Evolve cancelled our reservation due to covid and won't refund us (only gave us credit back that will expire in a year). the booking was over 3k. with current situation, future travel is really a question. and many companies can't survive. We are really concerned whether we could ever be able to use the 3k. we have contacted Evolve many times but they just insists giving credit only. Such bad customer experience and don't recommend it at all.

Be very careful.. I am waiting to see if they will stand by their commitments to make a situation right. For now we have been left hanging in the holiday season with no place to stay after on the of a reservation made. I am still confident that a leader will see my communication and provide appropriate resolution. Will advise.. however at this point I can say the customer support is horrible

We booked a trip for July 4th bit due to covid he to cancel. I emailed and requested refund. Was told I could get a travel voucher to use for up to two years. I think in lieu of these covid tomes I should get refund. All my emails I sent requesting that said they would be back in touch with me. O finally called them after no response to my emails. Told nothing can be done on a refund, only a voucher to be used. I'm not sure when I'll be able to go on vacation and now here they sit with my MONEY. DONT use these prople! .

The travel credit provides you with far more flexibility than the non-refundable policy you booked under and this approach ensures Evolve will be able to accommodate our guests who may need to cancel in the coming months. You can apply your credit towards a future trip at any of our 14,000 vacation homes and you have two years before you need to travel with us.

They are either running a PONZI Scheme or are scammers? I haven't figured it out yet, however i believe the Attorney General will since over 550 people have lodged complaints with them. Same story as others, booked vacation, COVID hit, I didn't pay my final payment until i was assured i would get a full refund (both verbally and in writing). paid final payment of $1290, then got NO TRAVEL ORDER from governor of both my state and state of rental. then NO REFUND. yup - we changed our minds NO SOUP FOR YOU! haven't gotten a dime back.

First review I have ever made. This company is -5 stars. I paid $2K to stay in Gatlinburg right before the pandemic hit in March. Their website said FULL refund which I have screen prints to prove. Evolve won't answer a call, email or anything else. They say no refund even though their website provided one. The most dishonest company that I have worked with maybe EVER. Avoid at all cost.

Canceled our trip the day we were to check in when we were already two hours into our travel. They offered no other properties as replacement. They advised the "property contact" person about the cancelation the night before. I have been trying to call them for hours and they do not answer the phones. Absolutely the worst experience I have ever had.

After taking a look at your reservation, we were able to determine that the cancellation was due to an HOA regulation, which not only affected your reservation but other reservations as well. Additionally, while we realize this doesn't solve the main issue, one of our teammates did offer for Evolve to cover the cost of a hotel for 1 night.

We rented a lake home for our family to gather in over the 4th of July holiday in Washington. We ahead of time because it is a busy holiday, we had very specific requirements, and we had children flying in from all over the US to join us. Two months before our vacation (with cross country flights already booked), Evolve canceled our rental. They offered to help us find another place, but every rental left with booking over the holiday had bad reviews or significant problems. It was so discouraging and I would NEVER consider renting from them again.

This company is absolutely terrible. Refusing to offer REFUNDS during this time is absolutely criminal. Similar to what other travelers noted, my reservation was cancelled due to COVID-19. Based on how Evolve Vacation Rental has handled this situation by only offering a credit for future use, I am disgusted and have zero interest in leveraging any form of credit to book at their properties in the future. We have paid thousands of dollars for a vacation that cannot be honored, and would simply like our MONEY returned. Please please beware of renting through this company.

This company is the worst. With the current pandemic they refuse to give refunds on previously booked stays and do not return calls and when you do get to speak with someone they are rude and unwilling to help. People need money to live during this time and may not be able to take a vacation for an extended period of time, so a refund is the only true commendable thing to do in this situation and they are one of the only companies not giving refunds. This should be illegal.

Worst company ever. Had a vacation stay scheduled to start April 5th, but due to covid I had to sadly cancel. I explained to them that I really need my money back for laptops that I now have to buy my kids for online learning, but they did not care and are still refusing to give me my money back. If anyone sees this please never book with this heartless company ever again. In the middle of this sad situation and the financial struggles that we are going through, they only care about themselves. Sad!

Vacation rental was booked months in advance. Had to cancel due to this pandemic. I also received an email stating they would give a full refund due to this pandemic the world is now facing. I cancelled and requested the full refund. Received an email asking me to respond so they could credit or give a refund. Never heard from them again. Can’t get anybody to answer the phone after waiting 30 mins they hang up. Request a call back and never hear from anybody! WILL NEVER DO BUSINESS WITH THEM AGAIN!! WOULD NOT RECOMMEND!!

Horrible. Changed their refund policy midstream. First promised full refund. Then, without warning changed to to keep your money for a later booking only. I have a place in Moab reserved starting 3/21/20. Over $1300. They now cannot provide the lodging as contracted for and refuse to give a refund. If I show up on 3/21, the owner cannot legally provide me the place. My guess is they're headed for bankruptcy, and we all will lose.

We were traveling to Phoenix to watch Spring Training starting March 15th. But due to the Coronavirus all Sprint Training games have been cancelled. So I had no need to go to Phoenix and asked Evolve for a refund but the answer was no. You would think that a company would take into consideration what is going on in the world and be sympathetic to there customers, but I guess the only concern is there bottom line. Don't use them they have no souls.

Evolve allowed the property owner to cancel our 30 day, paid in full reservation two weeks before we were to leave for our vacation. Evolve allowed the property owner to "enter into a long term rental agreement with another party" covering the time we had all ready rented =deposit paid, final payment paid, address of the property sent to us = "set to go" , I guess not.

I was not told in advance of the check out requests. I had already paid in full before we were advised the homeowner wanted us to strip the linens and perform chores that I paid over 300 cleaning fee to do. I was beyond annoyed by this as I was checking out at 4 am to get an early flight. Either charge a cleaning fee and then actually clean or don't and then I won't mind doing the work for you. Make sure you provide this information in advance of booking not post booking otherwise it is a bait and switch.

Horrible. These guys are awful. House they represent in Woodinville that I rented through VRBO was not at all as represented. It was filthy!!! And on a busy road not quiet and private. They didn’t answer my call or respond to emails. I finally got a hold of the cleaner who lived next door and insisted place was clean - wasn’t - as taking with him I pulled party favors from previous guests from behind a counter appliance along with tons of crumbs. I wrote a negative review with VRBO and they changed it! Liars. Don’t rent with these guys!

We rented a beach house in Florida through Evolve. When we showed up, the property was a mess. It had been hit by a hurricane a year and a half before and was still in the process of being repaired. The beach was washed away and the bank the house sat on was so eroded that parts of the house were unsafe to use. The tone and approach used by the Evolve staff in resolving this issue were very disappointing. We will never use this company again.

The worst agency I have ever rented from. No communication between the members. They forgot to tell the owners when we were arriving, so the owners screamed at us about being in their home. They told us a 35 pound dog was fine, however, once we were there the Board told us only 20 pound dogs are allowed to stay. Then we were evicted by the cleaning lady, not Evolve at first, because some people had complained about our dog. Evolve joined later in the discussions, but they did not communicate well with the Management Company, Board and Owners. It was horrible.

Your no refund policy hides behind an ugly mask. When I made a reservation Evolves site opened to a cancellation policy with Home Away. Shame on me for thinking this would protect me in case I needed to cancel. I paid the fee only to help them fill there pockets with money. The only way to get a refund is to have Jesus Christ himself come back to life and settle the problem himself. I will except the loss of $476.40 deposit plus $71.88 false insurance policy. Lesson learned!!!

I had a rental property confirmed and paid for. 1 week before checking in I contacted the home owner to get the door code and was told the property was not available. This was remind you a week before checkin. No one contacted me before this happened. This left me with having to find another location very quickly and definitely not through this company. Will be warning future users not to use evolve. Very frustrating and dissatisfaction.

My friends and I booked a rental property in March 2018 (made deposits, received confirmation, etc). In September, the reservation was cancelled, stating that the room had been double booked; however, the room was in fact relisted at a higher price. They would not honor the original reservation. DO NOT USE THEM IF YOU PLAN ON ACTUALLY USING THE RESERVATION YOU MADE.

If I could select No Stars I would. I have tried to block out a private booking that I took for my own property, only to have Evolve take a booking. When I contacted them to cancel this booking, they elected to charge me over $150 for a cancellation fee. This is unheard of. Their technology is poor, and you cannot automatically update your listing, but according to them, it becomes your (the owner's) fault. This is unfair and I am moving forward with a full complaint with the DCP and Attorney General's Office.

We understand you are frustrated with our policies, but owner initiated cancellations create a horrible experience for the traveler and we are forced to retain our booking fee to discourage this type of behavior. We've done a bit of research, and it looks like your issues with double bookings were due to fact that you continued to market your property directly after signing up for our service. We have a strict policy against duplicate listings because they can create fraud concerns with travelers and they often lead to problems with double bookings. Ultimately, it sounds like we were a bad fit for each other. Evolve was created for homeowners who want to eliminate the hassle of having to market and book their own vacation rental, and you appear to be looking for a supplement to your own marketing efforts. Do NOT use them under any circumstances. We had an issue with a Property Manager not being responsive, the home not being comfortable and as described and no advance notice of not being able to park near the unit due to street paving in the complex where the rental was. They have a no refund policy and their Property Managers lie and it's their word against yours. Stick to VACASA or any other and avoid this rental network at all cost. They have no interest in customer satisfaction.

As a customer, I recommend avoiding this company. They engage in fraudulent pricing tactics. This morning, I requested to book a rental property at the published rate of $255. They ignored my request all day, then "updated" the price to $332 per night. I called to find out why, and they were unapologetic about the intraday price increase. They refused to honor the rate that was published at the time of my booking request.

Evolve does not stand behind the properties on the renter's side and misrepresents the quality of the rental properties they managed. I rented an Evolve property in RI and we moved out after one night-dirty, moldy, smelled of mildew. We were forced to find another property that was actually habitable. Ruined our vacation, platitudes and terrible customer service--stay AWAY!!
