Freedom Mortgage purchased my mortgage when I re-financed. I have been with Chase and Liberty and both were great. If I could have rated them awful, incompetent with the worst customer service and polices with any mortgage company I would but poor was the lowest option. First if you choose to make your monthly payment over the phone they charge you $10.00 to make a payment to YOUR own account and if you choose to use one of their rude and unprofessional customer service representatives it $20.00, however if you use their website making your payment is free, sound like a solution except that the website is not user friendly. An example after spending 90mins on hold to only get disconnected and then placed on hold for another 30mins I was told that my user ID had to be in all CAPS but they fail to mention that anywhere on the website when you sign up. The troubleshooting options offered on the website didn’t solves my problem. It only wasted close to 2 hours of my time before it suddenly fixed and I could make my payment Second another borderline fraudulent tactic they employ is that you pay on the website and get a confirmation your payment is made well within the due date but somehow on Freedom Mortgages end it wasn’t made until after the due date, so they charge you a $50.00 late fee. Never in the 20 years paying a mortgage has it ever been close to late, but I pay it five days before the due date, and it held for some reason until after the due date passes until its credited to my account and I had a confirmation number provided by them when I made my payment. This and my unrelenting stance that I should not be assessed a late fee for their error. Reluctantly after asking to speak to a supervisor did it get removed. Let's talk about the escrow fiasco somehow my payment is going up $200 a month for a shortage, however my insurance and taxes didn’t increase. Their excuse is I need a cushion, which I already have that’s well within the defined amount set by law. However, is I agree to pay the seven-hundred-dollar shortage my payment would not increase. I asked for an escrow analysis to be run several times until magically there was suddenly not a shortage any longer. There are so many other mortgage companies that appreciate and understand customer service that you can trust to manage your mortgage without having to constantly monitor them to make sure they are not screwing you over. It is terrifying to think how many Freedom Mortgage customers are experiencing the same fraudulent behavior but don’t have the ability or time to double and triple check that Freedom Mortgage is not taking advantage of their customers. I recently reached out to my mortgage to re-fi even if it means paying a higher rate just to get away from this awful company. Please choose another Mortgage company that appreciates your business and knows the true meaning of customer service. We all have numerous choices Freedom Mortgage shouldn’t ever be one of them.

Our neighborhood has deteriorated over the last 3 years, so my wife and I decided to buy a home in a nicer neighborhood and turn our current home into a rental. Freedom Mortgage bought the mortgage on our current home about 6 months ago, so we figured a new mortgage with them would be an easy process. We were wrong. So very wrong. From the beginning we have been asked several times to provide the same documents (tax returns, pay stubs, employment verification, sales contract, etc.) It seems that as the mortgage application moves from 1 step to another, it also moves from 1 department to another, WITHOUT the documents we send them. So, we have sent them the same documents 4 times, each time to be told "We don't have such and such documents, can you send it again?" Their online document delivery/signature system doesn't work, and they can't figure out how to make it work for more than one applicant, so they shipped our application to us overnight for signatures, except they sent it to the wrong address. We got it 3 days later when a neighbor that lives a block away brought it to us, after he opened it. These are documents with our social security numbers and other personal identification information on them! Did I mention our neighborhood isn't the greatest anymore? Thanks to their mistake we now have to place a fraud alert on our credit reports. They have refused to give us an accurate estimate of closing costs and have repeatedly told us we will have to pay items that the VA and our state do not allow lenders to charge the buyers. They are also telling us we need to pay into escrow at closing the current property tax bill, due in 2 months, that is for last year's taxes, and enough to cover taxes for this year prior to closing. It is not the buyer's responsibility to pay property taxes for a time period before they purchased the home, it is the seller's responsibility to pay the taxes for the time they owned the home. Now, 3 days before we were scheduled to close, their agent sent an email stating we will not be able to close on time because they don't understand the documents we provided that prove our income and employment. What's hard to understand about the last 4 years' income tax returns and last 4 months' pay stubs? They now want written and signed statements from us explaining so-called discrepancies in our taxes and pay stubs. I've explained in an email that the so-called discrepancies don't exist and are a result of their mathematical errors, but they still want written and signed explanations. I suspect this is an effort on their part to delay closing since they haven't been able to calculate actual closing costs and provide us with the Closing Disclosure that is required by law no later than 3 days prior to closing. Now, because of their incompetence and unprofessional behavior, we have to ask the seller for an extension of the sales contract, and hope the seller doesn't object, or we lose the house. So far, everyone we have dealt with at Freedom Mortgage has demonstrated an absolute lack of knowledge, competence and professionalism. I would not recommend this company to anyone I know. In fact, I've told everyone I know to avoid this company like the plague!

I recently did a "Streamline" refinance to lower my montlhy payment. After getting surprised by the fees associated I decided to pursue since the rate was lower and lower monthly payments. ~ 6 months into the refinance I get a note from Freedom Mortgage that my escrow account was short resulting in an increase in my monthly payment that is now higher than before spending thousands with them in fees for the refi!!!!

After a few years, they did sell our loan which was a bit of a hassle to transition everything over, but they made it as seamless as possible.

This company is horrible! Please do not do business with them! I made a payment with them and it updated online and they actually confirmed on the phone the payment has gone through. When I get ready to pay the following month payment they claim the last months payment did not go through which made my payment over 30 days late and it hurt my credit. They actually gave me a confirmation number and all. And what's worse is that they didn't even try to contact me to let me know there was some sort of error. Will never do business with them again!

I received notice that my mortgage had been sold to Freedom Mortgage. About a day later I received a letter saying my mortgage was delinquent and they would consider turning into credit bureau. About a day later I get a letter from my insurance company saying escrow insurance wasn't paid and they would cut off insurance if not paid. I wish I could do something but when your mortgage is sold to someone else you are kind of at their mercy. Not good

They bought our VA loan and then spent 5 months refusing to honor our VA tax exemption. They threatened us with foreclosure after the first 3 months of not honoring our exemption. Now 2 more months later they still have not surrendered the escrow refund check they owe us. I am furious with this company and would never ever choose to do business with them. This is a terrible company.

I recently engaged freedom mortgage in a cash out refinance, to help with high interest credit cards and to do some much needed work on my home. I was quoted a monthly mortgage payment of $787 which I agreed to. Approximately 2 weeks later, that number had risen to $910.35. I was not informed of this increase until after I had spent about $650 for inspections and the VA property appraisal. Freedom mortgage was well aware of the mortgage payment that I agreed to but, failed to notify me of the increase. If I had known then what I know now, I would avoid freedom mortgage like the plague.

I refinanced with them just over a year ago and for the last 6 months my mortgage has rises every month because they continue miscalculate what needs to be in my escrow account for taxes and insurance. Their explanation being they have raised the cost of my tax and insurance however after looking into it, that is not true.

They sent a notice of an increase in our escrow account by $50 to the wrong address then accepted our online mortgage on - time payment but didn't credit our account and sent late payment notice to the credit agencies. Our credit score went down 100 points. After waiting for hours to reach a rep they informed us the credit reporting was based on facts and they couldn't change it never mind the fact they failed to notify us and took our payment anyway. TERRIBLE OUTFIT - BE WARNED.

Every time we get a hold of someone to help and all seems to be understood on what’s needed. They ghost us!! They never seem to know who was helping us! This is the worst mortgage company in the entire world. They are liars and thiefs and go behind your back to nickel and dime more money out of you. Customer service is absolutely horrible. They sound like rude robots and I can not emphasize more how they steal from honest people trying to pay off their mortgage and try and trick you into better payment loans that keep you trapped with them for longer periods of time and then they change the payment behind your back and will not let you talk to a supervisor. I wish I took the other offer from the other company, and got away when I had the chance. I should have moved my load to my other load company, I will say no names because I am not trying to promote anyone. Be very aware that freedom has terrible customer service and wait times. They refused to transfer us and we were told someone would contact us. This never happened despite multiple attempts by us. Eventually we were told we would have to restart the process due to us not returning phone calls or emails (that we never received).

Worst company I have ever had to deal with. Freedom mortgage is in it for the quick buck more than anything. once they buy your loan they continually harass you to drop your rate even when asked to stop. Their website has had nothing but issues from the start and now I can't even make a password to access it (been trying for 2 days and over 50 combinations) This company is ridiculous, if they bought your loan, i would refinance just to get it away frrom them. I wish we could put in clauses making it illegal to sell to them or others in general.

I spoke with Lucinda, a supervisor, at Freedom Mortgage. I hope no one else has the same unpleasant experience. I called in to check the status of a check that I should have received. Lucinda fixed issues she thought were pertinent and ignored every issue I thought was pertinent. Customer service was not poor. Rather, it was inexistent. I had to ask to be transferred to someone beneath her to get my concerns addressed.

Long story short, they approached me about refinancing and then made the process so insanely difficult that I decided to continue to pay more each month versus continue the process. The failures, inability to respond timely and general incompetence were astounding. I would never choose to use this lender again.

Amateur Hour - Bad enough mortgages these days get passed around like a spliff. These incompetent idiots never even bothered to ensure their infrastructure was set up enough to accept payments. Could not even log in to their website as the new mortgage number was not recognized within their own database until 7 days after the first payment was due. Now I can't even set up recurring payments. Gee, wouldn't it be nice if there was some kind of government regulatory committee in charge of vetting loser organizations like this from buying these assets up?

Since I couldn't get through to customer service for a week I ended up getting a 30 day LATE, which caused me to lose my 2nd house close to my work. What is a customer suppose to do if customer service doesn't pickup during the pandemic. Think I'm lying you try calling them.

Freedom purchased by mortgage from another servicer, then baraged me with refi offers. I succumbed to their pitch, only to regret it less than a week later: Over this period, the fees were raised by about $4000 and the escrow amount was inexplicably doubled. The bottom line -- what was supposed to save me about $150 per month ended up adding $900 with the same loan term. It is hard to tell whether they are crooks are just clueless (or perhaps both) but I did not wait around to find out. Run away!

The money in our escrow was supposed to be paid to the applicable parties in December 2020. We started a refi in February of 2021, and closed in March. Shortly after, we got a notice from the tax assessor that our taxes were delinquent. After doing some research, we found out that Freedom Mortgage didn't pay the taxes in December like they should have been! In fact, they took the escrow money, and used it in our refi loan. Never once did they disclose that. Now we have to make our house payment, and pay back the escrow that should have paid our taxes! This company is a bunch of crooks.

Absolutely the WORST customer service I have had in 20+ years of owning homes. They asked me to refi, I started the process and then the "fun" began. My "customer advocate" would not return phone calls or emails, when I escalated to the "customer success manager" they cc'd the first person that I was having issues with, ignored everything about the customer experience and just asked for the paperwork that was needed. Screw them, if there were negative ratings available I would do so.

Awful. Every step of the way. They are completely overwhelmed, their systems do not talk to each other at all, there is virtually zero communication and what almost nonexistent communication they try to regurgitate is not correct. They don't even check their own e-mails they sent. A simple refinance (they had the original mortgage!) with tons of equity in the house, great credit, and after two and one-half months they wanted to do the entire loan all over again. You could not make this up. Don't even bother.

I refinanced in july 2020 did not close until December 2020. The customer service were not very knowledgeable and not very caring about timeline for closing. Finally after closing I called to set up my payment to be automatically withdrawn from my bank account lets see how that goes will be checking at the end of the month. The person who helped me set my auto withdrawal was very knowledgeable and courteous. Wish me luck.

Worst customer ever. We currently have a mortgage with FM (not by choice) and trying to do a Refinance with them. It going on 3 months and still hasn't been done. You email them...no reply. You call them...nobody can answer basic question, they have to call you back but never do. Finally got the process done and set up signing the paperwork. The rep never showed up for the closing. No call No show. Guess its time to go with another company. This company is a Joke. I highly recommend using another company. Just look at the reviews.....

Horrible experience with Freedom Mortgage. They reported to credit bureau us missing a payment when in 12 years, we never missed a payment! They holds funds in “suspense” and don’t apply payments internally. Funds cleared our bank account before payment due, plus funds show “in suspense” in Freedom Mortgage account, but they don’t apply funds properly. Then they reported us as missing a payment. We’ve not been able to clear-up with customer service or by letters, they just say “I’m sorry”. Yes.. they are a sorry mortgage company for not assisting good customers.

I pay my mortgage ahead, sometimes up to 6 months. It gets applied everywhere but towards the actual payment. Sometimes principal, sometimes unapplied funds, but definitely not where I'm specifying it should go. I then have to call back several times to have it corrected. This has been a constant issue for the last year and nothing I do differently helps correct the problem. I ask to speak to a supervisor and one NEVER seems to be available. There customer service agents apparently can't read well enough to know where to apply it. EXTREMELY unorganized.

It’s 10/22 I have been trying to get this problem resolved since 10/4 when our escrow closed and no response. Please do not use this company. They ruined my credit. I made a payment. The representative incorrectly recorded the number. I called the next week due to the money not being taken out. Told no issue. Just found out representative recorded my bank information incorrectly. Now recorded on my credit report as late payment. Takes 5 minutes to get to speak with a live person, then you have to take another 3 minutes to reverify information. Horrible experi3nce.

they incorrectly assessed and paid my previous real estate taxes leaving them to reflect DELINQUENT. They then raised my mortgage $400 and explained taxes went up $3k which is INCORRECT (it is because they are past due from last year and will not pay). They have refused to pay the past due amount continuing the delinquency cycle and still collecting an extra $400 from me monthly meanwhile im accruing interest and fees at my assessors office. FRAUD! I can EASILY manage my bills on my own without this headache and scam! I have contacted my attorney and Better Business Bureau

There is a balance due to my daughter and her husband. This company will not let them talk to only representatives and will not even issue them their own notes on their account. They are committing fraud and stealing from consumers. Btw this was a veterans loan.

Piss on Freedom Mortgage. I called twice last month to update my deceased mom's file on a pre-approved signed contract for the sale of her estate. I was told two times the file was updated and no progress was being made to move into foreclosure. Two weeks in I got their attorney notification on foreclosure for the property with a 10k payoff increase over 7 months.

This company would send me a letter monthly to verify if I had flood insurance. I complied every time. They went ahead and placed a flood insurance policy and charged me$2,000. I have had to hire an attorney and still, no resolution. So, now they sent a letter stating that I must change flood insurance companies. They are the WORST! Buyer beware!
