Hubzu is an online real estate company that specializes in setting up prospective homeowners with a potential property. Hubzu was originally known as GoHoming, a company that was founded in 2009. The company changed its branding in 2012. Hubzu works much like eBay or other online auctioning sites. Buyers sign up for a free Hubzu account and get free access to many different online listings from coast-to-coast. 

Hubzu has a very transparent process for bidding. A buyer can place a bid on the home and see what the highest bidder is currently offering. Also, the buyer can make an outright offer on a home using Hubzu's website. If you "win" an auction, the buyer and seller can set a closing date, draft an agreement, and provide the down payment and earnest money deposit, proof of financial ability to pay for the home if paying cash, or copy of the loan agreement from the loan servicer. Afterwards, the buyer can arrange a move-in date after funds for the home have been procured. 

Hubzu primarily has foreclosed properties, or bank-owned homes, on its website. Hubzu also finds townhouses, condominiums, and single-family dwellings available from short sale situations and independent sellers.

FAQ Section

Hubzu has an extensive FAQ section on its website that answers common questions people have who are new to buying a home online for the first time. The FAQ page includes essential information about the company itself, registration questions, finance concerns, bid and auction details, as well as short sales and foreclosure sales. When having questions with these topics or others concerning them, Hubzu provides significant details in order to better help the buyer understand the process and make a buying decision.

“How Hubzu Works”

In addition to the FAQ page, Hubzu also has a section called “How Hubzu Works” that has a step-by-step process on how to close a deal with Hubzu. It includes steps on how to find a home and arrange a tour, how to submit an offer/bid, how to go about signing the contract, and how to finalize and close the deal. Hubzu explains that real estate agents can register with Hubzu and submit bids on behalf of their clients. If a sale goes through, qualified agents are paid commission on the bid amount in cooperation with the listing agent or broker. 

Auto Bid Feature

In many online auction sites in the online real estate industry, you have to "sit and watch" the auction unfold. With Hubzu, the Auto Bid feature makes it simple to automate the bidding process. The bidder can set bid limits when another bidder posts a higher bid. If you don't want to go over a certain price, you can set up a "ceiling" amount to stop the bidding process on your end once a high price has been achieved on a property. 

The bidding process is also pretty easy to follow for the seller. The seller can approve or reject a bid based upon both the closing price and the financing source. This makes Hubzu friendly for the seller who might want to take a cash bid over a mortgage loan financed bid. 

There is an additional feature that Hubzu designed to protect the integrity of the bidding process. The process of bidding a high price at the end of an auction is known as "sniping." If someone tries to "snipe" a property, Hubzu automatically adds fifteen minutes to the auction if a new bid is received. Hubzu advises clients to keep track of email alerts as a bidding process ends to ensure that they are always aware of bid updates.

Site Map

Hubzu has a Site Map that allows you to search listings for housing in all 50 states as well as individual cities within each. After clicking on the city you want, the listings display a picture and description of the house, including the current bid, the time remaining in the bid, the square footage of the house, and whether or not it is bank-owned.

The Bad

  • The "Fallout"

Photos

A drawback about Hubzu is the amount of photos that are displayed on the website. Some listings have as few as one or two photos of the exterior of the home, especially when the homes are foreclosures, and in some instances, short sales. A few previewed properties only have one or two photos provided of the exterior of the home, and interior photos often don't include pictures of the houses when furnished. It would be nice if Hubzu upped its minimum number of photos required for a listing. Other free real estate websites often feature upwards of twenty images of the exterior and interior of the home that also include furnished photos.

The Fallout

The "fallout" process with Hubzu could be a detriment to the seller. There are options available to the seller if he or she experiences fallout with the highest bidder, such as selecting the next highest bid or re-listing the property. It would be better if Hubzu had a system in place to protect the seller if his or her transaction doesn't go through with the bidder.

The Bottom Line

The sparseness of photos listed for many of the featured owners' properties, especially those in foreclosure, is disappointing. However, Hubzu does have a good offering of bank-owned properties and short sale homes across the country and the unique auto-bid feature makes the bidding experience fair for buyers. It is also good that Hubzu accepts buyers' agent involvement, which protects against unprepared or uneducated bidding, reducing fallout.

Hubzu.com Hubzu “WONDERFUL! Easiest process ever! Smooth as silk.” 7/13/17 I have never bought a home before and this whole process was easy as pie. It was a cash deal on a foreclosure. I bid on the property, it was below the reserve price, when the auction ended I had been the only bidder and I was counter-offered the "buy it now" price a few hours later. I accepted since it was a screaming deal. Everything was done through prompt, very easy to read emails and their representatives called every time a new step happened to check in. I found them very friendly, happy to answer questions, knowledgeable and respectful. Yes, they are not from this country, but business is business and they are GREAT at what they do. When I would email for clarification about anything I would get a response within MOMENTS. All of my paperwork was scanned and returned, I didn't have to go to a settlement company, I used the one they provided and everything went perfectly. All the funds I wired easily using their instructions. I was really worried from all the bad reviews but I am glad I took the chance, from my experience I would buy from them again in a heartbeat. My closing was 24 days from auction win, I had everything ready to go and so did they so we bumped it up a day from 25. I love Hubzu and when I am ready to buy again I would have no hesitation perusing their inventory. My experience was based on a cash transaction, so I have no experience when a lender is involved and I never attempted to contact them by phone since their initiative through calling me/emailing me never gave me cause.

Let me first state that I am not affiliated with hubzu in anyway and have never used online auctions until this transaction. My wife and I just had the pleasure of going through the hubzu process. We were very concerned from the start after reading all of the reviews posted out there. However, from start to finish everyone we came in contact with was very helpful and professional. They addressed our concerns and assured us we had nothing to worry about. The transaction went smoother then we could ever imagine and not only did we close on time, we closed two days early. My experience as a Realtor using Hubzu to help my clients buy property has always been a good experience. They are clear with the instructions on how the process works . The Buyer Premium charged on top of the sale is clear so buyers know what to expect with costs. I do wish it was a lower percentage though. Customer Care is very courteous, knowledgeable and prompt with replies to questions and have been very helpful whenever I need them and they even follow up with more information later to be sure I get all the information I need. Good company! :)

We had a great experience with Hubzu & Premium Title. We were very concerned after seeing other reviews, but everything went fast & a smooth closing too. A big plus for us was that we were familiar with the foreclosed Condo & we knew the Bank completed the foreclosure process, so we didn't expect any title issues. Also, it was a cash deal with no contingencies. Premium Title recorded the Deed within 2 days of the Closing, yes I checked. That's amazing considering the local title companies take weeks here to file the Deed with the County. Good Luck.

Hubzu is a waste of time. First and foremost, bidding means absolutely nothing. Even if you are the highest bidder, they can pick someone else so don't keep bidding on a house. Also, hubzu will bjd against you just to raise the bid. It also takes forever to get any reply. Try to call Hubzu and see how much information you get. We were the highest bidder. We got a call after 3 weeks saying they had a lower all cash offer. They asked if we wanted a "back up offer" which we declined. Literally in less then 48 hours, the house went back up for auction. Hubzu also has outrageous "fees". Save yourself a headache and bypass anything that uses Hubzu.

Horrible experience. Save yourself the hassle, heartbreak and stress. I wasn't a buyer, I was the real estate agent for the buyer and never once was able to speak with the listing agent. I submitted multiple requests for a return call; hubzu apologized, but was not able to get me in contact with agent or broker. Hubzu handles everything regarding transaction, and they are all robotic. We asked for 2 week extension on close date, for the mortgage, they're response was "the seller expects to close on... (original date)". Deal fell through, client still waiting for deposit return., which they insisted be wired to them, but will not wire back.

I've 'won' multiple properties on Hubzu here in Tucson, AZ, only to have them relist the property in a day or two. They keep the right to refuse best offers even when they are above the reserve price. How crazy is that?! They are terrible to work with and their customer service is horrible. On the last REO property that I 'won' I left two voicemails on the list agent's, James S, phone. I knew there was a good chance they'd just relist the property in a day or two and so I wanted to tell him to talk to the foreclosing lender to get the sale pushed through. This was for a home without a front entrance, as the owner had barricaded himself inside by enclosing the entrance and garage entry. S, or course, did not call me back that day or the next. I finally got a generic email saying the hold on my credit card was being reversed...that's how they say even though you were the highest bidder we're still not going to sell you (in cash) a distressed property situated directly on a busy street with the owner, his kids, and his disabled parents holed up inside (who I'd have to evict somehow..easier said than done considering the sad situation). Thanks so much, Hubzu, for wasting my time yet again!

This online auction site is completely bogus. I've bid in several auctions only to be out bid and then two weeks later the same property is re listed on the Hubzu site. Obviously it was a fake bidder trying to drive up the price. I'm actually under contract on a house now that I was out bid on through the Hubzu site. I bid to $62,000 and was out bid. A month later I see the property listed on the local real estate listings. I purchased it there for $49,000 and am waiting to close. The guy I got it from got the property for $25,000!!!! So how could I have bid to $62,000 and the guy actually got it for $25,000? My lawyer has the sales contracts from the seller including all The price info. Hubzu is a scam

Because many bidders may have experience with traditional auction formats, a Hubzu bidder may think they have won the right to purchase the property because they have the highest bid. If an auction ends without the reserve price being met, and no selected bidder is declared a winner, then the seller reserves the right to accept a lower bid, negotiate with a bidder, or propose new terms to the bidders. I liked the website and the process seemed straightforward. Bid on a house, reserve was not met. Our max bid was way higher than current bid (with auto-bid turned on). Auction ended with no other bidders, reserve not met. Seller did not even try to contact us, Hubzu relisted property for auction at $10K less than previous opening price...what sense does this make, no negotiation, no notice to seller of higher bid potential, no last chance bid to potential buyer, nothing! Just total disregard for current bids and relist the property. Not a great way to conduct business, IMO.

imagine if you are a winner. contract trow out on web ask you to sign, happy, right? wrong! they don't provide entrance key or lock code for you. how can you enter the property? how inspector can do his job? how township worker can access the property to check, then give you the co, cco etc.? all Hubzu does is to pushing you to sign. closing in 2 weeks. hey, township request to inform them minimum 1 month before issuing a temporally cco. with out tcco, can't closing, you know that. so how possible to get it done in 2 weeks? Hubzu, hope you know the local law better where / who you deal with in business. you can't be over the law. to push people to act on your demand (to sign contract) or they lost that $1000 deposit winning bid. feeling like Hubzu just posting a fake info on web to get your bidding fees. should i use your document to open a case in family court to get my deposit back. you didn't do you work!

it's a shame the rating starts out with one star, they deserve less than that. I was the high bidder on a property in the zip code 40601, with about 3 hours left in the bidding process it automatically changed to 15 hours left. Now the auction would be finalized about 5 a.m., so I set my alarm to be prepared for the final minutes. Magically, they decided to finalize the bidding process with the normal time. I missed out on my property, they missed out on my true final number for no reason. Contacted customer service they could not explain how / why the website changed the time but yet finalized the deal. Idiots, will never use this process again. The big loser here, is the seller who has no idea that this pathetic site can't get it right.

It was easy to schedule an appointment with Hubzu. Although I could not initially contact the listing agent of the property, I was able to schedule immediately with a representative of the company.

On there website the auctions rule is made for them. You think you can win the bidding easily fairly is never true. They will extend 15 min after you win the bid to allow more competition happen to maximum there interest. And after you won the bid, they will still play trick on you. I complete there request of updating information and summit it. It ended up they never received and asking you to : Hi xxxxxxx We're sorry you were unable to enter the contact details required to process your offer Please note that the seller will no longer consider your offer. The seller is considering other offers and may decide to relist the property. If you are still interested in this property, click here to place a backup offer. Think about it. You won the bid and updated the info and they still want you to place a backup offer. What idea is that?

If you're prepared to pay all cash for a house that is as is, you might get through the closing. Everything is handled through India, so be prepared for a lot of apologies but no results. At the closing you will find that there are a whole bunch of sewer and water and utility charges that are still unpaid on the day of closing. I had an attorney handle the closing, and they refuse to pay these outstanding charges at the closing, but send you assurances that they are being paid. They never pay. They give you excuse upon excuse, and you can't have your water turned on until they do, so I had to pay them myself to get water. After 3 months my house went into tax sale for the $800 in sewer charges. I spoke with 4 different agents in India and finally got one on the phone who told me the following: "Presently the preservation team has confirmed that the payment is already processed and our post closing team is waiting for the proof of payment. We will try our best to get this issue resolved on priority." What the hell does that mean after 3 months??? What is a preservation team? As I told them, if my issue was not resolved immediately, I was reporting them to the Department of Banking, who controls real estate transactions. This company should be investigated.

While registering I noticed they wanted my social security number and date of birth. I was interested in bidding on a property but uncomfortable providing that information up front. That typically comes once you submit an offer. Anyway, I logged on to their chat when some crazy names came up and awkward usage of speech when chatting. I explained concerns and over and over it was replied that this is authentication. If they have nothing to match it to how are they authenticating anything? I think they don't need that information to simply register for an account. I personally am concerned with id theft so I decided against the service.

We were in escrow on a House within a gated community which has an HOA. after a month in escrow, the seller was trying to force us to close even though the seller's escrow had not delivered the HOA docs for buyers review, including the HOA demand. after another week of complaining, the Seller's rep said that this was taking too long and we needed to close with or with out the HOA docs. lol, the escrow company can't even create an estimated closing statement without the HOA info. After another couple days of back and forth emails, the seller unilaterally canceled our deal. My buyer was devastated.

Hubzu is a joke!!! We found a house that we absolutely wanted with every thing we had!! We weren't looking to do house flipping, etc. So we knew we'd take the chance and bid on the house(8290 n pine haven point crystal river fl) the first bid we were the only bidder, and the seller declined the offer. Let me say i KNOW what amount they foreclosed on this house!! So okay no problem we'll bid again, we 2nd time we bid and had 1 other bidder, and we won the bid at the highest amount we could possible pay, and the highest amount our bank told us it was worth. So then they declined the bid, so upset we looked and was going to bid again and long an behold they relisted it FOR THE HIGHEST BID WE WON AUCTION AT!!!!! so not only are they a scam but this is crazy!!!!!!!!!!!!!!! DO NOT BID ON THIS HOUSE AT THE AMOUNT THEY ARE WANTING IT IS NOT WORTH IT, AND HUBZU IS A JOKE!!!!!!!!!!

We have been bidding on a house. Yesterday we watched the time expire and someone placed a bid after it went to theoretically past the 0 mark and Hubzu accepted the bid and added additional time to the bid. That is not cool when it is a live bid. Although the time extension is noted, that is a crappy deal for a bidder. I am also curious, as I couldn't get an answer from Hubzu, if the lender is bidding too and hence is driving the price.

You bid, you are the highest bidder and then there is another auction after it is over with all the bidders to submit their final and best offer. Why compete in the first one? It is just to get your name in the hat. If there are any bids in the last 15 minutes, the clock adds 15 new minutes. Why? I am not sure since every bidder gets a chance to put in final and best when the clock does run out. Hubzu is a bidding site for homes, not an auction site. Then after you do finall go under contract the title and closing company operate In a shady manner often times not able to close in time and missing the correct paperwork. Tread lightly when using their site. There are many others that are better and US based.

Hubzu is a horrible company first they had me sign a 40 page contract didn't even have time to read it because it had to be signed ASAP or else I would lose the property and then on top of that there is a buyer fee in my case $1620. and a tech fee $299. I thought fine the property still isn't too bad of a price $37,919. but then came the real fun they don't have an abstract for the property and guess who has to pay for that to be remade the buyer so another $900. out of my pocket and I also have to pay for the continuation .... and while i'm waiting to close on the property they send out some people to clean it up and these losers start tearing down parts of the chain link fence .... Every email I get from this company is always IMMEDIATE ACTION REQUIRED and if you call them it's hard to understand them that is if they will pick up the phone ...... I will run the other way if I see a property that says HUBZU

Terrible company. Home was listed in wrong MLS to begin with. Showed under contract for a long time.....now auction is open again. The listing agent couldn't tell us basic information on property. Number of rooms is listed wrong. This company is charging a 4% premium charge in any winning bid, plus 299$ electronic fee. This is a tangled mess of companies and businesses, outsourced to India.. We were so hopeful about our dream farmhouse on 10 acres for our family, only to find out that this is a scam!!!!! The only thing they appear to be consistent on, is contacting you immediately to collect earnest money! So disappointed!

We bid on a house in Alamogordo, NM back in Feb of this year. We won the bid and met the reserve. Hubzu called us right away and wanted the earnest money of $23,000 within 48 hours. I read through the fine print of the terms of agreement of the contract and there was a clause that stated "no inspection" clause. We could not reach anyone at any of the contact numbers to tell us if that meant we could not have an inspection done of the house and even though we left messages, nobody called us back. I got a hold of the realtor who bid for us at auction and had to ask over and over to answer my direct question of "do we get our earnest money back if there are major problems found on the inspection". He finally answered and stated an inspection is not allowed at all and that we would lose our earnest money if we did not follow through with buying the house. When I told him that he told me that we could get our earnest money back under such circumstances prior to bidding, he stated "I mistakenly told you the wrong information". We have watched since and this same house has been "under contract" many times and then will go back to auction. I have a hunch that this auction house is only out to take one person's earnest money after another, knowing the house will not pass an inspection for a loan. With earnest money of $23,000 every couple months, they never have to sell the house and can continue to scam people. My advice for dealing with this company is not give any earnest money until they allow a home inspection. We asked if the inspection clause could be changed to sate "yes" so that we could get our $23,000 earnest money back if there were major structural problems of the house found upon inspection. They told us no and right as soon as won the bid, we were getting called asking us to send a cashier's check for the $23,000 earnest money. However, all the phone calls and messages we left went unanswered. I would bet money this company has been scamming people out of their earnest money only to put the house up for auction again each time. This scam is on the level of what schemes get exposed on the TV show "American greed". It should be illegal and categorized as white collar crime.

I've just finished filing a complaint with the BBB and emailed Contact 6 in Milwaukee hoping one or the other or both will help. Now time to hit FB and hopefully (with your help) get this moving far, wide and fast. I want others to *not* experience the same raw deal we got and maybe just MAYBE the truth being shared will cause the company to have a change of heart and do the right thing ... ok, so a girl can hope! NOTE: This will be very long, PLEASE please bear with me. It's unbelievably important not only to us but other consumers as well. I don't know how this company is growing with how they do things but it is (yes, in our WTTN area, too!). Mine isn't the only complaint, I've found numerous others in my research. On 11/9/2015 we participated in an online house auction. We already knew before we got involved, NOT the best way to buy a house but because it didn't cost a dime to bid and it was the ONLY way to get this house we want so bad that after some research we decided to give the company the benefit of the doubt and gave it a try. After all, people will complain loudly online but happy customers share a lot less than angry disgruntled people. I found 21 complaints filed against them at the BBB and for a nationwide organization I figured not bad odds. Additionally each of the BBB results showed HUBZU fixed the problem in short order in the complainant's favor. This all gave me a tiny bit less to be skeptical about. I had already located the actual seller which wasn't easy. It's Ocwen who *just happens* to be just one cog in the wheel of a multi-company conglomerate one owned by the other and the other and on and on. There were enough companies owning one another & working together to make your head spin which refueled my skepticism. Altisource, HUBZU, Ocwen + several more are all in cahoots together. RED FLAG! I watched the auction from my computer while our Realtor did the bidding from her office about a mile away and we chatted on the phone off & on during the bidding war which was between us and one other bidder (or an employee or computer @ HUBZU - we don't know for sure). We both noticed early in the game that the timers on our two screens were different, with hers being about a minute or so ahead of mine. RED FLAG! A few moments after our Realtor placed a bid the bidding timers on both our computers hit zero's and the screen automatically changed to display a new message that went something like this: "The AUCTION IS CLOSED, all bids are being processed and sent to the seller ... blah blah blah." Our Realtor got an almost immediate notification email containing the same basic message and our individual screens showed her latest bid for us was the one that triggered this. My thought was "This is too easy." I was not jumping for joy for winning but instead was skeptical and shortly found out I had good reason to be. A few moments later another higher bid displayed on the screen and the bidding timer was reactivated. What happened to our CLOSED AUCTION we both wondered? Neither of us having participated in an online *house* auction before we both were scratching our heads. Now you all might say that it's the different times on different computers meaning the other bidder's screen didn't show closed likely because his/her timer was behind ours. Thought about that but something bugged me so I contacted a non-involved, objective bystander website hosting company and spoke directly w/their techs. I did not tell them we were involved in this, did not name *anyone* as participants, didn't even say it was a *house* auction. I wanted an unbiased answer so I laid it out strictly as to what had happened and then asked about the bidding timers which I was questioning. They assured me I was right and that when it comes to auctions the bidding timers display *from the auction company's servers* and ALL timers on ALL their servers SHOULD be properly synchronized for each auction so each bidder sees the same screen at the same time ... no matter how many bidders there are. Interesting, works like eBay, right? But I've never had a problem with eBay timers. We continued to bid as we were willing to go higher and thought maybe just maybe the other bidder would drop out before we hit our max bid. Didn't happen, we had to drop out, they obviously have more money than we do. I stewed about this for awhile wondering what to do. The house *should* have been awarded to us ... we placed the bid that initially closed the auction! Later that day I got onto the HUBZU online chat, explained the problem and was assured the proper people would be notified so this could be investigated. Two days later I was on the phone with the investigator of my complaint. Very nice man (yeah, ok, so he's got to be) he asked some questions, I answered them honestly. His last question was "What do you want to come out of this?" I told him we want the house awarded to us @ the bid that closed the auction initially. We already knew we'd not hit the reserve bid that there would likely be a counter-offer from the seller and we were OK with that. But we weren't OK with the fact that we'd been cheated out of the opportunity to see this through because the CLOSED auction had been allowed to be re-opened by the other person's bid causing us to eventually have to drop out. ALL bids should have been prevented when the screen showed AUCTION CLOSED. He said he'd have to gather more info and would get back to us in a day or two. This morning our investigator called to advise us that Altisource / HUBZU would NOT honor our bid or our request. They will NOT honor the initial CLOSED AUCTION - the house will remain with the other bidder. It doesn't matter to them that their timers weren't synchronized, it doesn't matter that what they're doing is unethical ... it boils down to greed and that in their eyes WE dropped out after the auction re-opened so basically they're saying it's our own fault. If we wanted the house we should have bid higher than the other guy. REALLY???? The reserve bid was met approximately $8,000 BELOW our highest bid so the RESERVE WAS MET but they're greedy! We've been looking for a house for THREE YEARS! We recently lost the first one we fell in love with after all that time due to the sellers having accepted another offer just one day after we put ours in. Now we wind up in this mess. We really want this house (provided all inspections pass muster!)!!! To any of you looking for a house - BUYER BEWARE OF HUBZU!

Hubzu claims that sellers have no knowledge of property condition. This is false and we verified it, unfortunately, after our purchase of a property on hubzu. Deutchebank was the seller and definitely had knowledge of some county issues. Their communication with the county was recorded on the county record. In short, we lost a large amount of money because of hubzu's deliberate concealment of defects. Being that a photographer had been to the property, and defects were present, then clearly they are avoiding the publication of these. Additionally, I have toured some other properties listed on hubzu and all were in horrible shape. The photos for each of these properties made everything look fine.in short hubzu appears to exist to allow sellers to market defective properties on an as is basis to unsuspecting purchasers. Please save yourself the loss and avoid hubzu like the plague. Someone is eventually going to get physically hurt in one of these properties, the defects are that severe.

Although I was the highest bidder, I never won the property because they actually wanted $23,700 more than the winning bid. If they really wanted that much more money they should have added and disclosure. I never received a message from a human instead, I received an email saying that my back up bid was lower than the sellers limit. If that was the case, they should have notified me in person and maybe we could have negotiated a deal. This is the second time the property has gone up for auction. I guess they do not care to move their properties.

I am a broker and HUBZU charges a bid fee in order to bid but they do not tell you is that they will not negotiate the contract and there are no changes to the contract allowed and the contract is very one sided to the seller. They will not prorate what is typically done, they will not pay anything towards closing and they disclaim a lot. They only state they will issue a deed but do not state a warranty deed. This list just goes on and on and on. This is as bad as I have EVER seen and I have been at this for over 20 years. This is a very deceptive process at best.

One time even put in a back up offer after the bidding process was over for the amount they give you, which is about over 100k then what the last bid was. And still... no luck. Not sure if they are just getting paid for clicks on to their site & if anyone legitimately is successful. I can not seem to get any real answers not even from the listing agent.

Do not bother making a bid on a home via HUBZU, save your time and energy. Hubzu is owned by Altisource which is based out of the US in Luxembourg. Altisource will keep your earnest money and find anyway necessary to state you breached your agreement with them. From the experience of a buyer, no one can get a hold of anyone at Altisource not even the listing agent they hire.
