Thanks for sharing your feedback. We understand it can be confusing to book through a platform like Vrbo and then work with us, so we want to clarify. Evolve is a vacation rental management company that partners with owners to handle bookings, guest communication, and property care—so when you reserve a property managed by Evolve on Vrbo, you’re still booking through that platform, but we step in to support the experience.

As for pricing, any fees associated with the reservation would have been included in your total at checkout on Vrbo, and we don’t add fees outside of what’s disclosed during booking.

That said, we appreciate your feedback and have shared it with our team as we continue to improve the booking process.

Worst experience ever with a rental company. The home smelled horrible with mildew & mold smell. We tried to open the windows air it out but could not get the smell out so we decided to leave and not stay. I know for sure the air quality was a health hazard esp for my sister and mother with asthma. Evolve refused to offer any solutions how to fix the problem. We were told there was nothing they could do, no refund or option to stay at another condo. Never again. Beware Beware Beware! I wish I could give Evolve negative stars! Absolutely horrible experience. It was NOT Amazing!

Evolve is the worst rental company I’ve ever dealt with they care more about the money instead of your safety! I asked for a partial refund due due to the unsafe area and my safety concerns, and they refuse and blamed it on me for not doing my homework. You can only do so much until you arrive at the property. Poor customer service will never entertain this company again, and I will make sure those who I associate with this as well.

I booked a vacation rental in Toquerville Ut through airbnb with this company. I was 3 hours shy of the 48 hour deadline for changing the booking due to weather. They would not work with me at all. No partial refund. No rebooking to another date, even when I was willing to pay a fee for that. Nothing. They were so inflexible and unwilling to work with me in any way. Please be aware of that when booking on airbnb. It was the worst customer experience I've had in a very, very long time.

I have used this company two times. Every time is disappointing. I quit both time for the same reason, more people in the house than 10 people. First time, 30 people, the second time, 20 people. And their customer service sucks, slow and not helpful. I would not recommend anyone to use this company to do the short rental vacation. Right now, I am managing by myself for my property, and it is great, I have more booking than ever.

We have used Evolve for the past 8 months and response times are as follows: 2-5 days for small requests or changes 7 days + for making changes to your listing 5-10 days for guest related issues I find the response times completely unacceptable and have resulted in $3K+ in lost revenue and multiple low reviews due to Evolve's actions. We will be switching companies ASAP.

Booked a vacation rental for a family of 10 nearly 6 months ago. This was through Vrbo and evolve is listed as one of their Premier hosts. Evolve canceled the reservation unexpectedly with no apology and no effort to make it right. I am not able to leave a review on Vrbo because the reservation is canceled. I am dissatisfied with both evolve and Vrbo and will never use either company ever again. Do not use these two companies. There are way too many competitors who care more about Customer Service than either of these companies.

Basically they got an interest free loan with my money and left my crew paying more for an alternative hotel and food spoiling in our cars far away from our planned destination.

Since listing with Evolve for 90 days, my $2M home on Marco Island has been damaged multiple times due to Evolve not holding guests accountable. I had one guest break our TV, drain the jacuzzi, and damage our pool heater. The guest complained about it, and Evolve provided them an unauthorized refund based on seeing pictures of the damages. My assumption is Evolve will be out of business within a year because no homeowner will stay them.
