I filed a claim with Landmark regarding my leaking dishwasher. We had the service technician come out to fix what he thought was broken. He repaired a hose with a crack in it, but the dishwasher continued to leak. The technician determined the main seal on the bottom would not seal properly due to a piece not fitting correctly and this problem can not be easily fixed. I was contacted by Landmark telling me this part of the dishwasher was not covered because they considered the broken piece to be apart of the interior lining. On my policy it clearly states “All components and parts affecting the heating or cleaning operation of the unit, including hinges and seals” are covered. The main seal is what is causing the dishwasher to leak yet I am told this is not covered because landmark considers the broken piece to be apart of the interior lining. I contacted Landmark in an attempt to speak with a manager to understand why this is not covered under my warranty. After waiting on hold for approximately 30 minutes I was told Landmark needed the open line and a manager would call me back. I have never heard back from a manager.

The vendors Landmark is sending to do the work are not competent. Taking 3-4 visits each time and problems are not being solved. After several visits with an a/c company trying to fix a problem and replacing several parts they couldn’t fix it so it cost me 8K for a new a/c unit. Same for my washer. Repair company has made 4 visits and problem is persisting and as of yesterday they left and problem still exists so I am left with having to go out and buy a new washer/dryer. Not sure why I am spending good money for this warranty insurance and paying them $100 per visit. Send me people who can solve the problem

Landmark Home Warranty is a scam, beware of them. Let me explain: I have had Landmark Home Warranty for almost 6 years now and have paid full amount due, yet I am being cheated out of what I should get in return. My water heater leaked, it is covered by my plan, but this dishonest so-called warranty company is practicing fraudulent actions to make me pay $1235.00 (almost 75% of the replacement cost). Landmark Home Warranty collaborates with dishonest contractors to beef up bogus 'out-of-pocket' installation charges to avoid paying for the replacement. Bogus charges of $1235, that are absolutely not required, are quoted as out of pocket expenses and not covered by warranty. The false and bogus charges are about 75% of total cost of replacing my water heater (quoted by plumber). As a second option I am offered a cash hand out of $681, an amount that is merely 50% of any new 50 gallons water heater of same specification. I even asked to find me a new water heater for that amount! I will go pick it up and install it myself just tell me where and how I can buy a new 50 gallon water heater for the amount. Of course the fraudulent and dishonest excuse they made is that "only they can buy a new heater at this price and it cannot be given to me". Proves the scam in itself. I am given 2 absolutely unfair options that are absolutely against our contract and absolutely unacceptable. I do not agree with the bogus installation charges that their fraudulent contractor have quoted. I even offered to get an estimate from another contractor but I was refused because they only work with dishonest contractors that are their partner in this crime. Landmark Warranty Company is practicing absolutely dishonest and unfair business and it should be challenged and properly handled by authorities.

Our air conditioner stopped working on August 29, 2022 landmark has been screwing around with ordering a new unit since then and nothing has been done the supervisors that we asked to return the phone call never do we talk to the people that answer the phone line and they give us nothing but sorry there’s nothing we can do we cannot call the purchasing department as we don’t have their number I was we could do is email them and nobody answers the emails terrible customer service. 3 1/2 weeks later we cannot even find out if the air conditioning unit has been ordered the contractor said they could put it in right away and they could even pick one up right down the street from their office they are in stock in town but landmark hast to order it and they can’t get landmark to do it . I have no idea how this company has a good review. Do more in-depth research rather than on sites like this where they're paid by the companies to bury bad review. Where to even begin. I wish I could give this company ZERO stars. DO NOT USE THIS HOME WARRANTY COMPANY. To begin with, they charge an obscene $70 to send shoddy, irresponsible contractors to your house. The contractor they sent to my house to fix my A/C drained the clog in my A/C line by blowing out all the moisture into my attic's insulation, causing it to become wet and heavy and COLLAPSE the ceiling of my bathroom. Afterwards, the contractor they send LIED and said it was "plumbing" thinking I'm an idiot. I live in a single story ranch house. There are no "plumbing" in my attic. They then claimed this was "secondary" damage and therefore not their responsibility despite the fact that the contractor they sent to my house CAUSED my ceiling to collapse. Now I'm out $700 in fees, repairs, and damaged property while Landmark takes ZERO responsibility. Learn from my mistake, don't use this company.

We have had Landmark for five years. Other than yearly check ups and a $35 part these were our only claims until this year. Our home is 29 years old and as the car industry states, all original parts. First our water softener, Landmark had us find a contractor, thus we had to pay upfront. Took Landmark 5 weeks to reimburse us. One of our water heaters went next. That went well. No the air-conditioning. Once again we had to find our own contractor. That meant pay their fee and Landmarks $60 fee. Contractor said the compresser was shot. Because of the age he told us we had to replace the whole unit, compresser, condenser, and coils. Landmark insisted that the compresser was all that need replaced. No reputable hvac contractor would do that. We asked to speak to supervisor , but td they'd get back with us. After another three calls and a 45 minute hold, we were told again the supervisor would call back in a few minutes. That was 41 hours ago. No call. I would not recommend this company to anyone who owns a well cared for home.

I'm very disappointed with service (lack thereof) and the long drawn out resolution of any claims. In October 2021 I filled a claim for pool pump in which Landmark replaced the pump with a used/REBUILT pump. Another issue followed I again paid the deductible and capacitor was replaced. I can't comprehend why rebuilt/used parts are installed. Most recently refrigerator/ ice machine issue. Three contractors came out trying different repairs over several months before finally accepting it can't be replaced. Trying to reach a Supervisor is an unprofessional process. Representative keeps telling me I'll receive a response in 24-48 hours, which doesn't happen. I give 5 stars to the Representative Trisha R who was considerate, listened and willing to assist. If Landmark reviews my file they should have the many previous representatives I talked to learn from her.

Step 1: Pay surprise $330 co-pay for water softener replacement, on top of your initial $700 home warranty, a $65 service call, then $65 again, and $65 once more for service calls. Step 2: Spend 3 hours on hold, pay $65 then another $65 in service calls trying to figure out why your water softener is sitting in a puddle of water under your sink, your kitchen sink plumbing is leaking, your fridge water/ice doesn't work, and the power to your dishwasher and garbage disposal is dead. Step 3: Send 5 unanswered emails, call once a week from March 2022 until June 2022, listening to easy jazz saxophone solos on hold for 45 minutes at a call center where no one understands you in English, no supervisor is available, and no management has an extension or email. Step 4: Pay another $65 for a second opinion in order to get a repair done. Step 5: Pay another $65 for a third opinion. Step 6: Wait for the "authorization committee" to approve a work order. Step 7: Wait another month. Call once a week, hold for 45 minutes, get disconnected, repeat. Step 8: Wait for the "customer relations" department to approve your work order in "48 hours." Step 9: Wait another two weeks, wait on hold for 45 minutes, explain the problem from the beginning every time, to a call center employee who is reading from a script and doesn't understand you. Step 10: Learn that your water softener "isn't covered." Send a copy of your invoice and bank charges for the $330 you paid for the initial installation of the oh-so-covered water softener. Step 11: Learn that you're not eligible for a "recall order" (aka repair) because it's been over 30 days since it was installed, so now it's "not covered." Step 12: Laugh! Step 14: Finally get a work order. Step 15: Wait some more while nothing happens and your water softener leaks more water into your cupboards. Step 16: Build a time machine, go back and set fire to your $700 instead of giving it to Landmark for a home warranty--you'll be ahead.
