Unfortunately, currently having a geographic coverage area of only one state excludes the majority of prospective warranty holders in the United States from purchasing a home warranty product from Blue Ribbon Home Warranty.

Silver Plan Lacks Coverage for All Components of the HVAC System

The company's lowest coverage package (Silver) doesn't offer automatic coverage for the home's cooling system (A/C, evaporative cooler, whole house fan, or heat pump), which is a major component of the home. This is often expensive to repair or replace. It's important to note that the heating system is covered, with the above exclusions.

This company is a scam. We paid over $700 for the Platinum Plan, only to find out today that it does not cover the garbage disposal that broke down, a refrigerator shelf that broke down. The Platinum plan states that it covers Preventative Maintenance check and cleaning, but the lady I just spoke to, said that I will have to pay $55 per each item (!!!) they have to check - - not per visit (!!!). What a rip off. I am so glad we did not renew it, as we decided yesterday to see how our first claim would go, then decide to renew it or not! What a huge waste of money and time. Their customer service is horrible. The lady I spoke with could not care any less! Please do not waste your money and your time with them. You have been warned! Stay away, they are just a scam!

If you're reading this, odds are you've been denied by Blue Ribbon for a claim. Here's what to do: file complaints with (1) the Better Business Bureau; (2) the Colorado Attorney General's Consumer Protection Section; (3) post your bad experience on Google, Yelp, etc. (4) consult with an attorney if need be. Our realtor gave us a homeowner's warranty through Blue Ribbon. When we submitted claims, customer no-service was a frustrating waste of time. The reasons to deny claims were endless. We got a copy of Blue Ribbon's contract our realtor agreed to. Talk about the devil in the details - pages of size 3 font are used. And this fine print is deliberately designed by Blue Ribbon to deny any claim. At best, Blue Ribbon is a weaseling non-performer; at worst, it's an outright scam. Either way, homeowners are hit twice - once for the cost of a "protection" plan, then again for repairs the fine print refuses to cover. BUYER BEWARE - stay clear of Blue Ribbon!

Read the fine print and imagine the worst. You will find coverage is very limited and provides a false sense of security. Sellers will often buy a plan to allay buyer fears but the fun begins when trying to make a claim. Blue Ribbon manages the repair process, determines how much of your coverage is consumed during a claim and designates the contractor. Repairs, if eligible, can take many weeks and the stated coverage amounts are significantly less compared to the open market when Blue Ribbon "marks up" the cost of the repairs.

My real estate agent bought me two of these policies for two homes I purchased as rentals. I thought that was extremely nice of her as I wasn’t expecting it. I wanted to add AC to one rental and this reputable HVAC company suggested a boiler check up. The very convincing report with scoped photos came back that this boiler which passed home inspection needed replacement. The issue is that home inspectors are not certified HVAC technicians. My inspection report did recommend certification but did not red flag the boiler. When my agent bought me the policy the only requirement was the house pass inspection. When I called a HVAC company (different from the company who did my maintenance) they indicated that a 10-year-old boiler should not need replacement so they didn’t come certify it. They also added they don’t certify boilers! BRHW said it was a pre-existing condition. I agree but if the purpose of a home warranty is to give new homeowners peace of mind then they failed miserably. This was my first experience as a landlord with BRHW and I will not ever use them. I recommended that my agent try to get a refund as she bought the policy only about 5 weeks ago.

I have had the Platinum Coverage for almost two years. I have used them two times for plumbing issues. Each time their "Plumber" tried to assert that the issue was something that was not covered. It seems as though the technician works for Blue Ribbon so the customer pays for all the work.
