I don't even know where to start everything was so amazing!! We rented the house Dec 22nd-29th to come back to Alabama and spend Christmas with my husband family. The house was absolutely beautiful, kept up with, very clean, and smelled nice! We loved the master bedroom so comfy and the bathroom was amazing. The living room was very comfy and cozy, the couches where nice to sit and recline back and relax. The kitchen was beautiful and there was everything you needed to cook(Pots, pant, plates, etc) We loved the deck that is right off the kitchen/living room very nice to sit on and relax with a cup of hot chocolate or even watch the sunsets. We loved going down to the dock and relaxing for hours and just taking it all in. The drive to and from the house was nice as well we seen lots of wildlife! The whole experience was just amazing. The communication with Cindy was excellent and she even leaves you breakfast! We are excited to book again in the future!! If you want a nice relaxing getaway and a house to rent that is beautiful and clean this is the place for you. There is a sign outside that says Little Slice of Heaven and it definitely is!! Switching over to partner with Evolve to book my rental property on Marco Island was the best decision! Evolve has lived up to all of their commitments and continue to make improvements. The transition to working with them was seamless. First step you are connected to an on-boarding professional who works with you on setting up your webpage and scheduling a photo shoot to help promote your property in the best possible light. You get to approve of the final page before going live. Once live they promised to get me more bookings and they delivered and they starting delivering immediately. I got my first booking within 24 hours of my property going live on their website, and the bookings just kept coming.!!! My home was rented 30% more this year than it has in the prior 6 years working with a private property management group. Not only did Evolve get me more bookings but they also charged me half of what I was paying to the property group I was working with. I went from paying 20% plus any incidental costs with the private management team to only a 10% booking fee with Evolve. And best of all you dont wait to get your money! You get 30% at the time the property is booked and the remaining 70% within 30 days of the guest arrival date. This is a huge asset. With my prior management group I got the money 1 week after the close of the month that the guest stayed even though they put a deposit down at the time of the booking. Crazy! Now its true I am more involved with the ongoing management of the incoming guests than I was before but to me that's a plus. I get to personally connect with the people staying in my home and understand first hand what they like and what may need to change. I prefer being involved rather than getting a "surprise" bill for a repair or change that I knew nothing about. I also love the Evolve owner website. It provides you with all of the details you need to know about incoming guests, how many bookings you have, how much money you have earned, etc. . This may not seem like a big deal but my experience with the private management team was I didn't get any of the renter/guest information. As far as the renter or guest knew my property management group owned the home. They kept that information from the owner. Importantly, if you have questions, or need help, Evolve representatives are always, always responsive. You can connect with them live on the phone, you can chat with them on the owner website or portal or send them a request via email. Whatever method you choose you can count on a timely response. They are a very helpful team of people. Net overall my experience switching to Evolve has been nothing but positive and if you are thinking about a change or getting into the rental property business- Evolve is a great booking partner.

I’ve been with Evolve for over a year now. I was new to the vacation rental business and heard about them online. I thought about making a go by myself but saw the fees to sign up for Airbnb and vrbo. Evolve didn’t charge anything and would put me on all different websites and take professional pictures of my home and do the write up. It really was a no brainer. It took a couple weeks to get it all together, but I couldn’t be happier. My home is in the Joshua Tree market. Evolve charges 10% and does all the work. They take care of my calendar, answer questions with the guests, and send me my money. I always text the guest right before check in to introduce myself and let them know to contact myself with any issues with the property. So far I’ve had great reviews and only one guest that I won’t have back. (He let his dog swim in my Koi Pond and got mud everywhere.) I feel my property is being marketed very well and love the added insurance that Evolve gives me. I would recommend this company to anyone doing vacation rentals.

We have been with Evolve for only one year and they have been wonderful, from the first call they took us through everything to on board our property, step by step. they were always happy to help, and got back to us very quickly with any problems or concerns and marketed our property to our best advantage. I cannot speak highly enough of them, across the board they are excellent We have been rented every weekend and and this is only our first year. The advertise on 7 or so different sites. We had a problem with one renter and they went back to Arbnb and got us more money for extra cleaning which I did not think we had a hope of getting. I am very happy we chose Evolve.

We started with Evolve in January of this year. New to the Vacation Rental we have relied on the advice of the professionals, EVOLVE. They have been able to answer questions we have, suggest ideas, and give advice when needed. I tried to manage our VR on our own for one month and found it to be a waste of my time. I have 2 other businesses that need my attention and so having them manage people, bookings, money, advertising, and cover insurance has been a Godsend. We have surpassed our expectations with the rental and we are only in the sixth month. They have delivered what they have promised and we couldn't be happier. As an homeowner who uses Evolve to rent my vacation home, I can't praise them enough. Our listing went public with Evolve and their partner sites on 1/1/17 and we were booked solid every weekend in Jan/Feb/March in a matter of weeks. We have steadily rented in the interim months and have had great bookings all summer; some are full weeks even though we only have a 2-3 night minimum. I've even had repeat business already! Evolve walked me through the process, has a fantastic user interface online, updates my listing whenever I make changes, handles my billing, and has handled one or two renter issues as soon as they arose. I would recommend this company to anyone. Renting my house has been a completely pleasant and FUN experience because of Evolve!

We booked with Evolve after receiving an emergency cancellation from a prior booking; we were urgently searching for a rental seeing as how our other booking had cancelled about 6 weeks prior to our stay. When we found the Evolve Vacation Rental we really liked the listing, and decided to book; everything about the process was simple and user friendly. Subject: Warning: Terrible Experience with Evolved Management – A Cautionary Tale for Property Owners Dear Fellow Property Owners, I feel compelled to share my recent, incredibly disappointing experience with Evolved Management, as a cautionary tale for those considering their services. As a property owner, I entrusted Evolved Management to handle my property, only to discover their complete lack of concern for owners' best interests. Despite charging guests for insurance, Evolved Management failed to cover any damages or provide additional cleaning services after a 30-day guest stay left my property in shambles. Broken banisters, curtain rods, missing blankets, stolen items, and damaged paintings were just a few issues, none of which were covered, despite the extra insurance charges. Attempting to file a claim became a month-long nightmare, with constant runarounds until I contacted them directly. Shockingly, none of the damages were deemed reimbursable. Even after spending four days cleaning the property myself, taking time off work, and incurring expenses, Evolved Management refused any reimbursement, citing that owners cleaning their properties aren't eligible for compensation. The disregard for my request to cancel reservations, leaving guests stranded during the holidays, highlighted their profit-first mentality. Evolved Management's actions prove they care little for property owners or guests, acting as money-driven vultures. Their corporate responses on the Better Business Bureau further expose their true nature. If you value pride of ownership and wish to avoid financial losses, I strongly advise against entrusting your property to Evolved Management. Learn from my mistake – do your homework, read reviews, and choose a management company that genuinely cares about your property and its well-being. Sincerely, Concerned Property Owner

I signed into Evolve to help and manage a short rental property, during the on boarding the communication where great quick and professional during this time many promises are done: Here are the most popular: 10% Revenue fee for management There is no contract and you can leave Evolve if not happy at any time. If you not happy after 6 months you can leave and they will return all fees taken from you. They have associates/contractors to work in your place should you need them (cleaning, gardening, hvc, pluming, electricians etc…) NOT TRUE except cleaning person they did refer us to one. They will market your property on 9 additional channels besides Evolve at no cost to you. They will get you the best prices per night do to the pricing algorithm. You can block any days you want for personal use. NOT TRUE… WHAT YOU CAN EXPECT FROM EVOLVE. 10 % fee from revenue (including cleaning fees) If you want to take your property away from Evolve before 90 days you get fined / penalized $250 or more. They will list on their site your property at lowest price possible (50-75% lower compared to others around your area) as to get bookings. They will also charge your guest a stiff charge for damage protection (revenue not shared with you) They market your property on Air BnB, Vrbo, and Booking at much higher prices (50-75%) while paying you the lower price listed on their site. If your place needs service (air conditioner not working properly) you’re on your own to find a service company (not fun if you are at a distance). I had to cancel a reservation 9 months away and Evolve charged $250 penalty fee (9 months away….stiff) I voiced my disagreement to customer service, they could do not a damn thing, customer service is just some one that takes messages for you, with no solution to your inquires. You want to changes to your property customer service takes your request and submit it to a different department and it takes several days to be done and even longer at other channels. Evolve is not the best option to manage my property.

You are correct that we collect 10% of each booking, including the cleaning fee. This supports our team that helps manage our partner services by vetting, managing and coordinating on the ground services. Additionally, we are sorry to hear of any miscommunication regarding the Risk-Free Guarantee. To clarify, we offer full refunds to owners who request to leave Evolve after a full 6 months of partnership. The window of eligibility is between 180 days post activation and prior to 220 days. You can learn more about this at https://help.evolve.com/s/article/evolve-risk-free-owner-guarantee as well as outlined in the Owner Terms of Service Agreement.

Regarding damage protection fees, we want to provide context that while owners do not receive this as part of their regular payout with each booking, these funds fully support our Property Protection Plus program, which covers up to $5,000 in damage and $1,000,000 in liability for each booking. In the event that there is an incident covered by PPP, these funds will be paid out to the owner. Lastly, we'd like to provide more insight as to how rates are set on our partner platforms. While the rates are higher on these sites, we can assure you that the additional percentage made from these bookings covers the additional fees incurred to be able to list on these platforms and is not collected by Evolve. Was a perfect, modern environment close to downtown, and perfect for our concert at Red Rocks. Rooftop is fun and garage was a nice touch for the hailstorm that came through! The rental was good overall. However, Evolve was difficult to contact because the contact area on their site didn’t include assistance for the kind of issue I had, so what I could do was email the local host contact who forwarded my email to the property owner who then forwarded it to Evolve, but Evolve didn’t respond to me. My stay at the rental was good though, and booking through Vrbo went smoothly.

My husband, myself, my brother and his wife enjoyed our 3 night stay at Pioneer cabin 2 in Moab while on a roadtrip to visit National Parks. The cabin was comfortable, clean and well equipped. We enjoyed stargazing and the peace and quiet up away from the crowds in the hills. Communication with the Evolve Team was superb. We recommend!
