Rented from them in Peoria AZ. Description of property said Golf Haven. Could not golf unless did a membership. This was around 8,000.00. We were only there two months. Not truthful. Property was dated and overpriced. I would look elsewhere for rentals.

Booked a stay with them for a condo on Airbnb.... listed as a nonsmoking property but recent reviews complained of terrible cigarette smoke in unit. cancelled reservation and will not refund deposit. false advertising and hazardous to their guests. Will not respond to calls or messages.

We have used Evolve for the past 8 months and response times are as follows: 2-5 days for small requests or changes 7 days + for making changes to your listing 5-10 days for guest related issues I find the response times completely unacceptable and have resulted in $3K+ in lost revenue and multiple low reviews due to Evolve's actions. We will be switching companies ASAP.

Booked a vacation rental for a family of 10 nearly 6 months ago. This was through Vrbo and evolve is listed as one of their Premier hosts. Evolve canceled the reservation unexpectedly with no apology and no effort to make it right. I am not able to leave a review on Vrbo because the reservation is canceled. I am dissatisfied with both evolve and Vrbo and will never use either company ever again. Do not use these two companies. There are way too many competitors who care more about Customer Service than either of these companies.

Upon looking into your reservation, we learned that homeowner has let us know that their HOA recently implemented new restrictions that require rentals to be no less than 30 days at minimum. By law, we are unfortunately not able to host any short term stay within this community moving forward and are truly sorry for the inconvenience and frustration this may have caused for your group. Management nightmare. Save yourself the time and mo ey by listing your property yourself. You will have better quality control over the guest. You have to do all the on the ground work with Evolve and they take a fat cut for "listing " your property. O had guest bring dogs and lie about it, walls where scratched mud in every crack and crevice. Had a shower pan busted and even had guest poach and dress a deer on our property. I had zero ways of taking action against people when they violated the basic rules. There seems to be a party class when they rent through Evolve. Save your time.and money. List it yourself. And they refused our Management fee return because we lapsed over the 210 days while waiting for an insurance claim after a guest damaged the place.

Would never recommend. We stayed at an Evolve rental in Banner Elk NC on Jan 5-8 for a family ski trip. The house was dirty (hot tub had soap scum and a ring of dirt all the way around, inside the stove was dirty and the front glass had water marks all the way down, the master shower and toilet was Maseru. The shower curtain was damp and moldy. We found patio furniture in our bedroom. The fireplaces didn’t work and the hot water didn’t last long enough to cover the jets in the tub.) the lost goes on.. however we contacted VRBO and the property manager with no response from vrbo and the manager said she would contact the owner m. We still have had no response to our issues. We will never use the company again and for sure will never recommend anyone use them.
