There is nothing to like about this company they are thieves. They don’t screen renters! The people that rent from evolve are usually degenerates and destroy your property! Evolve takes 10% of the entire rental which includes cleaning fees and taxes so it is not 10% actually a lot higher that 10%. Evolve is a useless middle man that brings no value to the table for your rental property. Please set up your own Airbnb account or vrbo account.

In the event that you experience any damages in your home due to a guest, we encourage you to take advantage of our Property Protection Plus program that covers up to $5,000 in accidental damages. We'd also like to take the opportunity to clarify that we collect 10% of the nightly rate as well as the cleaning fee, but not the taxes. DO NOT BOOK HERE I was in a sticky situation with a different air bnb and was looking for somewhere else to stay, I booked one of Evolves properties with a wrong card by accident, I canceled it so I could go rebook with a different card. When I went to rebook the dates were blocked off and was told I could not get a refund. I called air bnb and they said it is 100% up to Evolve to refund me or not yet that are still using the excuse of we “must follow air bnb’s strict cancellation policy”. Absolutely heartless.

I booked an Evolve rental property in early May for a trip the last weekend of July, knowing that vacation rentals in Palm Springs can get booked up pretty quickly. A week before my trip, Evolve abruptly canceled. The next day, I saw that same house available for rent on their website for the same exact weekend and more than double the price I had initially paid. Evolve doesn't honor their rental agreements or care at all about whatever their renter's plans were for that trip. I will not be staying in one of their properties again.

We rented a house for eight people in Maine to visit Acadia. They called us at 6pm the night before and told us they had double booked the house so our reservation was canceled. They offered us another house that was THREE HOURS from Acadia, on an island, accessible only by ferry, that we might be able to get our car on if we made reservations in advance. We called them and they told us to check AirBnB! We were lucky to find anything in the area for eight people on short notice. Nearly ruined our vacation. If I could leave zero stars I would.

Terrible. We should have been compensated for being locked out of our room for hours to where my diabetic mom could not access her insulin. On top of that, we dealt with so many repair issues in the condo. This was at pinnacle port condos in PCB. Would never ever recommend them. Especially as I have reached out numerous times for them to right this wrong and I get no answer. Awful for business and I’ll be sure to tell everyone I know to avoid them.

You don't even deserve 1 star! I will never rent another house that is associated with your company. Reached our destination for you to cancel an hour before check in! We spend the entire evening trying to relocate my family because we booked excursions that were non refundable throughout the week! Basically told us were out of luck and they didn't offer anything to try and rectify this. Was told to book a hotel room (prime time the week of July 4th) If you are looking into any rental with this company - RUN! ‍

I own multiple houses we list with Evolve. We have had issues with double booking. In one instance, we allowed a traveler to stay at our house when they were booked for another that was double booked. We ended up getting a 1 start on the Evolve website because they got double booked (liked the house and our interactions) and nothing was done about it. No contact at all. We also need to do some adjustments to our listings, some times this is done same day and some times nothing gets done at all. Very frustrating and inconsistent.

After booking i notified several days later by email that they cancelled my reservation. I was told that the property was not posted properly and should of required a 5 night min. I tried to have them book me for the additional 2 nights with a 20% discount they offered but after speaking to Beth she never followed up with me. I eventually settled with a different rental through a different company having to pay a higher price and changing weekends due to evolves lack of professionalism. Would not recommend.... they provided no assistance with making a bad situation correct!

Never have Evolve as your booking company. It charges you 10% just to get your money without doing anything for home owners. Not very intelligent in processing problems, slow in response, always allow guests to take advantages by spending their "vacation" time taking 200 pictures of your properties to get unlimited discount. Don't put your properties in danger. Their staff are rude, unhelpful and had no basic skills to manage anything.

Evolve will try to screw you at one point or another. Offer zero help. Furthermore if you decide to sell your home, they will try to ding you $250/booking. So if you have 30 bookings throughout the remainder of the year and decide to sell they'll charge you $7500 even if some of those bookings are 6 months in advance. Very shady practice. Would never do business nor suggest doing business with this unethical company.

Booked a condo in North Myrtle Beach in October 2021 for May 2022. Received an email On March 21,2022 that they had canceled my reservation, I tried calling several times to actually talk with someone to get this straightened out and NEVER received a call back. We were within a month of going with plane tickets already purchased. We have always used AirB&B for all of my vacations but never again. Worse experience I have ever had This company has completely lost my money and a lot of other customers as well for canceling last minute 😡😡😡

We could not stay at our Air B&b because you forgot to get house cleaned. Then when we try to get money back you only allow us to ask for some of the money back. They make a promise on their site that they do a thorough inspection of the home and the landlord you will be renting from…… NOT TRUE AT ALL! Our landlord asked us to lie to anyone that comes to the home asking who we were…..why??? That’s because she was renting illegally but we booked through a legit company? That’s what we thought. Keep your money, stay at a hotel or go through AirBnB. And to top it off, they lied for her and wont refund us a penny which we paid way too much!

I booked with VRBO, but then Evolve took over! What a mess of overcharges, mistakes and multiple phone calls and errors that they wouldn't listen to. They charged my card for almost $2,400, I had to cancel to get the proper credit. I rescheduled the same property again but on AirBNB and the same rental was $1512, they then cancel on me and let me know 4 days before the arrival that the owner is doing maintenance and cancelled the weekend all together. Will never use Evolve again! I ended up booking a last minute rental, cheaper, better and without a terrible experience of Evolve.

I promise you I am about to sure to leave a review about this company ANYWHERE I can. Including the Better Business Bureau. I booked a stay with them through Airbnb and they refuse give me a refund for a day that I made a mistake and booked. I didn’t cancel the entire reservation just a day. For them to be a big company they decided to first not refund even full but not even 50%. Would rather keep my money and not satisfy me as a customer. We had horrible issues with the property we rented from that is managed by Evolve - everything from no central heat and only a couple space heaters, no internet during our entire stay, and no full size fridge like the one pictured. Evolve contacted after our stay to request a review and "make things right" if it was anything less than 5 stars. I wrote to them in detail about each of our issues only to receive a response over a week later that they have let the owner know about the issues. The company is very unsympathetic, and we will NEVER rent from one of their properties ever again.

STAY AWAY FROM EVOLVE! I had my wedding planned for Alaska in March 2020. I was forced to reschedule due to COVID, we rescheduled to March 2021. For the March 2021 trip we scheduled with Evolve Vacation rentals for our close friends to have a retreat after the wedding. We were forced to reschedule again due to current COVID restrictions. I've had to cancel and reschedule reservations at a dozen different places twice now, and Evolve was the only company unwilling to work with me. Terrible customer service, no customer appreciation. STAY AWAY!

Evolve cancelled our reservation due to covid and won't refund us (only gave us credit back that will expire in a year). the booking was over 3k. with current situation, future travel is really a question. and many companies can't survive. We are really concerned whether we could ever be able to use the 3k. we have contacted Evolve many times but they just insists giving credit only. Such bad customer experience and don't recommend it at all.

We booked a trip for July 4th bit due to covid he to cancel. I emailed and requested refund. Was told I could get a travel voucher to use for up to two years. I think in lieu of these covid tomes I should get refund. All my emails I sent requesting that said they would be back in touch with me. O finally called them after no response to my emails. Told nothing can be done on a refund, only a voucher to be used. I'm not sure when I'll be able to go on vacation and now here they sit with my MONEY. DONT use these prople! .

The travel credit provides you with far more flexibility than the non-refundable policy you booked under and this approach ensures Evolve will be able to accommodate our guests who may need to cancel in the coming months. You can apply your credit towards a future trip at any of our 14,000 vacation homes and you have two years before you need to travel with us.

First review I have ever made. This company is -5 stars. I paid $2K to stay in Gatlinburg right before the pandemic hit in March. Their website said FULL refund which I have screen prints to prove. Evolve won't answer a call, email or anything else. They say no refund even though their website provided one. The most dishonest company that I have worked with maybe EVER. Avoid at all cost.

They advised the "property contact" person about the cancelation the night before. I have been trying to call them for hours and they do not answer the phones. We rented a lake home for our family to gather in over the 4th of July holiday in Washington. We ahead of time because it is a busy holiday, we had very specific requirements, and we had children flying in from all over the US to join us. Two months before our vacation (with cross country flights already booked), Evolve canceled our rental. They offered to help us find another place, but every rental left with booking over the holiday had bad reviews or significant problems. It was so discouraging and I would NEVER consider renting from them again.

This company is absolutely terrible. Refusing to offer REFUNDS during this time is absolutely criminal. Similar to what other travelers noted, my reservation was cancelled due to COVID-19. Based on how Evolve Vacation Rental has handled this situation by only offering a credit for future use, I am disgusted and have zero interest in leveraging any form of credit to book at their properties in the future. We have paid thousands of dollars for a vacation that cannot be honored, and would simply like our MONEY returned. Please please beware of renting through this company.

This company is the worst. With the current pandemic they refuse to give refunds on previously booked stays and do not return calls and when you do get to speak with someone they are rude and unwilling to help. I explained to them that I really need my money back for laptops that I now have to buy my kids for online learning, but they did not care and are still refusing to give me my money back. Horrible. Changed their refund policy midstream. First promised full refund. Then, without warning changed to to keep your money for a later booking only. I have a place in Moab reserved starting 3/21/20. Over $1300. They now cannot provide the lodging as contracted for and refuse to give a refund. If I show up on 3/21, the owner cannot legally provide me the place. My guess is they're headed for bankruptcy, and we all will lose.

We were traveling to Phoenix to watch Spring Training starting March 15th. But due to the Coronavirus all Sprint Training games have been cancelled. So I had no need to go to Phoenix and asked Evolve for a refund but the answer was no. You would think that a company would take into consideration what is going on in the world and be sympathetic to there customers, but I guess the only concern is there bottom line. Evolve allowed the property owner to cancel our 30 day, paid in full reservation two weeks before we were to leave for our vacation. Evolve allowed the property owner to "enter into a long term rental agreement with another party" covering the time we had all ready rented =deposit paid, final payment paid, address of the property sent to us = "set to go" , I guess not.

Hi I would like to make a complaint about the property that I’m renting at - 15230 Southwest 154 Terrace, Villa B, Miami, FL 33187 The house has no water no air conditioning, the pool the is not heat it was advertised to be heated . i’m very disappointed this Was not what I paid for .I want at least half of my money back this is not respectful .

I was not told in advance of the check out requests. I had already paid in full before we were advised the homeowner wanted us to strip the linens and perform chores that I paid over 300 cleaning fee to do. I was beyond annoyed by this as I was checking out at 4 am to get an early flight. Either charge a cleaning fee and then actually clean or don't and then I won't mind doing the work for you. Make sure you provide this information in advance of booking not post booking otherwise it is a bait and switch.

Horrible. These guys are awful. House they represent in Woodinville that I rented through VRBO was not at all as represented. It was filthy!!! And on a busy road not quiet and private. They didn’t answer my call or respond to emails. I finally got a hold of the cleaner who lived next door and insisted place was clean - wasn’t - as taking with him I pulled party favors from previous guests from behind a counter appliance along with tons of crumbs. I wrote a negative review with VRBO and they changed it! Liars. Don’t rent with these guys!

We rented a beach house in Florida through Evolve. When we showed up, the property was a mess. It had been hit by a hurricane a year and a half before and was still in the process of being repaired. The beach was washed away and the bank the house sat on was so eroded that parts of the house were unsafe to use. The tone and approach used by the Evolve staff in resolving this issue were very disappointing. We will never use this company again.

The worst agency I have ever rented from. No communication between the members. They forgot to tell the owners when we were arriving, so the owners screamed at us about being in their home. They told us a 35 pound dog was fine, however, once we were there the Board told us only 20 pound dogs are allowed to stay. Then we were evicted by the cleaning lady, not Evolve at first, because some people had complained about our dog. Evolve joined later in the discussions, but they did not communicate well with the Management Company, Board and Owners. It was horrible.

Your no refund policy hides behind an ugly mask. When I made a reservation Evolves site opened to a cancellation policy with Home Away. Shame on me for thinking this would protect me in case I needed to cancel. I paid the fee only to help them fill there pockets with money. The only way to get a refund is to have Jesus Christ himself come back to life and settle the problem himself. I will except the loss of $476.40 deposit plus $71.88 false insurance policy. Lesson learned!!!
