I am a 100 % disabled veteran with breathing issues living on a fixed income, in Florida and have had a home warranty through Select Home Warranty for 17 months after buying a house built in 1996. On July 2 2019 my air conditioning unit broke down. I contacted SHW and after waiting 48 hours a HVAC company to repair the A/C, unfortunately this company didn't service my area. I called and explained the problem to SHW only to be told that SHW would contact the assigned company to verify that they don't service my area. 48 hours later SHW assigned a second company, again a company outside local to my area. This company accepted the service ticket but they could not possibly make it to my house for a week. Mind you it's 89 degrees inside my house. I again called SHW who then suggested that I could find a local company (which by the way there were at least 7). pay for the repair, if it was less than $100.00, anything above that would require prior approval. The local company was at my house within 2 hours, inspected the A/C system and after receiving approval from SHW replaced the capacitor which cost $189.00. We called SHW for approval and the HVAC technician explained his diagnosis which was that the unit being 22 years old was in need of replacement. He further explained that the compressor was going to give out at any time. SHW instructed the technician to make the repairs that would get the A/C unit working. I was to pay for the repair, send the invoice to SHW via email and they would reimburse me. The unit was working within the hour. On the invoice it clearly stated that this was an overaged system which would continue to give me problems if not replaced. On July 9, 2019 the A/C went down again and again I contacted SHW who instructed me to contact the same company that had done the previous repair, same preconditions as the last time, I was to contact SHW if there were charges in excess of $100.00. The HVAC company was here within a hour of me calling them, inspected the unit and their previous work. It was determined that the compressor was causing connectors to burn which caused the unit to malfunction. After replacing the burnt wires and connectors the unit one again was operational. I was given an invoice outlining again the diagnosis and the recommendation. I paid $289.00 for which again I was to be reimbursed. All required documents and photos were forwarded to SHW. On July 22 SHW began to process paperwork towards my reimbursement which I was told would take up to 30 days. On August 5, 2019 the A/C stopped working again and again I reported it to SHW who after 24 hours assigned a different company to conduct the repair. Truly Cooling HVAC came out, inspected the unit and determined that the compressor was shot. I explained the previous work that had been done and the previous diagnosis. Truly Cooling replaced the capacitor but within 5 minutes the capacitor was fried. I was told that there was nothing more they could do and the A/C had to be replaced. As a courtesy the repairman looked un my crawl space above the garage and inspected the Air Handler Unit which has water in the drain pan. I was giving a price of $6,400.00 to replace the entire system. I contacted SHW to discus the next course of action only to be told in an email 48 hours later that my claim has been denied because of a Condensation Leak with SHW does not cover. Two separate HVAC companies and 3 separate invoices all state that the compressor was bad and about to shut down and SHW said to me that they received a telephonic diagnosis from Truly Cooling describing standing water in the Air Handler pan. I asked a second time only to be told they had received an email from Truly Cooling. I spoke with both HVAC companies and they both confirmed that first there is no such thing as a condensation leak and that the water in the pan was the result of a clogged drain and could be remedied by blowing out the drain. It was told to me that the water in the pan could not possibly cause the compressor to fail. It has now been over a week, I've had to be displaced from my home because it is unbearably uncomfortable . I asked SHW to provide me with a copy of the diagnosis that they received and was told no. I stated that I wanted to compare the diagnosis that they had with the invoiced that I'd received. Again I was told no, I asked them to forward me a copy of the email and was told that their system won't allow them to send those types of emails. I requested to speak to someone other than the customer service person who took my call only to be told no, that's how they do things. I asked for the phone number to a supervisor and company executive only to be told that there was only one number that all calls are filtered to. I feel as though I've been cheated and I DO NOT recommend Select Home Warranty to anyone. They are not honorable.

Buyer Beware. All Select Home Warranty does is collect your fees. When you need service forget it. I've had 2 contracts with them and they haven't honored one single claim or request for service. They also don't have many service providers. On a recent air conditioning service call they assigned 7 different technicians that never contacted me or returned my phone calls. It's obvious their service providers recognize what a miserable company this is. They probably don't get paid either. Once again, Select Home Warranty is a total fraud. If you enjoy receiving computer generated email that states someone will contact you in 24-48 hours (of course they don't contact you within 24-48 hours, I'm still waiting for a call back on a claim from 7/30. This is 8/11) and do nothing else, this is the company for you. If you want a serious home warranty company, avoid Select Home Warranty at all cost. They are unethical and have absolutely no service or intention of honoring their contract with you but they are first in line to collect your payment.

Select Home Warranty review This Company Lies - I moved into an older home - bought all new appliances- only thing I was concerned about was the older AC - so when the salesman called I asked him specifically about my AC - He they will send a service man out to fix first ( took 4 days in hot July heat) then if it can’t be fixed they will replace - I said it’s really old - he said it doesn’t matter either it will be fixed or replaced - I said again that it’s really old - he said no problem that’s why you would buy this plan to give you peace of mind and not hit with a huge bill if something does go wrong— I believed him and signed up - well a couple months later sure enough it goes out and they deny everything according to some small print that they send me AFTER I HAVE PAID THEM ! Then when I want to cancel they are charging me a $75 cancellation fee plus prorating for the two months I’ve had it - Plus I had to pay service fee and buy a new AC !!! And the customer service are rude!

Extremely disappointed in the first-ever claim with Select Home Warranty and the service technician. Thursday, July 25th, the technician was able to quickly troubleshoot the problem with the washing machine. He stated he would submit the claim that same evening. 48 hours later he still had not submitted the claim. Not until Aug 6th, this claim was not settled. That is 16 days without a washing machine. With the $60 fee to the technician, we are left with $90 to repair and/or replace the washing machine. The part required to repair our washing machine doesn't exist, therefore we are obligated to purchase a new machine. That $90 doesn't even cover the money spent washing clothes at the laundry mat. This is completely criminal. And yes, I will post these remarks on every review website I can find.

I signed up with Select home warranty in March of 2019 and was at first very impressed with customer service. I had a service call on my furnace that went smoothly. HOWEVER, my 26 year old air conditioner went out at the beginning of July 2019. Being in my first year of home ownership, I knew I had older AC units, furnace, and other major appliances, so..logically this is the very reason I signed up with Select. When I called, I was told it would be over a week before a service rep would be out to only DIAGNOSE the problem. I explained I have a newborn and 2 year old that are at home and needed someone sooner. They told me to find my own company! So..I did, I found a very reputable and highly rated AC company that came out same day and diagnosed a failed fan motor and compressor. In AC talk that meant a new $3k+ system. After receiving all the paperwork and photos needed for Select's authorization department, I was told my claim was NOT DENIED, but APPROVED for $150 reimbursement...TOTAL!!! They actually had the guts to say that. They quoted section 9.1.2 (check your contract!!) that stated 3 YEARS OF MAINTENANCE RECORDS REQUIRED. Now, what new home owner has that information???? It is now August 9, 2019 as I write this review. I never do this. I work in HR for a hotel company and train people on customer service. Never have I met a service rep and Claims Manager (in this case) that cared any little than these people. They continued to quote the contract, state I would not get a refund even after cancelling my plan, and showed ZERO regard for my family who are suffering through the heat. Frankly, its a dangerous situation for my new born and I receive ZERO empathy. I am beyond disappointed, I am hurt by this company's lack of caring and willingness to do anything. I strongly urge you to run away....

I cannot begin to describe how disappointed I am with Select Home Warranty. I diligently called multiple times to receive authorization and was authorized for $1,500. If I never received this authorization, I would not have proceeded with the job, since it was far too much for me to pay at that time. I could have went with any other warranty company that would have given me no problems for the nature of this job. After completing my repair and submitting my invoice, I was told I am only being reimbursed $150. I don’t expect to be reimbursed the entire $1,500, but since it was SHW who erred and told me it would be covered, I am appalled that SHW refuses even to allot me the $500 that would be covered if this incident happened three weeks later. How are you not going to acknowledge your own mistakes?

I signed up thinking this was a reputable warranty company, they are not! Run away as quickly as possible! After paying over $1,000 for a 3 year policy about a year ago, i recently put in a request to have my garage door service as it stopped working. My goal in buying a home warranty was to be able to have one place to call when something breaks, and have the. Send out a reduced cost contractor to repair or replace it. It's been a week since i put in a claim regarding my broken garage door, and they finally sent an email saying they could not locate a local contractor to repair it, and I needed to arrange the service. Not only do they not send out actual repairman to do the work, the contract stipulates that if something needs to be replaced, they will not actually replace it, just reimburse you the cost of the materials (not labor), and even then they only reimburse up to a set amount, which the contract says will be less than retail price. You are better off not buying this warranty, putting the money for the warranty in a savings account, and paying the work out of pocket! DO NOT BUY THIS WARRANTY, THEY ARE CROOKS!!

Sadly, zero stars is not an option. Run for your life, this company is hideous. One month and counting waiting for a response to my claim. They sent a technician right away and he was great, then no action from the home office. I am on my fourth angry phone call. The company line is to tell you that your claim will be expedited & you'll get an email with 24 hours. Wrong. They say they are waiting for the technician's diagnosis. Wrong. I have the technician's diagnosis & read it to my fourth Select representative over the phone. Suddenly now they're waiting for a cost analysis...or maybe word from a unicorn that Select's team of leprechauns is on its way over to fix my air conditioner. I threatened to cancel and was met with what amounts to a shrug of indifference -- and a quoted contract sub-clause indicating that any refund would be prorated and I would be charged a $75 cancellation fee. Meantime, still on hold right now with my fourth representative...closing in on 10 minutes. And by the way, even if they do get a hold of the technician right now, Select's claims office is conveniently closed, so guess what? They're going to expedite my claim and get back to me tomorrow. Run. For. Your. Life. You're better off on your own.

I am disgusted with this company!! I bought a home warranty with this company when I bought my home 2 years ago. I bought it because I am single and thought it would be good to have if anything went out! Well I was wrong! My over the range microwave went out and was only 2 years old! The microwave is a $400.00microwave! They only approve it for $95.00! I ask to speak with a manager or have them call me back. Calling me back never happened! I finally talk to a manager named Jacob, that was rude and acted like he was really helping me with the $95.00! He finally brought it up to $150.00 and couldn’t understand why I was still upset!! My abvice to anyone looking for a home warranty look somewhere else because to me Select home warranty is useless!! A scam! I would have been better off to saved the money I used to buy a warranty and put it in savings!!!!!

Today I got a random email about this warranty service. I clicked on the email and within seconds I got a call on my cell phone from them. They offered me a six year warranty at this discounted rate for $1700.00. While I was on the phone I looked up their records online and found this website with all these negative reviews. I had given him my payment information but wasn't done discussing options but after I read these reviews I told him I would like to do some research first before I invest that much money. He said well I have already ran your card. I told him I wanted him to cancel the transaction that I don't want to purchase this right now. He became a totally different person! Instead of the nice friendly sales rep tone he became very rude and pushy. Just those ten minutes on the phone w/that guy made me realize how terrible of a company this probably is. Now I have to worry about him charging my card and disputing it!

They are the very worst company I've ever had to deal with. Their customer service is also awful. There's no actual management. I had an AC down in the middle of summer and it took two weeks to find out they are scammers and were going to do nothing about it to help. The website says they protect you from costs but in fact it is the opposite. They take your money and then do nothing to help. Please read the policy before giving your credit card. I had it explained to me that everything was covered. Gave my credit card info then they sent me the policy 5 days later. Apparently no signature is required for you to agree to their terms even though it says initial and signature on it. Also know that when I tried to cancel they basically stole $300.00 extra dollars from the refund I was owed. They say it's in their policy. The monthly payments become $42.00 there's a $75.00 cancelation fee... and to top it off any work you had done during the months you paid $42.00 they don't actually cover you so you pay their out of pocket costs. The whole thing is a scam. I had an old unit that went bad and rusted out and because I needed a new unit and freeon put in the new unit they wouldn't cover it as they have an out with freeon. Every unit requires it and it is actually the number one issue you will run into. I told them that I would do the freeon myself just fix the rest of it they said "we don't do partial repairs." Not really sure what they do other than take your money. I would never wish their policy on anyone just save your money and use it when you have issues total scam. It's my fault for not realizing I should've looked at bbb and saw that they had horrid reviews and that they weren't accredited. They have a nice looking website but it's all lies!

Zero stars - The claims process for this company is unprofessional, underhanded and impossible to work with. The sales people are aggressive and happy to sign you up, the online submission of claims is easy to use, but be sure that they do not have any intention of covering your claim. They intentionally add options in the drop down menu for the online claim, so that you select a descriptor that they can later use to deny your claim. We have submitted four claims at various times and all four have been denied. We just had an appliance person check our washer that was not running the spin cycle. Select Home Warrant denied the claim because they said that they do not cover broken doors. The spin cycle was not working! The door is not broken. After days of back and forth, even the appliance repair company talking with Select to let them know that it is a component on the control board behind the door latch that needs replacing and the door is NOT broken. They refuse to approve the claim, stating that they "do not cover broken doors." Impossible and fraudulent. Please beware.

We’ve had 2 claims and both were a nightmare to deal with. The last one-an A/C unit-we were without A/C for 2 1/2 weeks in Texas with 95-98 degree temps. The bedroom was 87 degrees. 2 of their reps, when I mentioned the bedroom temp, actually giggled. They wanted 3 yrs of service records-unit was only 3 yrs old so I only had 2 yrs of service records. A VERY rude claims “specialist” told me because of that they would cover only $350 of the 1780.00 cost. I told her I needed to talk to my husband, and she said” fine, but the answer’s not gonna change”. VERY SNOTTY. As soon as I get this $350 check I’m canceling-they aren’t worth the aggravation. DON’T HIRE THESE PEOPLE!!! Instead of looking for ways to help- they do EVERYTHING they can to get out of serving their clients.

I have had their service for about 9 mo, called them on June 26 to have fringe serviced at our rental property. It took about a week to get a tech out and he diagnosed the problem as a control board and the price was 400.00 to fix. 1 week later I called Select to find out what was going on and they told me that $400 was to much to pay for a 9 year old refrigerator and that they approved $225 that i could use towards the repair or i could buy a new 1. Of coarse i was mad and told them that I wanted to cancel the plan and get my money back so they kicked up the $225 to $300. At same time the manager told me I would still be charged for the 9 month's. So we decided to have the repair done Because our renters were complaining . Well they called the company that diagnosed the Fridge and they said that they wouldn't order the part that Select had to order it and send it to them, this is what Select told me last week and that they would expedite the repair. So today is 7-31 I called Select and now I am told Select doesn't order parts, and the fridge is still broken and I can take the $300 and have a different service company fix it. I WILL NEVER USE SELECT HOME WARRANTY again. Hopefully I can get some my money back. This thing made use at lease 1 star to post

This company Or home warranty is the worse company ever !! I enroll or sign in last Month and this Month I call for a service repair , they told me 24to 48 hours to them find a company to do the repair in my house and I wait the 48 hours and nothing was done , I call them back and they said they haven’t find anyone or company in this area , wait 48 more hours and nothing , I wait 8 days and nothing still done yet , call today to cancel my contract with them and they said i have to wait 15 to 30 days to get my money back , I said okay , when I ask them, I will get my full refund back and they said NO SR , you will get back $405 , I said why I getting $405 if I paid $458,98 they said because the cancelation fee , I never have a service repair I was waiting for 8 days and nothing was done now I have to paid them $53.98 for doing nothing and waster my time ? This is not good !! This company is a lie and stealing my money !! Worse company ever !!

The only reason for one star is because they answered the phone when I made a claim. Other than that they will be happy to take your money. I had purchased the plan to cover my HVAC . After about 10 months from the purchase date of the warranty my AC stopped working. I then called Select Home Warranty to file a Claim this was on a Friday late morning. They told me I would get an email to set up an appointment with an AC repair company . The earliest I could get was Monday or Tuesday the next week. The temperatures for the weekend were over 105° . So I called SHW back and let them know my wife had a fractured leg and was wheelchair bound for the next few months. And was pretty much immobile. And that I was going to call another company out to repair my unit because I was not going to go through a weekend without AC with temperatures 105° . They said that was fine. So I had called another company to repair my unit. The service person told me that there was a clog in my system due to age of the unit and the clog was most likely caused by older O rings in the system and not lack of service . And the unit could be repaired for approximately $1700. A new TXV valve and recharge the refrigerant 8 to 10 lbs. My AC service man called SHW and explained the repair cost . SHW stated that it would have to go through their approval department. So SHW called me back stateing the repair would not be covered because the AC had not been serviced in the past and the lack of service was the cause of the clog in my system . They also stated refrigerant wasnt covered nor the TXV valve. Only mechanical parts were covered. In other words the compressor was possibly covered if they approved it. I was told by a few other AC repair companies that I had spoke with that this company had a bad reputation and that they would most likely make up any excuses not to cover any repairs. After doing more research I found this to be true. With that said DO NOT WASTE YOUR MONEY WITH SELECT HOME WARRANTY.

Can I leave less than one star? I cannot believe that I paid money for this crap!!! In a year I tried to file four claims. For three of them they "approved the claim," sent someone out to my house, and then refused to pay it AFTER the work had been done, leaving me holding the bag. The fourth one, my broken down washing machine which, BTW, was also the second claim and the guy I HAD TO PAY THAT THEY SENT had not actually fixed it the first time! This time around they "assigned it" and no one ever showed up. I called them and called them, for three weeks. Finally gave up and purchased a new machine. They informed me that they would not cover the new machine because their "repair person did not look at it and determine that it needed replacement." Ya don't say? Stay away from these scam artists!!

Save your money. The customer service is horrible. I was told to coordinate with tech to send the diagnosis so they can proceed the claim. I spoke with them and tech company multiple times but they keep blaming each other. I asked to talk with manager and escalate the issue but my request was denied multiple times. If I have to coordinate with tech and them then why I need SHW. I have been with other home warranty company for many years and never experienced this kind of issue. After multiple calls,they sent me email saying my garage door unit is old and cost of repairs exceeds the current value of the unit and I am responsible for the exceed amount .

DO NOT PURCHASE A WARRANTY FROM THIS BUSINESS!!!! I have had several other warranty companies I have worked with and have never had such HORRIBLE service. I filed an AC claim on June 22, 2019 and ended up buying a new unit on my own and paying LESS that what SHW said it would cost. It is July 24, 2019 and still no decision as SHW said they would only give me $150.00 for the repairs. I am fighting the decision and had to call 4 times to speak to a manager and had to get quite angry before I could even speak to one. 33 days for an AC claim that is not resolved...not cool when you live in MN during a heat wave! My second claim was made July 18th...my refrigerator was not cooling and was 58 degrees. I called and no one came to look at the unit until July 22nd. I had to call SHW on the 23rd only to be told, " Wait 24-48 hours for am email. No refrigerator for 7 days.....trying to maintain a family with 3 kids with no refrigerator. On July 23rd, Chester, guaranteed me I would have an email decision by the nights end...it is now the 24th at 8pm with no email other than one asking for a picture of the refride and the model number. This is RIDICULOUS AND SO WRONG. This company is a sham. I am going to fight this to the end. I usually am not this type of person but this is down right wrong how SHW treats people. I will definitely pay more for a different company.

I have been having a refrigerator problem for past 3 weeks. Unfortunately, I was covered under Select Home Warranty. So, I reached out to them to send in someone to take a look. After 4 follow up calls and multiple emails, someone was sent to my home to check out the issue. As per the sales person, the warranty company is supposed to respond within 24-48 hours. Once the repair technician reached home, he suggested that the fridge needs some parts to be replaced, and it needs an authorization from the warranty company. So, they sent all details to the warranty company, and the SHW started looking into it. After 4 days, i called them for an update, the rep said they are escalating the issue. After 6 days, i called again and the rep said they are escalating the issue. After 7th and 8th day of follow up, i still hear that they are escalating the issue. meanwhile, my refrigerator remains broken. I was volunteering to refer this company to my friends in my community. Not anymore. I am sure a whole bunch of people face the same issue with this company.

Started 2 claims during the first week of May. They sent the same repair company for both issues and they were out of Beaufort SC, "Problem Solvers". paid the 75.00 for the site visit on each claim. They ordered the wrong parts for my refrigerator and did not repair it. They told me for 2 months the part would be in in a couple of days.... it never came in. I had to find someone else to come out and look at my refrig and he immediately identified the problems as a sealant leak. He advised me it would be cheaper to replace the fridge since the coolant system was a sealed system and the entire coolant system would have to be replaced. I bought a new refrigerator and then submitted a request to be reimbursed. They told me I was only approved for 150.00 towards a new fridge. When I submitted my claim the denied by reimbursement because the original company "Problem Solvers" submitted an invoice for 262.oo for coming out with the wrong part they ordered and tried to put it in. So, to make a long story short.... I got nothing for my Fridge. Then the second claim with my dryer was first diagnosed as a belt replacement. AGAIN FOR 2 MONTHS, THEY COULD EITHER NOT FIND my paperwork or the part would be in in in a couple of days. Again, I had to find someone else to look at my dryer and repair it. Turned out it was not a belt but the pulley wheel for the belt. I then had to pay them and then put in a request to be reimbursed. I was told that the process could take up to 2 months!!!! Can you believe that baloney!! Then when I asked for the 10th time, to cancel my contract they told me by the time they deducted fees and everything.... that out of the 400.00 I paid originally paid for 12 months, I would on receive only 50.00 back because they had to prorate the last 3 month that I have been arguing with them about my 2 claims I submitted. I would advise EVERY ONE TO STAY AWAY FROM THIS COMPANY and the repair company out of Beaufort called Problem Solver!! Worst of all their agents and supervisor would never return your phone calls. They will give you their name and number but never answer their phones or return you calls. I can swear on a stack of Bibles, that within the last 3 months, I have had to place 30-45 calls to Home Warranty concerning this issue!! STAY AWAY FROM THIS COMPANY or you WILL LOSE YOUR MONEY!!!! The call I had with customer service most recently was pleasant, however my overall experience with Select Home Warranty thus far leaves much to be desired. It has been extremely stressful, my first claim with my electricity was made in March and is yet to be resolved....I still do not have electricity in part of my home. I also made a claim with my dishwasher which turned out to be very very stressful and expensive, which were the two thing i wanted to avoid by getting a home warranty. Also, overall customer service has not been good. I have called several times, no one calls me back or fixes the problems for me, so i just have to keep calling over and over with no resolution. Honestly I really wish I could get out of this warranty and go with another company! But if I cancel I will lose a significant amount of money. My expectations are very low with future claims due to the poor experience I have had so far. I DO NOT recommend this company for your home warranty needs!!

If I could rate this company 0 stars I would. They never follow through with what they say they are going to do. I have submitted 2 claims now and have never been able to get a technician to come out to my property. They will create a claim, say they've assigned a technician to you, but yet you never hear from that technician. Following back up with Select Home Warranty doesn't help with either. I was told my claim was being "escalated" but that never happened! The call center representatives are rude and will say whatever to get you off of the phone. I will NEVER use this company again and strongly advise others to do the same. Complete waste of time and money!!

Very bad service and coverage. Placed a service call for two plumbing issues. One of the items was denied because it was an outside spigot. The second was the bathtub faucet but since it was on the same service call they canceled both of them. Had to call again to get a claim started. The plumber assigned for the job never contacted to schedule an appointment. I never received the plumber's information so had to call the warranty company back after three days. They simply gave me the plumber's number. I contacted the plumber who said he never got the work order, plus he is booked for the next two weeks. After much argument with this company, they authorized me to have a plumber of my choice go out to the property. They wanted the plumber to go there and call the warranty company to tell them what he was going to do. I knew this wasn't going to go well based on previous experience with this company. The warranty company said that we will pre-authorize the repairs for anything under $100. No good plumber is going to be able to do anything under that but I didn't have a choice. The plumber went to the property and called the company. He spent over 45 minutes on the phone, mostly on hold, being bounced around to three different people, only to be told in the end that this is an optional item and there is no coverage for this. I just don't get it. How did we not know this from day one? Why did we pre-authorize repairs if it wasn't covered?

IF I could give them "0" stars - I would of. I signed a contract with the company on May 31st, 2019. THey stated that i have 1 month waiting period where I can't file any claims. On 7/2/19 i filed a claim. I waited for 3 weeks, until tech finally was scheduled to come in. He asked me $490 ahead before fixing anything, stating that company will not reimburse him otherwise. After I paid, he looked at my shower (I had draining issue) said, that he doens't have a part, took the old part and walked away. I called him after - he stated that he needs time to find the part -days, weeks, months...... My shower is broken, I out of $490 dollars out of my pocket, I am out of $1150 to Select HOme Warranty as they refused to do full refund, I spent 2 hours on a phone with them being trasnfered from one department to another (from billing, to customer service, to compalint department) and every time, All i heard from them was : "Sorry, mam"< if you want to cancel, we can only refund you prorated amount which is about $300 less from what I paid for. Plus, NOTHING was paid in my claim and I still have remining issue! FRAUD! Be aware! STAY AWAY FROM THEM! READ REVIEWS!!!!!!!

New homeowners, do not purchase your home warranty from Select Home Warranty! We bought our house in December 2018, and our AC unit stopped working in June 2019. We provided proof from the previous owner that the AC unit was serviced in August 2018 and was working then, and proof from our home inspection reports that it was working when we purchased the house. We filed a claim, and the warranty company assigned a contractor, but then we got an email from them saying our problem was not covered, even BEFORE the contractor came out to identify the problem! When I called to ask how they could determine this before the problem was even identified, they said that the email was a mistake. Then the contractor came out, but then the warranty company said it’s not covered because we have to have 3 years of maintenance records. How many new homeowners have 3 years of records?? This is a SCAM! We had paid $1050 for a 3-year policy. Since they wouldn’t cover our claim, we then cancelled our policy in July 2019. However, they said this is a breach of contract, and they charged all kinds of fees, and they will only refund $450 out of the $1050 we paid. Again, total SCAM!

Not knowing how it worked I called 2 local companies out to look at it . Unfortunately the Unit needed to be replaced, as the Compressor failed. It was going to cost between 4-5 thousand dollars. I then contacted Select Home Warranty and sent them all my documentation . They started a claim, and 2 days later said they would cover 150.00 towards the replacement. How laughable. Their is ALWAYS someone out there who is coning the public into giving them money for the promise of something. This company is one of the. Fraudulent all the way... Don't waste your time or money.

This company is a total scam!! Everything they claim and advertise is false. Their posted Service fees are $45-$60, but I was charged $125 for EACH service call—even when the guys could not fix the problem. I paid close to $800 for a contract when I bought my house 1 year ago and after 6 months of phone calls and emails I still have no resolution. My refrigerator does not maintain a constant temp and makes bad noises; I am losing food! After multiple visits, the technicians determined that the thermostat was bad, but the part is discontinued & no replacement is available. A new refrigerator that is comparable will cost $2,500. Only after DOZENS of messages and phone calls, I finally got through to the “Resolution Dept.”, but only after getting the BBB involved. SHW offered me $175 for my refrigerator! Their “Customer Service” is terrible! You are on hold forever and then you get someone from India who is very difficult to understand. It is impossible to get to a manager or supervisor. If you do get a promise of a call back, it never happens!!

I have a home warranty with this company. My air conditioning unit stopped working so I initiated a claim. The technician (Watkins Heating and Cooling) diagnosed a failing compressor due to age of the system (system was installed April 2006). I call the authorizations department at Select Home Warranty and during the call, the technician attested to the fact that the unit was well maintained but just old. I paid the technician $1,118.33 out of pocket. Select Home Warranty now refuses to reimburse me for the claim, arguing that I do not have service records. I have performed all necessary cleaning and filter replacements on my own. There is no indication of neglect on the unit. It is failing due to age (13+ years old). Phone calls with Customer Service and Escalation units are like talking to a brick wall. I challenged them on the contract specifics and they weaseled their way out. Already reported to the BBB. I'm filing suit in the morning

If I could give 0 stars I would!!! Horrible experience with this company. I live in S.C and my Air conditioning went out. They sent me one of their " verified" technician's information with instructions to wait 24 hours and if I did not hear from them to call them. I waited 24 hours with no call and no air conditioning and then call the technician left a message and never received a call back. Called multiple other times with no answer. Then they sent me information for another technician who also did not call or answer. That was when I was advised by one of the claim service people that I can have my own technician perform the work and submit the receipt for reimbursement. Which I did after a week and a half of not having air conditioning. Then after the work was done I submitted my receipt to the claim center only to wait a week for them to respond via email stating that they don't cover valve issues quoting a section in their mile-long policy restrictions this company is horrible and I submitted for a full refund of the three-year contract that I signed up with them. They said I would receive an email in 24 hours about my reimbursement check. So I decided to call and make sure that they reimburse me for the full amount because I had a feeling they would try to do something funny they told me my refund would be almost $200 less then I paid them in the last 2 months. Since they did not perform any service promised not even a reliable contractor. I am just asking that they refund the full amount that I paid them due to their lack of service.

This company is a scam. Do not sign up with them. I spent hours of the day being transferred from one person to another. They told me multiple lies from they can't tell me managers names, they can't transfer me, they can't tell me who is in charge. I was told to call the next day after I was on hold for 55 minutes - the next day was Sunday. I told them management does not work on Sunday, I was told yes they do. Called on SUnday of course they were not there. Called today about getting my fridge fixed - said if you make a claim after 15 days and the part can not be repaired but only replaced they will not cover. I said I want to cancel... MANAGER JERMAIN J said the procedure is that they will reduce my refund for $75 dollars, they have to send me an email, than it will take 30 days to issue a check. I was told that he will email me that I canceled. STill no email. This will be turned over to BBB today! This company is scamming people. RUN!!!!!

I was with SHW and I have an AC problem. The Tech they sent out went to the wrong address the first day. The second time one was sent out he stated that I had bad coils and a Freon leak, which the plan didn't cover. BTW I had the platinum plan, the tech said that I also need a new AC Unit and showed me several plans that I might be able to get paying from $376.00 $ 545.00 a month for 12 months. I didn't get any of the plans. I called SHW and cancelled by membership when they denied my claim. I then in turn had two other tech come out to check my Unit I have no Freon leak, I don't have any bad coils. I do have a bad condenser with the plan would have covered. The point is that the Technicians that they are contracted with are giving false diagnostics so that you may be out of more money for something that you don't need. I called SHW and told them that there technicians are giving out false information. They said that since I cancelled there is nothing they can do about it. REALLY!!! One operator stated that they could help me out and then they transferred my call and that other operator said NO!!!!!! Please get a second opinion!!!!!!

This Agreement does NOT cover repairs requiring partial or complete replacement of the roof. The next step would be to have your Roof repair/replaced by the technician sent to you by Select Home Warranty. They never send a technician, if you read there is not roof in Florida that they cover with those limitation that was never disclosed when I pay for the warranty.

Frustrating!!!!!! Customer service is horrible. I called in two weeks ago to have my A/C Condenser fitted. First Contractor they assigned wouldn't answer their calls or mine. They sent another contractor out, he came out and fixed the unit. All was great. I had to call them again this past Monday because the inside part of the A/C was making a noise. I called SHW, they told me to contact the Contractor because its hasn't been 30days. So I called contractor, he told me it was a separate issue and he would call SHW. He called them and told them he "doesn't service my area". Soo... they re-assigned us to the original contractor who won't answer calls. I have called them 10 times in the last 3 days. Its a 100 degrees out and I have no A/C. They keep telling me they are trying to find a contractor, or I can get my own Contractor and that I am "pre-approved" for $100 dollars. ARE YOU SERIOUS!!! what is a $100 dollars going to fix on an A/C unit. I asked to speak with a supervisor on many occasions and have been told "none are available". I will be going with another company as soon as my contract expires. DO NOT USE THIS COMPANY!!!

Incompetent, inefficient and inept crooks, period! INEFFICIENT Case in point: I submit claims for covered items, they select the contractor(s), I schedule the service calls and take a day off during a weekday to accommodate the work. Tech arrives, but before they can perform the repair, he/she must send SHW a diagnosis, which then has to be reviewed and approved...a process that takes 24 hours. So, not only must I schedule another appointment for the tech, I have to take off another day of work to have a covered item repaired, AND pay another service fee!!! INCOMPETENT/INEPT While on the phone with a representative, I ask..."what is the name of the contractor firm, and when should I expect to hear from them?" After a 30-second silent pause, the rep says..."thank you for your call, is there anything else I can help you with?" I tell her that I'd like an answer to my question, which I repeat. After another 30- second silent pause, the rep ignores answering my question and asks if there's anything else she can help with. This cycle of madness happened a third time, after which I hung up in disgust. CROOKS I called to submit a claim, however this time I was surprised to learn that the items were not included with my current coverage, and that it'd cost an additional $47 for the year. No problem, so I added the optional coverage, paid the up-charge fee, submitted the claim and scheduled to have the work performed. Tech arrives, but is told by SHW that the item isn't covered, and can't perform the work. So, I paid the up-charge fee for the optional coverage and they refuse to authorize the work. For the sake of sanity, AVOID this company...JUST SAY NO!!!

Beware of their T&C's. This company has a limit of $500 on appliances, but what is worse they depreciate on that limit and not the replacement cost of your appliance. If you have a $2000 refrigerator that is 5 years old with a life expectancy of 10 years (50%) instead of repairing they would pay you $250 (if repair cost equal or are greater than) not $1000 or even the $500 max limit. They determine age on manufacture date not sale date, so if in a warehouse for a year or longer, they could depreciate 60% or more. And if they choose to replace they would give you the cheapest model they could find not something of like kind or quality. They don't tell you any of this when you speak to a sales rep. Don't be fooled thinking you are getting a good deal.

I have never been more disappointed in anything in my life. I have been with you guys for a long time and when I finally use the warranty, you come with some bull**** that I did not properly have my AC unit cleaned on an annual basis. I will tell you that when the AC company comes by and inspects my unit, they recommend whether to clean or not. Your company makes me want to pay for something that I don't need to pay for, and then the condenser motor goes out. You tell me that because I do not have a maintenance records for the last 3 years of cleaning the Unit, I am only able to receive $150 reimbursement. Wow, I will tell you that I take care of my AC unit by changing the filter every 30 days since I purchased it. My unit had been cleaned at the recommendation of the AC company technician. This seems more like fraud to me than a service warranty company. Coming from a Realtor that would recommend your service to hundreds of my clients, very disappointed, feeling cheated because the paragraphs you depict in your terms, I still haven't received, even after requesting them again. They sent me an email saying how the contract is attached, and it isn't. Figure That

I want to let everyone know, I no longer support nor endorse Select Home Warranty!!! I purchased 3 of these plans: 2 were for my rental properties and 1 for a listing I had. When the listing expired, I contacted SHW to cancel (Feb 2019) the policy for a full rend as agreed at time of purchase. To date I have NOT recieved the refund, tho they acknowledged & granted. After numerous written & telephonic follow contacts, I keep getting the run around. AND, when I tried to use one of the policies for my rental, WHAT A NIGHTMARE!!! I had an AC issue that after 3 dispatches for service, I ended up hiring & paying for my own repair, without compensation. The 1st dispatched provider didn't work on AC, the 2nd didn't have a contract with SHW, and the 3rd didn't service that area. But, I gave them 1 more try, this time a non- emergent plumbing issue. Well, after 3 weeks and 4 dispatch attempts I finally had a plumber sent out. The other dispatch attempts were multiple providers who didn't serve that area!!! 2 weeks after the "repair," it was clear the issue wasn't resolved, so I requested a recall. SHW stated it couldn't be a recall because it was over 4 weeks from the initial request.....WHAT?! It took 3 weeks to get the service done, so the 1 month recall period starts then. I had to argue this with a supervisor to get it resolved. RIDICULOUS!!!! After all of this (April 2019) I was done & notified SHW I wanted to cancel BOTH contracts, accepting the fact I would have cancelation penalties . Between all 3 cancelled & confirmed policies, I should have received close to $3,500, each refunded separately. In June 2019 I finally received a lump check for $2100, no explanation. Complete RIP off on all counts. Go with American Home Shield!!! I went back to them & I'm not leaving!!!

I called to make a claim on my a/c and nothing is covered they informed me that the company only pays for the part so everything else is your responsibility plus the $60.00 fee for them to come out there and diagnose the issue. my a/c the parts were under warranty however for the a/c people to come and install is $750.00 out of my pocket. I ask the man on the phone how does it work with a plumber if pipes are clogged and no parts have to be replaced he proceeded to tell me then it would be your responsibility. Don't waste your money this company is a con. oh and if you decide to cancel services with them they take $75.00 plus whatever else they fill they want to . they advertise nothing would come out of your pocket except your $60.00 deductible. NOT THE CASE AT ALL

This company is a fraud. We have filed 2 claims, both have been rejected. Our latest is an A/C issue that they claim is a Freon leak(not covered). However, it is a bad condenser (covered) which was diagnosed by their appointed contractor. I have asked to speak to a manager on both claims, they never answer, and never return call within the 24 hours as promised. Jacob told me to hire my own contractor to confirm a different diagnosis. When I asked why they would pay my claim from my own contractor when they won’t from their contractor, Jacob said it’s worth a try. We asked for our policy to be canceled and they refused. Then stated we would still be responsible for half the fees despite them refusing to cover our claims. Do not give this company your money!

I wish there was a ZERO just terrible I’ve paid over 2,000 for a policy and this is the first time I’ve called them. My pool pump went out and in the Texas heat my pool is steadily turning green. I was told I would know by the end of the day well that didn’t happen so I called- I asked for a manager waiting over 30 minutes and still nothing then I was told he would call In 30 minutes- LIE still no call! I called the next day again told within the hour a manager would call again - LIE called the next day demanding to speak to a manager they were just as bad promised to call me back after speaking to technician no call back so I called technician- they said they did in fact turned everything in but Select said they didn’t receive pictures. I asked to cancel still no email regarding my money back. STAY clear - run do NOT purchase! Plus I could barely understand them on the phone. Just a bad experience

This is my first ever bad review of any company in my life, and I am a very patient person. Just terrible. Put in a claim for A/C service several days ago ( almost 2 was) weeks later still waiting for them to get someone to come over. I understood that they probably couldn’t secure a contractor because nobody wants to work with them. To make it worse, I have called multiple times and they told me someone would call me, which never happened. Or even an email to tell me that they have not been able to get a contractor take the job, Nope! That’s too hard. So I just called back( 4th time) to find out if they even started working on it and I was told they have been too busy to send me an email, which is the only way they can communicate to their customers about claims. My experience has been very unpleasant and I do not recommend them at all.

I opened a insurance policy with Select Home Warranty back on December 2018 for the amount $1089 for three year coverage Feb 2019 I filed a service claim for my ice maker and filed a service claim to fix my washer. They sent their network service provider to service the item but after of couple months the items were never fix. May 2019, I followed up with them and they contacted another service provider and the service provider notified me that he will never ever work with Select Home Warranty and gave me RED FLAG to cancel my existing policy because of service claim was never been fixed and it has been months with no concrete answer. As of June 3, 2019, I decided to call and cancel my policy. I pretty much called them everyday to cancel my policy and the company kept on insisting that the policy will be cancelled with 24-48 hours. I finally had an opportunity to speak to the company representative and they are willing to provide a refund of $495 out of the $1089 because of the six months use of the policy and $250 that they allegedly paid to the service contractor in which I my item were never fixed. Please do not let this dishonest company to continue take money from innocent consumers that just need a peace of mind with home warranties

I have been with them for almost a full year. My pool motor died on me so I called in a claim. They advised that I could have my own technician call them back with the diagnosis, which I did. My initial online submission was for a dead pool motor. I was not part of the call from my tech to Select, but apparently, he mentioned the dead pool motor as the main issue but also said a second issue, separate from the pool motor, was a bad seal on the cleaner motor (a different piece of equipment). I was denied reimbursement for the technician replacing the motor because of "leaky" equipment. So basically they bundled the 2 issues as one, said it was not covered and I couldn't use that same tech again if I wanted to put in a new claim. I asked to speak with someone higher up to explain that there are 2 separate issues but was told there is no one else I can talk to, makes no sense. I asked to have someone call me back, and they said they couldn't guarantee someone will call me. This is absolutely ridiculous, and I am so mad at the moment because my hands are basically tied. If they can't even call me back or get this resolved then I will NOT be using them anymore and will advise everyone I know to stay away! ***SELECT HOME WARRANTY*** You should have someone check these and read them and figure out a way to serve your customers better....all over you site you claim all these Service Awards, Editor's Choice Awards....well obvisouly those people have never actually been customers.

Select home warranty is a terrible company. I don't know their past before 2018 but they might have chosen to scam people recently, looking at the recent reviews. I had a clogged kitchen sink and they hired a technician who lives 3 hours from my home and he declined to come. Then they wanted me to find a technician. I found one and got a quote, he had to deal with many customer reps to give the diagnosis ober and over but they told us that they can not authorize at the weekend and the technician left. This is a scam company. They also lied to me about coverages and conditions when they called me for renewing, which I figured after signing up and reading the contract and cancelled immediately. Stay away. They need to go out of business. They are big liars.

Took a month to get any customer service even calling 3 or 4 times a day. Got put on hold for 20 or 30 min and when they came back had nothing new to tell me. Got hung up on multiple times. Bought the top of the line package and when after 10 months of my premium i get an offer of a check for 1/3 of the cost of the repairs. And then get told i should have paid more $ if i actually want them to repair or replace! All lies! There is no higher than what i had and no one ever mentioned anything about that they dont repair or replace. Lied about sending emails, lied about never letting me know after 2 wks they would not repair. Had to call appliance co to find out and oh yes i paid them 120 dollars for coming out and doing nothing!!

DO NOT BUY - FIND ANOTHER COMPANY!! Positive reviews are fake. Negative Million Stars - On 04/25/19, I filed a claim on salt water pool equipment not working over the phone. Claim rep went over the exclusions, took the info assigned a claim # via email, assigned a pool company to come out via email notification. Pool company did not respond, so Select told us to find a pool company on our own. We got a quote on 05/09/19, emailed them. Had the pool person call Select. On 05/15/19 I got a call from Sam (female) letting me know that my claim has been denied the reason being that it was on the list of exclusions in the policy, I said I would like to appeal, who do I need to talk to - name and direct #, she would not provide me with that. I requested a copy of the policy since the exclusions was read to my husband when he filed the claim. She assured me that I would receive the policy by end of that day (05/15/19). The same day we got an email to call them - they told my husband the same reason for denial - the issue is on the list of exclusions. I responded to the email requesting everything in writing (we had a previous claim denied and we received an email stating the that with a reason), so I wanted something in writing. From 05/15 until 06/03 of 2019, I sent in 2 more email requests for copy of policy - no response from the company. Background: September 2018, I purchased the PLATINUM CARE package for $669.99: A/C Cooling , Heating System, Water Heater, Electrical System, Ductwork, Refrigerator, Plumbing system, Plumbing Stoppage, Microwave Oven (Built In), Stove/Oven, Clothes Washer, Clothes Dryer, , Garage Door Opener, Garbage Disposal, Dishwasher, Cooktop, Ceiling. Additional Options Selected : Roof Leak , Pool, Spa , 2nd AC unit . The additional options was added over the phone with a Sales Manager named Belinda, she asked if my spa was in ground or above ground, she did not ask about the pool or offer additional pool coverage. On 06/04 James W contacted me after I filled a complaint with BBB to let me know that since my problem is with a salt water pool and I never disclosed this on the policy, my policy does not cover salt water pool, BUT for only $69.99 I can add it to my coverage. Until the day that I talked to Mr. W, no one told me I needed additional coverage for a salt water pool or that my claim was denied because it was a salt water pool. Between my husband and I, we've talked to Select over a dozen times in the last month and a half and no mention on lack of coverage. As you can see from the coverage above that I've pasted from invoice, I have pool coverage. Mr. W's response to the BBB was that I didn't disclosed the salt water pool, therefore I had no coverage. But for only $69.99 I can add it. Interesting interactions: 1 - Sales Manager (Belinda) who took the sale didn't ask about pool system to try to up sale the additional coverage; but she remembered to ask about the spa(in/above ground). I am fairly certain they work on commission, so up selling would make sense. 2 - Underwriting didn't inquire when they wrote the policy 3 - Claim didn't know about it to tell me I did not have salt water pool coverage - assigned a claim #, assigned a pool company, talked to the pool person. 4 - Claim did not send an email that my claim got denied, like on my previous claim. Even after I requested everything be done in writing, because we were read the exclusions on our initial call to file the claim on 04/25 - conflicting information. 5- Requested policy to pinpoint the exclusions list that Claim rep stated the reason my claim got denied was that it was on this list - no response - made 3 requests. If I was initial told on 04/25 when I called to file the claim that I needed a salt water pool coverage then we would not have wasted all this time and energy. The company will try to find any loop hole to not pay for claim that is covered (in this case up to $400 for an estimated $1500 repair). It is like telling me, your pool coverage is for up to 5,000 gallons of water, but you have 10,000 gallons pool, it requires extra coverage. Or you didn't disclosed you had a front loading clothes washing machine, you only had coverage for a top loading one. Loop holes after loop holes. DO NOT BUY - STAY AWAY - FIND ANOTHER COMPANY!!
