100 % SCAM SCAM SCAM. If you are looking for home warranty then you are a new homebuyer just like me. The mistake I made is I went through online reviews. if you are on the same boat then don't commit same mistake. just ask your neighbor/family/friend if they have home warranty. I am pretty much sure that they don't have it. because existing home owners don't fall for this trap or they have been through it. I asked my friend and my neighbor after I fell into the select home warranty trap and they told me exactly the same story of 100$ as below. So don't go by my review, just get personal advice from your friend or neighbor before taking any home warranty. or go by reddit forums, as all the positive reviews on google or BBB are fake and bought by money. So below is the story. if you are a new home buyer then please read as I want you to save from an ordeal as it is very stressful and will ultimately drain you out mentally and monetarily 1. I was sold select home warranty policy by an agent with the promise that in case of any issue they will fix my appliance or replace it with an equivalent one. He also boasted about a good coverage of technicians in my area. He also said that I can cancel my warranty within 2 months if I don't like the service. i paid for the entire year(they will prey you to get yearly service) 2. My A/C broke down 2 months back 3. I called select home warranty and they raised a claim 4. 24 hours later there was no update from SHW(select home warranty) 5. I called them and they said that they don't have any technicians in my area. they gave me an option to hire my own technician and they will reimburse me the expense minus the service fees 6. I didn't accepted the offer as i don't want to go through the hassle of reimbursement process 7. This goes on and on for 2 weeks. can you imagine they couldn't find a technician for 2 weeks 8. after 2 weeks i gave up and opted for my own technician as it was getting hot 9. technician came and gave me the estimate and he talked to SHW agent and over the phone we got the approval for repair 10. SHW agent promised to reimburse money over the phone minus service fees 11. I paid the full money to my technician and my A/C was fixed 12. Now I sent the invoice to SHW and they kept it hanging for a week 13. After that i got reimbursement check of just 125$, which is ridiculous for A/C repair cost 14. I checked with my neighbor and friends and they told me the same story of 100$ reimbursement only or not covering the cost at all 15.i called SHW and asked them to cancel my service. they told me that there will be 75$ cancellation fees WTH 16. They tried to retain me by saying that they will do better in next issue LOL so if you have fallen for their service and reading this then I would suggest to do below 1. write reviews in as many place so that people can be made aware of this scam 2. dispute charge with credit card company as they are doing false advertising. let the credit card investigate and made aware of malpractice of this company 3. I am writing a complaint to FTC so please do that as well 4. They know that 99% of the people are busy in their life and won't write to FTC or review 5. That's why they make money because it is a win-win situation for them. if you don't get any issue for a year then they make money. if you get an issue then they make money by not paying you and knowing that you won't complain. 6.it is 500$ average for an year per user. but with so many new home buyer they are raking in millions with this scam 7. because they know there won't be any returning customer so they are just preying on new home buyer so don't go by just the reviews. do some due diligence at a personal level as well. If you can find one person with any home warranty(not just SHW) with a positive review then go with that. otherwise I will suggest saving the money for warranty in an account and use it for your repair. In that way you will have a lot more mental peace.

If only I could give zero or negative stars, I would. I got this warranty in spring 2020 and I thought I was in good hands. The first thing that happened was about six months later, I called because my clothes dryer was acting up, and a very rude person was assigned to me. Told me that I was not covered because I hadn't kept up the annual maintenance on the appliance. NOT TRUE - I did keep up the maintenance, and, if you examine the contract, SHW supposedly does NOT require annual maintenance. Finally gave up with SHW when the dryer quit acting up. Two weeks ago, it started acting up again. Still waiting for service, and the service people hang up on me the minute they hear Select Home Warranty. We shall see what happens........

The worst company i have ever dealt with. I have had a select home warranty insurance policy for over a year and just had to file my first claim as my microwave stopped working. Instead of having someone come out to assess the issue, I received an email stating that I would only be reimbursed $95 and it was their prerogative to do so as stated in their contract. "In lieu of replacing a system or appliance that is deemed irreparable or it is not cost effective to repair, said determination being made by Select, Select may choose to pay a cash settlement for the irreparable component of the system or appliance. Select is not responsible for installation. The cash settlement shall be in an amount not to exceed the depreciated value of the component/appliance being replaced;" How can they deem it irreparable or not cost effective to repair if no one even came out to take a look? My claim simply said "Microwave will not turn on." I purchased appliance insurance thinking that if my appliance breaks, they will either repair or replace it with one of similar value. However, it's more convenient for them to calculate the depreciated value of my appliances and pay a fraction of what I need to fix or replace it. I was never informed of this clause and was completely misled. This is 100% a scam and I will be forced to pay at least $300 out of pocket plus installation fees. I will be cancelling this policy ASAP and hope that this review helps to warn others from falling into this trap.

When I originally sign up representative didn’t send my contract information over as agreed. I make a claim 2 weeks later no response I call then they assign the claim the contractor finally came he diagnosed the problem said it was approved but I need to make the full payment and select home warranty will send me a check out I call select home warranty they said they never received anything finally I received an email saying it was something else other than what the contractor told me at first so now it is not covered. It’s all a scam and was very unprofessional because the contractor state they have problems receiving payment from the warranty company so they let customers pay then warranty pay the customers back

The worse home warranty company. I would rate this company ZERO. Please do not waste your money. The deny most claims without even dispatching contractors. Dishonest sales representative sold me a “3 year- VIP comprehensive” plan. They do not even cover the most basic home appliances. They sound polite in he phone but just keep denying claims and all they do offer apologies. No integrity. I even emailed and sent a letter to their owner/ CEO. I receive no response except silence. I have been using home advisor for most repairs. Shame on select company entering clients into deceptive contracts then I have to call handymen and home advisor for repairs. Please do not trust their deceptive ratings.

Worst scam home warranty company out there. Just ask them to sent anything they offer in a written email. (Not a link). They won’t do it because they will not hold up any of there deals. They will repair what ever is broken with at best a bandage and never like kind replacement. They words were “it is not cost effective to replace things with the same device or unit. There is always a creeper way. “ I had a google learning thermostat and a train A/c. They band aided the ac after it was struck by lightning and replaced my smart thermostat with an analog thermostat. After calling the Indian support center many times and getting ran in circles they ask me to show them where in the contract it said they would replace anything. I went to the email they sent with the contract and the link did not exist any more.

Whole warrenty program is a HUGE SCAM! Nothing is covered. Poor customer service. Forget trying to get a manager. I bought the platinum plan. Tub was leaking the technician couldn't find the leak and cut through ceiling, which cost a lot extra. To find out one of my knobs just needed to be tightened and I had to hire someone else to fix the ceiling. Front door light stopped working, but wasn't covered by the plan bc the light was outside my front door. Freezer was leaking into fridge, repairman didn't fix it the first time. Its been over a month and I am still waiting for it to be fixed. Oven stopped working and they couldn't fix it. Never replaced it. They only have me $100 towards a new oven, since it was 7 years old.

This company is a SCAM. Save yourself money, and don't get a warranty from them. My furnace went out and they refused to let my service provider fix it until they "researched the parts". It took a MONTH. I had to sleep in a freezing cold house for a month so they could research parts. I called multiple times a day and would only get told "give us another business day or 2". I finally got someone on the phone that said they couldn't research the parts because they didn't have the part number. When I asked why, they said " oh, we just haven't called and asked for it yet". They do this on purpose to try to get you to go ahead and pay for the service so that they don't have to reimburse you. In the end, they didn't even cover the entire fix, and I had to pay extra. I have been trying to cancel my policy and get a prorated refund, but they have so many "fees and deductions" that I'm only getting 35% back from a 5 year contract that I only had for 1 year.

Select will find something in your claim in order to deny it. In my experience - every time. 1. Dishwasher broke down. Select stated they cannot find anybody to fix it, and that I should look on my own. I also could not find a service provider. Select did not offer to replace the dishwasher. 2. AC broke down. Select sent a tech who stayed by the outside unit for a minute and then said there is a Freon leak. No troubleshooting whatsoever. Select stated they do not cover leaks. Hired a separate contractor to troubleshoot, they found a couple components in a need to be replaced. Select did not offer help, stating claim has already been declined. Cancelled the policy. Beware: there is a USD 75 cancellation fee...

If I could give them a zero star I would. I have had a couple interactions with this company and not a single one was positive. We had an issue with our dishwasher and they tried to send out a technician, but his BBB reviews said he takes your and never completes the work. We called SHW and refused the technician. They then rescheduled the same guy. We then refused him again and after a week we had to higher our own guy. This last time our how water heater stopped working. We called and they asked if it was leaking , we said no. Two and half days later then couldn’t find a technician and their hot water heater started leaking. I called and they said they were still Loki g for a tech. Another day later I had to hire my own guy again. He said it now has a crack so it needs to be replaced. 24 hours later SHW denied our claim since it was leaking. This company has horrible customer services and has no technician available.

DO NOT! I REPET, DO NOT USE THIS COMPANY! I purchased the full 5 year plan thinking I would be covered for anything, like the very enthusiastic salesman said (eyes rolling). NOPE! first claim was to fix my icemaker - no sorry that's not part of your platinum coverage? Really? I gave them my model number of my fridge to make sure it was all covered! still a NO... Second claim try,, microwave went out. It's a $400 built in microwave that they said isn't worth repairing and they cannot replace it because it's too old so the gave me $95 towards a new one? HA-HA, laughable at best! I was so frustrated I asked for a refund of my policy and then for the last slap in the face, $75 to cancel and it's prorated, and a few more things they subtract I could barley get my money back! DO NOT USE THIS SCAM OF A PLACE!

A Waste of Time and Hard-Earned Money I recently called Select Home Warranty to submit a claim for a tankless water heater issue which was supposed to be covered, based upon the policy options selected. A day after submitting the claim, I received an email informing me that they weren't able to find a plumber to work on tankless water heaters. I called Select Home Warranty again and I was told that I could call a local plumber, and I would be reimbursed for the service call by simply emailing them a copy of the invoice with their diagnostic repair recommendations. I easily found a local plumbing company who was certified by Navien, the brand of tankless water heater installed on the property. The local plumber went out the following day and promptly found the issue to be a wiring problem, and they sent me an invoice for $150 outlining the problem found. I then forwarded that diagnostic inspection invoice for $150 by email to Select Home Warranty, and I was promptly told that the warranty policy didn't include wiring, so they refused to fix the issue with the tankless water heater's and they also refused to pay the diagnostic inspection invoice as originally promised because the problem wasn't covered. To add insult to injury, they wanted me to pay a $75 service fee for filing a claim in the first part, despite the fact that they did nothing for me. Had Select Home Warranty sent their own vendor plumber out to diagnose the problem, I probably would have been fine with their denial to fix it. I take issue with the fact that I was asked to call my own plumber, and I was promised by the person I talked to from Select Home Warranty that I would be reimbursed for that diagnostic service call if I arranged it. Select Home Warranty did nothing but waste my time, lie to me, deny reimbursement, deny to the fix the problem, and then had the nerve to ask me for $75 for their own service fee. The did nothing for me and deserve nothing from me. For those who are currently shopping for a home warranty, I would advise you to shop elsewhere. Select Home Warranty is a waste of your time and hard-earned money.

Select Home Warranty is the worst company that I've ever dealt with. The same people answer the phone but give different names. They refuse to pay for any large item and will just keep canceling your claim for bogus reasons. My boiler claim was turned into a hot water heater leak and canceled. Called back and said its not a HW leak, it's the boiler not working. They then canceled it for an AC Condensation leak. Again told them it was for a boiler and you haven't sent anyone out to even look at it. They refuse to look at or pay my BOILER claim. I've reported them to consumer affairs. Now they won't refund my remaining premiums if I cancel the policy!! Do not do business with them!!!!

Have had SHW since April 2021 and have filed 2 separate Claims with them. Each Claim I had to find my own plumber as they were not able to find one for me. The representatives are located outside of the US, but are very courteous. They are strictly “by the book” in all they do. There were “communications issues” each time I had to contact them. The second Claim, I was on hold for 45 minutes waiting on an Authorization before deciding not to hold up the plumber any longer, hanging up the phone and letting him go. If your looking for a “smooth claim process”. I wouldn’t consider SHW.

This is an unethical organization that works extremely hard to disqualify policyholders from coverage. The name "Select" comes from the fact that they are extremely "selective" about what they cover. Upon returning home to a broken water heater, I called their customer service and was asked questions about the situation. My water heater was swollen and cracked and water was coming out. The agent over the phone asked if the unit was "leaking" and I said "I am not a plumber who can diagnose this situation, but yes, water is leaking out of the unit." I was then informed that Select Home Warranty does not cover "leaks" and my claim was closed. After speaking to a different representative about the misunderstanding, they told me to "hire your own plumber to fix the problem and have them send a report." After doing so, I was informed that my new claim was disqualified because the plumber was not approved by them beforehand. I was never told on the phone to get their approval beforehand...I guess they'd just assumed I'd hired a lawyer to scour their policy terms and find the fine print about prior authorization. The fact is, a policy from this company is functionally worthless. You will not get your money's worth because they are extremely effective at getting themselves off the hook. There are so many exceptions hidden in their terms that it is nearly impossible to get them to pay out for legitimate claims. Their methods are very deceptive and I'm not sure under what circumstances they would actually replace a broken water heater. Please think twice about purchasing a home warranty from Select.

If you're considering a Home warranty. Please DO NOT choose Select Home warranty. This company is a total rip-off. Save your money. I wish I had read the ratings before I took this warranty out for 3yrs. They take days to find a contractor and most are not reliable. Besides that SHW find any and every way not to cover your claim. The max you will receive for a claim is $150 if anything at all. I selected this warranty because of price and a smooth talking sales agent. BEWARE!!!! they are trained to get your business.. I had American Home Shield in the past for years and did not experience any of these problems. So its worth investing a little more in order to receive better service. Also, when trying to cancel your contract, they find ways to deplete the money that was paid into it. If I could rate them a 0, I would. Warning: People don't be delude like I was, look else where.

So far I have placed three claims and every of them was DENIED. I purchased for $1200 3 years of coverage at the highest rate of coverage & with the lowest service fee. The electric light switches for my garage: both inside and outside were not working properly and that was DENIED because according to them, the garage is not part of the everyday living space. I also had to have a separate claim for my garage door opener. Now that one they told me that they contacted a repairman about 50 miles away from me. I told them that I didn't hear from anyone and what about their policy of using locally based repair companies. I'm sorry to say they dropped the ball on that claim also, as I'm still waiting to hear from a local repairman. Two weeks after I put a claim in for my kitchen sink leaking from underneath onto the cabinet wall & flooring,I had to contact them again. I was so upset when I heard the words "we sent a email explaining why we DENIED your claim......." They would NOT send me anything on paper, including the policy! EVERYTHING that I ASKED & PAID for resulted in ABSOLUTELY NOTHING BEING DONE. I am contacting THE BETTER BUSINESS BUREAU & YELP because I truly feel as if I was SCAMMED. Hopefully they will reimburse me for the last year of my policy that has not been used. I have always had a Home Warranty service for EVERY home that I have owned since 1978, It's NOT like I was expecting to receive service that I did not pay for.. In actuality what I DID PAY for was TWO (2) YEARS of DENIED CLAIMS. & INCREASED AGITATION.

I wish I could have given them ZERO as a Rating, they Earned it! In one word Ineptitude basically sums everything up. If they were the Bubonic Plague, I'd be running as fast as I could to avoid them at ALL costs. I submitted a claim for a Dishwasher, they attempted to have it fixed, but the repairman advised that it would cost more than the value of the unit and recommended the unit be replace. After a long period of time and receiving many emails that they would be getting back to me in the next 24-48 hours, it was weeks. Finally they advised that they were willing to pay the value, but before they would consider making that payment I had to produce a purchase receipt. The problem is that I'm selling the property and won't have the receipt, as it would be replaced by the new owner. I am giving the new owner a credit to compensate for the replacement of the dishwasher. They could care less, as they state there is no room to deviate from their "scripted" policy. All you get are suppose to be Customer Service individuals, but there is just so much "I'm sorry", "I understand" you can take. I finally asked to speak with any individual with a Title and who has the Ultimate Authority, they fought me on giving me to someone that could better understand the problem. I get a "manager" and when he refuses to handle the problem, I ask for his supervisor, he tells me he doesn't have one. I may have been born at night, but it sure wasn't last night! This company has to be the worse company ever. In speaking with a friend, she advised she has American Home Warranty, with $0.00 deductible and their Customer Service agents listen and fix problems, not create bigger ones! As I stated, AVOID them like the plague or Covid-19!

This is a terrible company! The only time I have used them was to get a refrigerator repaired. The contractor never showed, and when I called Select Home Warranty for the repair company's direct number, they refused to give it to me and told me they would contact the company. At first they told me that the repair person was "on their way." Two hours later I contacted SHW and, after being put on hold for 15 minutes, they told me the contractor had informed them that I was not at home when they knocked--a complete lie because after the repairman contacted me himself he said that he had never been to my house and had never been contacted by SHW! The next day I tried to contact the Utah office to cancel my account, they put me on hold and never answered. No response to my email, either. Also, they apparently use a foreign call center because I could barely understand anyone I was able to talk with. AVOID AT ALL COSTS!!

WORST COMPANY EVER!!!!!! I buy the Insurance for 3 years and they don't covered anything. The first claim was for my dryer, after 3 weeks the technician never show up the company said they don't have a technician in my area. The claim closed and they don't fix it. My second claim, my water heater was 15-17 years old. It stop working and I call to open a Claim, again they don't have a technician in my area. They deny the claim but they never inspect the water heater. I'm insurance agent and I will never recommend this Insurance company with my clients or family. Is a waste of time and money.

My A/C unit went down on August 1st 2021 and this is in the middle of summer in 100+ daytime temps in AZ. I immediately called "Select" to have someone come and repair it. The local repair company that they chose was not able to show up the next day but showed up the day after. ( Not the local repair company's fault )  The kind repair man noted that a part had to be replaced to make the A/C work and told me that for him to replace it I would have to get approval from "Select Home Warranty", then to call him and schedule an appointment. When I called "Select", they said that it would take 24-48 hours for their team to approve a $269 part.  I was naturally upset and explained that time was of the essence especially since the temps where I live were in the 100's. There seemed to be no sign of urgency or concern on their end and the representative said that they had to follow policy ( total indifference ) They finally approved it after I had pleaded to various reps multiple times that day and the repair man showed up promptly the next morning. I was hoping for a resolution in the matter but the repair man found another bad part. Once again I went through the same torture with "Select" and they still had not approved the second part which by their admittance is fully covered under the warranty. It is now 9 DAYS since I have been living with a dead A/C unit with no resolution in sight. I finally got an email from them saying that they have mailed out the part that needs to be replaced and that once I get it, I would have to contact the service company to replace it. I called on August 9th 2021 to cancel my coverage and for a refund of the unused portion of my warranty. They immediately tried to talk me out of it and when I was clear that I wanted out, could not give me a straight answer on how much money would be refunded back. They also said it would take 24-48 hours for them to get back to me about the refund.  It has now been 5 days since I asked for a policy cancellation and I still have them calling me to continue with the policy with no cancellation confirmation even though I am fully entitled to a cancellation and refund of the unused portion of my policy.

This is the worst company I have ever dealt with! We had our home warranty for about 2 months and just wanted a toilet replaced and went through all of the steps to do so. They offered 40 to get it fixed so we decided having this warranty wasn't worth it if it can't even cover a toilet. We requested a refund and was told we would receive 400 back. They sent us a check for 126 dollars and stopped answering our phone calls to get an explanation. I would seriously suggest NEVER using this company as they're a scam to get people to pay them money and not pay let you use the insurance you pay for. Even the plumber who worked on our toilet told us they're the worst company and will do everything in their power to not help you get your items fixed. This place is essentially a money grab and I would never suggest anyone giving them your money. I am only giving them 1 star because the system won't let me give them 0.

Saw the reviews online and thought they would be great. One of the slowest, most disorganized, companies I have ever had the misfortune of dealing with. Our AC went out on Saturday, in TX in the middle of summer. Everything seemed fine, put in the claim and were told they would get us some ASAP. Get an email saying that it would be 48 hours, to find us a tech to come out, never told us 48 hours on the phone. Finally on Monday, tech comes out (horrible rating and guy was 1 hour and 40 minutes late). Says he'll send the paperwork to Warranty company. Next day, we call Select to make sure they have everything, get an email saying it would take 24-48 hours to review. On Tuesday, apparently one of our breakers in our main panel went bad. We called Select, we had NO POWER! They said they would make it urgent and get us someone today. Never got the claim email, called back and we were told it went to a specialist since they made a mistake and it would be good to go by end of day. All because they missed clicking some box. Explained what happened again. Told them to cancel that one and setup another one. We were told it would be about an hour to two hours but they would get someone. 4 hours later, nothing. Called and then they finally offered for us to hire someone, and they would reimburse, but they had to authorize it, we told them the time frame, and said the letter they sent says we need to call by a certain time but the appointment is after that time. We were told that was fine, that someone would be there to authorize it. Call, oh, no one was there to authorize. So we risk eating the cost of this but take the risk since we need power. Wednesday, call and find out that the Tech that had seen to our AC (the guy they sent that was 1 hour and 40 minutes late), only send photos, never sent the rest of the paperwork, or so Select says since the AC company told us that he can’t move on to his next job without sending the paper work. The tech is contacted and paperwork is sent, but the 24-48 hour timer is RESET! When we were coming to the last few minutes of the 48 hours window (the last one), we called to ask what was going on. We are told they need to find out pricing for a compressor which was the delay. Then after getting off the phone, we get an email asking for maintenance records and pictures. We had JUST got off the phone with them and no one had mentioned this. Call again, we explain we’ve only lived here 1 year and just signed a contract with them last month, we didn’t know we needed maintenance records, no one mentioned it. Find out they need 3 years worth of records, even those from the previous owners, who we never even met and have no way to contact. While on the phone though my husband goes and takes the pictures needed and sends them. Again, 24-48 hours window is restarted. My husband is told to call back and they may be able to give us an answer in a bit. Call again, had a VERY rude rep that told us we just have to wait. Asked for a manager, get told there is no manager there, not no manager available, but none there. Both my husband and I have worked in call centers, there is almost always a manager. After a while, my husband hangs up and calls again. Asks for a manager and within 5 minutes, has one. Explains that this is not the first time being lied to. Still no answer, and the authorization department has closed for the day. We are told they would be there on SATURDAY, they could APPROVE IT SATURDAY! So we call on Saturday, they can’t because it takes a supervisor to approve since it’s AC and there isn’t one available for approvals. We get asked to give them until Monday. Monday they turned around and sent us an email saying they would only send us up to 150 for reimbursement, we’ve lost out on the 75 we paid to have someone come and look at it. Why are they only doing only 150? Because we don’t have 3 years worth of maintenance records. Because we're never told we needed to have these records when signing up, we were never told we had set windows to determine how much is covered here and there. And we had a manager say, that’s how ALL insurance companies do it. My husband and I work/worked insurance, no it isn’t. You sign up for coverage, that's your coverage. And this isn’t an insurance company, IT’S A WARRANTY COMPANY!!!!!!!!!!! Insurance company you don’t have to show, well I had it cleaned here and there, and the previous owners did this. This company will never call you back, never live up to their word and will without a doubt try and screw you over. We went OVER A WEEK IN TEXAS HEAT WITHOUT AC BECAUSE THIS COMPANY IS A SCAM. They could have told us on day 1, we can’t/won’t over the full repair, and I could have gotten it fixed a week ago, no instead Rep, supervisors, and managers, they draw it out over a week with lies about calling back and saying they will get it approved, and there are no manager here.

We bought a 5 year contract from this warranty company. Every time we tried to have them address an issue in our home, they delayed, denied or never returned our call. The final straw was with our refrigerator, it had a power surge due to an electrical company fixing a transformer and blew the fridge's invertor control unit. We called this terrible home warranty and they said they could not get anyone there until 4 weeks!!! We called back 6 times and was finally assigned another repair company that told us it would be 3 weeks! We said no, and called back Select home warranty and explained the issue. They told us we could look on our own but get approval before any work is completed. We called around and the 1st company we called was able to come out the next night at 530pm. They arrived at 6pm, had the part and called Select home warranty to approve the repair BUT select home warranty authorization dept. closed (9am-7pm EST). So instead of having this repair company come back (if they even could) they repaired it. Now Select home warranty will not reimburse us for the $450 repair bill! They agreed that the bill is concurrent with this type of repair, however since we didn't speak to anyone (they were closed) they are denying our claim. Please, Please do NOT use this company... I have owned 6 homes and had home warranty's with all, and this company, by far, is the absolute worst one ever. They constantly lie, delay and deny.

DO NOT USE THIS COMPANY! I told them that all appliances came with the home. The person I was speaking to told me that would not be a problem as well as the contract that I signed. A couple of months later, the stove quick working. Service tech came out, paid him service fee. Waited another couple of weeks before they finally got back to me and told me that they would not cover the service due to lack of maintenance. For as old as the stove was(around 10 years minimum)it was super clean. We ended up going 2 months without a stove and out over $300 that could have went towards the purchase of a new stove.

Very pushy rude sales people. Finally spoke with a decent one and filed a home warranty case in the timeframe allotted on the contract. Now here's how it's been going: 1. Claim filed within contract agreement for an urgent emergency AC unit in the summer and I called customer service to get a call back about the claim because the wait was so long "due to COVID" 2. Never received a call back, instead, after hours passed they send a rude dismissive email and asked me to call yet again. "We do need to speak with you, please call us at 1-855 267 3532 Prompt 5 for our claims department." 3. Called and found out they had a billing issue, so did need to speak with me, my payment processed and billing said that they were to have technicians contact me in 1 to 2 days for service 4. Never received any word from them after 2 days 5. Called and found out claim was denied because billing requested a "5 day wait period please" which would make the claim ineligible for coverage 6. Billing lied to me, I recorded the call, and select home warranty changed the terms and conditions without notification to me 7. Claims said they would no longer cover the unit because it's considered a pre existing issue after the 5 day wait period 8. "I can try" to file a new claim and "see what would happen" was their advice 9. No apology on their behalf of grossly breaching contract with deceptive business practices All the positive reviews are absolute lies. Do not do business with them.

I purchased a 3 year policy in Apr 2020. My first claims open in May 2021 about a cloth dryer. I was told parts will be ordered and delivered on June 15. On June 13, I was informed parts are delayed and won't be in till end of June or beginning of July. Yesterday (June 30), I get a call and was informed parts they ordered was wrong. Meanwhile they don't know what part to order, therefore, a second on site diagnose is needed and they booked us again for next Tuesday 1-5pm. This is already sounds ridiculous enough. After almost 2 months wait, we are back to where we started and I hope there is not another trade call fee for this second visit. My second claim is opened on June 18 about AC. Same house. Tenant mentioned AC does not producing cold air. It is over 100 degrees daily in CA. Select's AC partner company was out there on 22nd and quoted about $500 to fix it on that visit. Select Home Warranty declined their request, send them home and told me on the 24th that ' parts are being ordered and will be delivered in 3-5 business day'. On June 29, which is the 5th business, of cause, no parts come. I called, asking for a tracking# , no one can provide. I ask when parts will be in. no one knows. I asked when this issue will be solved, no one knows. I called the AC company directly and find out they have the parts and they could have fixed it right then. I called more than 5 times talk to different rep in your company, asking for approval of the $500 quote so the AC company can come out anytime do the work. No one has the power to authorize it. I ask for someone who has the power, no one would forward my request. The last person I talked with is Ron, supposedly he is a higher rank of customer service. He told me yesterday he will take care of it (June 30) and will get back to me within the same day. But that, again, turns out to be another lie. No call, no follow up, nothing back. I called his extension, left voicemail, I called him again, both times the phone just goes to voicemail directly. The third time I was able to talk to him, but he tells me information that I already knew: 'the parts are being ordered, please wait for the parts to come'. So I trusted him yesterday, thinking he will take of it, turns out that's another trick this company plays just to push me off the table one more day... Now based on my experience with the dryer parts, I figured out the ' ordering part lead to an endless waiting for part to come yet part never will come, and when dates approaching, someone will say parts ordered were wrong now we need reorder so we go back to the starting point ' is a great cycle of avoid taking care of the issue. After repeating the 'ordering part' trick to the same client - me, I started to see their practice pattern is about how to push the matter into a infinite wait without clearly stating: we are just not gona do it. Till today, Select Home Warranty is stil playing the 'wait for part' game, even their own AC partner has the part and could fix it anytime. Honestly if the part finally come in December, who is gona need AC then anyways. Ron told me today that the parts will come tomorrow. I asked for a tracking#, again, he doesn't have it. I asked if you don't even have a tracking#, how you know the parts will come tomorrow. He said I trust my college who told me so. ok, that's what I was told on the 24th, But when time pass by, fact proves it is just a lie on top of another lie. I recall once trying to get a quote on their website, and more than 10 different sales person called me day after day, trying to sell me a policy. How about, get rid off the 9 out of 10 sales person, use the funds and staff to keep promises, repair whenever needed in a timely manner, to avoid lies and fraud, to build a reputation? I assert everything I type here is true and based on facts of what has happened.

The sales representative completely misrepresented what was in the contract. He said the appliances will be replaced for free and all I had to pay was the service fee. I have been with them for over a year with no previous claims. Now my garbage disposal need to be replaced and they're only going to pay for one based on the depreciated value of the disposal, which I have to shop and pay for then be reimbursed and I also have to pay for the installation because apparently it is not covered. The entire premise of a home warranty is so one doesn't have to come out of pocket to pay the expenses other than the service fee. Select Home Warranty has failed to meet these expectations. Do not trust what they tell you, read your contract or you will be screwed. I'm cancelling my warranty and will not recommend then to anyone. Why have them if I have to do all the work to replace my garbage disposal?

Overall, it is a sham. They sell memberships and follow up with delay tactics to try to keep you from canceling... Without every really providing much service. I recently bought a 3 1/2 year “platinum” warranty to cover 7 homes and rentals. The sales person lied to me to get interested in buying the contracts. He told me — with a “platinum package” all repairs will be done by a professional tech or items would be replaced, up to $500 per appliance or $5,000 per major component. So far (6 months) they have denied 2 claims, repaired and completed one claim, and we have a half dozen others that are not complete. 1 item broke down within the first 30 days. You pay for the service. You have service. That first month counts as part of your contract. You just can’t ask for them to do anything. Which means, for example, if you buy a year contract, you only have an 11-month contract, because the first month is not usable even though they bill you for it. I have 3 tenants who have been waiting 6 months for repairs. If you can get a tech they pick to show up, they do not know what they are doing. Every single one of them, from several different companies, have shown up with wrong parts, not enough parts, not enough tools, not on time or not at all and never called. This has happened a dozen times between all the homes. After 12 appointments at two different homes, techs show up with the wrong parts twice, and the machines still aren’t fixed at either home. One was watching YouTube videos to repair a washer. The warranty company decided to replace a washer, but someone who knew what they were doing could probably fix it. I am expecting $500 and a replacement. Now I find I have to go shop for the washer, I have to pay for installation and I have it delivered. AND - Select Home Warranty is only going to pay for what THEY feel the old, dead machine is worth, which was $200… after I paid $60 for service call on a tech who watches YouTube as a training guide. The cheapest clothes washer is $600 and I got a total of $140 to replace a machine which is probably fixable. At another house, a ceiling fan went out. Supposed to be covered. Was told they aren’t fixing it and I have to do all the work to replace the fan and send in the receipt to get up to $100 - not $500. That was in December and I still have not seen that check. Every single time I need a repair done, the contractor or the warranty company calls the wrong person. It does not matter who you tell them who to call, they get it wrong EVERY time. I have been on the phone with two different “managers,” both of which swear this experience is not normal and they are going to look into it and call me back. No one ever follows up or calls back. I asked several times about canceling and getting a refund and they keep changing the subject, saying they are going to help me. I could not get a straight answer out of these “managers” about why I was told the appliances would be replaced by them and I would get up to $500… And no one will answer the question. They just dance around it, saying they will try to get me approved for more, which still has not happened.

BEWARE The following is a condensed list of what Select Home Warranty (SHW) contract and brochure states as it related to my claims. All of what is below is verbatim (minus notes I provide from my experience) from the contract they provided to me. It should be noted, I bought an older home, and upon contacting SHW, I was Promised that all my older appliances, HVAC, Electrical, Plumbing etc. systems would be Fully Covered. If you like having to wait days, or in one of my claims, over a month, for repairs, and being lied to constantly, choose this company. (BEWARE. BEWARE. BEWARE.) “We assign a local repair professional With the industry's largest service contractor network, you never have to guess who to call for repairs – we do it for you”. (This is a LIE. On several occasions I have submitted a claim, and had to wait for their response, only to be advised to call them. Upon calling, I was advised they could not find a local repairman, and to find my own. They prolong your repairs with emails, run arounds, and lies.) “Your covered item is repaired or replaced Simple as that. Get back to your life without the worry of what breakdown may be on the horizon. Please review your contract carefully for limitations and exclusions.” (They have Never replaced any appliance or system for me. They have only allowed repairs, and they have Never paid for any repair over $250.) (This is my contract plan, which is the most expensive and longest period covered that they offer.) “Amount/Payment $1,750.00. Subtotal $1,750.00. Sales Tax $0.00 Total Price $1,750.00. Service Call Fee $45.00. Coverage Plan - Platinum Care Type of Home Single Family Size of Home Months Free Under 5000 Square Feet. 6 Months Notes Includes: Plumbing Stoppage:  Plumbing System:  Dishwasher:  Clothes Washer:  Refrigerator:  Clothes Dryer:  Heating System:  Stove/Oven:  Ductwork:  Water Heater:  Microwave Oven(Built In):  Garage Door Opener:  Garbage Disposal:  Cooktop:  A/C Cooling:  Electrical System:  Ceiling Fan:  Optional Coverage Selected: - Roof Leak” _________________________________________________________________ “ • My home system and appliances are old. Does that matter to Select? No, the age of a home or its systems and appliances does not matter to Select. We cover items that are in good working condition at the time you purchase the plan and properly maintained. Plus, Select covers all makes and models of appliances and systems. • Is there a limit to the number of repairs Select covers? No, Select Home Warranty allows an unlimited number of covered repairs.” (This is a LIE. I had 2 separate plumbing issues and submitted claims. After the second one, I was advised that they will only cover $300 or less each year. I could never find this anywhere in the contract other than where it says repair coverage determined by SHW. So They determine if and how much they will cover, and not specified in the contract.) “Systems Covered. This agreement covers the following systems: 6.3.1. Plumbing System. This Agreement covers the following plumbing system components: (i) line leaks in water, drain, waste or vent lines not caused by damage resulting from freezing or from roots; (ii) line breaks in water, drain, waste or vent lines not caused by damage resulting from freezing or from roots; (iii)toilet bowls; (iv) toilet tanks; (v) toilet flushing mechanisms; (vi) angle stops; (vii) risers; 6.3.3. Heating System. This Agreement covers ALL module, components and parts of the heating system necessary to the functionality of the heating system. This Agreement covers the primary heating system of the covered home. (i) Condensor Fan motors; (ii) compressors; (iii) condensers; and (iv)thermostats (v)Capacitors (vi)relays (vii)Contactors (viii)pressure switch (ix)thermistor (x) cut in switches (xi) transformers (xii) inducer motors (xiii) defrost boards (xiv) Blower motors Excluded: solar heating systems or zone systems or wall units or the components thereof, (i) air cleaners; (ii) humidifiers;(iii) flues; (iv) coils; (v) heat exchanger;(vi) geothermal heating/cooling units; 6.3.4. Electrical. This Agreement covers the following electrical system components: (i) wiring; (ii) service panels; (iii) subpanels (iv) switches; (iv) breakers; (v) outlets; (vi) junction boxes; (vii) ground fault interrupters; This Agreement does not cover damage to the electrical system caused by flood, fire, water, rust. This Agreement does NOT cover the following list of modules, components and parts relating to the electrical system: (i) fixtures; (ii) inadequate wiring capacity; (iii) attic/exhaust fans; (iv) damage caused by a power surge; (v) damage caused by a power failure(vi)wire tracing;” (This is a LIE. I had my electrical control panel burn out and needed the whole thing replaced, as well as breakers. All of which is mentioned as Covered above. The total cost to replace was $5,700. They stated they would only pay $250……Yes, that’s right only $250.) “6.4.4. Well Pump. This Agreement covers all components of well pump, provided the well is the primary water source to the covered home. Excluded: (i)holding and storage tanks; (ii) piping or electrical lines (iii) booster pumps;” (This is a LIE. I contacted them and advised this was my only source of water for my residence, and they stated this would be a separate option that I’d have to pay in addition to my 5 year plan.) “8. Select's Option. Select shall have the sole and exclusive option to: i. Select the Independent service technician to perform repair and/or replacement services; ii. In the event a covered system or appliance is deemed irreparable or it is not cost effective to repair, Select may replace the system or appliance with a system or appliance of like capacity, the price of which shall not exceed the depreciated value of the system or appliance being replaced; 9. Exclusions to Coverage. 9.1. Exclusions Generally. The following is a list of systems and/or appliances that are NOT covered by this Agreement. In the event this paragraph conflicts with any other provisions in this Agreement, this paragraph shall be controlling. 9.1.2. This Agreement does not cover any systems or appliances that have had previous repair or that require repair as a result of improper installation, previous repair, damage caused by any construction activity, improper wiring, inadequate or lack of capacity, power failures, power surges, overloads, missing parts, failure to properly maintain, failure to properly clean, neglect, misuse, corrosion, rust, sediment and any modification to the system or appliance. You are responsible for providing annual maintenance and cleaning by a licensed technician on covered items to ensure continued coverage on such items. Select reserves the right to request prior years (3) maintenance records and/or pictures, without proper maintenance records and pictures the maximum payout on any system/appliance is upto $150.00. For example: heating and a/c systems require periodic cleaning and/or replacement of filters and cleaning of evaporator and condenser coils. Water heaters require periodic flushing. This policy covers mechanical breakdowns, it does not cover shelves, door handles, doors, hinges, knobs and buttons, door seals, freon, damage caused by freon leak, displays, latches, timers, leveling equipment, clogged drains or lines, cosmetic issues, gaskets, leak searches, lights, noise, refrigerants, valves, dispensers,installation, electrical failures, upgrades. 10. Select's Liability. 10.1. Dimensions, Brand and Color, Limits. Select will not be responsible for matching a system or appliances color, brand, or dimensions and only is responsible for repairing and/or replacing systems or appliances of similar capacity and efficiency. The following guidelines will be implemented to provide a repair/replacement allowance. For heating or cooling equipment (hvac),the repair/replacement allowance is $2000. For appliances, plumbing and electrical(non-heating or cooling) the repair/replacement allowance is $500. For additional coverage options the repair/replacement allowance is $400. If Freon coverage is selected as an option the limit is $200.Furthermore you agree that during the first 30 days of coverage, no coverage will be provided for replacement of entire systems or appliances of Evaporator Coils, condenser coils. Compressors, control boards, motors of any kind.” Cancelation: “iv. Upon mutual agreement between You and Select. In the event Select agrees to allow You to cancel after the thirtieth day, the You shall be entitled to a pro rata refund of payments made regarding Your home warranty coverage for the remaining term, less an administrative fee and any service costs incurred by Select. 13.2. Cancellation by You. After the Free Look period, you may receive a refund pro-rated at the non-discounted annual plan cost. A $25 administrative fee will be charged and any service costs incurred by Select Home Warranty.” (This is a LIE. I called to cancel, and they stated my contract listed cancellation at $75, minus pro-rated amount, THEN stated that they also subtracted Any payments they made to repairs I’d incurred since having the policy, therefore I would Not receive Any money back if I cancelled. So they suggested I keep the plan, and if I did, they would give me one free call out fee {a whopping $45}.) “15. Arbitration. Any disputes resulting from this Agreement or any dispute resulting to Select's home warranty service shall be construed and enforced under the laws of the State of New Jersey.”
