Sometimes if something happened, I called them and they called me with the service people after two or three days. My AC was broken and we called Select Home and they sent us the only outsourced people available and it was about three days but they didn't fix it in one time. After about twenty days they only sent us the technician.

Customer support is there to answer your questions but it almost feels like they are sales driven and after the first year of the warranty, the price went up. The company as a whole is not a bad company but I wish they kept their prices from going up. They are friendly and professional.

It seems to be the best value for what you get. I had a plumbing leak and I had someone come ou the next day and I can get an answer from them when I call. I do with there was a little more freedom as to who was going to do the work and maybe there was a little more background on who was going to come out.

Air conditioner went out and I ended up having to pay twenty-five hundred dollars. I was upset about that because they did not cover the parts that were needed tofix it. They have the lowest deductible. They only send email, they don't give me a call back.

They're doing a good job getting the claims in and the customer service is generally up to par. My AC was pumping warm air so I phoned Select Home Warranty and put the claim in and I was pretty much set from there. The customer service feels like a bunch of sales people trying to make a sale. The rates are good and general customer service is good when you're calling to put in a claim.

I received a mailer from Select Home Warranty. I did a Google search for reviews on Select Home and they were rated one of the top 10 for 2021. I decided to get a quote and I was immediately called by Ben Thompson. Ben was very patient and knowledgable. He answered all my questions and even offered me a better rate then I was quoted online. After talking with Ben and reviewing the contract, I feel very good about my decision to go with Select Home. I currently have American Home Shield but Select Home offered me free roof protection as well as offering me sprinkler coverage, neither of which AHS offers. Ben also told me that I have a 30 day money back guarantee if I changed my mind.

Have had a competitor Home Warranty for approx 20 years Price keeps going up and service techs they send are often clueless as to how to repair. Select Home Warranty Rep was courteous, very knowledgeable and listened to every question I asked. I have been in sales management for 44 yrs so I know good sales techniques. Sean listened to my concerns about price increases and my home needs. He offered a great deal for multiple years, lower pricing and locked in pricing. Everything I was looking for. Obvious he did not have a sales pitch but listened to me and answered my concerns. Believe me, he is a keeper.

I took out a Home / Pool Warranty with Select Home Warranty two years ago when my wife and I took ownership of our house and have renewed it last year as well as this year mainly because the price has been competitive and the one time I had to have a technician come out to look at our clothes washing machine I was satisfied with his expertise. Also, your agent Moe H was very courteous and informative and when asked what promotion he could offer me to retain my business he was able to offer me a better price of 550.00 for the same coverage as I had in the past plus 2 additional months at no cost. I'm happy to say that I am a satisfied Select customer thus far.

Wow! I just got off the phone with Mr. Lucas S. with Select Home Warranty Company. The plan he showed me not only saves my wife and me a great deal of money but the coverage is leap years ahead of our current plan. Thank you, Lucas! I also really appreciate you going over the multi-year plan which saves even more by locking in our savings to the current year prices to protect us from price increases. We also were able to get a senior discount (at only 60) and an additional discount for being a veteran of military service. With these discounts, we will now be paying less than half of what our previous company charged us with twice the benefits and also half the per visit deductible. It will de great to know that we will now be getting top-notch (3 stars or better) repair people now instead of the cheapest our last company could find. I can't say enough, but Thank you again, Lucas!

I just became acquainted with Select Home Warranty so at this point I have no experience how they perform their service. However I was very impressed as I spoke to their representative Chase R. and as I found a plan that covered what I needed in the home I purchased. I had looked at other company's plans and found the Select Plan competitive or better than others I reviewed. Chase was so good to tell me about the incentives now and the cost benefits of a plan that covers multiple years. I had lots of questions and Chase took the time to patiently answer them all. I look forward to coming back and commenting on my service experience. For now I am feeling at peace to know I have coverage on my home.

We got online and signed up for another year and we got a call from Moe and he was great! Gave us a better deal and so we took it out for 3 years, with other benefits as well! Great experience and he gave us his direct number if we need anything else or have any questions. Finally I found the company that I was looking for. The company with a good price and a good coverage: SELECT HOME WARRANTY. When I called this company, immediately I received a text message from Mr. William P. I called him right away and he was very courteous answering all the questions to my satisfaction. Don't have any experiences yet, just signed up. We shall see. It really seems to be better than Choice Home Warranty, their only other "true" competitor. Main thing for me was how comprehensive and inexpensive to 2nd fridge or range or a/c unit, etc. and how they don't give you a low ball cash payout for units they can't replace as they are no longer available or parts are discontinued. They find a comparable unit currently available and use that one, it may be a different brand but that's because the company no longer makes them. For instance, you could have a Westinghouse or Kenmore unit and they were absorbed by other companies so the new brand is GE or Samsung.

Sean G at Select Home warranty was very helpful and knowledgeable so I chose the platinum program with the highest coverage, even got a veterans discount as I am a former US marine.... it is rare these days to get a straightforward and direct answer to questions and get things done and started so we will have the coverage we need in our home. I strongly recommend everyone to Select Home and especially Sean G as he made this important process easy and effective to protect our home at a truly great low price and excellent coverage if ever needed, even for the roof if something were to go wrong with a leak or something. This was s really good experience in todays challenging world.

I really cannot say much about the plan, but the sales rep. was outstanding. Sol very carefully walked me through all the intricacies of the warranty offered by Select and made sure that I understood exactly what I was purchasing. Before finalizing the contract we had a minute to just chat. Sol carefully asked if I was a Senior Citizen. I chuckled as 55 had come and gone quite some time ago. He apologized and said he just wanted to know because I would then qualify for additional benefits and reduced rates on my plan. After we talked some more he told me that I qualified for an extended 5 year warranty on my home and all M its interior major appliances. He quoted me a price that was just too good to pass up. So bbn if you get the chance to talk with their reps, be sure to tell them everything you can concerning yourself and your home. It may just bring you the great coverage that I now enjoy. I slept that night like I was a teenager. Sol and Select removed a great heavy weight off of my shoulders concerning his I would be able to take care of any breakdown that I might have in my new home. Thank you Sol, and thank you Select.

So far, we only went through the process of purchasing mobile home warranty insurance. We completed an online quote and clicked on it, and while my finger was still on the quote button, our phone rings. Literally! It was Moe H, from the New Jersey office of, "Select Home Warranty." He kindly introduced his self. He was extremely knowledgeable about insurance. And, he was patient with us. Moe answered our questions, even if we asked the same one again and again. He gave us a home warranty we couldn't refuse, at an amazing rate, that even covered mechanical and replacement. We do hope he will continue to be our insurance agent, and our go to person. We get VIP customer service when we call in, but we prefer to call Moe H. Moe is the best, no not the best! Moe H. is the most extraordinary customer service we have ever run into. We are so selfish and happy Moe H. called us on Christmas Eve, instead of just going home to his family. He could have waited for after the Holiday. He represented your company very well he explained all your plans and tried to sell up which should be what you are looking for in a leader in sales. I had an excellent experience with Select Home Warranty setting up a new policy. I have been with another company for over 15 years with multiple properties. The company raised my rates by 42% so I started to shop around. Richard Z was the representative who helped me. He was outstanding in regard to his patience, his information, and his response to my questions. He gave me his direct contact number so I didn't have to go through the frustration of every time I called back I got a different person - which happened with the other two companies I was considering. I also appreciated the fact I was speaking to a person here in the US rather than being outsourced to someone who did not have a complete grasp of the English language. It was because of Richard's service that I decided to go with Select. I would encourage anyone who is looking for a Home Warranty Insurance Plan to at the very least call Select and speak to one of their reps. If you are fortunate to get Richard - you'll sign up. I just worked with Mark Johnson to add another policy to one of my rental properties. I am a real estate investor and own several properties throughout the US. I have been so happy with SHW that I keep adding on more policies. They offer a 5 year plan where you get the 6th year free, and it makes the cost/year on the policy very reasonable. I have never had a bad experience with these guys in the 3 states where I have policies. They offer consistently good service and the claims process is stress free. Look no further with Select. I have been with American Home Shield, First American, OneGuard and others whose name escapes me at the moment. None of them compare to Select in any way.

Steve K called me while I was just looking at the Select website. That told me he was paying attention and ready to help. We talked and, more importantly, Steve listened and ended up recommending a plan that fit my needs. I explained that I was in a town home and that the HOA covered some of the things that other folks might need, but that I didn't. Steve took all of that into consideration and offered me a plan that he was able to get started on the date I needed and that offers me the protection I feel that I need. I would recommend Steve and Select Home Warranty and I haven't even had to report a problem yet.. I hope I don't have to, but I can sleep secure knowing that I am covered for most anything.

I have luckily not had to use Select for a service call yet, but I have used two others in the past four years. One of which I paid too much for only for them not to follow through with their own contract language. (The one good company, 2-10, does not service my new location.) Long story short, I had to cancel the “bad” one, American Home Shield, after paying thousands and not getting any decent service. I started looking for another home warranty company because I know that when they work, they work well. I have compared everything! All pretty much have the same type of bad ratings with the same types of complaints. So, at the of the day, Select HW offers the best plan options at the best prices for what will possibly be equal service to all the others. At least, if they are not adequate, I won’t kick myself for the crazy cost or the costly service fees that I would pay with others for the exact same terms and conditions. It was literally a $400 difference from the other top three (out of 5) companies in New England. Thanks to Alex B/Account Rep who was supportive and light-hearted about my past warranty issues and for affirming his confidence in his product. That good service alone, is worth five stars, because even the “other guys” customer service was less-than-desireable.

Ray was a most gracious young man and so helpful. This is the only company we have called that would give us a military discount (husband did 30 years). That is always so appreciated. He answered our questions and gave us the very best plan we have found after calling several other companies. Our old company wanted to charge us about $200 more to reinstate our contract with them; guess loyalty does not count! Love the service fees which are $40 less per service than our old company. We love that Ray was able to cover us the very day our old one runs out, no waiting 30 days. Ray even gave us his own number to call if we have a problem. Love that the warranty is transferable (if we bought a new home it could be used as incentive for someone to buy ours) or we could take it with us to the next home. We are allowed to cancel anytime and get back what isn't used. This is the way all Home Warranties should be!

I had had a bad experience with another home warranty company in the past, so I was asking a lot of questions! Peter answered them all professionally and effectively. When there was one concern I had about the specific language of the contract, he directed my call to a supervisor named Jeremy who was able to clarify the issue to my complete satisfaction. I got a great deal on a multi-year package, and I have full confidence that SHW will provide me with the same outstanding claim/customer service I received today if I ever require it in the future. After dealing with my previous Home Warranty company for 4 years, getting pretty good service I was not happy with the annual rates increase even when there were years that I did not make any claims or repair calls I was all but frustrated so I started searching for a new Warranty Company. After reading reviews and rates I selected SHW, applied on line for the platinum 1 year plan and within minutes received a phone call Ben. He explained that plan I had purchased and offered some additional information and I ended up purchasing a 5 year, rate locked plan at an outstanding cost. I will recommend SHW to anyone that asks, you just can;t beat the deal!

I am a brand new customer as of tonight so I cannot rate The Experience on a service call just yet. However I am here to write the experience on the conversation I had this evening with Jonathan S in setting up my service. I had very specific questions I wanted to know the service call Fee I wanted to know the max amount of coverage on systems versus appliances and if they looked at it from retail versus wholesale and if labor and parts were included and if there were any exterior line coverages. I've had this conversation with six different companies this is the one that I purchased and it was because the gentleman that I spoke to not only offered me the best price but was the most knowledgeable the most thorough the most confident in his answers and his ability to communicate with efficient information so I absolutely feel like I knew what I was getting.

Great cooperation with homeowners. This is my first year membership with Select. My experiences include two incidents: 1. My toilet was leaking to the floor. Select sent a technician from a local plumbing co. The technician found the location of leaking. He said he can fix it. But, before fixing he had to get permission from his boss! His boss recommended to replace the toilet and not fix it. I contacted Select and they agreed with me to call my own plumber. He came and fixed the toilet. 2. My roof was leaking after a winter storm. Select let me call my roofer. I did so and after Select talked to my roofer on phone an approved the repair, I paid my roofer after he fixed it my roof. I just got an email from Select yesterday that they approved my receipt of paying my roofer and I will receive a check from Select Home warranty. This option of let homeowners use their own technicians is much more efficient and faster and surely less costly to the Select Warranty. I recommend Select to all.

The info on the site was straightforward and easy to understand. It was much less expensive than my existing warranty I purchased when I bought my house last year, and also covers roof leaks (for free, minus the service call fee). I called and spoke with a rep. (Richard) to ask a couple of questions, whiche were answered quickly and concisely. I was also offered a multi-year deal (that I bought) which was AWESOME. If you can afford to buy that deal, go for it. I got six years coverage at half of my current contract with my existing company, and the service call fees are 15.00 less as well!

The representatives I spoke to were wonderful! Our policy was purchased through our title company and we never received any information. The representative was very friendly and helpful in both finding my account and updating all of my information to the correct email and phone number. She then sent me a new copy of all of my paperwork so I finally know what I have. Afterwards, she sent me to a specialist to help me file a claim. That representative put a rush on my request. We are in Texas in July with no AC!! I have no issues with their service and their help in this situation. Thank you!

When I purchased my home last year, it came with a home warranty from another company. I did use it once, which was helpful, but the copay payment was $100. When it came time to renew, I chose Select Home Warranty instead. My rep was David W. He was persistent, but polite, and I appreciated that. My copay will now be $60 per service and the price was right on the entire plan. Much lower than my renewal would be on the current plan. And, I was able to add the spa plan, at a minimal cost. Of course, I haven't used the plan yet, since I just signed up, but am hopeful that I will be happy with my choice should something happen - And, I received 2 free months, which is a big plus!!

The contract with my current warranty provider will expire in a few months and I have been looking into a reputable provider with comparable or better coverage, deductibles and rates. After researching various top providers, I opted for Select Home Warranty. The rep I communicated with (Alan Sherman) was knowledgeable, polite, professional and accommodating. He was more helpful than I could have hoped for. Because I currently have coverage and my Select Home Warranty coverage will take effect at the termination of my present provider’s contract, there will be no lapse of coverage. I am happy and optimistic that I have made a wise decision in going with Select Home Warranty. I would recommend doing your research and contacting Select before making your decision to purchase a home warranty.

Unfortunately we were scammed by this company also in Oct. 2021 ( 125 service fee). We pd 2279 upfront only to have every claim denied with fly by night companies coming in with the exception of a septic claim we pd up front, whilst my husband dug and covered trench from house to septic and we waited a yr for 400 refund… my last at with them ended up with me going to BBB and asking for refund cancellation, to which they told me they owed me 4.26 so I might as well finish my contract through 2027… of course with them Denying claims!! Disgusting company

Filed my first claim after a year of paying the premium. Have been without hot water for 4 days and still no Service Technician. The first company they "supposedly sent out" NEVER showed. Called and complained about their service and they said that someone would be out today to evaluate the situation......No show and No call back info. Called for the 2nd time and they stated that they will look into it tomorrow during normal business hours. Will be dropping this warranty company because as soon as my claim is closed. Terrible to work with!!!!

TOTAL RIP OFF!!!!!! Ceiling fan stopped working, no service call to fix they want to give me $45 for a 52" Hunter ceiling fan and pay out of pocket to install. Called because kitchen sink drain was clogged, dispatcher said someone will be here in 24-48 hours to fix,, It's been 16 days no one has showed up... 3 call backs to them.. same story, someone will be there within 24 hours to fix.. Still a no show.... Total waste of my time and $$$$. Avoid this company!!!! TOTAL RIPOFF!!!!

Researched this company and enrolled based on favorable reviews, so I am putting one out to save the next victim. Keep your money, I wouldn't recommend this to my enemy. The salesperson sells you a plan and tries to collect upfront from you for 3 years with a discount. That's because they know they won't pay any of your claims. When filing a claim be prepared to talk to people from all over the world, some are nicer than others- reading off a script- NO problem. Then you have to spend endless hours following up on your claim. You are asked to submit maintenance records for a home that you just purchased and finally, they will grace you with an approval of $100 on a $1000 heater claim in November. If they approve it. Plumbing won't cover fixtures- just FYI you have to pay $200 more for them to be covered- That's an added benefit, but they will pretend to give you a "free roof leak coverage" to stand out from the competition. The beautiful document that you will get when you sign up doesn't have all of the exclusions that will follow. You will also be charged $75 to cancel your policy early. If you decide to take your chance, do it month-to-month.

Don't ever use Select Home Warranty. I don't want other people to struggle like me when the repair is needed the most and find out that it is not covered. Before I purchased the policy with Select Home Warranty, I checked and made sure what was covered and not. Since most of the home warranty have a max. coverage, I made sure that there is enough cost to cover the central AC, roof leak, major appliance repair, etc. The salesperson even modified max. cap as $11,000 in my contract. After three months with Select Home Warranty, I had a roof leak in my living room. According to their website and contract, this is what is stated. Covered: A leak in your bedroom, living room, bathroom, kitchen, or any other occupied area of your home is covered, so be sure to check for leaks after storms and make a claim as needed. Not Covered: Certain areas of a roof are not covered, such as if the leak occurs on a patio or through a metal roof. Take a look at our home warranty terms to be sure you’re covering the essential parts of your home’s roof. I opened the service request with them. SHW said that they don't have any contractors available in my area. I don't live in a remote area. I live in the Bay Area in CA. They requested me to get quotes from the contractors of my choice, so I did. I got two quotes and submitted them. They rejected my claim. I spent two weeks going back and forward with them. They gave BS reasons. When I fought back with legitimate reasons why this should be covered, they kept on giving more BS reasons. In the end, I ended up repairing the roof leak from my own pocket because I didn't want more damage on my roof. I also canceled my policy with them. They prorated a refund on my three years of contact with them. The roof leak was my first claim, and they didn't honor the claim. It should have been a full refund, but not.

We are currently trying to file a claim regarding plumbing that backed up into our home. We have 2 kids under 2 and I am 3 weeks postpartum. We haven't had water for almost a week and sewage backed up into our home. We can't do anything until the warranty company gets back to us. It took 3 days for the technician to come out and they told us it will take another 2 to (possibly) get approval for the technicians to fix the issue. A plumbing emergency that obviously isn't quite important enough for the warranty company. What a waste of time, money and energy. We also previously filed one claim in the summer, which they denied us, claiming the technician they sent out said there was mold on the HVAC unit. The independent contractor we had come out after we were denied said that there was no mold on the system. We ended up having to pay for it all ourselves.

This is my first home warranty policy and I had a horrible experience with Select Home Warranty and I will never choose this company again. CLAIMS TEAM: I had an issue with my kitchen faucet during mid of Dec 2019 and called up the claims team to file a new claim. I have not been assigned any technician for the first two weeks. Everyday when I call them to follow-up on my claim they keep saying it will take another 24-48 hrs to get the technician assigned. Later they assigned me a contractor company in the first week of Jan 2020 and When I called the contractor company to schedule an appointment I have been told by the contractor company that they no longer work with Select home warranty. I called the Select Home warranty again and told that the contractor assigned is no longer work with select home. Then they said they will assign a new contractor in next 24-48 hrs. After one more week of frequent calls with select home I got a new contractor company assigned to me last week and when I called them to schedule an appointment they said that they no longer work with Select home (it seems to be same company they previous assigned me but this one has a different name). As it's already a month so I took the option of choosing my own contractor and the approval process took another one week to get it approved. It's totally been 40 days to fix my faucet issue through home warranty that too with my own contractor. SALES TEAM: My realtor worked with this company to set-up my policy initially during Oct 2019 so I was not aware of the add-ons chosen. Recently I had an issue with Kitchen Faucet issue in my home and I have to contact the Select Home warranty to assign a technician that time they told me that my policy don\'t have Plumbing fixtures add-on so I have to purchase that for additional $65. Later the sales person convinced me to get an additional 2 years coverage and plumbing fixtures added to my policy($770 + $65). After that callWhen I went back to my initial policy confirmation document I noticed the plumbing fixtures was already there in my coverage. When I called them to request for my $65 refund they were arguing with me that I don\'t have that coverage initially and not ready to listen to what I saw in my policy confirmation document. I have to call them everyday in a week asking for the refund which was really frustrating and I stopped calling after a week and finally I figured out it could be a typo error in the policy document in which they mentioned ""Plumbing Fixtures"" instead of ""Roof Leakage"" (which is a free of charge) in my initial policy confirmation document. Later I found Roof Leakage was also not there in my policy coverage. when I called to enquire about that I was requested to purchase some additional policy offers instead of resolving my problem. I got the roof leakage added in my coverage finally after talking to 3-4 people with Select home warranty in the same week. The bottom line is : Why the Claims team is not responsible for assigning a proper technician and why they are not even aware of a contracting company they stopped working with them (twice). Also I am wondering how easily the sales team is sending an incorrect policy information to the customer and they are selling more stuffs to you when you call them to resolve your existing problem. This is my first ever internet review you should realize how much frustrated I am to come and log my first review.

For what we pay yearly for the service it seems that we gotta pay more for charges you don't cover.. You pay for very little while I got stuck playing way more so in a way I don't think this service is worth having.. Could be better in many ways.. Not sure if I'll be renewing again next time''''im pretty disappointed..

I had a bad experience where the 1st vendor didn't notify they couldn't do the job and next vendor didn't have any availability that was timely. I had to self fix and paid more than reimbursement

They are the worst company & I hope no one ever signs up with them again. I called them for my washer & they would only 'reimburse' me $150 of buying a new one. Then I call them for my air conditioner; they covered the leak but wouldn't cover putting freon back into the unit. That's most ridiculous thing I've ever heard. How is an air conditioner supposed to cool without freon?? So I paid $125 deductible but then had to pay $220 for the freon. They were out $15 after I've been paying them $49/month for over a year. Then 2 weeks later when they had to come back out for the A/C I was assured that it was covered under the same deductible. But then they said I had to pay that because the technician found another part that needed replaced. It's their technician & how am I supposed to make sure he checks everything the first time?!?! These people are crooks!! I have cancelled my policy & hope everyone else does as well.

1. Nonsense of urgency. If a problem occurs on a weekend, no one is contacted until the work week. 2. Disagree with how they decide what to cover. Had a water heater fail and was told the water tank wasn't a part and therefore not covered. They did 'graciously' offer $300 towards it.

It is very good, but it seems like it takes forever to get a answer on something, then a contractor to come out and look at the problem.2 out of claims we put in it took a matter of almost a month to have it taken care of!

The communication is spotty at best when speaking with the representative to get service contractors out to the job. There is also a problem with the completion of the job in the system. The turn around for authorization is hit and miss and the communication between the call center and the techs is elementary at best on the side of the call center.
