Avoid this rental company at all costs, especially when booking through Airbnb/vrbo. I rented a cabin in broken bow and we had no running water the entire time, and the hot tub didn’t work. We couldn’t cook or shower. They didn’t even refund half of the cost. Worst customer service experience ever.

I recently used evolve for my parents, and the apartment was filthy and had ton of ants. When we asked for some money back given the situation they gave back a nominal amount not even covering the amount they charged for cleaning fee. I would avoid doing business with them in the future

Beware if you are an owner!! They price your property like a Motel 6 (75% below market) and charge you a $250 cancellation fee even with 3 months in advance notice prior to guest stay and 15 minutes after booking…horrible customer service!!

This company is a ripoff! Their properties are crap! They don’t even provide the basic accommodations as you would get at the cheapest hotels, like towels! I will never rent a property from theses scam artists ever again! I would not advise anyone to rent through them.

Property not as advertised. Contacted property owner who could not correct deficiencies. Contacted Evolve about why they charged me twice for tax. Said one was for required insurance for $3000. Why could I possibly damage that would cost $3000? Emailed Evolve executive offices who have not responded.

DO NOT BOOK WITH EVOLVE VACATION RENTAL. They have the absolute worst customer service. I canceled a trip due to COVID travel restrictions and they are refusing to refund my deposit (which was over $1,000). Absolutely horrible customer service during such difficult times.

In no way do I recommend this company. I had to cancel a reservation that I made 7 months in advance and did so within the acceptable time frame. My refund was denied. They likely book this space anyway in the future and get paid for this night anyway. This company should not only follow policy but do the right thing. Don't waste your time here.

This company is one big SCAM, they book you a cabin and then cancel it! And won’t give you your money back, even though THEY cancelled it. They forcing me to use their travel credit, but I don’t feel safe with this company. Check BBB, too many claims open with them. Going to small claims, see ya.

720 BBB complaints. Soon to be 721. Stole our money with their "guaranty". Horror stories everywhere online. I rented from VRBO and wound up with them. Never again. Rented a condo in Scottsdale. Could not stay there, place was covered in grease, pet feces and old food. Had to rent hotels and lost an entire day of our vacation.

I was 60 days out from traveling to a large expensive rental for a family reunion in January 2021. I reached out to Evolve Mgmt to cancel as MN went into lock down due to Covid restrictions and they would NOT accommodate our cancellation. Very disappointed in this company and not being flexible during this very hard time.

Evolve Travel has not responded to my emails or answered any of my phone calls. I paid $1800 in full for a trip thats has now been cancelled due to COVID 19, this company wont respond. With that being said do not book with them terrible non existent customer service.

We were quarantined due to the virus and the place we were visiting was shut down. We had to cancel and yet were not offered a refund, but only a "credit," to use at a later time. AIRBNB and HomeAway are both offering full refunds to those affected by the virus. Evolve Rentals will not recover from this due to losing any returning customers.

Actual owners tried to get us a full refund during this COVID-19 crisis, but Evolve said no way. They won't answer messages or calls. They keep referring to their policy that is of absolutely no help to anyone but themselves. I'm out 1,900 unless VRBO forces them to comply to customer complaints like Airbnb did.

Evolve is terrible . I advertised my condo with them and they had hidden 3rd party fees that they never told us about . We got a bill for $600 from someone who claimed to manage the property with evolve . Then I made a referral to them and never received my $250 credit . Be careful do not advertise your property with them. BEWARE!!

Would have went with no stars but it was not an option. Booked a trip with Evolve then had to cancel because of surgery they don't care no money back is there policy ,and VRBO insurance just kept coming up with excuses .Use to book al my vacations through VRBO now its air B and B for me .

Bad experience ! Made more money w/ local companies paying 20/25% . Evolve struggles to keep unit rented. If you call Evolve> Good luck ! (4) attempts for an hour yesterday and nothing but recordings! Had to cancel contract by email since nobody answers the phones.

Customer Service "we feel as a Home Owner is less than acceptable". You must email the company and they fail to respond for days. They don't update there vendors with new data and as such funds for rentals go to accounts that Evolve knows don't exist anymore to accounts that are closed and take weeks to get your money.

I have rented a holiday property through them. They were very punctual charging my credit card. However their punctuality responding to questions is appalling. I emailed them now 3 times with questions on the property I rented . My first email originates from early July., but to date I have received zero answers. The worst I ever experienced.

I tried to get a response fromEvolve by both phone and email after reading a review that my upcoming rental had bedbugs. Received absolutely no response from them ever. Fortunately, I checked back on reviews a bit later and discovered issue was resolved. Horrible service or basically zero service. Will never book with them again.

Hi, Mike - Thank you for providing your feedback on our damage protection program. You are correct, the damage protection you paid for is, in fact, non-refundable. However, our program requires a much smaller upfront payment the than traditional security deposits, and it offers our guests far more protection with up to $3,000 worth of coverage against accidental damages. It also eliminates the need to worry about any disputes with the owner over potential damages after your stay. Evolve had zero hustle on our behalf. It took them two months to get me listed on vacation rental sites and when I was up I only got 1 booking over a 6 week period. This was after me getting 2-3 bookings a week when I was doing it myself. There is no advantage to using them over doing it yourself,
