safety code etc.... 6. All's good. Family has warm water now. 7. After waiting 3 weeks for HS to repay me for the hot water heater the "Cash Out" option, they were going to pay the install fees with the previous HS contractor I still had not gotten reimbursed from HS. 8. Month after month: still no cash out that was offered ever came. Frustrated. Angry. Helpless. And, HS still never responded to renters, to property management team or me. Very unprofessional. But, I did all the work for them. 9. The problem with American Home Shield is in the poor quality of contractors they use, lack of responsibility to the renters or to me the customer, and the poor lack of care given in a process botched by phone call after phone call without resolution. I still have not gotten my cash out HS promised: the cost of the new water heater. 10. Save your MONEY! The monthly HS premium fee is $90.00. The co-pay is $100.00, and the venders that supply HS contracted services add charges on top of charges. Very disingenuous. Unfair. Bad service. Here's my advice: Save on the costs of HS premiums; costs too high; service very poor; HS is just about worthless. I've started calling local contractors to replace or repair items covered by HS at a fraction of the price; local tradesmen cost much less than the up-charges included from HS and their "providers" for services. Glitch after glitch; rinse and repeat. Save your money! It will save you a lot money that HS up-charges and pads the expenses with those that are far higher than the monthly premium you already pay--event co-pay--and the hidden costs driven up by the HS "providers." Lastly, to this date I still have not been paid back my agreed upon buy out for the hot water from HS. Save yourself the stress, anxiety, and poor work-man's-ship from a bottom of the barrel HS provider that (in my experience) was unqualified leaving you with little recourse but: frustration, escalating premium costs, hidden fees, and really bad communication skills. Write down the reference numbers, time, date, and who you talk to at HS...this information will come in handy when you call your VISA company to get a re-imbursement for the excessive HS fees, time, and trouble. If I could give American Home Shield ZERO stars I would!

I used my warranty for the first time in 18 months and what a joke. My sump pump went out flooding my basement. They sent out Crown Services and tech came into my home looked, said he would be right back and left. Heard later from AHS that he had no access to the sump pump and for $500 they could cut out the kitchen to provide access. When I tried to contact the vendor no response, AHS tried to contact vendor no response as what I needed to do. During this 3 week process every time it rained my basement flooded. Had my contractor come out to look at the "access" issue and he said no problem he could fix it. I bought a sump pump and he put it in that day. AHS would not pay for the pump or the contractors bill. Tried to cancel AHS and apparently I am locked into a one year contract. Asked to be taken off auto renew and they stated that was not an option. The vendors they use are subpar, have spent over 4 hours on the phone multiple times to get an answer of "no we wont pay. "

AS used to be good. But not anymore. They pay $10 for R410 refrigerant in Air Conditioning systems when the retail price for this refrigerant is $90-$120. Many of the technicians thru AHS dont do a through job. In other words, they dont go to attic and check evaporator coils. They simply recommend to refill the refrigerant. My AC is broken for 5 days now. AHS is still estimating the coverage. Other example is, if you have patterned dry wall, AHS contractors provide just plain dry wall. They dont do patterns. All in all, i wouldnt recommend AHS or any warranty company. I tried SELECT. that is even worse than AHS. It is an expensive deal. I pay $73 every month, $125 for each service call and they dont cover everything. Its not worth it.

The worst possible company on par with the likes of Comcast. Consider the math here. Monthly Premium is roughly $68 for a ShieldPlatinum, in that you get coverage of Roof Leaks along with a "boost" of a maximum of $6000 per covered item under the Appliance Category. AHS has the right to refuse repair or replacement if you cannot prove you did "routine maintenance" on the Appliance, which costs at minimum $75 if you get it done through AHS. Math: $68/month * 12 = $816 Trade Fee = 100 per Incident Say 2 of your appliances need replacement: Fridge (top of the line is somewhere around $3000) and a Dishwasher (top of line is probably $1000). That means you "saved" roughly $4000 for a yearly premium ($816) + 2 Trade Service Fees ($200) = $1016. A new Refrigerator or Dishwasher will come with a excellent warranty usually for at least 3 years. Say you have to do replace your appliances every 3 years. You would have paid $2,636 in premiums and trade fees ($816*3 + $200). Do that math in your head, do you think its worth it dealing with a worst rated company for $1000? And you can do a fairly detailed analysis if you want, but with the limits imposed (e.g. maximum of $1500 for Air Conditioning and Duct Work) and the limitations and the right of refusal in case they determine the item has not been maintained properly, its a complete rip off. And, consider you have a leak somewhere which is not visible. They will assign a 3rd rated contractor who will give you an appointment at least a week after you called (they won't come over the weekends, even in case of an emergency). Good luck trying to get service in time before major damage is done and you ended up doing damage worth more than $6000!! I have had AHS off and on for 2 years. It came with the townhome I bought and then I paid premiums for about 1 year. In that period, I had to get a plumber to come in and clear some blockage. The plumber came and literally told me that a toilet seat needed replacement, which AHS started questioning. In the end, even that contractor told me it would be easier and he was willing to do it cheaper if I just get it done through them. It cost me about $700 in addition to what I had already paid AHS. And god forbid you have a roof leak. AHS will only cover about $1500 (max benefit) to repair or replace the roof and any damage done. Roof leaks are usually covered under the Homeowners Insurance anyway! Its just a ridiculous business model and I have no idea why people keep falling for it. I am more than ready to be convinced if someone has had a great experience and the math worked out in their favor. Otherwise STAY AS FAR AWAY AS POSSIBLE.

A a new customer of this company i was not please. My address was entered in the system incorrectly and was not corrected even though I told them before my contract was active. It was ignored. The customer service workers don’t listen to what you have to say . They can be polite but if they are ignoring and not addressing your concerns then you are not helpful. As of now I still have not received my contract .

They’re a horrible company. Our fridge broke and was covered by their policy and after a weeks worth of calls they finally got someone to investigate it and look at it. They said it was so obviously broken that they would t cover it despite me reading to them verbatim from their own policy that explained how it absolutely WAS a covered problem. They refused to get their supervisor back on the phone and they refused to reopen the claim and cover it. We had to replace the whole fridge because they wouldn’t fix it and I’ve hated this company since. I hope everyone there who helps them screw customers over gets what’s coming to them.

absolutely awful, bordering on criminal. Their sales department is extremely aggressive and will call and call and call, even when you indicate over and over again that you prefer to communicate by email. Their agents are all overseas. When you have a claim, they are disorganized as can be, calling you back over and over again to tell you the same information. But the real problem is the obstacles they throw up to make it as difficult as possible to get a repair done. They handcuff their vendors into a insurmountable sea of red tape. One service company even told me "I see the problem and I know how to fix it. If you were a 'normal customer,' I would do XYZ, but for AHS I can't. They won't reimburse me for that. You have to call them." And call them I did...over and over and over again, trying to resolve my mechanical issue. My repeat requests to speak to a supervisor or escalate the case in some way fell on deaf ears. Finally I paid someone else to make the repair directly and cancelled the policy. Now their sales department STILL keeps calling me and calling me and calling me, even after I have made it 100% clear in writing and voice that I want nothing to do with them. AWFUL COMPANY. STAY AWAY.

Horrible Company if you need a big Item replaced, they will make sure they send the same type of contractors to "diagnose" or damage your system to AHS needs, my working AC was not cooling enough, first contractor arrived and "found" cables outside and noted the damage was "surge" witch AHS do not cover, send second contractor, noted more damage, cables disconnected, trash bag inside and motor locked...note this unit was working a week earlier, just not cooling enough. AHS denied claim now using "abuse" so, they sent a contractor that damaged the unit, a second contractor that verified first damaged the unit, then denied the claim even tho the dispatch CLEARLY states NORMAL wear and tear... their responses... we will refund you $100 and you can take the contractor to court... I bet the claims dept make their quota on denied claims...funny thing, if you look at those contractors in other review sites, many people have similar incidents with AHS, I think we need to start a class action lawsuit, this is not isolated.

I am extremely disappointed in American Home Shield and its "Cash in Lieu" option. It is a total rip-off. They could not explain the basis for their figure. For a 50-gallon water heater, they offered $335. It took a week to get the estimate (my family was without hot water) and then the insulting quote. As the customer, I do not have an option. They claimed to have an escalation department and when asked for an explanation, the only response is "We stick by our quote." I would not refer anyone to them. This is the 2nd time that has happened to me, the first was an air conditioner. I should have learned my lesson then, but now I have.

My microwave blew fuses in February, repairman replaced but with incorrect fuses. They blew again, he replaced again and it was ok for 3 weeks. They blew again and something else had to be ordered. He NO showed a couple of times, then came, repaired and dropped it on the floor which damaged the housing. He took it to the shop. Last week they said parts were in but they would have to come get it. “They already had it two weeks “. Saturday they no showed and yesterday they no showed. It is May 10 and I’ve mostly been without a microwave since the end of February. I don’t know how they can run a business like this. Very disappointed.

Lack of value and customer service. AHS and UAT are conflicted in their communication to me and to AHS. UAT advised I upgrade my unit and then reported to AHS it was a mere repair which is false. The leak was not found or fixed. My utility bills were impacted. The line set and coil kept freezing on my 19 year old AC. I upgraded my AC outside of UAT (Brendan- Regional Mgr) as I do not trust them, and requested $1,000 for the upgrade (As UAT advised me to) to my failed AC unit and was declined. UAT also offered quotes for a new AC at $9,000 and $7,700, and a flow zone for an additional $4,000. I chose FH Furr to upgrade for $7,000 and they found the intake was not in spec (less than 10) and upgraded it for free (to 14) which resolved the airflow issue upstairs I was having. If AHS would have worked with me, truly investigated the AC issue, and valued my membership, I would be a loyal and continued member. I would have openly recommended AHS if the opposite of my experience had occurred.

I’m extremely disappointed in the service provided by American Home Shield. I understand they have a business to run. However, I think they should take more time to vent the contractors that they allow into our houses. I believe this causes to further problems and damage down the road, either to lack of craftsmanship or lack of industry knowledge. But I made an American Home Shield. . But I made an American Home Shield aware of the faulty areas. They told me that my complaint is with the installers in American Home Shield. I’m currently being asked to pay for replacement parts on a brand new air conditioner they installed less than a year ago.

Before getting the insurance, I had particularly informed the salesperson about the types of equipments I have in my home to make sure that the insurance plan I was getting will cover all of them. The insurance agent assured me that all the equipments I mentioned are covered in the policy for repairs or replacement(the call was in a recorded line so AHS can find it and verify) I was not presented a policy before I paid which was a month later after I signed up for the policy. My AC went down and stopped cooling so I called AHS for the service, the technician told me that the air handler unit was leaking and needed to be replaced. I was not informed what action AHS is taking about the issue. I called a week later to enquire what was happening with the repairs or replacement claim. The person who answered the call on behalf of A HS informed me that the claim was passed and they will fix it on the May 1, and then put me on hold. After the whole ended. He changed his statement and informed me that it was with another department which approves or denies claims, and it would take another week for them to decide as they were waiting on some more information from the technician. I called them again after another week as I had not heard anything from them and it was getting hot without AC. In my home. My one year old kid were struggling in the heat. This time they told me they denied the claim stating they do not cover heat pump that I have. When I informed them about the insurance agent, assuring me that my equipment was covered with the plan, I was getting which happens to be the highest plan they offer, they answered, saying I apologise, but cannot do anything about it. I insisted to talk to a supervisor or manager and I was denied that it was not possible to talk to anyone else. I feel betrayed and cheated by the company and AHS lacks ethics. I was never informed about the denial of the claim and I was charged a friend for dollar 125 for this. I had another claim that I open to fix my oven, but they never sent a technician over and automatically cancelled my claim without letting me know. I only realise that when I saw the refund of dollar 125, which I had paid for that service.

I recently had an issue with my washer and contacted American Home Shield (AHS) for assistance. Unfortunately, it turned into a frustrating and inconvenient ordeal that took a month to resolve. While I appreciate that the issue was eventually fixed, the process was not easy. The first contractor that AHS sent came and tore my washer apart, but then it took two weeks to get back to me about the parts that were needed. When they finally returned to install the parts, the problem was not resolved. I had to call AHS again to explain the situation and advised that the contractor asked that they send a GE technician to fix it. Instead, AHS assigned a new contractor who was unavailable for another week, which meant that I had to wait three weeks without a washer. They again assigned another technician, but to make matters worse, the new contractor assigned did not contact me within the promised 4-hour window; three days later, someone finally reached out to me. During this entire process, I had to make multiple calls to customer service and was told, "I understand; I apologize but there's nothing else I can do." I escalated the issue to the executive level by emailing individuals. When I asked for compensation for the additional expense, inconvenience, and frustration it caused me, the Executive Relations employee responded, "American Home Shield is not obligated to cover any additional expenses that resulted in the time it took to complete the repair." I am disappointed with how AHS handled this situation and the lack of consideration for the inconvenience and extra expenses that I incurred. I hope that AHS will take this feedback to heart and improve its contractor selection, customer service, and willingness to compensate its customers when they fall short of their promises. I would caution others to consider their options carefully before choosing this company for home repairs.

Company selected for HVAC tune-up wouldn't help us with an issue with the furnace. Called back to AHS, had trouble communicating with the representative, I kept asking to talk to someone else and they refused over 10 times to transfer me to someone else, and then talked to the escalation team. I communicated to them that we had a cold house with an 8 month old baby in there and I just needed to know if they could send out a different company. They wanted me to pay an additional $100, put me in a queue, and then hopefully a different company could be contacted - but there were no guarantees. Someone contacted me from a different company, but had no idea that it was supposed to be an emergency call and wanted to schedule an appointment at a later date. We then simply contacted a different company, they came out, and resolved the issue. Our contract with AHS proved to be worthless.

The last repair that we needed done was a plumbing problem. American Home Shield sent a terrible plumbing company who jerked us around for 8 weeks. Then they finally sent another plumbing company and they were wonderful! They got the part we needed in less than 1 week.

Main problem is follow up, very , very,poor, 1. you should have a name, number and email that needs to be supplied for each service call ( or confirm what you have on file) so you contaxct the correct people, I have many tenants in properties 2. Follow up, never see an invoice or Receipt when work is done 3. Buy outs or longer repairs or parts, etc , very poor to follow up and to explain options. 4. AC checks, are a joke the techs find items almost out of service that are not covered by Warranty ( "because the system runs") so it just costs more! you need to overhaul that entire system. ( you can save money in the long run in Las Vegas by just cleaning the coils inside and out with this service)

AHS has severely disappointed us by raising our rates for the same coverage, increased the call out service fee from $75 to $100. I spoke with 3 representatives who gave me 3 different prices of my annual renewal and one person I spoke to didn't even know if I'd have to pay the annual rate or was able to split them in monthly payments (as current) - in fact, she told me that I would have to pay the annual rate AND then monthly payments in addition. The representatives I spoke with were very unprofessional with thick accents and couldn't properly divide my annual premium into the monthly payments. After this experience, I am seeking quotes from other companies. I spent over one hour on the phone while at work attempting to retrieve an accurate renewal quote.

I was disappointed that my first service call was rescheduled by the vendor, then it took almost 2 more months for them to come out and make the repair. Though I am happy with the repair. Now I requested servicing for my AC system and it's been 2 weeks no one has called to schedule. The warranty is not helpful if it is this difficult to get the service when I need it.

I've been with AHS for over 10 years, never really needed them until now. Terrible customer service. They insisted on using TexAire Heating and Air Conditioning even after the contractor didn't call me for weeks after I paid for an advertised "preventative maintenance". I had to call and call and call AHS and the contractor. The contractor would never answer calls or texts. His voicemail was full and would never return calls. After weeks of fighting with everyone, the contractor finally scheduled something and didn't even bother to call, he emailed my appointment info. Thank goodness I checked my email...but wait, there's more! He canceled the morning of! Yes, of course he did. I took time off work to be home for this service call and he didn't even call me, I had to call him and ask him where he was at, his response was "oh well it's too cold for me to maintenance your AC". It was probably 55 degrees outside. Anyway, he rescheduled. Finally, he shows up, in a rental uhaul pickup truck, no business shirt, no business card, no invoice. He spent literally less than 5 minutes completing AHS's "in depth, 20 item" checklist. He was rushed, super unprofessional, and put zero effort into his entire inspection and maintenance check. What a waste of money. Then of course, the whole time...with a span of like 10 phone calls to AHS, their response was "we have no control over the contractors and how they do business" but yet they wouldn't let me cancel my request for the service after 3 weeks of waiting for this contractor to even call me. They said I would incur a cancellation fee! What?! Worst service ever. We complained and filled out surveys and the response is always "sorry, we have no control over our contractors..." Ummmm, yeah you do...you pay them right? Well I pay AHS to make sure they're sending me a professional, reputable, trustworthy contractor. Highly disappointed. Canceling them asap.

Every single time I have a service request with AHS is it a nightmare. The technicians come up with a laundry list of items that “must be done in order to complete the service” and are never covered under “any policy”. The Customer service department is rude, condescending and not helpful. They don’t have the answers and will not transfer to anyone who does. I once went over two years without an oven and I’m on my third day without AC because a technician took my motor to fix and is dodging my calls to bring it back. Last year when I renewed they charged me the monthly amount over 26 times in a row over the course of three days and locked my debit account for two whole weeks. They have no answers for why this happened and are non apologetic and do not to care at all. I have reached out to any department I can for help many times over the four years I have held and policy and even the sales department is candidly honest about how terrible the company, their policies and the customer service is. How embarrassing. I renewed because they gave me a slight discount but it honestly is not even worth it at this point. They make any issue big or small a complete and total miserable nightmare. I do not feel safe, covered or comfortable with AHS, I consistently feel like this I am involved in the biggest joke and scale of a warranty company ever.
