Worse home insurance ever. They are NOT covering the full cost of repair replacement. When they pay for replacement they remove installation and depreciation cost. For my 5 years dishwasher I received $200 only. For my furnace, because they said the heat exchanger is in bad shape, they denied the claim to repair the gas valve and motor. I have taken their 5 years agreement but there is no value in an home insurance that is not really insuring.

Warning read the fine print when purchasing a warranty from Select Home!! The ice maker to my refrigerator stop working and the claim was denied because the ice maker is an additional addendum to the policy. They want to change an additional 39.95 annually to add the ice maker to my policy. Like I explained to the representative, the ice maker is part of the refrigerator. Good thing I just started the plan, I will be cancelling. These warranty companies are a scam and joke.

This company is a SCAM!! READ THE SMALL PRINT. IT DOES NOT COVER INSTALLATION. INSTALLATION will cost you more than the parts!! AND INSTALLATION in additional to the $60 service call fee!! The customer is horrible!!! We talked to 3 different customer services rep., and 3 different levels of supervisor and got nowhere!!! Then they hang up on us!!!! Runaway from select home warranty!!!

Absolutely the worst READ the fine print its very different than the picture the salesman paint.During the first three months they limit any claim to $150 . I put in a claim after 8 months and they wanted to depreciate my dryer so again offered $150 . They refused to repair not cost effective.NOTE one reason they have so many great reviews is they tell you if you leave a review you get a free month.

These guys are liars. I have a policy which has an allowance for repair of $500. They are only providing me with $340 for a leaky pipe to be fixed. They claimed that it was because of a previous repair. This is false, the has never been another repair. They made that one up. Their service reps are rude and unwilling to listen to me. One service rep hung up on me because I said I was making a record of my conversation with him. Really horrific service all the way around.

Do not do business with these people. They know absolutely nothing about customer service. If you ever call, guaranteed you will be waiting for 15 minutes to talk to "another" department. And even if you do talk to them they know nothing about how their own company works. I literally had to call 3 times to speak to an authorizing agent for a plumbing repair only to find out that part of the company does not open until 10:00 am. No one knows that apparently. They may be cheap but you won't get decent service, not quality service, just decent.

NOTHING is covered and all they can do in any office is quote their policy and each office has different loopholes they use. Trust me you are tossing your money out. Go with American home shield, Amazon, 1010 home warrnety but stay away from this ripoff company

One of the worst companies I have ever encountered...none of their employees speak English and their Service repair companies are very unprofessional and they either never call you to set up an appointment or they just do not show up at all..I actually had to find my own appliance repair company to repair my dryer and now I am waiting for my refund...then I will be cancelling my contact and never looking back...AWFUL COMPANY WITH BAD CUSTOMER SERVICE!!!!!

This company is a scam. They take your money and always come up with an excuse to not cover your home. Last year we had our AC go out in the middle of summer and it took over 2 weeks for them to respond and we had no choice but to get the AC fixed on our own dime because they didn't do anything. Texas heat could have killed our tenants. We asked for a refund and then they came up with a bunch of "fees" so they had a reason to not refund us. Please stay away from this company!!

I requested a copy of policy within 30 days after I purchased the policy. They agreed but they didn't send me a copy. I made another request in written because they rejected my claim due to the leak in the bathroom. I asked for refund because they never sent me the policy before my second claim. They refused and said I can do whatever I can, but they won't refund me because I checked a button (purchase agreement?) and it is final. They don't have to send me the protection policy. Avoid SHW if you really wish your home to be protected and hope a peace of mind.

Don't go near this company! Have a lawyer with you when you sign their contract, because it will exclude everything that is expensive that could go broken in your home and exclude every situation under which it may be broken and lie to you about the wait period and cover nothing as a result. You are on your own, minus about $400 that they will take from you.

They don’t even deserve one star! They are beyond difficult to deal with. Zero comprehension for very basic situations, wildly unorganized, incredibly rude and accents hard to understand a lot of times. Of the 7 people I have had conversations w/ the only one who seemed to know anything or appear the least bit accommodating was the person who sold my policy. I have asked, on 5 separate calls, to speak to a supervisor and they simply will not allow that to happen. I regret the fact that I paid my year upfront.

Does not want to pay the claim. They collect your money. I had a problem with my AC. The AC company they sent to inspect, told them the AC unit was dead in October. I had to purchase a new AC unit. SHW said they pay the claim. I summited the paperwork. They refuse to pay the claim citing it's under review for 3 months. I will contact the New Jersey District Attorney for fraud.

I was disappointed in the company from day one. I have had an open complaint for seven months for a simple dishwasher problem...apparently it was "the busy season" when I called it in...must still be the busy season. Now, when I need them the most...middle of winter and my heating system goes out...I am offered $150 for a full replacement because I cannot provide 3 years of records for a house I have lived in for 7 months...horrible service. Only giving a one star rating because I can't select zero.

This is a horrible company , save yourself some heartache and stress. Don "t buy their warranty. They are not true to their word. Been trying since mid December, 2019 to get my water heater replaced since the technician that they sent out said it could not be fixed. They have promised several times to call me to let me know the status of the claim. Still have not heard from them. Its been almost 1 month.

I had SHW for over 3 years because they offer discounts when you buy it for longer time but it has been a real nightmare to deal with them for any type of issues I had in my home. Every single time I started a claim they send incompetent contractors that instead of fixing the problem they make it worse. I have an active complaint with the TX plumber state because of an unsafe installation from someone send by SHW. Don't put your family at risk, look somewhere else.

Horrible company to file a claim with....had a simple kitchen drain clog (totally NOT clearable)...never sent anyone to inspect like they said they would....got tired of waiting and hired a plumber on my own, had issue fixed ($751)....and cannot get reimbursed for a “covered” problem.....they do not ever get back to you in the 24 - 48 hr window like they say....get the total run-around when I call....reps can barely speak English...never a supervisor around to speak with......USE THIS COMPANY AT YOUR OWN RISK...THEY ARE NOT WHAT THEY CLAIM TO BE...

BEWARE-DO NOT USE: Most dishonest service ever, liars, greedy cheats, do not honor contract, hanGs up on u when u call to try to get proper service. I lost money from these unprofessional scammers. Trying to get valid service from them is futile-they ignore the requests, dont contact contractors like they say they will, lie constantly. I have to warn people. They must not believe in bad karma.

DO NOT sign up with the Select Home Warranty. They said, "we have many contractors in your area". The contractor that would accept the claim came from over 30 miles away, and another didn't show/call at all. The claims department kept asking if I knew of a service company to evaluate the claim! Sorry, but, why did I hire you if I have to do your legwork?! Please don't waste your time and money like I did.

BE sure to read the fine print there are alot of exempts in there contract make sure you get everything in writing before you sign with them because the agent will have little lies to get you to sign up so far want they will not cover when you call in for a claim now cost me $1400. in two claims that i have filed , when i wanted to cancel my policy after paying $1600 for five years they wanted to refund me $324.45 think twice before siging

I was not aware our home warranty insurance didn't cover our refrigerator icemaker because it was not offered to me and I did not receive a copy of my contract. Now my ice maker isn't working and I'm being told the repair isn't covered, just before Christmas when we have family coming for Christmas dinner.

Very disappointed with Select Home Warranty. They convince you over the phone what a great program they have, but in reality, the coverage is very basic. You get what you pay for with this company, but they try to make it seem like they are on par with the top companies. To have comparable coverage with the other home warranty companies, you need to add everything on. The problem is, there’s so many add ons. Don’t waste your money here, spend the few extra dollars elsewhere and get the actual coverage you need

This company is a complete rip off. I have reported them to my state's consumer affairs board. I submitted a claim for a water heater that ruptured and flooded my garage and had to be replaced. Their response is that my policy doesn't cover leaks! Now they want the plumber to investigate WHY it ruptured--apparently "normal wear and tear" isn't a good reason, they want an itemized list of all the components that failed. Bottom line, they continue to refuse my claim.

THEY COULD NOT PROVIDE A SIMPLE SERVICE CALL FOR AN ICE MAKER. 6 WEEKS, NO SERVICE DISPATCHED, AND CHARGED ME EXTRA FOR THIS REPAIR SERVICE (Apparently Ice Makers are not part of a refrigerator, which is covered, go figure!) . BIG MISTAKE IF YOU USE THIS COMPANY. NEVER HAD THIS BAD OF AN EXPERIENCE WITH ANY SERVICE ORGANIZATION. THIS IS THE ONE AND ONLY SERVICE CALL I SUBMITTED WITH THEM. I REQUESTED A FULL REFUND.

Select Home Warranty was a big scam. Their policy basically excludes everything. Instead of fixing a broken garbage disposal, they said we had to replace it ourselves and send them a receipt to be reimbursed $75. Why do I have a warranty then? When we cancelled, they tried every tactic to get us not to and not give us our refund from our prepaid year. We ended up having to file with the BBB and it took weeks to get our money. Run Away from this company!!

You are a scam company. Neither our hot water heater nor our air conditioner was covered. Had to have proof of drainage / flushing each year on the water heater (who does that?) and had to have annual maintenance records on furnace air conditioner (after twenty years - who does that). Pure scan - I will attempt to spread word on internet. Carefully read exclusion #19 - if you do you won't buy!

Select Home Warranty is a horrible company! We were told our claim (replacing a furnace motor) was only good for $150 because we didn't have maintenance records. The furnace is 2011 and we just moved in the house in March. Their policies are written to get out of paying their customers. The phone rep made excuses on why they weren't paying, based on assumptions. That's not a good company standard. I highly recommend you to not use Select Home Warranty.

Horrible! Filed a claim and was told i will be found a plumber and service within 24-48hrs. I told them it was an emergency and he put in an emergency notification on my claim that would get me a faster service than the time frame that was given due to the severity of my situation and having 3 small children at home. Here I am over 55hrs and nothing. I called in and no one to help. They are supposed to be 24/7 but iguess the only 24/7 working is for new clients to sign up not to help.

Horrific experience, could not find any subcontractor electrician, plumber or sum pump repair or refrigerator repair . Gave up claiming after so many calls and long wait. Subcontractors not ready to work for maximum $100 paid by select warranty co., as contractor said. watch out for their auto renewal terms, waiting period for credit card payments, all tricky terms, taken for ride after you sign up and pay.

This is absolutely the worst company. They have absolutely no consistency in what their claims agents tell you. They have given me the 'run around' for months on my claim and continue to create new "hoops" for me to jump through....from only accepting pdf files to different emails to send claims to, after telling me an address they then change it to a different one. They say I will get a response within 24-48 hours but that is a lie. Avoid this company like the plague!

Select Home Warranty is honestly the worst company I've ever had. They send out their technicians fairly quick but once they give you their diagnosis it always needs authorization which takes 72 hours and it's always denied. I find it ridiculous that you pay to have your items covered but when you need the help they denied it all. In 2 years I've had 3 claims all denied and I had to pay out my own pocket to have them repaired. I will not recommended this to anyone. I give a 0!!!! Simply Ridiculous! I recently terminated my policy and they still figured out how to take more money from me.

Our air conditioner went out called them and they told us to hire someone to fix it, we had to replace the air conditioner select home warranty only wanted to give us 150.00 towards a new unit, Everytime we try and refile the claim they keep saying they either need more information or they didn't receive it when we have proof they did. I would not give them any stars for service I gave them 1 star because it did not go any lower. It is the worst company I ever dealt with quick to take your money to sign you up but very very slow to pay claims. And another thing why don't they hire people 4 customer service that can speak good English after all this is America isn't it stay away from this rotten company. My AC failed so I contacted Select. They had me set up with a company that does not honor their insurance. Then they set me up with another. He came and said the fan motor is frozen. The replacement has to be approved by Select. I got a email from Select to take a picture of the data plate on the unit and send it in to them for approval. How stupid is that? I paid the service call and they already sent them the info. Now they say it will take up to 48 hours for approval. I never had this problem with HWA.

This is the worse company i ever saw regarding warranty service. They could not find techs to come out or tried to send the wrong techs out. Then when I did get a tech he screwed up my fridge worse then it was and she denied the claim over something that he did. They do NOT replace anything if it can not be fixed , They only pay what THEY think it is worth at the time which is a standard $ 150 then you have to buy new and pay the difference. They suck

This company is a rip off! They send someone out within 48 hours to check on your claim and collect $75. Then they give you the run around asking for pictures and maintenance logs. When you send the required info. You don't hear back and when you follow up they say you were supposed to call them back and give them the ticket number THEY sent via email, only to give you $150 towards your claim. It doesn't matter rather it's the dishwasher or A/C. This is the worst company we've had in 11 years. They don't fix anything! Don't wait your time or money on these crooks!

This company is HORRIBLE. Do not waste your money. I purchased a policy and paid for it in full. A few months later I placed a claim and it was denied as not covered. Okay, whatever. A few months after that I placed another claim. The service person said it was a simple $100 fuse for my stove. After sending 2 extremely incompetent service people to my home I was told they will pay for the part but not install. WTH! The part cost less than the service calls! To top it off, It's a gas stove! Am I suppose to install the part myself? I have never written a bad review ever but this is warranted.

DO NOT USE! They have been one of the worst companies I’ve dealt with. To start they do not replace units if they break! And if they pay, it’s only a depreciation value! I had my AC need to be replaced and after I turned in 3yrs on service invoices and receipts they still denied me. Then I had my water heater need maintenance and they would not pay to replace any parts because there was a minor leak. They are useless and do not do as they say. Customer service is awful and outsourced so it’s hard to understand anyone. Save yourself time and money and choose another company!!

Had home warranty company before and never did have to wait so long for a tech to fix problem. When I signed up, was told local contractors would be used. Been without hot water for 3 days, and no time has been set for a tech to come out. Cancelled contract and waiting on a refund as I paid for a year. Charge a fee of 75$ for canceling plus months since getting the account. Even though it comes out to 33.25$ a month, they charge 41.??$ a month for the refund. Such a ripoff.
