I have had a horrible time getting my service done. I have had to make 3 calls on my hvac system in 6 months. 2 repair 1 tune up. 2 times I was sent to the same contractor that doesn't service my area. Then 2nd call was for leaking ac so they said tune up should fix it,wrong. Then a service call sent to the wrong contractor again. Western finally called and then the ticket was cancelled but landmark emailed me 2 days later saying it was completed though the contractor wasn't scheduled. Contractor no longer had the dispatch and I had to call again. Contractor made it right by coming out today (next day) even though they didn't have a dispatch number associated with the one I gave them. I have spent 180 for my hvac and yet to be fixed (hopefully today) even though I told then there was a leak and a smell of fumes and I have an infant in the home. I need to set up scoutnet call for my garage door though I am skeptical to do it and may end up having to contact someone myself.

Technically they honored their contract by denying out claim but by picking through the wording literally. We had an issue without our shower drain and it leaked through the kitchen ceiling. They sent a plumber out who diagnosed the problem as the drain but denied any repairs because, "though they cover plumbing, drainage systems and shower fixtures, it does not say specifically that the cover the drain fitting." We were pretty disappointed and felt like they were doing everything they could to get out of the repairs. We will not be renewing our contract and will not recommend them to friends (being active duty military, our friends move into new houses frequently).

I have had a couple of decent repair calls, but some are really bad. Companies like yours always nail customers with the fine print, exceptions to coverage, and the horrible process. Example #1: I added on my pool pump to my policy for an additional fee. The system started leaking. Because the diagnosis showed the leak was coming from a special metals filter (that the previous owner added) instead of the main pump itself, you deny the claim. Example #2. A/C stops working. Looks like might be a freon leak. Told leak testing is not covered and would cost $200. Also told that even if leak found, still not reimbursed for leak testing. How are you supposed to find the problem? Horrible. Example #3. A/C goes out. Coils need to be replaced. System old enough that can't get parts, so "solution" is to retro fit a different brand of coil, but since it changes the footprint, it requires a new tray and some ducking work. Since these items weren't broke, they weren't not covered even though required for repair. Charged $1200 for the uncovered part. This one is nearly fraud.

They were really good for the most part, but they did not communicate well with their own contractors. I had to relay information between them multiple times. My air conditioner broke once, and the contractor said that if it didn't get fix it would start leaking. However, the coil wasn't covered by the warranty, so I had to pay for the coil myself. They also said that they would replace my water softener when it broke. However, even after I went and paid 120 dollars extra to make sure it was covered, they went back on their word. They claimed that it wasn't covered and even reimburse me the 120 dollars that I put in for that. They give you a lot of conflicting information.

Some experiences have been good, some have been awful. Labor day weekend, for instance, we had a leak develop in the plumbing underneath the house. They couldn't find an emergency plumber to come out and fix it, so we had to turn the water on and off from the street. It was a big hassle and they were not very polite about it. I could not believe they didn't have emergency contacts like that. They finally gave me permission to search for my own plumber and I called the one who's been doing my work for 20 years. He came and was able to get it fixed it a couple of days after Labor day. But when I asked them to come and do the pre-season tune ups on my furnace, they were on top of it.

I thought they were friendly until I got to the point when it was time for them to replace my messed up appliances. They weren't that helpful 'cause even though the say the want to make my day remarkable, their desire to do so decreased drastically when they found out that they had to fix or do something to solve my problem. I was having problems with my microwave not working, it was like it was having a short circuit and could've been a fire hazard. They guy that looked at it said that with all the parts it needed, fixing it would cost as much as replacing it, so they decided to go with that. At the same time, my dishwasher also needed to be replaced, and both the dishwasher and the microwave were stainless steel. They wanted to replace my dishwasher with a black one and my microwave with a white one when my entire kitchen was all stainless steel. They were going to make my kitchen rainbow! I had to go buy the microwave and dishwasher on my own because they wouldn't finish the job right.

They have been extremely attentive on the phone but our first experience wasn't that great. Between them and the company they referred us to to fix our air conditioner, it was a complete disaster. One company would blame the other one because they didn't get this, they didn't do that, or they said they already sent that, etc. That first experience was not very pleasant. Then, two weeks ago, our air conditioner quit working so we called them. It took them 2 days to get somebody out to fix it. It took a week of lollygagging for them to finally get the information they needed from Landmark to actually fix the air conditioner.

Bought house Dec 16, 2016. A/C was out the work was not covered..in fact unit was only covered with a Carrier outer shell..inside it was filed off serial numbers and actually probably no other warranty would have covered..TExas scam apparently with bad batch of pieced together a/ C.Same deal with the hot water tank, made fun noise..warranty did not cover that..we were not sure but we certainly had to call someone to come and charge us 570 dollars..on and on..no matter what the prob..plumbing etc..it is not covered..should be on the television advertisement...probably cover zombie attack..very unhappy with warranty.

I'm not totally satisfied with their customer support. My A/C wasn't working, and they sent people each time I called them, and it was still not working. I had to pay a service fee each time. On top of that, they sent the same company over and over, because they said they had to take ownership of their problem and work. Finally, I called them and told them to replace it, but the person I spoke to said they'd send someone from another company. The person came over, and determined it just needed Freon, and the first company never diagnosed it properly! I ended up paying a lot to get it repaired. It's working fine now, but that was a terrible, frustrating situation. They should've refunded some of the service fees. Plus, they went up on their pricing this year, which also didn't make me happy. I wasn't totally happy with their service, and now I'm paying more for it.

They don't respond right away, even though they say they will. We actually had a problem with our humidifier, and I called them to see if it was covered. After confirming it was, I explained what the problem was, and they had a guy come out and fix it. Unfortunately, the guy didn't know anything about that particular item, and I still had to pay $60 dollars for him to come over. On top of that, I called Landmark, and then they told me my item wasn't covered. It was just a waste of trip, a waste of money, and they couldn't get the right person to come over, even after I gave them a thorough explanation of what was wrong. I was not happy with the fact that I paid the money, and wasted a lot of my time.

The first company that was sent to our home was terrible and did not do the job. After countless phone calls over the course of a month, our issue is finally being resolved. The only reason I'm giving 2 stars instead of 1 at this point is because every time I call I am rarely waiting more than a minute to talk to an actual person. Unfortunately, they can't ever seem to help with any questions and just say they will email someone to give us a call and then we never receive an actual call back.

Over the years I would’ve given five stars but recently I had a bad experience and had to threaten to leave Landmark because they sent out an appliance guy that made a false claim and I had to insist on getting a second opinion. The second appliance guy came out said it was just a simple fix and was able to fix it on the spot and Landmark never responded or apologized

When it came time to immediately address the warranty issue they were very responsive. Since they found out the appliance is broke, response is slow. I had to buy another fridge because it's very hard to function without one. It's been about a month or more since I initiated this and i'm still waiting to hear back what theyre going to do. The people I spoke with seemed friendly, but what does that matter when i'm not getting the warranty I paid for?

They only have two contractors in our area and one has terrible reviews and the other did a lousy job for us. They used our inside coils to get out of a return call. We had to call someone else not using Lamdmark who fixed our AC and said it was the circuit breaker and had nothing to do with the coils. They and their contractors just appear to not want to honor the return call. Landmark of course does not cover coil cleaning and the contractor just wanted to make money off contract.

Given the service fee is $75 every time, which is more expensive than most of other insurance companies, the Landmark refused to pay the indoor unit of my air conditioning, claiming that it's not broken, which proved to be wrong later. And it has some many excluded items, so I still paid thousands bucks to fix the air conditioning, despite the fact that I already paid $600+ to Landmark every year for past 4 years and didn't claim any big fix ever.

The one time I actually needed them for a big expense they blamed the malfunction on me. Had our A/C system go out 3 months after we purchased our home. The tech came out and replaced a component that immediately failed. The tech made no mention of the units being improperly installed. However, we were determined to be the reason for the malfunction. From what the landmark rep cited, they're strategy is definitely to repair and avoid replacement. Once repairing is not an option they will find the smallest reason not to cover your replacement.

These guys got a million reasons why not to pay. If it didn't come with the purchase of my house, I would not have bought it. Right off the bat, I used their great rekey service. Cost a $60copayment, It only costs $50 to 60 Retail. Had 2 plumbing problems, they didn't pay. I had to pay for the fixes myself. Had issues with my refridgerator and furnace, because they weren't total failures, you guessed it, they wouldn't pay. If the furnace burns the house down, homeowner insurance pays, they dont!

We had a problem with out water backing back up into our house, called Landmark and they sent someone to come look at it. The guy snaked our toilet and left. The next day the water started backing back up into the house again. We called Landmark and told them we wanted the guy to come back out and look at. They put the request in and notified me that they wouldn't pay for the snake again. Okay. Well when the appointment time comes around, the guy doesn't show up. Kept calling and calling, no answer, no call back. They hire bogus contractors.

Our kitchen faucet was broken. We contacted them to have it fixed. After four weeks and several phone calls, they eventually told us that they would repair builders-grade (i.e. cheap) faucets. Our faucet is was installed later on and more expensive. Thus, they would not have it fixed. They paid us $47 and basically said we're on our own. Several problems here: 1- It took four weeks to give us a final answer? 2- Their final answer is "No, we won't fix your faucet". Not acceptable.

(why does response time take 2 to 3 days to obtain onsite response? ) Took 2 visits for the compressor stated the compressor in question was filled with dirt and required cleaning which was not covered by our contract. We paid for the cleaning but ultimately found out that it was a unit that did not belong to us. Instead we learned that compressor belonged to our downstairs neighbors so we got screwed on that call. WE Paid To HAVE OUR NEIGHBORS UNIT. Paid,$70 for another person's unit. Not happy!!!

It's almost impossible to get someone on the telephone without having to wait a long time and they're not always readily available. I was routed through different numbers and lines before I got a hold of anyone. I used my warranty within the last two weeks and the problem still persists. We tried to use our warranty for our air-conditioner to get a free summer check on it. Landmark responded quickly, contacted another company to come, and they never contacted us. Landmark tried to follow up but even several months later, we never ever got our air-conditioner checked. Landmark kept on checking up but they were unable to get an individual out here until they just gave up. The said 'we're just gonna refund your money' and they did, a little bit of it as a compensation. That company that they are dealing with obviously shouldn't be working with Landmark.

They have been helpful, however I'm just not happy with Landmark as far as their warranty. They always charge you on top of their fee and I'm not happy with that. We recently had to use it because we had a plumbing problem. I had to pay upfront for the service fee to whoever came out. Then, I have to pay again to install and do the fix because Landmark didn't cover it. I'm just not happy with it. I'm not pleased with how they operate since I have to pay fees on top of the monthly fees. I'm giving them so much money and not giving me the service that I thought I was gonna get.

My experience with customer support was not good. I had to use my warranty, paid the $65, and they had an appliance guy come in and check the unit. He looked at it, left, and submitted his report to Landmark. They wanted me to pay again to have him come back and do it all over again because they were not satisfied with the information he gave them. They did give me a fair settlement though.

The customer support has been good, but the contractors...They don't have many contractors so the response from them has been slow. Our refrigerator and freezer went out and we called Landmark. They gave us the name of the person that would be contacting us, but when we called them it turned out they could not get here for 10 more days. We asked Landmark for other contractors, but they didn't have anyone else who could come, so we had to wait 10 days to get service.

Their customer support has been good, even though I've only used them once. I had trouble with my hot water heater and they tried to hook me up with a plumber. I never received a call from the first plumber, even after I left them my number. Landmark then tried to hook me up with another plumber, but they never called me. In the end they had a different plumber come, and he came out right away.

I don't agree with their policies, so I won't be renewing because of that. Plus, I tried to use the service for a plumbing issue, and they sent a plumber from another city that did not resolve the issue. I tried to use a local plumber, and they didn't allow me to do that. Also, they wouldn't refund my service fee of $60, so I just found a plumber on my own to get the job done properly. Besides that, their customer support was fine.

I'm not really too thrilled about their customer support. Sometimes I get somebody that's good, and sometimes I don't. The very first time we had to call was because a pipe had a leakage. The first person said it was covered, but they couldn't send somebody out. I called again, and the second person said it wasn't covered. Finally, the third person said it was indeed covered, so it was finally done, but I was told that I had to pay for the prep costs. That was really aggravating, plus, we had to live without water for 4 days.

We got the warranty when we first bought our house, and we just continued with it. Right now we're trying to use it. Our air-conditioner isn't working and we're having problems getting them to resolve it and get the problem taken care of. We're actually a little frustrated with the customer service. Just recently, our air conditioner wasn't working, and we had to pay $60 for them to come out. That was okay, but it turned out that they didn't have any Freon with them, and they don't for a recharge. So, the service is pretty much useless, unless something completely fails. Problem with A/C unit, first diagnosis missed leak in coil, paid $400 for refrigerant, which was gone in 30days, because of miss diagnosis, compressor failed which then cost me another $550, to fill system, not to happy that there warranty is only good for 30 days

we called early august you assigned cox plumbing for our job they came we waited two weeks for part they installed part next day the hot water heater had same problem we called you but cox plumbing never came back, so therefore we've had a broken heater for one and half months. i don't think thats good service.

I made a claim on a broker water heater, and rather than fix the issue they attempted repair despite Sub-contractor recommendation that the unit be replaced. Repair failed, and I incurred more service charges, more cost and damages to drywall and paint that they would not address.

The guy comes and looks at my freezer, finds out what's wrong then has to wait for the ok to fix it. 2 weeks later he calls and says he gets the ok to fix it. While fixing the problem he detects another problem and says he has to have permission to fix it. I wait a week then get an email saying landmark has denied the other part getting fixed.

Don't waste your money. I needed an A/C repair in the middle of the summer in Texas. This company had NO 24 hour service providers available. I had a 3month old baby at home and I had to call someone to come and pay a heft bill for it. What is the point of having a warranty if they don't have service companies available?!

Landmark didn't cover any air conditioner repairs. I don't understand why. A leaking coil caused water damage to my hallway, hall closet, master bedroom closet, plus hall carpet. I had to pay 5200.00 out of pocket. My Homeowners policy didn't pay because it is considered an appliance. I am not happy.

The list of exception is huge. When you purchase a warranty, you'd like to have what's broken fixed or replaced. Not part of it with a lot of additional expenses. Flooded area example- we'll fix the flooded portion and provide you with a person that will quote repairs of damage. Not really comforting.

Their warranties have many loop holes in terms of what is covered and what is not covered. You have to pay their $70 'call fee' just to get someone out to take a look To see if it is covered. More often than not, it is something that is either not covered or only partially covered and the $70 is wasted.
