I had been a customer for over 4 years. Landmark collects a service fee of $70 as soon as you file a service request. The repair crew frequently do not prioritize your repair and it could take 3 or more days for an appointment to check the item. When my garage door would not open and my car was trapped inside, 3 days is clearly unacceptable. I found some one else to do the job and then struggled to get my money back. During a freeze in Houston, I had water damage and the plumber they assigned never contacted me and I couldn't reach them. I found my own. When I cancelled my policy, they failed to let me know they had forgotten to collect a service fee of $70 one one occasion. They had my email address, phone number and home address but did not send me any notification of the unpaid amount. Instead they sent the unpaid bill to Nationwide Credit Inc, a collection agency. The unpaid amount affected my credit rating. I will be reporting the matter to the better business bureau.

7 calls 3/17/22 to get a service; went to foreign countries twice and couldn't understand them, 2 answered the phone with a different company name and it took them a few minutes to remember they were also LANDMARK, got one guy who couldn't be heard and he said he call me back-didn't, got transferred around 2 times with no service contract initiated. Called 3/18/22 and asked to speak with supervisor and the reply was: "all we can do is email them with request and someone will get back to you within 24 hours. 3/22 a "supervisor" called and not more than 30 seconds of me trying to tell him what happened, he hung up on me. WORST CUSTOMER EVER. I have been with them for almost 10 years and have referred 9 other homeowners to them and WOW-HAVE THEY CHANGED. NO ONE CARES, NO ONE TAKES CARE OF BUSINESS OR CUSTOMERS.

My water heater broke and needs replacement. I filed a claim with Landmark nine days ago. They first company they sent out didn't even show up. The second company the following day recommended a complete replacement. I've received no updates or communications from Landmark. I had to call in today to find out they haven't even authorized the purchase of the water heater. Based on other reviews and this timeline I could go without hot water for a month. I really don't understand paying for a home warranty when repairs take this long. Hot water is a necessity so you think Landmark would hustle to make sure this is corrected, however, they feel the lackadaisical approach is the most appropriate course of action. It's almost like they don't care at all about their customers. From my experience their business model is to take your money and then eventually down the road they might fix the issues within your home.

We have had Landmark for years and they are horrible. While I was deployed they left my wife without working AC in the heat of an Arizona summer (later lost a class action lawsuit for leaving thousands of customers in similar situation). The latest issue is the constant struggle arguing over repair or replacement of appliances. Every single step is painful and I can’t take it anymore. This last round I had to file with the Better Business Bureau and the Arizona Attorney General Consumer Protection Office just to get them to have a reasonable conversation. Use them at your own risk. After this last round no coverage has to be better than the pain I get from dealing with them.

Filed a service repair request on November 2nd for a broken oven. LHW was quick to send me an email telling me that the part was backordered with no ETA and they would offer me $12 for me to repair the part myself, but if I did so, then I would also have to pay a professional to install it and show them "proof" that it was done (est. cost to me is over $100) in order to continue to have their warranty service. I chose to have them order the part and we are now almost 2 months out without a working oven and I called and got a "We offered you a cash out so it isn't our problem". Also, I can cancel the warranty at any time, but won't get a refund for the amount I paid that hasn't been used yet. Definitely going to rethink resigning up with these crooks as I am able to find parts locally (for about $30) but they are unwilling to look anywhere else.

In the past their care team has been very helpful, and the company has been easy to deal with. This year however our washing machine went out. The contractor came out and determined there were parts that needed to be replaced. Landmark informed us their distributor did not have parts available and therefore they offered us cash in lieu of repairs. I quickly found parts available online but they were twice the cost that landmark offered. They told me they reserve right to pay cash for their cost through their discounted distributor in lieu of repairing machine. They gave me the option of waiting for their discounted parts to become available but said due to supply chain issues this may be months and there was no eta. In the contract there is mention that they may use parts not from original manufacture but does not implicitly say parts can ONLY be purchased from their distributor. They will not give me a response to my concerns and gave me deadline to accept their offer of less than half of what the repair would cost if I purchase part myself. I had to buy a new washer because I have a family of 5 and it was costing a lot weekly at the Laundromat as I have awaited their response. I am not impressed with the way they have handled this claim. I fear if a more expensive issue occurs with my home they will do everything in their power to not pay the claim again. Will they tell me parts aren’t available from their distributor if my furnace goes out this winter? I would advise looking for another warranty company to be on the safe side.

Today 6-12-21 I called Landmark Home Warranty located in Phoenix AZ for service on my refrigerator Freezer at 9 am. I was told by the first gentleman that my account was not active due to non-payment so being curious I logged on to my bank of America account put in landmark and boom payment made 6-1-21. I told him quote am looking at my account and you took the payment out. His reply was I can’t see it call back in an hour and talk to my billing department. So, in the meantime I’m losing $500.00 plus in food in my freezer. I called back at 10:45 accounting department is closed on the weekend the lady explained as she told me the same thing NOTHING I CAN DO! Landmark rates themselves highly for customer service and workmanship but can’t seem to find the time to send someone out to repair my refrigerator freezer. I asked the lady so you take my money I call for the first time for service you can’t find my payment and I lose $500.00 plus in food. She say’s I’m sorry. Landmark should not be reviewed this highly they are disrespectful and incompetent and personally fraudulent. So, when someone tells you how great they are maybe you should figure they have their own employee’s family members write reviews to build themselves up. I know this for a fact because I worked with a company with over 150 employees and they had us to exactly that. You are only as good as your service and your word Landmark service is a 1 and the word a 0. So, I will be posting this same review on all sights. Today I called Landmark 6-14-2021 10 am and the lady told me to get service I needed to pay an additional month ahead to get service?????? I just paid 6-1-21 Quote it’s the way it is. I am filing with AG Paxton Texas.

Landmark has REPEATEDLY ignored my request to speak to a supervisor of authorizations for a couple of weeks now in reference to my garage door opener (don't even get me going on my hvac issue). They do NOT care about their customers issues or concerns - just the money. Once they have to start providing service they start looking for ways to get out. Parts manufacturer left a small part out of replacement part box and now Landmark rep says they are using that as “I didn’t provide access to broken garage door opener.” So now if I still want it fixed I have to pay another service fee for tech to come back and finish repair. My opener is currently laying all over garage in pieces.

I am a 26-year-old first time home buyer and my experience with Landmark Home Warranty has left me hanging on multiple occasions and in a few of my first homeowner-crisis situations and it’s quite upsetting. Once, I woke up to an active pipe burst in my home. Water was pouring from the ceiling between my first and second floor. My first phone call was to Landmark, my home warranty company. They told me the earliest they could send someone to check it out was on Monday, even though this was an urgent matter and water was pouring from my ceiling and likely to cause further damage. Because this burst pipe needed urgent attention, I called my neighbor over to help me turn off my water and stop the water from flowing. The neighbor turned off my water and also helped me out by capping the pipe where the burst happened so that we could turn our water back on and have running water until the home warranty contractor came out on Monday. I understand that by doing this immediate remediation that I voided the ability of the home warranty company to help me, but this is on their company for sending someone to my home 2 days after the pipe burst. This was an emergency situation, and as a company that I hope cares for the customer, I urge them to take this into consideration and send someone immediately in emergency situations. They did not work hard enough for the customer this time around. So now, as a 26-year-old who just shelled out her life savings on a down payment on her first home, I am also paying a couple grand out of pocket to meet my homeowners’ insurance deductible when my home warranty company really should have been there for me. In another situation, I opened another plumbing claim with this home warranty company, and they did not cover anything. Plumbing should be a fairly basic and wide coverage. Again, I shelled out a couple grand when my home warranty company should have helped me. I keep calling them in my times of need hoping it will be different, but each time I give them a call, I am met with that $70 charge just to open the claim, only for them to come out and determine they cannot cover anything. This has happened time and time again and I am naively discovering that my home warranty company is one big scam. Literally do notttt purchase this coverage! I cannot stress this enough. I hope I am saving someone else from this company.

We have landmark as our home warranty and so far our experience with them has been horrible. We have a problem with our stove hood, the fan and vent is not working and have been trying desperately to get in touch with the home warranty to have it fixed in vain. They did initially send a tech out to look at it six months ago and paid the $75 but since then it's been us trying to do follow up on the issue and the company going silent. 6 months of desperate attempts to have an issue fixed and practically being ignored! We have deep regrets choosing this company and from our experience so far we would discourage anyone from choosing it.

I wish I could give 0 stars. Review: Landmark is the worst home warranty you can find. We have been without heat or AC since the end of October. It is mid December. Our poor animals and humans in our home are FREEZING. Landmark is waiting on a part from their distributor and we were promised it AROUND December 10th. We have been given the runaround with Landmark. Friday 12/11 we called dozens of times and left call back numbers and had someone even say they’d call us back. That never happened. We were supposed to *hopefully* have the part by Friday, December 10th so all we wanted was an update. Well come to find out the part might not be in until JANUARY 11th. We have had no heat or AC since the end of October. Our dogs, ourselves and our CHILD have had no heat in our home. It is mid-December. It is freezing. I’m surprised our pipes haven’t burst. About 2-3 weeks ago they offered us a “pay out” and would send us a check with what they would cover and we would cover the rest. We considered it but we would have to pay almost DOUBLE to what we agreed upon. The funny part is the AC/Heat company they have contracted to do the job HAS THE PART and could do the job TOMORROW. But noooo Landmark wants to take the cheap route and wait for their distributor almost 3 months out since we lost heat/AC. This is neglectful. Also, you might suggest “try to call Landmark”. LOL. We have waiting on hold for up to 2 hours and then finally it will tell you to leave a call back number and they never call. There are no working emails (or representatives choose not to reply) and no way to directly contact anyone via phone. My advice: do not even waste your time considering Landmark.

I placed an emergency call on a Saturday because my furnace stopped working and it was freezing outside. Thank goodness I owned a space heater because they did not send a technician out until the following Wednesday and then after his "inspection" I was told there were parts missing from the unit and that my home inspection shows the unit was never working. I have a receipt from an HVAC company showing that the unit was in working order prior to closing PLUS I lived here for 3 weeks while it was working just fine. I followed up and had my own technician come look at the unit and he said there are no parts missing but that inducer fan motor was out. Landmark has denied my claim and I am now without heat for over a week now.

You provided a copy of the home inspection report as Landmark requested, and upon review, the inspector noted the report deficient for the furnace which was inoperable at the time of inspection. In your situation, the contractor reported to Landmark that the furnace control board has burnt up as a result of secondary damages caused by a missing pressure switch. Per the warranty plan, Landmark does not cover for missing parts, components, equipment, consequential or secondary damages.
