I have spent over 6 hours on the phone over the last 5 days trying to get my hot water heater repaired. Now AHS will not pay for the full repair because they are saying that required parts are not covered. The required parts that are not covered are things like vent, drain pan, drip valve, water flex line and other standard parts that are essential to the replacement. The contract reads WATER HEATERS COVERED: All components and parts, including tankless water heaters and circulating pumps. Now they AHS wants to pay only 1/3 of the total costs to replace the water heater. They have promissed to call me back 5 times and have failed to do so each time. This has been a terrible experience. I have been a long time customer.

So the compressor on my refrigerator went out last week. I put in a service request in and a technician came to the house and verified that the refrigerator is not working and he recommended that it be replaced. That was on Thursday July 30th. I didn't contact American Home Shield on Friday because I already know that they are slow. I didn't contact them on Saturday because they do not work on weekends. Yesterday August 3rd, I spent the entire day trying to contact the appliance department to discuss a replacement and after over 5 hours I finally gave up. Today I call at 7 am eastern time no service because they are on central time. I called at 8 a.m and selected an option to be called back when a representative is available. It is 1130 and I still don't have a phone and I still don't have a refrigerator. And on top of that we are going through a hurricane and I have no food for my family. They are the worst.

I am customer for American Home Shield more than two year. I am so surprise of their treatments for their customer. Please take a time for reading my story for fixing water leakage with American Home Shield. And if possible, please let my story people know it. There was water leak from air conditioner at July 10 2020. And I requested service at the same day and paid 120$ as a deductible. And American Home Shield assigned a local aircon service company (consolidated Mechanical cont. INC). A technician from the local company visited my home at July 14. He just went up roof where air conditioner is placed and came down. He said “ I can’t find water leakage from aircon” even though water was flowed out on the ceiling of a room due to water leakage. He said “I will not charge for service, so you call American Home Shield again”. He left even though we asked proper service. It passed 5 day after first water leakage. So we complained American Home shield at weekend and the next Monday(July 17). After complaint, American Home shield assigned the same company (Consolidated Mechanical cont. INC) again at July 18, even though we complained the company because of poor service. So we contacted Consolidated Mechanical INC at July 18, they said “ the technician can’t access air condition, so they can’t do service, It is out of their policy”. We had to call again to American Home Shield and explain what happened with the local service company. And I really surprised their poor local service network pools. How can they have only one company for servicing aircon issues at whole phoenix area!!! After water leakage, It passed 1.5 weeks, and at July 17, American Home Shield said “they can’t do anything because technician can’t access aircon”. I argued and complained strongly about their customer service mindset. Finally American Home shield assigned another company (AIR COMMAND LLC) for second estimation, and an technician from Air Command LLC came to my home at July 21. He just got rid of water of pan (water plate) and said “ there are 3 missing part at my air conditioner, and the cost is 1108 and those are not covered because of missing part”. I am an Electrical engineer. I can’t trust “Air con was operated during 15 years without 3 parts”. It passed 2 weeks after water leakage. So I hired a technician from local aircon service company at July 22. The technician, who I hired, said “ Aircon didn’t miss 3 parts, and 3 things are required for stopping water leak 1) deep clean for coil 2) replace float AC switch 3) flush water drain, and the cost for that is 707$”. So I and my son contacted American Home shield at weekend and Monday several times. It passed 2 weeks, and leaked water wetted roof, insulator and ceiling continuously. My son called American home shield for explaining the whole situations several times, and he desperately gave up conversation with American Home shield because they insisted consistently that without missing part payment(1080$), they don’t do service for water leakage. Finally I called American Home shield at July 24. I asked to representator of the company “what were missed?” After argument, she said parts doesn’t missed, but parts didn’t cover by my policy. So I asked “what part is not covered?”, and She said “water pan is half size”. I said “actually It is not matter, half size or full size?, My house have two aircon units and the leaked aircon unit is small. Water leakage is not due to pan size but dust coil, broken float AC switch, and blocked water drain” After long conversation, She agree on the reason for water leakage, and she propose that she will apply cash-out option for treating water leakage, and the approval will take one or two day. It passed too long time after water leakage( moving to 3 weeks). I thought that she understand and agree on the reason for water leakage, so cash-out will be approved soon due to urgency. I made appointment with the technician, who was hired and estimated the cost(707$) at Thursday (July 27). It was passed almost 3 weeks after water leakge!!!!!!!. I called to American Home shield at Tuesday, Wednesday, and Thursday for checking the status for cash-out. And they responded the cash-out process is pending still. Meantime, The technician came to my house and fixed water leakage easily and completely at Thursday(July 27). And I kept to call to American Home shield until today. And American Home shield finally responded me that they can’t cover my payment for water leakage due to missed 3 parts. I decided two things. 1) cancelling service contract with American Home Shield immediately 2) announcing my story to people. Why to fix just water leakage is so difficult and complicate? Why I had to pay the service charge even though I am customer more than two year for American Home shield? Please help me by transferring my story about American Home Shield. Please image what happened to me during more than 3 weeks. It was really stress to me due to continuous water leakage at my home, have to call to American home shield every day, have to explain the same thing to representators every times.

Not good. Wasn’t fixed the 1st time. No call back for 36 hours the second time.. 2 young kids no AC. Very hot nights. Do you hold these contractors accountable for the 24 hour time window? We called and texted them and still no call back for 36 hours. Overall awful experience. Contractor came out the second time and then said it was an electrical issue and he would call AHS and let them know. He never called, we had to call. Now, we are being charged another service call fee because they didn’t diagnose the problem right the first time. Did a quick fix. It worked for 10 hours and then we had to wait 36 hours for it to be “fixed” again and be told we need an electrician instead . With that, we have to pay another $132.94. Meanwhile, waiting on hold for hours on end several times to be told... Technical issue , we will call you back. Took my number no call back.. AHS and the contractors failed us..

I am so disappointed at AHS. I so far know 15 contracts that will cancel with AHS as I write this review. I am 10,000,000,000.00% sure I am NOT the only one that agrees with the poor, bad, frustrating AHS. They tell you they will follow up with you and they never do. A company shows its values when the customer service is right. Why am I paying for a service that I end up buying the new appliance? From 2019, Family-had washer and dryer that needs to be repair and they waited 2 months. Nothing was fixed. At the end AHS did nothing and Family A ended up buying a new washer & dryer. Very disappointing!! From 2018 Family B- had dishwasher broken. AHS said they do not have the part and replace with a broken part. Family B end up buying a new dishwasher, because after 3 months, nothing was fixed. The list can go on, AHS as of today has not improve their services. I can understand why people are starting to leave this company. I hope no more customers end up with this bad service.

If there was a negative rating this would be the place to get it The absolute worst company I've ever dealt with. First hold time is absurb! Normal is 2 hours. Agents promise I will get this corrected and will call u back. All lies. Contracters they hire are a joke Submitted for washer dryer repair on 6/29. Contractor came out stated dryer is fixed have to order part for washer. 2 days later dryer is in worse shape and leaving black residue on clothes. Called back after several attempts to contact contractor. Contacted company after 3 Weeks . I was told the contractor has had the parts since 7/15. Well no one has contacted me. Company stated will call contractor . Still no response. Now my fridge has issues. So I need to do another contract . Had appointment for same day 7/24but company canceled appointment because I have an open case still. After speaking to a sup they stated ur right not your fault. We will set up new appointment. Next available appointment 7/28. So now a fidget and freezer full of food is now garbage.I have family of 9 here that has to eat. We cant afford to go out and eat. But guess what. That contractor ever showed. 2 days more of phone calls and promises to call back. I still have broken washer dryer and fridge. Next available contractor is 8/4. This is the most frustrating thing I've ever experienced. I now have to continue spending money at laundromats taking chances on being out when I should be home staying safe. I now have to spend money daily that I dont have on food. Worse thing is no one is willing to fix this. I will shout to anyone who listens do not waste your money with this company.

Worst experience ever. First tech to fix my a/c unit was a straight up crook. I was supposed to get a call from a mgr and still waiting. You should not have to wait over an HOUR for someone to answer the phone and when they answer the call quality is HORRIBLE!! Asked person to call me back and she said if I call you back it will be the same thing- Really Lady? Waited all day for technician to show up unbeknownst to me the washing machine tech cannot fix my fridge or dishwasher but the phone person did not set it up that way. Now I have to take several hours out of my day to wait for the company to call me tomorrow or NOT to set appointment ! Garbage Garbage Garbage . I am a nurse and work nights I cannot stay up all day fooling with this. Would not recommend!

I picked one star only because there was not a zero star available to pick!!!!! I didn't choose this scam operation, the previous owner paid for it so I got stuck with them. This was not the first time I had to call AHS, they used the same delay tactics there for my AC system and in the end, paid for nothing. This company has 100 contractual ways to get out of paying for anything. This time, I had both downstairs toilets stop-up at the same time, I called them and the earliest they could get a plumber out was in five days. An hour before on the day they were to come out, the company they contracted called and canceled with another week to wait. Tried to call and waited over an hour and no one ever answered the call. I got so frustrated with the whole process, I just called a plumber myself and they were able to come out the same day at $67.00 vs. the $75.00 AHS demands as the very first step. As I read the numerous complaints, I see the same pattern, and I read the same response from the AHS! AHS, do me a favor and just don't bother to respond, your company is callus and does not care. Spare me the false concern, you have no intention of doing anything about my complaint and your responses are nothing more than BS act with no intent to rectify anything.

I have paid for a warranty with them for a few years now. The price went up each year without notice. I made a claim for an oven repair. That was handled relatively well although it took over a month to get the oven fixed and we could not cook meals. I recently made a service claim to get my a/c fixed. The first repair company would not come to fix it for 6 days. I called to ask them to find another company, after waiting on hold for over an hour finally getting in touch with someone, they attempted to find a company to take the service call and could not. They sent this to another department to have them try to find a company and I was promised a call back within 4 hours. That did not happen. Their customer service is HORRIBLE!!!!! You CANNOT get in touch with them. If you get disconnected they do not call back even when asked specifically to please call back if that happens. This type of repair is a health issue and not being able to get in touch with them is hazardous to my family and pets. I am beyond frustrated with them. I have paid thousands of dollars to them to have this service and when needed cannot get any service from them!!!

My kitchen faucet stopped working on May 26,2020 and I requested service from AHS. It is now July 28,2020 and my faucet is still not working. The contractor assigned by AHS ordered the wrong part from Delta Faucets 3 times and when it did not work they blamed Delta. I have discussed my problem with at least 7 AHS representatives, 4 supervisors, and 3 escalation team members and my faucet is still not working. According to the contractor they got the water to run but it only worked less than hour after they left. I have requested a different contractor least 4 times and was told I can only have a 2nd opinion as to the problem and if the diagnosis of the problem is the same I have to pay $75. Of course the diagnosis is going to be the same. The current contractor has said they will not be coming back even though my faucet is not working. I have endured numerous hours on hold on the phone only to be cut off and promises that AHS will get back with me (they never do). I have been a policy holder with AHS for over 20 years and the service has continued to deteriorate to the point of changing warranty companies. AHS just not care about its customers anymore. I gave AHS one star because the form would not let me give the no stars.

I have been an American Home shield user for 10 years. Recently, my service has not been so great. My air conditioner went out. Repair company took over 3 weeks to repair my unit. Then it breaks again, and the same service company assigned never brothers to call. I had to call them, and there mail box is full. I finally get though, he comes out tell me I need a compressor for my unit, and never bother sending request to AHS. I call AHS they say the will follow-up with servicer provider and they get the same, my mailbox is full message. Now its 90 degree and my air condition still not fix. Call AHS and wait time over one hour. Frustrating to say the least.

This company is horrible! The wait time is extensive! I have been calling them for 3 weeks now, and they keep telling me it's in the approval process! The customer service person will not transfer me to a supervisor, or a manager. This company seems to me like a scam! They only respond quick when the customer has to pay out of pocket. They use the worst vendor who does not care about customer satisfaction, and instead of repairing, they makes the problem worse, and misdiagnosis the issues, and AHS won't allow you to choose your own vendor. It's sad how companies like these are RIP offs during this day, and time! They charge your account on time promptly to take your money, but take there precious time on getting your repairs fixed. This is the first warranty company I have ever used, and after this experience, I dont think I want to deal with another company. Worst experience ever! Worst customer service ever! AHS do not care about any bodies repairs, but there own. Waste of your money. They do not hold up to there contract. Do not use AHS!

On hold with them for over an hour every time and had to call almost every day for two weeks straight just to get information on what was happening with my broken AC unit. Had to re-explain my situation every time I was passed along to someone new. When they finally agreed to "fix" the AC unit, they went against the professional opinion of the contractor which was to replace the entire 50+ year-old unit, wanting to replace only a small part. My contract is up in 15 days and I'm not planning to renew, and would like to get a refund because they did absolutely nothing. Not recommended for anyone living in rural areas.

This was the worst experience ever. As I write this review, our air conditioning has not been fixed. Today marks the third week that we are without air conditioning and we are still waiting. When we called three weeks ago, we spoke to a representative to initiate a claim. We called to find out the status of the claim a few days later, and there was no record that we even called or any information in the system. We had to start from scratch. We informed the representative that there was a heart patient and asthmatic in the home.Once the order was taken, the company gave an air conditioning company over 100 mile radius away from where we live. We had to end up getting a second opinion which took longer but the second opinion was from a company of their choice. It took 5 days to get the report back because the cmompany wasn't linked to the portal they share. Please keep in mind every time we called in, we had to wait 1 hour and a half to two hours on the phone until we were assisted. Once the diagnostic came back, they added another diagnosis, which ignited a cost of $1,000.00 that needed to be paid by us for the electrical and the pounds of coolant they don't cover for the compressor. We were told we had to wait another 3-5 daysbefore receiving the parts. One person in the home is having trouble breathing due to it being 87 degrees in the home, the fans are blowing hot air, and it is 98 degrees outside. In the meantime, we are waiting for the part to come in. Once the part comes in, we have tl then wait for the air conditioning company to come out and complete the work. We have requested to speak to a Manager and there is never one available. There has been two ocassions when the Manager never called back. One of the Managers name was Mark. By the time this is all said and done it would be over a month without air conditioning.

I have a policy with Fidelity National and to say the least, not too happy with them. It's about to expire so I thought I'd give American Home Shield a try. I signed up with them in the first week of July 2020 with the understanding that the policy would start on August 1st 2020 and that's when the billing would start. Well, a couple of days later they took $34.99 out of my checking account. Now AHS is quick to sign you up but after that, forget it. You cannot get a hold of anybody. They have a handful of toll free numbers and you are put on hold forever. Nobody ever answers. Go to their website and there's no email or physical address to correspond with. The chat button doesn't work. After about a week of this I finally called their sales line and you guessed it, they pickup right away. I cancelled my contract and I'm supposed to be getting a refund. It's going on two weeks and still haven't seen it.

Do not bother with AHS. They make sure repairs are not done and contract with shady providers. I submitted a service request on 7/5/2020 to repair the gas stove. The ignitor was not working properly. The technician Pavel M. from Astro Appliances came out on 7/7/2020, and determined it was working. I explained to him that it has become unreliable and frequently I have had to use a match to light up the stove. He fiddled with it for a few minutes and left. I called again a couple days later to let them know it was not working. The same technician Pavel M. came out and this time it did not work, he fiddled with it again and assured me this time that it was working. Again, it failed to work. They asked me to submit a new service request, since they closed the first one. This time, the technician brought with him his senior technician who just switched panels, and fiddled with it again. He told me that the manager will call me on Monday to check on the stove. The manager never called me and on Tuesday, I called Astro Appliances and requested them to come and fix it. The receptionist told me he will talk to the technician to get him to come out again. I never heard from them. Today, I called them and discovered that they closed my case as being solved, and the receptionist claimed that I was lieo Whom It May Concern, I am writing to you to complain against your contractor, Astro Appliances, and to request either a refund for the $100/00 I spent on service request or find me another professional willing to repair the ignitor. To top it off, Astro wrote incorrect information on their report and AHS chooses to believe them because it is convenient.

American Home Shield sucks, run away from it. I have asked not once, twice, but 3 times to talk or have a supervisor call. No luck, still since june and very disappointed. I have been waiting on a refund for 2 weeks now, but you took my monthly fee out still. When you call it's an easy 1 hour wait due to covid, yeah rite I have had these guys 2 years and this is how it was then and now no different. They tell you about there PROFESSIONALS they use, there a joke. Took 3 plumber's to get my issue resolved. They will send anyone with a criminal record to fix anything. I guess they dont do a background check on these people. 1st attempt flushed the toilet and said it works, flooded next day, 2nd plumber tried to charge me $1,100.00 for a 2 way clean out but told me it was something else, 3rd guy was awesome. Ended up paying more but at least this guy was on top of it. By the way no cleanout was needed, would have lost $1,100.00 for no reason. Screw this company, they do not take care of the customer even though they say they do. Also did some research and there 5 star people are fake, amazing what you can find out and do with a computer.

My tenant called me she was very concerned for the AC unit filter, and asked me if we could change it. I said sure and I called AHS and they scheduled Crystal air Inc. air-conditioning company they came they looked and left cost me $75 fee for nothing service, the technician didn’t call me ask me for the additional Cost of filter and labor to pay, they just left. I will not renew my contract which will expire in 6 months. It takes 58 minutes of waiting before AHS picks up the phone.

AHS charged me twice for the $125 fee to service an appliance. I called to have the $125 refunded and they did...so they said. No joke, I called several times over a 2 week period and spoke to more than a dozen people who ALL told me the refund was already in process. Every time I asked for a supervisor I was told there is no supervisor and no one I could speak to other than the person I was talking to. I still have the list of names of all the people I spoke to. After 3 weeks and no refund, and constantly being lied to about the status of my refund, I had to call my bank and dispute the charge. That was the only way I was going to receive my refund. AHS also sends fraudulent service companies to your home. I am actually waiting to speak to someone about the AC repair guy that came this morning. He was here for a total of 6 minutes, said there was nothing wrong with my AC and that is possibly needed chemical maintenance that costs $325 per AC and was not covered by AHS. I declined and he left with no work order or anything for me to sign. I have been on hold for one hour now. This is not the first time this has happened with this company. Do NOT sign up with AHS. Fraudulent to say the least. Update: After posting my review AHS reached out to me in an attempt to resolve my issue. I responded and explained what was happening.......crickets. Not a word in reply. It took 3 phone calls to get AHS to agree to refund $125 for the service of a con man working for the AC repair company they sent to my home. After the agent on the phone stated that a refund was approved, I asked for a confirmation number. She put me on hold and it took 3 minutes for her to get me a confirmation number. This has happened in the past when I have requested a confirmation number. And the number of digits in these so-called confirmation numbers change, and so does the confirmation number itself every time I've called for an update to a claim. It has now been a week since I spoke to the agent, and I still have not received my refund...and I am not expecting to receive it at all. I will have to file a dispute through my bank once again to receive my refund. If there was an option for negative stars I would give AHS -10 stars. Please do not sign up with this company. It was the worst experience with a company in my life.

Awful, Awful experience with American Home Shield - 1st call 45 minutes no answer just the same music as I waited for a live person. Called back the next day 50 minutes on hold waiting for a live rep. They then answered and the rep was somewhat rude. She asked for my telephone number which I gave her. She stated she had to put me on hold while she looked up some information - but instead she disconnected me. I then put in a request on line for a new policy (even though I already had a policy). A rep called me in one minute. However, she could not help me since she did not work in Service, but she did transfer me to Service - I am now on hold for 45 minutes. This is a complete joke. If you want to Buy a policy with American Home Shield you can do so in minutes - however, make a claim and you will wait hours. We put our claim in July 9, 2020 it is now July 21, 2020 - still no word what-so-ever. Horrible Service - Never again.

Customer of AHS for over 12 years. In that time, they went from a very good service oriented company that repaired and or replaced items as expected. Our upstairs AC was replaced about 10 years ago along with our dishwasher, dryer and this past winter downstairs furnace. However, since 2017, we’ve been stuck with a perpetual leaking AC unit which AHS clearly states they do not pay for a large majority of R22 Freon. However, after three failed attempts to band aid the unit and refill with R22, our last service which was never completed after two months required $700 of Freon. Instead of replacing the unit as suggested in 2017, we’ve paid close to $1,000 in Freon, nothing of the $700 needed now which would have placed us at $1,700 for a 30 year old unit. The fault lies within their business practices of bandaging systems on the backs of customers which continue to leak R22 into the environment which is deemed by the EPA as a dangerous substance. In the meantime, we were strung along for two+ months saying we were due a replacement system and one would be sent for approval. This never happened and in the end cancelled our contract due to failure to uphold their warranty claims. Upon cancellation, we were told we had to pay a $13 administrative cancellation fee since our contract was not due to expire. Completely astonished how this home warranty company can completely fail at covering an item for over two months while stringing customers along while collecting monthly fees and then require an administrative fee. Very petty company in the end that wasted countless hours on hold, yes, once your a customer, your calls are hours long on hold. Definitely a difference in customer service compared to renewal or add on services.

I previously wrote a review 2 weeks ago and was contacted by AHS with the following response, "We understand your disappointment. It’s important to us that our customers are more than satisfied and we would like the opportunity to resolve this issue immediately." AHS requested my contract number which I promptly provided. Their response led me to believe they would resolve the issue but I am still waiting. In April the fan motor went out on Unit 1. The company contracted to repair the unit used the wrong part and left multiple screws and leftover parts near the unit. Note that there are small children living next door. Within a week Unit 1 was not functioning again. The same contracted company returned for the same issue. The technician said they used the wrong fan motor. They replaced it a second time and again left parts near the outside condenser. Within a week I noticed Unit 1 struggling. Within a few more weeks it was not functioning and Unit 2 stopped working probably because it was having to work extra hard in 100+ degree weather to make up for the other unit. Now I have had 2 non-functioning units for more than 3 weeks all while the temperatures are 100+ degrees and I was hosting my future daughter-in-law before her wedding with my son. I made it clear that I did not want them to continue to patch the unit. It would cost me more than $500 to "fix" it due to the freon cost and not be assured it would continue working. Unit 1 has been repaired in 2015, 2018 and 2019 . We have paid our monthly fees since 2012 and $75 for each service call AND the cost of freon with each repair. At this point nothing less than replacement is acceptable.

Have had from 2 to 4 homes under contract with AHS for the past 15+ years. Two years ago one of the homes needed 2 appliances replaced that AHS had replaced 7 years prior and I had paid them to upgrade them from my Jenn Aire appliances. The dw took 3 months to replace and the dw they were replacing I paid them $484 to upgrade from my JennAire to a GEProfile as they say they only have to agree to a "like" product and when I asked what they meant I was told a different answer with each of the 3 different folks I spoke with, no one seemed to know what that meant. Then they couldn't find "anyone" to install" (yes, after it took 3 months for them to get a dishwasher and deliver it) I had to find someone to install it. Also, this time for replacing the DW, they wanted me to pay another upgrade fee of $597.50 for the same GE Profile and they absolutely refused to give me a like "GE Profile." In other words, I believe they were having me pay probably what was their entire cost for another GE Profile. During this time my renters had a DW sitting with stagnet water in it and no diswasher for 3 months and they'd just give one empty excuse after another. (Keep in mind, this is a high end waterfront home.) Then the icemaker needed a part they claimed they couldn't get so the same story - - They would send one repairman out after another on both DW and refer . (Keep in mind, each and every time they would charge me the $75 co pay as they had my credit card # for their monthly charges and when I'd call I'd be assured they would be agreeing the fee had been charged in error and I would see a credit back for the erroneously charged service fee ) I'd call and the same empty story - - they'd say they'd credit it back and it NEVER happened. Finally, I called Pam O, one of the area managers and she tried to help and after nealy 5 months of arguing and phone calls she got several of the repeat service charges back but we still had more unauthorized and mischarges they owed me and even Ms O, as an area manager, was unable to get the charges AHS made in error reversed back to me and I finally threw up my hands and told her we'd forget it was outstanding as I work and had been spending horrendous amounts of time not only on hold but also listening to people at AHS promise they were the one person that could get it done and promisethe credit woul be "on next months bill which NEVER HAPPENED!! - - their excuse was (again for 5 months) "they had new a new accounting department and were changing the sysem." Then the refer - same argument - - they wanted me to upgrage. Settled on one and each time they'd bring it out it would be damaged terrifically. The last time, the delivery fellow wouldn't even unload it as the front of it was a total mess with dents and scrapes. I went and purchased one myself, had Home Depot deliver and install the following day and got a much nicer one for less money than what AHS wanted tocharge (with their again "upgrade fees,)He upped my yearly charge dramatically, I still have outstanding credits that AHScharged in error (I wonder how they categorize these to the IRS and make their books balance?) I have cancelled one policy and will be cancelling the other 3 as well and as long as Ron B is in this area, I won't deal with AHS and have/am notifying all of my clients and fellow real estate brokers in this area of my experiences. I had worked with Ed Wood, another area manager for years and he was great. There would be an issue now and then but they were honest and never charged things like they do now and then refuse to refund when it is in their error. AHS has really gone down hill dramatically - - their hold time is digsusting and not reasonable. I'd estimate the average times on hold at the very minimum has been 45 - 1 hour to speak with a live person and it was not unusal to sit far longer. I have worked in the PNWest in real estate agent and always in the past would suggest clients consider an AHS policy with my sales. Often times I'd give an AHS policy as a gift at closing as well. Now , with Mr. B and his terrible, obnoxious attitude and rudeness it won't happen again. I have shared my experienes with other Brokers and I'm not unique in what I've experienced. I'm a patient person but AHS has gone downhill horribly. I know AHS has issues with finding vendors and subcontractors in the Kitsap-Jefferson Counties especially but I've had clients with horrible issues in King and Pier County as well and they have been very upfront that things have changed with AHS and many contractors have no longer agreed to take AHS calls. AHS used to be a very good, reliable and trustworthy company - - I no longer can say that nor can in good conscience suggest clients, friends and co-workers use AHS, sadly enough. I hope that AHS can remedy this situation as in the past it was a company that I trusted and could rely on.

I bought 3 policies last year. I have never filed for service. Not once on all three policy’s This year I receive my new statement for the next year. All three policies jumped an average of 67% each. I called to ask why they raised the rates to much. They read a pre made statement to me stating such things as a raise in repair costs, more people requesting service. Our economy has not suffered in the last year. This was such a lame excuse. 67% really. I asked for a supervisor and craziest thing there was no supervisor anywhere to be found. Talk about BS. BE AWARE of a good deal. It will last one year then they give it to you but good. Talk about shady dealings and bad business. They get you in the door then raise your rates the next year. Not a very honest company. I wonder what else they hide behind when it comes to the actual policy. Will they really cover your things or have a back door in small writing hiding. Are you really covered. I don’t know. I’ve never needed the services. Makes you wonder. My fees went from $42.91 to $71.92 a month

I filed a claim with American Home Shield (AHS) on June 21, 2020. I had a leaking water heater and my tenant called a plumber who came out and said that the water regulator was bad and needed to be replaced. The water regulator was making the water pressure too high in the house which was causing the leak on the water heater. I told my tenant that I would call my home warranty. I filed a claim and the next day a plumber came out. I called that plumber and told him what the previous plumber had said. He inspected the issues and agreed with the first plumber. He told me that he would have to call my home warranty for approval. Later that day I received a call from AHS letting me know that my claim had been denied. They told me that high water pressure was not covered. I told the rep that I had reviewed my contract and that it specifically stated water regulators. I told the rep that water regulators regulate the pressure of the water. He said he would have to call the technician (plumber) for more information. FOUR weeks later, here I am...calling every other day, waiting up to an hour and a half to speak to a AHS rep who keep telling me that my claim has been denied. After arguing with them and asking them to read ALL the notes they tell me they haven't been able to get a hold of the plumber and that they've left him messages. They tell me that they'll send a message to contract relations about this plumber and that they've escalated my claim. This, I have learned, means absolutely NOTHING! The water heater continues to leak causing secondary damage. I've tried communicating with them via instant messenger and get the exact same response. "I've left the technician a message, have sent our contract relations a message and we'll get back to you within 24-48 hours." I feel as if I'm at their mercy. I've already paid my service call fee of $100 and my monthly installment payment and they really don't care. Today I waited 1.5 hours and spoke to "John." He put me on hold and then the line mysteriously disconnected. I called back and spoke to "Elijah" who put me oh hold and came back and said that she had spoken to the technician who said he couldn't talk to her right now and hung up on her. She said she would call him again later. Today I had to hire a plumber who came out and replaced the regulator and fixed the water heater. I had no choice...IT'S BEEN FOUR WEEKS!!!! I told Elijah that I needed to hire a plumber and she advised against it saying that they wouldn't cover it if it's through an unapproved vendor. I asked her how long should I wait for AHS to do something? Another month? Two months? How long? She apologized and said her hands were tied. In addition to this post, I am contacting the California Department of Insurance (CDI)---I happen to be a fraud investigator for the CDI, the Department of Real Estate to file an advisory on home warranty plan and other social media platforms. THIS COMPANY IS THE WORST!!!!!!

I went to Bestco and was advised that American Home Shield would resolve the issue immediately. I provided all of the details including filing a demand letter to AHS Alternative Dispute Resolution. Since then, I received a call from one of their customer service advisors that advised he had to check phone records. It's been three weeks and there has been no additional contacts from AHS. It appears that Bestco only publishes the first response and follow up is not public. This makes them look like AHS is trying to resolve issues only as long as the information is public. They charged the deductible of $100.00 but never even returned that.

Is this the appreciation for continuing to provide services in this country. Again, I have yet to receive a call to discuss this matter. How can any Attorney Generals Office allow such a practice in this state. The National Consumer Leagues Fraud Division, The Consumer Financial Protection Bureau, State Consumer Protection Agency, and local newspaper, radio and television stations. The State of Georgia should not allow American Home Shield to serve the State of Georgia. This is call deceptive business practices. Brian T-Chief Financial Officer for AHS. This practice has a smell of slum land lording. Rex T, affiliation should have questionable reasons.

I have a contract with American Home Shield for the past 3 years, I have had very little problem with my appliances in needing repairs. I called American Home Shield on June 29th, my air conditioner stop working. I received a company here in the metro area expecting an appointment on July 1, 2020. The company Circa ( located in Alpharetta, GA). the company was scheduled and never showed or call. I called the company on July, 2 and was told a technician would come on July 3, 2020. Again, no show or call. I reached out to AHS and received the worse customer service in my life. The company had no empathy or concern that my family had been in a house with temperature over 90 degrees. AHS rescheduled a company for July 8th, it was complete and diagnostic done. AHS, agreed to the equipment and I, agreed to pay for the Freon. AHS, never gave the company the true authorization. The company All American Services provided a diagnostic. This is an attempt that has become a real nightmare. Today, I am still without air. This is a terrible company. I would never recommend this company. I would be a spoke person for

I wouldn't use this company for anything and here's why... I purchased a home and part of the negotiations between seller and buyer was an American Home Shield (AHS) warranty. Three weeks into our new home we experience toilets got backed up with raw sewage coming up through the shower drain... alas I call AHS. I've called several times and each time I've had to wait between 40 to 60 minutes for someone to actually answer the phone! They quickly took another $75 for a service fee to have them contact a contractor for repairs..... No returned phone calls and no one shows up to fix my plumbing. After four days I call again... this time I've received authorization to find my own licensed and insured plumber. I schedule an appointment for Saturday ( it's now over a week since the problem arose) The plumber comes out and tells me it's $200 to snake the plumbing system but here's the AHS tricky part, you need to have them review and approve the quote first. So... I'm with the plumber for three hours trying to get through there customer service for an approval.... after waiting "on hold" three times for a hour each time I get hung up on! Okay - so the plumbers at my house and I pay outta pocket $200 to have my plumbing fixed. The next day and after waiting another full hour for someone to answer the phone the tell me I voided the authorization because I paid outta pocket before AHS could review. Okay.. well how about at least repaying my $75 service fee because I did everything myself!!! Again --no return of my service fee -- and they didn't do anything! I got screwed and so will you if you use this company. Frank

This company was willing to let me go without AC when the weather forecast was for 100+ degrees. They told me there were no contractors in my town. then they assigned me a contractor over 2 hours away. The contractor failed to show up when he said he would and then was rude when I called. He told me he was not coming and it would be the next day. I called American Home Shield and told them I had this experience with the contractor and I had also found someone that had a contract with them that could be at my house to fix my AC. They refused to let him come and fix it. They also reused to tell me the reason why he was not contracted to come ion the first place.

They don't check quality and reviews of the contractors. They have some horrible and dishonest contractors. It is very difficult to get your money back due to thier mistake of overcharging you even if they agree. They should post the service charge once contractor makes appt. However I was charged immediately. I canceled the service request within 2 hours of making it. One hour was due to waiting on the phone. They process my re-found on Jun 27th. I was told it takes 3 to 5 days. I called after 5 days, I was promised in 24 to 48 hours they will re-found my card. After 3 days nothing yet. I dispute my account and thinking of cancelling AHS. Since I don't trust them, I will change my credit card as well. Waiting on the phone is horrible. I value my time. I don't suggest them.

Had our mini split A/C diagnosed May 8th by the appointed contractor. The tech said they will submit results and takes 6-8 days to get a control board. Waited two weeks and called the contractor. They said the diagnosis was approved but not the repair? Checked my policy, we have the 3X3 coverage . I called AHS a week later and the customer service rep said he would email the Authorization Dept and get them in touch with me. Waited two more weeks, called the contractor and they hadn’t heard a word from AHS. So I called again today ( keep in mind you will be listening to hold music for well over an hour) and spoke to someone with a strong India accent. He gave me the same excuses and story they previously gave me. He assured me that he ESCALATED his email to the Authorities. They will make decision and call me back. Total time on the phone today, one hour and 52 minutes. Haven’t heard a word from the Authorization Dept either. Zero calls back. My contractor will not call AHS because their receptionist would be tied up on the phone for well over an hour. Bottom line is the worst customer service I have ever had. A/C broken for two months now and Sunday the 12th it will be 116 in Phoenix.

I have read the rest of the 1 star reviews and have to agree with all of them. To anyone giving more than 1 star you are either paid by them with our premium dollars or just blind luck. AC unit dies, I have the top plan that I received as part of my home purchase. I scheduled service online and luckily only took 3 days to get someone out. The AC repairman comes, tells me the unit is not drawing enough power, but has no idea what the cause is. Tells me I have to replace the circuits on it. AHS denies the claim based on the fact its an electrical problem. and the technician stated that it was a power surge. I am covered for whole home systems including electric, but now the claim is denied. The best part, the AC technician tells me I have to get an electrician because he is not certified in Electrical work, yet he made a diagnosis. If you get this policy for free, tell the sellers that you want to choose a different company. If you pay for this, you threw your money out the window. Oh and the best part..as everyone says, try to get a manager and the call gets dropped. I love the way AHS is blaming COVID for their problems stating their people are working from home. So is the rest of the world and somehow business is getting done. AHS is a pathetic company that should be out of business for willfully and knowingly defrauding clients and putting up lines of useless customers service reps to discourage you from continuing with the complaint and just taking the loss. The only solution offered was for me to take the risk of using another one of their inept contractors in hopes it wont be an electrical problem, otherwise I have to pay another $106 for a technician to pretend like they are doing something and leave after 3 mintues. Requested call backs from by managers, both times AHS promised my call was escalated and I would get a call back in an hour. THEY DONT CALL BACK as noted with almost every other review. I will be taking the issue up with my credit card provider over this type of fraud.

The worse home warranty company on planet earth. I called because my sump pump was not working they denied it because my Ac condensation small pipe was hooked up to the sump pump. My water heater is leaking water they will replace it, but I have to pay 350 for modification cost out of pocket. My house was built in 2010 I know for a fact it doesn’t need any modifications. The plumber is trying to make extra money from the home owner. When I asked for cash out option. AHS told me you need to send a receipt for purchase of the water heater and receipt for the license plumber then we will reimburse your money in about 21 days. Stay away this company is the worse company. I filed a only 1 claim in 2 years

I have had a contract with American Home Shield for almost 10 years. Typically their customer service and in-home service are satisfactory. However, my most recent issue (which has not been resolved) started more than one month ago with my air conditioner. The vendor notified me (without coming into my home) that I owed $300 in order to fix it and that AHS does not cover it. I have called AHS at least 8 times, and have been on hold for at least a half hour and other times almost an hour. I keep getting the same response that I will receive a response in 24 hours. No one ever calls back when they say they will and when I call back, the representatives continue to provide the same (what I can only guess) are company scripts. I have asked to speak to a manager on four occassions. Once I was told there wasn't a manager, other times I was put on hold and then ultimately promised a return call which never occurs. I clearly feel like this company does not care whether I remain a customer.

When we purchased our home we were told American Home Shield covered all major parts of the home. Our kitchen sink was replaced before we moved in. With 20 days left on our contract the sink fell. Yes..FELL. There is a 2 inch gap around the back half of the sink. Our first thought was GREAT we can use our home warranty! I filled out the claim request online. There was no option for 'sink' only faucet, so I selected that. It gave 2 options of what was wrong, neither of which applied so I selected other. I paid the $75 service fee (which is ridiculous since I spent thousands of dollars on the warranty) and waited for a phone call. The local company called, we explained what happened, and they said they would come out tomorrow. The plumber wasn't here three minutes and he said oh, I cant fix that and he offered to call American Home Shield. Then I got an email saying there are limitations to this service request so I called them. They said it was not covered under the warranty and I would not get my $75 fee back. They said if I would have called, they would confirm it wasn't on the warranty but they were closed and it would have taken another day for someone to come out. I explained that I spoke to the business on the phone and explained the problem. At no time did they say it was not covered under the home warranty. So I got cheated by both the local plumber and American Home Shield. I will NEVER use this company again.

Unfortunately I have nothing good to say about AHS. From their slip shod service repair companies to their culture defunct overseas call center representatives they without a doubt are the worst company on the planet to deal with. I have been an AHS customer for over 20 years because I worked for ServiceMASTER for 7 seven years. They have gradually spiraled downward to nickle and dime you with extra service charges and service company reps that look for any little thing to make the repair call your fault so you end up paying for it or they just don't fix it. I have spent countless hours on hold and speaking with the most inept morons in the world. I hope this message gets to someone who speaks, writes and more importantly understands English. I suspect not because they only care about the company bottom line which has nothing to do with customer service in their eyes. I wish I could give them no stars because that's what they deserve

Complete crooks. I signed up for them and paid my $100 a month for a year or so. Only used them once. Our electical box went out so I called them to come replace it. It wasnt cheap ($3000) to fix but under the contract they are supposed to cover all electrical. They immediately denied it and said there was no structural damage. That is completely not true as it shorted out all the time, the wires and breakers were damaged, and it had become a fire hazard. It seems their policy is to take your money and fix small things but when there is a major issue, they deny it and hope you dont renew. Complete scum!!!!

I have been a customer of AHS for almost 20 years. Unfortunately, I am becoming more disappointed every time I need to use there services. My AC is out and the company that I was set up with told me it would take 1 week to even come out to my home to see what is wrong. No problem right.....wrong the temperature outside is in the 90's. Then how long will I need to wait for repairs. At this rate the summer will be over before I have it fixed. My refrigerator was leaking 2 months ago, someone came out to fix it...wrong. It is still leaking, but I am told I have to pay the service fee again, since I am 1 week over there 60 day limit for repairs. They are quick to take your money, but extremely slow in trying to give you service. Unfortunately for me, my contract was just renewed 8 days ago. I guess I am stuck for another year. I will NOT renew. I would save money by putting my monthly fee in a savings account, which I will do when I do not renew again. This WAS such a good company. It is a shame that it has gone downhill over the years, yet there cost per month and service fee has increased tremendously.

I purchased my home October 2019 and have filed 4 work orders to to stoppages in my plumbing. On the 3rd plumbing visit, the contractor suspected a separation in my plumbing just outside of the foundation. AHS denied the claim stating that they only fix issues under the foundation. On this last plumbing visit, I paid $200 to have the technician run a camera in my lines and he confirmed the separation outside of the foundation but he also found 2 additional separations under the foundation. AHS is denying that claim as well because he found roots in the separations. With pipes broken under the foundation and a steady supply of water, where do you think roots are going to go!? The separations are toward the back of my house and there are no trees anywhere near but because of the steady supply of water, roots have grown to these separations - but still, AHS has yet another excuse not to pay for anything. It was a complete waste of money to get the home warranty - save yourself hours of on hold time just to talk to a foreigner that you won't be able to understand just to be given yet another excuse as to why your home warranty won't cover it.

The annual premiums were approaching $600. When you add in the deductible per service call of $125 you are at $725 for one service call a year. Unless things are breaking left and right it's just not worth it. Plus the service companies that show up are random and you do not get to get the "I can always trust this team" experience.
