Guard Home Warranty (GHW) offers home warranty services in the following states: Delaware, Idaho, Indiana, Kansas, Michigan, Missouri, New Jersey, Ohio, Pennsylvania, and Tennessee.

Guard Home Warranty sells its products both direct to consumer (DTC) and through a realtor, when buying or selling. This review will focus on the company's DTC offerings, which can be purchased online by consumers who just want a home warranty policy.

The company offers packages primarily for dwellings under 5,000 square feet, like single-family homes, condos, townhomes, and mobile homes. Special company approval is required to cover properties between 5,000 and 10,0000 square feet, including duplexes, triplexes, and fourplexes. However, any shared systems and appliances are not eligible for coverage.

GHW offers three packages, covering up to 21 items. The plans are split, covering appliances, systems, or both, ranging from $39 to $54 per month for single-family homes. Claims can be submitted online through the online customer portal, and you can contact the sales and service team by phone, live chat, or email.

Keep reading for the pros and cons of getting a Guard Home Warranty to help cover yourself in the case of an unexpected breakdown.

The Good

  • Plan Options
  • Payment Options
  • No Home Inspection Needed
  • Appliances of All Ages Covered
  • Choice of Contractor
  • Online Member Portal

Plan Options

Guard Home Warranty offers three home warranty packages for consumers to choose from: one focusing on appliances, one focusing on home systems, and a third plan that includes both types of coverage.

Most home warranty companies offer optional add-ons for people to customize their coverage plans. For example, Guard Home Warranty offers optional coverage for items like a pool/spa ($180), roof leak repair ($100), or a second refrigerator ($36). You can check the company's website for a complete list of optional add-ons that Guard Home Warranty can cover.

Payment Options

GHW offers three different billing frequencies to choose from:

  • Monthly payments
  • Quarterly payments
  • Annual payments

If you opt for quarterly or yearly billing, on top of the flexibility, you get a discount for upfront payment. Paying quarterly saves 5 percent, while paying annually saves a full monthly payment.

No Home Inspection Needed

With Guard Home Warranty, no home inspection or maintenance records are necessary. Within the industry, this isn't always the case. Some companies require proof of maintenance, or an inspection to rule out possibilities of pre-existing conditions.

Appliances of All Ages Covered

Some home warranty providers only cover systems or appliances that are less than 15 years old, no matter what. However, Guard does not refuse to work with your appliances or systems, based on how old they are.

One thing to keep in mind is that they must have been installed correctly to be claimable, and they must be working properly at the time you engage a contract, as pre-existing conditions are not covered.

Choice of Contractor

Guard Home Warranty is one of very few home warranty companies that lets customers choose their own repair company. This policy is an important point of distinction between GHW and the majority of home warranty alternatives. Customers who have an existing relationship with a local repair service they trust will appreciate this policy.

Online Member Portal

Guard Home Warranty makes it easy for customers to submit claims online, see past claims, and check statuses through an online customer portal. This self-service option stands in stark contrast with many home warranty companies that only accept claims via phone.

While 88% of us expect a company to have a self-service portal online, the home warranty industry is a little behind the mark. Several other providers still require all claims to be submitted over the phone. The growing number of people who prefer to avoid calling customer service on the phone will appreciate that GHW provides this option.

The Bad

  • Limited Service Area
  • Pre-Existing Conditions
  • Cancellation Fee

Limited Service Area

Guard Home Warranty operates in just ten states:

  • Delaware
  • Idaho
  • Indiana
  • Kansas
  • Michigan
  • Missouri
  • New Jersey
  • Ohio
  • Pennsylvania
  • Tennessee

If you live outside of this service area, check out the best-ranked home warranty providers in your state.

Pre-Existing Conditions

Whether you knew about it or not, if you make a claim that is the result of a pre-existing condition, it won't be covered by your Guard Home Warranty. This type of exclusion policy is pretty standard within the industry, but essential for consumers to know. You cannot have a broken dishwasher and AC, then sign up for a warranty to get them fixed.

Pre-existing conditions are also why GHW coverage doesn't start immediately. There is a 30-day waiting period from your enrollment date/first payment before your policy is active. If you are just switching warranty companies, GHW offers to waive the waiting period, if you can provide proof of prior coverage, showing no lapse between your policies. There is an exception for real estate clients, whose contract starts at the close of sale.

Cancellation Fee

You can transfer your contract to someone else, at any time, for free. But, what happens if you want to cancel your home warranty policy?

If you cancel within the first 30 days of your order date, you will receive a partial refund: The contract fee that you paid, less a fee (10% of the contract price, or $50, whichever is lesser). Any service costs incurred by GHW will also be deducted from your refund.

If you cancel after 30 days, your refund will be prorated based on the time left in your contract. An administrative fee (10% of your initial contract fee paid or $50, whichever is less) and any service costs incurred by the company will be deducted from your refund.

The Bottom Line

Guard Home Warranty is a newer home warranty provider. Despite this, it seems to be a promising choice for consumers living in its ten state service area. Warranty plan prices are very competitive. The company's service call fee is on the higher end, at $95, though the company states that most customers only have two service calls per year.

Customers benefit from multiple billing cycle options, solid coverage plans, the option to choose their own repair service, and numerous ways to contact GHW — including an online portal where claims can be submitted and tracked.

I like it because we can choose any contractor we want, we don’t have to just use anybody. It’s been great. We called and they were able to do the work over the phone.

My garage door opener wasn’t working and I couldn’t get straight information of I needed to get the company to set an appointment. With the limit of the air conditioning and furnace will get you nowhere. The customer service is phony.

Carolyn, we are sorry that your experience was not positive. We have very competitive limits on HVAC claims within the industry. We're sorry we couldn't get you the response you needed in a time that seemed reasonable to you. We appreciate your feedback.

If I were in the position to choose and buy another home warranty, I would choose another company. The support is not there. When I reached out for information on what is covered and how to access it, my phone calls were ignored.

When we bought our home, it was paid for. It seems like if there was an issue with the home that we could not fix, they would cover a lot.

Up until the last the encounter, they were doing pretty well. Several months ago, I needed my furnace replaced and it went fine but I couldn’t get them to pay for the bill.

A list of possible vendors should be available so they can choose better. That would streamline the process.

Daniel and Marylin, thank you so much for your feedback. We pride ourselves on allowing the homeowner to choose their own contractor, however, we do have a list of high-quality contractors for a referral. We will make sure to offer the list when reasonable. Thanks!
