The Bad

  • Repeat Service Fees
  • No Mobile App
  • State Availability

Repeat Service Fees

Select Home Warranty charges a service call fee, which customers will be expected to pay every time a technician visits their home, regardless of whether or not the item has been looked at recently. The payment must be paid at time of service, and failing to do so will result in your home service contract being suspended. If any suspension of the service contract occurs, this does not change or extend its original termination date. And any pre-existing conditions or malfunctions are not covered by the service contract. However, normal wear and tear of appliances is covered, and Select Home Warranty will repair it as part of the contract. Also, this is not uncommon within the home warranty industry to charge money for every time a repair person visits a customer's home.

No Mobile App

Select Home Warranty does not offer a mobile app for Android or Apple devices, unlike some other home warranty companies. Mobile apps are useful for customers to submit claims or pay fees through their mobile device instead of having to access a desktop, so the fact that the company doesn't offer one makes some processes less convenient.

State Availability

Service from this home warranty provider is available in most of the country. However, the company doesn't operate in the following states:

Click on your state in the list above to see the best-ranked home warranty companies available in your area.

SHW sent a sketchy individual to my home. He didn’t diagnose the issue and upon arrival, before even seeing my well, he said the entire pump needed to be replaced. He demanded cash out Zelle for payment and quit answering my calls once paid. SHW didn’t offer any assistance with resolving the issue. Instead, they supported the repairman. I had my own well person diagnose the issue and the well (which is new) doesn’t need replacing. The quote was less than half of what the SHW guy asked for. 2 weeks later no repairs. Don’t waste your money on their policy. Service is non existent

When choosing a provider go with one that covers loss of Freon! This is a symptom of system failure, yes my plan doesn’t cover Freon leaks and since my system is too old to repair, I just replaced the entire system with no help from this company. Yo make matters worse, they “forgot” to let me know they’d rejected my claim. It seems when you have become a liability to them by filing claims, their customer service goes out the window. CHOOSE ANOTHER COMPANY.

This company doesn't honor or keep there word and if they misrepresented policy information. They don't honor there mistake and give you the run around and try not to give you your money back even when they violated the policy. A home warranty is worth having when you pay and they honor what was paid into and employees are honest and they takecare of there clients.

Total scam company. They promise you in the big print and take it all away int eh fine print. Yeah you can file a claim online 24/7, big deal it's 2023 why don't they have an app? Why can't you see work orders online? They have been "working on adding" that feature for over a year now. Their playbook for handling customers is stall, lie and promise, but then do NOTHING to help. I had one lady swear on the life of her 4 children she was not lying and dispatch would get a tech out on Saturday to fix my HVAC. It is over 105 outside and over 87 inside, they scheduled the tech to come next Tuesday, then they need 24-48 to "approve" the repair. They are a complete joke.

I bought a 5½ -year policy from Select Home Warranty (“SHW”) in Nov 2022 for $2500. On 7/21/23 my clothes dryer stopped working; Filed a claim online on 7/23; rec'd email & text messages on 7/24 that a tech would come 7/26 between 8am & noon. On 7/26: No show, no call. Rec'd email/text msgs on 7/27 that the tech would come 7/27 between 8am & noon. Again no show, no call. On 7/28 a tech arrived, diagnosed the problem & said he'd draft a report & send it to SHW, who would order parts & have them sent to me, then I should call the tech to come back to do the repair. On 8/4 we called SHW to check on the claim; were told the parts had not been ordered yet. We req'd they be ordered immediately & shipped overnight; rep said he'd see what he could do. On 8/15 we called SHW, were told they rec'd the report over 2 weeks ago: the dryer could not be fixed & they were waiting on a determination from their Resolution Dept. I req'd that SHW email me a copy of the report; they told me I needed to get it from the tech. Left several messages for the tech but have not rec'd any reply. On 8/16 (today) I rec'd an email saying they had approved a $185 reimbursement (my dryer is 5 yrs old & cost nearly $700), but I must repair or replace the unit myself, send SHW the “paid invoice”, and then wait to receive a “Reimbursement Form” to sign/return before they'd send a check. So I've been without a clothes dryer for nearly a month & it's still broken. I emailed SHW to cancel my policy & expect a full refund. There's no reason my dryer can't be repaired, the tech missed app'ts & I have not rec'd the report. The delay is delay & their rep gave us erroneous info re: parts. No one followed up on the claim, their offer is insultingly low & requires unnecessary paperwork. SHW's website says “We’ll repair your covered item. You’ll pay a minimal service fee. It’s that simple.” This is completely false; nothing has been simple about this claim. I'm extremely dissatisfied with SHW. I'm curious to see how they respond to my request for a full refund; if they resolve this matter acceptably, I'll come back & revise my review. Until then, I would strongly advise NOT purchasing a home warranty from this company.

I have an air conditioner with a broken TXV valve from normal wear and tear (according to technician sent). It was evaluated AM 7/13. Warranty claims they did not receive anything until Friday 7/14 -- yeah sure. It is now 7/22, and I have not received a verdict email, despite 3 separate promises that I would if I waited 2 days, or 1 day, or hours. I was also promised a call back by supervisor which did not occur. The AC is partially functioning, but we have been left with the house between 85 and 90 degrees since then, in Mesa AZ with highs 110+. I called 3 times and got "keep waiting, we've escalated" with promises of a verdict which never came. The last time I talked with the rep for an hour. He said I had to wait, but I said I'd wait on hold and would not get off. First, there was no resolution. Then it was "actually there yesterday" - denied because freon was involved. I offered to pay for the freon and have the rest covered. They offered partial coverage and said the policy didn't cover installation $300+. They referred me to paragraphs in the policy that did not speak to that issue. It talked about not covering damage caused by bad installation. I disagreed, but just asked for coverage because of the 6+ days delay. They cited this line in the policy: 10.5. Delay. Select will not be responsible for delays in repairing or replacing a system or appliance resulting from events beyond its control. I admit I laughed out loud. It doesn't seem like an act of god beyond their control is involved. I have been lied to, delayed, partially denied. And forced to deal with all this. Over the phone they promised partial coverage, but I have no email. They advised me to fix it on my own and apply for reimbursement. After already saying they would deny it.

This company is a scam, my AC stop working, I submitted a claim they sent a technician who came and just looked the unit and said it need Freon. My wife tried to tell him a test should be done because there has to be a leak somewhere. He insisted no he doesn't see a leak and all it needs is Freon. When we told him to go ahead put Freon in it, he said he can't because the company has to approve it. So we had to wait 3 days for the company to tell us they don't cover Freon we have to pay for it, also I had to find out from them that my capacitor was low on power and that's all they are going to fix which come to $250. The technician failed to mentioned anything about a capacitor when he was telling us all we need was Freon. The technician and Select Home Warranty had to come up with a reason to close the claim so that's what they came up with and it was final and all these conversation happened with the same people where understanding what is being saying is an obstacle, we could barely communicate with the technician. After I paid to put Freon in the unit, less than two days later we were back to where we stated so am $900 in the drain and no AC. I called the the company trying to explain to them that this all could have been avoided if a leak test was done in the first place, I was told since I did not used their technician to add Freon to the unit, this is a new issue and I have to submit a new claim wait for them to review it and make a decision.

Where do I begin? A few months after we signed up, our air conditioner went out. The fine print apparently said they do not fully cover things until you have been with them for a year or so. Since I believe their call centers are in India or Pakistan or somewhere NOT in the states, perhaps I just didn't understand this from the start as it is extraordinarily difficult to understand them when they talk (My sign-on agent was the ONLY person I ever talked to there who was clearly state-side). They did offer to pay a percentage, which was better than nothing. The rep talked with our repairman and then told us, in her broken English, we did NOT need to send an invoice, which I confirmed by repeating back to her because I was surprised by that. She assured us we would simply receive a check for what they would cover because her discussion with the tech was sufficient to proceed. Check never came. I tried to cancel a few months later and was told another fine print point: I was locked in for a year and to cancel early would incur fees and force me to buy out my contract. So we opted to stay with them. In the spring I tried to cancel again and was told we hadn't hit the year mark yet so I wrote the 1-year date down: July. Just called today to cancel and, like every other time, got the run-around, can't get past their "retention" officer and was told that no matter when I cancel, I still have to pay a $75 cancellation fee. Again... ALL of these conversations were in broken English. I did finally manage to cancel, forced to pay the $75 because I couldn't get a manager on the phone to save my life. THESE GUYS ARE A SCAM, shop around, I am certain you will find a better outfit somewhere else.

Honestly I couldn’t hate them more. I did the 3 year plan which was heavily discounted and I thought for sure in 3yrs with all my major appliances being 20yrs old I’ll make it out ahead. Well I didn’t. Plenty of my stuff broke but they don’t cover it. I’m not convinced they have ever covered a major appliance in the history of this company. Anyone who submitted a positive review didn’t do the math. My AC broke and the technician said it needs to be replaced because the part that is broken no longer exists and the Freon for the unit also no longer exists. Select said their “expert technicians” decided to pay the cost to replace the part that doesn’t exist. Literally they admitted the part no longer exists but they only paid that price anyway. I called 7 times and sent emails and got no where. Once they decide your reimbursement amount they won’t change it. DO NOT DO IT! THEY DON’T PAY WHAT THEY CLAIM TO PAY

I have a pool light which needs to be replaced. Thus far Select Home Warranty is saying it is not covered and referencing section 9.1.2 which references exclusions but the reference to a light is in conjunction with a home appliance not a pool. I would like this component replaced. Terrible response so far.

This company is by far the worst home warranty I have worked with in 14 years. Their technicians deny all work, they do not cover hot water heaters (in AZ where hard water is an issue). They never sent our reimbursement check (since everything denied they only pay $200 for any replacement). Check never arrived and we can't but a stove for $200. It's a joke and we were sold multiple policies and discounted for 3 year up front payment. It's a scam. I have tried to cancel them and was told they would prorate them and we would get nearly nothing back. Since they never sent the $200 reimbursement check for the stove that they refused to fix or replace, I am fearful to have them cash out the policies and even if there is a small amount I am sure I will never receive the money. I have complained to their customer service, I have a representative who is supposed to be helping me named Ron who does absolutely nothing and I cautioned anybody to work with this company. They have really done us wrong and we will be going to another company when these expire.

This company is a scam! They commit fraud every time they sell a policy. They find a way to deny every claim and the communication is horrible! We sat in 90 degree heat for over a week. Our AC unit was completely shot. 2 companies looked at it and said it needed to be replaced. We were denied coverage because of the age of the unit. We called the sales person acting as if we were going to buy a policy and listened again to their sales pitch claiming that “ everything is covered up to $11,000 a year, if we can’t fix it we replace it” this is a complete lie! When you call claims, it’s a different story you speak with people in another country that are just reading from a script. You are told the manager isn’t in or “ just stepped out” they say. “ I’m sorry you are upset ma’am” over and over. They wear you down with no AC in the sweltering heat or no heat in the freezing cold until you give up. What a terrible business! Please DO NOT buy a policy from Select Home Warranty, you will be wasting your money!

Select Home Warranty is a scam and they need to be shut down. They are in the business of taking your money and then denying all claims you submit - the epitome of predatory and crony capitalism. They have outsourced their call center whose primary goal is to deny your claim and block any satisfactory resolution. The representatives have no real decision making power and they will never escalate your claim to a manager or supervisor to review when asked. They only repeat their scripted talking points so they may as well be replaced with a chatbot or AI, which would be just as effective. They will never honor their policy nor approve your claim. When I asked about canceling the plan, they said that I would actually owe them $250 at the prorated rate even though I had another year of coverage left! Avoid at all costs!

Don't bother submitting a claim because they will just deny it. I have submitted 4 claims and every one of them has been denied. After I submitted a request, within hours I received an automatic sent email denying my claim. No explanation as to why. I would expect you would at least have a reason given not just automatic denials.

This company constantly finds a reason not to cover an item. When calling to inquire about a denial, asking for a supervisor, you are told a supervisor will call back but they never do! I recently had a covered plumbing issue, filed a claim and they dispatched a technician. The technician walked in, asked for the $60 service fee and THEN went to LOOK at the issue. He didn't do anything but take a picture and left, saying he'd contact the home warranty company. I then get an email from Select Home Warranty saying my claim was denied as slab leaks aren't covered. This WAS NOT a slab leak! It was a waste water line leak, which IS covered. I had another plumber come for a second opinion and they agreed with me, it WASN'T a slab leak. I called Select Home Warranty.

Select Home Warranty's customer service is insulting to anyone that expects to get what they pay for. If your claim is anywhere near a substantial amount, you will get a complete and total run-around. My claim was place on April 30 and I did not receive any review until I had repeatedly call every day. Finally 16 days later, they denied my claim. The claim was for an air condditioning unit in FLORIDA where it was 90 degrees inside the home. I was forced to rent portable AC for my tenants; I incurred tremendous electric bills; and I was lied to repeatedly by employees who may as well have been robots. I would never do business with this disreputable firm. If your claim is of any significance, you will get no satisfaction. If I could give them NO stars, I would.

This company is awful. I've had their policy for over a year now and each claim I run into problems. First a representative told me something would be covered then after I paid the deductible the technician said it is not covered. Even after explaining that they're online rep told me it was covered, they would not waver. Currently I am trying to get a reimbursement form for a garbage disposal that I had to replace. I thought that they would replace it and install the new one. No. They tell me to buy it and install it myself or have somebody do it and they will reimburse up to $75. Well I've asked for the reimbursement form six different times four different representatives and sending it to two different emails. They will not send the form and they keep telling me that they've sent it. This is going on for months now for $75 reimbursement. I would definitely not choose this company.

I would leave ZERO if I could. Did all my research (except for looking on here) bad on me! and ended up going with Select Home Warranty as others have mentioned they pressure you into buying multiple years so you get a bigger discount. I ended up purchasing 3 years at 1655.93 for the 3 years. If I was smart I would have ran from this company. Anyway here we go! I bought a house in 2020 got a home warranty with the house and then when it expired decided to get another one because I like to play it safe than sorry. Fast forward to 2022 my dishwasher which was brand new with the house breaks and of course the manufacture warranty expired at one year. I call to place a claim with Select Home Warranty a guy comes out a week later to try to fix the dishwasher and then Select Home Warranty says it's too expensive to fix ($400) they will give me $100 to replace it. UMMM hello where can I find a dishwasher for $100?????????? So I argue with them, they say ok we will have GE come out, GE comes out and the part if on back order, fast forward it's been 2 months dishwasher not fixed I call to cancel and Select offers me a check for 300 total towards a new dishwasher I say ok (not smart) go and buy a new dishwasher. Now it's May 2023 and my ice maker on my fridge isn't work I call to place a claim and guess what... my ice maker isn't covered... my fridge it but my ice maker is NOT which is IN THE FRIDGE MIND YOU! I call to cancel again they are pro-rating me rate ok that is fair then charging me a $75 cancel fee ok still fair WAIT FOR IT and charging me the $327 they already gave me so basically I paid for a year of service paid a $75 service fee and also they are taking back the money they gave me which I PAID FOR THE WARRANTY FOR A YEAR. FREAKING COMPLETE BS RUN RUN RUN. COMPLETE SCAM.

We are currently trying to file a claim regarding plumbing that backed up into our home. We have 2 kids under 2 and I am 3 weeks postpartum. We haven't had water for almost a week and sewage backed up into our home. We can't do anything until the warranty company gets back to us. It took 3 days for the technician to come out and they told us it will take another 2 to (possibly) get approval for the technicians to fix the issue. A plumbing emergency that obviously isn't quite important enough for the warranty company. What a waste of time, money and energy. We also previously filed one claim in the summer, which they denied us, claiming the technician they sent out said there was mold on the HVAC unit. The independent contractor we had come out after we were denied said that there was no mold on the system. We ended up having to pay for it all ourselves.

This is my first home warranty policy and I had a horrible experience with Select Home Warranty and I will never choose this company again. CLAIMS TEAM: I had an issue with my kitchen faucet during mid of Dec 2019 and called up the claims team to file a new claim. I have not been assigned any technician for the first two weeks. Everyday when I call them to follow-up on my claim they keep saying it will take another 24-48 hrs to get the technician assigned. Later they assigned me a contractor company in the first week of Jan 2020 and When I called the contractor company to schedule an appointment I have been told by the contractor company that they no longer work with Select home warranty. I called the Select Home warranty again and told that the contractor assigned is no longer work with select home. Then they said they will assign a new contractor in next 24-48 hrs. After one more week of frequent calls with select home I got a new contractor company assigned to me last week and when I called them to schedule an appointment they said that they no longer work with Select home (it seems to be same company they previous assigned me but this one has a different name). As it's already a month so I took the option of choosing my own contractor and the approval process took another one week to get it approved. It's totally been 40 days to fix my faucet issue through home warranty that too with my own contractor. SALES TEAM: My realtor worked with this company to set-up my policy initially during Oct 2019 so I was not aware of the add-ons chosen. Recently I had an issue with Kitchen Faucet issue in my home and I have to contact the Select Home warranty to assign a technician that time they told me that my policy don\'t have Plumbing fixtures add-on so I have to purchase that for additional $65. Later the sales person convinced me to get an additional 2 years coverage and plumbing fixtures added to my policy($770 + $65). After that callWhen I went back to my initial policy confirmation document I noticed the plumbing fixtures was already there in my coverage. When I called them to request for my $65 refund they were arguing with me that I don\'t have that coverage initially and not ready to listen to what I saw in my policy confirmation document. I have to call them everyday in a week asking for the refund which was really frustrating and I stopped calling after a week and finally I figured out it could be a typo error in the policy document in which they mentioned ""Plumbing Fixtures"" instead of ""Roof Leakage"" (which is a free of charge) in my initial policy confirmation document. Later I found Roof Leakage was also not there in my policy coverage. when I called to enquire about that I was requested to purchase some additional policy offers instead of resolving my problem. I got the roof leakage added in my coverage finally after talking to 3-4 people with Select home warranty in the same week. The bottom line is : Why the Claims team is not responsible for assigning a proper technician and why they are not even aware of a contracting company they stopped working with them (twice). Also I am wondering how easily the sales team is sending an incorrect policy information to the customer and they are selling more stuffs to you when you call them to resolve your existing problem. This is my first ever internet review you should realize how much frustrated I am to come and log my first review.

They are the worst company & I hope no one ever signs up with them again. I called them for my washer & they would only 'reimburse' me $150 of buying a new one. Then I call them for my air conditioner; they covered the leak but wouldn't cover putting freon back into the unit. That's most ridiculous thing I've ever heard. How is an air conditioner supposed to cool without freon?? So I paid $125 deductible but then had to pay $220 for the freon. They were out $15 after I've been paying them $49/month for over a year. Then 2 weeks later when they had to come back out for the A/C I was assured that it was covered under the same deductible. But then they said I had to pay that because the technician found another part that needed replaced. It's their technician & how am I supposed to make sure he checks everything the first time?!?! These people are crooks!! I have cancelled my policy & hope everyone else does as well.

When our dryer broke down they were good about fixing it. However, when we had problems with our air conditioning system it was a different story altogether. They want proof of maintenance records they say on All items of your home other wise according to their contract you are given $150.00 towards repair. This is not what we were told before entering into contract with them. They were Very quick and Very persistent that we pay for a full year to get 1 month free. They never even sent the contract which they claimed they did and said it was my fault for not requesting it which we did numerous times. They are Very deceitful and after spending 1 year with them I would not reccomend them if they were the only home Warranty on the planet. They claim if I send them our home inspection the will keep the case open. No way. That was not said at the beginning. The only thing they kept telling us that if Anything breaks down, large or small we pay the $60.00 service fee and they repair or replace for no extra cost. It's a lie !!!

I made a claim on both my washer and dryer within the first three months of my warranty. I was charged a service charge for both appliances. One appliance was fixed and the other was allowed but was outside of my limit within the first three months of the warranty. On the fifth month of my warranty I requested that the second appliance the dryer be repaired and it was denied because apparently the washer in the dryer are considered one appliance. I have found them to be a fraud. I had an appliance stove top, I called them, they sent out there repairman, paid him the required fee he diagnoesd the problem to be with the power coming into house as bad, called Entergy electric supply, they were responsive within 30 minutes they had there representative to my home, he was extremely knowledgeable and through he walked me through the power supply and showed me the amp readings from the primary to my panel and what I was getting from the panel to my home. I then called SHW I then called SHW electrician for 2 days ,I then called SHW and ask them to try and reach their electrician and after several attemps to reach him they then called me back and informed me that they could not reach their electrician and if I knew a electrician they were giving me the authorization to work with my electrician. I called my electrician and he quickly found that the cook top control panels were bad and told me where to go to get the parts. I then ordered the parts and once they were in my hands to call him back and he would install them. He also told me that I would save money by ordering and picking up the parts he would only charge for one service call, They sent the wrong part and I had to have the part reordered and they got the right part on the second try. Even with the mix up my electrician only charged me for one service call when he reall was at my house 3 times to complete the repair. Now I turned in all the receipts with the labor bill from my electrician the total came to $465+ and after many go arounds with SHW they sent me a check for $186+ for the second time and I still have not returned it I am waiting for my attorney to tell me how we will proceed. These people pay some entry level person to relay messages but I am so disappointed and frustrated but I will continue to pursue though it is costing me more than $400 but I will make them keep there word. This is a HORRIBLE company. They are a bunch of order takers but crappy service. The electrician they sent was shabbily dressed and uninformed.0

It appeared to be a lower rate and that they would cover a lot but there are a lot of exclusions that end up costing a lot of money. It irritates me that they need the guy to get on the ground and figure out whether or not it is covered, that is something that should be covered before they are dispatched. I just want them to get their act together. I don't think they are adequately screening their contractors. They are also more or less not trying to cover things, you call and the person on the phone tries to make it seem like it is your fault or something you did. It is adversarial situation and they need to cut that out.

they don't fully disclose what or what not is covered. Be careful and read carefully all the fine print if you don't you will find out alot is not covered. I had a water heater leaking at the bottom because of its age, they said not covered so what's the good of having a warranty product. They also don't cover a/c checkups, they say we will repair when broken. the point i make is find something small and replace a part that is soon to go out and then save a major repair. Also check your contract, they don,t cover freon that is needed in your unit. also read the fine print they anly pay 150 dollars the first year of the contract. BE CAREFUL and READ all the fine print before you sign it. I will never use this company!!

The company is full of liars, and will tell you whatever to get your money. I pay a year in advanced and have been lied to and screwed over not once but twice from this company. They screwed me over on my fridge for around $500 and I told them I would give them another chance. When my HVAC unit went out they then screwed me out of $1200 cause they would "Only" cover damage cost yet we had to put a new unit in "Cost me $5200" for a new unit. Ohhhh also they wouldn't replace my fridge because the person who suggested us to get a new fridge didn't write " needs a new fridge" on the paper YET I heard him state to them and the lady said she was typing it"Lied" that he felt the fridge should be replaced due to age. I would highly highly recommend using a different company!!! For they will lie right to your face 'Bunch of crooks" I am currently waiting for my year in advance subscription to be over so that I may find a better company that actually doesn't LIE to there customers!!! I honestly would have canceled already but they then take money from your account for early termination fees, I figured they have already been stealing from me no point and letting them steal more money.

Terribly pushy and rude sales people that will hang up on you. Deceitful salesmen who tell you not to worry and that if you cancel you can get a prorated refund, but fail to mention penalties and "Adjustments." Even the not-as-rude ones don't listen, talk over you and focus only on your money versus actually helping. Mainly, waited over 2 days just to get a call from an AC repair guy while my dogs were dying of heat and ended up calling someone else and just eating the $6k. Never should have gotten this warranty. Total waste of time, money, planning and frustration. Ridiculous deductibles and never any real help. Worse than used car salesman and not worth it at all.

Not the company I thought they were. My garbage sink disposal was leaking and they won't send anyone out for that. They send they would just process a claim for a new one an send it to me to install. As if I a housewife is going to know how to install a garberator. So they processed the claim as a plumbing issue so I could get someone to come. Then someone finally came and they said it was the garbage disposal and was going to replace it but now waiting on an email approval which still hasn't come. Then I have water leaking put of the botton of my refrigerator so I asked for someone to come and they sent an email saying they won't send anyone cause its not a condensation or plumbing leak so they don't fix that. So I have to get my own technician to come and look at it. A joke especially when I'm paying them $400 a year. I wish I could cancel my warranty but they won't let me cause I'm locked in for a year.

I contacted SHW on 9/3/2019 in reference to my refrigerator - they outsourced me to R2B Appliances - I kept calling R2B - they never answered their phones - I left messages - they never returned my calls - I even sent emails - still to this day which is 9/11/2019 - R2B never responded. I was told by SHW that R2B would be out to my house on Sunday, September 8, 2019 (1st I was told between 12 noon and 2 pm) when I called SHW at 2:30 pm to check on the status of R2B coming - the time was then extended to 5:00 pm - at 5:15 pm I called SHW back to see where R2B Appliances where I was then told that the R2B is closed on Sunday's and they (SHW) don't know why we were told that the company would come out to do a service check on the day that they were closed. Mind you my husband spoke with Andre - however we wanted to speak with the supervisor - the supervisor refused to come to the phone - said that she was busy - we asked Andre to have the supervisor to call us back - as of today which is September 11, 2019 - the supervisor that worked on Sunday, September 8, 2019 still has not called us back. On yesterday I received two different emails (1) informing us that R2B definitely would no longer be the contractor (2) informing us that ChipSet 21 is now the new contractor - I called ChipSet 1 to set up a date and on yesterday, September 10, 2019 that company came out to do a diagnostic test (now this has been going on since 9/3/2019 so of course all of our food is spoiled) - ChipSet 21 told us that they would submit their report saying that the refrigerator is not working - so I guess we will just wait to see how long this pans out.

If I could give them no stars I would. Do yourself a favor and find another home warranty company. They are cheaper for a reason. They deny most claims and will only reimburse the bare minimum. If you happen to obtain this warranty, read all of the contact within the first 30 days for full reimbursement.

This company will just take your money, and deny all services. I wanted a full home coverage like the A/C, washed, and plumbing system. When I had a plumbing problem they denied the services because they don't cover leaks. It is like buying a car witout tires. It is ridiculous.

DO NOT BUY THEIR PLANS! This company is a scam, I had a furnace issue in 20 degree weather. They said it would take 3 days to find a technician. We located one immediately, had them repair the furnace. They called back three days later to tell us to get it fixed and send them the bill. It's been months of phone calls and emails without payment. The government needs to investigate this crooked company. DO NOT BUY THEIR PLANS!

Last fall I ordered a home warranty from Select Home Warranty. The representative indicated it covered the furnace. Not part of the furnace, but the furnace. I paid the money and did not receive further information. A few weeks ago I noticed condensation coming from my furnace. I called and asked them to send information on my policy, and filed a claim. It was immediately denied. They did not even come out, just denied it. Not only that, they were extremely rude. I have had home warranties from other companies and I would definitely not recommend this company.

If I could score less than 1 star, I would. They tell you all of these appliances are covered, but also have every clause that overrides any coverage that you think you have. If your appliance is depreciated (which all appliances are), you will only receive the depreciated value toward a repair or replacement, which obviously won't ever cover the cost of a replacement, and rarely the cost of repair. Don't get fooled by the "We'll repair or replace your covered appliance" lip service.

Select Home Warranty is a company of con artists. In one year, I’ve had to replace my water heater, refrigerator, and now my HVAC unit. They’ve found a way to weasel their way out of paying for anything by finding something in the fine print of their convoluted policy. “Shield Your Wallet” is an appropriate slogan for a company of thieves.

Home select warranty is an extremely shady company. First of their call center is in a foreign country the people who take your calls can’t understand you nor can you understand them. It takes days to get a technician to come fix the problem and then home select either refuses to pay or what they pay is almost nothing. Stay away from these shady folks!!!

Select Warranty is a complete scam. They advertise, market, and sell to you the false idea that if anything goes wrong in your home they will reimburse you for the full cost of the issue or damage. This is so far from the truth. My hot water heater stopped working in the middle of winter. First of all, it took them over 2 weeks to "resolve" the claim (they advertise 48 hours to resolve claims), and their version of resolving the claim was to offer me $300 on a $5,000 repair. Have you ever lived through a cold winter without hot water for 2 weeks? When I complained and threatened to cancel, they offered me $400. When I threatened again, they offered me $500. This company is a scam. STAY FAR AWAY! Their claims and customer call centers are based entirely in India and their agents read from a script repeatedly and try to prevent you from cancelling the policy. It is impossible to speak with someone in the US. If you insist on cancelling, they pass you on from one person to the next eventually claiming you have to speak to a supervisor. That person is never available and has to call you back "later". STAY FAR AWAY! In the end, I cancelled my policy and did not get a full refund. I cannot say this enough... STAY FAR AWAY! You have been warned.

Do NOT use this company! I have had home warranty's with all my new homes. This company is the absolute WORST! It takes an average of 50-60 minutes to actually speak to someone, located outside of the US, then when you get them they just read off a screen & are unable to answer any questions outside of what is on their screens. They never have any of their "contractors" available so after 5 days they will allow you to get your own BUT other company has to call Select to speak with the authorization department while in the home & prior to any work being completed. I have experienced this to take upwards to one hour minimum. No plumber, electrician, etc. Is going to wait that long for approval. So they either leave or you pay & cross your fingers it will be reimbursed. On my latest clain I had a sewer line break IN THE HOME, IN THE BATHROOM! On the invoice it specifically says inside excavation with specific wording of Excavation INSIDE, also description INTERIOR sewer replacement: -cut and remove concrete INSIDE to access drain line When I had agent on phone to have him look at the invoice and verify it said INSIDE his response was "Ms Abeyta we hire professionals who know how to read these invoices." STAY AWAY FROM THIS COMPANY! If anyone else has had an issue like mine please report to Attorney General to file complaint and local BBB.

The pool company they assigned has taken too long to diagnose and repair. Then they are making me pay up front and get reimbursement. Uptown pool says select has not been paying them so I have to pay the them and get reimbursement from select. This totally unacceptable. I will be looking for a different warranty company. Select also is only paying $400 of the the $473.88 it cost to get it repaired. So that means I am out the forty-five co pay and an additional $73.88 plus I have to wait to get the $400 from select.

My air conditioner didn't cool. The service man said there was a leak in the coil and it had to be replaced. Select said they wouldn't pay because they don't cover freon leaks even though they cover air conditioning systems. Some weeks ago I had a problem with the ice maker in my refrigerator. Again they said they cover refrigerators but not the ice maker. They seem to cover everything except what actually breaks.

So far I've had 2 claims neither of which have I been sent any reimbursement. I've received the offers of what would be paid and since these were highly in adequate for the amount of money I paid out of pocket for just one of the claims. Service response for emergencies was terrible. I plan on submitting a letter of complaint as well as posting on all my social media and I will also pass on to several realtors I know as well as family members. I will also post on yelp as well.

They are liars, and have loopholes of every kind to deny claims. Most recently, I had a problem with a very expensive built in microwave. They didn't even send out a technician! They just decided to send a check for $95 for me to send my own technician and seek to repair/replace myself. What kind of coverage is that? Some treatment for a customer who has EIGHT policies with them.

They requested information I sent US mail return receipt they claim they never received. I sent copy showing where someone had signed for the letter. Then they claimed they needed more into. I sent and never heard from them again, Two years is a long time to wait for them to approve reimbursement.
