This is the worst company of thieves. they owe us $1000!!!! We rented through them and then found out that a house that sleeps 10 had no table or chairs. it was a 60th birthday celebration and we had to cancel because there was no way this group of older folks could all sit around on the floor with their plates in their laps. it was never meant to be a picnic party. the interior of the home was very nice but the exterior was completely disgusting. It was billed as lovely, on the lake and totally appropriate to sit outside and enjoy the scenery! Not possible...it was hideous outside. don't ever rent through these people because they have no integrity or customer service. And, be careful because they're all over airbnb and vrbo but they make you rent through them so there is not recourse. Buyer beware!!!

The photos and description of their properties aren't always what they seem..I rented a vacation home that apparently was in an historical area of town..Evolve failed to mention that it was in a sketchy area to begin with..Sad part was I called Evolve before booking to make sure the home was in a safe neighborhood cause I was unable to see the surroundings. They assured me that it was and that they sent out their own representatives to ensure the safety of those booking..So I booked it when I arrived, it was in fact the ghetto..Homes beside the house and around the house were in shambles some were even boarded up and some homes had broken out windows..The home they rented to us, looked to be remodeled in the photos but when we arrived, electrical outlets weren't staying in the walls, the old wooden home was missing smoke detectors, dirt and particles were all over the front porch and the house was not very clean.. When we contacted the manager of the property he told us there were no trash cans because they were being stolen so he told us to leave our trash bags on the back porch.. What a huge disappointment..My family felt so unsafe there that we left immediately tried over and over to contact Evolve and left 3 messages with no returned call. We ended up at a hotel and the next day we called Evolve again..This time we told them what happened, even provided photos of all this and the owner and Evolve refused to refund or give us anything for this. Now waiting on my credit card company dispute to see if they can come up with a resolution for us.. I will never trust nor use Evolve because they are unethical and do not practice safety for their clients.

I paid $414.00 for a 2-night stay at a property to have access to a private pool. Upon arrival the pool was green from algae. Further research indicated it is unwise and unsafe to swim in pools that are green due to algae. Unable to use pool until the next day. Spoke to Owner who deferred us to Evolve Vacation Network. Given it was a health safety issue we were unable to use the pool on our first night. Ask for some form of discount. Evolve did not resolve this issue but rather contacted the Owner who confirmed algae issue with pool but refused to give a discount. Property was at a high rate and yet access to advertised pool was not available. Evolve took 20-days to respond and did not advocate for a discount for me the customer. No fail safe provided should property be misadvertised or unsafe. Customer is still on the line for the full payment. BAD BUSINESS!!!!!

In the advertisement for the rental location insurance option, coverages were listed by Evolve as two things: illness, and damages. They should’ve listed “natural disaster.” Two families are now out $700+ dollars because I did not opt to purchase the “illness, damages” plan. In fact, a 5,000 acre wildfire roars 15 miles from this rental location. As my sister, (the other family taking a hefty loss) put it, “would you take YOUR children near this place?” The roads she would take to the property location are even closed! The poor town is covered in a blanket of smoke! If the property owner or this vacation rental company were ethical, they would mention the very real risk of natural disaster when deciding whether or not to purchase the insurance option that would cover cancellation. The agent I was unfortunate enough to speak to at Evolve thought the complaint I outlined above was laughable, but I say that when deciding whether or not to purchase insurance for cancellation reasons, natural disaster is not implicit and needs to be listed in the advertisement wording. She said to me that, “natural disasters happen everywhere. People don’t avoid vacationing at locations with a history of natural disasters,” but I disagree. I mentioned that I don’t vacation in Tornado Allley, Florida, Etc. She said “nobody vacations in Tornado Alley.” I guess she’s never watched Storm Chasers on The Weather Channel. This particular bright, sunny location in CA is ALWAYS at HIGH risk for wildfire. Shasta Co. has been having deadly fires for years, as it turns out. Evolve is absolutely awful for their poorly worded insurance advertisement, unwillingness to even partially refund or work with people who are out hundreds of dollars, and know-it-all agents who spend more time mocking your complaint and offering the “above my paygrade” remark than actually doing anything to help. I’ll never rent through Evolve again. It does not help to deal with people who live in Denver when expecting understanding about situations that are happening on the west coast.

Horrible customer service. Rude and not helpful at all. Would not help me out with getting a refund after I did not stay at the house rental for fear of my safety and mu4 kids safety. The manager was rude and wouldn’t even listen to my complaint. Horrible company and I will never rent from them again. Giving them a rating of a 1 is too generous. False advertisement too. The property did not look like the picture. Be aware of their non customer service. I was in tears and the manager basically told me oh well you are not getting a refund even though you didn’t stay at the house and I am not calling the owner just because you don’t feel safe. Worst customer service I have Ever experienced. Do not rent from this company

Evolve is a new company that is stepping in and taking the job away from the host cleaner. Each website that you post your property on provides the option of a co-host partner. That co-host Works to help the property manager by answering text messages of the new guest by providing information for the new guest by cleaning the location for the new guest all via text message on your calendar app on your phone. . When it's all said and done the cleaner gets their cleaning fee and gets 10% of the overall guest stay. This company is taking money away from the hands of cleaning companies and your own pocket. Go through airbnb's Fair wage pledge. They have simply taking this idea and used it for themselves. You are paying a company to do the job of a co-host. And that co-host is usually the cleaning person for the property. I see this as a sham and I see it as stealing money out of the pockets of people who work very hard. If you want to help why don't you make a section on this website for those that are cleaners and those Property Owners seeking people who are cleaning. This job is the job of a property manager and someone who is a cleaner and someone who can document Damage Done. This company does not provide all of those services. You are paying your money for duplicate Services already provided to the property owner on the respective sites. They are simply answering text messages when guests arrive and handling your calendar which then maid or cleaning service can do . And anyone can pay for Better Business review . Posting your property on each website is considered advertising and marketing. I will do it for you then it's that simple. There is no advertising and sales in this company once you have posted your property it is done there is no more advertising to do. This company is stealing money from you because they are providing a service that is already provided to you already through the sites that you list your property on. Have I made myself clear

We rented a property on the Big Island in Hawaii through Evolve on 2/4/2018. When we booked there was no volcanic activity on the island. Today the situation is very different. Homes have been destroyed, people have been evacuated and injured, there has been an increase in fissures, ash has drifted to Punaluu beach and helicopter evacuations are being readied in case the situation could get worse. I understand that the entire island has not been impacted but my family does not feel safe vacationing on the Big Island at this time. In addition to these hazards my oldest daughter also has had asthma since she was a child and we are concerned about the ash, vog and air quality from the west part of the island through the south and east. We kindly asked for a refund of our deposit but were told the following. "Evolve and the homeowner are only responsible for the home itself and are not liable for the surrounding area of a home. As long as the home is accessible and functioning properly, even in cases of natural disasters, it is entirely up to the discretion of the homeowner to provide a refund for a cancellation. Unfortunately, a refund was not authorized in your case, so I am unable to process a refund of your initial payment." The property ID is 351153 and it's listed as Modern House w/Private in the heart of Hilo. Be wary of working with Evolve and this specific property.

Had a safety issue with dogs running loose on shared property. Response time from Evolve was 7 days later. Way past the time to address the issue. Made contact with the other property manager listed in rental contact issue was professionally dealt with in 24 hours. Also I would advise renters to be aware of the 'damage protection ' clause in the rental agreement. Even though we have used VRBO & Airbnb for years, we mistakenly meant that to be a refundable fee. If property was left in the condition as you found it. Not so it's an additional non-refundable charge of $17 per day max. amount $250. We were given a $100. Credit for our next Evolve booking. But I feel their fees are too high and customer service is very poor. So I don't think we will be using Evolve anytime in the future.

Evolve Vacation Rental Network ruined Christmas 2016. It was my turn to plan Christmas for our family of 4. After hours spent combing through listings, it was decided we book Tuscan-Style 3BR Phoenix House. Paid in full through AirBnB on 09/23. On 10/22 I had a change of heart and asked if we could cancel. Evolve got back to me immediately stating that if we cancelled we would only recieve 50% of total paid, less any fees. Not wanting to lose almost $1k we decided to keep reservation and book our flights. Fast forward to 12/18, I reached out to see if we could get early check-in. Evolve responded, suggesting I contact the city host. I was informed by the host that they had no reservation for 12/22-29. This was DAYS before the four of us were scheduled to fly in, all from different cities. I immediately contacted Evolve and spoke with a rep who confirmed we had no reservation. How could this happen since 1) money was paid in full on 09/23 and 2) i was told to contact city host. Since we planned so far in advance, this was a major blow. The person at Evolve took all my information and assured me they would credit and took all my information. Hours went by and i didn't hear from them until shortly after I called AirBnB to file a complaint and get a refund. That was when Evolve called back, HOURS later, to speak with us and give us a refund. They sent other listings in the area, but none compared to our original reservation. I will NEVER EVER use Evolve Vacation Rentals. They dropped the ball and didn't do enough to clear of their error. This was very stressful and even though they made a half hearted attempt to find us other lodging, it was clear that this wasn't a priority to them. My family and I found alternate lodging on our own. Evolve did offer us a $200 credit which we didn't even acknowledge. If this is how they operate I want no other dealings with the company. Do better.
