This the worst home warranty you could ever purchase! What a waste of money. Every time you put in a claim, all they do is send someone to your property, charge you $70 and do absolutely nothing. And because nothing was done, it caused serious damage and we had to put in a home owners insurance claim. This company does nothing to repair anything-all they do is collect money and rob people.

Oven stopped working so I gave them a call. They sent out a company with nothing but 1 star reviews that didn't respond or answer their phone. Landmark offered to call them again for me and they eventually came out a few days later. 3 weeks later the oven still doesn't work right. 2 different technicians took turns coming out,misdiagnosing the problem, blaming the other tech, then ordering a part for a week later. Complete waste of money. Please fire Truevine, they are costing you customers.

When I have no water in my house over a long weekend, and the person on the phone deems it a nonemergency, we never receive a call back even after asking for one from the person we spoke to or from the manager or from the plumber they said that they had called. I am a disabled vet and have 4 lives in my house that require water. I could understand if it was only hot water since we are in Texas and its summer.

I would give them a negative 5 if I could. I called to file a claim because our AC unit went out. I was on hold for over 2 hours until my phone ran out of battery and no one answered. It’s says they are available 24/7 so that is a lie! It’s 118 degrees in AZ and sure enough with today being Saturday we will most likely not get a response from someone until Monday. We bought warranty to not have to be in this situation.

Not very happy, Plumbing System covered items said PRESSURE REGULATORS are covered but of course when plumber comes he is informed by Landmark it is located outside the main foundation so not covered. Well, yes, pressure regulators are installed at the incoming hose bibs into main water source for house. So, in Arizona, pressure Regulators are NOT COVERED. They think of anyway not cover something. Now I have a $250 repair that should have been covered.

I don't think I should have to pay for 2 service calls when the issue wasn't fixed the first time. Calls about the same problem in a certain time span should be grouped together. So far Landmark has been less than average.

AC inoperable. 5 days after call still no response. Had to call back in 2 days after tech was out. Say it’s not covered due to lack of maintenance. We’ve owned the home 2 years and had it inspected and serviced by a licensed HVAC company. Complete BS...save your money. Don’t buy a warranty from this company. Been a RE Broker for 25 years. That’s what I get for not using an established company.

Landmark personnel are not conversant with coverage, and it seems to vary with whom you contact. We were told an AC issue was not covered, then it was, then it wasn’t. They referred us to a positively incompetent HVAC company 40 miles away, (we live in an urban area), who took three tries to get the repair done, caused water damage to the ceiling, still unrepaired, and Landmark assumes no responsibility for “secondary” coverage. Really? Not even a note to your supplier? An absolute waste of $750. Put the money in the bank, and choose your own repair people.

We do not recommend Landmark Home Warranty. They denied a claim for AC blower fan on our new home due to prior maintenance which was not our responsibility since we purchased the home in July 2018. They find every excuse to not provide and support you despite their fancy brochure claims. Please read the fine print. We will not renew nor do we recommend. The AC company said American Home Shield would have covered the same issue no questions asked....wish we would have chosen them instead.

Most of the claims are rejected for one thing or another, they will find some excuse to deny your claim. I called in 3 times for my water heater and cook top, each time they sent a tech and I end up paying the technician $70 without getting anything out of them. I called them numerous times asking them to cancel my membership and they always transfer a person who is never on desk ! I left about 10 messages so far and no call backs !

Do not buy this warranty, I made that mistake and when a pipe burst under my home, which was covered, they told me they would not cover it because i called a plumber to stop the waterfall and not them. they said they had to use their plumber and when i asked what plumber that was because maybe i did use their plumber they would not even tell me that info. Worthless, worthless, worthless.

We have been with Landmark for years. Recently they increased their amount we pay per repair from $60 to $100. our dishwasher has a part that is out, and makes a screaming noise through the house but they denied replacing it until it breaks completely. The repair guy said it will go out anytime. I am not sure why we have to wait and be inconvenienced by having the dishwasher break, then we have to wait for a part and the repair guy come back, when this could of all been avoided buy fixing the part that is obviously going out.

In filling our claim we found that we had to pay for the $60.00 service call. The problem is that our washing machine was leaking water. The tech determined that the clutch was bad causing the drum to leak. Landmark said that they would pay for the clutch ($40.00) but not for the drum($160.00) even though the clutch caused the drum to leak. What kind of warranty is this?

The coverage seems a little thin. We get only One pest control service in one year. We moved in and the fireplace stopped working- uh, no coverage. We’ve only been here a month. That worries me.

We recently had multiple pipe leaks and it took them forever to send someone out. We kept on not getting any answers, had to repeat our story multiple times. We have been left without water for a week. Still without water. Plummer at least fixed our pipe under the sink and was friendly. Lankmark didn't cover the other pipe that was leaking, so my husband is now trying to fix it until we can get professionals to repipe the house. What a mess though, they don't cover anything, I wouldn't waste my money renewing with them again.

Not happy costumer Odessa, TX

10 phone calls in 3 months with no help. Finally get a phone call, representative said they could not find anyone to repair the dishwasher. They sent me a check for $200 to replace a $500 dishwasher. Representive also stated that I could not claim the dishwasher in the future, even after I purchased a new one. I called a local company to get dishwasher repaired. Repairman said it would be cheaper to buy a new one.

When a cash out for replacement is offered, it will be at Landmark’s cost, which may be less than retail. When your unit is replaced, it will usually come with a manufacture’s warranty. That warranty will trump Landmark’s warranty and will not be covered. However, coverage may be reestablished in the new warranty year once you’ve renewed.

They have every excuse in making you pay the 60.00 service fee. I had a furnace they had to return and repair numerous times before I demanded a different repay company. This company spent 10 minutes and replaced the needed part. This all happened well within the allotted time frame. I personally think it happened because I have the first ineffective company a bad rating
