Over the years I would’ve given five stars but recently I had a bad experience and had to threaten to leave Landmark because they sent out an appliance guy that made a false claim and I had to insist on getting a second opinion. The second appliance guy came out said it was just a simple fix and was able to fix it on the spot and Landmark never responded or apologized

Doesn’t cover some important things. One person tells you yes, it’s covered it the. Someone else says it’s not covered because there isn’t an asterisk by the item. 🤦🏻‍♀️The warranty coverage is sketchy…. They will puck up on any little thing’s to keep from paying for the covered item.

It took too long for Landmark to approve the charges for parts. Read the print, they only cover $20 per pound of Freon. .Cost me $800 out of pocket for Freon. I had to wait several days for approval for a compressor and then the time for delivery. I waited over a week to get AC in 100 degree TX heat.

I made a request for service on Saturday because our pool pump stopped working sometime Friday afternoon. I received an email Sunday that I would be contacted within 4 business hours. Monday morning I get another email that states that I will be contacted by a different company within 4 business hours. Nothing happened. I called both companies, neither answered. Left voice message for company number 2. Called Landmark to see which company I should expect to contact me. I gave up after 20 minutes on hold and called back an hour later. Sat on hold for about 2 hours and 15 minutes and finally gave up. I sent an email to customer service for them to call me. That never happened. Today Tuesday, I called both companies again and left a message with company 2 again. Then I called Landmark customer service again, and this time it offered me to leave a call back number. Hours later Landmark finally called and offered to follow up with the service company. I was on hold again for quite some time. The Landmark rep comes back on the line and tells me that the service company will call me later today to schedule an appointment for possibly Thursday or Friday. Again no call. I did receive a text stating that they will be here on Thursday between 8:00am and noon. No call or consideration for my schedule whatsoever. By the time they get here, if they come, my pool pump will have been off for 6 days, and who knows when it will ever be repaired.

When it came time to immediately address the warranty issue they were very responsive. Since they found out the appliance is broke, response is slow. I had to buy another fridge because it's very hard to function without one. It's been about a month or more since I initiated this and i'm still waiting to hear back what theyre going to do. The people I spoke with seemed friendly, but what does that matter when i'm not getting the warranty I paid for?

They only have two contractors in our area and one has terrible reviews and the other did a lousy job for us. They used our inside coils to get out of a return call. We had to call someone else not using Lamdmark who fixed our AC and said it was the circuit breaker and had nothing to do with the coils. They and their contractors just appear to not want to honor the return call. Landmark of course does not cover coil cleaning and the contractor just wanted to make money off contract.

I am wasting money for a product that does nothing for me. Why pay for a home warranty and 70 dollar service fees if they warranty company is not actually going to do anything for me? I have used it twice now and both times they have come back and said "sorry but no we won't do anything for you." It's a waste of time and money. The customer service on the phone is awful. I had to wait on hold for 20 minutes just for an agent to tell me they would call me back in 30 minutes. Then rather than fixing and solving problems on the phone I had to wait an additional 4 hours for someone to call me back again. I would never recommend this service to anyone.

The repairs over the last few years by Landmark contractors have been done by companies that are not responsive to customer service. Poor communication or no communication. The work that is covered by Landmark often consists of '''bandaid'' repairs in lieu of a complete or professional repair.

John Watts

Given the service fee is $75 every time, which is more expensive than most of other insurance companies, the Landmark refused to pay the indoor unit of my air conditioning, claiming that it's not broken, which proved to be wrong later. And it has some many excluded items, so I still paid thousands bucks to fix the air conditioning, despite the fact that I already paid $600+ to Landmark every year for past 4 years and didn't claim any big fix ever.

Water heater was good, but definitely stuff wasn't covered. I'd want to make sure it's the same level of water heater. Other services tend to be higher (hvac and Hester checks) than me doing it myself

The one time I actually needed them for a big expense they blamed the malfunction on me. Had our A/C system go out 3 months after we purchased our home. The tech came out and replaced a component that immediately failed. The tech made no mention of the units being improperly installed. However, we were determined to be the reason for the malfunction. From what the landmark rep cited, they're strategy is definitely to repair and avoid replacement. Once repairing is not an option they will find the smallest reason not to cover your replacement.
