Worst home warranty company ever! It’s always a lose/win with Select Home Warranty. They will not cancel your account even if you beg them and they continue to try to charge you bank account even though you have called and provided written notice to cancel your policy since their claims may be approved, but there is stipulation that minimizes the coverage so they don’t cover the claim satisfactorily leaving the client feeling screwed. The customer may have paid for 24 months on the policy, but Select Home Warranty ends up only cover a partial on the claim.

Do not use this company. I have several rentals and thought I would try Select Home Warranty on a property I rent out in NC, as they are cheaper than most Home Warranty companies. But you PAY for what you get. Their customer service is atrocious, and they never call you back or have anything meaningful or helpful guidance. I placed a call into SHM on Thursday 11/14 via the portal and then waited over 24hrs for anyone to respond to my phone call I placed after the initial claim. Once I finally got hold of someone, they gave me no help and as my claim was an electrical outage at the property, I told them there are two young kids at the property, but all they said was I will receive a call or an email when they find a licensed contractor. Never got a call and Finally got the email on Friday 11/15 and it basically stated, they could not find a local company and I had to find one. I then rang around on Saturday morning and found a local company that could be at the house on Monday AM. So I scheduled the Electrical company. Strange it took me 10 mins and a large HW company could not find one.,, Monday morning came around and the Electrical company found the issue and quoted me for the work, which was only under $400 dollars. I then (due to the SHM policy) had to call SHW and get the amount approved. I got on the call with the agent, and they said at this time they will transfer me to the claim approval team. Got transferred and was on hold for 15 mins and at the end they gave me an auto option for a call back, so I went with that option as the Electrical company was waiting. I had the electrical company leave, but confirmed I needed to work at the house by 12pm, as there are two small kids and its winter, and the house is in NC. After 2hrs no call back from SHW so I got hold of the Electrical company and had the guy come back and do the work. I still did not hear anything and called SHW but the agent I spoke to did not have an idea what I was talking about, and I could not understand them as the SHW is not in the USA. So, I emailed SHW and told them I approved the work as it was a dangerous electrical issue and sent them the invoice. 24 hrs later I received an email back stating that they will not be approving my claim or issuing me the money I paid back via a check. So, I contacted SHW, and they have flat out refused to honor the money I paid for the electrical work at the company. Plus, still waiting for that last call back from SHW management!!!! AGAIN.....DO NOT USE THIS COMPANY

What a total waste of time and money! When we purchased our home 11 months ago we bought a home warranty as part of sales contract. We filed a claim for a plumbing back up and they sent someone to take care of it, that was the one and only time it went well. The next time was for my Electrolux Induction Cooktop. The elements were occasionally not working so we filed a claim. They came out and because I couldn’t make it act up while he was here he left. Before leaving he said that with the induction cooktops that there’s no fixing it. If something fails then the entire thing has to be replaced and his manager hates paying for a replacement because they’re so expensive. About 2 weeks ago our microwave went out so I filed a claim. I answered their questions and said it was a Kitchenaid built in that I assume was 7 years old based on manufacturer date but no clue when it was purchased or installed. They sent an email and said that it would cost more to fix it than what it’s worth. They said that my only option is to buy a new one and once I can show proof that I replaced it I can send a receipt and they will pay me $95. They are offering me $95 for a $900 microwave. Two days ago our AC froze up so we filed a claim. The tech showed up and said the Freon was low and he needed to talk to Select to see if they would pay for a dye test for a leak. Of course they said no and the tech said Select would be in touch with our options. They emailed and said that they don’t cover Freon leaks. They don’t pay for Freon leaks or a dye test, so what do they pay for? Again, another $75 wasted. Why would you send someone out to charge us a fee if you weren’t going to cover it?

The “customer service” personnel do not hear their clients or callers. Soon after signing up, I changed my mind but was unable to get the company to cancel my policy. A year later, when I had a need, they had no service providers in my area (East Texas). I had to find my own repair company. The time the tech had to wait for a warranty coverage decision cost me an extra $125 for a claim that was denied because the part was not specifically mentioned in the covered list. Fast forward only a few months, I had another claim. I spoke to a manager who said he would ensure improved service. I got permission to preemptively purchase the part (again they had no service provider in my area). I directed, I called the manager directly when the tech had confirmed the need to the part to be installed. He was unavailable. To avoid the extra charge for the tech to wait or cone back, I had him do the work. Select denied my claim because they didn’t pre-approve the work. No concern in their part that they aren’t available to pre-approve work. No concern that the added cost of their unavailability is borne by the policyholder, Save your money for future repairs. These companies are a rip off. Always finding ways to deny rather than approve claims. Not only are you wasting money with Select, you are increasing your blood pressure and frustration.

We signed on with Select Home Warranty in August of 2023. We have since then tried 3 different times to have a tech come to our home. They have given us fake companies. The phone numbers do not work for the companies provided, the addresses for the companies are either an empty lot or they do not even have a business address. The phone numbers for these companies are fake, one says to text only and the other rings and goes no where not even a voicemail. In addition, they will tell you the technicians in your area are “tied up” and cannot service you. We were told to find our own people but after finding out they too are terrible with paying claims we avoided that as we know our tech would never get paid. I’d also make note that they have had multiple lawsuits since 2020 and they have not paid any of their judgments. Even their employees on LinkedIn are fraudulent. One profile on LinkedIn was using a woman’s picture from her Facebook but she has not ever worked for SHW and lives in TX. Very sketchy profile for the COO and the CEO is non existent. Even better, once googling the multiple locations for this business, most of locations are again lots, for rent or no sign of their company around. All of this to say, this is a SCAM, I am not even sure how they are still in business.

I purchased this warranty in Nov of 23. I never received a policy. When I needed to use it I only had my cc stmnt to verify the company and phone. I nerver received anything from SHW, I called on Sun 7/28 10:51am to have an A/C repaired. I got a recording saying No one was available and would be contacted within 24 hrs. I then contacted a repair man. I had guests in the condo and it was 97 degrees outside. The repair man repaired the unit. It needed a new blower motor. SHW called me at 11:28am telling me someoe was schedueled to come out on 7/31. I informed them I had already had the repair done. I was told to submit the receipt and it would be reviewed. I received a call today denying the claim. Reason; it had not been approved. No one was around to answer a call nor was I informed it needed to be approved as I had no policy and no one answered their 24 hr claim dept.

I had home warranty policy from Select home warranty, and I recently requested a service to check on my home air conditioning. I was scheduled with a technician who seems to be an independent contractor. He scheduled a visit, but two days before the visit, he called and told me that he can come earlier if I pay in cash. Since I didn’t have cash with me that day, he refused to come. He came few days later and asked me to pay up front to look at the issue. After discussing the issue with Select home, the technician told me that the warrant doesn’t cover some aspect of the work, but he didn’t do anything else. The worst part is that I didn’t get any support from the customer service. When I decided to cancel the service, they wanted to help, and took a cancellation fee of $75 when I discontinued their service. Anyone looking for a home warranty service, run away from this company as they will not give you good service, but will take more money during the cancellation process.i would give them zero star if that was an option.

I recently had an extremely disappointing experience with Select Home Warranty and feel compelled to share my ordeal to prevent others from falling into the same trap. Depreciated Value Reimbursement When one of my home appliances broke down, I was initially relieved to have a home warranty with Select Home Warranty. However, I quickly learned that their promises are far from reality. They refused to reimburse the full cost of fixing my broken appliance simply because it was considered old. Instead, they offered only the depreciated value, which was nowhere near the actual repair cost. This left me with a significant out-of-pocket expense. High Technician Fees Adding insult to injury, the technician they sent charged exorbitant fees. Despite these high fees, Select Home Warranty would not reimburse any part of the technician's charges. It felt like I was paying double: once for the service call and again for the repairs that weren't adequately covered by the warranty. I did not use their technician due to the high cost and paid for someone else which is a lot cheaper. Difficult Cancellation Process When I decided to cancel my service out of sheer frustration, the process was a nightmare. It took days of repeated calls to different representatives, each one giving me the runaround. This constant back-and-forth wasted my time and only added to my anger and frustration. Withheld Reimbursement To make matters worse, I had a reimbursement pending processing before I decided to cancel. Once I finally managed to cancel the policy, Select Home Warranty refused to process any reimbursements that were due to me before the cancellation. This is completely unacceptable and feels like a deliberate tactic to avoid paying out claims. Conclusion In summary, Select Home Warranty is a scam. They fail to provide the coverage they promise, their processes are convoluted and time-consuming, and they will go to great lengths to avoid reimbursing you. Do not use this company ever. Save yourself the headache and choose a more reliable home warranty provider.

You guys are the worst home warranty company on planet earth. My wife and I brought our home in November 2022 and we purchased your service to give us peace of mind because the reviews seem good. It is 2 years in on a 5 year plan and this is the first time we are using your service because our refrigerator went out. We called the company you gave us to set up an appointment to get this fixed and they gave us an appointment a week out. We lost hundreds and hundreds of dollars of food and have medication that also need to be refrigerated. Not only did we lose massive amount of food we been living out of a cooler for the last week buying ice every day. The company that you gave us have no sense of urgency and scheduled out appointment for today, Monday, June 3 for a morning appointment and NO one is yet to show nor communicated with us to let us know what time they are coming. I will recommend to everyone under the sun not to use your services and by the way I am missing work because of our appointment that no one is yet to show. Buyer BEWARE! This warranty company is a SCAM! We needed a water heater replaced due to a leak, and igniter not staying lit. After having a tech come out and paying the service fee, the charge to replace was $2300. All acceptable and expected. What wasn't acceptable or expected is the $180 select home warranty is giving me to help pay for it. Not only that, but they seem to keep misplacing my emails with the invoice attached, delaying any compensation. So basically, if you have an item break on you, you will only get, what they claim, is the market value of the broken item. If you're water heater is 15 years old, and needs to be replaced, you will get the market value for a 15 year old water heater. Look elsewhere for home warranty coverage.

Several claims were denied because they were not covered. Fair enough though for one they never told me it was not covered. I had to call back asking the status to discover this minor detail. Both claims that were covered were problematic. In the first they wouldn't even tell me what my policy limits were for replacing an HVAC. Afterwards they asked for information multiple times. The same and more happened my kitchen range. I asked to apply what would have been the cost of repair to replace my 30 year old range. They informed me they would not reimburse until after I sent in an invoice which is fair enough. After the third time sending in the invoice, they informed me that they had paid the technician for the repair and would not be able to give me the money. Speaking with customer service is always a chore. Any deviation from their script is met with confusion. Asking too be transferred to someone who can answer my question leads to a promise of researching the issue and an unsatisfying response

The so-called warranty is nothing more than a false sense of security. Save yourself the frustration and steer clear of this company. Their service is not just bad – it's a blatant scam that preys on unsuspecting customers. Avoid at all costs! If I can put - stars for it . And I have platinum coverage Here is a clause they hide in contract . 10.1 Dimensions, Brand and Color, Limits. Select will not be responsible for matching a system or appliances color, brand, or dimensions and only is responsible for repairing and/or replacing systems or appliances of similar capacity and efficiency. The following guidelines will be implemented to provide a repair/replacement allowance. For heating or cooling equipment (hvac),the repair/replacement allowance is $2000. For appliances, plumbing and electrical(non-heating or cooling) the repair/replacement allowance is $500. For additional coverage options the repair/replacement allowance is $400. If Freon coverage is selected as an option the limit is $200.Furthermore you agree that during the first 30 days of coverage, no coverage will be provided for replacement of entire systems or appliances or Evaporator Coils, condenser coils. Compressors, control boards, motors of any kind.

I started the policy on November 23, 2023. The sale agent is a liar, who told me that the policy start after 30 days and I can cancel in the middle of the year without cancellation fee. After 32 days, my fridge had a problem, so I submit a claim. Then the agent told me that there is a fine print, If I pay by credit card, the waiting period is the 35 days instead of 30 days (which is Dec. 28, 2023). Then I decided to cancel the policy on Dec 27, 2023, the agent told me there is a $75 cancellation fee. It is totally ridiculous that they charge the cancellation fee for a policy that never started and I never used. And they refused to refund the two monthly charge ($42*2 = $84). So they just scam customers to pay $159 for a policy that never take effect for even 1 day!

I bought a home and the owner provided a Select Home Warranty (SHW). My water heater went out and I filed a claim. First issue was they did not have a person available to assess and had me find my own after 2 days. I did so and obtained an estimate of $1850 because it was not fixable. My service person spoke to them on the phone and they told him it was authorized. I did not trust them because I had to call multiple times to discuss the invoice sent. I was told they had not received the invoice however after I insisted they finally "located it". Two of the people that I spoke to were obviously working from home, were difficult to understand, had children in the background, and I don't think they could easily access some of the previous calls I had made . Then I was told they would only authorize $175 based on the age of the current water heater and would only pay $65 for the service call they had me request because they did not have any providers available. This policy was $500 paid for by my seller. So beware. They will run you around and do not pay to REPLACE. They give you the value of your current item.

Researched this company and enrolled based on favorable reviews, so I am putting one out to save the next victim. Keep your money, I wouldn't recommend this to my enemy. The salesperson sells you a plan and tries to collect upfront from you for 3 years with a discount. That's because they know they won't pay any of your claims. When filing a claim be prepared to talk to people from all over the world, some are nicer than others- reading off a script- NO problem. Then you have to spend endless hours following up on your claim. You are asked to submit maintenance records for a home that you just purchased and finally, they will grace you with an approval of $100 on a $1000 heater claim in November. If they approve it. Plumbing won't cover fixtures- just FYI you have to pay $200 more for them to be covered- That's an added benefit, but they will pretend to give you a "free roof leak coverage" to stand out from the competition. The beautiful document that you will get when you sign up doesn't have all of the exclusions that will follow. You will also be charged $75 to cancel your policy early. If you decide to take your chance, do it month-to-month.

Don't ever use Select Home Warranty. I don't want other people to struggle like me when the repair is needed the most and find out that it is not covered. Before I purchased the policy with Select Home Warranty, I checked and made sure what was covered and not. Since most of the home warranty have a max. coverage, I made sure that there is enough cost to cover the central AC, roof leak, major appliance repair, etc. The salesperson even modified max. cap as $11,000 in my contract. After three months with Select Home Warranty, I had a roof leak in my living room. According to their website and contract, this is what is stated. Covered: A leak in your bedroom, living room, bathroom, kitchen, or any other occupied area of your home is covered, so be sure to check for leaks after storms and make a claim as needed. Not Covered: Certain areas of a roof are not covered, such as if the leak occurs on a patio or through a metal roof. Take a look at our home warranty terms to be sure you’re covering the essential parts of your home’s roof. I opened the service request with them. SHW said that they don't have any contractors available in my area. I don't live in a remote area. I live in the Bay Area in CA. They requested me to get quotes from the contractors of my choice, so I did. I got two quotes and submitted them. They rejected my claim. I spent two weeks going back and forward with them. They gave BS reasons. When I fought back with legitimate reasons why this should be covered, they kept on giving more BS reasons. In the end, I ended up repairing the roof leak from my own pocket because I didn't want more damage on my roof. I also canceled my policy with them. They prorated a refund on my three years of contact with them. The roof leak was my first claim, and they didn't honor the claim. It should have been a full refund, but not.

By far the worst company I have ever had to deal with, bar none. I filed a claim for my stove/oven on 8/28/2023 because the control panel stopped working. After TWO visits, and multiple out of pocket expenses, it has still not been fixed (10/16/2023). What is worse is that during the 2nd repair visit, my husband (who is a below the knee amputee on his left and partial foot amputation on the right) had to help pull the unit out with the repairman. After which the repairman determined an additional part was needed. So they put the unit back. The repairman was great but I watched him spend 30 minutes just on the phone with this company trying to get the additional part approved. Bad service on your part. That same night, we noticed that the downdraft fan was on low and since the control panel buttons do not work, we had to shut the power off to it completely at the circuit breaker. Then I noticed the glass top has a large crack across it. Since we haven't used it, I am sure it happened during the "repair". I just called Select Home Warranty to talk about the additional claim and was told this would not be covered nor will the other repair. So now I am out all of the money I spent paying for this policy, the deductible, and additional repair costs and I still have to buy a whole new range. The woman I spoke with whose name I could not understand, would not let me cancel despite numerous requests from me to transfer to member services. She kept reiterating that I had the "Best" policy you offer. "Best" would have not let us go TWO months without an oven and the fact that the crack happened during the repair is ridiculous. She was not nice. If anyone reads this, do not go with them. They called or emailed me every other day to get an update on the repair. That is information they should have their system from the repair people.

0 would be fair! I'm quite surprised by the positive reviews Select Home Warranty receives because my personal experience has been far from positive. I submitted three claims for my garage door opener, water heater, and kitchen disposal, and each one was denied. I'm left wondering if these denials are automated or if there's a human involved in the decision-making process. To make matters worse, when I called for clarification, I received conflicting information over the phone, only to be denied again via email shortly after. When I was initially shopping for a warranty, I did receive some warnings about this company, but I was swayed by the positive reviews. Trust me, those reviews are misleading, and Select Home Warranty seems to make grand promises just to get you to sign up.

THIS COMPANY IS A SCAM. DO NOT BUY!!! They sent a tech to my home who took my $1100 built in microwave to repair it, then never returned it. SHW refuses to give me any business information about the tech they sent to my house except a phone number that is now disconnected. For every claim I made they either deny it or offer pennies on the dollar for what their tech says it will cost. They refuse to give you anything in writing. They should be paying me for the time and headache I have spent getting the run around from their client service reps. Oh, and did I mention the stolen microwave? THIS COMPANY IS CRIMINAL. Someone needs to shut them down.

Description of BBB complaint: on select home warranty called company on 7-2-23 in 112 degree texas heat wave as the digital thermostat stop working they sent out an ac company and they said its a digital thermostat issue get a new one and to stay on this company cause they wont pay. I ordered a Lennox 15z69 thermostat from ebay for 323.01 that i installed and got working they said they would allow 150.00 this was in JULY 23 its now 10-23 and no check for 150.00 have callled 10x and sat on the hold for the 800# only to be answered by someone in INDIA you cant uinderstand and they cant understand your english there is so much chatter in the background it sounds like a damn zoo you send 575 a yer for a home warranty pay 75 for ac guy to come out then eat the 323.01 thermostat and wait for a 150.00 check sounds like bs well it is somebody needs to investigate these theives and send 10000 fleas to infest their armpits desired settlement - shut down this business and bomb the remains Desired settlement: Refund shut down this business and bomb the remains Money paid to business: 575

Total scam company. They promise you in the big print and take it all away int eh fine print. Yeah you can file a claim online 24/7, big deal it's 2023 why don't they have an app? Why can't you see work orders online? They have been "working on adding" that feature for over a year now. Their playbook for handling customers is stall, lie and promise, but then do NOTHING to help. I had one lady swear on the life of her 4 children she was not lying and dispatch would get a tech out on Saturday to fix my HVAC. It is over 105 outside and over 87 inside, they scheduled the tech to come next Tuesday, then they need 24-48 to "approve" the repair. They are a complete joke.

I bought a 5½ -year policy from Select Home Warranty (“SHW”) in Nov 2022 for $2500. On 7/21/23 my clothes dryer stopped working; Filed a claim online on 7/23; rec'd email & text messages on 7/24 that a tech would come 7/26 between 8am & noon. On 7/26: No show, no call. Rec'd email/text msgs on 7/27 that the tech would come 7/27 between 8am & noon. Again no show, no call. On 7/28 a tech arrived, diagnosed the problem & said he'd draft a report & send it to SHW, who would order parts & have them sent to me, then I should call the tech to come back to do the repair. On 8/4 we called SHW to check on the claim; were told the parts had not been ordered yet. We req'd they be ordered immediately & shipped overnight; rep said he'd see what he could do. On 8/15 we called SHW, were told they rec'd the report over 2 weeks ago: the dryer could not be fixed & they were waiting on a determination from their Resolution Dept. I req'd that SHW email me a copy of the report; they told me I needed to get it from the tech. Left several messages for the tech but have not rec'd any reply. On 8/16 (today) I rec'd an email saying they had approved a $185 reimbursement (my dryer is 5 yrs old & cost nearly $700), but I must repair or replace the unit myself, send SHW the “paid invoice”, and then wait to receive a “Reimbursement Form” to sign/return before they'd send a check. So I've been without a clothes dryer for nearly a month & it's still broken. I emailed SHW to cancel my policy & expect a full refund. There's no reason my dryer can't be repaired, the tech missed app'ts & I have not rec'd the report. The delay is delay & their rep gave us erroneous info re: parts. No one followed up on the claim, their offer is insultingly low & requires unnecessary paperwork. SHW's website says “We’ll repair your covered item. You’ll pay a minimal service fee. It’s that simple.” This is completely false; nothing has been simple about this claim. I'm extremely dissatisfied with SHW. I'm curious to see how they respond to my request for a full refund; if they resolve this matter acceptably, I'll come back & revise my review. Until then, I would strongly advise NOT purchasing a home warranty from this company.

I have an air conditioner with a broken TXV valve from normal wear and tear (according to technician sent). It was evaluated AM 7/13. Warranty claims they did not receive anything until Friday 7/14 -- yeah sure. It is now 7/22, and I have not received a verdict email, despite 3 separate promises that I would if I waited 2 days, or 1 day, or hours. I was also promised a call back by supervisor which did not occur. The AC is partially functioning, but we have been left with the house between 85 and 90 degrees since then, in Mesa AZ with highs 110+. I called 3 times and got "keep waiting, we've escalated" with promises of a verdict which never came. The last time I talked with the rep for an hour. He said I had to wait, but I said I'd wait on hold and would not get off. First, there was no resolution. Then it was "actually there yesterday" - denied because freon was involved. I offered to pay for the freon and have the rest covered. They offered partial coverage and said the policy didn't cover installation $300+. They referred me to paragraphs in the policy that did not speak to that issue. It talked about not covering damage caused by bad installation. I disagreed, but just asked for coverage because of the 6+ days delay. They cited this line in the policy: 10.5. Delay. Select will not be responsible for delays in repairing or replacing a system or appliance resulting from events beyond its control. I admit I laughed out loud. It doesn't seem like an act of god beyond their control is involved. I have been lied to, delayed, partially denied. And forced to deal with all this. Over the phone they promised partial coverage, but I have no email. They advised me to fix it on my own and apply for reimbursement. After already saying they would deny it.

This company is a scam, my AC stop working, I submitted a claim they sent a technician who came and just looked the unit and said it need Freon. My wife tried to tell him a test should be done because there has to be a leak somewhere. He insisted no he doesn't see a leak and all it needs is Freon. When we told him to go ahead put Freon in it, he said he can't because the company has to approve it. So we had to wait 3 days for the company to tell us they don't cover Freon we have to pay for it, also I had to find out from them that my capacitor was low on power and that's all they are going to fix which come to $250. The technician failed to mentioned anything about a capacitor when he was telling us all we need was Freon. The technician and Select Home Warranty had to come up with a reason to close the claim so that's what they came up with and it was final and all these conversation happened with the same people where understanding what is being saying is an obstacle, we could barely communicate with the technician. After I paid to put Freon in the unit, less than two days later we were back to where we stated so am $900 in the drain and no AC. I called the the company trying to explain to them that this all could have been avoided if a leak test was done in the first place, I was told since I did not used their technician to add Freon to the unit, this is a new issue and I have to submit a new claim wait for them to review it and make a decision.
