First American has been providing home warranties since 1984. The home warranty service provider offers coverage to 30 states. Over 35 years of home warranty experience is a good indication of the company’s stability and willingness to provide quality service. Comprehensive Plans

First American Home Warranty currently offers two coverage plans and a variety of additional options for warranty coverage. The monthly cost for a First American Home Warranty plan starts at $28 per month and lasts for one year. The service fee varies by location, but you will typically pay $75 whenever you schedule a repair or replacement with a First American Home Warranty technician. Warranty plan holders can upgrade or expand their warranty plan within the first 30 days of coverage to add on additional systems or appliances.

First American also offers a 30-day review period for new warranty contract holders. Customizable plans are made for homeowners, real estate professionals, as well as network service providers. First American Home Warranty's website allows anyone to receive a sample contract and specific residential warranty pricing within minutes.

First American Home Warranty does not have an age limit on systems and appliances, so you don't have to worry about the company refusing coverage based on this. Warranty coverage for major appliances and systems is as follows (pricing and coverage for protection plans may vary by location):

Coverage Limits

Unlike some home warranty providers, most of First American’s covered items do not carry a specific dollar limit. First American plans do not require a home inspection to be done by a contractor or maintenance records to be retrieved from a repair person for coverage. The service provider also offers extra protection for malfunctions due to lack of maintenance, regular wear and tear, rust, corrosion, and sedimentary build-up. There are no age limits on covered items, and no limit to the number of claims a customer can file.

24/7 Claims Service

No matter the time of day, customers can open a claim. First American offers a 24/7 service request hotline where you can make service calls at any time as well as a user-friendly online customer portal. First American has a nationwide network of workers and prescreens every service contractor and requires them to complete a probationary period to ensure customer satisfaction standards are met through customer survey results.

Online Homeowner Center

First American offers an easy-to-use online homeowner center for all of its customers. From this portal, a customer can open and track their claims, view their contract details, renew their home warranty, and manage communication preferences.

First American provides coverage in 30 states. There is a tool on its website that allows for a zip code lookup to determine if First American provides coverage for customers in a particular state. Unfortunately, if you are out of First American’s coverage area, you are unable to receive its services.

Our garage door started going up and down on its own and company came out that day and fixed it. One of our heating units went out on a Saturday and no appts available until following Friday when we were out of town for a planned trip. We returned on next Monday and they called with an appt and came out to relight pilot light and remove some residue fromthermalcouple. Tuesday the heating unit went out again. It was assigned to a different company. I called them and was told by the person answering he would call me back. He never did so I called him back. He said could send someone next day as his person had broke his thumb. No one showed for the appt so I did a resubmission. And it was assigned to yet another company who scheduled me a a workin appt today which is pending.

While the customer service representatives are very friendly and helpful, their hands are tied by management and/or the escalation team. We placed a service call for our dishwasher in January of 2023 due to a leak and an issue with the drying cycle. The original vendor diagnosed the problem, ordered the parts, and came back a few days later to install them. After he left, the dishwasher was in worse condition than when I originally placed the service call. The service call was intended to fix the drying cycle, not make it worse. I called the vendor to follow up on his installation, and he directed me to call FAHW to place an additional service call as he denied accountability for failure to fix the issue. Now the nightmare begins........it is now March 2023 and our dishwasher is still not fixed, and it's in worse condition. Several error messages are on display after the vendor attempted to fix the issue. Upon calling FAHW to follow up with the issue, I had to deal with approximately 6 customer service representatives over the span of 2 months who attempted to alleviate the situation, however, all their actions and decisions were denied the next day by the escalation team and/or management. The issue at hand was that the original vendor would not answer or return any phone calls from me or FAHW, however, I was told by one of the reps that I had to continue to wait for their response. After waiting for an additional 4 weeks, I called to follow up for about the 6th time, after waiting on hold for 40 minutes the representative was finally able to send out a different vendor to fix the investigate the repair. The second vendor finally came out in March, diagnosed the problem, ordered parts, and is scheduled to come back tomorrow (March 21st). I have never received any communication from leadership and/or management apologizing for the situation. I asked several reps to forward me to some sort of supervisor to discuss the situation, however, no reps were successful in fulfilling my request. So basically, I had to chase down the situation for remedy.....for 2.5 months. This is one of the worst customer experiences I have ever had in any sort of service issue....anytime....anywhere. The fact that I was never contacted by a supervisor/manager speaks loud and clear about the culture at FAHW......greed, arrogance, and lack of empathy. We will not be renewing our contract once completed. P.S.......Dear First American Home Warranty, please do not respond to this post with a "canned response" about future service and how much you "care" about customer service. You clearly dropped the ball....no urgency, no communication, no apology. At this point, you need to go "above and beyond" to make this right. Let's see what your customer service is capable of to make this right. I will be updating this post to inform the public regarding the conclusion of this situation. This is your opportunity to shine and deliver.......friendly reminder.......please no "canned responses" to this post. MAKE IT RIGHT!

I had chosen this company rather blindly and have used them for 2 years. The first year I only used them for an extra rider I purchased, which was for twice yearly HVAC tune ups for the AC in spring and heat in fall. Those services went well, but the customer needs to be aware that there is a relatively short window of time during which one can utilize these services and they won't be flexible about it. The customer service is minimal. Getting a person on the phone is time consuming and major chore. The website is only good for requesting service and checking the history of claims. The per service deductible is $85, which they immediately charge your account whether the service is rendered satisfactorily or not. The technicians were assigned quickly by the company, so if all goes smoothly it is a quick and easy process to request care, but if there are problems, getting help from the company to resolve the problem is snail pace. I had a simple bathroom sink faucet leak for which the technician was not able to find a replacement cartridge because they were no longer made. It took 4 months of living with a leaking faucet before I was the first to flinch and said "cash me out." The company paid $45.00 for me to purchase a matching set costing me $245 from Amazon, AND to pay a plumber to install it. I was easily able to do it myself. For this 4 month fiasco, the company paid less than $100 and I paid the equivalent of $500, on top of the premium I paid for the warranty. Needless to say I will never use this company again and cannot recommend it to others. Of course, not everyone would have the problem I had, but this company has poor customer service and no support to their paying customer to provide help. No peace of mind there. Just 4 months of frustration and hours of contacting the plumber and the Warranty service to make something happen. They are also more expensive than most of the competition.

I started with an insurance company to alleviate the stress of finding someone to do work if needed. Always there is a wait sometimes long wait for company to come. They respond immediately but one company even told me for a fee they would come sooner. When they come they usually don't have the part and have to come back. I have had one tell me he would have to tear out a brick wall to stop my leak. Y'all didn't cover brick repair. I have had some one repair an air conditioner that blew hot air afterwards because they forgot to close the side. Another time they put in a drain upside down and later it caused the machine not to work. I had a leaking ice maker fixed and after warranty up it broke but that may just be coincidence even tho same problem. I am really wondering if I would had same hassle with out paying a yearly fee.

I had problems with my ice maker and they couldn't get a repairman for a couple weeks and there was an upcoming birthday party I was going to have. Another time I had an electrical problem and they couldn't get an electrician, I had to contact one myself. I pay my premiums every month and I have problems like that.

my central air conditioner had a freon leak and needed several pounds of R-12, which is no longer made. The A/C company charged up the system, but did not find the leak. Technician said that probably the inside coil, but the warranty would not pay for a permanent fix and it would be so expensive that i should replace the entire system. this is not a warranty.

First American dispatched EMS HVAC LLC, who reported adjusting the pressures on your air conditioning system, completing repairs the same day. The contractor’s work is warrantied for 30-days. You can refer to your home warranty contract under Customer Service number two, which states: “Contract holder pays the $85 service call fee for each separate trade call. Trade call means each visit by an approved Contractor, unless multiple visits are required to remedy the same problem. Persons dispatched for trade calls are independent contractors, not agents or employees of the Company. Company warrants Contractor’s work for 30 days. If the Item fails outside this time period, an additional service call fee will be charged. Failure to pay the service call fee may delay processing of future claims.” If you are experiencing a failure a new claim would need to be placed, you can call us or place it online. First American considers this claim closed.

I appreciate having a one-stop shop for all things that can go wrong; and having a set amount to pay.I do think that the annual fee is steep - especially since it cannot be split over the year (this year being very bad with my insurance dropping me).And I live in a place where it is difficult to find repair folks, so I have had to actually spend my own time finding people - and then would have to go through somehoops to get their services covered. I think If I'm doing the work, I should at least have the service charge refunded.

Horrible experiences when I have to get permission for an outside contractor when. They don't have a contractor in my area that works with them. Enormous amount of time to wait to get permission. Took over 10 hours to get this permission and all the while I had raw sewage in my home that we had to endure.

Generally good but often problems with assigned contractors and with the two major issues I've had, I had to replace items at my own expense, while First American did pay a portion, it was not a large portion. Seems there is always a loophole that prevents them from replacing anything (AC/HVAC or Water Heater) when it goes down.

The contractors are hit or miss. Sometimes they're really good and correctly identify the problem, other times they don't And it's concern that First American continues to work with contractors who have poor reviews and history of bad customer service. And recently, I called to have another contractor assigned to my claim but was told there were no other options.

It's been a long wait, 3 companies in for replacing my AC Unit. Sweltering heat in the 100s. At the least they refunded $300 of the $700 we had to spend on AC Portable Units only 2. My home is 2,000+ sq ft. One in master and one in Living room. Not doing any cooling at all. 80-90* in the house in the afternoon till lat in the evening. I've begged to get the Unit installed. Almost 2 months later no new Unit!

I feel that the coverages are too vague and too many exclusions result in my 3 star rating. I had an issue as soon as I moved in where I saw water leaking from the pipe but because it was located right outside of my backyard, I was told it was not a covered issue. Since I had no other claim experience, I am not sure if there will be numerous exclusions that would deem my warranty useless.

First experience was great. Second experience was not completed. The plumber who came gave false information to First American. The plumber wanted to charge me $399 more to complete it. I called First American and explained what happened and that what the plumber said was not what happened. I got a letter from First American saying the warranty did not cover the service needed. So, my plumbing issue has still not been resolved.

I have been a client of First American Home Warranty for several years up until now I would have rated them 5 star. I was getting a washing machine serviced and I waited 4 weeks then found out the current Contractor could not complete the job. They sent me a new Contractor's information for them to repair my washer. I feel like FAHW should check to make sure their clients are being serviced within a reasonable time. I had an extremely hard time finding someone to help. So my rating is based on my last experience.

This is my first experience with a home warranty company and while I trust that American Home Warranty is one of the better companies, I have been somewhat disappointed with the communication from the company on repair claims. The first dispatch of repair technicians was prompt, but getting a tech back to complete the work took several calls and turns out that despite having essentially full coverage, a good chunk of the work required turned out to not be covered, but it took me calling and following up on numerous occasions to learn about this. I am now still waiting for them to schedule a tech to complete the work, and I anticipate having to have to follow up again as opposed to them reaching out to me with updates, which was just not how I anticipated this process would go. All in all, I think it's worth having the coverage for the investment, but I do wish that the process was more user-friendly, communicative, and transparent.

I was having a furnace replaced and the contractor they used wouldn't accept a credit card. I spoke with the First American and nothing happened. I was offered a buyout for about a 3rd of the cost which wasn't worth the buyout. Then after replacement I noticed the duct work was now blocking my safety switch and the water heater pipes which prevented the plumber from being able to complete his job. I called the HVAC contractor back and he advised the plumber to “remove the screws from the duct work and position them where he needed them.” WTH that wasn't the plumbers job and the ducts are installed messy. When I called to report the contractor not accepting credit cards one of the representatives disconnected my call and never called back.

Some of the vendors aren't that good. Some of the services aren't covered supposedly. We've been members since 1986. But sometimes we have to "fight" for covered services which were previously covered without a problem

I was very happy that FAHW replaced my refrig but when the new refrig wasn't cooling, I had to spend over an hour waiting for a rep. Then, she said it was a Mfg issue and I needed to call them directly. She said she'd send me the phone number via email. I never received the email from her. Do I need to call again and wait another hour??

I think it is very unfair that when a client moves to a new home their contract with FAHW is cancelled and funds are not credited to the new contract at the new home. I was told you charge for the cancellation and all service calls are deducted from the remaining funds in the contract. I won't recommend your company as you are not really saving anyone anything!

I am in the middle of a claim. The adjuster most likely has more claims than he would like & is tough to get hold of. On a personal note, he is fine to deal with & pretty clear on most questions. I haven't had enough experience with customer service to be able to rate them. Even though we're in the middle of a Pandemic, it took longer than it normally would; started process in August and resolution not reached until end of October with a "Cash Out" amount lower than what I feel should have been given. I hope under normal circumstances it wouldn't take that long, this was my first experience using my warranty. My washer is not an appliance someone should have to wait that long to get it taken care of.

I had cancelled their policy about 3yrs ago, then reinstated it within a couple of months, but the answering auto phone doesn't recognize my policy. When my claim was submitted, I received an email from them stating we're reviewing your claim and will let you know. This usually takes 2 to 3 days. After 5 days I had to call to find out oh your claim was approved. They ordered my new air conditioning unit, it finally arrived after two weeks. I haven't been able to use my home office in over a month.

It was a hassle trying to get my washer and dryer taken care of. The vendors they use are NOT competent. Then when a replacement was needed and we picked a less expensive model, they wouldn't honor that and gave us way less than the washer was worth. We didn't want the same one, clearly it wasn't a good machine. The people were nice, but my dryer still sings!

I had an experience with them recently where their provider wouldn't even try to tackle the problem. It was the second job that company had messed up with us. So I got someone else and had to pay out of my own pocket. When I wrote negative comments on the follow up service they called me and refunded me the money I had spent. We had another situation when they brought out an electrician and that guy was amazing. He stayed with it until he fixed it all. So I'd say it's a really mixed bag of who they send and how well they do.

We had a water problem. The technician gave us incorrect information for the repair. We had to go outside at First American to have the repair done. When the repair was done a problem still was not solved and the repair that was recommended was unnecessary. It was a $700 mistake on First Americam's part of which they said they would reimburse us. They did not. We have been customers for almost 20 years. Sorely disappointed

My experience with First American is satisfactory, I feel like it saves us month and it is comparable to an appraisal from a general contractor or specialist. The work done on our home has been good but it is hard to find background information about them and where they are coming from. I have had an issue with the customer service, the last two claim took almost a week for someone to get scheduled.

They've done a pretty good job. I have had a couple of instances where I've used it for the pool and spa. We called First American to come and check it out and they sent a contractor over. The first time I wasn't very happy because the contractor didn't return the call within three days and it was an emergency as far as I was concerned. The hot water heater went out on one but the other two times have been good.

We are always looking for ways to better our service and your feedback is an invaluable part of the process. Our records show you placed a claim for your whole house fan not working properly. First American dispatched Compound Electric to diagnose the issue and they reported that the fan was covered in insulation which caused restrictions on the fan blades and smothered the fan motor, causing it to overheat. This claim was denied due to the failure not being caused by normal wear and tear. Please refer to the Limits of Liability section of your home warranty contract.

The company has it's good qualities and its bad ones. They are not fast to send people out and have an "approved list" of parts and places to get parts. This means your system is down if the part takes a while to ship. Even if you can go get it at the store right now, they won't allow it. Customer service is better than others though.

I have had difficulties with the contractors FAHW uses. And when I find one who is reliable, I have to suffer through a pool of very subpar contractors. It too 3 months to a refrigerator repaired. I had plumbing contractor who was so incompetent, I had to call the supervisor to come over and look at the mess they left.

In my opinion, if a service person tells the home warranty people that the electrical problem is the fixture is bad, then that should be covered by the warranty, because it's part of the electrical system. The light bulb is not, that I understand, but the other I don't.

When I called for a plumbing issue in 2 sinks, they sent someone out. Plumber said they don't cover this problem. I need to replace the faucets in 2 sinks...and some additional work. Since they don't want to (or won't) fix this I have to call an outside plumber.

I am thinking about canceling First American because you don't cover toilet problems. Ci had to replace the wax rings and the flange because it was rusted because of age and it cost me $300.00. I thought the warranty was to help replace things that wear out.

The time it takes to get the necessary service. Their refusal to take the word of their contractors as to the work required to correct a problem. The inability of some of their contractors to accomplish installation of a product requiring the homeowner to hire another contractor to finish the installation at the homeowners expense.
