First thing the wait time is way to long ...I can call local work people, and have them out the next day . My frig and freezer went out , and I’ve been scheduled for next Monday , so much for trying to save some of my frozen foods. Hope yours never goes out and you loose a couple hundred dollars worth of meat and items. By having to wait six days, your rating as of today is one because you answered your phone call. And then he is going to come out to see what parts he needs to order...what happens if he thinks it needs to be replaced....the answer below is misleading , I paid a lot of money for this coverage, so I answered yes. So I put 1star because I don’t know yet...

I have attempted to use the service for a simple ice maker repair. CHW calls a local company and then sends me an email that the repair person is coming at such and such date and time and if this time isn't convenient, they give the number of the company for you to call. The problem is one company I called, the business owner was very upset and said CHW hadn't paid him for work he had done for over 3 months, so he refused to come to my home unless I paid for a service call and hired him outright. The price was ridiculously high. So I contacted CHW and filled out the form that the work hadn't been done (my only option). Weeks later, I get another "appointment" from another local repair person. Again, I had to call the repair person to get a different time. The business owner was dumbfounded and said they had not agreed to any work for CHW, and that I definitely was NOT on their schedule for the date and time that was quoted to me by CHW. He made it sound as if they were in the beginning stages of possibly signing up, but the owner was hesitant because they service appliances that people buy from him and didn't know if they could take on much more. Almost a year later, still no ice maker. We are now having major issues with our mini-split heating/cooling system. But I'm reluctant to contact them and go through this all over again. We live in a small town that is approximately 30 miles from the next largest size city. I wonder if this type of service would be better in more populated areas that had more service technicians. Our contract expires this coming October. At this point, we definitely won't be renewing. I wonder if any other home warranty companies are better.

My dryer stopped spinning, made an appointment, the technician came and replaced the belt and rollers and I was up and running in 30 minutes. Very pleased it only cost me the $45 service charge.

I have had nothing but problems with my claims and the still are not fixed. I have Filed a claim with the better business burial. I pay my monthly fees and still have not gotten my claims fixed. My refrigerator still is not fixed and I had to pay out of my pocket to get my furnace fixed. My refrigerator claim has been since September. My furnace was not working for a month. So finally I paid out of pocket to have it fixed I couldn’t wait any longer while my claim was being sorted out with the authorization department. I am very annoyed by your lack of service. This company is horribke and I am disappointed. I have spoken to Keisha Brown several times but still have not gotten anywhere. Jami Simonton a very dissatisfied customer. I had my warranty for a year with no claims filed. Several days ago I had my yearly furnace cleaning by my long time HVAC company. He found that the top plate of the furnace was warmer than normal which indicates a possible cracked heat exchanger. CO2 was slightly higher but not bad to cause an immediate shutdown of the unit. I refused a new furnace since I have the home warranty. I went online and filed a claim and provided all the information my service HVAC tech had provided during the service period. A claim number was assigned and within 6 hours a service tech appointment was scheduled for the following day. I was impressed how quick this happened. The next day the tech showed up at my house. He was there for three minutes. He said he would submit his findings and that I would hear from choice warranty on the status of the claim. Three hours later I received a response that said the claim was denied cause of rust and or corrosion and no replacement would occur but I could appeal this decision. I filed an appeal. The following day I received a call from the case manager assigned to the appeal. While on the phone I explained I had pictures of my furnace and absolutely no rust or corrosion was evident. The case manager then told me she was looking at the pictures the tech had taken but they were hard to see but that she would send them to me for viewing. One day later I received the pictures. One very small area of rust was found on top of the heating tubs within the furnace. In fact the picture was blown up so that the rust spot could be seen making it look enormous. Well it’s a small rust spot and of course they immediately went to the rust and corrosion clause denying my claim again. The furnace is 20 years old and my god it was cleaned and serviced every year and not once did any of the cleanings mention rust or corrosion. It’s so apparent the tech was there for one reason and only one reason to find something to deny the claim. He did his job at my expense of $75.00 just to find one little rust spot. Beware! If you have any claim to file you better check the appliance or unit for any hidden rust. This company is a scam and they got one years worth of money out of me but no more. As I told the appeal manager “choice warranty is well covered under the rust or corrosion clause”. All steel rusts over time it’s just common sense! But that’s their out! Beware stay away.

About 50/50 on coverage. Shouldn’t try so hard not to cover. Last plumbing leak wasn’t covered and didn’t even get a reply to my appeal of denied coverage. The current claim on heater went well and I did have a positive experience and reason for 3 rating instead of 1 .

One star - only because Mike J, the technician from MBI plumbing was fantastic - and this website won’t allow zero stars. ZERO stars for CHW. I feel that this service is a total scam & I intend to publish my opinion & experience through every consumer advocacy group publicly available. The upfront impression this company offers is that everything is covered - except it isn’t!!! The one claim that CHW did pay - out of several that I submitted - covered the pump for my jetted tub, but they wouldn’t replace the switch to turn it on and off, because that was excluded from my coverage - therefore rendering the new pump completely useless. I later discovered that several other items for which I attempted to file claims were not covered either. This week 2/10/2020, I filed a claim for my water heater leaking & starting to flood my basement. I was under the impression that the water heater would be repaired or replaced since I had the “Total Plan” coverage from Choice Home Warranty (CHW). My plumber - not the CHW agent - advised me to double-check my warranty, because he didn’t think that CHW would honor my claim, because of a previous claim similar to mine that was not paid. As it turns out, CHW made the determination that they wouldn’t cover my water heater failure, despite the fact that the first page of my Home Service Agreement says “Coverage Plan:” and lists systems & appliances including my water heater. Where they burned me was in the proverbial “fine print”. On page three of the agreement, CHW indicates that there is coverage as follows: Water Heater - “INCLUDED: All components and parts, including circulating pumps, except:” and then goes on to list the TWENTY-THREE items not covered by their company. I take ownership that I should have read all of the fine print, but when I saw, water heater -all components, I was pleased - especially because it was listed on the first page of the agreement. BUYER BEWARE!!! Upon further review, I discovered that most every aspect of their “coverage” is superseded by the “exceptions” from their coverage. The items EXcluded dramatically outweigh the INcluded items on their service agreement. When disputing CHW’s decision to NOT pay on my claim, which I had to pay out of pocket, I felt disrespected and completely marginalized as a paying client. In fact, Ms. Glendalys A indicated not only that they wouldn’t honor my claim, but also that they were no longer authorized to pay ANY customers back for costs that customers incurred regarding claims made to CHW. When I asked her when that decision was made, she told me that upper management made that decision almost exactly three hours after I filed my claim. I have never written a negative review about any company - ever! But this experience upset me so much that I felt that writing this review was the right thing to do. Don’t be lured into a false sense of security with this company! Initially I felt like they were decent & reputable, but as it turns out, they’re just another company that has no problem deceiving it’s customers & taking advantage of them in the “fine print”. I’m disappointed in myself for trusting them.

This is a total waste of time and money. They are of no help at all. We’ve used them twice. The first time we paid a $65 fee, only to find out that they would not cover servicing our water heater at all. Unless it’s completely broken there’s no point in calling. The second time we were told they would have a technician out the same day for plumbing issues only to find out that it wound be a week before they could get someone out. Per Choice home warranty, they do not cover emergencies and if you chose to call someone out yourself you have to obtain authorization for the work completed prior and it takes 30 days to receive a reimbursement. This is a total waste of time and money.

I had several issues cloths dryer and plumbing. The plumbing issue was fixed quickly with no problems, however my dryer just wouldn't dry even small loads but they sent service men out 4 times. When they finally decided to replace the dryer they didnt give me enough money to get a new one so I am reduced to getting a 2nd hand dryer.

I wish I could rate this company ZERO stars. This company is a scam. My warranty was purchased by the previous owners. They purchased the best plan possible. I called this morning to put in a claim for my hot water heater due to it is leaking water. Without the representative even asking one single question, she states that my claim is denied and they do not cover normal wear and tear! She never asked how old the unit was...how can she determine it was caused by normal wear and tear?? They even responded to some of the reviews saying they do cover MOST wear and tear. They could say any claim was due to wear and tear. DO NOT WASTE your time or money with this company. I will not be renewing my policy through them.

We have had two situations with Choice Home Warranty. The first my refrigerator quite working, it was 2 years old LG. I called them and they sent out a technician. The compressor had died and LG was having alot of problems. We heard back that the technician had ordered the part. It was going to take two weeks. Two months later and no calls from anyone I called Choice Warranty about the problem and they said that the part was ordered. So I was without a refrigerator right before Thanksgiving. I decided that I needed one so I went and bought a GE after reading the reviews on LG. Choice Warranty finally sent me $400 because that is what they would have paid to fix my refrigerator. The second item was our hot water heater broke. They sent out a technician to tell us it was broke and needed replaced. That cost us $60 . I paid for 3 years $1500. I willnot be renewing or recommend these people to anyone.

He didnt inspect our problem he guessed at it then we got dennied because they stated that our 6 yr old dish washer was too new to need the repair (sump and motor) they offered us 100$ only if we kept them for another year! They lost our bussiness we really should have done more research. The repair man couldnt even answer my calls. This company is sorry. Please give bussiness elsewhere! The reason to have a home warranty is to cover problems that occour after regular warranty is up. Not to be told it's not a covered repair due to it not being a schedualed repair for its age. 6 yr old dishwasher! 6 - 10 yrs is average lifespan! You tell me that doesnt sound like a excuse not to have to replace and fix! I also did research it is a common problem at that age so they lied thinking we were idiots. This company is a scam. They offer a warranty but when you call and report the items and tell them specifically what the problem is they say that if it is covered but when the technician comes and you pay the service fee they tell you that it is not covered. Then the technician stays with the money and you are tied to pay for a service that does not provide any benefit. In November I put a claim on my water heater, I paid the service fee that at that time was 85 dollars, the technician said it was a problem with the unit of Ac. I paid another $ 85 fee the technician said at the time that it was an electrical problem. I paid another fee for the electric who came and checked and said it was a heater problem. Then they sent another technician to the house that never showed up, just called me on the phone and said he didn't know how to haggle it. Then wait another week to say that they don't cover that. So now I have a link in the house, which specifies the moment to make the claim explain what the problem was. Ask if it was covered and the person said if it was covered. The technician went to the house and I had to pay a fee of 60 dollars to hear them say that it does not cover those repairs. This company is a scam. I have had horrible experiences with this company. First off, their customer service is horrible. Every time I speak with someone, they seem to not really listen to what I am saying as opposed to be focused on reading from a script. Every major appliance I’ve had issue with, service provider determined a full replacement was needed and Choice denied the claim. Even after being a customer for 4 years....so what am I paying these people for? I had an issue with my stove that was covered...probably because it was only 200 bucks to fix. But more than likely if you have issues with something major like AC, heater, water heater, etc., you can forget about it. They will find a way to twist things around and claim that piece/part isn’t covered under their ridiculous and lengthy exclusions list. I went through their appeals process and it took 2 months before someone got back to me and return my phone calls and messages. I’ve never dealt with an organization who was so flippant and dismissive. Even service providers I’ve dealt with have bad things to say about this company. They will not get another penny of my money. This policy was absolutely worthless.

Not happy at all, called about my refrigerator being out on Saturday the 11 th and the repair was not done until Wednesday the 22nd. That way to long to be without a refrigerator. And that was not the worst part, when I called in to the report it broken I was told the repair man could not come out until the 19 th. If I had not called the repair company to move up the date God only know how much longer I would have been without the refrigerator.

I had a problem with my dishwasher. Water was always left in the bottom and the panel was messed up. All worked except for the heavy or normal load setting so I did not know which I was using to wash my dishes. It started early November and now it is the middle of January, 4 different tech's most did not know what they were doing, each one told me something else as to what was wrong with my dishwasher. As it turns out the panel is not covered because of the "flooding" that was caused by the steam inside the dishwasher that got into the panel. The Sears tech told them that this is what normally happens but no it is not covered. This is a long over 2 months for something to not be fixed. I was offered a free 2 months but what good is coverage if it does not cover what I need? I could have bought a new dishwasher for what I paid them. very unhappy with the service.

Choice Home Warranty is the worse! Do not buy a home warranty from them. It is a waste of money and you are better off just paying the normal price of whatever it is that needs to be fixed. My heat went out on my HVAC system and I called and made a claim (my very first claim I've ever had to file). The technician came out and assessed it and came to the conclusion that the reversal valve had gone bad and stuck in the cold position, which is why I wasn't getting any heat. He had already warned me that Choice wouldn't replace it because they deny 90% of their claims. He was right, they denied me because it was a part of their "Exclusions." So, I did an appeal and stated that their warranty states that what is included is "All components and parts necessary for the operation of the heating system." As well as normal wear and tear. Also, their exclusion mentions several different types of valves, but did not mention the reversal valve. Anyway, the technician stated that my issue was necessary for heating and that it was due to normal wear and tear of the system. I did an appeal on the grounds that it was not specific in what valve and that it was necessary for the operation of the system. Choice exclusions are vague, misrepresented, and they contradict their inclusions. They don't cover crap and don't waste your time appealing their decisions because their employees are not knowledgeable and disrespectful. They will not research your issue, they wait 2 weeks to contact you, and when they finally do, they just re-read why your claim was denied. They don't give any new information. The supervisor, Michael, in the appeals department, canceled my contract without my approval, and without notifying me. I called back twice to speak to someone about it and was hung up on both times during the "transfer of the call" process. Funny how I had never been hung up on any other time I called, until then. Our bathroom tile fell off due to water damage. I called them to see if our warranty covered this and they said yes we can have a technician out right away and I said so we are covered and again he said yes so I said ok. Next day they sent us a email saying that they are sending a plumber. We called the plumber to see if he did tile work and he said no. So we called them back and said why are y’all sending us a plumber when that is not what we need. They told us that they need to make sure no pipes were leaking before they can proceed to the next step so we said ok. The plumber comes out and did his assessment for five seconds because we knew we didn’t need him. We paid him and he left. Next day they sent us an email saying that the plumber sent in his assessment and since there was no pipe leaking damage that they don’t cover the grouting and tiling process. The whole reason we called them several times and they made us waste time and money.... smh

Dishwasher still not fixed!! We waited and waited 2 days and an evening for technicians who never showed. Third appointment was kept but technician had no replacement parts which had to be ordered. I did trouble shoot this repair myself and called the repair number to tell them which parts to bring. He is supposed to return Sunqday. Not at all impressed. Technician is competent this warranty program is weak.

Several items that have gone out are not covered by the warranty. I understand there is an agreement with what is and is not covered. But it seems there is always a loop hole to have what has broken not be covered. My most recent is the grinder pump that is in my basement which pumps water from the toilet up to ground level to the sewage line. It will be cheaper to have my warranty cancelled and the next 3 years refunded to me.

First experience, refrigerator icemaker out....not covered. I checked the policy and it was specifically excluded. Then compressor in refrigerator went out. Normally one would think this was an emergency, since it was full of food....nope....took a whole week to get repair company out to look at it, then ended up being 2 months till claim was approved and part shipped from overseas. Lost several hundred dollars in food that time. Then, several months later, fridge stopped cooling again. Took a week or so for Choice to get repair co. to look at it. Another batch of spoiled food. They were able to fix it without any new parts. Then, recently, had them out to check my dishwasher. The repairman said bad door seals....not covered by warranty. Started noticing water on floor in front of dishwasher....tried putting down towels and called repair back. They said they couldn't get out for 4 days because of Christmas holidays.....and I would have to file a new claim with Choice. Not an emergency to them, but it destroyed the ceiling in my finished basement and buckled a large portion of my laminate kitchen floor. For 4 days and nights I finally found I could avoid any more damage by shop vacuuming the water from inside of the dishwasher every 2 hours until I could get a plumber out to shut off the water to the dishwasher. That was a quick $125 in addition to the 46 I paid for the service call that didn't change the water intake valve, which was the problem. So here I am with a huge mess, exhausted from lake of sleep and Choice wanting to automatically renew me!

I COULD HAVE STAYED WITH AMERICAN SHEILD IF I KNEW I WAS GOING TO SUCH BAD SERVICE.

So far, I'd recommend anyone else in the home warranty world. First American was better (marginally, but still better) than Choice. I'm moving to American Home Shield as soon as possible. I've had three claims with this company. The first one was a plumbing issue and after trying to get it scheduled with a service company twice (12 hrs) +) they canceled the claim and suggested I do it myself and file for reimbursement. The second one was for a dead capacitor on my AC which I'm grateful was covered since the seem to be in the business of denying claims. Still, it took a week to get anyone out. Finally, my glass/ceramic cooktop on my range cracked during normal use. I called to get confirmation on whether this was covered or not and THEIR support specialist told me their system was down but to submit the claim online anyway and if it wasn't a covered repair, they wouldn't shop out the work. Well after I PAID THE SERVICE FEE to the service provider they tell me it can't be fixed anyway and that it's not covered anyway by my policy. The exceptions list for ranges was vague and open to interpretation which is WHY I CALLED IN THE FIRST PLACE. After a snarky response from another "service specialist" they suggested I appeal the claim. Which I have. Several days ago. I've not received any communication from the appeals case manager. Not only have I paid for a relatively worthless home warranty, but I've got to buy a new stove suddenly AND I'm out the service call fee that THEY ASSURED ME WOULDN'T BE SHOPPED OUT IF THE SERVICE WASN'T COVERED UNDER MY CONTRACT. Don't waste your money on Choice Home Warranty. Do you want to know what American Home Shield's list of exclusions on ranges is? NOTHING. Your range is covered. PERIOD.

Our garage and in-law suite was damaged due to water flooding through on a pipe in the basement--October 9, 2019. We had to shut the water off throughout the entire house. Choice rep assigned a plumbing company that wasn't available until the following week. The Choice rep told us to contact a plumbing company outside of the network; we did and they approved it. The plumbing co. was advised to send the pics as evidence of leak and work performed. On several occasions, the reps stated that they couldn't access the jpegs pictures/pdf pics...finally, we paid $20.00 to fax the pics. Now, 12/26/19, the rep stated that the claim would not be paid because we didn't use a network company. We have been scammed..why would we send pics for an unauthorized job..why is Choice sending emails requesting the pics? This is horrible customer service...trickery..taking advantage of a SENIOR CITIZEN....

We will never work with Choice Home Warranty ever again!!! We moved from American Home Shield because Choice offers you the ability to use our normal contractors. We paid upfront $620 and during the year we have had them they haven't done anything for us. We have called them twice; once was a leak from our HVAC and second was our second refrigerator stopped working. When we called for the HVAC system they instantly decline just from talking to us. My normal HVAC contractor came out and the leak was do to a back up in our pump. The second time (for the frig) we didn't get to use our own contractors, an email was sent saying this company will be at our home at this date/time, if it doesn't work please call. They were at our home for about 20 minutes (I paid my service fee of $60), they took a ton of pictures and didn't not explain to me what they were doing. The only thing the contractor asked was if I had ever needed to have this refrigerator serviced before and how old it was. Choice Home determined that the claim for repair would not be fulfilled due to "condenser coil has become clogged with dirt/debris resulting in improper operation of the system and has caused the compressor relay and evaporator fan motor to overheat and fail, and are now in need of replacement." Our refrigerator is about 13 years old and proper maintenance is to clean coils twice a year, which we have done on a schedule. The condenser coil and fan needs to be replaced because its 13 years old and has never been replaced before. They do not last forever. We have never had any issues with this frig until now. They have found a loophole every time to not come and help the fix the problem. It seems as though they do not cover anything. I had better luck with American Home Shield which we still had issues, but at least they would come and help fix the problem (it may take multiple trips but in the end it was fix). That is what I pay for.

Uses providers just starting out, need business, or should have retired years ago. They often have crap reviews from multiple people and it took a MONTH to fix my washer though after all 4 visits I was assured it was fixed. When my A/C went out, the man who showed up was very rude and became physically threatening. Luckily I had other people home to witness his behavior. I reported him to the company. When you try to cancel, you will have to wait forever to get a live person, will be switched to many departments, and then once you get the right department, they will debate at great length and then not actually close the account but bill you again...in hopes you don't catch it. I HATED this company and would not recommend them in any capacity at all!!!!

Worst company I’ve used. I have 3 claims, not worth the cost of contract. Poor ability to obtain service representative, run around with customer service, buyer beware on limits for payment. I opted for 5 year contract with the addition of pool equipment. Was told that since my pump went out after it rained that it was ‘act of God’, really, outdoor pump in rain for many years, interesting way to get out of paying. Further research showed $500 cap annually on pool equipment, my bill was $3000 for the 2 claims submitted, pool filter and pump replacement, which was the average for my area. I’m on day 4 without hot-water. Was scheduled a plumber but the plumbing company had no knowledge of it when I followed up. So I had toe wait another 24 hours, they couldn’t find anyone so I had to find my own. The original plumber got back to me to say they were not going to continue any work with Choice either, what does that tell you. Still waiting to see if my water heater will be covered and if paid to what extent. I have multiple rentals, used other companies and by far this is the WORST.

AND THEY STILL WANT TO COLLECT THEIR DEDUCTIBLE FOR SERVICES NOT RENDERED! I WILL BE CANCELING ASAP!!! AND TELLING MY OTHER FAMILY AND FRIENDS TO HURRY AND DO THE SAME! Beats me , where is the oversight when you need it for scammers SCAM do not sighn in with choice home warranty if your cost is over 500 dollars they will find a way to deny the claim, they are a professional pyramid scam, Had a cook top with a bad coil the technician had to literally beg them to approve the fix as the tech said they were trying there best to deny the claim on non maintenance of the coil, what ?? I have a Maintenace plan for my Hvac unit where a tech comes 2 times a year to clean and replace filters etc , my compressor gave out eventually , Choice home flat out refused to fix the issue saying the unit is too old and won’t be covered , and also that the unit was not maintained, when I gave this information to the tech who I have the contract with he called them and sled them what they were talking about they told him that even though he maintained the units they will not cover the Hvac because of age THEY WILL NOT FIX ANY HVAC !!! Or Anything Product OvEr 500 dollars , !!! Don’t get fooled with positive comments they are either fake or less than 500 dollars . me and my Hvac technician will be taking them to court

Starting with one sentence "Ridiculous service and bluffing the customers". I am a customer for last one year and had any issue with my appliances, and last week my Dishwasher stopped working and showing the continuous LED blinking. So raised service request with Choice Home Warranty, immediately they assigned a technician and the technician just opened the main controlling board of DishWasher and saw only one roach and confirmed that board is not working due to "Moisture and Bugs". and on the next day got response as per terms moisture and Bugs, they are not going to repair the device. So, I asked them two q's: 1. IF there is any moisture, why the board didnt burnt( or indications of burnt), and there is no sign of moisture(during the visit of technician I was standing next to him). 2. When they claim that due to bugs, why there is no bugs nest or dead bugs(how technician decided based on seeing only one live bug) on the board. And without showing proofs, how can they reject my claim. After a lot discussions, they said they will repair the device with the cost of 300$ but I need to bare 150$, initially requested to waive of but they didnt, and later i agreed to that. After some time, when I did a R&D over the internet the motherboard costs 138$ in amazon and the brand new device(same model) costs 329$. I gave these two information to Choice Home Warranty to reconsider, but they still asking me to pay 150$, saying they total repair cost is going to be above 300$.
