When you have a service call, they either find a way to deny the claim or the home warranty only covers a small percentage of the services. I don't see the value in having Landmark Home Warranty over having no home warranty at all.

They sent a repair guy out, and he reset something, got it working again (for a few days), and said it needed some parts ordered, that he would come out when they arrived. That was about 2-3 weeks ago. Nothing since then. Then I inquire with them today since the issue has gotten worse, and they call me back saying it's denied because the previous owner didn't clean out the duct enough.

The guy comes and looks at my freezer, finds out what's wrong then has to wait for the ok to fix it. 2 weeks later he calls and says he gets the ok to fix it. While fixing the problem he detects another problem and says he has to have permission to fix it. I wait a week then get an email saying landmark has denied the other part getting fixed.

1st of all they charged me for services I never received 200.00 as a matter of fact. Yes, after I caught it they sent me a refund but not good. 2ndly I had to find my own garage door company and electrician and still was charged they full amount even though I did all the work.

Because they gave me hassle when I called about my septic system. They told me that what I needed done wasn't covered, then told septic company it was covered. Then only covers $500 once a year for each item.... What if I have another issue with the same thing, for example, my septic... It is still not right and I have to fix it myself because I have used the $500 on my pump that was out. I find this is a waste of money and will not pay next year. I will find someone else.

Don't waste your money. I needed an A/C repair in the middle of the summer in Texas. This company had NO 24 hour service providers available. I had a 3month old baby at home and I had to call someone to come and pay a heft bill for it. What is the point of having a warranty if they don't have service companies available?!

the actual coverage is somewhat fradulent- if a hot water heater is in need of replacement, the policy covers, however, if the expansion tank, which is a part of the hot water system, is need of replacement, it is not covered. On another home, both ovens need work, yet your office advised that only one was covered as they were side x side ovens, instead of one being above the other. Just nonsense.

I do not currently feel there is much value in a home warranty. I recently filed a claim and it cost me over $1,300 out of my pocket, and the warranty only covered $500, ironically, the same amount I paid for the warranty.

Fast response to requests (usually), but contractors are sometimes changed and then there is a delay until the 2nd contractor responds and works out their schedule.

They did work with us but said because of a "preexisting condition" they would not cover the full repair. I believe that preexisting conditions are the reason to get a home warranty.
