I submitted my first claim for a problem with my washer. A company was assigned to come to my home unfortunately I was never contacted by them and I was unable to call them successfully. I could only get a voicemail. I advised SWH customer service. They were unable to reach them also. The advised I could call a local company for service and explained I need to get authorization for repairs while they were on site. I complied. The technician diagnosed and repaired my washing machine but I later found out there was an intermittent issue with the spin cycle. I advised SWH and they told me to call them back for a 2nd visit. On the 2nd visit the technician determined the transmission was bad. He provided a quote for the repairs which I forwarded to SWH. I never got an approval to replace the transmission. What was most frustrating was that I could not get anyone to explain why. After going over 2 weeks without a washer I bit the bullet and purchased a new washer. I will not renew a contract with this company once my existing contract ends.

I signed up with them two years ago for my property. I was promised courteous and attentive customer care with fast service from good, licensed contractors. Also I was told I would be allowed to choose my own contractor and they would reimburse me the funds I was out of pocket in excess of the $45 deductible in a ‘timely’ manner. After two years, Let's see how well that has worked out: 1) Attentive customer care - Non Existent NONE of their customer service personnel speak English as a primary language. That, in and of itself, is not a problem. But when they haven't learned the language well enough to understand a simple explanation of the problem or to be understood by someone who is multilingual. That IS a problem especially when there is no one there to whom they can transfer the call to get the help required. Moreover, the 'customer care' center, while polite, is totally useless. They can't get anything done especially when there is an actual problem with customer care and attention. You can’t call in a claim. If you do, you are directed to submit it online. They have no answer to “What happens if the problem precludes your ability to use your computer?!” Then they call you back in a day or two for 'more information'. There is no place or way for you to check your account(s) or claims online to see the status and calling in, as I’ve said before, is useless. All you get is transferred multiple times until you reach someone in ‘existing claims’ who, essentially, gives you the party line of “We are processing it. You should be contacted in a day or two.” 2) Fast service – I’m STILL waiting for a return call on a claim I filed two weeks ago! First is to note the fact that once you submit a claim, it takes them a day or two to call you back for ‘more information’ which amounts to your name and address and type of claim - all information which you already provided to them online. Then it takes them another “24 to 48 hours” for “Claims to assign a contractor.” who you have to call to set up an appointment. So, even under perfect circumstances, you're already at a week before the contractor gets to your property. Well, the first plumbing problem I had was spraying water all over the downstairs. I had to turn the water off and called in a claim. After a week during which there was ZERO running water at the property, and multiple calls to the 'claims' center, they STILL hadn't assigned a contractor so I chose my own and got it fixed. That ‘fix’ caused problems up the lines. The company was notified this might happen prior to the first repair. But, when I called in the second claim for a leak up the line, I was refused service on the basis that I had ‘signed a release’ (see below) which, apparently, was in tiny print on the check they sent me and prevents me filing a claim on that water line in perpetuity. So after one claim, I can no longer use the service for my water intake pipes - EVER! What sort of insurance is that? The second claim I put in involved a broken sewer pipe inside the house which was dumping sewer water into my downstairs. AGAIN, No assignment after 48 hours so I called again. I was promised assignment in 48 hours. That didn't happen. I called again and got the name of the contractor they had assigned. The contractor was in a DIFFERENT STATE and didn't work my state. So I called back AGAIN! After much teeth gnashing and threats, finally got to speak to a manager who promised me immediate assignment and a call back that afternoon with the name and number. Didn't happen. After more than a month with sewer water running inside the house and their failure to respond in anything vaguely resembling a 'fast' or 'courteous' manner, I finally paid someone to fix it for which I have yet to receive any reimbursement. 3) Good-Licensed Contractors – Possibly, but not necessarily licensed in your state or servicing your area I made a claim for a plumbing issue created by a cast iron sewer pipe cracking and dumping sewer water into my guest bedroom. After filing the claim online, I called every other day for two weeks before I finally got someone ‘assigned’ to the matter. I called the assigned plumber who doesn’t live or work in my state, isn’t licensed in my state and does not service my town. I called several times and was promised that they would ‘fix the matter’. After weeks of waiting, and payment for a half-dozen ‘estimates’ from a variety of contractors, I finally found someone licensed and competent to fix it within the $500 plumbing reimbursement limitation in the contract (the average estimate was over $1,000). That was four months ago and I’m still waiting for my reimbursement check. 4) Timely reimbursement – I guess ‘within my lifetime’ is their idea of ‘timely It took them 2 months to get me a reimbursement check for one claim and, as stated above, I’m still waiting for the second one! How is that timely?! I submitted the paid receipt the very day it was paid. It took them a WEEK to get me the 'appropriate claim forms' and another 6 weeks to get the check after that was submitted back to them. I'm elderly and on a fixed income. That $250 was my food money for the month. I had to sponge off my friends and family to eat thanks to their 'timely reimbursement' policy. 5) Claim approval – “We approve over 90% of claims submitted” according to the sales department However, MY personal experience is that they approve 25% of claims submitted. In two years, I submitted four claims – Two separate plumbing leaks, my all-in-one washer/dryer stopped drying (immediately after the first plumbing leak was fixed), and my refrigerator icemaker stopped making ice. FOUR claims and only 1 was approved and serviced at all. • The washer-dryer claim was denied on the basis of ‘inadequate maintenance’ and on the release letter (see below) in spite of the fact that the damage to the machine was directly caused by the plumber manhandling the machine and not any lack of maintenance. • The ice-maker wasn’t a covered part of the refrigerator. In spite of the fact that the policy says “all components” under Refrigerator, apparently the Ice Maker is a special rider which no one mentioned when I was purchasing the policy. • The second plumbing claim was simply ‘lost’, I guess. I’ve never been able to get any response on that particular claim. 6) Release letter – This is the icing on the “not customer friendly” cake Once a claim has been serviced and you have paid the contractor, in order to get your ‘reimbursement’ you have to sign a release document identifying you as “RELEASOR” and Select Home Warrantee as “RELEASEE” and says in exact verbiage that “RELEASOR … releases and discharges the RELEASEE, RELEASEE’s heirs, executors administrators, successors and assigns from all actions, causes of action, suits, debts, dues, sums of money, accounts, reckonings, bonds, bills …….damages, judgments, …. Claims and demands whatsoever, in law, admiralty … which RELEASOR, RELEASOR’s Heirs, executors … ever had, now have or hereinafter can, shall, or may have for, upon, or by reason of any matter, cause … from the beginning of the world to the day of the date of this RELEASE.” Seriously?! So if the contractor they recommend and you pay for the service ends up doing additional damage (which is what occurred in the one plumbing claim they DID approve and – eventually - pay) the company will not pay to fix the damage – EVER! Once something is fixed, they will NEVER fix it or anything related to it. What sort of service is that? I have found another company and fired this one. And – get this! – when I called to cancel, I had to spend 45 minutes ARGUING with the representative who kept insisting that he could ‘help to address your problem’. After all they put me through in two years, I couldn’t even cancel the services without a fight! Bottom line – they aren’t worth the money or the frustration. Find someone with a better track record. PS: Look at all the negative reviews in just the last couple of months and then look at the canned, and probably automatic, reply. There is nothing sincere in the reply. Merely an attempt to NOT look like the cold and greedy company that it is.

SCAM! RUN!! I took out a multi year policy last July after buying a my home. I even added coverage for plumbing/ lighting fixtures. I was assured this would cover my doorbell. (I asked because we hang out in our 3 seasons room and is impossible to hear anyone knocking on the front door. A bell is important to us. ) Of course, the doorbell stops working last month lol. I filed a claim online along with a claim for two outlets in my laundry room that decided to give up the ghost. They called me and said repairs were approved and they'd email contact info for a technician in my area. Im in NW Indiana. The company ended up being way up in Illinois. I tried but couldn't contact them. SHW then tried with the same result. I was then "authorized" to find my own electrician, pay up front, and get reimbursed by SHW. BUT no repairs were to be made until SHW spoke to my electrician first and approved the diagnoses. Ok... fine... what a pain, right? I then get an email saying my repair is NOT covered. So, very confused, I call SHW again. They say my doorbell isn't covered because it's outside the house. WHAT? I specifically got coverage for this. Heck, when you fill out a claim form online, it lets you select "doorbell" as your problem. GRRRRRR. Ok..I figure while my electrician is here, I'll see about him charging me separately for the doorbell. This very busy, professional tradesman had to then be put on the phone with SHW! He had to give them his name, business name, phone#, diagnosis of my problem, etc.. Then they tell him he has to do something with the invoice (which isn't HIS problem SHW is making me pay up front!) They took up this man's time for nothing. They said they will cover parts only, NO labor. The electrician started getting upset with SHW because of the way they were jerking ME around. I took the phone and said "Forget it. Cancel my claim. I refuse to put this man thru the same aggravation you're putting me through. Cancel this one and only claim AND my policy and the additional coverage I added immediately and refund mt money!" They had the NERVE to ask me to keep my policy and offered to waive all of the service call fees. NOPE. Today is the one year anniversary of me having a stroke. I swear, this company nearly caused me to have another one. Oh, of course they pro rate your refund and charge a $75.00 cancellation fee. They also won't tell you how much you're being refunded. They say they'll email you and your refund will be in the form of a check. We shall see. THESE PEOPLE ARE HORRID.

These guys SUCK. When I took out the policy I was sure to verify converge included parts and labor. That matches my experiences with other home warranty companies. They did an earlier repair where both were covered. When my clothes dryer broke they refused to cover $250 and it took me HOURS on the phone with your customer service department to learn my warranty only covered parts and not labor. Needless to say, I will be canceling my policy with SHW once my American Home Shield policy comes in force. See if you can spot from the following, taken deep within their contract, where they claim it releases them from paying labor costs on covered repairs... 8. Select's Option. Select shall have the sole and exclusive option to: (i) Select the Independent service technician to perform repair and/or replacement services; (ii) In the event a covered system or appliance is deemed irreparable or it is not cost effective to repair, Select may replace the system or appliance with a system or appliance of like capacity, the price of which shall not exceed the depreciated value of the system or appliance being replaced; (iii) In lieu of replacing a system or appliance that is deemed irreparable or it is not cost effective to repair, said determination being made by Select, Select may choose to pay a cash settlement for the irreparable component of the system or appliance. Select is not responsible for installation. The cash settlement shall be in an amount not to exceed the depreciated value of the component/appliance being replaced; (iv) Select the manufacturer, make and model of any replacement parts used in the repair of the defective system or appliance; and (v) Obtain a second opinion with regard to the cost of replacement without any additional cost to You.

Pathetic company. Will never purchase this warranty again. Not even to save $100.00 and two months free. I do not recommend using this company. They do not want to pay for claims. $165.00 air conditioner fix instead of thousands for a new unit. They claim improper installation because my technician said it was weak and didn’t look like someone knew what they were doing. Just a figure of speech because it was in bad shape. However this is the unit that was there when the house was originally built. I will be filling with the better business bureau to make a complaint. I will gladly pay to have this issue fixed but you can guarantee that they are going to get bad recommendations and word of mouth from me. Some of these people are very hard to understand when talking to anyway. Do not purchase from them. Go to another company and you’ll have better lucky getting proper service. I should have went back to the original company I had. When they sell you on the phone they really make it sound sweat. No wonder they gave me it for $100.00 less and two months free. That’s because it’s not going to cost them anything because they know that chances are they are going to find a reason to deny your claim. Sorry excuse of a company. Terrible business. This company is a complete fraud. upon sign up the contract they are very nice and after that when you have a problem, they never fix it in time. different representatives tell you different things and they don't have any idea what is going on. Please don't get in to the trap. It took 2 weeks for them to assign a plumber for me and finally when one guy came I have to pay extra again. This is a complete cheating business. Please stay away from this fraud people. I wish I could give them a zero. Don't get in to trap since they speak nicely at the beginning. They offer you all the fake promises and in the fine prints there is so many traps.

This company is a rip-off. Every claim I filed has been either denied or never completed. The sales rep assured me that A.C. leaks would be covered and when I had one it was not. The agents that contacted me said basically “ too bad” you should have read your 41/2 page contract that was emailed to you. My clothes dryer was not repaired because the service company said they had too much work and never showed up after repeated appointments were scheduled. After having it repaired myself six months later Select said send us a receipt and we will reimburse you. I didn’t keep a receipt because I didn’t need it. I would not recommend them to anyone. If you choose to contract with them, do not trust what you are told. Take a morning or afternoon to read the lengthy contract. The contract costs more than anything they will cover. PLEASE BEWARE THEY ARE LEGAL SCAMMERS!!!!

The sales rep who sold us the home warranty told us that all the appliances were covered under this plan and DID NOT MENTION IF THERE WERE ANY EXCLUSIONS IN THIS CONTRACT,. I paid him $1,050 in advance for this contract for the services to be provided IN FUTURE in case of need. On 05/12/2019, I noticed some water leaking from the AC Duck. I immediately contacted Select Home Warranty and filed the claim. I was told to watch for MY emails and phone someone will contact me within 24-48 hours. This morning I received an email from this company telling me" After a Review of the information given to us by you concerning your HVAC system, your unit does appear to have a Condensation Leak. It has been determined that your Policy Does Not Cover this issue, the HVAC system has a Condensation leak and unfortunately Condensation Leaks are not covered by your policy. Please see section 6.3.6 of the policy agreement" NOW MY ISSUE IS: THEY NEVER SENT ANYBODY OUT TO LOOK AT THE REAL PROBLEM, SO HOW COULD THEY MAKE THIS DICISON BY SITTING ON THEIR DESK WITH CLOSED EYES. HOW ARE THEY THAT SURE THAT THIS LEAK IS NOT FOR SOME OTHER ISSUE LIKE THE RETAINING PAN BEING OVERFILLED OR THE RETUEN LINE THAT TAKES THE MOISTURE OUT OF THE UNIT IS NOT CLOGGED AND NEEDS TO BE UNCLOGGED AND OTHER ISSUES LIKE THAT. BASED ON THE OTHER REVIEWS POSTED BY THE VARIOUS PEOPLE ON LINE, THIS BUSINESS IS CHEATING THE CONSUMERS BY MAKING ANY POSSIBLE EXCUSES UNDER THEIR FINE PRINTS WEATHER THEY ARE EXISTING ARE NOT TO DENY THEIR SERVICES. THIS COMPANY APPEARS TO BE IS A REAL FRAUD AND A CHEAT JUST COLLECTING MONEY FROM THE PUBLIC BY SELLING THEIR FALSE COMMITMENTS FOR THEIR SERVICES TO BE PERFORMED IN THE FUTURE. Wish I could get them a zero. Having Select is like having life insurance, they will never help you while you are alive. I purchased a three year policy and never received any documents. I called them in Nov because my air conditioner coil pan was leaking. Not to worry I paid $45 and they did nothing. The job costed me $225. Two weeks ago my system was not working. I called they send out a tech , I was told the control panel was bad. I called Select warranty and they told me I would get $150 and I would have to pay the tech another $362. I called the company that install the unit and he can out and discovered a bad control panel and blower motor for a total cost of $1450. I called Select warranty and again they gave me the same old line $150 would be my maximum amount. My tech said home warranty is a SCAM. It will be better for my health that I never give select warranty another red cent and cancel my policy. I don't recommend this company for a dog house.

I paid them $45 a month for 2 years. When I finally needed them for our dishwasher that broke, they were only willing to give us $125 to replace or repair it. The technician that came out to look at it that we had to pay $60 for said it was unrepairable. Even though it wasn’t able to be repaired they were still only giving us $125. Which we’d only get once we showed proof that we replaced the dishwasher. After finally getting a new dishwasher, which you can’t get for $125. We got approved for our reimbursement. I cancelled a week later. And they are now refusing to give us our reimbursement.

I have been without my stove for 40 days now. I have gotten nothing but the run-around when calling for an update. The stove is a basic electric range. New it's not more than $500. They won't authorize replacing, repairing or other, and leave me in limbo. I have asked to speak to a manager and am always told there is no manager available. Have asked what other options are available (replace and receive compensation, even if a lesser amount?). No answer given besides "we need 24-48 hours more to review". Considering the policy cost $300., would have been better to just skip the frustration of this warranty and take care of it myself. Very disappointing.

I filed a claim last Wen. on Thur. a man came out and checked my unit and said the unit was complenty gone and could not be repaired. He sent in his report and ask them for payment for a new unit to be installed. They emailed e for pictures which I sent them, called them on Monday the 6th of may and was told my claim had been resolved and they would send me a check for 300.00 plus? Sadi they do not pay for freon, i told them it had nothing to do with freon, that my unit was dead. I also informed them that when I took out the policy in Jan. the salesman told me that they allowed 2500.00 per year for AC, and since I paid for three years, if anything happen to my AC, then they would pay up to 7500.00. I ask for a Manger or Supervisor call back on 2 different calls and have never received one. It looks like I am out over 6,000 for a new unit.

Called and purchased a policy. On April 2, 2019. I received a confirmation email but was told I would receive a paper copy in the mail within 15 days. 30 days later, I have yet to receive a paper copy. I was told my policy would be 14 months, two of those months being free. That being said, I currently have home owners insurance good thru June 2019. Choice told me that my policy would be effective June 2019-August 2020. When my husband called to ask a few questions on May 1 2019, he was told the policy was already in effect, when I was clearly told that their policies have a 30 day waiting period. Today I called (May 2, 2019) to ask where our mailed copy was and was told the policy went into effect today and was told the policy ended May 2, 2020. Alot of misinformation or lies given. I cancelled the policy and got asked a million questions as to why and the manager tried to fix. I don't trust a company who I have to call and ask for my paper copy of my policy and every other person that you talk to tells you something different. Be sure to ask lots of questions. I was told I would be charged $50 to cancel when I was told I'd get 100% refund. Beware, they seem shady to me.

Wish I could give zero stars. Please do not waste your money!!! They will reject virtually any claim and the ones they do honor, it will be for small fraction of your repair costs. They do not do business with qualified and reputable contractors, and how could they, what company would want to work for Select Home Warranty? They won’t allow them to make any money. All you will get are bottom feeder unqualified companies to come to your home who cannot do the work. You will ultimately wait a very long and wind up calling your own company and paying for the repairs yourself. RUN from this company!! They are NOT legitimate!!!

When we purchased our home the warranty I had purchased ahead of time. Had everything inspected and told all was good. About 8 months later the heat pump when out. Called SHW they sent someone out they need to replace so ended up getting one put in myself cause everyone assigned was backed up for a month. After in was installed I sent paperwork in and they said they cover $150 of the $5000 cause I didn't have 3 yrs of records on heat pump. The home had empty for 4 yrs before we purchased it.

COMPLETE SCAM! Don’t believe the FAKE good reviews. You’ll notice they're from people that just signed up and never filed a claim or it’s only two or three sentences long and very vague. The people that actually write real reviews will provide details. We signed up in December, filed a claim in March and after two attempts, was never called back with a contractor so we wind up paying out of pocket $130 to get a toilet fixed. We tried to file a claim again, two weeks ago for a washing machine issue, and after 48 hours a contractor finally came out and said we had $350 worth of repairs needed, but Select offered me a $150 buyout for an $1100 wash machine. Insulting. And I have a strong feeling I’ll never see that $150 check because they keep stalling and asked me to do unnecessary things to stretch out the process just to collect more monthly fees. Wish I would’ve read the reviews on the Better Business Bureau before I bought this garbage. Canceling is a nightmare and they even charge you fees to cancel. Avoid this one at all cost.

Experience with Select Home Warranty (SHW) has been absolutely horrible. I purchased the Platinum Coverage in 11/2017. Each claim I place, it takes anywhere from four to 10 days to get a response stating "it is not covered". The most recent claim I placed on 4/16/19 was due to my toilet leaking water at the base of the toilet each time it flushes. I get no response back and have to call them in 4/18/19 where they stated they needed more information (which I gave them the exact same information/details as I wrote on my on-line submission of the claim). The assign two different contractors within minutes of each other. I go with IGD Plumbing. They show up in 4/22/19, are in my house for less than 10 minutes, take the $60 service fee, and state "we need to call the warranty company and will get back to you". No one from IGD calls nor does the warranty company, so once again, I have to call. I call on 4/23/19 and am told my claim has been turned over to a Claims Manager and they will call you today or tomorrow (4/24). Of course, I get no phone call. So again, I call on 4/25 to find out my claim is denied because pulling and resetting a toilet is not covered. This is so unbelievable it is funny. Under the policy, #3 Covered Homes, it specifically states "only those systems and appliances properly and permanently installed and located within the living area of the home will be covered". Then 6.3.1. of the contract "Plumbing Systems" has the only exclusions of (1) water softener; (ii) slab leaks. No where in the contract does it state pulling and resetting a toilet is not covered. These are the reasons you buy a home warranty policy in the first place and I have the Platinum Policy which includes Bronze and Gold. I am having an attorney look at the contract because I will be turning them into the Better Business Bureau and the Texas Deceptive Trade Practices Act through the Attorney General's Office and the Texas Real Estate Commission. It is just extremely poor business.

I called Select Home Warranty in December 22,2018 and purchased my policy. I called after that time to request they mail me my policy or email me a copy. I had to call numerous times and neither occurred. After speaking with numerous customer service agents about their lies about emailing or mailing the policy I called and cancelled. I do not pay for insurance without a policy. I am with another company. Fast forward today April 23,2019 I look at my bank statement and they illegally debited $47.50 from my account. I never registered for a recuring debit from my account so the company stored my card illegally and took money from my account. I called the company today and the agent agured with me and was angry I was with another company.And I am convinced they still have not cancelled the policy. I will have to cancel my debit card and receive a new one because the company has compromised my account. Please save yourself the trouble hassle and inconvenience This company is unethical. Do not do business with them! I am calling the Attorney General's Office in my state on them!

I did it against SHW and sometimes I needed it I was not taken care of. I requested a repair on 4/1 and received the technician on 4/6 that took 75 dollars with me and did not return. I called SHW and was informed that they would arrange a new technician. I waited until 4/19 and they sent me several emails informing me that the technician would come in 12/24 hours and it did not happen. On day 4/20 I called to cancel and the attendant asked the reason, I informed everything that happened and he arranged the cancellation. In the face of the foregoing I concluded that this was a normal thing in this company. The compliments that SHW received, was, when people called to make the contract and complaints are from those who already own them. Hello POLICE, it's time to investigate this Company.

The WORST company EVER!!! I have never had a company that made you feel so cheated and didn't care. I was assigned 3 different contractors. The first contractor came out 3 HOURS after his regular scheduled time. He looked at my oven and ordered the part. Days later after they said they would call me to come back no call, no show have never heard from the guy since. He took my $45 service fee and ran. Then SHW told me they would assign me someone else and waive the service fee. This contractor gave me a time and date NEVER SHOWED. Then was assigned my final contractor, eventually I got a hold of him he said that they don't service my area. After being pushed all over the place and nobody to help I called to cancel my policy. Now I have to fight with them because they paid the first contractor for coming out (even though he never came back) and want to take it out of my refund money. NOT GOOD CUSTOMER SERVICE. This is a crook company and I would advise EVERYONE to NOT USE THIS COMPANY...…………...unless you want to throw your money away. I've called American Home Shield back (should have never left them, was being cheap and ended up paying more). Every claim that I've ever done with them has ended up with my item being fixed or replaced by PROFFESSIONALS!

After reading the positive reviews for Select, we decided to try Select rather than using American Home Shield (our previous home warranty). Unfortunately, after our first experience with a claim, we're now wondering if Select's reviews are fake. We were dismayed to find that Select does not have a 24/7 portal for submitting claims, instead employing a time-consuming process that only works during business hours. Once we submitted, it took several days for a technician to be assigned to our case and then several more days for that technician to contact us. Once he contacted us, we realized he wasn't a real professional as he only wanted to come service our dishwasher after hours (presumably after his real job) and his communication was very unprofessional. When he finally came (at 9 p.m. several days later), he ended up deciding our dishwasher could not be repaired and said he would notify Select the next morning. In reality, it took him several days for him to report it and then several more days for Select to get back to us. Ultimately, Select decided giving us a $150 credit toward a new dishwasher was the equivalent of replacing our stainless steel dishwasher. You can barely buy a portable or countertop dishwasher for that, much less a stainless steel, built-in dishwasher. A phone call for explanation yielded no explanation and no appeals process. All told, we've been handwashing for a family for four for two weeks now without a satisfactory resolution. Contrast this to American Home Shield, which has a 24/7 portal and with whom we never waited more than 48-hours for service. When our hot water heater broke, they replaced it with an actual, well-installed hot water heater, no questions asked. The technician even brought it up to code when he discovered some features of our previous installation were out of date. We will be returning to AHS asap.

Do not trust this company. What they promise vs what they deliver when you need is vastly different. For my clothes washer I paid fee for the technician who visited through deductible fee. After that nothing happened. Diagnosis done was clear that pump had failed and he sent diagnosis to SHW. Following that I did multiple follow-ups and no response for almost eight days. After multiple calls I was then offered $150 for $1100 washer. This does not cover the repairs estimate of $380 given by the technician. Basically they do not do what was promised to fix or replace but a minimal value back. This way you are forced to spend significant money either way to buy new (so they don't need to do repairs again as appliance will be new) or pay significant amount from pocket with no gurantees it will work. Great money making machine for SHW but not for users.

My experience was very disappointing. I have a different company warranty for a different house and that company is excellent. I had a problem with an appliance. They did not send out a repair person to look at it, instead it was handled only over the phone. I was told that I could go buy a new appliance and have it installed (at my expense) and then submit a receipt and they would review and decide if they would reimburse. And if they chose to reimburse it would be at a small percentage of the cost. The representative was rude and not helpful. I wanted to cancel my plan and had months to go on it and no one would return my calls or emails.

I have had several home warranty companies over the years. This is by far the worst experience I have ever had. Horrible customer service, quick to try and get you off the phone, promised phone calls within 24 hours and no call 4 days later. Assigns contractors that frequently do not show. Customer service response is to wait 24-48 hours before attempting to find a new contractor. Again, 5 days later and they have had no contact with myself or any other contractor. Still waiting to hear back on washer repair and was told I would hear something within 4 hours and it has now been 5 days. I could go on and on about the past year- But I would warn you not to go with this company! My next step is to contact the Better Business Bureau.

Evade loophole 9.1.2 with Jamal's help! Unfortunately for me I've been denied for repair/replacement of my furnace, as I do not have maintenance records for the previous 3 years. This is because I only have owned the house for 5 months (over which I have records to show the unit was properly maintained). Jamal, a manager at select home warranty, told me his team would have been more than happy to exclude the verbiage in section 9.1.2, as I just bought the home; however because it is after the 30 day introduction period they are unable to change the verbiage. So for your sake, please ensure that if you decide to move forward with select home warranty (which I do not recommend), you have the verbiage in section 9.1.2 altrered. Jamal said this should not be an issue for any of you new home owners. Congrats on your new home!

Problem #1 I am unhappy with the fact that I am required to provide 3 years of AC maintenance history even though I just acquired the home and did not live here over the last 3 years. Previous homeowners are not able to provide the info! I am being punished and having to pay for $700 repair and only get $150 back from you guys. This requirement was not disclosed to me at the time I bought this policy. PS... they have a $75 early termination fee and if you have open claims, they won't close your account. Customer Service is horrible, I was transferred multiple times each time I called. Neither department seems to know what the other is doing or has advised you of... you have to start from scratch with each new person you speak with.

I signed up for a 5 year plan for both my rental property and my home. I have had 5 different claims on covered items over the last few years. In each case, it took several days for a contractor to accept the job, show up, and then accomplish the work. The final contractor they sent out attempted to sell a new air conditioner system instead of actually doing a simple repair to fix the system. I had a second company come out and fix the issue and informed select home warranty who later stated they would no longer cover the system since their previous contract recommended replacement. Don't use the company. They will avoid replacing any system and will contract companies who will be sure to state in the paperwork language that gets them out of their coverage requirement. You are better off just repairing your systems yourself or finding trustworthy companies to deal with on your own.

I joined Select Home Warranty at the end of 2018 when I had a horrible experience with CrossCountry home warranty. I was very unsatisfied with the experience I had with CrossCountry and at that point I was not going to get any further home warranties but I figured this was the first company I dealt with so I would give it another chance to get my home protected, hoping I would have peace of mind which after the last experience I was not confident that would be the case. Now this company did have a lower deductible and a lower monthly payment which made me very skeptical but at least I knew I was not forking out a lot of money in case they were not able to provide proper coverage. Basically at the end of February I'd filed two claims with them one for my AC and stove. I live in Richmond and we've been having up and down weather so I had put on my AC and it was not blowing as cold as it normally does so this caused me to call in a claim. They sent a company out to diagnose my system, I paid my $60 deductible and the AC company diagnosed the system and stated it had a bad compressor and a bad reverse valve the technician also noted there was a small amount of residual oil by the coils nothing that would cause the system to lose a charge but that is something they noted. Come to find out because of that Select Home Warranty sent me an email stating that we do not cover systems with a freon leak. This was very unsettling so I contacted the AC Service Company and they stated the major cause of failure to my system was the compressor and reverse valve and the residual oil had nothing to do with failure but to basically to make a long story short the warranty company stood by that and stated that they do not cover Freon leak so now I'm responsible for replacing in my entire AC system which cost 7 to $9000. Come to find out there was a disclaimer in the policy stating "Freon leaks are not covered" Disclaimer (6.3.6) so no matter what I stated or what the AC company stated to customer service department they did not care. They stood by their decision, even a customer service resolution person called me who is supposedly a certified HVAC technician stated the same thing so I had to bite the bullet on that one and take it as a loss. Another horrible experience with a Home Warranty company!!!! But it does get worse...... I guess when it rains it pours because my second air conditioning system for my home also went down. The fan was not blowing on the outside unit so I proceeded to file another claim around middle of March. You can imagine how I felt..... If they was a Freon leak in this system I was pretty much screwed. Remember I already have to come up with 7- $9,000 to replace my other unit. I figured I'd have to wait for due process and hoped that when they came to diagnose the system it had nothing to do with a Freon leak and hopefully was a simple failure to maybe the fan motor. The same air condition company came out to evaluate the system and come to find out I was right there was no freon leak the fan motor had just failed. I felt confident that this would be a simple approval from the claims department but was I wrong!!!! They replied with an email stating they needed pictures of my unit and they needed to have 3 years of records and if I did not have this information the most they would pay for repair is $150. The part cost about that much so I had to come out of pocket with another several hundred dollars to pay for labor for the part to be replaced. This is where I blew up I spoke to the same customer service resolution for Select Home Warranty and even though he was a nice gentleman and he helped push the process through for me to get approved for $150 it did not help my confidence level about this company!!!! As I mentioned before I also did had a claim for my stove this was repaired with no issues. So it looks like when it comes to small appliances they stand by their word but when it comes to Major Operating System's in your home, that you end up really getting these warranties too feel peace of mind Select Home Warranty was able to find a way OUT of covering cost of replacement/repair twice in couple week span. Everyday I watch TV and I see at least 2 to 3 commercials about home warranties and how much peace of mind they give you when a 5 or $6,000 dollar system or Appliance goes bad in your home and you don't have to worry about paying a large amount of money...... well that seems to be a huge gimmick!!!! At this point I am going to cancel with Select Home Warranty!!!!

Stay clear of Select Home Warranty. The sales team grossly misrepresents their warranty. They stated replacement of an appliance if repairs were more than depreciated value. They attempted to put a "cap" on covered amount of a repair. My salesperson told me he removed the depreciation and "repair cap clause and not to worry. I had an appliance failure of a Wolf cooktop and repair is $1400.00. Select offered a ridiculous $225.00 settlement stating that is all the appliance is worth. This company stated it had contracted Repair companies and repairs normally take 24hrs but after a week of no contact I had to get my own appliance company to come out and do an estimate. They had no arrangements with any local companies. Don't fall for their false claims.

Their slick talking sales reps will try to talk you into buying a multi-year contract through reduced rates and service fees. Beware, it's all a scam. The first time you need service, you will discover that your policy is probably useless. I've been without heat in near freezing temperatures while they review my claim. The service guy they sent out didn't even want to talk about what would repair my system, he only wanted to talk about estimates to replace my system. My home is only twelve years old. I will be cancelling my policy immediately.

Purchased 5 year Home Warranty July 17, 2018 for $2750.00. Filed first claim August for a refrigerator and no one referred by Select Home Warranty would accept the repair without advance payment. Select Home Warranty was sent another repair in August 2018 for a plumbing issue. The company provided repair contractors again who refused to work wioth the company due to non-payment. I requested cancellation and a refund and they refused. Filed a claim in September and November for a swimming pool heater issue and no one would accept the warranty company due to history of non-payment. Representative instructed me to find my own contractors for my repairs. I sent invoices to Select Home Warranty for a plumbing repair that I paid out f pocket and provided paid receipts on 3 occasions. No one returned my call, or cancelled my policy as requested or acknowledged receipt of my invoices. I have spoken with numerous representatives and managers all who refuse to refund my purchase. This fraudulent company, its owners and representatives are committing theft and fraud throughout the country. They have manipulated review sites to obtain positive reviews and are committing online theft, mail fraud, and banking fraud by promising to provide a service but never delivering or refunding customers money. This corrupt boiler room theft operation should be reported to the Justice Department and State Attorney General Offices. A consumer alert should be issue to alert to public of these predatory practices. After 8 months, i never received any requested service and never received my requested refund.

I submitted a claim to repair a basic countertop burner stove. After 3 days, Home Select had not found someone to come to repair the unit. They offered for me to do the work to find someone. It took 5 minutes for me to find an appliance repair company in Wilmington, NC who came out the next day. The technician found the problem to be a switch. The technician called Home Select who had a 30 question audit of the technician and then he asked if he could repair it that day. The technician said, no as he had to order the part, The Home Select CS said since he could not fix it that day, he had to have the repair cost authorized. It is now 4 days later and Home Select says that the authorization is in process. I asked them what I was supposed to be cooking with while they were authorizing, but got no response. In several calls to Home Select, they stated many times that they would expedite the process. It is my opinion that since the claim was initiated, Home Select hasn't done anything. My conclusion: Buyer Beware, you can get Home Select slightly cheaper, but you will get what you pay for, a cheaper, slower service. Also know that the sales call was with a US citizen. All service calls are with personnel outside of the US. Good luck :(

I have removed my prior review due to continued excuses and delays on my claim. I paid approximately $6000 for both my homes located on my 2+ acre parcel, which includes roofs, pool, septics and everything else. I turned in a claim for a small leak. I had to locate a plumber that would agree to do business with this company. He agreed to their terms in January. It is now March 5th & he has not been paid. I was told by Mark at customer services number that their computer states the company is just waiting on the providers invoice & billing. But I personally know he sent it in the day the work was completed in January via email. I saw copies of email. So I must believe this is customary stall tactics. On my 2nd claim for a service provider to come out on my pool heater in January, I am still waiting. The job was assigned per an email but when I never heard from pool company, I called them. I was told that they had already informed Select Home Warranty at the time the request was made, that they refused to accept assignment for my job due to existing long standing unpaid Billings for other customer(s). Every time I inform SHW that I am still waiting on someone to come here to fix any issues, they insist it had been assigned to this same company that made it clear to me they will not work with them. Select Home Warranty’s (SHW) solution given me has been for me to do their job for them! That I can find a pool company that will agree to do business with them under their terms. I told them I would not accept that as my responsibility. It isn’t my job to locate providers for their warranty business. Even so, I have tried to locate anyone that is willing. I have not found anyone and continue to inform warranty company that I want them to do their job on my claim. Today I stated I want a supervisor to call me back. The supervisor is Julian, whom I am told by Mark (at approx 4:15pm Hawaiian island time) has again stated that my claim has been assigned to this same and original pool company for my repairs under the terms of my contract. I suggest you seek another company elsewhere until I determine if this company has committed fraud by making guarantees to me verbally from the beginning and in writing. If they do not do their job in my situation I will demand a full refund without any cancellation fees. I am a disabled senior. I suffer from an injury which is affected by stress. I am under a great deal of stress since dealing with making 2 simple claims. I had no issues until I made a claim! Not knowing what could go wrong or not aware of something that might require repairs after escrow closes is exactly why I purchased expensive home warranty’s package from this company and that I don’t need added stress to my life and health.

This company is the worst ever. I would give them negative starts if I could. I am cancelling their services even though I have already paid for it, That's how bad and frustrating these people are. Either they will find a way to deny your claim or they will cover a minuscule amount of the total expense. Save you money and your sanity and don't buy warranty from them. We had two issues during our time with them. The first time it was our gas range and they only covered part of the claim. Also, the technician they sent to get it fixed were terrible and we were stuck with them since they ordered the part and we paid for it. The second time it was our heater during the middle of the winter. We contacted them and told them that since its an emergency we will have it fixed and they can process the claim in the meantime. They agreed for it and later on denied that claim saying that the heat exchanger was broken and they don't cover heat exchangers, even though the diagnosis report that we got form our contractor clearly said that the collector box for the flue gas was melted and the blower went out. DO NOT GET THIS WARRANTY. SAVE YOUR MONEY. THEY ARE THE WORST EVER .

This is THE company that gives home warranties a bad name. Major issues: false advertising, dishonest salespeople, counter-productive customer service, failure to provide coverage for promised items, ineffective communication with customers or service providers, hidden costs for cancellation. My wife and I called Select Home Warranty while on a road trip to discuss covering our rental property. During the course of the very long phone call we asked several specific questions about the coverage. One of the questions we asked was about HVAC/air conditioning units, at which time the salesman assured us that should we have any issues that required replacement the unit would be replaced, hastle-free, with a simple phone call and a $100 visit fee. About 1.5 months later, our tenants called complaining that the air conditioner was not working. We called Select Home Warranty who sent a technician the next day. After paying $45 for the diagnosis, we could not reach the service company until we called the technician’s personal number who said they could not contact Select Home Warranty. We finally paid an additional $280 out of pocket to send a self-procured technician to temporarily fix the AC. Our tenants went 3 days without AC in blistering Arkansas summer heat. A week after the initial call, Select Home Warranty finally asked for photos, the serial number, and documentation for annual servicing, all of which we sent them. The next day they called to deny the claim for lack of documentation, which we corrected by telling them we had sent it the previous day. Finally, we were informed the claim was denied because Freon leaks were not covered in the policy. I complained, called, emailed, and elevated to one of their managers who eventually made an exception to provide us $800 ($300 more than the $500 the customer service representative said they could provide), which falls way short of the $3900 we had to pay to fix the unit. Now, we are trying to cancel our original 5-year contract, and Select Home Warranty is saying they’re going to prorate their refund, remove all savings we accepted as a part of a promotion, deduct the $800 from the one claim we filed, AND charge a $75 cancellation fee. They promised an email which I have not yet received 3 days later, and after the other horrible experience I have had with them I am dreading the rest of this cancellation process. Simply put: Select Home Warranty does not provide a warranty service. They will simply take all of your money and provide no service advertised or promised. AVOID AT ALL COSTS.

THE TECHNICIANS FOR THE MOST PART ARE HORRIBLE AND SHOULD BE ABLE TO FIX PROBLEMS ON THE FIRST TRIP BUT USUALLY COME BACK TO COLLECT THE SERVICE FEE AGAIN. After waiting from April to October for Air Conditioner service, I was so hot and frustrated with the constant weekly back and forth phone calls and emails, I asked to cancel the contract. I was unable to provide requested maintenance receipts (they were misplaced/lost when I moved back to Va. from Fl.) I spoke to a representative promising to reimburse me $150 on my remaining contract agreement. After waiting another month, I called to inquire when I could expect the refund. I was told I would not be eligible, as I signed the reimbursement form after I disputed the charges! There were no charges to dispute. I don't know what is going on with this company but there are lots of promises and no delivery! RUN- DON'T WALK AWAY FROM THIS COMPANY!!!

It's very interesting to read the reviews. The positive reviews talk about a wonderful salesforce how professional and courteous they are and what a great price they offer. The negative reviews which are almost all ones talk about how lousy the coverage actually is when they have a problem. As I read the negative reviews I followed along with the same problems I am having with this company. I have filed two claims, one on a dishwasher and one on a washing machine. On both claims the repair costs were deemed too expensive and that they were going to give me a token amount towards the purchase of a new machine after I had purchased it sent them the invoice for proof. The first claim on my dishwasher resulted in a $200 offer to go toward the purchase of a a new $800 machine. When I asked them for a little more compensation they did raise it up to $250. My most recent claim was for a 3 year old Maytag washer which was not a builder grade, but a top level machine. They offered $200 for a $750 replacement machine. The documentation on their website says that they will not pay more than $500 to repair a unit. That they will prorate a replacement amount based on condition of machine and the age. They compute the new machine cost on the cheapest unit price they can find. When I asked why they don't give me the $500 they would pay for repairs instead of the $200 they offered me, I was told that it was company policy. I truly believe it is company policy, written to rip the customer off. Since I have written several bad reviews, they have upped their offer up ....to $225 instead of $200. Wow, these people are something else. So, if it seems too good to be true, it really is. It's a bad choice to spend money with this company. BUYER BEWARE

I went to this website to check reviews and at the time of selection there were not this many negative reviews, so I selected them. THIS COMPANY IS A SHAM. The pretty much cover everything in their "small print" so that nothing is covered. The sales people lie and say you don't have a waiting period, but that is a lie...they do not authorize replacement of any appliance, motor, anything large within 30 days of contract, they don't allow reimbursement over $150 for pool equipment??? You have to notify them within 3 days of issue or the claim will be denied. The "Free Roof Leak" has a large clause excluding basically anything that can possibly happen to a roof to make it leak. SHAM! The owner's should be ashamed of themselves.

Hello. I have been with this company since April, 2018. I filed a claim in Aug and Janu for my garage. NO Problem. The first week of January 2019 I filed a claim for a leak (plumbing) They flat out denied it would not send a contractor out so I have been back and forth with them since then. I also filed another claim for my clothes dryer which they flat out denied! I called fussing and threatening them this was on Jan. 4. On January 11, 2019 they finally sent an unlicensed contractor to diagnose my issue whom then jacked up the price of my part and labor on her receipt to submit to Select. I called my GE parts hotline and got the Real price for the part that I was TOLD I needed and the amount was 200.00 LESS than what the contrator told select as well as the time it would take to put the part on. It is now Jany 25, 2019, SELECT continues to NOT return a call or email but on Jan 24, stated they are working on the issue please allow 24-48 hours. This has been going on since Jan. 4!! I have also got all of my documents together and will be filing a formal complaint with the FEDERAL TRADE COMMISSION. This compnay is a FRAUD. They give you a good price to get you to use them as a service provider however, they hardly provide the services and will gladly take your monthly fee!! They are FRAUDS. DO NOT use them, cancel them immediately!!! I hope once the Federal Trade Commission gets done with investigating them that this fraudulent company will learn a very valuable lesson. You can't beat comsumers out of thousands of dollars, provide little to NO service, breach your OWN contract and expect to continue to get away with it!! They are horrible and believe US with the reviews drop/cancel them right now and do as I am doing filing a Federal Compalint!!! The low fee they charge comes with the fradulent activity they continue to do. As of today, I still havent heard back from them and again one way or the other I will get my money back from them.

I was (like every other person) talked into buying a 3 year Select Home Warranty to save money. HA-HA. This company is GREAT at sales but that's where there service comes to a complete HALT. First, they will not repair anything for 30-90 days after you purchase the warranty. We all know that things break all the time when you purchase a home and you cannot schedule the time they break. The first thing that happened was a roof leak (which I had them add to my coverage). The salesman forgot to mention it ONLY covered the livable space and of course, my leak was over my front porch. The second thing that happened was that my ice maker broke. I paid a service technician (sent by SHW a $50 service fee for him to tell my my ice maker was broken. Think about that one! What a joke. The technician told me he put in a repair ticket on December 28, 2018. I have contacted SHW everyday since and all I've gotten back is an automated email stating someone will call me in 24-48 "business hours" - which translates into NEVER. It is now January 24, 2019 and I have not resolved this issue. I know an icemaker is not like a heating system or water heater going out....but....if they can't repair an icemaker...they certainly aren't going to repair any major system. It is disgusting that there have been almost 3,000 complaints against them registered with the Better Business Bureau in the past 3 years (over a thousand in the last year) and YET they are still allowed to SCAM people out of money. When did FRAUD become legal in the United States?

THEY ARE A PIECE OF CRAP FURNACE WENT OUT SUNDAY MORNING , THEY DONT HONOR OR APPROVE REPAIRS ON SUNDAY OR WEKEND IN GENERAL, SO IF YOU HAVE A MAJOR ISSUE THEY WILL NOT TAKE CARE OF IT, UNTIL MONDAY THROUGH FRIDAY 8 TO 5, ANYTHING AFTER THAT YOU HAVE TO WAIT TILL THEIR NEXT BUSINESS DAY . THEY WILL FILE YOUR CLAIM BUT THEY DO NOT APPROVE ANY WORK ACCEPT DURING THOSE HOURS, IT IS 20 BELOW ZERO FURNACE WENT OUT AND I STILL HAVE NOT HEAR ANYTHING FROM THIS COMPANY YET AND IT HAS BEEN OVER 36 HOURS SINCE MY CLAIM WAS FILED . This company appears to be little more than a carefully crafted fraud. They assigned technicians to repair our furnace. None ever showed to do the work. When we asked them why, 2 of the 3 assigned said they had not been paid by Select Home Warranty andas such were not willing to do work for them. The 3rd tech assigned by Select Home Warranty never showed at all. After nearly 2 months of delays, Select Home Warranty demanded that we call our own technician at our own expense. We did so. When the technician arrived a Select Home Warranty representative badgered them on the phone pressing to force them to state that the repair of our furnace should not be covered. Our technician grew angry, handed me the phone back and refused to speak with the Select representative any further. The repair came to $313. Select said our reimbursement would be processed within 24 hours. When no contact came after nearly 3 days, I followed up. Even more lies, diversion, and demands for a never ending list of documentation followed. When I tried to cancel, another smooth operator apologized for everything and promised to make good for months worth of sins. All if I would just send one more piece of paperwork. I did so. He came back three days later with an offer to pay $150 of a $313 bill! I asked what would have happened if the bill was $10,000. He said the reimbursement would be the same... a cap of $150! In a smarmy tone he said, “Didn’t you read the policy?” If you look closely, all of the reviews touting Select Home Warranty as trustworthy are paid advertisements. Based on my first-hand experience as a customer with more than a year of premiums paid, this is nothing more than a very artfully crafted fraud. I am in contact with the State Attorney General in my home state and I strongly suggest that you stay as far away from these swindlers as possible!

I usually never right reviews. I do believe something goes wrongbut stay strong and give chance. For 2017 and 2018, I was thinking I’m new customer, and they will improve and cover better next time. However, they always have different story about any claim. I bought SHW on 05/2017 for 3 years. Sale person was so good, made me buy for 3 years saying that they will cover all problem except cosmetic. Also, I can cancel my policy any time and will get refund., NO WORRIES. After talking to him and ensuring, they will provide all needed and necessary about repair, I paid for 3 year. 1ST claim went; they can’t cover because less than ninety days, I paid the difference from my pocket. After that dishwasher has problem, they said, they don't cover in 1 year twice. Vents claim sent, no one came, dryer claim, technician came and said everything is ok. Cooking range does not cover. Electricity claim, technician never call or show up. Plumbing no came for 6 days then I call local company, they came next day. Refrigerator claim went from 1 to 5 times to different contractor. 1st contractor was not answering, after 1st time answering the phone , he said he will call back with time and I waited for 5 days. Second contractor when I spoke with him, my claim is from SHW, He gave me end of the month date. I called back to SHW and they assigned back previous contractor who is not even answering. I called again asked to check with contractor if they want to do the job. Finally after 15 day one contractor call and came. When he sent claim to select home warranty. They say they don't cover. I asked them then cancel the policy and refund me back. They could not repair/cover appliance and waste my time and held my money. he said, he cannot refund because it’s been 21 months. I asked him to check all email and phone I have made. There was not good service from your company at all. The reason, I want to cancel is your service. It is scam. I will suggest people never buy Home warranty from SHW.

Please whatever y’all do don’t get select home warranty as your company to fix you appliances in your home. I did and my ice maker quit working made a claim took them 2 months to get someone out here to look at it, when he got here he said it was the filter in ice maker and fridge that was the problem plus the motor in ice maker. He came back with new motor and filters, at least that’s what he said, but when I looked at it after my husband called me asking if he fixed it, I said he said yes to my mom, that my fridge was now flashing 14 E on the front and there was nothing new in it. Now my fridge is more broke now then what it was before. I can’t change temps on fridge or freezer or change from water to ice to be dispensed, but that’s ok it still ain’t making ice. It will dispense ice if you put ice in it to send out. I told them repeatedly that it was not the dispenser but the ice maker. So please do not go with them, even after 4 phone calls with them, they still believed him over me.

Never repairs anything, takes too long to schedule and eventually sends unprofessional technicians. They promise a free service call which never occurs, they will charge you each time. Once the technician arrives he will write up an inflated estimate. Offer to the repairs for you. Review of the claim is "denied" due to poor maintenance or age of appliance or some other excuses, they will offer $100-$200 depending on the appliance which is really $45 less due to your service fee. Costc of repair or replacement will be 4-7x your appliance cost. Big scam avoid them at any cost. Same for Choice Home Warranty and American Home shield. It has cost me over $8000 in the past 10 years on these scam companies when BBB gives them high ratings and State Attorney General's are asleep and refuse to protect unsuspecting customers.

Anyone considering purchasing a home warranty with Select home warranty, do not proceed with the purchase. Please take time to read this review. This company sells you a policy under false pretense, does not provide techs, or assigns techs who do not show up (I discovered from a technician from a company not affiliated with select home warranty that a lot of techs do not like working with select home because they have a reputation of not paying the technicians what is owed. This may explain why I never received any repair work by DIFFERENT companies select home warranty assigned). I was lied to by the sales rep over the phone (recorded call) that there is no cancellation fee at all. I proceeded to make the great mistake of purchasing a policy with select home warranty, which I paid in full for one year. After months of not having multiple issues repaired and many phone calls to select home to have them assign me tech to come out and repair the problem(s), I called to cancel my policy. The rep first suggested I procure my own tech, pay out of pocket and send them the invoice so I would be reimbursed. I decided to proceed with the cancellation. That is when I learned how devious and fraudulent select home warranty is. First, they charged me a $75 cancellation fee even though I was told on their own recorded call that there is no cancellation fee. In addition, I am also being charged $130 that I had no idea existed. The break down of the additional $130 is $75 for a garbage disposal claim that select home warranty refused to send a tech to replace or repair. Instead they told me $75 was the maximum they would pay towards the garbage disposal claim, and I could buy a new garbage disposal and will be refunded the money, but I would be responsible for procuring my own tech for which I would also be solely responsible for payment to replace it. I bought a new garbage disposal for $80, submitted the receipt and they sent me a $75 check. That was it. No where in the email was it stated that if I cancel my policy I would have to pay them back the $75 reimbursement. The remaining $55 from the $130 is for work that never happened! A tech came out for my toilet, we both wanted to know how much select home warranty would pay before he did any repair. I called select home warranty and the tech and I spoke to a rep who could not provide a coverage fee. The rep was supposed to send an inquiry on the coverage fee and then notify the tech and I. I paid the tech my deductible and asked that he leave without doing any repair until we found out how much select home warranty would pay. I never heard anything back from Select home warranty on this issue, until today after cancelling my policy. According to select home warranty, they paid the toilet claim company $205 and out of that fee, I owe $55 which is deducted from my reimbursement for cancelling my policy. First, why was I never notified of how much select home would pay? Second and more importantly, why didn't select home warranty notify me of money that I supposedly owe, considering the tech never did the work! There is no invoice for this repair or charge because the tech left without doing any repair. I would think when a tech does any repair, that the customer is given a receipt, an invoice, something to acknowledge work done and the price. This company is very fraudulent. They lie to get your business, then fail to provide adequate services, and proceed to scam additional fees when you rightfully decide to cancel the policy. The sales rep that lied about the cancellation fee also told me the FIRST 2 months would be free. When I called in about my first claim, I learned another lie - the LAST 2 months are free if you utilize the policy in its full duration. I am sure if I stayed with select home warranty for the entire duration, they would have either told me another lie to avoid giving me the 2 months free, or ensure that the last 2 claims submitted for the 2 free months will result in no techs assigned or assigned to techs who never show up. This has been my experience. This is not a decent company to use at all. I hope all the scamming select home warranty does catches up with them and this company goes out of business in the near future. Don't fall for the low price - you get what you pay for. Actually you get nothing but crazy charges on stop of what you paid for with no repairs to show for it.
