BEWARE The following is a condensed list of what Select Home Warranty (SHW) contract and brochure states as it related to my claims. All of what is below is verbatim (minus notes I provide from my experience) from the contract they provided to me. It should be noted, I bought an older home, and upon contacting SHW, I was Promised that all my older appliances, HVAC, Electrical, Plumbing etc. systems would be Fully Covered. If you like having to wait days, or in one of my claims, over a month, for repairs, and being lied to constantly, choose this company. (BEWARE. BEWARE. BEWARE.) “We assign a local repair professional With the industry's largest service contractor network, you never have to guess who to call for repairs – we do it for you”. (This is a LIE. On several occasions I have submitted a claim, and had to wait for their response, only to be advised to call them. Upon calling, I was advised they could not find a local repairman, and to find my own. They prolong your repairs with emails, run arounds, and lies.) “Your covered item is repaired or replaced Simple as that. Get back to your life without the worry of what breakdown may be on the horizon. Please review your contract carefully for limitations and exclusions.” (They have Never replaced any appliance or system for me. They have only allowed repairs, and they have Never paid for any repair over $250.) (This is my contract plan, which is the most expensive and longest period covered that they offer.) “Amount/Payment $1,750.00. Subtotal $1,750.00. Sales Tax $0.00 Total Price $1,750.00. Service Call Fee $45.00. Coverage Plan - Platinum Care Type of Home Single Family Size of Home Months Free Under 5000 Square Feet. 6 Months Notes Includes: Plumbing Stoppage:  Plumbing System:  Dishwasher:  Clothes Washer:  Refrigerator:  Clothes Dryer:  Heating System:  Stove/Oven:  Ductwork:  Water Heater:  Microwave Oven(Built In):  Garage Door Opener:  Garbage Disposal:  Cooktop:  A/C Cooling:  Electrical System:  Ceiling Fan:  Optional Coverage Selected: - Roof Leak” _________________________________________________________________ “ • My home system and appliances are old. Does that matter to Select? No, the age of a home or its systems and appliances does not matter to Select. We cover items that are in good working condition at the time you purchase the plan and properly maintained. Plus, Select covers all makes and models of appliances and systems. • Is there a limit to the number of repairs Select covers? No, Select Home Warranty allows an unlimited number of covered repairs.” (This is a LIE. I had 2 separate plumbing issues and submitted claims. After the second one, I was advised that they will only cover $300 or less each year. I could never find this anywhere in the contract other than where it says repair coverage determined by SHW. So They determine if and how much they will cover, and not specified in the contract.) “Systems Covered. This agreement covers the following systems: 6.3.1. Plumbing System. This Agreement covers the following plumbing system components: (i) line leaks in water, drain, waste or vent lines not caused by damage resulting from freezing or from roots; (ii) line breaks in water, drain, waste or vent lines not caused by damage resulting from freezing or from roots; (iii)toilet bowls; (iv) toilet tanks; (v) toilet flushing mechanisms; (vi) angle stops; (vii) risers; 6.3.3. Heating System. This Agreement covers ALL module, components and parts of the heating system necessary to the functionality of the heating system. This Agreement covers the primary heating system of the covered home. (i) Condensor Fan motors; (ii) compressors; (iii) condensers; and (iv)thermostats (v)Capacitors (vi)relays (vii)Contactors (viii)pressure switch (ix)thermistor (x) cut in switches (xi) transformers (xii) inducer motors (xiii) defrost boards (xiv) Blower motors Excluded: solar heating systems or zone systems or wall units or the components thereof, (i) air cleaners; (ii) humidifiers;(iii) flues; (iv) coils; (v) heat exchanger;(vi) geothermal heating/cooling units; 6.3.4. Electrical. This Agreement covers the following electrical system components: (i) wiring; (ii) service panels; (iii) subpanels (iv) switches; (iv) breakers; (v) outlets; (vi) junction boxes; (vii) ground fault interrupters; This Agreement does not cover damage to the electrical system caused by flood, fire, water, rust. This Agreement does NOT cover the following list of modules, components and parts relating to the electrical system: (i) fixtures; (ii) inadequate wiring capacity; (iii) attic/exhaust fans; (iv) damage caused by a power surge; (v) damage caused by a power failure(vi)wire tracing;” (This is a LIE. I had my electrical control panel burn out and needed the whole thing replaced, as well as breakers. All of which is mentioned as Covered above. The total cost to replace was $5,700. They stated they would only pay $250……Yes, that’s right only $250.) “6.4.4. Well Pump. This Agreement covers all components of well pump, provided the well is the primary water source to the covered home. Excluded: (i)holding and storage tanks; (ii) piping or electrical lines (iii) booster pumps;” (This is a LIE. I contacted them and advised this was my only source of water for my residence, and they stated this would be a separate option that I’d have to pay in addition to my 5 year plan.) “8. Select's Option. Select shall have the sole and exclusive option to: i. Select the Independent service technician to perform repair and/or replacement services; ii. In the event a covered system or appliance is deemed irreparable or it is not cost effective to repair, Select may replace the system or appliance with a system or appliance of like capacity, the price of which shall not exceed the depreciated value of the system or appliance being replaced; 9. Exclusions to Coverage. 9.1. Exclusions Generally. The following is a list of systems and/or appliances that are NOT covered by this Agreement. In the event this paragraph conflicts with any other provisions in this Agreement, this paragraph shall be controlling. 9.1.2. This Agreement does not cover any systems or appliances that have had previous repair or that require repair as a result of improper installation, previous repair, damage caused by any construction activity, improper wiring, inadequate or lack of capacity, power failures, power surges, overloads, missing parts, failure to properly maintain, failure to properly clean, neglect, misuse, corrosion, rust, sediment and any modification to the system or appliance. You are responsible for providing annual maintenance and cleaning by a licensed technician on covered items to ensure continued coverage on such items. Select reserves the right to request prior years (3) maintenance records and/or pictures, without proper maintenance records and pictures the maximum payout on any system/appliance is upto $150.00. For example: heating and a/c systems require periodic cleaning and/or replacement of filters and cleaning of evaporator and condenser coils. Water heaters require periodic flushing. This policy covers mechanical breakdowns, it does not cover shelves, door handles, doors, hinges, knobs and buttons, door seals, freon, damage caused by freon leak, displays, latches, timers, leveling equipment, clogged drains or lines, cosmetic issues, gaskets, leak searches, lights, noise, refrigerants, valves, dispensers,installation, electrical failures, upgrades. 10. Select's Liability. 10.1. Dimensions, Brand and Color, Limits. Select will not be responsible for matching a system or appliances color, brand, or dimensions and only is responsible for repairing and/or replacing systems or appliances of similar capacity and efficiency. The following guidelines will be implemented to provide a repair/replacement allowance. For heating or cooling equipment (hvac),the repair/replacement allowance is $2000. For appliances, plumbing and electrical(non-heating or cooling) the repair/replacement allowance is $500. For additional coverage options the repair/replacement allowance is $400. If Freon coverage is selected as an option the limit is $200.Furthermore you agree that during the first 30 days of coverage, no coverage will be provided for replacement of entire systems or appliances of Evaporator Coils, condenser coils. Compressors, control boards, motors of any kind.” Cancelation: “iv. Upon mutual agreement between You and Select. In the event Select agrees to allow You to cancel after the thirtieth day, the You shall be entitled to a pro rata refund of payments made regarding Your home warranty coverage for the remaining term, less an administrative fee and any service costs incurred by Select. 13.2. Cancellation by You. After the Free Look period, you may receive a refund pro-rated at the non-discounted annual plan cost. A $25 administrative fee will be charged and any service costs incurred by Select Home Warranty.” (This is a LIE. I called to cancel, and they stated my contract listed cancellation at $75, minus pro-rated amount, THEN stated that they also subtracted Any payments they made to repairs I’d incurred since having the policy, therefore I would Not receive Any money back if I cancelled. So they suggested I keep the plan, and if I did, they would give me one free call out fee {a whopping $45}.) “15. Arbitration. Any disputes resulting from this Agreement or any dispute resulting to Select's home warranty service shall be construed and enforced under the laws of the State of New Jersey.”

I called them about an electrical problem and was sent a message about 10 days later and told I would have to find my own electrician to do the work and get reimbursed. I was given a maximum amount of $100. which is about what it takes to get an electrician to come to your house. When i purchased my warranty the salesman represented the company as being able to repair or replace my broken appliance and never mentioned a depreciation of value. Admittedly this is partially my fault for not reading the contract in full. When I called to question these issues the representative was very friendly and did his best to appease me. However, I feel I was mislead on what they could do for me. I would not recommend this company to anyone. The salesmen tell you whatever they can to sell the plan and then you end up paying almost the whole thing anyway and have to get your own contractor so they are pretty useless.

I submitted a claim for my dishwasher not releasing the water. It has been 3 months and 6 days without a dishwasher. The red tape and sending a company 1 1/2 hours away is ridiculous. I submitted initial claim Feb. 3rd, 2021, took 3 weeks for a tech to come to assess the problem, another 3 weeks to return with a part. Still did not work, another 3 weeks to return due to needing approval from SHW and the middle man that provides the parts, National Services Alliance. This tech from another fly-by-night company still 11/2 hours away simply looked at the problem and said he needed another part. 1 month later another tech arrives but this time without the right part which he needed to return the wrong part and get approval to order a different motor. Still waiting. Do not use this company.

I have been with this company Select Home Warranty since 2018 and have never had a satisfying claim with them. Every time I have made a claim I get so exhausted with the staff that I have had to have get the problem fixed myself. The last claim I filed with them was on my dryer and once they came out they depreciated by dryer down to 175.00 and was told I could get a used dryer but I had to pay for it first to get reimbursed. I made a claim on my dishwasher and was told I had to buy one first to get reimbursed for up to 175.00 and the replacement cost $99. I called company before my next bill was due to inform them that the debit card they were taking payments from had been compromised and I had to get another sent to me within 7 to 10 business days. I received more calls about when I was going to pay my bill and none for the reimbursement of the $99. I feel that this company is a fraud and takes money from their customers instead of helping them with problems they call about with issues in your home of items that suppose to be covered by this policy. I wouldn't recommend this company to my dog or anybody.

I purchased this warranty when I bought my home. A few months after I moved in I had issues with my AC unit. I filed a claim with Select Home warranty and received an email that it was approved. I called to get some more information when I spoke to one of the reps I was told that my claim was denied because there was a 30 day waiting period from the time I purchased my policy I purchased my policy in February I filed a claim in April then was told it’s another 30 days from March, still was within guidelines, then they told me it was a 30 day cap? Ultimately i was told the motor wasn’t covered so it was denied. Very frustrating and disappointing. Would definitely not recommend.

Please do NOT spend your money with this "Home Warranty" company. As a new customer to Select Home Warranty I am very disappointed and upset that I spent my money purchasing a policy with this company. This company has reimbursement issues, "hidden" probation periods of service, unexpected costs issues, misleading and lack of information when speaking with personnel, as well as poor communication when being transferred to different departments. In any "emergency" repair situation Select Home Warranty is NOT the company to call. Heaven forbid if there is a leak or plumbing issue in your home, you would have an entire swimming pool in your home before Select Home Warranty would send someone over to repair, IF they actually felt like taking the time out of their busy schedules to find a plumbing service nearest to you. Their "reimbursement" is a joke. They will ask for invoices indicating the service that was performed (that you pay for AFTER you pay for the policy) and will give you a refund of only $150. If anyone wanted to pay $300 - $500 for a home repair, then a home warranty policy wouldn't be needed. Long story short, I felt like I had been duped, and wish that I had read more reviews about Select Home Warranty company before I signed up with this circus. One pro to this company is that they have a hell of a sales team, because the person that sold me the policy did a great job of selling the paper that the policy documents were printed on, and an excellent job at concealing what a fraud Select Home Warranty company really is.

They have good customer service and find services quickly. The problem is that contractors don’t want to come and service Select Home Warranty customers. My first time filing a claim, the contractor SHW provided me with(1st leak response) calling me back complaining about waiting for SHW payments for over 4 months, that contractor turn down my order and said he will not answer SHW phone calls. The second claim i submit, i called the contractor (Texan Mechanical) that SHW provided me with, to make an appointment. The contractor was ready to give me an appointment when i told him my order number and insurance name he said he was not setting appointment for “them” yet. SHW clients was not his priority. The third and last claim i submitted. The contractor (Lujano Plumbing) changed my appointment 4 times. When he came told me that Select Home Warranty wont cover my broken water pipe and wanted me to pay the whole service, part, labor etc to him and for me to submit a refund to SHW. He also complained about SHW owning him 15,000. This is how it goes with SHW. You submit a claim and it take 2 labor days to get you a contractor (if you call on Saturday it will take the 4 days). Then the contractor takes 2 days to give you an appointment. Then the contractor submit by email his report and it take SHW to 2 labor days to approve. Once approved contractor has to set up another appointment. It takes about 3 weeks to have the work done.

We have paid on time a monthly payment for years now that we filed a claim we are getting the run around. Our AC went out Saturday four days again. I filed a claim immediately. The first AC said they did not deal with Select as it was a sorry company. Well they sent us the name of a second one. But he said he had not been authorized to come out by Select I’ve talked to about four representatives and everything one tell me something different. They want us to make pictures of the unit pictures of the serial number pictures of the model number. If they would just send a technician he would have all that As soon as this is settled we will cancel plan It is a sorry company

Horrible experience. DO NOT BUY this service. Website information is all a lie. 1- The website says the offer 24/7 service. That is a lie. They close at 4 pm est, & no call back options or services after business hours. 2- They ask to go to website & file a claim, Another big lie. their website doesn't work. you get stuck entering date or brand & can't file anything. 3- They say they have same day service. Another big lie. Once you get someone on the phone & submit a claim, you have to wait for 48 hours before someone contacts you & schedule a time which can be next week or next month. No same day or same week service. 4- if you are lucky, you get someone on the phone from claim department, which won't commit to any thing. 5- Finally you get an email that they don't have technicians available for next 3- 4 weeks & we should hire our own technician. But we need authorization from them & after we hire a technician & pay for his/her time, we have to call & get authorization from them. They can decide whether to authorize the work or not to pay at all If you still buy their service then good luck to you.

Please all buyers and sellers. Don't go with Select Home Warranty. We purchase a home and our seller paid for the basic coverage. We paid for the upgrade to platinum coverage. When our water heater broke, we had to pay for a company to come out for $125 to look at it. Once they determined that it needed to be relieved replaced, all that was covered was $150. The heater replacement was $1300. We ended up using an outside company where we were able to choose the brand of the water heater and got a bigger one than the broken one. It only cost us $680. This company is in it with their subcontractors to take your money. Upgrading to platinum only put more money into their pockets. In the end, we were out of pocket for the contractor to come and for the platinum upgrade. Customer service is very bad. We had to call and email them a dozen times just to find out that they approved us for $150. Ridiculous!

We recently purchased a new home, and went with Select for our home warranty. The sales woman said our contract would start March 1st. However, she didn’t factor in Feb only having 28 days. So, I called about repairing a fridge leak around March 2nd. I placed the call less than 12 hours before the warranty actually kicked in (even though she said the 1st). They denied the claim. I had someone come out and paid to have it fixed but the problem started again. I tried calling Select several times, requesting a call back in que, but I never received a call. Once I FINALLY got through to them they are still denying service due to it being a pre-existing problem. This home warranty isn’t worth your money. Stick to American Home Shield. That’s who we had at our old home and never had a single problem with them. I am canceling Select today and reordering American Home Shield. I suggest all other customers do the same. To Select.. I am very disappointed in how you run your company. You are taking peoples money only to deny them service. Shame on you! 😡

We have NEVER had anything but trouble from the company. Their staff seems to know nothing except "WE ARE SORRY"; 'LET ME PUT YOU ON HOLD FOR A FEW MINUTES"; "AGAIN, WE APOLOGIZE FOR THE INCONVENIENCE". A customer can not contact corporate office, anyone in management or anyone with authority to resolve an issue. They promise the MOON, but cover "almost" nothing. They contract with people that do not work weekends (in case of emergency). Then they give you permission to contact a company that can service the residence on a weekend, give approval for the repair to be made and then DENY to reimburse the billed amount AFTER GIVING VERBAL APPROVAL TO CONSUMER AND SERVICE PROVIDER!! This is SCHLOCK COMPANY THAT CANNOT BE TRUSTED!!! BUYER BEWARE!!! They will NOT provide an address for contacting their legal department and they will NOT forward to anyone in authority. We paid in advance for 5 years back in May of 2018. They know they have us by the B--ls.

This company is just awful. I had a claim submitted on a Wednesday to fix my drain problem. They said wait 1-2 business days for someone to reach out or call you. Two days had past and nothing. I called back Saturday and they told me I had to wait till Tuesday next week for a reply. So I was patient and waited. Fast forward, a technician finally came Thursday the following week and looked into the problem and wasn't able to fix and suggested I call back SHW to send out a plumber. It took forever for the customer service rep to answer then when I finally got someone, he said we need to submit a new claim and wait another 1-2 business days. I could personally find my own plumber within the day and get the problem fixed right away. I'm totally livid. Had to cancel since their S.O.P. totally sucks!

I purchased a Home warrant plan in which the sales person Noah C. kept making the deal better and better. Eventually we agreed to a 5 year plan, which became a six year plan. I asked for him to include my icemaker, which, in writing, he agreed. Now several months later the icemaker is not working. I called with my problem and very specifically told them it was my icemaker. The technician company called and an appointment was made. The technician was very courteous, although he spoke very, very minimal English. He showed me the problem and told me the icemaker basket would require replacement. Several days later I get an email informing me that the icemaker is not covered. I called and spoke to a representative who spoke very limited English but I was told that the icemaker is not covered. When I explained that I have it included as an addendum, in writing, I was basically informed "too bad". I have sent several emails to Noah. Not one has been returned. When I finally spoke to him (I called) he said he was two weeks behind responding to emails. One month later and still crickets. This is a very dishonest company. Buyer beware!!! I would never recommend this company. And their customer service is as poor as any I have ever encountered in my life. Tim Bradley

I had select home warranty plan for eighty-one days when I called to make a claim because my water heater had quit working. I called them on a Saturday day and did not hear anything back until the following Thursday. When they did call me back it was a landscape company calling to come out and check my hot water heater. I subsequently went ahead and purchased the hot water heater on Saturday when I didn't get a call back. I then cancelled my policy and then even though they broke the contract without having someone call me back within 72 hours they charged me 75.00 for cancelling the warranty. I found out through talking with these people that the company is from overseas and they are not a US company. PLEASE DO NOT BUY A HOME WARRANTY PLAN FROM THESE PEOPLE!!!! MY MISTAKE. IT COST ME 180.00 FOR HAVING THE WARRANTY FOR EIGHTY ONE DAYS.

You strive for customer service satisfaction is again a false advertisement . Worst customer service. Worst service delivery ever. Misleading advertisements. My refrigerator stopped working , about 4 years old . French door , bought it for $1750.00. Repair can’t repair because it would cost money to replace parts. I was told they are giving to $185.00 to repair it, or buy a new refrigerator at my cost anything above $185.00 this is just my first complain. Having Select home warranty was so far the worst ever. It does not serve the purpose of having it. It doesn’t give you peace of mind like what they are claiming. They take your payment and they rebuttal every reason why they won’t repair/ replace like what their advertisement is saying . Select is a fraud . They refuse to give me back my money . Their reviews are also Falsely written . My property manager had a hard time getting them on the phone. .... property managers I know are staying away from them . Where are these 5 star reviews coming from. Home owners! Beware and read their fine prints .... they are not what you think Select Home Warranty is there for you . They are their to just take your money . I am still waiting for my$185.00 dollars back since it’s the best thing that they can come with. .they refuse to have a mechanic repair it at their cost . A dime spent to this company is too much . Can you imagine making calls on an AC ?
