First American has been providing home warranties since 1984. The home warranty service provider offers coverage to 30 states. Over 35 years of home warranty experience is a good indication of the company’s stability and willingness to provide quality service. Choosing a home warranty company with so much experience could be an additional benefit for homeowners.

Comprehensive Plans

First American Home Warranty currently offers two coverage plans and a variety of additional options for warranty coverage. The monthly cost for a First American Home Warranty plan starts at $28 per month and lasts for one year. The service fee varies by location, but you will typically pay $75 whenever you schedule a repair or replacement with a First American Home Warranty technician. Warranty plan holders can upgrade or expand their warranty plan within the first 30 days of coverage to add on additional systems or appliances.

First American also offers a 30-day review period for new warranty contract holders. Customizable plans are made for homeowners, real estate professionals, as well as network service providers. First American Home Warranty's website allows anyone to receive a sample contract and specific residential warranty pricing within minutes.

First American Home Warranty does not have an age limit on systems and appliances, so you don't have to worry about the company refusing coverage based on this. Warranty coverage for major appliances and systems is as follows (pricing and coverage for protection plans may vary by location):

Coverage Limits

Unlike some home warranty providers, most of First American’s covered items do not carry a specific dollar limit. First American plans do not require a home inspection to be done by a contractor or maintenance records to be retrieved from a repair person for coverage. The service provider also offers extra protection for malfunctions due to lack of maintenance, regular wear and tear, rust, corrosion, and sedimentary build-up. There are no age limits on covered items, and no limit to the number of claims a customer can file.

24/7 Claims Service

No matter the time of day, customers can open a claim. First American offers a 24/7 service request hotline where you can make service calls at any time as well as a user-friendly online customer portal. First American has a nationwide network of workers and prescreens every service contractor and requires them to complete a probationary period to ensure customer satisfaction standards are met through customer survey results.

Online Homeowner Center

First American offers an easy-to-use online homeowner center for all of its customers. From this portal, a customer can open and track their claims, view their contract details, renew their home warranty, and manage communication preferences.

First American provides coverage in 30 states. There is a tool on its website that allows for a zip code lookup to determine if First American provides coverage for customers in a particular state. Unfortunately, if you are out of First American’s coverage area, you are unable to receive its services.

While the customer service representatives are very friendly and helpful, their hands are tied by management and/or the escalation team. We placed a service call for our dishwasher in January of 2023 due to a leak and an issue with the drying cycle. The original vendor diagnosed the problem, ordered the parts, and came back a few days later to install them. After he left, the dishwasher was in worse condition than when I originally placed the service call. The service call was intended to fix the drying cycle, not make it worse. I called the vendor to follow up on his installation, and he directed me to call FAHW to place an additional service call as he denied accountability for failure to fix the issue. Now the nightmare begins........it is now March 2023 and our dishwasher is still not fixed, and it's in worse condition. Several error messages are on display after the vendor attempted to fix the issue. Upon calling FAHW to follow up with the issue, I had to deal with approximately 6 customer service representatives over the span of 2 months who attempted to alleviate the situation, however, all their actions and decisions were denied the next day by the escalation team and/or management. The issue at hand was that the original vendor would not answer or return any phone calls from me or FAHW, however, I was told by one of the reps that I had to continue to wait for their response. After waiting for an additional 4 weeks, I called to follow up for about the 6th time, after waiting on hold for 40 minutes the representative was finally able to send out a different vendor to fix the investigate the repair. The second vendor finally came out in March, diagnosed the problem, ordered parts, and is scheduled to come back tomorrow (March 21st). I have never received any communication from leadership and/or management apologizing for the situation. I asked several reps to forward me to some sort of supervisor to discuss the situation, however, no reps were successful in fulfilling my request. So basically, I had to chase down the situation for remedy.....for 2.5 months. This is one of the worst customer experiences I have ever had in any sort of service issue....anytime....anywhere. The fact that I was never contacted by a supervisor/manager speaks loud and clear about the culture at FAHW......greed, arrogance, and lack of empathy. We will not be renewing our contract once completed. P.S.......Dear First American Home Warranty, please do not respond to this post with a "canned response" about future service and how much you "care" about customer service. You clearly dropped the ball....no urgency, no communication, no apology. At this point, you need to go "above and beyond" to make this right. Let's see what your customer service is capable of to make this right. I will be updating this post to inform the public regarding the conclusion of this situation. This is your opportunity to shine and deliver.......friendly reminder.......please no "canned responses" to this post. MAKE IT RIGHT!

Our basement flooded because of a failed sump pump. The damage and repair cost was around $18,000. I reached out to First American Home Warranty (which we have and was paid monthly for) and they denied repair due to a condensation line draining into the well where the sump pump was. It took them three weeks to let me know they cannot fix it because its not ground water only. Apparently, the 8oz of water that condenses every year into the sump pump well is enough to void the warranty. For three weeks I emptied multiple times a day by hand because of how slow they were to respond and when they finally did, they told me it could not be replaced. Its a shame that I pay $85 for a service ticket, a monthly price is paid and all they told me was they could not fix it due to condensation water from the homes heater, which amounts to less than a half cup of water a year, made it not able to be fixed or replaced. So I paid money for a problem not to be fixed and then was told they won't attempt to replace it. I was skeptical about home warranty companies and the fine lines they hide from customers, but I gave it a shot and it bit me. As a home owner, I would not consider a home warranty. Just save the monthly payments to yourself then use that money when the time comes for a repair. If you are serious about getting covered, please, avoid this company. Learn from my mistake. They won't take care of you. It might seem like I am being dramatic, but if you go with this company and the time comes to be taken care of, they will leave you hanging any chance they get. I work for a large company and travel to the different plants we have throughout the country and help renters in my area with their properties, so I come across many different people from all over. I will be sure to let people who ask me about home warranties to avoid First American Home Warranty at all cost.

I have called a few times for plumbing issue and always referred to the same plumber from the Portland Or area.. I live in Vancouver Washington .. and this particular plumber has not ever been cooperative in my need for an emergency appt.. after another day , I was advised that I could call my own plumber in my area and be reimbursed for the service if the problem could be done for less that $265...I had the issue resolved . Also the "uninterested " canned answer to my phone call is very annoying and if I were a new customer I might not be interested in using FAHW

I’ve been with First American for over 20 years. They have been very fair to my repair requests and have repaired many appliances and AC’s over the years. The only suggestion is that they screen their contractors more thoroughly. Not many but have had a contractor that was less than trustworthy that ended up costing me and First American excessive charges and long delays. I highly recommend First American.

Our garage door started going up and down on its own and company came out that day and fixed it. One of our heating units went out on a Saturday and no appts available until following Friday when we were out of town for a planned trip. We returned on next Monday and they called with an appt and came out to relight pilot light and remove some residue fromthermalcouple. Tuesday the heating unit went out again. It was assigned to a different company. I called them and was told by the person answering he would call me back. He never did so I called him back. He said could send someone next day as his person had broke his thumb. No one showed for the appt so I did a resubmission. And it was assigned to yet another company who scheduled me a a workin appt today which is pending.

Our fireplace issue has still yet to be resolved. The “service company” who came out on the call didn’t fix the shut on/off issue. When I called the company to reschedule a followup, they told me they only cover their work for 30 days and normally don’t mess with fireplaces. Called First American for assistance, spoke to Shelley C, who willing agreed to look into the issue but I’ve never heard back. Sent her the pictures, receipts, etc. as requested but no response. And this was back in February. My overall rating is low because I’m paying for services that aren’t being completed.

I notified the plumber with Jerry's Plumbing on Saturday morning. No calls back Saturday, Sunday, or Monday. I called on Monday morning and told them I had water on my closet floor. He did nothing about it. There was water on the corners of the cabinet under my sink in two cabinets. There wasn't water under the sink in the bathroom. He did nothing about it. I had to hire another plumber from JES Plumbing. He took a 4x4 foot piece of drywall off behind the sinks in the bathroom. When the faucet was turned on, water shot out into the closet and soaked my carpet. That plumber repaired the drain pipe to stop the water. I dried the carpet all day and night with fans in the closet. I used chlorox water to kill the mildew. That cost me $450.00. Then I had to call another person to put the drywall back. He cut it to 4x8 foot to get rid of all the mildew and wet drywall. He inserted new drywall in the closet and I dried out the carpet with fans. The carpet has stains on it from the Christmas boxes I had stored there. The boxes were soaked with water. Everything is dry now, but now I have to get someone to finish the drywall with texture and paint. Your company charged me $85.00 for the first plumber who did nothing. The second plumber charged me $450.00 and the person that put in new drywall on the wall backing the bathroom sink was $300.00. Now I have to get someone to texture the wall and paint it. I don't know how much that will be. $85.00 plus $450.00 plus $300.00 and I don't know how much it will be to finish it with texture and paint. Since the first plumber did not call me back on Saturday, my daughter and I missed a Christmas program we were supposed to be at. I would NEVER recommend Jerry's Plumbing to ANYONE!!! I am now out $835.00 plus I still have to hire someone to finish it. Are you going to reimburse me for all of this? Your Home Warranty means nothing!!!!!

We enjoy the security that having a warranty through First American Home Warranty gives because we can call and have someone help with our big needs. However, we have had a couple of times a situation where the company they sent fixed the problem called about but left more problems in their wake. Because the bolt was loose, over time the front of our dishwasher came off after they worked on it and stuff like that.

The company is great. You have to understand how warranty companies work or you may get very frustrated. I have had my home warranty since 2010 and I’ve used it ALOT. The claim process is easy, most of their contractors are great local companies and I always know how much each visit will cost before I even file the claim (limited exceptions for a huge ac repair)

I was extremely disappointed in your competitor, Choice Home Warranty. I was a customer of theirs for many years without making any claims. As soon as I had a claim, they c as me up with many tests that "I" had to pay for to qualify for replacement. There would be hardly any savings on my part for being a customer all of those years. AFHW allowed me to apply all those years to their service and get immediate coverage. So far, I feel I have the program of them all and I am very happy. . m.

They have been prompt, courteous, friendly, informative, and professional in my dealings with them. I've had several issues this first year of owning my new home. They have provided rooter service, fixed a plumbing leak of sewer pipe in my crawl space, replaced my ice maker, replaced my stove, and replaced a remote to my garage door in addition to a new battery in the other one. Quick response even though no fault of anyone due to supply and demand took awhile for parts to come in. When they did the company contracted out said it was better to replace our unit in which we did. The unit ran beautifully until a snake decided to venture into our new a/c unit and pretty much destroyed it. Once again the warranty would not cover so we had to buy another unit. Plug your a/c holes with a deterrent of some sort to keep snakes and whatever else could find residence in your unit.

First American Home Warranty was a true disappointment based on the level of service that was promised and what was delivered. On 1/26/2023 I submitted my claim for my water heater to be repaired. Due to schedule conflicts they were not able to check my unit until 1/28/23 and the conflicts were on both sides so not a major concern. The plumber determined that my unit needed to be replaced and he would submit the information to FAHW. FAHW provided me with the proposed replacement and it was a far lower model than the unit that was being replaced. I contacted the manufacturer of the Water Heater per the information plate on the old heater. The heater was a Whirlpool but it had advanced energy saving features and was a higher end unit in its day. It was the first water heater that I have seen that actually had a circuit board which is what went out. Whirlpool no longer markets Hot Water Heaters but the manufacturer still manufactures an equivalent line and they offered the model of the current equivalent to my water heater. I submitted this model to FAHW as a more acceptable alternative to the base model of another manufacturer that FAHW was wanting to put in. I was denied numerous times because they felt that the one offered was the proper replacement. They offered me a Cash Out Offer that did not even cover the cost of of the replacement equivalent water heater. My coverage limit on a water heater is $1,500.00 and they offered me slightly less than $800 which I refused. After several attempts at getting this resolved and consulting my attorney I requested Arbitration in regards to this. Arbitration never occurred and when I went to check the status of my claim/repair I discovered much to my surprise that I had accepted the cash out offer and the matter was closed. I never accepted the cash out offer and it is now 2/28/2023 and I still have no hot water. Bottom line is they evidently do things their way regardless of what the contract may say.

Another time I had an electrical problem and they couldn't get an electrician, I had to contact one myself. I pay my premiums every month and I have problems like that.

I started with an insurance company to alleviate the stress of finding someone to do work if needed. Always there is a wait sometimes long wait for company to come. They respond immediately but one company even told me for a fee they would come sooner. When they come they usually don't have the part and have to come back. I have had one tell me he would have to tear out a brick wall to stop my leak. Y'all didn't cover brick repair. I have had some one repair an air conditioner that blew hot air afterwards because they forgot to close the side. Another time they put in a drain upside down and later it caused the machine not to work. I had a leaking ice maker fixed and after warranty up it broke but that may just be coincidence even tho same problem. I am really wondering if I would had same hassle with out paying a yearly fee.

Used FAHW website and logged in a claim for air conditioner not running. We received an email back with a company name we called them and they said no longer service our area due to gas prices. We received another email from FAHW that another company was being notified. They called us and said they would be here about 3:30. They were early and fixed our problem promptly since it was a condenser that went bad. Our air was out for less than a day. Thank you.

I was told two differnt resolutions pertaining to my microswave llsince April 3rd, 2022. Two technicians installed a replacement microwave and took the old away, So everything is finished with the miocrowave and I thank you so much.icians came to the house and looked at the microwave and went to get parts. Both times the microwave did not work. The second tech said that he was going to put in for a new microwave to be installed. About 3 weeks after that I received an email from First Home Warranty that I would not be receiving a new microwav3e but that theyt were going to order parts to have a technician install to see if the microwave willl work. I heard nothing since them until Wednesday of this week when two guys said they have a microwav3e to be installed. I was so ssurprised. They installed the microwave and took the old one away. ame and proceeded to get parts to ssee if the microwave will work. Both times it did not work. The second technician said that it was the mother board as no electricity was passing through. He told me that he waws going to put in for the new microwave. Thankfully, First American had us covered. After Phoenix Plumbing, Heating and Air was dispatched to the project, First American kept us posted of the upcoming service. Jesse, the plumber was very competent and friendly. To ensure the best service, we were also invited to provide immediate feedback. All these proved the five-star qualify of First American.

Whenever I did speak with someone, they were able to help me right away, or at least gave me the assurance that they were "working on it." I've had to call them back several times to get updates. Often would get a different person telling me different things. We never received confirmation emails or phone calls on the status of anything, not sure if this is a technical glitch, so make sure they can and will email you receipts and status updates. I'd log into my account and would sometimes find updates on information but there is no history in what happened, so I highly recommend you keep your own records of things!

They've been excellent. I've had them with my house now for almost thirty years. They're there to help and get solutions to whatever is going on. There have been several times that they've actually thought about the response I was given from a vendor and it wasn't right and they questioned it and go second opinions to make sure they were right. They do their research. They don't assume that their vendor is always right. I had a plumbing leak and they took care of it. It was incredible. I had some complications from the vendor and issues and modification charges. They did all the research necessary to get it resolved properly and now the job is done. I'm very happy. First American makes sure you're satisfied when you're done. I've had a couple managers involved because there were things that didn't make sense and the actual sales person couldn't match it so they connected me to a manager that could answer my question and give me good, sufficient answers.

When we bought our dream home and the deal was ''' as is'', we planned on needing to make some repairs and find a few surprises so we asked for First American Home Warranty coverage with our contract. Wow, did we underestimate the things that would go wrong with this little place. In the first three years, nearly every major appliance has gone out as well as fans, plumbing, both toilets, and I can''t even remember what else. First American has not refused us? Dropped up, questioned us or anything, they have helped us quickly and politely with every single claim. We would have been lost and financially ruined if we had not had this policy.

When my A/C broke down with First American, they fixed it right away and everything and it's running great. There was one little problem though. When the guy replaced the parts up in the attic, they didn't replace the board. I'm happy with the company, it was the vendor's fault. They sent an email and said it needed to get replaced and First American acted right away and put the part on order. I get great service. They're very professional and they come out right away and service and take care of things. It works really fast. I wouldn't change the company. I had another company and when I saw your company and found out what they cover, I was ecstatic and I've been happy every since. They react really fast.

I really like the experience of working with them and not having to deal with the companies that you get your appliances from. This particular time they gave a time in which the company could come and service that item and I had problems with that time and I worked with First American Warranty and let them know and within forty eight hours they called and got me within forty hours of the call. I had problems with my dryer and I thought they would be able to repair it and go from there. The technician came out and serviced the dryer and told me what was wrong with it and then left. After I tried to use the dryer after he left, it wouldn't work. And I called them back and I got aggravated with the time it took for them to come out and reservice it. And it ended up costing me another $75 and I didn't know I was going to have to pay for that because it wasn't part of the actual dryer. First American was great, it was the company that came out of my house that I wasn't excited about.

Having an older house makes having a home warranty a must. I don't know how we would have paid for some of the repairs that we've needed over the years if they hadn't been covered. We have peace of mind knowing that we are protected from catastrophic damage and repairs. Well worth the investment. Occasionally we have to call more than once to get a technician scheduled, but that is really a problem with individual companies and not the fault of First American. Customer service has been wonderful. I don't think we could live in our house without them. We were not solicited for our business. I researched the best coverage and called them. No phone calls or emails asking us to increase coverage or buy other products. We truly could not be happier.

Our Samsun washing machine has been broken since December 4. We called first American home warranty and some came out two weeks later and said they needed to order a part. Weeks went by, so I started to call them about once per week. I was told the part was on back order. This went on for a couple more weeks. Then they said the place that was going to fix it had the part. I called them several times only to be told, that they had not received the part. Finally they called and scheduled a day two weeks later to fix our machine. On the day of the scheduled appointment they called and said they had ordered the wrong part. They came out 9 days later. The service guy took our machine apart and told us he had the wrong part. He left the machine apart and a few days later I started to have an autoimmune response and was in very bad pain. I am highly allergic to mold. I looked inside the machine to discover they had left standing water in the machine for over 11 weeks. The smell of mold was horrible. My husband had to take the water out of the Maxine cup by cup. In order to shut the machine he put it back together best he could. We then had to duct tape and plastic wrap the machine closed. The service guy called and said that he needed to take a photo. I had to take the plastic wrap and tape off for him. I asked him to put the machine back together and he refused. He said he was just told to take a photo. Now they are saying they won’t fix it or replace it. That maybe they would replace a machine that we had over 4-5 years ago. We have receipts that we purchased this machine back then and had paid to be delivered and installed at our address with our names and credit card. Do not buy a first American home warranty!!! They are straight up scam artists.

A replacement clothes washer was located although you declined the replacement offer and accepted the cash payment in lieu of the clothes washer replacement in the amount of $677.69, which was mailed to the you. Our records indicate your washer has not yet been replaced therefore and no additional repairs will be made since the clothes washer has already been recommended for replacement. Once to washer is replaced, please send in your paid invoice/receipt to remove the exclusion due to the cash payment in lieu of the clothes washer replacement.

I purchased the Premium plan. Our built-in Convection Micro-wave failed. I called the company and they dispatched Sears Services to repair the unit. Service man said needed parts are no longer available. He took pictures, made notes and said he must submit the report back to First American Home Warranty for additional action and I should hear from the office in a couple of days. No response so I eventually called to determine status. The phone representative checked with Sears and told me the report said parts were not available and I should hear from them in two to three days. Again, no call from anyone so I called again, basically same answer. Waited several days and called again, same response, told operator I needed a microwave and would buy one, have installed and they can re-imburse me. I proceeded to purchase a new Convection Micro-wave on sale from Best Buy and had it installed. I submitted the purchase receipt on-line to First American Home Warranty. Multiple calls again following upon status of re-imbursement but keep being told claim is pending and there will be a resolution in two to three days. After over five calls, lengthy on-hold times, and run around, still no resolution and response. Update: Finally received a buyout after 6 weeks of hassle, only about 66% of replacement cost. Will be cancelling policy.
