What Major failure in customer satisfaction. Landmark Home Warranty obviously does not research their service providers. All review sites averaged 2 1/2 stars for the electrical provider they dispatched. Mediocrity might be the service bar for Landmark but at the price I paid customers deserve better. They assigned me All American Electrical Services who came out and tightened the wires on my dishwasher outlet and collected $75 and left. My problem was a short in the outlet and the same outlet started developing the same issue 35 days later. When I called back Landmark told me they only have a 30 day callback window and wanted to open up a new ticket and $75. For the same problem that didn’t get fixed the first time. Unfortunately electrical shorts don’t follow a 30 day window when the electrical charge decides to fault again. Same outlet, same problem. Come on Landmark we pay you for better service than this.

Landmark does not provide exceptional service. They do not care about their clients; use the cheapest contractors; no warranties on work performed and everything is an exclusion. Read your contract before you buy. There are better home warranty companies out there. You call customer service to get assistance and have to be put on hold because the representatives have to check everything out with their "supervisor" before they can provide you service. This home warranty service was purchased through our realtor when we purchased this house and we had no say so in choosing a home warranty company but I do know that once my one-year contract is done I will NOT be renewing with Landmark. I have had other warranty companies and never experienced such horrible service

I submitted a work order on 8/23/2018 about my AC unit. The AC unit that controls the downstairs temperature does not turn on whenever I set it to cool or heat. The contractor company (Serve way heating and air conditioning) sent an technician to my house to diagnose and told me there is nothing wrong with my unit and I need to turn on the upstairs AC in order for downstairs to cool (which doesn't make sense at all). I called the Landmark few days later requesting for a recall because the problem was not resolved and AC still not working. The technician from Serve way heating and air conditioning came again and told me there's nothing they can do and ask me to contact the Home Warranty company ask for another contractor to be assigned to my case. I then called Landmark but the dispatcher refused to assign me another company to work on my case. I had to open a new case in order to have Landmark dispatch another contractor to my house to repair the A/C. Sent in an email to Landmark's customer service but never got an response. Not recommended.

I would actually give them 4.5 They have always been responsive and helpful, and the service agencies (plumber etc.) have been very good. I have been with them since we bought the property 6 years ago (the warranty came with the purchase, and all is well, This year I expanded the coverage..

Maybe all home warranty companies are like this, but whenever we have a claim, it takes too long to get results. Landmark takes the steps right away, but the companies they work with take too long. At least 3-5 days to come to your home and sometimes a week or two to get things fixed. I understand that they may be booked, but it feels like they don't prioritize Landmark's customers since we are guaranteed. I think that Landmark should require them to complete work faster, or work with better companies.

I was initially disappointed that landmark did not answer their phone on a weekend day. Apparently, I'm told a claim can be filed on the weekend by landmark's customers. I left a message over the weekend and did receive a follow up call on Monday.
