We purchased our home through Long & Foster in 2017. Our realtor explained the advantages of adding additional coverage to our new home using a home warrant policy. We got all new appliances in the house, including an HVAC system and while we haven't needed to use the policy, its good to know that if something happens to our hot water tank or the refrigerator, stove, or plumping, we got coverage that will help offset the repair costs.

I moved into my new place with and had a combo wall oven/microwave that wasn't working (it did during the home inspection). Ultimately, they replaced it making the warranty worthwhile. However, it took many days and dozens of phone calls to finally get a resolution. While I got my value out of the warranty, I spent was way too many hours. Hint, the call center has no authority to do anything but get you a service tech to look at your issue. ASK for the Long & Foster managers for the next level decision. They won't automatically get them for you.

We had two separate HVAC issues that could have been covered by the same service person, but we requested them separately (within a day of each other) so they scheduled two separate people and charged us a $200 deductible for each. Ok, our mistake. But after the first service person came and went, and could do nothing for our central HVAC system, I called BEFORE the second service person came to look at a wall unit that services an addition to the home. I specifically asked if the wall unit was covered because I did not want to pay a second $200 deductible for a second HVAC service person if it wasn't. The person on the phone told me it should be covered. Maybe the word "should" should have been my red flag, but the second service person came and went, suggested a repair, and Long & Foster denied the claim, saying they don't cover wall units when there is a central unit in the home. Except the central unit DOES NOT service this addition to the home. So we've now paid $500 for the warranty, and TWO $200 deductibles and gotten nothing. And they literally don't care.

What a waste of money, but even more so what a waste of time! Day 8 of no hot water and we are being told to wait - it's in the authorization department and no one can tell you anything about what they do. I do know that they screwed up our product number and that caused a delay in our resolution (some time before Christmas maybe). Most of their customer service department is rude. Their service reps gave us attitude for calling to complain about the lack of progress / communication. After 2 hours on the phone today alone, we have gotten nowhere. The technician they forced us to use was a joke. They were an hour late, took our deductible, and fixed the problem for less than 24 hours and then avoided our calls when it broke again. When my husband finally got him on the phone he told us that he did all that he could do.

I absolutely cannot believe the absolutely horrible service Long & Foster allows their "home warranty" arm to convey. I had a plumbing issue that required the plumber to cut into my drywall. I asked if they would also repair this but they did not. I then called THREE separate times to confirm I would be reimbursed for having this hole patched and painted. I had THREE separate people who answered the phone confirm this would be reimbursed up to $1,000 and that there were no other restrictions. I confirmed it did not matter what vendor I used, what paint I used, etc. Now that I have actually gotten someone to do this work and paid them I am being told paint is not covered at all. Either train your people to know what they are talking about or honor what they have said!

I wish I could rate this zero stars, but unfortunately, its not an option. I am writing this morning to express my EXTREME disappointment with the service experience that I have had thus far with your organization. I purchased a home warranty though Long & Foster, with my local real estate agent nearly a year ago, thinking that this would be a good thing as a single mother with child without being handy myself. July 1, 2019 I contacted the home warranty program to initiate a claim for my air conditioner. The service provider contacted my quickly and came to my home to evaluate the problem and fixed it, but only temporarily. He collected my $200 deductible and asked that I contact him if the unit stopped working again. Guess what?! It stopped working a few days later, so I called him the following Saturday (July 6) he came back Sunday (July 7) to evaluate the system and said he needed a part to do the repair, and that he would place the order the next day, Monday (July 8). When I followed up with him on Thursday (July 11) he stated that he was waiting for the warranty people to approve the request. When I called you all, you stated that he had not submitted any requests for parts. Nearly a week later, and no part had been ordered!!! UNACCEPTABLE. Meanwhile, temps are reaching heat indexes over 100 degrees -- inside my home, 86, sticky, hot degrees! UNACCEPTABLE. The latest estimate of the part arrival is tomorrow July 20, but it is unknown whether the part will be shipped to the service provider (who appears quite unprofessional and, in my opinion is not a good representation for your organization), or directly to you. Which may mean that the needed equipment and repair could be several more days before my unit is attended to, with temps reaching close 100 degrees for 2 consecutive weeks. Again, UNACCEPTABLE. I've been in touch with your customer service department to discuss the status, multiple times, as you can see from my file and recorded conversations. And while your service reps have been helpful, and pleasant, they have not been able to expedite the service, or allow me to speak to a supervisor, upon multiple requests. In fact, in two instances, including one last evening, my calls appeared to be "dropped". I believe that I have been extremely patient. Have asked for alternative accommodations while the problem can be addressed, and have been denied. I can't express to you how very frustrated, hot (literally) and disappointed I am with this service experience. I respectfully ask that you refund $719 ($519 annual warranty + $200 deductible) to me immediately since it appears that I have received nothing but frustration from your organization, or rectify this problem immediately, today would be perfect. I will be sure to tell others to think carefully before signing up for your service, and would be happy to write a google or other review to warn others.

This warranty doesn't even rate 1 star. This has been the worst experience and waste of time and money. My A/C went out 5/7/19. The warranty representatives were friendly, but that is the 'only' positive to be said. On 5/10/19, the technician replaced a part, and the unit started to work. I paid a $200 deductible which he mentioned being the highest that he has seen. It worked for a couple of weeks but stopped again. The 2nd service call was on 5/24/19 in which another part was replaced. The unit began to work. On 6/16/19, the A/C stopped again. On 6/18/19, a 3rd service call timeframe of 1-3 but didn't show until 5:45pm (another day taken off of work), the technician said there was no refrigerant but didn't have the tools to test for a leak, so they needed to come back out. Since their office was closed, I needed to call to make another appointment. I called the next morning and was told they would fit me in the next day. On 6/20/19, they arrived and said the refrigerant was full; he must have connected his tools wrong when checking it. The unit needed a compressor which would be another 5-6 business days. I live in the DC beltway - nothing should take that long to arrive. I contacted the warranty company for assistance as my daughter has breathing issues and was told it would be expedited. I contacted the company on 6/27/19 but was told the part hadn't arrived but should be there the next day; however, they couldn't make an appointment for installation until the part was in hand. On 7/1/19, I contacted the company and was told the part was in but needed to be picked up, but they couldn't fit me in until Friday, 7/5/19. After speaking to the owner, I am now scheduled for service tomorrow; however, I'm not holding my breath. During this time, I have contacted the warranty company and asked to speak to a supervisor but was told they were busy with other customers. However, they did make sure that I knew that I needed to pay another $125 for the next service call, because taking out the old compressor wasn't covered. I requested a supervisor to return my call but have yet to hear back. As of today 7/3/19, the A/C is still broken - 17 days without A/C with 90 temperatures. It is currently 88 degrees in my room, and that's thanks to the help of a portable A/C that I had to get without help from this company. I've had several neighbors replace their units in my same building within a couple of days - that is on their own without a warranty. It should not take months to make a claim right. Selling these warranties should be illegal. Realtors need to stop promoting these worthless warranties. Hope this helps someone else from making the mistake of purchasing a warranty - don't waste your money.

First time home owner and by far the worst experience dealing with Long and Foster. When we first bought our home, one of the stipulations was that the seller would have to cover home warranty for the first year. Never have I ever heard of any type of deductible increasing each time they send a contractor out to our to fix our A/C unit that was never fixed/corrected in the first place! We tried to get ahead of the game in which we put in our first claim 2 months ago when the weather wasn’t as hot at the time (March 2019) before the summer heat arrived. First contractor came out, paid our deductible in full. Two weeks later, we had to follow up with Long and Foster to see what the status was regarding our A/C only to find out that the first contractor claimed he couldn’t complete the job in which we were never notified! So they sent another contractor out to our home. They didn’t even spend not even 5 mins at our place and were quickly able to determine that our furnace (inside unit) had to be replaced. Put in our second claim for the same issue and increase our previous deductible by 3 times what we paid initially. Spoke with our case worker with Long and Foster and expressed my concerns about the second contractor and wanted a second opinion. She basically brushed it off and went ahead on ordered for our furnace to be replaced. A week and a half later, the new furnace was installed...guess what!? Problem still persists and blowing out hot air. The temp reads 88 degrees in our house while it’s 82 degrees outside! Several days later, same contractor came out to add freon to our outside unit. Only to my surprise, four days later, A/C unit begin blowing hot air again... This is now our third time putting a claim for the same issue which was never correct and low and behold, was given yet another deductible increase of $358! It’s been more than two months now of being uncomfortable and dreading even to come home to a hot and muggy house. Can’t even sleep at night when it’s still 88 degrees inside our home! We have four kids in our home; 2, 4, 8, and 16yo boys and that’s what’s really getting to me!!!! I’m surprised that this company is still in business and needs to be shut down for good with all the BS us consumers have to go through dealing with these scammers! Stay away from Long and Foster home warranty service! Like mentioned in the reviews above they are scammers and will bleed your pockets dry and never make it a point to get the job done correctly the first and or second time around! We will not continue our home warranty with Long and Foster once it comes time to renew!!!! To say that Long and Foster is the worst company to deal with is definitely an understatement!!!!

We currently have their warranty and it is the biggest scam I’ve ever experienced. This is the 2nd claim we have tried to get covered, first was a a floor drain issue in our basement and it was never resolved so we paid a deductible to them and had to fix it ourself anyway. Now we have had a broken water heater for 4 days and they assigned us the the same plumbers that stood us up the first time. It’s been 4 days of back and forth and we took off work to wait around for techs that never show up. Still no hot water, still no resolution and it feels like they just want us to give up so they don’t have to do their job. There are countless local plumbers they could call but instead they assign us plumbers 50-100 miles away that don’t show up or answer their phones and tell you their vans breakdown when they said they were a few minutes away 2 hours ago. Do not waste your money. Go with a reliable company not Long and Foster. Please do not make the same mistake we did. They do not care about you, your home or your family.

I wanted to give them a chance because people are only going to come on to write bad but twice they have screwed me and they could not care less. The first time I called them, my a/c was freezing up on the outside. They sent a company out next day. He said he needed to order the part and the warranty would cover it. Once he received the part he sat on it and refused to answer my call. It was easy for him to collect the $100 deductible but he did not want to do the work. I called Long & Foster everyday for them to help with their contractor, but for two weeks they claimed there was a process and they couldn't do anything. Eventually I had to tell them to reassign my claim to a new company. Then the service person said I could not do that even though I had been told the day before I could. I had to complain for a supervisor to get it fixed. 4 months later I call back because I have a leak in my sink. They send out a team and they seem fine. I get a call next day from the warranty company that my claim is not covered , because they don't cover sinks. I am not mad so much that it was denied, but that I wasted $100 dollars when they could have just said we don't cover sinks. Ask to speak to a supervisor and get told they will have to call me back. I am sure I will not be receiving a call. This company is terrible. I will not be renewing when my contract is up and I will make sure to tell everyone I know not to use them.

Absolute worst! A part needed to be replaced in my furnace. Something that should have been resolved within a week. The part was never ordered and after two weeks of waiting the service provider called me to see if I knew anything from the warranty company! Upon calling they said that there was an order that was canceled but the service provider may have gotten the part themselves and was waiting for it to be approved. This was not true. I believe the service provider then had to call them to get them to in fact actually order the part at which point I was told it would only be another day or two. It was not. I called the warranty company again to find out what was going on. I was then told it would be another 5 days before the part even came in. It is November and getting very cold out, especially at night. After explaining that I have an autoimmune disease and my body struggles to regulate temperature which causes increased joint pain and discomfort for me, they simply apologized and said they would note it on the forms. It has know been 3 entire weeks. No word on the status of part and I have not been offered anything to make up for the situation. What if I had an infant! This is completely unacceptable.

There needs to be a Negative 0 rating here to choose from. This company is a SCAM and something needs to be done about their lack of fulfilling THEIR end of the contract, and the customer service.... lets just say i was foaming at the mouth by the end of the 6th phone call to these folks..... On the advise of our realtor and mortgage company when we purchased our home on Valentines Day 2018, we took their words of advise and decided to go with Long & Foster home warranty as well as home insurance which is thru AGI (thru Long & Foster) because it was the company that the whole realtor/mortgage team uses. We also decided to pay extra and get the extended warranty to cover well and septic. Our air went out in May so we had to replace the outside unit as well as the air handler. The cost to have this done was $5200.00. They only said they would pay $2800.00!! I called to make the claim, temperatures were in the 80-90s (it was cooler outside than it was inside) explained the urgency that I had 4 kids and my 85 y.o. grandmother who is in a hospital bed upstairs and can't move without help. They told me it would be a "medical emergency" and would escalate the claim. Almost a week goes by of me calling every day, being told something different by all different people who had no clue what was going on, and then to finally be told 6 days later after my first call to them "Sorry but we don't have a service provider in your area". ARE YOU KIDDING ME!!!??? Never once were we told when you took our money for the warranty and extended warranty, and we actually got a welcome pack from Long and Foster with everything that we paid for that was covered. They told us we would have to find our own provider so we did. (needless to say by day 8 we had air again. We should of been told immediately when i made the claim, no service provider, we could of had it fixed sooner) We paid the $5200 out of pocket because we had no choice. it was an emergency. Long and Foster pulled the ol' "Check is the Mail" scam. It took 6 weeks from the time i made the claim to the time we actually got the check. My husband was on the phone daily going back and forth about what they were going to pay which they did pay the full reimbursement. (again 6 weeks for a check is unacceptable in an "emergency". It gets worse...fast forward a month and a half, on a saturday, our well pump goes out, no water . (remind you we bought the extended warranty to specifically cover sewer and well.) Being told no one was in our service area, we found someone local to come out on that Monday and again paid out of pocket almost $1200.00. (2 days, no water, 85 y.o. grandma, 4 teenage kids) I was preparing meals with bottled water at this point. The plumber pulled the well pump that was 15 years old, replaced the pump, wiring, & hardware. New pump, new wiring, makes sense, why would you put 15 year old wiring on a new pump..right..??? WRONG by Long and Foster. Long and Foster now refuses to pay the claim and reimburse us because the plumber replaced the wires and says that means it was an electrical issue and our home warranty does not cover electrical!!!!! I WOULD NOT RECOMMEND THIS COMPANY IF THEY HAD A GUN TO MY HEAD. SAVE YOUR SELF THE UNNECESSARY STRESS, TIME, PHONE CALLS, AND SANITY AND FIND ANOTHER COMPANY!! We are going to cancel this home warranty with them and find a new home owners insurance company. We are worried that if something happens to our home and have to go thru their underwriter AGI that we will have nothing but issues since we still have to go thru Long and Foster. I will be reporting this company to the BBB. This company is horrible and their non sense of screwing people over any way they can is totally unacceptable on so may levels.

I wish I could make this review a 0 or negative 1. Our AC went out on July 3. It is now July 23 and we have yet to even have a technician cross our threshold to diagnose the issue. We have been assigned to 5 different no name companies that either wont answer the phone or refuse to take on the job. Customer service gives us the runaround every time we call in seeking updated status . Even trying to reach customer service to terminate the membership has given us the runaround. This is hands down the worst service EVER. Do not waste your time or money dealing with these folks. Total sham!!

Water heater broke down. The service company the warranty company provided us was absolutely terrible. They were hard to get in touch with and the technicians were not qualified. There were several issues with the replacement water heater and a pipe started leaking gas one month after replacement. We request another claim for the pipe and the service company couldn't fix the issue without the gas being turned on (which PSNC would not do due to being a hazard). Told the warranty company this and they had no answers and had no other plumbing company other than the terrible company that installed originally. In the end, there was nothing we could do but to use another plumbing service outside of the warranty (rendering the warranty useless).

My wife and I have a Long and Foster home warranty. Our home is approximately 8 years old. Our AC unit stopped working about (12) days ago, we contacted Long and Foster home warranty company the following day and as of this review our AC unit is still not working. A HVAC technician came out to fix the problem, only problem was he wasn't sure what the problem was. He Left promised that he'd be back the following morning, that was (6) days ago. It's been in the middle (90)'s for the past (2) weeks here in Virginia, these people are crooks, they won't allow you to just have someone local to just come out to fix the issue, they claim they have a couple of different companies that they use but we have yet to see nor hear from anyone else in regards to another technician to come out and fix this AC unit. These people are horrible, do not use these people, save yourself the headache!!!!!!!

This company has been an absolute disaster to work with. We have been without AC for 2.5 weeks and living in a 86 degree house since they would not provide a portable unit or put us up in a hotel. Every time I would call them, I would be told a different thing by each person and no one wanted to provide a solution to fix the problem. This is unacceptable especially since our case was supposed to be expedited as a “medical emergency” since we have 2 year old son with breathing issues which are being exacerbated by the heat. In addition to how long it is taking us to get the issue resolved, we are also having to pay $1000 out of pocket. This company deserves 0 stars. We will be switching companies.

There should be zero stars. The absolute most WORTHLESS warranty ever purchased. One week after buying my home the air conditioner died. We then went almost 2 months with no air condition with 3 weeks being in triple digits. We finally did get someone out and they took an additional 2 weeks to repair. Finally fixed but he already warned us this likely won't make it through another summer. In the meantime, our dishwasher died. In March we had someone come out who literally told me that the drain was clogged. Next day still didn't work. I was told by him that his work had a 3 month warranty and if it didn't work again he'd come out and see what else could be wrong. Voicemail box is full. Only responds to text messages and then stops responding. It's now May , and we finally got another company to come look at it. In June 2nd I called the service company who said the claim had been closed because the dishwasher part was discontinued that Long and Foster would need to give me a new dishwasher. Hooray! Waiting a week with no phone call, no email, not even a follow up in the mail. So I called today *6/11. I spent 30 minutes on the phone with "Customer Service" who could only tell me that the provider didn't file their paperwork correctly. To which I said - well my call is because I actually haven't gotten any communication from you on the status of my claim. So when will hear something. I was put on hold SEVERAL TIMES and was then told someone would need to call me back. I'm reporting to Better Business Bureau if I don't hear anything at the end of the day. Then I'm going to start emailing every email in corporate.

Had about a 6 year old GE washing machine that started banging loudly, clearly not simply due to an unbalanced load. Called warranty company. Next day visit from ABS appliance in Fairfax Virginia area. Issue of failed bearing immediately identified by technician. Also observed worn gasket which allowed drips to seep form door while running. Technician explained that repair was expensive and likely to not be approved by warranty company. Next day I followed up with call to investigate status of claim. Over 50 minutes on phone so far and about to speak to the fourth person, each time having to start from scratch to explain who I am and why I am talking to them. Bottom line, I am told the claim is denied due to "overloading and user abuse". Total scam. Now I can't even get a hold of a manager or a "member services" representative to cancel and refund the warranty which I had just renewed 2 weeks ago... What a joke.

Horrible horrible service. We had a hot water leak on a home that we just purchased in June. Notifed them of the leak on Sept . 17,2017.....they could not get a plumber out on an emergency basis on the 17th ..came on the 18th...hooked our house up to empty out the old hot water heater on the 18th and never came back that day. Can't put new hot water heater in until the 19th. Horrible service....also the hot water heater was not covered fully.....had to pay a $100.00 deductible,$125.00 to get it to code, and $150.00 more for pan and drain line. They wanted to charge another $125.00 to dispose of the old hot water heater and I said no.....In reality they don't even deserve 1 star.

This is the first, and last, time I've subscribed to Long & Foster's home warranty plan. So far I've used it twice. The first time I had an issue with a heat pump where the repair company they sent told me there was no problem. But the company that supplies oil and services my furnace, in a routine inspection, found a problem with my heat pump. The second time, which is ongoing, is a distinct problem with a pool motor (I paid extra to service the pool). I'm still waiting for an answer from a second company they referred me to. Both plumbing companies told me they didn't know why Long & Foster chose them since they didn't deal with pools. The first company ended up withdrawing, claiming they couldn't find a replacement pump (?). I'm still waiting for an answer from the second company. For as nice as the people are on the telephone, Long & Foster picks sub-standard repair companies. In my estimation their warranty is not worth it.

The customer service is horrible. No one can tell you the timeline of your repair or ordered equipment. I have been without hot water for over 7 days and this not an urgency to them. If the repairman they give you does not answer then you just have to WAIT. The charge $125 for the deductible for crappy service, horrible call center and slow returns. SKIP THIS COMPANY

Don't bother even looking here for coverage. I paid L&F when I moved into my home, but when I filed a claim, it was with HMS. Then another claim it was Sears. Really?! Maybe they sold my acct to another provider without informing me?!? Else, they're all connected to each other and that means run-around and confusing customer service. The tech under 'Sears' has expressed difficulty working with them, trying to get my oven repaired (bad review left under Sears by me too). Don't bring a Dryer part to fix an oven LOL...

If you're thinking about getting one of these, don't bother. It's a scam. You'll pay them a bunch of money up front for the privilege of paying _more_ per incident in your deductible than what the service providers actually charge. As a bonus, when a major repair/replacement is required, they'll find a way to charge you for it. It's cheaper to just pay service providers yourself when something needs to be repaired or replaced.

I believe this is a scam from Long & Foster. I was enticed into buying their service, with hope of being covered in case something goes wrong with the house. When I called them with an issue with my refrigerator, initially they sent a technician who diagnosed the issue within 15 minutes. The wrong parts were ordered, and after 10 days they offered nothing but to return and order it again. I asked for a timeline, they hung up on me. When i requested to escalate the incident, i did not get a response. I'd strong advise against this organization.

My washing machine was making a loud noise, so I called L & F Home Warranty. The first service person did not show up. Three days later the repair co. came, and said it was not going to be cost effective to repair it. After too many calls to even count, they are still telling me, "Still in research" , like so many other customers have stated. It has now been over a month. There is no excuse for them to treat their customers this way. I also filed a complaint with the BBB. I would Not recommend this co. to anyone. Very disappointed with this mess.

This the worst home warranty company ever. I literally have been waiting all summer for air conditioning units to be repaired. Customer service is terrible. They never have information when I call to follow or they don't return my calls as promised. I can never get a supervisor on the phone , they won't even give me e-mail addresses of employees. It is September 24th and to date my ac repairs still aren't completed!

Awful customer service. Do not use this company. I have been on multiple calls, hold for long periods of time, talked to MANY "customer service" representatives and still after 2 months still have no resolution to a dishwasher that does not work. They told us twice that the part we needed shipped and but it was never delivered - they were unable to track the part either time. When I asked to talk to someone about my ongoing issue and frustration I was put on hold and no one ever picked up. Again, use a different company - this warranty guarantees nothing.

Long, long, long story short - they sent several companies out to survey our appliance. After 3 months it was never fixed. We requested a reimbursement on the membership and we received it. Thanks

Sent out a plumbing company that had their BBB suspended. 1 star on Yelp. 1 star on Google. It took 2 months to get a dishwasher fixed! Company was very unprofessional, dirty, and made crude comments to my wife. After all they need to come back because they didn't secure it back correctly. I called L&F trying to get another plumber to come out. They said I'm out of luck. Absolutely terrible. I would NOT recommend this warrenty company.

Lots of hidden addendums to ensure you’re not covered.m; even when we asked to hear all optional add ons at sign up. Bottom of the barrel techs working for them - the only reason 99% of the contractors associated with HMS have work is because of the warranty; no one would hire them otherwise for their shoddy work. Not ever ever worth the money for this company. Long and Foster should be ashamed to be affiliated with HMS.

It has taken almost 2 weeks to get my refrigerator repaired! After several calls to customer service was told they needed a 3rd opinion! Finally after much frustration they agreed to replace my refrigerator but I will have to continue to wait and spend money on food and gas daily! This has already cost me more than $500 in extra food and gas expenses. This is unacceptable!

I made my first claim after our dishwasher leaked everywhere on the first use. In 3 weeks I had one service call, and a no show service call. No resolution and no assistance. The best experience I’ve had so far was canceling the warranty for a refund. Total garbage.

Buyer beware on this home warranty company. Paid on it for 6 years. When refrigerator iced up, tech came out and just replaced ice maker. Refused to diagnose defrost controller that was inoperative without another $125 service call fee.

Completely useless. Informed me after 3 weeks of waiting that I would need to pay a second deductible to cover the same claim that was fixed poorly. Any HVAC company will do a free inspection. This company maintains absolutely no accountability if they provide a poor product.

Dont get this warranty. Its worthless. They refused to pay for my sump pump because I removed it when my basement flooded. I only did that to prevent further damage. I had to get the water out. Theses guys are great at Interpreting the contract to their benefit. Trash trash trash.

Had been on hold waiting for almost an hour for customer service to answer my call (Claims Department). Problem still exist for 9 days for a non heating clothes dryer. No one on both sides repairman and the Home Warranty would update the status of the claim. The most terrible service I encountered.

Two year old LG refrigerator compressor died. Two opinions and two weeks later my claim is still in the research dept. I am a senior who is insulin dependent and cannot keep my insulin refrigerated. Does not seem like there will be a fix in the near future. STAY AWAY FROM THIS COMPANY!!

Signed up moving from Tennessee to Pennsylvania. Had a problem with the HVAC. They said it wasn’t covered as I was renting. I said they were the ones who set up my rental agreement and asked why they didn’t inform me at the time? It took a month to get my refund!

Terrible experience. Use AHS instead. Ice maker is covered but they need to "research" the part. 2 weeks later, still no repairs. Repair man even called me and said they are giving him the run around on multiple jobs.
