First American would like to sincerely apologize for any inconvenience you may have experienced during the handling of this claim and thank you for bringing this issue to our attention. We are always looking for ways to better our service and your feedback is an invaluable part of the process. Our records show you placed a claim for your air conditioner leaking water. First American dispatched Greenway Home Services, LLC who reported a clogged drain line but reported that the attic had improper flooring/decking to allow access to the unit without hazard. Please be advised that gaining access to the unit is not covered under the home warranty contract as is stated in the Limits of Liability Section Six. First American will be closing out this claim, but it can be reopened once you submit proof of access being provided. First American considers this claim to be closed.

Hello Janette. First American apologizes for any inconvenience you may have experienced during the handling of your claim. According to our records, you placed a claim on June 28, 2022, for your air conditioning not working properly. First American dispatched A-AALL Services, Incorporated, who reported the system low on refrigerant, completing repairs the same day.

On July 22, 2022, you reported the air conditioning not working properly in the bedroom. First American dispatched a second opinion contractor, Ruiz Air Conditioning & Heating who reported no mechanical failure although recommended a routine maintenance be performed on the air conditioning system. Your home warranty contract does not cover routine maintenance. Please refer to your home warranty contract under Limits of Liability number Thirteen, which states:

“This Contract does not cover routine maintenance. “

First American considers this claim closed.
