First American has been providing home warranties since 1984. The home warranty service provider offers coverage to 30 states. Over 35 years of home warranty experience is a good indication of the company’s stability and willingness to provide quality service. Choosing a home warranty company with so much experience could be an additional benefit for homeowners.

Comprehensive Plans

First American Home Warranty currently offers two coverage plans and a variety of additional options for warranty coverage. The monthly cost for a First American Home Warranty plan starts at $28 per month and lasts for one year. The service fee varies by location, but you will typically pay $75 whenever you schedule a repair or replacement with a First American Home Warranty technician. Warranty plan holders can upgrade or expand their warranty plan within the first 30 days of coverage to add on additional systems or appliances.

First American also offers a 30-day review period for new warranty contract holders. Customizable plans are made for homeowners, real estate professionals, as well as network service providers. First American Home Warranty's website allows anyone to receive a sample contract and specific residential warranty pricing within minutes.

First American Home Warranty does not have an age limit on systems and appliances, so you don't have to worry about the company refusing coverage based on this. Warranty coverage for major appliances and systems is as follows (pricing and coverage for protection plans may vary by location):

Coverage Limits

Unlike some home warranty providers, most of First American’s covered items do not carry a specific dollar limit. First American plans do not require a home inspection to be done by a contractor or maintenance records to be retrieved from a repair person for coverage. The service provider also offers extra protection for malfunctions due to lack of maintenance, regular wear and tear, rust, corrosion, and sedimentary build-up. There are no age limits on covered items, and no limit to the number of claims a customer can file.

24/7 Claims Service

No matter the time of day, customers can open a claim. First American offers a 24/7 service request hotline where you can make service calls at any time as well as a user-friendly online customer portal. First American has a nationwide network of workers and prescreens every service contractor and requires them to complete a probationary period to ensure customer satisfaction standards are met through customer survey results.

Online Homeowner Center

First American offers an easy-to-use online homeowner center for all of its customers. From this portal, a customer can open and track their claims, view their contract details, renew their home warranty, and manage communication preferences.

First American provides coverage in 30 states. There is a tool on its website that allows for a zip code lookup to determine if First American provides coverage for customers in a particular state. Unfortunately, if you are out of First American’s coverage area, you are unable to receive its services.

THERE PROCESS IS GREAT, THE COVERAGES ARE GREAT AND AS LONG AS I OWN A HOME, THEY WILL BE PROTECTING US. I HAVE REFERRED SEVERAL PEOPLE TO AMERICAN FIRST HOME WARRANTY, AND 4 OF MY CO-WORKERS HAVE SWITCHED FROM THE DTE PLAN TO FIRST AMERICAN. You are asking for a rating for something that I haven't even used. So, how can I rate the company until or when, I might have a claim? It's all good, fine and dandy beforehand, Until then, my rating First America is pretty worthless- other than to say, that the initial contact with the US-based representatives seemed very positive and appreciated and one of the reasons that I left AHS after disastrous customer service and non-existent follow-up from them. So, we are off to a good start with First American and hopefully, in the event of a claim, the level of service will remain 5 star.

They are the best! Proof is in the work and getting things done. They have replaced by dishwasher, refrigerator, stove, and other thing that needed fixing. And the contractors that aren't doing the job, their gone. New one are so much better. I have used them for over 20 years and tried others, but always went back to FAHW. You will be making a mistake if you don't use them.

Hi I had a company come out to check our a/c unit and said they found a few things going on with it . Then I called up our home warranty on it then they told me they would have to send out one of the companies under the warranty to check it out also and I didn't have a problem with that and the company on there hand said everything looked to be ok just maybe the freon may be a little low but now makes me wonder about other repair companies about their honesty and who to believe . So now I'm wondering is there really something going on with my a/c unit or not just don't want to be left without it if it fails this summer. 🤔

The contractors usually do a good job with contacting you within an appropriate time period. I have only experienced an issue once regarding the repair of my fridge. It took a while for repair as I was told the contractor was awaiting receipt of a part.

My air conditioning stopped blowing cold air. I filed a claim online, which was quite easy. It took a few days to get a technician out (it is a busy, hot August in Nevada). He diagnosed the problem and submitted to the insurance company. Things got confused, the work ticket was closed out without the work being done, but fortunately First American sent me an email asking how they did, and when I told them they had closed without fixing it, they jumped on it. Within a week they authorized the repair and the AC is working now with a new condenser. There was a $1,200 total cost, but the repair would have cost about $8,000. So, good value for the money. fortunately, my home has 3 AC zones, so being without the air conditioning for a few weeks of 100-degree weather was tolerable. I would give them 5 stars for customer service and the AC company they sent, but had to take a star off because it took a while.

First American Home Warranty sent a reputable HVAC company out to repair our unit. They did approve a new unit be installed. It just took 6 days from the unit going out before it was replaced. I felt it could’ve been more expedient but it did go out on a weekend. With the temperature ranging from 101-107 during those days, we were forced out of our home and even with the premium plan it cost us $1200 plus hotel expenses.

Instead I have to be calling the companies that they randomly select to perform the work on my home, Checking that the approvals are in and the work gets scheduled in a timely manner. Whenever I did speak with someone, they were able to help me right away, or at least gave me the assurance that they were "working on it." I've had to call them back several times to get updates. Often would get a different person telling me different things. We never received confirmation emails or phone calls on the status of anything, not sure if this is a technical glitch, so make sure they can and will email you receipts and status updates. I'd log into my account and would sometimes find updates on information but there is no history in what happened, so I highly recommend you keep your own records of things!

They've been excellent. I've had them with my house now for almost thirty years. They're there to help and get solutions to whatever is going on. There have been several times that they've actually thought about the response I was given from a vendor and it wasn't right and they questioned it and go second opinions to make sure they were right. They do their research. They don't assume that their vendor is always right. I had a plumbing leak and they took care of it. It was incredible. I had some complications from the vendor and issues and modification charges. They did all the research necessary to get it resolved properly and now the job is done. I'm very happy. First American makes sure you're satisfied when you're done. I've had a couple managers involved because there were things that didn't make sense and the actual sales person couldn't match it so they connected me to a manager that could answer my question and give me good, sufficient answers.

When we bought our dream home and the deal was ''' as is'', we planned on needing to make some repairs and find a few surprises so we asked for First American Home Warranty coverage with our contract. Wow, did we underestimate the things that would go wrong with this little place. In the first three years, nearly every major appliance has gone out as well as fans, plumbing, both toilets, and I can''t even remember what else. First American has not refused us? Dropped up, questioned us or anything, they have helped us quickly and politely with every single claim. We would have been lost and financially ruined if we had not had this policy.

When my A/C broke down with First American, they fixed it right away and everything and it's running great. There was one little problem though. When the guy replaced the parts up in the attic, they didn't replace the board. I'm happy with the company, it was the vendor's fault. They sent an email and said it needed to get replaced and First American acted right away and put the part on order. I get great service. They're very professional and they come out right away and service and take care of things. It works really fast. I wouldn't change the company. I had another company and when I saw your company and found out what they cover, I was ecstatic and I've been happy every since. They react really fast.

I really like the experience of working with them and not having to deal with the companies that you get your appliances from. This particular time they gave a time in which the company could come and service that item and I had problems with that time and I worked with First American Warranty and let them know and within forty eight hours they called and got me within forty hours of the call. I had problems with my dryer and I thought they would be able to repair it and go from there. The technician came out and serviced the dryer and told me what was wrong with it and then left. After I tried to use the dryer after he left, it wouldn't work. And I called them back and I got aggravated with the time it took for them to come out and reservice it. And it ended up costing me another $75 and I didn't know I was going to have to pay for that because it wasn't part of the actual dryer. First American was great, it was the company that came out of my house that I wasn't excited about.

Having an older house makes having a home warranty a must. I don't know how we would have paid for some of the repairs that we've needed over the years if they hadn't been covered. We have peace of mind knowing that we are protected from catastrophic damage and repairs. Well worth the investment. Occasionally we have to call more than once to get a technician scheduled, but that is really a problem with individual companies and not the fault of First American. Customer service has been wonderful. I don't think we could live in our house without them. We were not solicited for our business. I researched the best coverage and called them. No phone calls or emails asking us to increase coverage or buy other products. We truly could not be happier.

This company is a scam. You're not only wasting your money buying their policy, but you are also paying for their sub-contractors to do their dirty work. When they send somebody, they are not there to help you, they are there specifically to find a way to deny your claim, so it is at no cost for First American Home Warranty and thir vendor gets free money just for showing up. I submitted a claim for a garage door that does not open when it gets barely cold, I live in the Bay Area so it is not that it snows in my city, the motor would not even react when you press the button, this is clearly an electronic or electrical issue with the motor. Well, their vendor came, took a picture of the old rollers said something about sending somebody later to fix the problem and left. Next day I got the 'resolution' saying that the garage door doesn't work because the rollers are old and that one popped out, but clearly works during the day as soon as it get warmer, so their vendor is either unqualified or it was never their intention to fix anything, you just paid them to find a justification to deny your claim. When I challenged their assessment, they said they will not look at the motor until I replace the rollers and balance the door, and that if I want a second opinion I can pay for it and I won't be reimbursed even if an independent contractor disagrees with their assessment. Save your money, don't feed these scammers, the cost of their policy and individual payments of their visits will easily cover 3 common repairs in your house, repairs they would never do for you, that's why they are profitable.

Hi Luis, according to our records, your home warranty contract became effective on January 17, 2024. On February 19, 2024, you placed a claim for three garage door openers indicating two would not open at all and the third was working intermittently. Aces Garage Door Repair & Installation (Aces Garage) was dispatched and reported the door on the right was getting stuck which was caused bad rollers and cracked gear casings, and the door itself was warped with dry rot. Aces Garage also advised the garage door, and its opener system would not have passed a visual inspection, and the failure was pre-existing to the start of your coverage with us. For the middle door, Aces Garage indicated the garage door opener itself was functional; however, the door was warped and out of balance, and the rollers were popping out. Regarding the left garage door opener, Aces Garage noted the garage door opener itself was functional but one of the cables was missing and another had snapped off. Under the provisions of your home warranty contract, under Important and the Garage Door Openers sections, respectively, items must be in safe working order at the start of coverage, and rollers, adjustments, and the garage door itself, which includes the cables, are specifically identified as not covered. Therefore, we denied coverage for the repair of all three garage door openers.

The technician arrives and only checks from the garage, he never enters the house. The next day the technician gave an estimate of approximately 500 dollars for modifications to the installation of the new water heater. Upon receiving this information we called First America and I told them to appoint another technician because the other one, since he arrived, saw the opportunity to do business with supposed modifications for the installation of the new water heater, which were correct and not modification was necessary. They told me that they could not assign another technician as that was the assigned technician. I told him that I was not comfortable with the technician that we felt that he saw the Opportunity to get some extra money, since we only wanted to repair the boiler which he didn't even check, there was no reason to make modifications. Then I ask them to change the technician and they tell me no, that that was my assigned contractor and that there was no way to change it and they tell me that there are two ways: or two options: One option is: we hire our own contractor with a license and invoice and registration and send them the invoice and they will send us a part of the invoice that we pay. And when everything is done they occupied that invoice To cover the new equipment in the future under the same policy. The other option was for them to They sent a check with what First America pays for that repair. And I told them that allows me to consult it With my husband and let him make the decision. During this process the days passed until reaching two weeks without water Heater. As I followed the Instruction, I sent the invoice and in exchange I received a check for a fabulous 40 dollars. They call me and tell me that they closed my case, that since I did not agree to pay the technician for the modifications that he wanted to make because he did not need them, they took the Cashier check option to finalize and conclude my case. So obviously I was upset when I received the check for 40 dollars and I complained to them about what one of their employees said that they would pay me more than half the amount. It cost and this turned out, and they told me that everything had been done under contract that I should have read the smaller letters in the contract and that if the equipment has a warranty from the manufacturer, First America does not cover it. Although the seller of My house opted to get a premium warranty with first American being the most complete package they have. Then I answer the Woman who answered my call and I then told her that the First America warranty does not work for me, because in my new house I installed all new appliances and that I wanted to cancel the warranty and get my money back. As soon as I had a claim, they c as me up with many tests that "I" had to pay for to qualify for replacement. There would be hardly any savings on my part for being a customer all of those years. AFHW allowed me to apply all those years to their service and get immediate coverage. So far, I feel I have the program of them all and I am very happy. . m.

They have been prompt, courteous, friendly, informative, and professional in my dealings with them. I've had several issues this first year of owning my new home. They have provided rooter service, fixed a plumbing leak of sewer pipe in my crawl space, replaced my ice maker, replaced my stove, and replaced a remote to my garage door in addition to a new battery in the other one. I could not be more pleased with the service I've gotten and have already renewed for next year!!!!!

Quick response even though no fault of anyone due to supply and demand took awhile for parts to come in. When they did the company contracted out said it was better to replace our unit in which we did. The unit ran beautifully until a snake decided to venture into our new a/c unit and pretty much destroyed it. Once again the warranty would not cover so we had to buy another unit. Plug your a/c holes with a deterrent of some sort to keep snakes and whatever else could find residence in your unit.

Used FAHW website and logged in a claim for air conditioner not running. We received an email back with a company name we called them and they said no longer service our area due to gas prices. We received another email from FAHW that another company was being notified. They called us and said they would be here about 3:30. They were early and fixed our problem promptly since it was a condenser that went bad. Our air was out for less than a day. Thank you.

I was told two differnt resolutions pertaining to my microswave llsince April 3rd, 2022. Two technicians installed a replacement microwave and took the old away, So everything is finished with the miocrowave and I thank you so much.icians came to the house and looked at the microwave and went to get parts. Both times the microwave did not work. The second tech said that he was going to put in for a new microwave to be installed. About 3 weeks after that I received an email from First Home Warranty that I would not be receiving a new microwav3e but that theyt were going to order parts to have a technician install to see if the microwave willl work. I heard nothing since them until Wednesday of this week when two guys said they have a microwav3e to be installed. I was so ssurprised. They installed the microwave and took the old one away. ame and proceeded to get parts to ssee if the microwave will work. Both times it did not work. The second technician said that it was the mother board as no electricity was passing through. He told me that he waws going to put in for the new microwave. In the areas related to handling my requests for services, assigning contractors, keeping me updated and every issue related to my service requests... I rate First American at the highest level! However, my only complaint is related to the promotion for referring others to First American. I have referred several customers to First American. However, because the only way that First American tracks referrals is by these individuals following an online link, neither I, nor the other customers were given the benefit rewards of the promotion. Because most new customers are going to opt to call to speak with a representative before they enlist First American’s services, they are not going to utilize the link. I think there should be another way for new customers to tell you who referred them. Otherwise, it gives the appearance that the promotion was never really intended to provide the promised rewards. Because I have been a customer for so long, I do not think this to be the case. However, newer customers might not be convinced.

I rate my personal contact ROB with 5 stars, and I rate the Plumbing guy VICTOR from Ideal Plumbing with 5 stars. I have to say that the phone service at general customer service needs work. They are lacking comprehensive training. I was on hold too long, one disconnected and did not call back. Chrome would not sign me in, and after changing my password, which I did not want to do, I got signed in on Safari. Once on Safari I could not locate my contract and neither could the gal who helped me on the second phone call. All I could see was a SAMPLE contract. Oh, the CHAT system is useless.

All things considered... My only complaint is that the telephone call center personnel do not speak clear English. One would guess that the call center is not a US company and not located in the USA. I would prefer FAHW put Americans to work rather than other countries. My only experience this year took two companies to fix. The first one made three trips and failed to notice that a wire was disconnected. Instead they blamed rodents for eating the insulation. While that did happen, it was not the cause of the problem and they gave up. The second company found a disconnected wire and reconnected it - problem solved. 4 stars only.
